HOMEBUYING ADVICE

4 Tips to Choosing the Right Community for Your New Home Touring around on a beautiful day to check out local neighborhoods can be a lot of fun, especially if you are considering building or buying a new home. The Rio Grande Valley has dozens of neighborhoods to choose from, each offering houses of different styles and sizes and with many great amenities. Whether you are looking for a starter home in a community with a pool, a large home in a community with lots of walking trails, or a resort-style home on or near the beach, there is a perfect community for you.

For older adults, there are several active communities with both large and small housing options and locally organized events designed to help you enjoy a lively and full lifestyle. These communities often include social clubs, fitness facilities, and programs aimed at seniors. Some even offer transportation to local cultural events for groups. Luxury planned communities have even more amenities available exclusively to local homeowners. These can include private lakes for fishing a n d k aya k i n g , excl u s i ve gol f courses, spas, and clubhouses, as well as security features that ensure only those with permission are allowed on the property. You’ll feel safe and pampered inside one of these communities.

UNDERSTANDING DIFFERENT NEW HOME COMMUNITY TYPES

Is your heart set on a community with beautiful trees, a golf course, and exercise facilities? Do you want a neighborhood with extra security? Or are you looking for something that’s perfect for young families with lots of features for kids? Thankfully, there are neighborhoods in our region that meet all of these needs. Figuring out which one is right for you starts with understanding the different community types available. New home owners looking for the perfect fit for a family will want to consider selecting a community with basic features like local schools and medical facilities close by. You’ll also want to look for features that were built with kids in mind, such as sidewalks, parks, and even swimming pools. These communities may also offer homeowner associations that organize local activities aimed at children, as well as Neighborhood Watch programs for added safety.

8

Living in a community aimed at your lifestyle means it will be easy to get the most out of your new home. Before you decide which type is right for you, enjoy an afternoon driving around and touring a few. Which ones feel like they match your hopes and needs?

FACTORS TO CONSIDER WHEN CHOOSING A NEW COMMUNITY

Now that you understand the different types of communities, you’ll need to determine which one is the right fit for you. We’ve come up with some tips for how to choose the best neighborhood in which to build your new home. TIP #1 - SIZE: Consider how much space you’ll need—both inside and outside. Some communities offer smaller starter homes or townhouses while others have only larger properties. Think about the house and yard size you and your family will need, and look at communities that offer houses that fit within your current expectations.

HOMEBUYING ADVICE

TIP #2 - DESIRED FEATURES: Which of these amenities would you use and what value you would place on having them nearby? Many new communities are built outside urban areas and provide access to larger parks, nature preserves, golf courses, and water sport areas. TIP #3 - LOCATION: What features do you want nearby? If you have children, look at the school zone of a community – does it have the right schools for your kids? Consider whether your new home will be close to your job as well as your favorite shopping, church, and dining options. And don’t forget to do a local search to find out if there are the right hospitals and medical providers such as dentists and clinics for your needs. TIP #4 - BUDGET: How much extra can you spend for amenities? Living in a planned community may involve paying monthly or annual fees for additional features. Some provide yard upkeep, caretaking for shared outdoor spaces, and management of community features such as fitness facilities and parks. This gives you extra time to spend enjoying time with your family, but it will add to your budget. Once you have figured out which communities you think would be the best fit, you may want to spend time talking to homeowners who already live there. Get their insights on what it is really like to live there to help you determine if various features offer the value you think they will. Remember, you are buying more than just a house; you are buying your family’s home and neighborhood. This is where your children will make friends and memories, where you will sit down for dinner every day, and where you will walk down the street to chat with your neighbor. Make sure you choose the perfect community in which to build your perfect home.

HOMEBUYING ADVICE

Why Buy New If you’re in search of a new home, you’re likely debating the benefits of a newly built home versus an established one. There are several factors you should consider before you start your search. Too many people pass up an opportunity to build their own home without thinking about the pros of new construction. Let us give you some thoughts to ponder.

Benefits of Building a New Home

Imagine for a moment you get to decide everything about your new place. These are the benefits of being able to build new and choose every aspect of your new home’s design:

1

EASIER TO MAINTAIN: Since everything from your roof to the HVAC system are brand new, you don’t have to worry about what will stop working. You get new warranties with new construction. This will help guard against major repair costs. It also means you won’t have to save as much money for when something like the water heater needs repair.

2

MORE EFFICIENT AND HEALTHIER: For example, take the BUILT TO SAVE™ program—you can connect with contractors who know how to build energy efficient homes. They also understand which building materials are healthier. For instance, they can help you choose low and zero-VOC (volatile organic compound) building materials and paints that are better for your indoor air quality.

3

4 5 6

PERSONALIZED MATERIALS: A new home allows you to decide on special features. For instance, you can choose the type of flooring or countertop material you want to use.

LOCATION: New homes tend to be built in communities that are designed for lifestyles, such as proximity to parks, schools, or public transportation. That means you can choose your new house based on a neighborhood that best suits what matters to you. TIMING FOR MOVING: It takes about five to six months to complete a new home build. This will give you time to plan for your move to take the pressure off of the process.

Remember, a new home might seem to have a higher price tag, but being able to personalize your home and save money over time will be worth the cost in the long run.

FLOOR PLAN: In a new home, you get to select how you want your house laid out. If you want a formal dining room, you can have it. If you want an open floor plan with floor to ceiling windows, you get to decide that, too. September/October/November 2019

I

n the short period of time since its start in 2013, Villa Homes has earned a reputation for building some of the most outstanding luxury homes in the Rio Grande Valley. In 2018, the company was recognized for excellence in construction on their first entry into the Rio Grande Valley’s Parade of Homes competition and won multiple awards, the most of any builder in the competition, including the top award of “Best of Show.” The success that Villa Homes has achieved can be summarized in two words—team effort. The passion, talents, and integrity of all of the team members truly set the company apart. While each member of the team has specific duties and responsibilities, it is their collaborative effort and focus on the final product that makes the company successful and guarantees a happy home-building experience for customers. Here is something important to know: when the same team that designs a home also builds the home, it eliminates a lot of confusion. From designing, to preparing project costs, to ordering materials and scheduling work, a unified team like Villa Homes is more focused on delivering a final product that everyone—especially the homebuyer—can be proud of. Lasting partnerships with like-minded subcontractors who share the company’s high standards for superior craftsmanship ensure that the extended Villa Homes team can complete the company’s vision for excellence in every phase of the construction process. Villa Homes’ culture of excellence in construction is based on keeping up with the latest trends in exterior and interior design—something you will notice right away when you visit one of their homes. The company’s homes feature a transitional style that combines the perfect blend of contemporary and traditional, thus producing a warm appeal that reaches across generations of homebuyers. Villa Homes is also renowned for its striking and detailed finishes that include elegant wainscoting, ceiling beams, and plenty of built-ins. Even the little things, like light fixtures, door hardware, and other accessories, will stand out as unique. That’s because each item was specifically researched,

shopped for, and ordered to fit the exact style required for that home. It’s this special personal touch, instead of the much easier “off the shelf” solutions others offer, that makes a Villa Home stand out when it comes to style. The reason that stylish colors, textures, and materials flow beautifully from room to room in a home built by Villa Homes is that talented team members, with an eye for excellence and an ear for listening to the buyer, invested their time to develop personalized, creative solutions. Finally, when we talk about craftsmanship in construction, we first think of someone working with their hands. However, the reality is that true craftsmanship, like that of Villa Homes, also involves the mind, and, more importantly, the heart. If there is one thing that links all of the Villa Homes’ team together, it is a heart-felt passion for creating a home that reflects their love for construction. When the Villa Homes’ team looks at a finished project, knowing the long hours, weeks, and months of work that went into building the home, they have a rewarding feeling knowing that there were no corners cut, no tradeoffs, and no compromises made in the construction. The team’s satisfaction is knowing they are handing over the keys to a home they can be proud to say Villa Homes built, and that home will continue to define them for generations as masters of style and craftsmanship for affordable luxury homes. For years, homebuyers have been told about the advantages of building an energy efficient home to save money, and about “green building” to save the earth’s natural resources. Yet while a growing number of people (and builders) have taken the leap and made energy efficiency and renewable energy a priority in their home buying/home building endeavors, a vast majority have not.

W

e use the word “leap” because at some point, one has to have faith in the advantages of a highperformance home and believe in its benefits, without actually experiencing what sounds like marketing fluff. If we compare the homebuyer benefits of a home certified in the BUILT TO SAVE™ high-performance program, for example, it would seem like a no-brainer to make this certification a priority and not just settle for minimum standards. Therefore, the big questions are: a) why doesn’t every builder build energy efficient, high-performance homes? and b) why doesn’t every homebuyer demand one? The answers are quite simple. First, let’s look at the builder’s perspective. Building high-performance homes are not required by law. The State of Texas only requires cities to adopt and enforce its minimum building code laws. The key word here is “minimum,” especially when it comes to energy efficiency. The good news is that the State of Texas raised the bar on those minimum requirements with the adoption of the 2015 International Energy Conservation Code (IECC) and mandated

20

RGVNewHomesGuide.com

that every new home sold after August 1, 2016, comply with its new requirements. One major component of the new law requires homes to receive a Blower Door test and Duct Leakage test after completion to make sure that the minimum standards have been met (see page 6 for description of tests). The bad news is that not all municipalities enforce the new law. Some are still on 2012 or 2009 versions of the building code. Most unfortunate is that many builders think that their new homes are in compliance with state law simply because their home passed their city’s inspections. What the builders fail to recognize is that it is their responsibility to follow the 2015 IECC requirements—not the code officials’. Next, the number one reason given by builders as to why they don’t certify their homes as high performance is that “people don’t ask for it.” Sadly, that’s a good reason—especially if builders’ eyes are more on their bottom line than on energy efficiency and compliance. Yet blaming it on the buyer is not a good answer. Instead, those builders that actually do go above and beyond the minimum standards required by law without buyers requesting it should be recognized for their genuine effort to build the best high-performance home they can for their homebuyers and not just one to meet bare minimum legal standards. BUILT TO SAVE™ builders, for example, invest more time for less profit to build a better home for their customer even if their customer is not asking for it. Even more applaudable should be the fact that BUILT TO SAVE™ builders are not afraid to have their work inspected and tested by an independent third-party inspector for verification of work that complies with Texas laws. NOT building a high-performance home may seem to make sense financially—for the builder—but not so much for the homebuyer’s ultimate long-term investment.

ENERGY EFFICIENCY As for the homebuyers, the reasons their buying decisions are not driven by the energy efficiency of a home are more varied. No matter how much money they will save on a high-performance home over the years, basically, it comes down to what’s more important to them. Energy efficiency and money savings on utilities cannot be shown off, touched, or enjoyed every day while exotic granite countertops, designer light fixtures, and elegant flooring can. Often, people buy a home that’s built to minimum code standards—and not high performance—because that’s all they know. There’s one important factor in the decision-making process that plays a major role and that’s this: “People often only know what they are told.” And you have not and will never hear a builder say he or she does not build an energy efficient home. They all say they do. But to what extent? That’s the main reason the BUILT TO SAVE™ program’s mantra is “Ask for proof.” While we all may agree that saving money on utilities (and the earth’s resources) when building a home is important, too often there are many other things that give us more satisfaction. Much like trying to convince a child that eating vegetables is a lot better for their health in the long run than eating greasy fries and ice cream, for example, it isn’t easy to convince homebuyers of the long-term benefits of a high-performance home and how well it will serve them in the future when they are only focused on more exciting things in the home. One final thought to keep in mind about BUILT TO SAVE™’s high-performance homes, and one that is super important, is that it isn’t all just about the money saved on utilities or repairs.

jjinnovativeconstruction.com

As part of the certification process, BUILT TO SAVE™ homes provide benefits that cannot be seen but can be felt every day in the home—more comfort and better indoor air quality are only two. Take comfort, for example. In the BUILT TO SAVE™ program, a pre-construction review of the building plans by a third-party ensures that the heating and air-conditioning system is properly sized for the size of the home. Undersized units will run longer, consume more electricity, and need replacement sooner. Oversized units—a more common problem—cycle on and off more often because they cool the space faster and also consume more energy and require more maintenance. More importantly, the oversized units never stay on long enough to remove all the moisture in the air, so a home will always feel muggy and uncomfortable—something, unfortunately, you’ll feel every day. Accordingly, while we’ve established that most people agree that conserving our natural resources is the right thing to do, they aren’t lined up to build green or energy efficient homes with better performance than required by minimum code standards. The best advice for homebuyers is to get informed about the BUILT TO SAVE™ program and its true benefits. Like eating a healthy diet of vegetables for a healthier lifestyle throughout your life, later on you’ll be glad you put “high performance” on the “Must Have” items of your home shopping list. For more benefits of a BUILT TO SAVE™ high-performance home, visit www.BuiltToSave.org where you will also see a list of local builders who are building BUILT TO SAVE™ homes.
