APSU GREENWAY RIBBON CUTTING Story & Photography by Tony Centonze A large crowd came out to the APSU Pace Alumni Center at Emerald Hill on a perfect Spring day to take part in the APSU Greenway Trail Ceremony and Ribbon Cutting. “What a beautiful day to be out here at the new APSU Greenway,” Montgomery County Mayor Jim Durrett said. “This will eventually connect to the city’s Greenway, here on Kraft St., and once you cross the river, you’ll be able to go almost all the way to Kentucky. It’s awesome.” Jason Wills & Lauren Wilkinson

Guests at the event joined APSU President, Dr. Michael Licari for a brief walk along the trail, prior to the dedication and ribbon cutting.

Hannah Allen & Mark Brunner

“I am thrilled to take part in this event as one of my first official activities as president of this outstanding university,” Licari said. “The APSU Greenway has the potential to positively impact many of our students, faculty, staff, alumni and friends. It will be a transformative addition to our campus.”

Mickey Hepner & Kirsten Licari

“We are here to celebrate the APSU leg of the Greenway, Mayor Pitts said. “This will connect the two pieces that the city has completed, so, really, this connects campus to downtown and then also out to Heritage Park, and other places throughout the city. It’s amazing. We also have a grant from the state to build a pedestrian bridge that will further connect the trails, we’re going through that process now. Dr. White and her team had the idea to use university property to create this vital link. I am grateful for APSU stepping up.”

industry, but she is also a leader in the market. Construction is a male dominated field, and Amber is trailblazing her way through with steely strength, grace, and beauty leaving gorgeous luxury homes in her wake. Though earning a career through a winning combination of determination and grit, Amber explains, “I don’t believe in self-made. Everyone has had help along the way, and if it weren’t for those people, I would not be where I am today.” After receiving her degree in Architectural design in Florida, she moved to Tennessee. Here, she started working for a large development company until she connected with Reda Home Builders. At 27, she had the opportunity to help build the company brick by brick, and she has continued for the last 11 years. When she began working for Reda Home Builders, the company was in its fledgling stages. Reda Home Builders had a small team with big dreams. Amber helped grow the vision into the behemoth of a company it is today, and she now runs the organization she helped build. Reda Home Builders builds over 200 homes every year, and Amber knows every single, intimate detail about each home from the selections down to the studs. She selects the floorplans, colors, combinations, as well as Reda’s builder grade materials, and everything else. Amber tells VIP, “All of our selections are above the industry standard for builder grade. I have expensive taste, and I only choose products I would be happy having in my home.” Amber is humble about her immense success. However, even when words are few, her business acumen and strategic prowess speak loudly enough to fill an auditorium. Amber’s presence is intense, and her words are intentional. A person who has earned so much while still being so young doesn’t waste time with unnecessary words. Not only is Amber a tenacious professional, she is an asset to her industry, and a gift for our community. Amber’s visions have brought family after family a place to call home in Clarksville, and at VIP we can’t wait to see what the future of Amber & Reda Home Builders has in store.

THE KELLER WILLIAMS AWARDS Story & Photography by Tony Centonze Keller Williams Clarksville recently held its annual KW Awards Banquet at the Wilma Rudolph Event Center, and this year’s theme was The Greatest Show. “This awards banquet was a long-time coming,” KW Team Leader Angel Johnson said.

Annaka Miles & McKenna Serio

According to Johnson, The Greatest Show theme was inspired by the agents of KW Clarksville. “Our agents truly are the greatest,” Johnson said. “They give back so much to their clients, and have shown that throughout this past year, while dealing with the challenges of the pandemic. I want to say a special thanks to Angie Morales-Link. She and the folks from PSR Rentals brought that idea to life for us.”

Dick Sutton & Scott Swanson

“In spite of the pandemic, in 2020, KW Clarksville closed more units than ever before in its 19-year history. “We ranked #22 in closed units for Keller Williams Worldwide,” Johnson said. “That’s out of about 1,000 offices." “The awards we presented at our banquet were based on production. This year, we had four agents reach ‘millionaire agent’ status. And, we had the KW Southeast Region Rookie of the Year, Adam Davis.” Angie Morales-Link was presented with the Chief Joy Officer award. “We created that special award for her, because she makes it her mission to bring joy to people every day,” Johnson said. “Angie did an outstanding job on this year’s banquet. Nicki Weimer & Cody Stewart

“We at Keller Williams Clarksville give all thanks to the people of Clarksville and the surrounding areas for all their support, and we look forward to serving them in an even more incredible 2021.”

Ashley Kautz of the Adult, Non-traditional, and Transfer Student Center was a member of the planning committee that put the event together. “Historically, we’ve had events throughout the month of March, which is Women’s History Month,” Kautz said. “This is our first Women’s Empowerment Week. We have between fifteen to eighteen vendors here today. COVID-19 slowed us down a bit, and limited our capacity, but we’ve had a great week. At our opening event this week, we had about 200 students, and we’ve averaged fifty or more at events all weeks. “Our goal with today’s event is to feature women, so they can tell their stories, and empower our students who may want to open their own business. It’s important for aspiring female entrepreneurs to see the success achieved by these local women business owners.” Kennedy Page & Harriet Collins

KATHERINE ROBERTS & FREEDOM TITLE SERVICES By Lindsey Sims

Freedom Title is a notable presence within Clarksville’s mortgage industry. Standing amongst the numerous, Katherine Roberts stands out as a force of nature, navigating her business and employees through uncharted waters.

In addition, Freedom Title offers mobile/ curbside closings, docusigning where acceptable and adhering to social distancing, as much as possible, when closing in person. Furthermore, to assist clients that may have underlying health issues,

Analyzing the past year, Katherine tells VIP “The housing market in middle Tennessee has remained strong throughout the pandemic. I think with more people spending time at home, and some teleworking from home, the desire to purchase is on the rise. Rates remain low so the desire to purchase over rent has increased. To put it simply, our market is on fire.”

Katherine tells VIP, “We are working with some new platforms to get certified with services such as Remote Online Notarization and electronic signing to be able to provide even more services to those that cannot attend their closing inperson.”

The team at Freedom worked to ensure customer safety and satisfaction in our community, and the results are prominent.

28 • APRIL 2021 | THE REAL ESTATE & HOME ISSUE

Working closely with a home buying team can alleviate stress, especially for first time homebuyers. A great tip from Katherine is to always stay in communication with the lender and the realtor, ensure all requests are fulfilled within a timely manner, and to follow instructions from the loan officer.

The homebuying process can be filled with challenges and upsets, and while it is certainly not for the faint of heart, the purchase process is a small price to pay before the exciting start of new, beautiful memories. As Katherine points out, “Closing should be a smooth and easy process.” There should be no surprises on the day of closing. Regardless, Katherine and her team are available to support and help all of their clients through the process.

OFFICE TRIVIA NIGHT Photography by Whitney Jones & Story by Tony Centonze Trivia has become a regular thing at The City Forum, with Thursday night team competitions in the facility's bowling lounge. But, Jon Armitstead wanted to take it up a notch with three or four larger themed events in the more spacious Madison Room.

Alex & Kayla Martin

Emily, Alyssa, Ashley, Hailey & Coty Lehman

The first themed event, Wands & Wizards, was all about the Harry Potter series, and included giant turkey legs, butter beer and more. “We learned a lot from Harry Potter trivia night,” Jon Armitstead said. “We didn't have enough space to do 'first come - first served'. So, we did this one as a ticketed event. Tickets were free, but we were able to limit the number or people who showed up. We actually Sold out about a week before the event.” “It was great, the event was packed,” Armitstead said. “We had Kevin Malone's chili, Stanley's pretzels, and a limited menu with chicken bites, fries, and pizza. Guests could order Alfredo's Pizza Kitchen or Pizza by Alfredo, series fans understand. For drinks, we had Pam's Margaritas and Michael Scott's Orangevodjuicka.”

“We are having a Ladies Night Sip & Shop event here tonight to show our support and appreciation for our friends at Re:defined Boutique,” Price said. “We have events, periodically, to show appreciation for business owners and others who support us. This is our chance to hang out, have some fun and give back”. Guests were greeted by Price and a breathtaking 6-foot, multi-level charcuterie board designed by Mary Wolfe of Little Wolf Grazing Co. The boutique’s manager Emily Dyce talked about the history of the company, and the Madison St. shop. The Boutique has been open for about seven years,” Dyce said. “Jenna Boykin is the owner. the heim group “We have won many production awards, but more importantly, are very much involved in our community and local committees, and take pride in making this a business about families and bettering the community that we live in.” -Melanie Heim By Lindsey Sims The Heim Group’s all-encompassing team consists of individuals, from all walks to life, coming together and utilizing their real estate platform to support Clarksville. All six team members come from different backgrounds and fields; however, all are now able to positively impact the community in such a way they never dreamed. Melanie Heim worked for a title company for several years, took a six-year hiatus to have children and entered the real estate world again in 2014. Shannon ended up joining his wife Melanie; he worked at a major retailer for 17 years but realized what they could accomplish together through Real Estate. After a little over a year, the two started The Heim Group and welcomed Valerie Dirks, Camille Santora, Meghan Woodfolk, and Kimberly Johnson. Melanie tells VIP, “We have won many production awards, but more importantly, are very much involved in our community and local committees, and take pride in making this a business about families and bettering the community that we live in.” In 2020, Melanie and Shannon Heim created the Kinsley Lynch Foundation from a personal tragedy; now, their customers can donate funds through closing a real estate transaction with The Heim Group. The possibilities to support our community are limitless, and The Heim Group takes utmost pride in always moving forward to achieve that goal. This was the first event hosted by the Kinsley Lynch Foundation, organized by Melanie Heim. “Melanie started the Kinsley Lynch Foundation in honor of my daughter who passed away in a drowning accident a couple of years ago,” Briony Lynch said. “The goal of this Foundation is to provide education and safety awareness. And, to save the lives of other kids, by getting them swim lessons.” “This is our first event, and it’s going pretty well,” Melanie Heim said. “We’re hoping to raise about $30,000 today. It costs about $600 per kid, for them to go through ISR (Infant Swim Resource) training. ISR teaches self-rescue swimming, which is different than traditional lessons. It teaches kids how to rescue themselves if they’ve fallen into the water, even if they’re in heavy winter clothes.

Sango Pharmacy 8th Birthday Story & Photography by Tony Centonze Sango Pharmacy recently celebrated eight years in business with an anniversary party that offered customers everything from doughnuts and biscuits to snack on as they shopped, to samplings from their unique selection of craft beers.

Diana Ruddy

“This is our 8th year, and we are celebrating,” owner, Catherine Meeks said. “This past year was good, definitely different, but still good. The pandemic caused a decrease in sales of our retail items, but an increased need in the pharmacy, and some of our other services.”

Parker & Beverly Smith

Meeks said, drive-thru and curb-side service was essential to her business for a couple of months. “We did offer some of our retail products online, but people love to come here and shop, and connect with the products they’re considering,” Meeks said. “Things have been slowly getting back to normal, but we still have people coming in who say they are just so excited to be back out, in public, seeing people. “In-person traffic is starting to get back to pre-pandemic levels. GRAND OPENING Story & Photography by Tony Centonze There was a lot of excitement on Franklin Street recently when Jody Isaacs and Steven Tyrrell of Journey’s Eye Studio opened the doors to their new venture, a souvenir store called The Clarksville Collection.

Amber & Izabella Lien

“We are so excited to be opening our new Clarksville-themed merchandise shop inside City Market on Franklin Street,” Isaacs said. “We’re offering elevated Clarksville wear, and our slogan is Be All In. I feel like this community is ‘all in’ together, and always supportive of one another. When we represent this great city, we should keep it classy.”

Mike & Danielle Hoffman

The shop offers a huge variety of products and designs, and there are more on the way. “We’ll be rotating designs in and out,” Issacs said. “I’m loving our kid’s collection. We have a wide range, from newborns to toddlers, to extrasmall, and a full selection of adult’s sizes. We also offer some Fort Campbell, and Montgomery County merchandise.”

Nick Edwards

The store offers t-shirts, hats, sweatshirts and hoodies, postcards, greeting cards, prints, and lots of other Clarksville-themed gift ideas. And Isaacs says the best part is, “it’s all designed by us, or our incredible local partners.”

CPD Captain Liane Wilson

“We’re calling this project Women of Clarksville,” Bowen said. “We invited the women who were included in the portraits and their plus-one’s to today’s reception. There were sixteen women selected. I chose women who represent this community. Women in different fields, Health & Wellness, Medical, Government, Art, Agriculture, and Business. I wanted to find representatives of all the things that make up a community.” Bowen reached out to some, they would recommend others, and the process snowballed. With each portrait, there is a bio of the subject, so people can learn about them. “The portraits are hung at different local businesses,” Bowen said. “I want to thank all the great businesses that helped by providing space. All the portraits are located between Franklin St. and Strawberry Alley, and 1st and 2nd Streets. They’re on display in the windows of businesses. I wanted something that was social-distance friendly, and outdoors, so the public can have easy access.”

At Legends Bank, we strive to inspire legends.. With the global COVID pandemic crossing the birthday line, we can now look back and analyze the differences, good or bad, and also glance into the future to see what is expected to come. VIP recently chatted with Cheryl Lankford, a prominent community member and a Vice President, Commercial Loan Officer, at Legends Bank. “Fortunately, in the commercial lending world, which also includes construction loans for residential builders, it didn’t really seem to slow down in 2020. The construction industry has kept thriving through this pandemic, and rightfully so with the continued shortage of residential houses and lots on the market,” said Cheryl. Cheryl credited President and CEO Tommy Bates for the amazing changes he provided to help Legends adapt and stay in touch with the community; “We have all had our share of ZOOM meetings over the past year, which were

comical at times, as we all learned more than we probably wanted to about ‘filters’, the ‘mute’ button, and how to ‘disable the video option’, but adapting to this new way of doing business kept us feeling connected to our co-workers and our customers, even though face-to-face interactions were very limited.” “Tommy Bates kept us updated in weekly ZOOM meetings of how the bank was doing- and not only meeting our projections, but also exceeding our 2020 projections. It really was and still is phenomenal. Recently, Tommy shared that we are on target to have the best 1st quarter we’ve ever had.” Looking into 2021, Legends is hopeful the worst of the pandemic is over, and business can continue as usual. Hopes of new construction maintaining is prominent and looking very promising. Clarksville’s future is bright, and Legends Bank is excited to also be a shining light into 2021 and beyond.

Sweet Home Realty Awards Photography by Cultivated Co. The Sweet Home Realty Awards was a personality filled, tight knit with a family feel, ballgown extravaganza. Looking radiant and regal, Sweet Home Realtors recently gathered at the Wilma Rudolph Event Center to celebrate each other’s successes. With dinner, drinks, and dancing, the Sweet Home Realty Awards most certainly made a memorable evening.

It is remarkably easy to fall in love with a home. One difficult piece of the home buying process is to look past the stunning façade and determine if there are underlying issues which can be costly for new homeowners, such as structural problems, roof leaks and electrical safety. Mortgage Lenders will require an Appraisal to be completed, however, that will only determine the value of a home; a home inspection will inform and protect the homebuyer, as well as provide negotiation leverage to have issues address before closing. A good home inspector looks for fundamental problems within and around the home. In addition, the home inspector can also provide necessary information such as the location of the main water and gas shutoffs, for emergency or remodel knowledge.

50+ Center Birthday Bash After being closed for most of 2020 because of COVID, the Clarksville Montgomery County Ajax Turner Senior Citizens Center recently hosted a drive through birthday bash! Members and regulars at the senior center drove through a line of smiles and waves, picked up some sweet treats, and were thrilled to have the chance for a socially distanced celebration. Some of the senior center’s regular partners, like M & W Insurance, graciously donated and sponsored all the supplies for the day. Executive Director Janet Holleman was positively beaming with joy at the sight of seeing her seniors so happy.

THE PINK HOUSE Story & Photography by Emily Reedstrom You know when you’re scrolling through Pinterest, trying to plan a party that you are throwing? You’re low-key stressed because nothing is ever as good as it looks on Pinterest, but also these pictures are giving your party life. There’s perfectly mix-matched pastel china, floral arrangements with layers of greenery and all the shades of pink you can imagine. Then you see drool-worthy charcuterie cups, sugar cookies and macarons and oh, there’s even matching wine! Yea, that was this photoshoot. This dream team of vendors pulled out all the stops creatively. These women took this tiny tea party idea and went into their respective business corners to brainstorm and devise exactly what their business would create. Each vendor came to the tea party and absolutely slayed, which is what makes each beautiful photo so Pinterest worthy. The tea party was held at a new Airbnb in Clarksville, The Pink House. This adorable little cottage is the perfect spot for a weekend stay-cation, overnight with the girls, bridal shower, or bachelorette weekend. The house is perfectly feminine with all of it’s happy and colorful walls, floral arrangements and soft, ladylike decorations. The idea for an elegant tea party with stunning florals, beautiful food and mix-matched china came to Amanda Emling, long before Tutti Frutti Charcuterie was born. When she met Angie from The Pink House and saw this sweet little cottage, she knew it was the perfect location for her chic charcuter-tea party. Now it was up to the rest of the vendors to make the vision come true. First, we have Kassie Kay Floral Designs -florist of our literal dreams. Kassie created several bespoke floral arrangements to decorate every corner of the house with additional texture. Karen from Sugar by Kay Louise came through for this tea party with teabombs - if you don’t

know what those are, (neither did I) they are edible flowers, spices, and a teabag molded into a glittery ball that you pour boiling water over, and magically it becomes tea! Karen also created sugar cookies designed with lace and intricate floral icing.

BEHIND THE SCENES

In addition to Karen’s cookies, we had another amazing baker, Amanda Grove, owner of The Cake Crumb Bakery. For this tea party, Amanda hand made dozens of macarons in various shades of yellow to create a beautiful ombre tower of her macarons.

Our last foodie gal was Amanda of Tutti Frutti Charcuterie. Using her amazingly creative cheese talents, she made delicious charcuterie toasts and cups. Amanda’s drive for creating unique products elevates everything she touches. Josie and Say McCall did a perfect job with hair and make up for our three lovely models, while the models made eating food look good (which is really HARD). Then of course there’s me. Emily of Emily Reedstrom Photography, there to capture the magic of the day. I love showing others the beauty in my camera, and being able to share and show these women how amazing they truly are at their jobs gave me life. Yes, the photoshoot came together perfectly. But, for the vendors, it was more than a very Pinterest-able photoshoot. It was also a place to be around like-minded women, women who all run their own small businesses. It was a place for each of us to completely express our creativity. It was a way for us to bond and become friends and champions of one another. This photoshoot was a place to become inspired by more than just cookies and pretty flowers and pink. It was a place to become inspired by other incredibly strong, smart, talented, driven and empowered women.

Story & Photography by Tony Centonze Local business owners were recently invited to Mingle with LOCAL at The Ruby Cora, an opportunity to mingle, collaborate, celebrate and learn.

Lacita Mason & Erika Wolfe

“We try to do these events quarterly,” Kacie Bryant said. “It's a great way for local business owners to get together, connect, and mingle. The last one we did was in November. We try to get together at least three times a year, but COVID-19 has made networking difficult for everyone.”

Belinda Martinez

Bryant's partner, Tara Curtis joined the conversation. “This last year has been very challenging for Clarksville's small business owners,” Curtis said. “Were trying to create a community where they can meet likeminded people and be empowered.” Bryant concurred, “The businesses in our community are really struggling right now. It's important that the solution not be worse than the problem. People are made to be with other people, especially business owners. We're getting them together, and hopefully reigniting their enthusiasm for being in Clarksville, and running their businesses. It's really hard right now. We all need to regain our momentum.”

CINDY SLATER

MEMORIAL GOLF TOURNAMENT By Lindsey Sims Simply put, Cindy Slater was a saint. Deeply devoted to her family and faith, Cindy felt a need to help anyone she could, in any way possible. Cindy could often be found purchasing groceries for a family who couldn’t afford them and lifting others up in their most desperate times of need. Cindy was a light in the dark for so many. She was benevolent in the truest, most pure sense. After his mother’s passing, Dr. Jakob Slater created the Cindy Slater Blessings Fund to honor her legacy and to continue to bless the community – just as she would have. On Friday, May 7, 2021, Dr. Jake Slater, owner of Elevation Chiropractic, will be holding the first Cindy Slater Memorial Golf Tournament. The goal of this three-man-scramble is to raise money to bless those not so fortunate within the community. Dr. Jake has planned the tournament to be a day of great memories and laughter. With contests, food, and great people from all over Clarksville, May 7th will be one for the books. To become a sponsor, sign up for the tournament, or donate, please reach out to Dr. Jake: DRJAKESLATER@GMAIL.COM

Rich Holladay

Dr. Michael Licari & Norman Quirion

Rich Holladay, Military Affairs Chairman for the Chamber spoke about the evening’s event. “MG JP McGee is returning to Fort Campbell,” Holladay said. “He was here some years ago, and held various commands, but during his most recent post at Ft. Campbell, he was Brigade Commander of the 101st’s 1st Brigade. “MG McGee replaces MG Brian E. Winski, who has retired, and returned to Wisconsin to do great things, and enjoy life. MG Winski will be missed. But, we’re thrilled, this area’s veterans of Ft. Campbell and the 101st, and just the community as a whole, for MG JP McGee’s return.”

“Ft. Campbell is always growing,” Holladay said. “It maintains its position as probably the premier power protection platform for the U.S. Army, and one of the major platforms for the Department of Defense. With that continued growth, you see that tonight’s event is sponsored by Bell (Bell Aviation). They were happy to be part of this welcome reception. Ft. Campbell is a hot ticket assignment for a commander. They really bring the best and brightest to & back to Fort Campbell.”

ADDING A POP OF COLOR TO YOUR HOME WITH KASSIE KAY Story by Lindsey Sims & Photography by Jess Henderson Photography Kassie Peterson, local floral extraordinaire, has numerous accomplishments to boast. In addition to owning Kassie Kay Floral Designs, she was also chosen as one of many volunteers, from throughout the United States, to decorate the White House for Christmas 2020. Kassie recently had a chat with VIP and shared some of her favorite spring secrets for adding a pop of color to a home. Stunning florals and greenery add color and life to a perhaps stale environment, and utilizing greenery gives a fantastic balance to these tones. Do you have a favorite flower to work with for home décor? When designing arrangements for home decor? I love using long lasting flowers so I can enjoy them over a longer period of time- carnations, alstroemerias, tulips and eucalyptus greenery- I love greenery! I also enjoy flowers that you don’t necessarily get in the grocery store and are an oh so worth splurge like ranunculus, anemones, peonies, and garden roses. Dried and bleached flowers are very trendy right now, so when you are getting an arrangement made and would like to have it dried, I would ask for flowers that dry well. For instance, I would ask for an antique hydrangea versus a standard South American white hydrangea, the antique hydrangeas just dry so well. I also love incorporating the bleached and grass pieces as well- it just depends on your style because you definitely want your floral arrangement to look cohesive stylistically to your home. The dried and bleached pieces definitely lend themselves to a more bohemian or eclectic style but are super fun! What is a great flower for spring to show in homes for sale? Maybe one that lasts well and doesn’t have a harsh smell? Alstroemeria? Alstroemeria is a workhorse in the floral world, it’s long lasting and comes in a variety of colors

for almost any color palette. I also like tulips too and they just sing spring tunes to me! When putting fresh flowers in home decor I would stick with doing a monochromatic arrangement. This look photographs well and is easy on the eyes and looks super sophisticated in my opinion. I also am going to steal a phrase from a friend, James Farmer, who is an inspiration in home decor, but he says “green and white is always right.” and I couldn’t agree more with that. It is fresh, clean, simple and never wrong. Do you offer any advice with plants or exterior décor? I try to remain in my cut flower lane mostly but I love gardening at home as a hobby and I do exterior pots for a couple of clients. The biggest advice I can give on plants and plant care is to find out their sun and water needs. Plants don’t necessarily need much but the correct sunlight and watering schedule is going to make all the difference. For outdoor large containers I like to design with a thriller, filler and spiller ruler. For example, taking sweet potato vine (spiller), geraniums (Filler), and fountain grass (thriller) make for a great combination. Coleus is another great plant to use to add color and I love cutting their leaves and incorporating them into arrangements. My thought process to gardening is to plant things I can eat or put in an arrangement or both, so herbs are always a staple. Basil, rosemary, and mint are what I call my big three that I always try to have on hand. They also go great in arrangements, food and drinks so you couldn’t ask for anything more versatile. Any way to bring the outside in is what fuels creativity and conversation with your guests. Conversation starter is the secret power flowers have and I think that is what makes them magical! Find Kassie Kay upstairs at Mildred & Mables, or on Facebook & Instagram!
