Another frequent question is ‘how much will my new kitchen cost?’ A: The range in cabinetry prices is quite large because there are a lot of details that go into pricing out cabinets. You can realistically spend about $150/lf up to $700+/lf on your cabinets. Keep in mind that cabinetry is never priced per linear feet – this is just a tool to give consumers rough pricing. To get a quote done that is accurate – we need the measurements of the room that you are putting new cabinets into and we will need a few details of the type of cabinets you are wanting. One of the more frequent comments we get is ‘there are too many choices’: A: Most people are overwhelmed with the choices involved in doing a kitchen renovation. This is normal and we see it all the time. It’s ok to not understand ‘cabinetry terminology’ and a lot of people would prefer to have 3 choices rather than 50. Spring cleaing 6 steps from the experts

(BPT) - As days grow longer and new blooms appear, it can only mean one thing: Spring is here and with it comes the task of spring cleaning. For people with allergies, spring cleaning does more than spruce up a home. When done correctly, it removes dust, mold, dander and other allergy triggers so you can feel your best. “There are specific things you can do while cleaning that can dramatically improve allergy symptoms,” says Dr. J. Allen Meadows, allergist and president of the American College of Allergy, Asthma and Immunology. “When you spring clean to remove allergens, you can breathe easier plus enjoy a sparkling home.” Meadows and the experts at ACAAI recommend these steps when cleaning for allergies. Before you begin, keep in mind that when you clean you come in contact with many allergens. You may want to take allergy medication beforehand and if your allergy is severe, consider wearing an N95 filter mask while dusting or scrubbing. Step 1: Dust thoroughly Dust all surfaces in your home with a damp rag or microfiber cloth

made for cleaning. Avoid using any kind of duster that simply kicks dust into the air. Additionally, clean vents and return registers to limit dust recirculating and finish by wet mopping tile and other hard flooring. Don’t neglect the area under the beds, which can get dusty and should be cleaned often. Eliminating dust helps your home shine and also removes some of the most notorious indoor allergy triggers. Step 2: Clean carpets Start by moving all furniture off the carpet. Then vacuum well with a cyclonic vacuum, which spins dust and dirt away from the floor, or a vacuum with a HEPA (high efficiency particulate air) filter. Meadows does not advise shampooing carpet, because it can cause dust mite eggs to hatch. If you are using diluted bleach and water solution for spot treatments or to kill mold, make sure someone other than the allergy sufferer does the cleaning because bleach can trigger asthma. Step 3: Clean window treatments Window treatments like curtains and valances can be a magnet for dust and pollen yet are often ignored when it comes to cleaning. This

spring, make sure to follow the manufacturer’s recommendations and wash or dry clean window treatments. Remember, opening windows allows pollen and other allergens into your home, so during peak allergy season keep them closed, and whenever possible, use air conditioning in your car and home. Step 4: Wash bedding Wash sheets, pillowcases and blankets in water that is at least 130 degrees F. This temperature kills dust mites and effectively removes allergens. If bedding can’t be washed at this hot temperature, place items in the dryer for at least 15 minutes at 130 degrees or above. For children with allergies, do the same with their stuffed animals.

Step 5: Replace air filters At the start of every season change the air filter in your furnace. This helps the HVAC system run efficiently while also filtering out air particles -including allergens - to keep your home’s air as clean as possible. Consider setting an alarm for every three months as a reminder and use filters with a MERV rating of 11 or 12. This is also a good time to clean the drip pans in appliances like the refrigerator. Step 6. Control humidity Bathrooms, basements and tiled spaces are prone to mold, so spring is a good time to deep clean. A bleach cleaner works well to eliminate mold or make your own by mixing borax and water. Next, help prevent mold from developing through moisture control. Always run bathroom fans when bathing or showering, clean up any standing water immediately and use a dehumidifier if needed to keep humidity below 60%. “Spring cleaning is a great step in allergy control,” says Meadows. “However, if you continue to suffer from allergy or asthma symptoms, see a board-certified allergist to help you control your symptoms and live the life you want. Top trends for 2020

(BPT) - The appeal of all things al fresco has never been higher with homeowners across the country investing more time and money than ever before into their outdoor spaces. Based on insights from decking contractors, retailers and home design experts, industry leader Trex Company has compiled its annual outdoor living forecast, predicting the top design trends for 2020 and beyond. “It’s always fascinating to compare the trends reported by our customers with those projected by the industry at large,” said Leslie Adkins, vice president of marketing for Trex. “This year, we also engaged celebrity designer Alison Victoria to take our forecast to a whole new level.” According to the latest report, the following five top trends will influence outdoor living in the new decade: 1. Picture fully appointed culinary centers complete with specialty appliances such as smokers, pizza ovens and integrated refrigerated storage - all housed in stylish all-weather cabinetry. Renting or Buying? 4 Things To Consider:

(NC) Arguments for each option constantly change depending on market conditions, government regulations and financial factors. Many don’t realize that there are actually some in-between options as well. To find the path that’s best for you, make sure you consider these factors which are often overlooked in the “traditional” debate. Location, location, location. According to the National Bank of Canada, for the first time in years, it is officially cheaper to rent versus buy in Canada. This means that nationwide, average rent payments are lower than average mortgage payments. However, these costs vary widely from place to place. In some locations (especially seasonal hot-spots and tourist areas), rents can spike much higher. Make sure you look at mortgage and rental rates from your specific area and don’t let hype from other locations throw you off. Know your long-term plan. Time is a big factor in the rent/buy decision. If you’re planning to stay put, buying is likely to be a good option. But if you know you’ll be moving around (or just aren’t sure), renting will likely offer you better flexibility and save you the costs (legal fees, agent fees, etc.) and headaches (staging and showing a home, transaction hiccups) of buying and selling. Factor in the “hidden” costs. Taxes are inevitable, yet many people forget to factor them into their decision. A nice perk of renting is that you likely will not be responsible for property taxes, so won’t be caught offguard by tax hikes. If you plan to buy, make sure you’ve researched tax rates in your area. They vary widely and can and have a huge impact on your monthly budget. Purchasing a house can sometimes trigger a tax reassessment, so don’t just go by what the previous owner paid. Make sure you’re prepared to pay tax on the sale price of your house. Also consider insurance and maintenance costs — tenant insurance is often less expensive than homeowner insurance, and owning a home means you’ll need to keep it in good shape. Consider the “in-between” options. Although it currently has a low profile, land-lease homeownership is growing in popularity and offers a 16

more affordable option for buying a home. In a land-lease arrangement, you purchase your home while leasing the land on which it sits. This provides the perks of owning a home (like home equity), while reducing the cost of your mortgage.

(NC) You’re close to retiring, but you’re in a home that’s too big and too expensive. So, you decide to find a new home that better suits your needs. But, do you buy that new home first or sell your old home before you buy? It’s important to think carefully about your needs and tolerance for financial risk before you commit either way. The pros and cons of buying first If finding the perfect home is your priority, buying first means you can spend as much time as you need in your search. You won’t have the pressure of an impending closing deadline, which could force you to buy a less-than-ideal home, or to move into a temporary home while you search. However, if you buy first you’ll have to find the money for a deposit and down payment, which could be difficult if all of your equity is tied up in your current home. That’s one reason land-lease homeownership is growing in popularity with retirees: it can require less money up front, since you are only purchasing the home and not the land it’s on. A potential downside of buying first is that you may need bridge financing and could find yourself owning two homes at once until you are able to sell your current home. This may mean paying for insurance, property taxes and utilities for both homes at the same time. These fi-

nancial pressures may force you to take a lower offer on your original home than you would have if you’d sold it first. If you’re particular about the location or the type of housing you wish to purchase, buying first may be the way to go. The pros and cons of selling first Selling your home first can give you better control of your sale price and alleviate pressure to accept the first offer that comes your way. Then, after you’ve sold your home, you’ll have a better idea of what you can afford to buy. However, as soon as you accept the buyer’s offer, the clock starts ticking towards the closing date. Since you’ll need to find a new home soon, that puts pressure on you to find your perfect home on a deadline. You might feel you have to make an offer on a home that doesn’t exactly fit your lifestyle, or look at a temporary rental, which would mean moving your furniture and personal belongings twice. Regardless of what you decide, make sure you have a backup plan. Access to financing and temporary accommodations will take some pressure off should problems arise during the buying and selling process.

Is Homeownership still Financially “Better” Than Renting? Faced with significant pressures to ensure housing remains affordable, finance experts are constantly debating what the ideal homeownership rate would be for Canadians. Answers offered usually lack detailed evidence on the cost of homeownership versus renting. What is often missed in the conversation are the long-term socio-economic impacts experienced by individuals and families who are not able to attain homeownership in their lifetime. Homeownership remains highly beneficial for most families, offering financial gains and a way to build wealth. This is especially true for those who expect to own their home for a long enough period to overcome the cyclical volatility of home prices. We have compared housing costs for borrowers who: a) purchased a $375,000 New Home (5% down), b) purchased a Resale Home built in 1975 listed at $260,000 (5% down), and c) Rented a home at $1,300 per month. We factored in a 1.5% appreciation rate, interest rates, the cost of borrowing, the cost of maintenance and repairs, etc. into ownership expenses, and compared these costs to the cost of renting (assuming a 1.5% rent increase annually). Ultimately, over a 25-year period, the costs associated with renting were more than $300,000 greater than the costs associated with owning a home. Applications Foundation walls, inside insulation Insulating the basement walls on the inside facilitates the completion of the basement by combining insulation with the pouring of the foundation walls. The insulating panels form a thermal barrier in a perfect contact with the concrete. Moreover, the plastic ties inside the panels ensure the integrity of the final components by providing a rigid surface for the screwing of the drywall. Use Concrete formwork insulating panels are used as foundation insulation in new buildings, also used as concrete wall insulation. Dimensions Insulating panels are 4’’ thick and are available in varying heights and widths of 2’’ to 24’’ for a perfect match with any form.

WARNING: ICF CAN FAIL! Why does ICF fail? • You cannot vibrate the concrete enough because of the styrofoam forms. This can lead to pockets where there is no concrete. • You cannot waterproof the outsides of the walls properly because of the styrofoam. • You cannot see the concrete after the wall has been poured so there is no way of knowing if there are any issue during the pour. • Costs roughly 20% more than our Form Foam system. Why choose Form Foam? • The sytrofoam is only on the inside of the wall so the outside can still be inspected.

• Because the styrofoam is on the inside only, the outside wall can properly be waterproofed using Watchdog Waterproofing. • We at M & O Construction have adapted the form foam system so that the consumer doesn’t have to use ICF. update your home

(Family Features) Energy bills are likely among the largest expenses for homeowners, but you can take action to lower those costs. During a remodel, a certified contractor can help you make smart decisions when it comes to selecting appliances, windows and insulation for your projects. Though upgrades made with efficiency in mind can vary depending on the climate you live in, the biggest energy users are typically the heating, ventilation and air-conditioning systems and water heater, all of which make up about 60% of a typical home’s energy budget. Learn how you can reduce your home’s energy reliance and environmental impact with these tips from the experts at the National Association of the Remodeling Industry: Heating and Cooling Climate control is one of the largest home energy users. A programmable thermostat is a simple starting point and can save up to one-third of heating and cooling costs. Cutting-edge models can even learn your family’s behaviors and tweak usage for maximum savings. Additional ways to save energy include sealing leaky ducts, cleaning or changing air filters regularly and replacing your furnace or air conditioner with an energy-efficient model, particularly if your heating and cooling systems are more than 15 years old. Insulation Studies show that only 20% of homes built before 1980 were well-insulated. Depending on when your home was built, adding insulation in the attic and walls can be one of the fastest and most cost-effective ways to reduce energy waste. Not only does better insulation reduce energy loss and improve comfort, it’s an upgrade that generally adds to the value of 26

your home with an estimated 95% return on your investment. Windows High-performance windows not only lower heating and cooling bills, they also reduce heat gain during warmer months and add a layer of insulation when you need to keep the heat inside. Triple-pane, Low-E insulated frame windows can save 33% of the heating cost for a typical home in cooler climates, and in hotter environments, double-pane, low solar-gain windows can reduce cooling costs by up to 32%. Lighting The average house dedicates 5-10% of its energy budget to lighting. To cut your use, switch to LED lights, turn off unneeded lights and, where possible, use natural light. Other measures, like relying on task lights and installing motion detectors, can help further limit your lighting-related energy usage. Appliances The refrigerator is a major energy drain, accounting for up to 15% of the energy bill in some homes, particularly models that are 15 years old or older. Design plays a major role in a refrigerator’s efficiency; it needs adequate air flow for optimal function. Be realistic about your needs and only buy as big a unit as you require. Be aware that icemakers and dispensers not only add to the up-front cost, they’re also less efficient. As with any appliance, shop for a model that offers as many energy-saving features as you can afford. Landscaping Trees positioned to reduce summer sun and winter wind can reduce a household’s energy use by 25% or more. In summer, trees can lower air temperature as much as 9 F through shading and evapotranspiration. In winter, a well-designed landscape can cut heating bills by about one-third.

Don’t let your building permit be held up by

energy efficiency!

On January 1, 2019, Saskatchewan joined the rest of the country by adopting a new section of the National Building Code of Canada (NBC). Section 9.36 sets out requirements for the energy efficiency and airtightness of houses. In order to get a building permit, your plans must include additional calculations and details to show how the new requirements are being met in the design of the home. Homeowners will see increased costs to build a home but this will also result in a more efficient home that will cost less to heat and cool. While there’s no getting around going through this process, there are ways to minimize the impact of these changes on the complexity and cost of construction. There are two options for ensuring the energy efficiency code requirements are met: The Prescriptive Model and the Performance Model. The Prescriptive Model breaks down each component of the house (walls, roof, windows, furnace, etc.) and gives a specific minimum insulation or efficiency requirement to each component. This seems fairly straightforward but the new code has also changed the way insulation values are defined. Putting R20 insulation in a wall no longer means that the wall is insulated to R20. The new section requires every component of a wall be used in calculating insulation values. For example, some

items like siding, sheathing and drywall add to the insulation of the wall whereas other items, such as the wood framing, takes away from the insulation of the wall. Consider that only 80% of the wall has insulation in it and the other 20% is wood, this requires a calculation of the average insulation value of the two materials. The calculations must show that the overall insulation value of a wall and all its components meets or

exceeds the building code requirements. In Saskatchewan specifically, minor changes such as adding slightly more insulation in attics and better insulation in walls has resulted in easily meeting the new requirements. Major changes, such as insulation under a basement slab where none was required before, has an extensive impact on construction. The Performance Model is not as straightforward. This path requires use of specific software that calculates the exact energy consumption of the home throughout the year and shows that the home will use less energy than maintaining the minimum insulation/efficiency values for each component of the home. The software takes into account every aspect of the home. The exact location of the home and the direction it faces, the area of walls, roofs and windows, the exact efficiency of each window and door, the furnace and water heater. “Why use the Performance Model? It seems complicated”. The main reason is to save money! Taking advantage of areas of the home that are already more efficient in current construction practices than minimum code requires allows the use of lower requirements in other areas. For example, if the builder typically installs a 96% efficient furnace but the code only requires a 92% efficient furnace, we can use the software to determine where energy tradeoffs can be made due to the more efficient furnace. If the builder typically installs R20 insulation in the exterior walls but code requires R22 insulation we can still use R20 insulation if the software shows that the additional energy required to heat the less insulated walls will be offset by less energy used by the more efficient furnace. The Prescriptive Model would require R22 insulation in the walls with no trade-offs. There are pros and cons to both models and it is best to consult with someone who has been trained in Energy Efficiency Analysis to help you determine which model is the best choice for you.
