From Your 2021 Board of Directors Good Morning Somersett! With the summer fires behind us, the AQI for the greater Reno area this fall morning is zero. That’s as good as it gets, enjoy the blue skies, cooler breezes, and crisp clear views. This is Somersett at her finest.

New Management in Somersett The management transition is on track and going well. A dozen dedicated volunteers have stepped forward to help on the team and I am grateful for their dedication to this process. I’m excited to see great ideas and progress on all fronts and looking forward to a team spirit that provides a better homeowner experience and “resort” feel at the club and within the community. We need your help with a simple but important change. Starting on November 1, your payment address will change which will require you to adjust your autopay details (see page 28 for more information about payments). Your cooperation will make the change seamless and without interruption to our budgets! Thank you in advance.

Developer Turnover of Common Areas Somersett is a master-planned community that was defined some 20 years ago, even if it has yet to be completed. Developers working within that plan are given rights to turn over their streets, curbs, and common areas to the association once they are complete. The Association is legally obligated to accept those areas and maintain them in exchange for the assessments received on those lots. We have some ability to specify some of the architectural details and ensure the homes and landscaping meet our AGC guidelines. But the major design elements of the development are specified by the master plan and once the development complies, we are obligated to accept them. Not ideal, but that’s how it works. We have upcoming turnovers from Brea at 1A, from the Cliffs by Toll Brothers, and from Preston Homes, and Ryder Homes off Back

Nine. While we are obligated to accept common areas turnovers, we also are conducting our due diligence and necessary inspections to make sure that before we take on those areas, that they are in good condition and are built in accordance with the approved plans.

Landscaping Contract Our landscaping contract has come up for renewal and with this, the chance to bring us to a new level of cooperation and communication with the landscape contractor selected to continue the contract. We have many items that need to be addressed and now is the chance to get them all on the table for mutual agreement. We’re encouraged that we will see an inflection point that will change the direction and place Somersett on a better path for landscape and irrigation improvements. This will be monitored closely, especially when spring approaches next year.

The 2022 Budget The Finance and Budget Committee has recommended the 2022 Budget to the membership for ratification. Although many costs have been increasing this year, we’ve also realized some savings with an ongoing effort to be conservative and careful with our expenditures. The recommended budget has the Gates cost center and the TCTC Cost center staying the same with no increase. The General/Common budget is calling for an increase of a modest $3 per month.

‘Tis the Season This year watch for a renewed effort to dress up the Town Center for the holidays, including an official tree lighting this year. Roundabouts will be lit and decorated as in past years—Somersett knows how to dress for the season (read more about holiday events starting on page 19).

Annual Fall Food Drive Through Wednesday, November 17 Benefiting the Food Bank of Northern Nevada It’s that time of year for Somersett’s Annual Food Drive benefitting the Food Bank of Northern Nevada. Place your donations for the Food Bank in the barrels at the Club at Town Center. It is very important that the food that is donated is not expired, as the Food Bank will have to throw out any expired or damaged food. TIPS FROM THE COUNTRY CLUB Putting

A

s we head into winter and temperatures prevent many of us from heading out to the golf course, it is a great time to work on some easy putting fundamentals in the comfort of our homes. I recommend a few simple putting fundamentals: 1. Place the ball slightly left of center (right-handers), with hands centered slightly forward of the body. The putter shaft should be perpendicular to the ground. 2. Eyes over the ball: You might have to adjust the height of your hands on the putter to accomplish this. 3. The motion of the putter includes shoulders, arms, hands, putter gri,p and putter head, all working at the same tempo. Research shows the best putters adhere to a 2:1 tempo on all length putts. 4. I have found success in stabilizing my lower body by putting a little outward pressure on my knees. The lower body should remain stable with no side-to-side movement. 5. Allow the putter to swing on its natural arc. The putter is NOT designed to swing on a straight line, but rather on an arc. In contrast, a croquet mallet is designed to swing straight back and straight through. PGA and LPGA tour players have tempos of 62–72 beats per minute regardless of the length of putt they face, which equates to approximately .90 seconds of elapsed time. The “holy grail” of putting tempo is 2:1, as evidenced by most of the great players. This would equal .60 seconds 6

on the backstroke and .30 seconds on the through stroke and highlights the acceleration through the ball. All of the greats do that. SHORT PUTT = short back and slower through – .90 seconds at 2:1 tempo LONG PUTT = longer back and faster through – .90 seconds at 2:1 tempo There are many apps and devices but if you are serious about improving, I recommend the Blast Motion Sensor for golf. It accurately measures 11 separate metrics—most importantly tempo. Need help with your putting this winter? Set up a lesson in our Short Game Arena here at the Country Club. Play the Tom Kite-designed Championship Country Club Course All Somersett residents are welcome to play the Championship Country Club Course four times per year. Each resident may book a foursome of players at a rate of $80 per player (in season) and $50 per player (off-season, November through March). This includes green fee, driving range usage, and a golf cart. We take tee times for residents four days in advance at 787-1800, ext 2. Men, please remember our dress code of no denim, collared golf shirts, and caps worn forward at all times. For the ladies, no denim, no spaghetti-strap tops, bare midriffs, or short shorts. Proper footwear, such as golf or tennis shoes, is required.

Driving Range Somersett residents are encouraged to utilize the driving range at the Country Club. With the SOA/Country Club agreement range usage is complimentary off the synthetic mats. November through April residents may use the south side (closest to the parkway) when we are always on mats. The cost to utilize the putting green and chipping area in the winter is $10. Please check in with the golf shop. Juniors must be accompanied by an adult.

Winter/Snow Season We kindly ask that you refrain from winter activities on both of our golf courses during the winter season. We do not allow tubing, tobogganing, sledding, saucering, skiing, snowboarding, ice skating, etc. on either golf course. Damage caused by this activity becomes apparent in the spring and playing conditions are greatly sacrificed. Thank you in advance for your cooperation.

Kids’ Corner Policy Reminders

Winter Break Day Camp

• Kids’ Corner will only accept children 18 months to 6 years of age. All children must be registered by a parent for Kids’ Corner prior to their first use of the room. Registration forms are available at the concierge desk or online at mysomersett.com. • Parents with children who are not bathroom independent must remain on Club premises at all times when their child is in Kids’ Corner. This includes such activities as playing tennis, aerobics, using the fitness room, swimming or attending a special Club function. • For the morning time slots, parents may sign their child up for either 8:30–10:30 am or 10:30 am–12:30 pm Monday through Friday and either 8–10 am or 10 am–12 pm on Saturday. Evening slot is from 5:30–7:30 pm, Monday through Thursday. • The room operates on a six-to-one ratio, with a maximum of 12 children allowed at any given time. To accommodate this ratio, the Club requires reservations to be made at least 24 hours in advance to ensure staffing. Reservations may be made online at somersett.net seven days in advance. • All children must be dropped off in Kids’ Corner within 15 minutes of their reservation time. If the parent has not checked in their child within the 15-minute window, the reservation becomes void and the spot will be opened to a child on the waiting list.

Crisis Support Center By Meghan Ochs IN THE CHINESE LANGUAGE, it takes two strokes of a writing instrument to write the word crisis. One stroke represents danger, but the other, stands for opportunity. This little tidbit of knowledge is commonly shared around the workspaces at Crisis Support Centers of Nevada (CSSNV) where staff, including Executive Director, Rachelle Pellissier, are hyper aware that in today’s climate, more so than ever, crisis does signal both danger and opportunity. Crisis Support Center of Nevada has been in operation since 1966. Since that time CSSNV has experienced multiple periods of systematic change; however, 2020 may represent the largest change yet. The global pandemic forced CSSNV to pivot quickly in numerous ways. Additionally, recent federal legislation is also creating huge systematic changes to the way organizations like CSSNV operate and help those who are in need of their support services. Despite these great changes, the mission has remained the same, save lives by listening, deescalating, creating a safety plan and referring services to those who are in severe crisis. The aspect of crisis that represents danger likely does not require much of an explanation, CSSNV’s numbers speak for themselves. In 2020, CSSNV answered the phone calls of 83,000 people in crisis. Crisis is defined in a multitude of ways, victims of child abuse, elder abuse, domestic violence, people experiencing suicidal thoughts or dispositions, and or people with other mental or behavioral health issues.

A beacon of hope

of Nevada The staff and volunteers who answer the calls, or texts, at CSSNV are trained to handle all of these scenarios. Their training is extensive and includes over 80 hours initially, as well as monthly updates. Most of CSSNV’s 55 member staff are part time but the goal is to have more full time staff. Calls to the center can last twenty minutes or up to two or three hours. CSNNV is proud that the wait time on their crisis hotline is less than a minute. Now, since COVID, most of their staff answer calls remotely; whereas prior to the pandemic, all calls were taken in the Reno office. This was a huge change since CSSNV handles crisis support for the entire state of Nevada. The pandemic forced the center’s hand; they were required to upgrade technology to be able to ensure all of their staff and volunteers, across the state, had the right equipment, service and bandwidth to handle the job remotely. Luckily, during the pandemic calls didn’t increase exponentially but the severity of the crises people were calling for and the length of each call did. Rachelle explains, “COVID definitely showed us how badly we need these crisis support systems. It showed us what weaknesses we had, as well as the entire mental health system. We had to fly the plane, while building it.” As the pandemic slows, CSSNV is excited about their recent adaptations and required pivots which will remain permanent. An additional positive of recent world events is the new frequency and ease with which more people talk about mental and behavioral health. COVID and the stress it has brought on, has helped create more dialogue surrounding the work of CSSNV which lends well into the other major change they are experiencing.

Last year, near the end of 2020, the federal government passed what may be the largest change to mental health and emergency services in decades, The National Suicide Hotline Designation Act. The FCC has adopted rules to establish 988 as the new nationwide 3 digit phone number, the 911 equivalent, for emergency crisis services. This landmark legislation is set to go into effect in July of 2022 and CSSNV is leading the way, not just in Nevada but across the nation. 988 will help with more appropriate care for those who are not necessarily best served by other public services. The elimination of the ten digit phone system, and the new tailored crisis line, will help effectively pool resources and reduce the use of unnecessary healthcare spending and police services. Those in crisis will be more easily directed to early intervention and the appropriate services for behavioral care. An additional goal is to help reduce the stigma surrounding mental and behavioral health. The pandemic was a catalyst for many things, at CSSNV they were mostly positive. Both COVID and the recent federal legislation have signaled big changes for this non-profit organization and will likely continue to do so in the upcoming years. For those of us who have been in crisis, or who know someone who has, we are regularly reminded why these services are needed. As a community we are grateful to have organizations like CSSNV creating positive change, not just in our own backyard, but around the state and country.

Holiday Tree Lighting

This mapped tour of homes decked out in holiday displays is becoming a favorite tradition here in Somersett. Children and adults alike appreciate seeing their community sparkle with the spirit of their neighbors’ decorating efforts as they vote for their favorite displays. This year we are thrilled to welcome a special guest—a fire truck from Reno Fire

A Guide to Snow Removal along Somersett Streets & Sidewalks PRIVATE STREETS Snow removal and street sweeping within the sub-associations of the Village and the Vue are the responsibility of the sub-associations. Other private streets within the Association (streets that are behind a gate) will be plowed when there is an accumulation of three inches on the street. Streets will be swept within a reasonable time frame following the last snowfall to clear the streets of sand and debris. Community gates are left open during and after storms to allow equipment to move through the community quickly and efficiently and to avoid accidents involving equipment—or homeowner vehicles— sliding through the gates.

CITY-OWNED STREETS In Somersett, any street that is not behind a gate is a public street, which means that plowing is the responsibility of the city. If you have questions, contact the city at 334-2099.

SIDEWALKS Homeowners are responsible for maintaining and shoveling the sidewalks adjacent to their property. The Association will plow the common area sidewalks and asphalt trails along the three major parkways (Somersett, Del Webb and Somersett Ridge) if there is still snow on the sidewalks and trails within 48 hours after the end of snowfall.

Basketball: Residents are welcome to come and shoot hoops during reserved gym time. Please bring your own basketball if possible. Reservations are for one hour, six residents per time slot. Masks are mandatory. Body Sculpt: Define, sculpt and build lean muscle for all levels of fitness. Classes focus on intense isolation exercises with free weights and resistance, ending with abs. Boot Camp: Each boot camp class will push you out of your comfort zone with different exercises to keep you on your toes and work up a sweat through total body, high intensity interval and circuit training. Cardio Step: A high energy, heart-pumping cardio class that mixes basic to intermediate choreography in a variety of fun styles. Different intensity levels ensure everyone gets the most out of their workout. An excellent cross-training class for all fitness levels. 26

Crunch 15: A 15 minute power class that focuses solely on core and ab strengthening exercises. Fundamental Yoga: Introduces the principles of alignment and breath work in a flow of postures. Students will be introduced to basic yoga poses through step-by-step verbal description and demonstration. This class is beginner friendly. Gentle Sunrise Yoga (Levels 2 and 3): Greet the morning slowly and methodically with deep stretching and mindful yoga practice. Mat Toning: Use controlled breathing during body weight resisted movements on a floor mat to tone and build core strength. Pickleball: Pickleball is a beginner-friendly racquet sport that combines elements of badminton, tennis and ping pong. Pickleball is open to anyone who wants to play — come check it out! Power Cycle: A condensed spin class that uses effective bursts of strength training while spinning.

Tabata/HIIT: Tabata and HIIT use short intense anaerobic exercise with even shorter recovery periods. With a variety of exercises and methods for this training, you’ll always be targeting major muscle groups for a total body workout. Yoga: A Hatha based yoga class focusing on foundational yoga postures practicing alignment, strength and flexibility in the body. Breathing techniques and meditation are also integrated. An emphasis on simplicity, repetition, and ease of movement. Zumba®: Latin rhythms and easy to follow moves, Zumba® keeps everyone motivated by creating a dance party atmosphere. REMINDERS: Heavy colognes/perfumes should not be worn during class. All participants are asked to wipe down equipment before and after use. Cleaned equipment should be returned to its’ original location after class. Cell phones should be put on silent and should not be used during class; if you have an emergency please take your call into the hallway.


Fall/Winter Pool Hours LAP POOL & UPPER SPA 8 am–8 pm daily, depending on weather. LAP SWIM Lap Swim is by reservation only. Reservations start at 8 am with the last available time slot at 7 pm (the pool closes at 8 pm). One session per resident per day. Reservations may be made through Zen Planner or over the phone (787-4500). LAP SWIM ETIQUETTE Please be courteous to other lap swimmers when there is only one lane in use. ASSESSMENT PAYMENTS Q. Where do I send my assessment payment? A. Somersett Owners Assn., PO Box 98263, Phoenix, AZ 85038-0263 Q. What if I have pre-paid my assessments, does that carry over? A. Yes. Q. Should I cancel my Auto-Pays scheduled for November’s assessment? A. Yes. And set up your new auto-pay using the ACH form provided or through your bank. Q. What are all the ways I can pay my monthly assessment? A. (1) Mail a check to the PO Box provided above. (2) Fill out the ACH form provided to you for an auto-withdrawal to be collected every month on the due date. (3) Have your bank mail a check from your account by setting up Auto-pay through your bank; you’ll need to manually enter the new mailing address and payment amount. (4) Drop off a check at the Front Desk at The Club at Town Center. Q. Can we use ClickPay? A. We are checking into it. As soon as we have that answer we will let you know. Q. To report a non-compliance, please email soa@somersett.org or call 787-4500. While we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing and could be suspended from the Club and assessed fines. The Association has a policy not to enter a property unless it is bank owned, and then only to repair front-yard landscaping.

2021 Board Elections By now you should have received Board election ballots and candidate statements. Nevada law requires that all directors be elected by secret written ballot. Only you can vote on your secret ballot, which must be completely filled in and placed in the envelope marked secret ballot. It will not be opened until the Annual Meeting at 4 pm on Monday, Nov. 15, at The Club at Town Center. Ballots returned by U.S. Mail must be sent to The Club at Town Center, 7650 Town Square Way, Reno, NV 89523 and received by Nov. 14. Ballots may also be returned in person to the ballot boxes at either the Club or Aspen Lodge, no later than 1 pm on Nov. 15. No ballots will be accepted at the Annual Meeting.
