What value would you put on the quality of air your family breathes? Did you know that levels of air pollution inside the home are often 200% to 500% higher than the outside air?* And it is a well-known fact that poor indoor air quality is responsible for a variety of health problems like allergies, headaches, and a host of respiratory problems such as asthma. A BUILT TO SAVE™ certified home not only improves indoor air quality with construction processes that reduce dust, pollen, and excessive humidity, but also allows homeowners to enjoy long-term savings on utilities while enjoying the peace of mind that their family is breathing healthier air. *

Smart shoppers know there is more to a new home than pretty granite countertops, impressive flooring, and designer lighting fixtures. These can easily be mistaken for quality construction. Look for the BUILT TO SAVE™ certification—the “High Performance and High Quality” seal of approval from third-party inspectors. You’ll enjoy peace of mind knowing the home will save you money on utilities, improve indoor air quality, and be healthier, more comfortable, and more durable—with a higher resale value—than a home that has only been built to code.

HOMEBUYING ADVICE

THE FUTURE IS HERE NOW– With Home Automation It wasn’t long ago that we were all in awe of smart gadgets like the “clapper,” an electrical switch that turned on lights by simply clapping our hands, or a coffeemaker that we could program to have coffee ready for us when we woke up in the morning. Eventually, these types of smart technology inventions and the advent of the Internet in the early 2000’s led to the construction of what eventually became known as “smart homes.” Today, with global access to the internet readily available and mobile devices and other smart technologies becoming more affordable, the concept of home automation has finally connected with the mainstream consumer. Here’s what you should know about home automation to integrate this new technology into your home.

WHAT IS HOME AUTOMATION?

Home automation is the ability to control a multitude of devices, appliances, or systems on a single network. The second, more important component of a home automation system is the ability to control that network remotely using a smart phone, tablet, computer, or other smart device through the internet. Doing this effectively, as you will read later, depends on your system’s ability to monitor—or sense—the conditions in your home to respond accordingly. Imagine being able to control everything inside and outside your home from anywhere in the world: lights, doors, windows, appliances, security system, entertainment system, heating and cooling, pool temperatures—and anything else that can be added to your network. Because we are all unique, with different needs and lifestyles, home automation will not mean the same thing to everyone. The key question is, “How can home automation improve the quality of my life?”

WHAT ARE THE BENEFITS OF HOME AUTOMATION?

There are more, but the four most important benefits of having a home automation system are for convenience, comfort, security, and savings. Convenience is the most impacting benefit, especially when you consider the time-saving benefits of automating everyday tasks. Comfort, however, is something you will feel every time you walk into a temperature-controlled home that has been tailored to your arrival. And with a smart security system,

4

CoastalBendNewHomes.com

you’ll have the peace of mind, whether you are home or not, knowing you are protected. Lastly, with home automation and the ability to control energy usage in your home, you’ll reap the welcomed reward of a lower utility bill.

HOW TO CHOOSE A HOME AUTOMATION SYSTEM

It is easy to be overwhelmed by the multitude of options and price ranges on the home automation market and everyone claiming to be the best. A good place to start before you start looking at what is out there, is to look at your lifestyle. Do you travel a lot or are you at home most of the time? What daily home functions would you benefit from the most by automating them? Which of those would offer you the most convenience and savings? You should also have a budget to work with. If your budget is low, you should look at a home automation system that is scalable so you can add items from your wish list as you can afford them later on. When you are ready to shop, the best advice is to consult with a specialist in home automation. In the Coastal Bend of South Texas, you should contact the experienced professionals at Echelon Home Theater and Security for help in choosing a home automation system that is right for you.

HOMEBUYING ADVICE

Don’t Buy A Home Before Checking Out These 7 Important Points

It’s well known that buying a home is most likely the largest single investment we will make in our lifetime. That said, it makes sense that we should have a well thought-out plan to make sure we make the best decision that’s right for us. Here are some important points to remember.

1

GET PRE-APPROVED FOR A LOAN FIRST

You wouldn’t go shopping for a car without knowing if you could afford the car payments. So why would you go shopping for a home without an idea of how much home you can afford. Sure, it’s fun to dream, but if you’re serious about buying a home, it makes sense to make the most of your time spent shopping and avoid being disappointed by falling in love with a home you cannot afford. There are plenty of lenders who offer a free prequalification service. A word of caution: do not use the amount

6

CoastalBendNewHomes.com

you qualify for as your purchase price guide. The purchase price is not the true cost of owning a home. Remember to add in all of the other hidden costs and expenses of home ownership.

2

DO YOUR HOMEWORK

Take advantage of all the “Do and Don’t Do” advice available online for homebuyers—especially if you are a first-time buyer. One valuable source for homebuyers is a home loan toolkit available from the Consumer Financial Protection

Bureau which offers a comprehensive list of things you should consider before you start shopping for your home loan.

3

CHOOSING EITHER A NEW HOME OR AN EXISTING HOME

It’s important to know that buying a newly constructed home is different from buying an existing home. While each follows a similar lending process, you should consider the advantages and disadvantages of each. New homes will offer homebuyers the newest in construction materials and are generally more energy efficient than older homes. There are also more opportunities to customize a new construction home to your individual needs. The downside to new homes when compared to existing homes is that the cost will be a little higher because you are getting a newer product.

4

CHOOSING A BUILDER

If you’ve decided that a newly constructed home or building a custom home is best for you, the most important advice is to find out as much as you can about the builder. Ask previous customers and research the company’s reputation. Check with your local Better Business Bureau to see if the company has any outstanding complaints. Here are a few tips: (1) You can tell a lot about a company by the way it treats its vendors. If the company has a great reputation with its vendors—the ones the company pays—you can probably guess that it will treat its customers equally as well. (2) If the company does not return your calls in a timely manner or not at all before you do business with them, you can expect more of the same after you start doing business with them. Lastly, (3) if the builder does not visit the job site on a regular basis during construction, chances are contractors are not being supervised properly. This could pose problems later.

5

CODE COMPLIANCE

Is the new home you are having built compliant with the State or Texas’ new IECC regulations? The State of Texas adopted the International Energy Conservation Code as of September 1, 2016. What this means is that every new home sold after that date must meet the new code’s strict requirements for energy efficiency. While the 2015 code is not being enforced by all municipalities, it is important to know

that the responsibility for compliance is with the builder—not the city building code officials. But there are safety nets for you: initiatives like the BUILT TO SAVE™ program here in South Texas offer high-performance home certifications for new homes that comply with the 2015 IECC. See if the builder you choose is in the BUILT TO SAVE™ program. Visit www.BuiltToSave.org.

6

DON’T JUST BUY A HOME BUILT TO CODE—BUY ONE BUILT TO ABOVE CODE

7

HAVE YOUR HOME INSPECTED BY A PROFESSIONAL

When you buy or build a new home that has or will be constructed to minimum code, you are getting a home built to the basic minimums required by law. Homes built to these minimum standards are generally less efficient and more costly to maintain. You also run the risk, for example, of not having an air unit that is properly sized to the home, which can present a whole host of problems for you down the road. If instead you make sure to buy or build your new home with a builder who utilizes a program like BUILT TO SAVE™, then your new home will be certified to above-code standards and inspected and tested by a licensed, independent energy rater who ensures that your home will be more energy efficient and offer more comfort, better indoor air quality, and less maintenance. Builders in the BUILT TO SAVE™ program invest more of their money to make sure their homes are built to standards superior to minimum code requirements.

Hiring an independent, professional home inspector has saved many people from moving into a home with substandard workmanship or with serious issues not readily visible to the untrained eye. Find an experienced inspector who has your best interests at heart to evaluate the home you are looking at buying before you sign the contract. Once you sign, any existing issues will be your responsibility to fix. A home certified as BUILT TO SAVE™, for example, has the advantageof being inspected during construction before the walls are put in place, giving homeowners the peace of mind of knowing that what’s behind the walls complies with high-performance standards.

ENERGY EFFICIENCY

WHERE IS THE PROOF? GET THE GUARANTEE THAT YOUR NEW HOME IS BUILT TO SAVE™

It is human nature to make assumptions that are often based on our knowledge, perceptions, and past experiences. When it comes to building or buying a new home, for example, most of us assume that there are many people, from manufacturers, to suppliers, to building professionals, to government officials, who will ensure that we are buying a quality, energy efficient home that is guaranteed to last a long time. Unfortunately, that is not always the case. The reality is that as consumers, we should not take anyone’s word that what we are buying is what it is represented to be—especially if it’s a new home. ASK FOR PROOF.

IF CARS WERE BUILT LIKE HOUSES

As we have all heard before, buying a new home is surely the single, largest purchase we will make in our lifetime. Yet, the current building and buying process for a new home can seem ridiculous when, for example, one compares it to building or buying a new car. Check out this short video, “If Cars Were Built Like Houses*,” on YouTube, which illustrates the point beautifully. You may laugh out loud when you see this video because it is funny—but it’s no joke. The bad news is that the video depicts what, unfortunately, is reality for many who are building or buying a house today. The good news is that by the time you finish this article, you will have all you need to know in order to change that reality for you. If you saw the video referenced above, you know that the only way to make sure you are getting a quality built and energy efficient home is to ask for proof. Look for homes that have been 57 performance tested, inspected, and have been verified by thirdparty inspectors who guarantee that the home complies with the required qualitycontrolled checklists of a high-performance home certification. BUILT TO SAVE™ PROGRAM CERTIFICATION

The BUILT TO SAVE™ program provides homebuyers the proof they need to know that their home was quality-built and is guaranteed to be more energy efficient than a similar home built only to minimum code. The attractiveness of the BUILT TO SAVE™ program is that unlike other programs, it doesn’t require the builder to jump through hoops to meet extensive construction requirements or focus on non-energy saving items that would be more appropriate for building “green.” The BUILT TO SAVE™ program is really designed to compete with homes built only to code—the bare minimum standards in quality and efficiency that a home must legally meet. The program fills the gap between more comprehensive certifications, which are more expensive and difficult to obtain, and building homes to minimum code. BUILT TO SAVE™ offers homebuyers (and builders) a more accessible method to obtain “proof” that the home has been built “above code” and certified as a highperformance home. A home that has earned the BUILT TO SAVE™ certification means the home has met construction requirements designed to save homeowners money on utilities with tighter construction and better efficiency than a home built to simply comply with minimum building codes. Every contractor will say that they build an energy efficient home. Not one of them will say otherwise. And you the homebuyer won’t really know just how energy efficient the home is until you move in and get your first electric bill.

With a BUILT TO SAVE™ certified home, it’s not the builder but rather an independent third-party home energy rater who gives you a guarantee that the home is more energy efficient than a similar home built to code. The home energy rater performs inspections before the walls are put in and uses specialized equipment and software to test the leakiness of the home’s envelope (roof, walls, windows, doors) and ductwork after the home is completed. These final tests predict the home’s energy consumption and ensure that its utility bills will be less than a similar home built only to code--saving homeowners money on utilities every month for the life of the home.

IT’S NOT JUST ABOUT THE MONEY SAVED

While saving money is great, the other more important benefits of a BUILT TO SAVE™ certified home have a more appreciated impact on daily life. Because a BUILT TO SAVE™ home is built to meet higher standards, the homes will provide tighter construction, air tight and efficiently-designed ductwork, with a heating, ventilation, and cooling system (HVAC) that is sized right to the living areas and needs of the home. What this means is that homeowners will enjoy even temperatures across every room in the home, better indoor air quality, protection from pests, less maintenance, and less air infiltration. In short, homebuyers of BUILT TO SAVE™ homes will save money and enjoy more comfort in their homes!

WHY AREN’T ALL HOMES BUILT TO SAVE™?

You would think that all builders would have their houses certified by the BUILT TO SAVE™ program for the benefit and peace of mind of the consumer, yet they don’t all do. And the reason they don’t may surprise you, but it makes a lot of sense— to them and their business model anyway. The most common reason we hear builders say they don’t certify their homes as a BUILT TO SAVE™ home is, “Homebuyers don’t ask for them, so I’m not going spend more on something no one is asking for.” Sadly, they are correct. The only people that can change the attitude of these builders and others who say, “I’m already building a quality and energy efficient home; I don’t need a piece of paper telling me what I already know,” are you, the homebuyers. What these builders fail to see is that the piece of paper or “proof” represents a) the confidence they have in their work to agree to a third party professional inspecting the home for quality assurance; and b) a commitment to improve their product, even if it means spending more time and money, to give their homebuyer a better, more energy efficient home. Remember: ask for proof, and not just a certificate of occupancy that the home passed the city’s code inspection to comply with minimum code laws. Ask to see a high-performance certificate issued by the BUILT TO SAVE™ program.

HOW TO TOUR MODEL HOMES If you’re looking for a new home, the best experience is to get offline and get into your car to take a tour of one. In this special feature of the Coastal Bend New Homes Guide, you will find model homes waiting for your visit. Keep reading to learn the most important things to know as you go through a model home to make the most of your homebuying experience.

WHAT IS A MODEL HOME?

A model home is a fully constructed and generally fully furnished house that you can tour in person rather than just online. You see—up close and personal—many of the features that the builder offers, and remember that most models can be customized to your individual needs, so don’t assume that what you see is what you will get. A model home tour gives you a realtime experience of what living in the home would feel like.

WHAT WILL YOU FIND AT A MODEL HOME?

When you arrive at a model home, you may discover that a sales agent and perhaps even the builder will greet you at the door. If so, one of these individuals will be available to answer your questions about the layout and features of the home and to take you through every room on a personal tour to explain the features. As you tour the home, the sales agent will likely explain various options you can select if you choose to have the home built for yourself, such as changes in floor plans, color schemes, appliances, and more. Take advantage of the sales consultant’s knowledge and experience. Go prepared with questions about buying a home.

10

HERE ARE SOME MORE TIPS ON HOW TO USE YOUR TIME WISELY WHILE TOURING MODEL HOMES: 1) Make a Checklist and Take It with You:

Are there features you require in your future home? For example: maybe natural gas is important to you. Does the community offer natural gas? Perhaps you need four bedrooms or lots of storage space? Make a list of the must-haves and take it with you to compare any homes you tour. In the excitement of seeing a fabulous home, it is easy to forget to ask about important issues.

2) Determine Your Price Range:

Work with a mortgage counselor before you tour a model home to find out how much you can afford. Many financial institutions offer free loan qualification services, which can be a tremendous help. However, note that the amount you may be qualified for should not be your buying price. Remember to factor in the total cost of the home, which will include other expenses that come with homeownership such as furnishings, utilities, and other miscellaneous expenses. Touring only those houses that fit

within your price range will ensure your time is well spent, and you will avoid the disappointment of falling in love with a home you cannot afford.

3) Ask About Taking Photos:

It would be nice to take photos, but before taking photos or video, it is best to ask permission first since not everyone is open to the idea. It’s a simple courtesy and will be greatly appreciated by your host.

4) Take Notes:

If you visit several models in one day, you may have trouble remembering which home had what features. Take detailed notes on each home to jog your memory later. Note what you like or don’t like about each home for an easy reference later. Ask the sales consultants for brochures or floorplans, which will be extremely helpful in remembering the model homes you visited and will help you in comparing them later.

5) Don’t Be Afraid to Ask Questions:

The sales agent is there to help you gather the information you need in order to make the right decision for you and your family. If you have children, ask about the quality of the schools in the district and about their proximity to the neighborhood. Be sure to take advantage of his or her knowledge by asking any questions you may have. You should call them later if there was something you forgot to ask that would be important to know.

6) Drive Around the Community:

Is the community a place in which you’d enjoy living? Does it have a playground for your kids? Nice landscaping? Are there shopping districts, entertainment centers, and medical facilities close by? Before you leave the neighborhood, drive around to check these items, as well. One thing is to ask about flooding in the area, but a better idea is to actually drive to the neighborhood you want to live in after a heavy rain and see if it was affected.

AND FINALLY, HERE ARE SOME SPECIAL TIPS TO MAKE SURE YOUR NEW HOME WILL BE THE BEST AND MOST COST SAVING IN YEARS TO COME: 7) Ask About the Construction Quality:

As you look at the beautiful granite countertops, the impressive wood flooring, and the fabulous designer lighting fixtures, it’s easy to forget to ask about the most important feature—the quality of the construction, which most people mistakenly confuse with the quality of things you can readily see in the home. Was the home certified as a high-performance home by an independent third-party rater? If so, ask to see the certificate. Be aware that sometimes, a company may create impressive certifications for their homes with programs that are “internally controlled” for marketing value.

8) Ask About Building Code Compliance:

Ask if the builder is complying with the 2015 International Energy Conservation Code (IECC) requirements. Every home built in the state of Texas after August 1, 2016, must comply with the new code, which has stricter requirements for energy efficiency and requires testing of the home after completion to verify compliance. Ask to see the results of the blower door and duct leakage tests, which are great predictors of how energy efficient the home will be. Ask to see the Energy Index Rating (ERI). If the person you are talking to doesn’t know what you are asking for, ask to speak with someone who does—or run away.

9) Learn About High-Performance Home Certifications:

As mentioned above, by law, new homes built in Texas must comply with the 2015 IECC, which is considered the new minimum legal building standard. So, to be clear, all a builder has to do to build a home legally in Texas is to comply with the minimum building code requirements. And that’s okay. But homes built to minimum standards are generally less energy efficient and more costly to maintain. Your best option? Look for a home built to “above-code” standards. These high-performance homes can be found in new home certification programs like BUILT TO SAVE™, ENERGY STAR®, or the best of all, the DOE’s Zero Energy Ready Home.

10) Ask If the Home Is BUILT TO SAVE™ Certified:

A home certified as a BUILT TO SAVE™ home was inspected during construction and tested after completion by an independent RESNET certified home energy rater to verify compliance with the strict energy efficiency requirements of the program. The true quality of the home is behind the walls. What is most important is whether or not the products or materials used were installed correctly. And the best way to know for sure is to have eyes on the work before the walls are put in place— which the BUILT TO SAVE™ program provides—and that’s one huge advantage for you since you will probably never see what is behind the walls after the home is built! Buying a new home shouldn’t just be about getting a great deal on the price. It should be more about the home’s comfort, indoor air quality, durability, and a good resale value if you ever need to sell—all part of a BUILT TO SAVE™ certified home. Visit www.BuiltToSave.org for more information. Touring model homes and dreaming about your future house should be enjoyable. Be smart, be knowledgeable, and—most of all, make happy memories and have fun!

MODEL HOMES YOU MUST VISIT! The model homes listed in this special feature of the Coastal Bend New Homes Guide have earned the right to be spotlighted. Even though paid advertising, it should be pointed out that the participants here were invited and mandated to meet certain requirements. All of the participants are awardwinning builders from previous Parade of Homes competitions and have received recognitions of excellence from their industry peers. Five select model homes by three of the Coastal Bend’s premier builders: Levian Homes, Live Oak Construction, and Newcastle Homes, are featured in this issue. These models are stellar examples of fine craftsmanship and unique options and amenities. From gourmet chef kitchens to serene spa baths; from an interior hanging garden in one to an interior elevator in another; and from cozy fireplaces to an outdoor backyard shower—the builders anticipated our every need and wish. Plus, the homes are all about putting family first: family rooms, family-friendly yards, and family neighborhoods. In addition, and perhaps more importantly, the model homes featured in this section have earned certifications of high

performance and superior construction from such programs as Zero Energy Ready Homes, ENERGY STAR®, BUILT TO SAVE™, and Coastal Bend GreenBuilt (CBGB). These initiatives are voluntary programs that serve to identify homes that have been inspected during construction and tested after completion by an independent third-party home energy Rater. The Raters are certified by the Residential Energy Services Network (RESNET) and provide a written guarantee as proof of the home’s compliance with the strict requirements of each program. * These model homes will be open to the public during the dates of the Coastal Bend Home Builders Association’s 2019 Parade of Homes scheduled for (Saturday & Sunday) September 21-22; 28-29; and October 5-6; from 11 am to 5 pm on each day. Note that an admission fee of $5 is required. A portion of the ticket sales will go to Operation Finally Home. Ticket sales will begin on September 1, 2019. >>> Visit www.coastalbendhba.org for ticket sales and Parade information. Model home renderings are for illustration purposes only. Final design may vary.

This Levian Home model stands out from the ordinary with details that add beauty, convenience, function, and value to a home. It did not surprise anyone that Levian Homes was recognized in last year’s Parade of Homes competition for “Best Kitchen” in its category and also received the prestigious “People’s Choice Award.” In this home, we again will see many of the award-winning features that led to last year’s recognitions for excellence.

What makes this beach home unique is not what you would expect as you look at its majestic exterior of 4 stories. The multi-story floorplan and all the amenities of modern living, including cozy fireplaces, a convenient elevator, and much more, are also not what make this home unique. R E A L E STAT E N E W S

Newcastle Homes Is Setting the Standard for Homes of the Future in the Coastal Bend Newcastle Homes in Corpus Christi, Texas, an early pioneer of the use of solar panels and other renewable energy systems, is on the path to a new milestone: building the first “Zero Energy Ready Home” in the Coastal Bend. From Day One, John Pope, founder of Newcastle Homes, has been committed to both energy efficiency and sustainable construction to save customers money and protect the earth’s resources. When the BUILT TO SAVE™ program (www.builttosave.org), which provides certifications to homes built to above-code requirements, became available in the area, John Pope was one of the first to join and begin certifying his homes as BUILT TO SAVE™. It is no surprise then that Newcastle Homes will move forward and introduce the Zero Energy Ready Home program to the Coastal Bend of South Texas. A Zero Energy Ready Home (ZERH) certified by the DOE is among the most energy efficient homes on earth, and in addition to being up to 40% and 50% more efficient than a similar home built to standard codes, a ZERH provides the utmost levels of excellence in areas of comfort, indoor air quality, healthy living, and durability. The best news regarding utility savings is that once a home is connected to renewable energy systems like solar panels, for example, the cost for energy in the home can be zero—hence the name “Zero Energy.” Visit energy.gov for case study examples of how

owners of Zero Energy Ready Homes can save over a hundred thousand dollars on utility costs over the life of a 30-year mortgage. The Zero Energy Ready Homes program’s requirements for certification are the federal government’s most rigorous for high-performance home recognition. The ZERH program builds on the foundations of the EPA’s ENERGY STAR® and Indoor airPlus program--which are requirements for certification--and goes above and beyond those requirements, optimizing them to achieve a status of “excellence.” Congratulations to Newcastle Homes on its commitment to act as a steward of energy efficiency and the earth’s natural resources. With his enrollment in the ZERH program, John Pope and his company have joined an elite group of builders who represent the top 1% in the nation and are providing their homebuyers with the ultimate excellence in home buying and home ownership experience. The first Zero Energy Ready Home in the Coastal Bend will also be Newcastle Homes’ entry in the 2019 Coastal Bend Home Builders Association’s Parade of Homes competition scheduled for viewing by the public on the weekends of Sept 21-22; 28-29; and October 5-6. See page 14 for more information on this home.
