any aspire to buy by the sea but just how much more are they prepared to pay for the luxury of this proximity? Properties located within 100m of Great Britain’s coastline cost on average 10.5% more than those located up to 1km away, says the Savills Research Team. This average does, however, vary depending on location. The most expensive coastline can be found in south west England where the average sale price of properties within 100m of the sea is £312k, 16.2% higher than their more inland counterparts. For those looking to buy in the well-established prime markets of Sandbanks and Canford Cliff s, this fi gure rises to £1.3m. The premium in Wales is higher than in England with buyers spending on average 19.6% more for properties on the coast. This is a result of the popularity of locations such as Conwy on the north coast and the affl uent seaside town of Penarth in The Vale of Glamorgan.

The opportunities to get out on the water are as abundant as they are diverse, and are by no means limited to traditional sailing. While sailing a yacht or cruising in a motoryacht typically requires a crew of several people to work the sheets and lines, there are plenty of sports on a smaller scale to be enjoyed, either on your own or in pairs. Windsurfing, stand-up paddle boarding, kayaking, surfing, and kite-surfing are all exhilarating sports that you can dip into, or take more seriously if you get the bug for it. Stand-up paddle boarding has witnessed a huge surge in popularity over the last few years. Many clubs and watersports centres operate across the country, from the Orkneys to the Channel Islands, providing all the equipment and training you need to get out and enjoy yourself. There are more sedate approaches too. Whether on the Thames, the Hamble, the Helford, the Dee or the Forth, you’ll find an array of operators providing boat trips that take in the surrounding scenery without needing to get your feet wet. Perhaps you live and work near London and something a little closer to the capital would better suit you. If so, there are plenty of clubs to choose from, whether you’re seeking one that’s member-exclusive, or one that you can dip in and out of, fitting your quality-golf time around a busy working schedule. If the latter sounds like you, Hampton Court Golf Club would be a good place to start. Situated on a bend of the Thames, you’ll find fantastic practice facilities and a par-71 course that combines inland-links style with parkland golf. Fallow deer can also be found roaming the fairway borders, serving as a living reminder of the area’s historic reservation for the King’s sport. As you head south west to Dorset, dust off the clubs and get on the rolling green slopes and forest-lined fairways of Parkstone Golf Club. Ranked in the top 100 golf courses in Great Britain by Golf Monthly, Parkstone is a mature course with lakes, heathland and stunning mature pines, with views over Poole Harbour. Next we look to Wales and the weather beaten coasts that make moving here so appealing. Here, there are some exceptional golfing opportunities, and Nefyn Golf Club is a fine example. With holes jutting out into the sea on a crooked finger of land, Nefyn is arguably one of the UK’s most dramatic golfing landscapes. And, while it wouldn’t be described as cheap golf, the value for money offered to visitors here is exceptional, with top facilities, a well-stocked pro shop and a driving range, great for polishing that crucial first shot.

There’s something so very memorable about eating out on the coast; a backdrop in constant flux with the seasons. Coast Saundersfood perched above the beach at Coppet Hall, Pembrokeshire, boasts floor-to-ceiling windows that capitalise on the stunning views out to sea. Head Chef Will Holland, a regular guest on Saturday Kitchen, was named one of the “10 most influential chefs of the next decade” and won a Michelin star while still in his 20s. The atmosphere is relaxed and the food is exquisite, from the seared king scallops with asparagus spears, pink grapefruit and hazelnut praline to the crumbled Pant-Ysgawn goat’s cheese salad. Pebble Beach in Barton-on-Sea was recently named “the number one place to eat by the sea in the south” by the Sunday Telegraph. The City Barge Chiswick is steeped in history and has outstanding views of the Thames; the perfect spot to decamp to after a day in the city. The Bingham and The Petersham in Richmond both offer waterside serenity and opulence not far from the city. Rick Stein has just opened a new restaurant at Tideway Yard in Barnes, featuring some of Rick’s favourite dishes inspired by his travels. Meanwhile, in the bustle of the capital, Craft London, a chic, contemporary restaurant on the Greenwich peninsula serves exceptional food as you watch the Thames snake through the city. Edgar House’s Twenty2 is a fabulous riverside boutique hotel and restaurant on the river in the heart of Chester. One of the joys of harbourside dining at a working harbour is watching the fishing boats returning home with their catch. The thought that the fish on the boat may well be the fish on your plate later that evening is a wonderful one. At Rockfish Brixham, one of Mitch Tonks’ famed seafood restaurants in Devon, you really couldn’t get much closer to the source. Located at the Fish Market on the edge of the harbour where the boats come in, you can be sure of the freshest fish you’re likely to eat. Across the south west you’re truly spoiled for choice and Rick Stein’s original bistro, The Seafood Restaurant in Padstow has really helped cement Padtow’s sterling reputation as a foodie mecca, while the exclusive Idle Rocks in St Mawes is, quite simply, a must-visit for anybody seeking fine dining and a view of life on the water.

A recent client, looking for full project management on a beach house sold through Savills, requested a timeless look with a coastal influence, but wanted their love of Harris Tweed incorporated into the project. Geri has been extremely successful in the high net worth market gaining a 50% share in recent years. The island of Jersey has a long-standing reputation for attracting successful companies, and the people that run them, to its beautiful shores.

Ben has been involved in buying and selling prime coastal property in North Norfolk since joining Savills in 2006. He utilises a network of key contacts and a deep understanding of the area having grown up on the family farm near Holt about 4 miles from the sea.

Giles has been selling property across Hampshire for 14 years. Based out of Winchester he has been with Savills the last 7 years and has been involved with a significant number of transactions across the county as well as in the city of Winchester.

Mark has enjoyed his estate agency career selling premium homes across Cheshire and South Manchester. With Savills during the last decade, this has extended to the popular and scenic Llyn Peninsula in North Wales and to the Isle of Man with involvement in many of the prime property sales.

Perhaps most notably Cameron was involved in some of the highest value sales to have ever taken place in St Andrews in the last decade. As a keen fisherman he is never too far from an estuary, river, or the magnificent coast lines of Scotland of which there is over 6000 miles to cover.

With their Gulf Stream climates they are both only a couple of hours away and offer a completely different pace of life. They attract buyers mainly from the West Midlands to Lancashire although many are based much further afield.

The location of Winchester is a fabulous source of buyers for the wider Hampshire market, from this central hub Giles is incredibly well placed to source buyers for those popular costal areas. The view over water continues to drive a premium.

any home buyers aspire to live by the sea, but just how much more are they prepared to pay for this luxury? Our latest research reveals that homes located within 100 metres of the coast are worth on average 10.5 per cent more than neighbouring properties located just inland, but this figure can rise to nearly 25 per cent depending on the location. By value, the most expensive coastline in Britain is the south west of England where the average sale price of homes within 100 metres of the sea is £311,988, 16.2 per cent higher than their more inland counterparts. For those looking to buy in the well-established and traditionally prime hotspots of Sandbanks and Canford Cliffs, the price of this exclusivity rises to £1.3 million.

In the majority of coastal regions, buyers pay a clear premium for a waterside property. In the north of England, although average prices are lower than those further south, the premium can be significantly higher. Coastal homes in the north east, Yorkshire and The Humber can expect to fetch on average an additional 24.8 per cent and 21.3 per cent, respectively. By contrast in the east of England, which includes the industrial ports of Lowestoft and Felixstowe, the average value of coastal homes is £231,419, two per cent lower than those located further inland, indicating there is a slight discount to be had. However for buyers seeking to move to the prime coastal towns of Aldeburgh and Southwold, the average price of a home stands at £374,000 – well above the average for the region.
