Less on utilities, more on family. From the outside—and even from the inside—two homes that look identical could actually be very different in how they consume electricity. The good news is that you don’t have to wait until you move in to find out how your new home will perform. When you see the BUILT TO SAVE™ certification, you can be sure there will be no surprises with high energy bills. The extra savings make homeownership more affordable and provide extra cash to spend on loved ones.

Smart shoppers know there is more to a new home than pretty granite countertops, impressive flooring, and designer lighting fixtures. These can easily be mistaken for quality construction. Look for the BUILT TO SAVE™ certification—the “High Performance and High Quality” seal of approval from third-party inspectors. You’ll enjoy peace of mind knowing the home will save you money on utilities, improve indoor air quality, and be healthier, more comfortable, and more durable—with a higher resale value—than a home that has only been built to code.

HOMEBUYING ADVICE

PROTECT YOUR FAMILY— AND YOUR INVESTMENT WITH THE RIGHT SECURITY SYSTEM According to 2018 FBI statistics, over 2 million homes were burglarized in the U.S.— approximately one every 13 seconds, with about 88% of them being residential break-ins. These are alarming statistics to be sure; however, what should be most alarming is that homes without a security system are 300% more likely to be broken into. Minimize your chances of becoming a victim of a home burglary. Protect your family and your home or business with a security system that’s right for you. Here’s what you should know.

CoastalBendNewHomes.com

HOMEBUYING ADVICE

Choosing a security system—and indeed, a security company—can be a frustrating endeavor. If you’ve already been shopping for one, you’ve discovered how complicated this can be with the many security companies and security systems available today. With the mergers of large security companies creating subsidiary companies operating with different branding but all part of the same mother company, it’s no wonder consumers are confused. You might also have fallen for ad campaigns offering fantastic offers of “Free Security Systems” that have hidden “catches.” You should also be aware that many of these companies subcontract the installation of their security systems to outside parties that may not share their contractor’s need for your satisfaction with the work. The best option is to find a true security alarm specialist that can work with you personally to make sure that the security system you choose is right for you. More importantly, one who takes the time to make sure that the system you choose is tailored to the type of home or business structure you have. For example, the size of your home, the number of windows and doors it has, where it is located, and your personal lifestyle are all important factors to consider in order to truly accomplish a “whole-houseprotection” security system. Your individual lifestyle is especially important in choosing a security system. If you are at work all day, like most people, you need to know that 65% of home burglaries occur between the hours of 6 am and 6 pm. Also, over one-third of homes that are burglarized are broken in through the front door. If you generally receive many deliveries to your home, you should definitely consider a system with front door video surveillance. Or if you have small children and a swimming pool, a backyard camera would be ideal. As you can guess, before you choose a security system, the best advice is to consult with an expert. One of best security companies you can rely on to provide you with the expertise and knowledge to make an informed purchase of a security system is Echelon Home Theater and Security located in Corpus Christi, Texas. This company has over 20 years of experience with security systems as well as many

other high-tech audio, video, and home automation products and services. When you choose the Home or Business Security package from Echelon HTS, you can be sure of one thing: you are not getting a “cookie cutter” security system. The experienced team at Echelon HTS will personally custom design a security system that is right for you— and right for your budget. You’ll get the personal attention and service you deserve from someone who cares about their company’s reputation for excellence in customer service. Echelon HTS’s Home or Business Security Package will give you premier protection with 24/7 monitoring, 24/7 motion monitoring, 24/7 detection, and remote home control. To fit your needs, you can upgrade to a multitude of options, such as Surveillance Cameras, Smart Thermostats, Lighting Controls, and Touchtone Panels. Echelon HTS’s Commercial Burglar Alarm Systems are custom designed to provide your business facility with the most effective protection based on the layout of your building, key entry and exit points, and key areas that hold valuable equipment, inventory, or data. All this protection can be controlled remotely from wherever you are. Echelon HTS is a leader in offering the newest technology like Network Based Video Surveillance Systems, which offer extreme high-resolution megapixel cameras. Every person’s needs are different. Not everyone requires the latest technology, but what people purchase to protect their family and home, or their business, should make sense for them and fulfill their basic desire for security. With security technology constantly changing and security companies continually merging, it’s good to know that Echelon Home Theater and Security is a constant in the industry. With their knowledgeable sales consultants guiding you through the variety of choices in security systems and their experienced team of highly-trained technicians doing installations correctly like they should be done—you’ll have “peace of mind” even before your security system is installed.

Echelon Home Theater and Security is a proven leader in: home entertainment systems; smart home technology; and state-of-the art security systems for residential and commercial properties. Call 361-429-6453 or visit www.echelonhts.com for more information. Echelon HTS is located at 5159 Everhart Road, Corpus Christi, Texas.

HOMEBUYING ADVICE

A Borrower’s Checklist What You’ll Need For Your Home Loan Application It’s exciting to buy a new home. However, there are a lot of steps that go into this process, especially when it comes to your mortgage. Lenders need to know more about you to decide how much money they can lend you and at what interest rate. Being prepared to provide this information will make your homebuying experience much simpler and easier. So if you’ve recently found your dream home, here are the items you’ll need to gather in order to speak with a lender.

1

Sales Contract and Property Information Once you decide on which home you want to buy, the next step is to make an offer. If the seller accepts your bid, then you’ll complete a signed agreement. This document contains all of the terms and details between you and the seller with regard to this real estate transaction. You will need to bring this signed agreement (also known as a sales contract) to the lender. You may also need to provide contact information for people who can access the property.

2

Personal Information Your mortgage lender will ask for a list of information regarding you. In particular, be sure you have the following information and documents ready: • Your home address for the last two years • The name and address of current landlord/mortgage holder (if applicable) • Your driver’s license • Your social security information • A dollar amount for what you pay now for housing

6

CoastalBendNewHomes.com

3

Income and Employment History Lenders need to know how you will pay your mortgage. They will likely ask for your federal tax returns (1040s) and any other information to verify your income. If you work for someone else, you might be asked to supply: • Pay stubs signed by a company rep (paper or online versions) • A minimum two years of employment history and contact information for those employers • One month’s worth of paystubs • W2 forms and tax returns for two years prior (especially for commission income and/or unreimbursed expenses) • If you were unemployed during the last two years (or employed less than two years), a letter that explains this gap If you work for yourself, you’ll be asked to show: • That your business earns money • That your business is well managed (you need to show that revenue has increased and/or costs have gone down) • Your company Balance Sheet (Profit and Loss statement) • Personal tax returns for two years • Corporate tax returns (if applicable)

HOMEBUYING ADVICE Alternate income you may be asked to prove: • Pension income • Social security income • Other forms of income not generated through employment, such as awards letters, trust funds, etc.

as well as legal proof of discharge of the bankruptcy from your credit history and verification that you have satisfied the waiting period to apply for a mortgage. If you own other land or have other mortgages, you will need to provide tax and insurance documentation for them, as well.

4

5

Assets If you have large deposits in addition to your paycheck, you will need to prove their sources. In general, the lender will ask to see paperwork to prove what assets you have. Your paperwork needs to cover at least two months of time and may include any of the following: • Bank statements for a healthy account with savings • Proof of stock options or other savings • Paperwork for retirement funds • Evidence of other real estate properties which you fully own, etc.

Use the checklist above—keep it handy. The best way to ensure you’re ready to buy a home is to be ready for all the questions your lender will ask. Use this checklist to prepare now, so when you find your dream home, you are one step ahead of the game, and nearer to making the dream a reality!

Overall Financial Health In addition to proving your income, a lender will also want to see details about your financial health. In particular, they will want to know the following:

Liabilities and debts Lenders want to know how much you owe and how well you pay back loans. Your credit history will show this information. If you have past issues with bad credit, you will need to provide a written explanation about what happened. If you have had any bankruptcies in the past seven years, you’ll need to provide documentation that fully details it,

Other Information If you are divorced, receiving (or paying) alimony or child support, or are eligible for VA loans, you will need to supply documentation on this, as well.

HERE’S A SHORTCUT: If you want to make better use of your time shopping for a home, know how much home you can afford. Get pre-qualified for a home loan before you start shopping by providing your lender with the items on this checklist.

ENERGY EFFICIENCY

THE THINGS YOU CAN’T SEE IN A HOME ARE WHAT MATTER MOST It’s natural to judge a new home by what we consider pretty or desirable when we are shopping for one. And the beauty of a home is important, especially if it adds to the homeowner’s sense of pride and value. But is beauty the only thing we should base our buying decision on? The answer is “no”—especially if it is going to be your “forever” home. Here’s why. You can buy a home for its seemingly beautiful, perfect qualities of exotic natural stone countertops, spectacular flooring, master-crafted tile work, designer ceilings, and gorgeous exteriors—and then after you move in, you find out your utility bills are high, or that the home is uncomfortable with some rooms always hot and others always cold. Worse, you may discover unhealthy moisture issues as time goes by from a variety of potential sources. So what should you look for when shopping for a new home? Here’s our best advice. Look for a home that is certified as a BUILT TO SAVE™ home. If the home has this certification, you can totally base your decision on its beauty because an independent home energy rater has inspected and tested the home to make sure that the things

8

CoastalBendNewHomes.com

you don’t see or couldn’t see during the home’s construction process were done correctly. You can enjoy peace of mind knowing that you are buying a high-performance home that will provide room-toroom comfort with even temperatures, a properlysized air conditioning system, tight construction, and lower utility bills. More importantly, a BUILT TO SAVE™ certificate means your highperformance home was built to above minimum code standards and will command a higher resale value should you decide to sell later. WHAT IS BUILT TO SAVE™? BUILT TO SAVE™ is a voluntary home certification program available to builders of new homes. In order to begin the process of enrolling a home in the program, a builder must first register online as a member of the program by visiting BuiltToSave.org. The home can only be enrolled if the walls (drywall) have not been installed. Ideally, enrollment of a home in the program should be done well before the home has begun to be built. The reason is that an independent home energy rater can then have an opportunity to review the home’s plans and its Manual J to look for potential problems before it is too late to act.

ENERGY EFFICIENCY

attic. The resulting information from these tests must be within acceptable limits to qualify for the BUILT TO SAVE™ certification.

inspect the way the insulation was installed and many other items that could impact the home’s performance. The envelope of the home is inspected by looking for potential areas that can allow cool air to escape to the attic or cracks that would allow outside air to enter the home. The checklist complies 100% with the 2015 International Energy Conservation Code mandated by the State of Texas for new homes.

FIRST STAGE OF THE BUILT TO SAVE™ PROGRAM After the home’s floorplans, elevations, and Manual J are submitted to the Rater, he/she will evaluate the documents. The Manual J is particularly important because it determines the size of the air conditioner. If the unit is oversized, for example, the home will experience a variety of problems, including high levels of humidity, unhealthy moisture issues, and higher utility bills. This stage of the program is important because by calculating the heat loads of the home as it pertains to the actual design, the home’s energy efficiency can be predicted even before it is built. SECOND STAGE OF THE BUILT TO SAVE™ PROGRAM During the construction of the home, specifically after insulation is installed and before the walls are put in place, the Rater will perform a complete inspection of what is behind the walls. A comprehensive checklist is used to

THIRD STAGE OF THE BUILT TO SAVE™ PROGRAM The third and last stage is called “Final Testing” and is performed by the Rater once the home is completed. Two tests are performed in the final testing of the home using specialized equipment and software: a Blower Door Test and a Duct Blaster Test. The Blower Door Test measures the leakiness of the home to determine how much air leaks into or out of a home, and the Duct Blaster Test similarly measures the amount of air escaping from the ductwork in the

THE BUILT TO SAVE™ CERTIFICATE A BUILT TO SAVE™ certificate is issued to the builder when the Rater submits all documentation which includes—in addition to the completed checklists— photos of the work performed, photos of the builder’s corrections if applicable, and photos of the actual readings from the testing equipment. The documents serve as a testament to the Rater’s guarantee of the home meeting all of the requirements of the BUILT TO SAVE™ program.

More than just a piece of paper, the BUILT TO SAVE™ certificate is proof that the home you are buying is a high-performance home—one that will provide more savings on utilities than a similar home built only to minimum code requirements. At a time when every builder claims to build an energy efficient home, it’s good to know that you can ask for proof. Ask for the BUILT TO SAVE™ certificate. If the builder can produce one, you know you are buying a home from a builder who is not afraid to have a third-party inspector look at his work. You can be sure that it is a builder whose main motivation is to build the best home he/she can—for you. Learn more about the BUILT TO SAVE™ program at www.builttosave.org.

KITCHEN DESIGN: DOING IT RIGHT!

Twenty or thirty years ago, the kitchen was a utilitarian space in the home dedicated almost exclusively to cooking and washing dishes, and was generally separate from other “living” areas of the home. Today, not only has the kitchen been integrated into the living areas of a home, it has actually become the hub of family life—the heart of the home and a family’s operations. Whether it’s eating together, visiting with friends, or trying a hand at gourmet cooking, the way you design your kitchen space should reflect your personal lifestyle and preferred taste in aesthetics. Here’s what you should know.

KITCHEN DESIGN Designing your kitchen should be given more thought than any other part of your home, not only because, as the epicenter of the home, this is where people will be spending most of their time, but also because in the eyes of many, the kitchen can greatly affect the resale value of a home. A person’s unique lifestyle should be the main focus to determine the functional aspects of a kitchen’s design. Your individual needs should determine everything: the size of the kitchen, the layout and traffic flow, storage requirements, appliances, and even the materials you use. As well, think ahead, not just what your current needs are.

14

LAYOUT AND TRAFFIC A kitchen’s layout is generally designed around the “work triangle,” which is the area that encompasses the main components in the kitchen—the range, the refrigerator, and the sink. The right distance between these workstations is critical to a productive kitchen and is often dictated by the size of the kitchen. The kitchen’s layout should accommodate your individual lifestyle. Large families and homeowners who like to entertain groups of people should pay close attention to the traffic pattern in the kitchen. A good traffic flow will allow the cook to interact comfortably with other family members or guests

without being hindered in any activities. Because today’s kitchens play an integral part of family life, floor plans often include the kitchen as an “open concept” space that opens to other dining areas and to other areas of the home for easy entertaining— even to outdoor spaces and views. Today’s kitchens are less about a place to prepare meals and more about a place to gather around, to keep an eye on kids doing homework while you cook, or about having a quiet place to do computer work while enjoying a cup of coffee.

H O M E S PAC E S APPLIANCES AND TECHNOLOGY One area that directly affects the functionality and design of the kitchen is the selection of appliances and new technology. We now have a new generation of high-tech kitchen products with features like the ability to schedule the brewing of your morning cup of coffee to smart ovens that will have supper ready for you when you get home from work. For homeowners with busy lifestyles, there are a myriad of appliances that are powered by apps and i-devices on the market today. Because kitchen appliances and their technology are constantly evolving, it is recommended to get help with your selection of appliances from a professional.

ASK THE PROS

KITCHEN CABINETS Because cabinets are prominent and generally command a lot of the space in a kitchen, they tend to set the overall tone of the kitchen. It is important then to decide from the beginning which style of kitchen you wish to pursue. You will find a variety of styles to choose from, including traditionalstyle cabinets with rich detail, glass-front display cabinets, and sleek contemporary designs, to name a few. Your cabinet choices of stock and semi-stock items, or custom-designed items, will be determined primarily by your budget. Cabinet hardware, materials, and color should complement each other to achieve the whole-kitchen look you are striving to achieve.

H O M E S PAC E S KITCHEN FAUCETS & LIGHTING Faucets are available in many styles and with many functional features, and it is important to balance both. Some of the key elements to consider in choosing a faucet for your kitchen are the following: faucet height, shape, style, finish, color, and, of course, function—including water-saving features. With so many options and new technologies available on the market today, it is again advisable to consult with an expert before making your buying decision. KITCHEN SINKS Aside from the range and oven, the kitchen sink is the workstation where people spend a lot of time. It should be a pleasing and comfortable area in which to work. Kitchen sinks come in a variety of materials and styles. While stainless steel continues to shine in the kitchen sink category, a new contender made of composite granite primarily from quartz and combined with an acrylic binder promises unsurpassed durability. These sinks with their smooth soft finishes are heat, bacteria, stain, and scratch resistant. The type and style you ultimately choose should be based on your individual use, how the sink blends in with your kitchen’s decor, its maintenance requirements, and, of course, by your budget. COUNTERTOPS While it is human nature to choose a countertop for its beauty, this should not be your primary requirement. Because countertops in the kitchen function basically as workstations that involve food, cooking oils, liquids, powders, and other cooking ingredients, maintenance issues should be your main concern. Granite—especially an exotic granite countertop with exquisite natural beauty—is a popular choice. There are other natural stone products like marble and limestone that also offer a luxurious look in the kitchen, but these are a softer material with less durability and are more difficult to maintain. A good option to consider: engineered stone countertops which mimic the look of natural stone products and provide durability that greatly reduces the need for maintenance. LIGHTING Lighting in the kitchen can be divided into three types: ambient, task, and accent. Ambient lighting is what illuminates the entire room, generally originates from the ceiling, and also includes available natural light from outdoors. Effective ambient lighting is one that provides enough light to illuminate the entire kitchen in a uniform manner. Task lighting is basically what it means. Since the kitchen has several work areas, it is important that work stations have enough light to complete tasks efficiently and safely. Undercabinet lighting can be a tremendous and cost-effective way to provide the proper task lighting needed. Accent lighting adds character and beauty to a kitchen. While accent lighting can also add to ambient light, it has more to do with decorative light fixtures and accents that add an esthetically pleasing atmosphere to the kitchen.

FLOORING The type of flooring you choose for your kitchen will have a critical impact on the overall tone of the space. While you will want to stay focused on the whole-kitchen look you want to achieve, when it comes to flooring, it is important to find a good balance between what looks good and what gives you good durability. There are a huge variety of flooring options from which to choose: hardwood, ceramic tile, slate tile, concrete, laminate, natural stone, and cork are a few examples. When choosing your flooring, remember to consider the wear and tear from kitchen traffic and the sure-to-happen spills of food and liquids. No matter which material you choose, you will have many options of colors, shades, textures, patterns, and styles. Know that some colors and patterns can make a space look smaller or larger. Overall, choose a flooring product that will give you durability, easy maintenance, and, most important, give you the whole-kitchen beauty you want.

ECLECTIC COTTAGE CHARM Take one cottage style design, add colossal bursts of excitement, and what do you have? A Newcastle Homes’ incredible and unique eclectic kitchen. Sleek modern stainless appliances appeal to the contemporary eye; soft gray cottage-style cabinetry and a beadboard countertop base, along with a burst of dark wood on the island, appeal to the country cottage look. Then there is the backsplash: a unique pop of color and design that creates a kitchen with excitement and individuality.

FARMHOUSE FLAIR With country farmhouse style galore, this kitchen is welcoming and warm. It definitely proves that smaller spaces can embrace an impressive design. The rich russet wood cabinetry is offset by a bold and colorful backsplash of striking layers of varying shades of browns and creams. The black stainless steel appliances, copper range hood, and granite countertops all mix together seamlessly, and are completed by the reclaimed barn wood decor of the kitchen island and flooring.

Newcastle Homes’ kitchens have been described by many as “jaw dropping,” so it was no surprise when the company won the “Best Kitchen Award” in its specific category, along with all but one other award in the 2018 Parade of Homes competition.

The vertical distressed wood shiplap eat-on counter base topped by a glossy dark quartz countertop mixes down-home country with industrial chic. Dark wood cabinets and a specially crafted range hood contrast with clean, creamy overcounter cabinets. Large traditional beige tile flooring creates a foil for the sleek modern stainless appliances. The contrasts all come together to create a well-thought-out, stylish, and exciting kitchen.

Today’s difficult economic times have had a hard impact on many individuals across the nation. While preventing homelessness should be a primary goal, providing emergency support for those in need should be just as important. And that’s exactly what Timon’s Ministries is doing. Located in the Flour Bluff community of Corpus Christi, Texas, this altruistic organization--founded by a group of local churches—provides day resource center for the working poor and the underprivileged. Initially, Timon’s Ministries provided food for the homeless but has since expanded to fill a variety of services like laundry, showers, free clothing, and dental and medical care. The organization serves not only the homeless but also low income or no-income individuals, especially those that are uninsured. Inoculations for flu and pneumonia have recently been added to its medical services. Timon’s Ministries’ goal, in addition to ministering to a community in need, is to help each individual regain their dignity. Financial assistance is available for those needing ID’s, birth certificates, and licensing. Those receiving financial assistance, dental and eyecare, and medicines, must be drug free. Timon’s Ministries points out that the people in need who participate in the program are not asking for a handout but rather a hand up. If you would like to help Timon’s Ministries with its valuable work, please visit www.timonsministries.com or call (361) 937-6196 and find out how you can help with your tax-deductible donations.
