The Blower Door Test and the Duct Blaster Test are used to calculate a home’s Energy Rating Index (ERI—also referred to as the HERS score). Like miles per gallon (MPG) which measure the fuel efficiency of a car, an ERI (or HERS) score is an excellent predictor of a home’s energy efficiency—the lower the score, the higher the efficiency.

BLOWER DOOR TESTS measure the leakiness of the home’s envelope— how much air comes in and goes out through the roof, windows, doors, and other openings in the home. Required by code after Sept. 1, 2016.

Before You Buy: 7 Important Points To Remember It’s well known that buying a home is most likely the largest single investment we will make in our lifetime. That said, it makes sense that we should have a well thought-out plan to make sure we make the best decision that’s right for us. Here are some important points to remember:

GET PRE-APPROVED FOR A LOAN FIRST You wouldn’t go shopping for a car without knowing if you could afford the car payments. So why would you go shopping for a home without an idea of how much home you can afford. Sure, it’s fun to dream, but if you’re serious about buying a home, it makes sense to make the most of your time spent shopping and avoid being disappointed by falling in love with a home you cannot afford. There are plenty of lenders who offer a free pre-qualification service. A word of caution: do not use the amount you qualify for as your purchase price guide. Know that just because a pre-qualification letter states the price of a home you are financially qualified to buy, it doesn’t mean that’s the price of the home you should buy. Don’t use that number as your shopping price. Remember to add all the other expenses of a new home and add them to the price of the home you are looking at buying to make sure you are working with a realistic budget and the true cost of buying that home. Doing this will keep you well within the price range of the home you can truly afford and help keep you from financial disaster.

CHOOSING EITHER A NEW HOME OR AN EXISTING HOME It’s important to know that buying a newly constructed home is different from buying an existing home. While each follows a similar lending process, you should consider the advantages and disadvantages of each. New homes will offer homebuyers the newest in construction materials and are generally more energy efficient than older homes. There are also more opportunities to customize a new construction home to your individual needs. The downside to new homes when compared to existing homes is that the cost will be a little higher because you are getting a newer product.

DO YOUR HOMEWORK Take advantage of all the “Do and Don’t Do” advice available online for homebuyers—especially if you are a firsttime buyer. One valuable source for homebuyers is a home loan toolkit available from the Consumer Financial Protection Bureau at http://files.consumerfinance.gov/f/201503_cfpb_ your-home-loan-toolkit-web.pdf which offers a comprehensive list of things you should consider before you start shopping for your home loan.

CHOOSING A BUILDER If you’ve decided that a newly constructed home or building a custom home is best for you, the most important advice is to find out as much as you can about the builder. Ask previous customers and research the company’s reputation. Check with your local Better Business Bureau to see if the company has any outstanding complaints. Here are a few tips: (1) you can tell a lot about a company by the way it treats its vendors. If the company has a great reputation with its vendors—the ones the company pays—you can probably guess that it will treat its customers equally as well. (2) If the company does not return your calls in a timely manner or not at all before you do business with them, you can expect more of the same after you start doing business with them. Lastly, (3) if the builder does not visit the job site on a regular basis during construction, chances are contractors are not being supervised properly. This could pose problems later.

DON’T JUST BUY A HOME BUILT TO CODE— BUY ONE BUILT TO ABOVE CODE When you buy or build a new home that has or will be constructed to minimum code, you are getting a home built to the basic minimums required by law. Homes built to these minimum standards are generally less efficient and more costly to maintain. You also run the risk, for example, of not having an air unit that is properly sized to the home, which can present a whole host of problems for you down the road. If instead you make sure to buy or build your new home with a builder who utilizes a program like BUILT TO SAVE®, then your new home will be verified to above-code standards and inspected and tested by a licensed, independent energy rater who ensures that your home will be more energy efficient and offer more comfort, better indoor air quality, and less maintenance. Builders in the BUILT TO SAVE® program invest more of their money to make sure their homes are built to standards superior to minimum code requirements.

HAVE YOUR HOME INSPECTED BY A PROFESSIONAL Hiring an independent professional home inspector has saved many people from moving into a home with substandard workmanship or with serious issues not readily visible to the untrained eye. Find an experienced inspector who has your best interests at heart to evaluate the home you are looking at buying Home by Villanueva Construction before you sign the contract. The IECC is not being enforced by all municipalities, so it is important for all, especially builders, to know that the responsibility for compliance is with the builder—not the city building code officials. If a home has been verified by a high-performance home program like BUILT TO SAVE® for example, your home will comply with the current IECC, regardless of whether the city code officials are enforcing the current IECC or not. That benefit alone would be a huge advantage and peace of mind for both homebuyer and builder.

Spending Your New Home Shopping Time Wisely When it comes to looking for a new home to buy, time really is money. That’s because if you don’t take the time to get informed about the home you are buying, the builder you picked, or the lender and type of loan you need, you will be making uninformed decisions on a home you will be paying a mortgage on for a very long time. Buying a new home should be a happy and exciting experience, so enjoy it. Don’t rush this huge purchase. Use your time wisely and efficiently and read on for some helpful advice. When it comes to looking for a new home to buy, time really is money. That’s because if you don’t take the time to get informed about the home you are buying, the builder you picked, or the lender and type of loan you need, you will be making uninformed decisions on a home you will be paying a mortgage on for a very long time. Buying a new home should be a happy and exciting experience, so enjoy it. Don’t rush this huge purchase. Use your time wisely and efficiently and read on for some helpful advice. Your home search should take more than a weekend or two. This is an incredibly large and important purchase. One you don’t want to make in haste and regret at leisure! So it’s definitely not a good idea to do this on a whim or off the cuff. Think months, not weeks, in terms of your search. Begin with a good soul-searching look to see if your finances and credit history are in order; then, go shopping for a mortgage company. You’ll need to research which type of loan is best and if you qualify for it. Getting pre-approved for a loan by a mortgage company or bank is highly recommended. A pre-approval letter not only gives you

a good idea of the price of home you should be shopping for; it also lets the sellers know that you are a serious shopper. LISTS ARE IMPORTANT Now the “fun” begins. Sit down and make a list. One column of your list should be titled “Wants.” And another column should be titled “Needs.” Never, ever confuse the two—because they’re not always the same thing. For instance, you may want the kind of mansion that you’ve seen featured in design magazines and in articles on celebrity homes. But what you need is three bedrooms, at least two baths, and a neighborhood that’s near good schools for your kids. Other things you may want to consider adding to one column or the other on your list: • • • • • • • • • • • • • • • • • • • • • •

A single level or multi-level home The right number of bedrooms and baths A Homeowners Association An energy efficient verified home A home in a gated community A home in a master-planned community A home in a natural gas community A homesite on a cul-de-sac A swimming pool A spare room for a home office A guest room A certain style of architecture A specific neighborhood A large kitchen A formal dining room A large backyard A privacy fence A nicely landscaped exterior A two-car or larger garage An electrical vehicle charging station Lots of closet and storage space A relaxing and spacious Master bath

Once you’ve figured out what you do need or want, spend a little more time on the list—by creating a new column for things that you “Don’t Want.” Maybe that’s a home that needs lots of fixing or remodeling. Or a location that’s too near a busy street, highway, or landfill. Or a home with a floorplan that’s nice, but makes absolutely no sense with the way you live. In other words, what your “deal breakers” are. Take your time making the lists. When you’re absolutely sure that you’ve thought of everything, then you’re ready to start looking at homes. ASK QUESTIONS You have the right—actually, the responsibility—to ask questions. Sometimes people feel embarrassed to ask certain questions for fear of offending the builder or the seller, but do it. Don’t assume you know the answer. For example, you may probably assume that the home you are buying is energy efficient. It is normal to think that. And to add to that, no builder or seller will tell you that it is not. Don’t be afraid to ask for proof. Ask if the home was verified by a high-performance home program like BUILT TO SAVE®. And know this: if they say the home passed all of its inspections, they are probably referring to city code inspections, which means the home was probably built to minimum code standards. Again, even for those inspections, ask for proof. One important question should be: What is the Home Energy Rating System Score (HERS score) for the home? If the home was built in compliance with the State of Texas’ IECC, it will have a HERS score. If it doesn’t have one, then the home was not tested as required by Texas law.

DON’T BE BLINDED BY THE HOME’S BLING With all of the beautiful building materials and interior design products available on the market today, it is easy to get blinded by a home’s elegant looks. But remember that the exotic granite countertop, or the luxurious flooring, or every finishing detail on that home that gives it the look you fall in love with, are not going to give you what will make you truly happy in the long term. There are things you can’t see: home comfort, which is directly related to installing the right size heating and cooling system, quality construction, and energy efficiency, to name a few. Know what you are buying is the best advice when shopping for a new home. ASK ABOUT TAKING PHOTOS It would be nice to take photos, but before taking photos or video, it is best to ask permission first since not everyone is open to the idea. It’s a simple courtesy and will be greatly appreciated by your host.

TAKE NOTES If you visit several models in one day, you may have trouble remembering which home had what features. This will certainly happen during the Parade of Homes visits. Take detailed notes on each home to jog your memory later. Note what you like or don’t like about each home for an easy reference later. Ask the sales consultants for brochures or floorplans, which will be extremely helpful in remembering the model homes you visited and will help you in comparing them later. Happy Home Hunting!

side from controlling your home’s comfort, proper insulation can have a tremendous impact on how much or how little you pay in utility bills. In the U.S., typical utility costs for a family can be as much as $1,900 per year, with heating and cooling accounting for as much as 50% of that. Choosing the right insulation and properly installing it can save you as much as 40% per year. Doing the math, you can see that the upfront cost of good insulation will be paid for in five to six years. After that, you’ll be saving money every year—and doing it in a comfortable and enjoyable home. Here’s what you should know.

We highly recommend that you consult with insulation professionals to make the choice that’s right for your project. Remember that no matter what type of insulation you decide to use, if it is not installed properly, it will not perform to its maximum effectiveness—even spray foam can be applied improperly, so be careful when choosing a contractor. Sometimes if the quote you get for insulation is low, there is usually a good reason—and it isn’t always good.

There are many types of insulation in many forms, such as fiberglass, rockwool, cellulose, spray foam, and form boards, each with different R-Values. An R-Value measures the effectiveness of the insulation. The higher the R-value, the better it will keep out the heat. R-Values for specific areas of the home, like the attic and walls, are mandated by state and local building codes, which typically require only minimum standards. To get high-performance energy efficiency, it is best to go above what is required by code standards. The most commonly used insulation is fiberglass, which can either be blown-in or installed using batt insulation that comes in rolls. It is the most commonly used, primarily because it is the least expensive option, but it is not the best option. The best option is spray foam insulation which, in addition to its superior insulation properties, provides additional benefits that no other type of insulation can give you. Spray foam is applied using specialized equipment and expands to create an air-tight bond to the area it is sprayed on; it is extremely effective in getting into every crack or hole to prevent air infiltration. In addition to creating tight seals, spray foam’s water-resistant properties make it perfect for preventing moisture issues, and because it is an inert material, it provides no food source for mold and bacteria to grow. You can walk into a home under construction in the middle of a hot summer day after the spray foam is applied and even without windows or doors installed, you will notice a big difference in the temperature inside. You should also know that spray foam will improve the quality of indoor air by preventing dust and other allergens from getting in through cracks and crevices in the home’s envelope. Outside noise levels will also be significantly reduced, allowing for a quieter interior. Lastly, because spray foam creates a strong bond when applied, it will provide increased structural strength to the walls and roof.

BUILDING INDUSTRY NEWS SPEER Presents Free Stucco Workshop STUCCO SIDING IS A POPULAR AND COSTEFFECTIVE FINISH FOR NEW HOMES. One big benefit is its fire resistance, which amounts to about a one-hour fire rating for a 1-inch coating of stucco. Its lower cost compared to other options is also an important draw. Plus, homeowners have a huge variety of colors to choose from that can be achieved simply by adding dyes to the mix. But there is one drawback. Stucco, like every product used in the construction of a home, must be properly installed as required by the manufacturer to function correctly. When not installed properly and without the proper materials and coatings—especially if weep screed or similar products are not used to allow water trapped behind the stucco to escape—there can be serious moisture problems over time, including mold, mildew, rotting wood, insects, and structural failure, to name a few.

Doing less than proper stucco installation is one of the leading causes of builder litigation in the U.S. For this reason, the South-Central Partnership for Energy Efficiency as a Resource (SPEER) presented a free workshop on February 15, 2022, on proper stucco installation and the damage that can occur when improperly installed. Special focus was given to the things that most builders commonly do wrong. Jason Vandever (SPEER Energy Code Compliance Program Manager) conducted the training which included a morning classroom session followed by an afternoon session onsite at a local stucco home under construction provided by Efrailan Marin of Belani Construction. Jason was assisted with the onsite training by Efrain Huerta (Senior Certified Technical Field Specialist) and Evan O’Connell (Senior Certified Building Envelope Specialist) from Weatherization Partners, Ltd.

Among the workshop’s attendees were local home builders, contractors, and code officials from throughout the Valley. Valley Land Title Company Hosts 14th Annual Customer Appreciation Spring Fiesta Valley Land Title Company (VLTC) hosted its 14th Annual Customer Appreciation Spring Fiesta on April 7, 2022, at the picturesque Rancho Guadalupe venue in Edinburg, Texas. The weather was delightfully cool, adding to the success of this outdoor event. It has been over 2 years since everyone has been able to relax and enjoy a social gathering of this type without the cloud of the pandemic. And it was obvious that the attendees were ready for that freedom. Almost 400 people were in attendance, including VLTC’s staff, customers with family members, and friends. Guests were treated to food and refreshments, including ice-cold margaritas and a fabulously delicious feast of tacos trompos in a variety of flavors from a gastronomic celebrity, local Chef Don Ramon Garcia. Entertainment was provided by the popular Edinburg North Mariachi Band with traditional Mexican mariachi music that was a big hit. Also new this year was a cool 360° photo booth, an innovative entertainment experience that allows users to step on a platform while a revolving video camera spins 360° around, capturing a slow-motion video of the subjects. Then, a link to the video is provided instantly online. This year, Valley Land Title Company’s Spring Fiesta also featured a raffle of a Blackstone griddle & grill to raise funds for Texas Land Title Association’s PAC (TLTAPAC), a non-partisan political organization dedicated to the promotion of the Texas land title insurance industry among members of the Texas Legislature and other elected officials to keep them abreast of industry issues, ensuring the future of the land title insurance industry profession. Approximately $900 was raised by the raffle, which will make TLTAPAC happy—but the happiest was Jose Luis Garcia (Medina Real Estate) who was the lucky winner of the prize.
