BOARD MESSAGE The Master Plan: Leadership and Vision for Somersett Three years ago, we collectively decided to take our Association in a different direction: One that focuses on Somersett as a unique community with specific needs and opportunities. We are now entering our fourth year along this trajectory. Let’s take stock of progress thus far and our vision for continued improvement. Year 1: 2021 At the end of 2020 with objectives and direction promoted by outside corporate management, the SOA was plodding ahead, but not necessarily in the right direction. It was time to reassess our direction and our purpose, and greatly improve execution. We put a comprehensive plan in place. We resolved expensive lawsuits. We controlled ballooned expenses and replaced non-performing contracts. We reformed the culture and community relations. We got our fiscal house in order for great benefit which included paying down our loans and increasing our Reserves. We reworked our vendor relationships. We rebuilt our committees and brought in the expertise of competent and experienced volunteers. From these efforts, big benefits were realized, both immediate and ongoing. We were headed in the right direction, with more work to do. This was made possible because of the trust that homeowners placed in us. Thank you.

Industry. Our success has since prompted other associations to follow suit. Transitioning away from a corporate management company is never easy, and systems must be migrated and revamped, including assessments, homeowners accounts, vendors, payment systems, accounting, reporting, HR, and more. All this might seem to happen overnight, but in reality, it takes time to iron out the details and resolve the unexpected. Amazingly, most of this was successfully behind us within six months. With Internal Management came huge benefits which are ongoing. Better governance. Better compliance. Long overdue initiatives were accomplished. We regained control over our internal amenities and removed up to 1,000 non-members from unauthorized use. We upgraded our landscape company and put in place an ongoing vendor management system. Our new Community Manager singlehandedly wrote a successful fire control grant proposal that will net millions of dollars of public assistance for Somersett. Refreshingly, for the first time the Board and Management work side-by-side on common goals that are fully aligned.

Over most of this fiscal year, your Board worked to bring viable and vetted options to homeowners for the management of the SOA. Some were corporate entities representing competitive options to FirstService Residential (FSR). Other options represented out-of-the-box thinking. Each was fully investigated, with case studies, detailed proposals, and economic projections, and at the end of this process it was all summarized in a detailed professional report. The review was equally as thorough. With the help and support of homeowners, and since FSR opted to terminate its contract early, we decided to put in place Professional Internal Management for the SOA. This has been a hugely beneficial decision and has clearly moved the SOA forward as an example of a positive disruption in the Community Management 4

Year 2: 2022 Corporations know that you can’t pay your management enough to “care.” That commitment comes from a vested interest and a personal commitment. In an HOA, regardless of the commitment and vision of Board members, the Board must work in concert with Management to effectively run the organization, and frankly, at this stage, there was a disconnect. As our management contract with FirstService Residential (FSR) came up for renewal, we owed it to homeowners to fully investigate our options and bring you the best of all possible solutions. What is easiest or turn-key may not be the best and in our case, this proved to be true.


Year 3: 2023 Progress must be measured, and improved, and sustained. Further improvements took place in 2023 including bringing the accounting in-house under the oversight of a CPA firm and independent auditing. We also brought home sales transfer paperwork in-house, a net revenue enhancement for the SOA. But most importantly this has been the year to stabilize the systems now in place: Cross-train staff and management so they are sustainable in the long term. Optimize current systems and procedures. Focus on strategic improvements. Improve response to homeowner needs and issues. Instill cooperation. Create a sense of ownership and team participation. Build in succession planning.

A new Board stands ready. We’re all in this together, and so far, we’ve all made great strides forward as Somersett emerges as a standout community. Somersett Golf & Country Club Country Club Golf Shop Hours January and February: 10 am-4 pm, Tuesday-Sunday

Play the Tom Kite-designed Championship Country Club Course

Somersett residents who are not Golf Club members are welcome to play the Championship Country Club Course a total of six times per calendar year - four times by making reservations on their own with the golf shop and two as a guest of a member of the Country Club. Each resident may book a foursome of players at a rate of $125 per player (in-season) and $80 per player (off-season, Nov 15-March 1). We also have a $65 9-hole rate in the off-season. The rates include green fee, driving range usage, and golf cart. We take tee times for residents four days in advance at 775-787-1800, Ext 2.

Driving Range

Somersett residents are encouraged to use the driving range at the Country Club. In the off-season, November through approximately April, all residents may use the mats on the south side of the driving range – a short walk up from the Ridgefield Trail parking lot. The north side of the range is closed in the offseason. Juniors MUST be accompanied by an adult. In-season complimentary range usage will be offered on the cushioned mat located at the north side of the driving range ONLY. We will provide shuttle service to the best of our ability during operating hours from May through October. Access to the turf range, putting green, and chipping green is available for a cost of a $15 per person per day payable at the golf shop prior to usage. You MUST show your receipt to the attendant OR golf professional on the range prior to utilizing. Juniors must be accompanied by an adult. The turf is available May through October ONLY. Driving Range golf balls

We found over 1800 Driving Range balls on the Canyon 9 this season. These golf balls are the property of the Country Club and are not to be used solely for the SGCC Driving Range. We appreciate your assistance in helping us keep our Driving Range stocked with range balls.

Winter/snow season

We kindly ask that you refrain from winter activities on both of our golf courses. We do not allow tubing, tobogganing, sledding, saucering, skiing, snowboarding, etc. on either course. Damage caused by this activity becomes apparent in the spring and playing conditions are greatly sacrificed. Thank you job keeping the golf course at championship caliber throughout the season. The winter months are a great time for golfers to recommit to golf fitness. Look back on the 2023 golf season and think about areas where you can improve. We can ALL improve our swing mechanics. Our tenured instructors are always here to help serve you in that regard. However, maybe this is the year that you really look at what you can do for your body. Are you experiencing aches and pains? Loss of mobility? Less energy and strength? I don’t have a one-stop shop for you but these are all important questions to ask if you want to be better physically to be ready for the road to improvement.

Doing some exploration on the Titleist Performance Institute’s website can be beneficial too (MYTPI.com). I am in the process of becoming TPI Certified and look forward to assisting you in the future with your fitness needs. For example – do you want more distance? You need to swing the club faster. Canyon Nine Golf Course is a private course for the enjoyment of Somersett residents and their guests (including our sub-associations, The Village, The Vue, and Sierra Canyon). Play is free for residents; $10 for their guests. This executive par 3 walking course is the perfect choice for learning the game or a quick nine after work. No tee times are required. Play is first-come, first-served. Winter at Canyon Nine: Play is weather-dependent. Please do not use the greens for sledding, snowboarding, and other winter activities because it may harm the turf. Golf course reminders: Canyon Nine users should remember these important rules. • Players must start from Hole #1. Starting on any other hole is not permitted. • Please help maintain bunkers by entering at the shallowest point and raking the bunker. • Repair all ball marks on the green and divots. • Individuals using the Canyon Nine trails shall keep

I’ve loved this community since the day I started working for the developers of Somersett back in 2002. When I was asked to run for the Board, I jumped at the chance. I believe in a strong sense of community, which is why I have served on the Somersett Events Committee for the last two years. I’m passionate about our neighborhood. I love the ongoing improvements and positive growth of Somersett. Seeing these changes, the Board has made over the last few years really has shifted our momentum. This new direction and energy are what I would like to build upon to continue Somersett’s success. WHAT STRENGTHS/SKILLS DO YOU BRING TO THE BOARD? My strengths include negotiating, attention to detail, listening, customer service, multitasking, transparency, and a knack for creative problem-solving. FAMILY: Married to my husband, Eddie, we have three children, Jaedin, 26, Mason, 24, and Nathan 16. HOBBIES: Travel, hiking, golfing and skiing. SOMETHING PEOPLE MIGHT BE SURPRISED TO KNOW ABOUT YOU: Besides studying dance for over 15 years, I participated in 4-H, achieving “Best in Show” for five consecutive years. My first competition occurred at the age of 8, where in a moment of unexpected chaos, my sheep became alarmed and bolted out of the building. Without hesitation, I pursued it managing to wrestle it to the ground and guide it back to the show line. The audience’s response was a bit overwhelming, resulting in a standing ovation and my first showmanship award. 18

Tray Palmer, SOA project manager We are thrilled that Tray Palmer has joined TeamSOA as Project Manager for the SOA’s Fire Fuels Mitigation Project. Tray retired last month as Fire Marshal for the Reno Fire Department and the Association couldn’t have asked for someone more qualified for the job.

Now Tray is bringing his expertise to protect the community he loves and calls home. The project he heads is funded in part by the $2.34 million Community Wildfire Defense Grant awarded to Somersett by the U.S. Department of Agriculture and Nevada Division of Forestry. The SOA and Sierra Canyon will provide a contribution of $900k for a total investment of $3 million over five years to reduce the catastrophic effects of unmitigated wildfires.

Tray comes to us with over 28 years’ experience in the fire service, with much of that time as an Arson Investigator and Fire Inspector. Then, while Tray was working for the city, Somersett developer Blake Smith came in to get the paperwork going on the new community and Tray’s first thought was, “There go my walking trails.” But soon he came to the realization that “this is going to be a cool place.” Tray kept his eye on Somersett as building progressed. Coincidentally, it was Tray who issued the explosive permit for blasting through what is now referred to as “The Cut,’’ on Somersett Parkway between the East Entrance Monument and Roundabout 1. The Palmers ended up buying a house on Fairway Chase Trail and were the first residents on the street. The couple raised their three boys in the community, Andrew, 24, Alec, 22, and Ian, 20. They have since sold that home and moved to a different location in Somersett. 20

Veterans Guest House About the Veterans Guest House

At the heart of our community, there’s a home where veterans and their families have access to the medical care they need. For nearly 30 years, the Veterans Guest House (VGH) has served as a lifeline, providing the veteran community with a warm, inviting temporary home and convenient access to the healthcare they deserve. From the remote stretches of Northern Nevada to the far reaches of neighboring states and beyond, rural communities grapple with the challenge of traveling to Reno for critical medical appointments. With 80% of veterans living at the mid-to low-income level, a motel room or a short-term rental is too expensive and forces many veterans to sleep in cars or forgo care altogether, VGH extends a compassionate hand by providing free overnight accommodations. Yet, it’s more than just a place to rest; it’s a place where veterans and their families savor homecooked meals prepared five days a week by the community, obtain much-needed transportation assistance, have access to one-time emergency support, and receive help for basic needs. Removing barriers to accessing crucial medical care for veterans is possible thanks to the support of community leaders like you.

A community in need

VGH is a nonprofit charitable organization founded in 1994 as the Reno Spouse House. It all began when a woman from Bishop, Calif., was discovered sleeping in a car with her two children while her husband was in the VA intensive care unit. Reno veterans Chuck Fulkerson and Dick Rhyno, along with concerned community members, realized that veterans and their families were sleeping in cars while seeking treatment at the Reno VA Hospital. Thus, the phrase “never again on our watch” inspired the creation of a safe home for those traveling to Reno for medical care. Today, the Guest House is a 16,000-square-foot facility with 33 beds ensuring the veteran community has a safe warm place to focus on their health and recovery.

Youth Winter Basketball

The 8-week program runs on Tuesdays and Thursdays from January 23 through March 14 6–9-year-olds: 5-6:15 pm | 10-13-year-olds: 6:30-7:45 pm $90/child includes T-shirt Does your child want to learn how to play basketball? Power Cycle: A full-body cardio and strength class switching back and forth from the spin bike to the ground for weights HIIT & Tone: Thirty minutes of high-intensity rounds to boost your cardiovascular health and 30 minutes of toning exercises to improve your strength, balance, and coordination. Tight & Tone: With an emphasis on the core and lower body, this class will include body weight, mat, and band exercises. HIIT & Run: Prepare to burn calories in this high-intensity interval training class. TRX Circuit: A full-body, high-intensity circuit class split into four stations: TRX, spin, and two weight circuits. 2024 SOA Assessments

There is a $7/month increase in the Private Streets assessment and no increase in the General Common and Club at Town Center assessments. If you live on a Private Street, please remember to adjust your payments. General Common: $111/month (no increase) The Club at Town Center: $92/month (no increase) Private Streets: $59/month ($7 increase) Please note: Residents of Sierra Canyon, The Village, and The Vue also pay a separate assessment to their sub-association.

If you haven’t gotten around to taking down your holiday decorations yet, make time to do so by the end of January. According to the Rules & Regulations, December decorations must be removed by January 31.

Compliance Information

To report a non-compliance, please email soa@somersett.org or call 775-787-4500. While we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing and could be suspended from the Club and assessed fines. The Association has a policy not to enter a property unless it is bank owned, and then only to repair front-yard landscaping.

Executive sessions and Aesthetic Guidelines Committee meetings are not open to residents other than those who are on the agenda. Communications, Facilities, Events, West Park Garden, Finance, and Ad Hoc CC&R committee meetings as well as meetings of the Board of Directors are open to all owners and are held at The Club at Town Center. They are also open to members via Zoom.

Agendas for Board of Directors’ meetings will be posted online at www.somersett.org at least five days prior to the scheduled meeting. Final minutes will be posted once they have been approved at the next scheduled meeting. For a draft copy of minutes, please submit your request to soa@ somerett.org.
