BOARD MESSAGE

What makes Somersett Different?

Over the last few years Somersett has forged a path forward that has brought us to the forefront of the industry and made us the envy of communities in Northern Nevada and beyond. Somersett is now recognized one of the premier places to live in Reno and is emerging as a successful model for common interest communities.

This is not to say that our amenities are the nicest or most luxurious anywhere, or that our community offerings are without equal. With enough money, there will always be places that have more. But in terms of what we do have, including the budget and level of assessments, we are highly optimized to make the very most of what Somersett has become over the last 20 years.

The result of the current trajectory has been more open channels and better communication. It has produced closer oversight and collaboration with our vendors, contractors, and partners which in turn has reduced waste and produced better results. Tighter fiscal controls have enabled Somersett to be one of the few major HOA’s to hold the line on assessments with no increases this year for our major cost centers. (1) We currently cultivate productive cooperation with our Golf and Country Club instead of pursuing incompatible goals. That has enabled a cooperative effort for the maintenance of our own C-9 Golf Course which has never looked better. In terms of our legal policies, we concentrate our legal resources on reducing liability and obtaining guidance on proper policy instead of conducting litigation, and this has reduced legal cost by 94% from past periods.(2)

Somersett was the only HOA in the nation to earn a US Forest Service Grant for wildfire management and this has added millions of dollars to our wildfire reduction efforts. (3) We are enlisting further cooperation and funding from related entities, both government and private. We are successfully working with the city on roadways and development issues which affect homeowners in Somersett.

We have realigned our emphasis around the proper use of homeowner funds and focused on the overall needs of the community as a whole. Rather than a loose interpretation and adherence to the rules and statute, we now have proper adherence and compliance which lowers our risks and enhances safety. All while “organizing and encouraging community and special events which enhance the concept and feeling of community for Somersett or promote Somersett as an attractive living environment.” This quoted directive comes directly from our CC&R document. (4)

With over 8,000 residents in Somersett across a great diversity of needs and preferences it becomes impossible to

please everyone all the time. There is a constant requirement to balance homeowner needs with the equitable offering of available resources. We have a written roadmap to guide us through the state statutes and our Governing Documents which assure consistency and dependability, and which define our community standards and homeowner rules. Still, much comes down to the judgment and the commitment of our community representatives.

We all have different needs and there is a chance that at one point or another you may become unhappy with the SOA. When that happens, let’s talk. (Let’s talk even if you are happy!) This Board wishes to consider and respect every homeowner and is adept at listening and exploring creative solutions. As we work with you, bear in mind that our efforts must be within the context of the rules of the Association, and the fiduciary duty to provide equal representation, and “best business judgment” on behalf of the Association. Sometimes you’ll need to meet us halfway. When your requests run up against contrary needs of other homeowners, or the limitations of the rules, you may not get all you ask for. The key to having a cohesive and harmonious community of thousands of people is through compromise, and through courtesy. Remember that while we have different needs, we also have common interests that bind us into a single community. This is where an underlying respect for your neighbors plays a central role.

Behind all this there is a small cadre of dedicated people who manage about 50 concurrent mission-critical tasks at any given time. It’s a precise symphony of constant workflow, proper priority, and coordinated effort. The Board members whom you elect and who serve as unpaid volunteers assume ultimate responsibility and set policy. These five representatives work for the homeowners. Yet when it comes to getting things done, they are the “what”.

An elected Board of Directors is the required structure for every HOA. But what makes Somersett different is that which comes next. With your support, Somersett has moved away from outside for-profit corporate management. This can work in some situations but is rarely productive in larger communities. Conceptually, an outside concern isn’t invested in the goals and ideals of the community, preferring instead to set the agenda and limit Board influence. They report to a corporate entity and a necessary part of their mission is to produce a profit for their company. This kind of management stands apart from homeowners and elected representatives, while at the same time, indemnifying themselves of all responsibility for their actions and decision. This removes their accountability, without which an unfocused and sometimes improper direction can occur. When you step back this is certainly a strange arrangement!

4 | Somersett Living | May/June 24

Instead, two years ago Somersett overwhelmingly supported internal professional management. Within this structure management is squarely on the same team. They work for the elected representatives of homeowners. If the Board is the “what” (concept) then management is the “how” (execution). Professional licensed management also advises the Board on best practices and how to remain legal under the law and proper under the rules. Much of the progress we’ve seen in the last couple of years has been because we reap the benefits of robust and adept internal professional management. Witnessing this success, two other sister Associations the “Village” and the “Vue” have both transitioned over to our professional management team, with great improvements to budgets, operations, and fiscal health.

Your home is likely your biggest investment. Its reassuring to know that your home is located in a stable ongoing community where you can depend on proficient management, fair and equitable oversight, and a constant eye on your hardearned assessment dollars. Life isn’t perfect, but when we all pull together and chip in, it will be the best it can be. And that makes Somersett a great place to call home!

Controlling your wedge distances

It’s spring – time to play the Canyon 9. What is the best way to control distance from short range to the green?

1. First, you must understand the distances you hit the ball with all of your wedges in your bag on a full swing. A player more than likely has at least three wedges. I carry four. The distance you should learn is CARRY distance. Once you chart those distances you have a starting point. You must use all your wedges in your bag – not just a Pitching Wedge. Your Gap, Sand, and Lob Wedges provide distance control in and of themselves. If they are 4 degrees difference it will equate to +/- 10 yards per club. When you are charting your wedges, you want to make 1/2 shots, ¾ shots, and full shots with all of your wedges. Take note of your trajectory as well – certain clubs and trajectories will be better with different green types and pin locations.

2. Your tempo for a less-than-full shot is 2:1. (Full swing is 3:1) This puts the emphasis on a positive strike through the ball and encourages a complete finish. To practice this, recite a two-syllable word on the backswing and a one-syllable word on the through swing (you have to recite at the same speed though). Example – AP-PLE-PIE or PIZ-ZA-PIE

3. Control distance with length of backswing. This, with adhering to the 2:1 tempo, will allow you to start seeing different distances without hitting the ball “easy” or “hard.” A shorter backswing will be slower than a longer backswing, however, they should take the same amount of time. Your

through-swing will reflect this as well when reciting the one-syllable word. A longer backswing will equate to a faster through swing whereas a shorter backswing will equate to a slower through-swing. Consistent tempo will lead to better distance control with your wedges.

4. Benchmark a couple of backswing lengths with all your wedges and chart what carry distances you are getting. This will help you take it to the course.

5. Limit the weight transfer on less-than-full shots and keep more weight on your lead foot. This will ensure that you get a good clean strike of the ball. I like to hit shots as if my feet have grown roots into the ground. I may even twist my knees outward as I address the ball to get a little tension between the ground and feet/lower body.

6. Make sure you hinge your wrists on the backswing. This will help the club travel down through the ball.

7. Lastly, you still must turn your chest through to the target. If you are accelerating the club through the ball with a 2:1 tempo you will be successful with this. Remember – the ball gets in the way of the club head. There is no need to hit at the ball.

Always work to improve your skill set. If your skill is where you want it – Enjoy!

Need help? Our professional staff at the country club is anxious to get you on your way to better golf. You won’t find a more experienced teaching crew in all of Reno. Give us a call at 775-787-1800, Ext 2.

ACTIVITY ON MONDAYS. In season (midApril thru October) there is no charge for residents to hit off the matted surfaces. The majority of the time this will be on the north side of the driving range however on rare occasions we will be on mats on the south side and you will be welcome to utilize that side. Our service attendants will provide shuttle service or you are permitted to walk to what is the back of the driving range. We do not allow private carts access due to the one lane path traveling back and forth. The golf balls will be staged there for you. Off season (November thru mid-April) the north side of the driving range is closed and all play is from the mats on the south side.

As a Somersett resident you do have access to the turf tee. There is a $15/person fee that must be paid in the golf shop prior to your usage. You will be provided a receipt in the golf shop to give to the range attendant. Access to the putting and chipping area is allowed only by paying the $15/person fee – no exceptions. Utilizing the turf tee and practice areas without paying the fee will result in lost privileges for the remainder of the current season. Juniors MUST be

accompanied by an adult.

Men, please remember our simple dress code of no denim, no jogging suits, collared golf shirts and caps worn forward at all times. For the ladies no denim, no jogging suits, no spaghetti strapped tops, bare midriffs, short shorts. Proper footwear such as golf shoes or tennis shoes is required.

Note: One of the goals of the Somersett Wildfire Mitigation plan is to encourage residents to become CERT certified (CERT stands for Community Emergency Response Team). The free program trains in essential disaster response skills and empowers residents to stand ready when emergencies strike. We thought you’d like to hear from a resident who has been a member of CERT since 2010. A big thank you to Sandy Petersen of Sierra Canyon for providing insight into her experience. Find information about upcoming CERT trainings on page 26.

Occupation: Retired

Originally from: Northern California

Why CERT? When I moved to Sierra Canyon, I learned they were offering a CERT Academy to our residents. I signed up for it and then joined Washoe County CERT and have been an active member since May 2010. I have donated over 8000 hours through 2023. I was one of the Team Leaders when we had a CERT team here in Del Webb.

Learnings from the CERT program: The Academy covers how to protect your home and family; how to use fire extinguishers; how CERT works - family first, then your neighbors, then your community; how to do a search (house/building and open field); how to do first aid and set up and operate a treatment area; how to use a tourniquet; how to document for FEMA. It’s great training and leaves you much better prepared in the event of an emergency.

Advice for someone thinking about going to the training: There is no commitment to join when you attend the CERT Academy, it is just for your own use. However, once you’ve completed the Academy, if you wish to join CERT and help your community, you are free to do so. Another Del Webb resident and her husband attended the first three sessions of the CERT Academy a number of years ago and dropped out because they felt it wasn’t what they were looking for. Several years later that neighbor came by my house to let me know they had a small fire in their home and were able to extinguish the fire because of what they had learned about fighting small fires in the CERT Academy.

Greatest accomplishment in CERT: I’m only one person and I’ve been activated in CERT many times over the past 13 years. We were activated for the Stead Airport accident and we went to the Regional Emergency Operations Center (REOC) to answer phones at the call center there. We got calls from all over the world from people looking for someone who was at the Reno Air Races or might have been there and the caller hadn’t been able to reach them. I answered calls and entered the data into a system in the computer for follow-up. We were relieved about 1 a.m. by a second group and ended up with over 1700 names in the database. We then worked with the coordinators to clear the database over the next 5 days making sure all had been found.

Sandy Petersen

I’ve knocked on doors in the Red Rock area in the wee hours of the morning letting people know there was a wildfire coming their way and finding out if they were going to evacuate or not.

I spent nearly 1000 hours during COVID handling paperwork and directing traffic at the Reno-Sparks Livestock Events Center where the Washoe County Health Department was administering COVID tests and later on, vaccines.

All of these activations were necessary and helped our community and were accomplishments!

Favorite activities: In CERT- just knowing you’re helping your neighbors. Personal -completing jigsaw puzzles.

Family? My immediate family members live in Northern California and we talk and visit all the time. I do have cousins living here in Reno and outside of Elko.

Something people might be surprised to know about you: I have a commercial pilot’s license for single-engine planes and flew in the transcontinental Powder Puff Derby in 1973. I have also visited all 7 continents.

Meet Your Neighbor: Danielle Williams

Danielle Williams, along with her husband Simon and daughter Stella, have lived in Somersett since 2020. They enjoy access to the outdoors that living in Somersett affords, and that appreciation for nature extends into Danielle’s profession.

Danielle is the Director of Philanthropy for the Truckee Donner Land Trust, just up Interstate 80. She fundraises to protect open space in the northern Sierra, and to make those natural places available for the public to enjoy.

“Simon and I have always brought people along with us on outdoor adventures,” Danielle said. “We make sure our friends can get excited about being in the natural environment. We encourage them to challenge themselves physically, too. Simon is my best partner in those adventures, often inspired by his work at The Nature Conservancy.”

For Danielle, time in nature is more than a hobby – it’s a necessity. She has lived with congenital heart disease that required four open-heart surgeries, so getting out in wild places is important to her health and well-being.

Her friends are quick to point out that she has a keen eye for the small things on a hike, whether it’s spotting an unusual insect or a rare flower along the trail.

“I’ve often observed interesting things around me because I’ve had to stop to catch my breath and slow my heart rate down –it’s a blessing in disguise!” Danielle said.

Danielle joined the Truckee Donner Land Trust after working with other organizations including the National Geographic Society and the Terry Lee Wells Nevada Discovery Museum. In her time at the Land Trust, she has raised funds for protecting open space, conducting forest health and restoration projects on the Land Trust’s lands, and for trail projects to get people out on those lands.

“Some of my favorite experiences since working at the Land Trust have been enjoying the biodiversity of Lower Carpenter Valley, going to our Frog Lake Backcountry Huts with friends and family, and learning how to identify wildflowers along Elizabethtown Meadows,” she said.

Since 1990, the Land Trust has protected more than 40,000 acres of open space, manages 50 miles of trail, and runs the Frog Lake Backcountry Huts and Webber Lake Campground.

“I love the Land Trust because of its mission to Protect AND Enjoy, its deep partnerships with other organizations, and my awesome colleagues. It’s my joy to help our supporters connect their love of the Sierra with their philanthropic goals,” Danielle said.

If you run into Danielle around the neighborhood, she’s always happy to talk about the unique open spaces the Land Trust has protected or suggest some trails for you to explore.

“I imagine a lot of my neighbors have already enjoyed some of the places we’ve protected and may not even know it,” Danielle said. “I am passionate about talking to people who are looking for ways to support the protection of the places they’ve come to love. Land Trust lands are also great places to take growing families, whether its an overnight trip to Frog Lake, or seeing the wildflowers in Lacey Meadows. Plus, much of the watershed and forestry restoration work we do in the Sierra benefits the Truckee River and the communities that depend on its fresh water.”

The Truckee Donner Land Trust is a 501(c)3 nonprofit that protects open space by buying land from private owners, supported through donations and grants. To learn more about the Land Trust’s work, go to truckeedonnerlandtrust.org, or check out other great conservation organizations in our area: the Nevada Land Trust (nevadalandtrust.org) or The Nature Conservancy’s Nevada offices here in Reno (nature.org).

Susan Nasir

Susan Nasir’s involvement in volunteering at Reno Rescue on Tuesday mornings is not just a commitment; it’s a meaningful connection to her community and a source of personal fulfillment. As part of a dedicated group of Sierra Canyon residents, Susan contributes her time and energy to setting up and assisting riders during their sessions. Their responsibilities include ensuring the safety of riders and horses alike, offering support and guidance along the way.

But it’s not all work and no play. After the sessions, Susan and her fellow volunteers indulge in a well-deserved coffee outing, turning their volunteering experience into a cherished social ritual. “It’s a nice social time,” Susan remarks, emphasizing the camaraderie and sense of community that accompanies their service.

Yet, for Susan, the benefits of extend beyond social interaction. solace and therapeutic value in surroundings and the gentle presence

Despite Susan’s lifelong familiarity with horses, she emphasizes that prior experience is not a prerequisite for volunteering. Even those without horse-related expertise can find meaningful ways to contribute. “There are things that are needed such as opening a gate that people with no horse experience can do,” Susan explains, emphasizing the inclusive nature of the volunteering opportunity.

In essence, Susan’s journey exemplifies the profound impact of community engagement and the transformative power of service. Through her involvement with Reno Rescue, enriches the lives of others but personal fulfillment, camaraderie, solace amidst the beauty of the gentle companionship

Tray’s Wildfire Protection Update:

The wildfire fuel reduction continues. Since the first of the year, over 40 acres of fuel load has been reduced. In January, 5.77 acres of fuel were removed and mulched on the slopes west of Dove Mountain Court and east of Harvest Hill Lane. In February, 16.72 acres of brush and grass were removed in the area south of the Sierra Canyon Clubhouse, North of Tarleton Way, and East of Del Web Pkwy. In March, a fuel break was established on the south slope along the Gypsy Hill Drive area totaling 16.62 acres. In April we cleared approximately 4 acres above Winter Creek.

18 acres in the canyon east of Morgan Point Ct. north to Dakota Ridge Trail were re-seeded with fire resistive mix as identified in the Community Wildfire Protection Plan for slope stabilization and invasive species prevention.

To date, 64 acres of fuel have been reduced. This equates to 76% of the annual goal. In May we will continue to the canyon east of Eagle Bend. The ephemeral drainage running from the cell towers at the end of Chalk Ridge Ct. south to the Driving Range is comprised of native vegetation forming a continuous fuel bed. We will thin approximately 25 acres of native vegetation below homes and along the drainage channel to create interspaces and break up the continuous fuel bed.

The community will be holding the second vegetation disposal event to assist residents with spring clean-up. Three dumpsters will be available at Sierra Canyon on May 11-12. The first was held at Somersett Town Center on April 28th and proved to be

a big success.

This is a perfect opportunity to clear flammable vegetation away from the immediate zone of your home.

The immediate Zone is 0–5 feet from the furthest attached point of homes. This is typically where fire enters the home through eves or windows. Keeping this area free of combustibles and flammable vegetation such as evergreens, is one major step that can save your home.

You should consider these items:

• Is there dead vegetation, dried leaves, pine needles, and ground debris near foundations?

• Has hardscaping been used around perimeters to keep them free of litter/debris? Are there concrete, stone, or gravel walkways?

• Have wood mulch products been replaced with noncombustible alternatives, such as crushed stone/gravel options?

• Are there trees/shrubs next to the home? Are there branches overhanging or within 10 feet of your roof?

If you cannot make one of the community dumpster events, you may be able to organize a vegetation clean-up event on your street. The Reno Fire Department has a free dumpster delivery program for vegetation cleanup. More information can be found at: www.reno.gov/government/departments/firedepartment

Rules & Regulations Tips

This time of year, you may be thinking about installing some protection from the summer sun in your yard. Here is some guidance from the Association’s Aesthetic Guidelines (section 6.3):

Patio Covers, Pergolas and Arbors

• Patio covers are attached to the home, pergolas are detached, and arbors are detached from the home and smaller in size. Solid roofs are allowed if properly engineered. No corrugated materials are allowed (metal, fiberglass or plastic).

• Proposed shade structures must be designed and plans prepared by an AGC approved residential designer or architect and may also be prepared by a contractor licensed in the State of Nevada.

• Homes visible from public areas as well as the golf courses will be reviewed for how the structure appears from off-site.

• Construction details, color and material shall reflect the architectural style of the home. Height should be in proportion to the home.

• Fixed and roll-out awnings and roller shades must be approved by the AGC. A straight valance is required.

• Temporary shade structures are prohibited per CC&Rs Article IV, Section 45.

• Color and material samples must accompany all AGC submittals for review and approval. Structures should match or serve to enhance the existing home colors and surrounding landscape. Matching the trim or body color is encouraged. Bright white is prohibited.

• All patio cover or pergola posts must be a minimum of 6”x6” (I Beam style Posts that achieve a minimum outer dimension of 6”x6” are also acceptable).

• A picture of the area showing the color of the home and where the trellis is proposed to be installed must be submitted in order for the AGC to determine the suitability of the proposed color.

• Louvered or retractable trellis lattices may be considered for approval on a case-by-case basis. The lattices must be electronically controlled and maintained in an operational status.
