BOARD MESSAGE Living with wildfires The hillside had been grazed all summer to knock down the high grass. Yet once the fire began the flames flared 8 feet high and advanced quickly up the hill toward my house. The sky was black with thick smoke which created a disorienting and surreal reality reminiscent of so many famous depictions of hell. Like a half-crazed fool, I stood on the ridge next to the house with garden hose in-hand, spraying down the eves of the roof with a miniscule and insignificant stream of water. The flames were now just a few feet away, and a dread came over me because I knew that within minutes the wood house would soon be engulfed in flames. Suddenly a helicopter appeared overhead and dropped a thousand gallons of water on my head and in an instant the threatening flames were extinguished. I was never so grateful, and once the crisis was over, I found those airborne firefighters to thank them personally for saving my home. Instead, they thanked me for maintaining defensible space around the home and keeping the fuel load down! They declared it had made their job possible. Firefighters prioritize their efforts where they have the best chance of saving structures.

Fire preparation is typically boring to think about, expensive to accomplish, and maintaining defensible space doesn’t always show a visible aesthetic benefit. Yet once the sky is black with smoke suddenly what was once boring, becomes highly emotional. Somersett stretches over 2,247 acres of rolling hills and steep inclines. There are 3,450 homes and approximately 10,000 residents. While not in a forest, our community is built in grassland and desert scrub which experiences frequent high winds. Somersett has been fortunate and has not been impacted by wildfire since its beginnings 20 years ago. Still there have been fires nearby including Caughlin Ranch in 2020, recognizing that each area is unique for fire risk. A key concern identified in the Somersett community wildfire protection plan is the location of homes along ridgelines above drainage channels with heavy riparian vegetation. Another concern is locally invasive and highly flammable cheatgrass and medusahead, which add to the fuel loads. That sounds scary, so what can be done? Quite a lot! With the benefit of a $3.2 million Federal USFS Grant program, our wildfire protection efforts effectively increase by a factor of five. Somersett and Sierra Canyon will each contribute $100K per year in matching fund as a part of grant requirements. This four-year program defines and measures control efforts according to a comprehensive plan that is professionally managed to accomplish specific grant directives which will reduce the highest risks. This involves a combination of mitigation projects to thin and reduce hillside fuels growth, followed by selective application of herbicides and preemergent, and replanting to replace invasive grasses with fire-adapted native bunch grasses. Additionally, the grant provides the means to create a more fire-resilient community through homeowner engagement and community education, including updated evacuation plans. ` A thoughtful progressive approach will net the best results. We can’t clear 2,200 acres without spending $10 million, nor would that produce the best results because it would cause damaging erosion and wildlife issues. Managing risks with carefully designed plans will provide the best protection and lowest risks. When a fire comes, our main objective is to give our firefighters time to respond and save structures. We can thank them for saving our homes, and they may well thank us for helping them do their job because of our prior planning and fuels mitigation. The first effort of our fuels mitigation will likely be on the western border of Sierra Canyon, because this is one of the highest risks. That effort will clear 60 acres likely late this year,

All Somersett residents are welcome to play the Championship Country Club Course up to four times per year. Each resident may book a foursome of players at a rate of $125 per player (in-season) and $80 per player (offseason, November-March), which includes green fee, driving range usage, and golf cart. We take tee times for residents four days in advance at 775-787-1800, Ext 2.

Driving Range

Somersett residents have both complimentary & fee-based access to the Country Club Driving Range. We encourage you to take advantage of this wonderful opportunity. It is available Tuesdays through Sundays. We are CLOSED TO ALL ACTIVITY on Mondays. In-season (mid-April through October) there is no charge for residents to hit off the matted surfaces. The majority of the time this will be on the north side of the driving range, however, on rare occasions, we will be on mats on the south side and you will be welcome to utilize that side. Our service attendants will provide shuttle service or you are permitted to walk to what is the back of the driving range. We do not allow private cart access due to the one-lane path traveling back and forth. The golf balls will be staged there for you.

Men, please remember our dress code of no denim, collared golf shirts, and caps worn forward at all times. For the ladies, no denim, no spaghetti-strap tops, bare midriffs, or short shorts. to the turf tee. There is a $15/person fee that must be paid in the golf shop prior to usage. Please show your receipt to the range attendant. Access to the putting and chipping area is allowed only by paying the $15/person fee – no exceptions. Utilizing the turf tee and practice areas without paying the fee will result in lost privileges for the remainder of the current season. Juniors MUST be accompanied by an adult.

Golf Tip

Putting

As we head into winter and temperatures prevent many of us from heading out to the golf course, it is a great time to work on some easy putting fundamentals in the comfort of our homes. I recommend a few simple putting fundamentals:

Place the ball slightly left of center (right-handers), with hands centered slightly forward of the body. The putter shaft should be perpendicular to the ground. This allows the putter to catch the ball on the ascent of the putter head. Eyes over the ball OR slightly inside the ball. You might have to adjust the length you are holding the putter to accomplish this. I have found success in stabilizing my lower body by putting a little outward pressure on my knees. The lower body should remain stable with no side-to-side movement. The motion of the putter includes a connection of the chest, shoulders, arms, hands, putter grip, and putter head all working at the same tempo. Research shows the best putters adhere closely to a 2:1 tempo on all length putts. Allow the putter to swing on its natural arc. The putter is NOT designed to swing on a straight line but rather an arc, unlike a croquet mallet, which is designed to swing straight back and straight through.

Thinking of

PGA and LPGA Tour players have tempos of 62-72 beats per minute regardless of the length of putt they face, which equates to approximately .90 seconds of elapsed time. The “holy grail” of putting tempo is 2:1 as evidenced by most of your great players. This would equal .60 seconds on the backstroke and .30 seconds on the throughstroke. This highlights the acceleration through the ball. All of the putting greats do that. Simply said, two syllables back and one syllable through – AP-PLE PIE recited at the same speed no matter the length of the putt. Strive for approximately .90 seconds total time (nearly one second) at this 2:1 tempo. There are many apps and devices but if you are serious about improving, I recommend the Blast Motion Sensor for golf. It accurately measures 11 separate metrics – most importantly tempo. The Seventh Annual Neighborhood of Lights will once again light up the community in December! This mapped tour of homes decked out in holiday displays is a favorite tradition here in Somersett. Children and adults alike appreciate seeing their community sparkle with the spirit of their neighbors’ decorating efforts as they vote for their favorite displays. We hope you will consider entering your home to be entered into our contest and featured on our map of decorated homes. Categories are: • Classic: Traditional decorations • Griswold: Over-the-top fun • Young People’s Choice: Displays appealing to those under age 17 • Just Decorating: You have holiday decorations that your neighbors might enjoy, but you don’t want your display to be voted on. All addresses in this category will be entered into a raffle for a prize. • Best Street: Get together with your neighbors and enter your street in this coveted category. To qualify for this category, a minimum of 4 homes on your street must participate. It does NOT need to be every home on

Golf carts and other vehicles decked out in holiday lights and decorations will tour highlights from the Neighborhood of Lights entries, waving and spreading holiday cheer to all who come out to greet them (this will take about an hour). When the caravan returns to the Club, we will treat participants to a Holiday Party featuring adult beverages, treats, and an announcement of the Neighborhood of Lights winners.

TOUR THE DISPLAYS AND VOTE: On Fridays, Saturdays and Sundays from Dec. 1- 16, enjoy the displays with your family and friends and vote for your favorites. Canyon Nine Golf Course is a private course for the enjoyment of Somersett residents and their guests (including our sub-associations, The Village, The Vue, and Sierra Canyon). Play is free for residents; $10 for their guests. This executive par 3 walking course is the perfect choice for learning the game or a quick nine after work. No tee times are required. Play is first-come, first-served. Golf course reminders: Canyon Nine users should remember these important rules. • Players must start from Hole #1. Breaking free from society’s expectations: Jenn Pelfini’s journey of empowerment By: Robin Bolson, Communications Manager

Somersett resident Jennifer Marie Pelfini has a message for anyone who feels stuck in a job - or in life: “If you keep doing the things that other people tell you to do, you never get to be yourself.” She writes about her journey of self-discovery in a new book, “The Impact of One Voice, Volume 2 - Inspirational Stories of Passion, Purpose and Perseverance,’’ which features 15 female voices. Jenn is the only author from Reno. The book is a #1 international best-seller.

her career. She was married to Michael, they owned a home together, and they were expecting their first child. One day, Jenn walked into a meeting at work, and they told her she was being let go due to a reorganization (very common in tech companies). She was stunned. How was she going to find another job now?

After much soul-searching, Michael and Jenn decided to make a big move, and first targeted Truckee. Jenn points out that women often are categorized into a box which leads them to take jobs and do things that fit the description of how society expects them to be. “And any time we step outside of that description, we’re told ‘no, you can’t do that. That’s not you.’ And I challenge that.’’

One day she attended a virtual Pampered Chef party – it was during the Covid lockdown – and it struck her that she could work for Pampered Chef. She loved to cook and already had a cooking blog. Plus, she had a background in marketing. But she still hesitated – was this the right move? Could she be successful? Finally, she jumped in, worked hard and found that she was good at it, partly because she had the skills, but also because she had tapped into something she was passionate about. “I felt that I had value to add to people’s lives because I could help them in their kitchen,’’ she says. “I could help them cook, and I could help them with great products.” Around this time, an opening came up on Somersett’s Communications Committee. Buoyed by her success with Pampered Chef, she thought, “why don’t I volunteer and try to help them with their challenges?’’ So, she stepped up to the plate and became a valued member of the committee, serving for a year and a half.

And she’s still expanding her definition of what and who she is. Her work with Pampered Chef led to another project, as assistant editor of communications for the Diocese of Reno, she writes for the High Desert Catholic, the official news magazine for the diocese which is mailed to about 20,000 homes in Northern Nevada. Jenn tells the stories of people who have experienced hope through life experiences including marriage, pregnancy loss, and parents struggling to bring faith into their home. “It was passion,’’ she says, “It was totally passion, sharing these stories of people’s lives.” And she hopes the book resonates with readers. Its creator, Arvee Robinson, told Jenn that if her story is never told then it will never change someone’s life. “That’s what this book is about,’’ Jenn says, “the impact of one voice, those stories of those women, those 15 women, are meant to make you take a step back and realize that your story absolutely matters.’’

“The more I stepped out of that uncomfortable zone, the more confident I felt in my ability to be able to service other people,’’ she says.

While working on a story for High Desert Catholic about the ministry of music she met Nina Weaver who had just produced an album. Music and singing are another passion of Jenn’s and she had been wanting to record a song about faith written by her mom, Arlene Mary Houdek. Nina helped with the arrangement and introduced Jenn to a Reno producer who recorded the song. Stay tuned!

UNDERSTANDING THE HOLIDAYS FROM A HOMELESS PERSPECTIVE INSIGHTS FROM KARMA BOX FOUNDER BY JODY BADEN, RESIDENT OF SIERRA CANYON

I sat down recently with Karma Box founder Grant Denton to talk about the season of giving. As you may know from the previous article on how to help the homeless (in the July/August issue), Grant has a lot of personal experience with homelessness, which makes him an expert, for sure. What I thought we’d be talking about was specific needs for our homeless folks. However, we had a very different conversation. “Some folks on the street really do not like the

holidays. There are a lot of painful memories, and their feelings of isolation that come with being homeless,” Grant explained. They might feel apathetic about the holidays, trying to numb their feelings to avoid pain. Also contributing to the sadness and anxiety is the homeless person’s inability to give anything to their family at this time of year. “I felt terrible not being able to buy anything for my kids. Luckily, my grandma stepped in and bought them gifts; she put my name on them, but I still felt bad.”

So how can we really help the homeless, at the holidays or any time? Here is Grant’s advice: Do NOT do anything on the streets/parks, etc. Why? It’s difficult for helping organizations to work with people when they don’t have access to them. Instead of helping someone where they are, direct them to services that can provide sustainable help. That way, they’ll know where to find help, instead of being conditioned for help to come to them.

Homelessness is everyone’s problem. Everyone can do something. If your church or community group would like to learn more about homelessness and how you can make the most of your time, talent and resources, Grant would be happy to meet with you. Currently, he is working with Trinity Episcopal Cathedral to maximize the impact of the Sack Lunch program they sponsor for the homeless in downtown Reno. COMPARATIVE MARKET ANALYSIS SUMMARY REPORT: Residential Summary Statistics As of the end of last December the overall dollar per foot that homes are selling for was $358.00 and as of October 1 they are selling at $349.00 per foot or down by 3%. This is the first time values have not gone up for over 10 years. Keep in mind this is a macro look at the data and there are pockets of Somersett that have seen very good appreciation. The one level homes with big views are doing just fine. As of October 1 there has been 41 Del Webb homes that have sold at an average of $344.00 per foot and as of the end of last December they were selling at $373.00 or down 8% from last year. sores or wounds should not use the hot tub due to the possibility of spreading infection. 3. Do not ingest water by mouth as this can cause infection and illness. Parents are to warn children not to allow water in their mouths. 4. The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness. 5. Horseplay, splashing, swimming and diving are not permitted in the spas.

Ice: Management reserves the right to close the pool at any time due to cold temperatures causing ice on the pool deck.

Association Information: On-site office is located at The Club at Town Center. Assessment mailing address: Somersett Owners Association, P.O. Box 98263, Phoenix, AZ 85038-0263. Association Hours: Monday–Friday: 8 am to 5 pm. Offices will be closed on Veteran’s Day (Nov. 10), Thanksgiving, Black Friday, Christmas Eve, Christmas Day, and New Year’s Day.

You can check your account balance, update your contact information, and more through Somersett’s accounting portal: somersett.vmsclientonline.com How to access the portal: Your username is your account number OR your email of record. If you don’t know your password, click on the Forgot Password link and follow the prompts. If you have any questions, email soa@somersett.org and we will be happy to help you.

Compliance Information

To report a non-compliance, please email soa@somersett.org or call 775-787-4500. While we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing and could be suspended from the Club and assessed fines. The Association has a policy not to enter a property unless it is bank owned, and then only to repair front-yard landscaping.

Rules & Regulations Tips When can I put up my holiday lights?

Holiday decorations may be installed up to 10 days before a holiday and must be taken down within 10 days after the holiday, with the exception of the December holidays. December decorations may be installed beginning at Thanksgiving and must be removed by January 31.

Somersett Owners Association 2023 Meeting Schedule

Any changes to the meeting dates will be updated online on the SOA Board & Committees Meeting Calendar at www.somersett.org. Executive sessions and Aesthetic Guidelines Committee meetings are not open to residents other than those who are on the agenda. Communications, Facilities, Events, West Park Garden, Finance, and Ad Hoc CC&R committee meetings as well as meetings of the Board of Directors are open to all owners and are held at The Club at Town Center. They are also open to members via Zoom.

2023 BOARD ELECTION

NEW! Electronic Voting The 2023 Nevada Legislature passed a measure allowing for electronic voting for HOA Board elections. In August, the SOA Board authorized the use of electronic voting for the 2023 Board Election and chose Election Buddy as the third-party vendor. All owners should have received a postcard in the U.S. mail last month providing an option to “opt out” of electronic voting. The deadline to opt-out was October 18. Online Voting: Began on October 20. All members who did not opt out of electronic voting received an email with instructions for online voting which began on Oct. 20. Paper Ballots: Only members who opted out of electronic voting received a paper ballot in the U.S. mail. Members should have received them about the last week of October. Completed paper ballots may be mailed or dropped off to Somersett Owners Association, 7650 Town Square Way, Reno, NV 89523.

Ballots received after the deadline of 3 pm will not be counted. The Communications Committee will tally paper ballot votes and those votes will be added to the ones submitted by electronic ballot. Once all ballots are counted, the meeting will recess.

This is an opportunity for SOA members to get to know this year’s candidates for the two open Board positions. The Communications Committee will ask prepared questions and if the event has not exceeded the two-hour target by the end
