AS WE ENTER INTO 2023, I’M THANKFUL FOR THE MEN AND WOMEN IN THIS TOWN WE CALL HOME - whether it’s the people who feed us on a night we don’t want to make dinner, the people who make us feel beautiful for every occasion, the people who instill the joy of education in the lives of our children, the people who help make our homes a place we find peace, or those who ensure our safety and health in every situation. The familiar and friendly faces behind our local businesses make our town special.

In this issue of Modern Texas Living, we are highlighting these outstanding members of the community. They are encouraging the people of today, and building the leaders of the next generation. Whether it was the professors at Baylor who went the extra mile or the bosses over the years that shaped my professional career, this community is what makes Waco such a unique place to live.

Everyone that knows me knows how much I love Waco. I am constantly raving about this town and recommending places to visit or people to meet. That was the inspiration behind our brand new site, letsgowaco.com, a convenient and

current spot to find the top restaurants, shopping, things to do, and best places to visit in our city. As we grow, we continue to come back to the idea that over here at Modern Texas Living, we are Waco’s biggest fans. I know I share that same feeling with so many of you. Even if your roots didn’t begin in this town, this can be where they end.

INVITATION TOLuxury

To create the light and airy look that our client desired, we hung 21’ tall sheer drapes from a custom curved iron rod and a 60” diameter dramatic chandelier from the ceiling. Anchoring the space is a 72” diameter dining table with high back dining chairs to emphasize the height of the room. An 81” tall piece of artwork hangs above the modern buffet and provides contrast to the white walls. Tall buffet lamps, custom greenery and a textured woven rug complete the dramatic space. A simple color scheme and large dramatic pieces make this dining room a breathtaking space to remember.

Our clients purchased a new home in Dripping Springs, TX that needed a personal touch to reflect their sophisticated, but relaxed lifestyle. Dubbing the design style “Organic Luxe” we furnished the home with a unique combination of modern clean lines and textural woven pieces in a light and dark color scheme to create contrast.

With its large geometric pattern wallpaper, custom black and gold vanity with brass detailing and marble top, the sophisticated powder bath creates a “wow moment” for guests. A custom black and gold mirror, a golden lantern, white oak wood floors and a hot pink orchid complete the space.

A large iron chandelier anchors the grand living space, while tall sheer drapes add height and subtle drama. The comfortable sectional sofa and woven side chairs provide the perfect space for relaxing or entertaining guests. Tall olive trees and woven end tables, table lamp, and baskets add texture and casualness to the space. The expansive sliding glass doors provide for indoor/ outdoor entertainment and traffic flow.

This black, gray and gold urban farmhouse kitchen is the hub of the home for this busy family. Touches of black tie the kitchen design into the rest of the home’s mostly black and white color scheme. The woven counter stools give the space a touch of casual elegance. A new champagne gold kitchen faucet and pot filler add additional style, while greenery and wood accessories add a touch of warmth.

In the breakfast area, a light wood breakfast table contrasts with the black side chairs and dramatic artwork. A modern light fixture adds an unexpected touch, while long drapes and a woven window shade complete the space.

We exchanged the plain kitchen hood for this showstopper custom stainless hood with gold strapping and rivets, providing a focal point for this lovely kitchen. The 36” refrigerator was exchanged for a roomier 42” refrigerator and built-in matching paneled refrigerator cabinet. Antique gold linear hardware and black and gold lighting was added to create a streamlined look.

A dramatic but simple black canopy bed anchors the master bedroom. The design in the neutral herringbone area rug repeats in the throw pillows and nightstands. Two seating areas provide ample comfort throughout the bedroom while long simple drapes and a simple black rod repeats the black iron element.

The master bath features a capiz shell chandelier over the tub, custom drapes, a remote-controlled woven window shade, antique gold plumbing fixtures and cabinet hardware, and dark cabinets. Custom mirror frames sit over the vanity, while black and gold wall sconces add a touch of sophistication.

In the study, custom 12’ built-in bookcases and wainscoting add architectural details while storage drawers add function. Velvet drapes and woven window shades dress the windows. The woven textural element repeats in the area rug, the chandelier and the caned guest chairs. A natural stone and iron desk and a comfortable desk chair complete the space.

In this the sweet nursery, a blue gray paneled wall serves as the focal point behind the white and acrylic crib. A comfortable cotton and linen glider and ottoman provide the perfect spot to rock baby to sleep. A dresser with a changing table topper provides additional function, while adorable car artwork, a woven mirror, and a sheepskin rug add finishing touches and texture. Our clients desired a fun and whimsical space for their boys playroom but wanted it to be gender neutral for possible future children. We started with this fun map of the world wallpaper mural and designed a custom built-in storage bench beneath it. The custom cushion and bright throw pillows make it a cozy spot to curl up with a book. Custom bookshelves hold lots of favorite kids’ books, while a chalk board wall encourages fun and imagination. A play table and bright red chairs tie into the red bench pillows. Finally, a fun striped play tent completes the space, and a woven chandelier adds the finishing touch.

What a fun room for a little boy! Our team decided on a camping theme for this little one complete with a tent bed and an airplane overhead. Custom green built in cabinets provide the perfect reading nook before bedtime. Relaxed bedding and lots of pillows add a cozy feel, along with whimsical animal artwork and masculine touches such as the cowhide rug, camp lantern and rustic wooden night table. The khaki tent bed anchors the room and provides lots of inspiration for creative play, while the punches of bright green add excitement and contrast.

Soft and Sweet INSPIRED TABLESCAPE

Growing up, my mom celebrated every holiday with decorations, making each holiday much more fun. So, for Valentine’s Day, whether hosting a party or not, I still like to add some holiday fun to the dinner table. It doesn’t have to be fancy or expensive to look beautiful.

Blush pinks and golds hold a special place in my heart, but keep the flowers simple and all-white. We mixed tulips and baby’s breath (both from the grocery store) in small bud vases throughout the table. The final tablescape is simple, yet chicperfect for Valentine’s brunch or a party with your girlfriends.

Dr. Tyrha M. Lindsey-Warren is a Clinical Assistant Professor of Marketing at Baylor University, as well as the Faculty Director of Industry Relations and Experiential Learning. She is also the founder and producer of the Waco Family and Faith International Film Festival, and has had extensive experience in the advertising and entertainment industry. Currently, she is pouring into her students at Baylor and inspiring them to use their gifts and talents to “let their light shine”.

Dr. Lindsey-Warren emphasizes the importance of letting your light shine in each facet of life, particularly as her students prepare to enter the professional world. She has a great passion for creating socially conscious, creative business professionals, and she works tirelessly in supporting her students so they can achieve excellence in business. These students would describe her as a professor who truly cares about them and their career success, and the most rewarding part of her job is receiving word from former students that they are achieving great things.

She describes networking as one of the most important aspects of business. She worked tremendously hard to connect with

as many people as possible at the beginning of her career, until she learned the importance of quality over quantity. In networking, getting to know people through quality interactions and intentional follow-ups over time is what matters most for both shortterm and long-term success.

What drives Dr. Lindsey-Warren is knowing that each day is a new opportunity to be daring and bold, and to make a positive impact on the lives of those she encounters. But she also keeps in mind that life is short, and that it is crucial to make her one shot at life worth living. She is determined not to waste a moment, and to spend her life letting her light shine and encouraging others to do the same.

Linda McEathron is the owner of Design House Jewelry Studio. She opened the studio more than 18 years ago with just her bench and one small jewelry cabinet, and she now has 35 years of experience and counting as a goldsmith. Linda describes herself as a hippie at heart, and her creative and passionate side blossomed during her childhood in California. While her family was military and instilled strong values, structure, and work ethic in her life, she also grew up on the beaches of California exploring the freedom of the 60’s. A perfect day for Linda would include early morning studio time, coffee, and music (usually Miranda Lambert). With her sketchbook in hand and a bench full of beautiful stones of all shapes and sizes, there is nothing she can’t accomplish.

The new Design House studio in downtown Waco has the perfect view. From Linda’s bench, she can see joggers, dog walkers, tourists, and families heading out on an adventure for the day. It inspires her to see downtown Waco blossoming, and truly brings her joy. Her team begins the day with brainstorming, coffee, and Dr. Pepper, and customers fill the rest of the day with repairs and questions about custom designs and engagement rings. She cultivates a positive and supportive environment for her employees, to show them that amazing things can happen when individual talents are encouraged. She has seen her team flourish because of this, and her favorite thing about being a business owner is the opportunity to encourage other women to develop and pursue their passions. Jennifer Snyder is the founder and owner of Neat as a Pin®, an organizing business in Waco specializing in home organization, residential house cleaning, decluttering, moving, and more. She had always wanted to be a Professional Organizer, but she found herself intimidated by the organizers portrayed on television. In her previous job as a wedding planner, a client expressed that they were overwhelmed and Jennifer offered to help organize a space for her. She had never had so much fun working, and her client was thrilled with the outcome. As time went on and her desire to begin this business continued to grow, Neat as a Pin was born in 2010.

Jennifer’s house isn’t the only part of her life that’s organized. She starts each day at 4:30 am, with a scheduled day full of meetings, clients, kids, laundry, and tidying, and she ends the day at 8:30 pm after some time for relaxation. Her husband and three sons, as well as her daughterin-law, grandson, and niece are everything to her. She has lived in Waco all her life, and she

was born at Hillcrest hospital, the same place 2 of her sons were born. The fact that each day holds so much potential is what gets Jennifer up in the morning. She embraces the newness of each day with enthusiasm, and she loves the gift of being able to be creative and solve unique problems, to make a difference with her business.

November 12th, 2013 was Jackson Luckin’s first time to serve a customer at Dutch Bros. This customer, Mike, would continue to come in every day after that at 5am, and the two would talk together over coffee about life. They never skipped a beat, Jackson serving Mike through the toughest times and the best times. This experience exemplifies Jackson’s time with Dutch Bros over the past 9 years, and he has continued to fall in love with the company, crew, and customers over the years. He is currently Regional Operator, and he oversees all locations in the Waco and Temple area.

Jackson lives in Woodway with his wife Jada and their 1-year-old son Arrow. After exploring Fort Worth, Waco, and Austin, they decided the Waco area felt most like home, so they made the move in 2021. They love that Waco is growing but still has a small-town feel, and that the community is

Sammy Citrano has grown and cultivated a Waco legacy for 30 years now, as the owner of George’s restaurant. His career and work ethic are worthy of recognition, and his previous experience as president of 5 locations of Steak n Spirits in the Houston area jumpstarted his career. He then moved to Waco to establish Elite Cafe and Health Camp after he and his wife had their first child. Since he was young, Sammy had always dreamed of running his own restaurant. He so enjoyed the hospitality business, and his grandparents and aunt both owned and ran stores and restaurants throughout his childhood. All of the opportunities George’s has brought to Sammy have been incredible. Over the last 30 years, they have had the chance to impact approximately 15,000 people who have worked for them, who have called back throughout the years to tell them how their experience working for the company influenced their lives. Not to mention - they constantly influence the thousands of people who visit the restaurant on a weekly basis. Sammy maintains a humble spirit even amidst his company’s success, as he emphasizes the importance of knowing that the restaurant is only as good as the last meal they have served. He wants to live up to the reputation that made George W. Bush a customer for 8 years. That is Sammy’s favorite experience with a customer - when President Bush brought his secret service, and when they were able to visit the White House as a result of how much he valued the restaurant. Sammy loves knowing that his restaurant and the Waco community go hand-in-hand, because people truly think of George’s when they think of Waco. The future of this restaurant is always bright - Sammy was recently inducted into the Texas Restaurant Association Hall of Honor. Sammy describes that experience as incredibly emotional and an unbelievable honor, as his name was added to a long list of people he had always looked up to. He says you don’t have to own your own business to be successful - you can take those lessons you have learned and the work ethic you have cultivated into each business experience you have. A piece of advice that Dr. Oestreich would give to other professionals is to identify the voices that matter most. Early in his life, he believes he let too many people speak into him and his life at different times and for different reasons, but hindsight tells him that there were only a few that truly carried weight and served his best interests. The mentors whose voices did matter taught him that humility and work ethic are the most important principles to live by. Dr. Oestreich did not get to where he is today by himself - there is a long list of people and groups that helped him along the way. TRUTH we should carry

Coming off a season of giving and receiving, I’m reminded of the truth behind the Bible verse found in Acts 20:35 telling us the words of Jesus that it is more blessed to give than to receive.

It’s a truth that we should carry with us well past the holidays.

In everything I did, I showed you that by this kind of hard work we must help the weak, remembering the words the Lord Jesus himself said: ‘It is more blessed to give than to receive.’

After more than twenty years of working at a television station with a focus on serving the community, I have witnessed those blessings.

At this year’s Food for Families, the largest one-day food drive in the state of Texas, I saw the generosity from the young to the old.

An 8th grader who didn’t have much saved up all her change for three years and dropped off every last penny. She gave $120, inspired to help after seeing homeless people on the side of the road.

I was working the car drive-through line on the last day of the food drive when a 73-year-old woman drove up and handed me a $10,000 check from the window of her vehicle.

She quietly told me that she once used a food pantry

herself and now that she could, she wanted to give back.

Her smile was as big as Texas as she drove away.

Toys for Tots, an effort to put Christmas gifts under the tree for those in need, inspires me every year.

I watched a 6-year-old girl set up a cupcake stand so she could raise money to purchase toys for kids.

When it came time to donate the toys, she cried. She told her mom she was just ‘so happy.’

You don’t have to be rich to give or have all the time in the world to volunteer and you don’t have to have some grand idea to make a difference. All we need are willing hearts and eyes that look outside ourselves.

And when we give freely, we’ll learn that blessings really do flow, and those age-old words ring true today.

It truly is better to give than to receive.

A Secret Weapon to Fat Loss

I Bet You Didn’t Know

I WOULD BE REMISS AS A PERSONAL TRAINER OF ALMOST 14 YEARS IF I DID NOT SHARE THIS ONE WITH YOU . The fact of the matter is, we all know in our hearts and likely even seared in our minds, that in order to lose weight, we must have a well- balanced diet and exercise plan in our lives. This is so true, but there are only so many different ways we can hear that before we either commit to doing it, or not. That part of fat loss is not rocket science.

However, one thing I bet you did not know is the true importance of SLEEP. Yes, turns out the old saying, “I’ll sleep when I’m dead” is actually really horrible on your physique.

When you don’t get at least 7 hours of sleep, your body becomes hormonally unbalanced. When you don’t sleep enough, you wake up with high cortisol (stress hormone) because your body is depleted. This often leads to more cortisol, which can make you alert and makes it hard to sleep, which becomes a vicious cycle. Additionally, lack of sleep has been proven to trigger your body to produce more ghrelin, which may lead to more hunger

and unnecessary eating, and less leptin, which is a mediator of long-term food suppression regulation and energy balance.

So, in 2023, if you have been “doing everything right” and you are still not seeing the scale budge, my charge to you is to get more sleep. Go to bed 30-60 minutes earlier a few times a week until it’s a habit. And just keep reminding yourself that sleep is a huge piece of the health puzzle!

ROASTED LEMON GARLIC ROSEMARY CHICKEN

INGREDIENTS

1 (3-4 pound) whole chicken

1/4 cup unsalted butter, melted

3 tablespoons olive oil

1 lemon

6 large garlic cloves, divided (4 minced, 2 left whole)

2 tablespoons chopped fresh rosemary Kosher salt

Freshly ground pepper

3 fresh rosemary sprigs

DIRECTIONS

Let the chicken sit at room temperature for about 30 minutes before preparing. Remove the giblets and neck from the cavity. Pat dry with paper towels.

Preheat oven to 400°F. Lightly grease a roasting pan with non-stick cooking spray. Place the chicken, breast-side up, in the prepared roasting pan.

Rub the chicken all over with the melted butter, under the skin and inside the cavity.

Halve and juice the lemon. Save the squeezed halves to stuff inside the chicken. Mince 4 cloves of garlic.

In a small mixing bowl, whisk together the olive oil, lemon juice, 4 cloves of minced garlic, and 2 tablespoons of chopped fresh rosemary. Rub the olive oil mixture all over the

buttered chicken, under the skin and inside the cavity as well. Season the chicken all over with salt and pepper.

Stuff the squeezed lemon halves and 2 whole cloves of garlic into the chicken cavity along with 3 fresh rosemary sprigs. Roast, uncovered for about 1 hour and 10 minutes, basting halfway through the cooking time with the drippings around it. Baste at least two more times while cooking, until the chicken is cooked through and skin is golden.

Roast until the internal temperature of the chicken reads 165°F and juices run clear when pierced with a skewer. Remove from the oven, tent with foil and allow to stand for 10 minutes before carving. Serve with pan drippings.

Advocacy Center for Crime Victims and Children provides hope and healing to survivors of sexual assault and other violent crimes in six Central Texas counties through case management, unlimited counseling sessions and a 24/7 crisis hotline. Volunteer advocates answer the hotline after regular business hours and accompany sexual assault survivors to both Waco hospitals where they stay with that person during the entire exam. Sexual assault forensic examiners perform exams at both Waco hospitals. Forensic interviews and medical exams are provided to children under 18 that have been abused, if abuse is suspected or if they have witnessed a crime. Prevention and Education staff give presentations at schools, universities and other youth-based and community organizations to change attitudes, beliefs and behaviors that may lead to the perpetration of sexual violence. Prevention programming seeks to help youth develop socially and personally by facilitating discussions and activities on topics that encourage non-academic development such as empathy, respect, healthy relationships, emotions and conflict resolution. All services are free. The Advocacy Center is a not-for-profit 501(c)3 organization that relies on the charitable donations of others to serve the community. Without your help, they could not continue to bring hope and healing to victims of violent crimes. All donations stay here and are used by the Advocacy Center to directly impact the Central Texas area. Your donation can directly impact the hurting adults and children in this community by providing them with a safe and constructive environment that is the Advocacy Center for Crime Victims and Children. Sexual assault forensic examiners perform exams at both Waco hospitals. Forensic interviews and medical exams
provided to children under 18 that have been abused, if abuse is suspected or if they have witnessed a crime. Prevention and Education staff give presentations at schools, universities and other youth-based and community organizations to change attitudes, beliefs and behaviors that may lead to the perpetration of sexual violence. Prevention programming seeks to help youth develop socially and
personally by facilitating discussions and activities on topics that encourage non-academic development such as empathy, respect, healthy relationships, emotions and conflict resolution. All services are free. The Advocacy Center is a not-for-profit 501(c)3 organization that relies on the charitable donations of others to serve the community. Without your help, they could not continue to bring hope and healing to victims of violent crimes. SOUR CREAM CHICKEN ENCHILADAS

INGREDIENTS

12 flour tortillas

1 rotisserie chicken, shredded (about 3–4 cups)

3 cups shredded monterey jack cheese

1 (16 ounce) container sour cream

1 (4.5 ounce) can diced green chiles

1 cup chicken broth

Chopped fresh cilantro, for garnishing

DIRECTIONS

Preheat oven to 350°F. Spray a 9×13-inch baking dish with non-stick cooking spray.

Fill each tortilla with some shredded chicken and sprinkle with shredded cheese. Roll up and put in the prepared baking dish, rolled side down.

In a mixing bowl, stir together the sour cream, green chiles and chicken broth until smooth. Pour evenly over the rolled-up tortillas and top with remaining shredded cheese.

Bake for 20 minutes until starting to brown and bubble.

Serve with chopped fresh cilantro. Yields 12 enchiladas.

IRISH CREAM PISTACHIO BROWNIES

INGREDIENTS

BROWNIES

1 cup (2 sticks) unsalted butter

2 cups semi-sweet chocolate chips

1 cup granulated sugar

1 cup brown sugar

2 large eggs

½ cup Irish cream liqueur

1-½ cups all-purpose flour

1 tablespoon high-quality ground coffee

½ teaspoon salt

½ teaspoon baking soda

1 cup chopped pistachios

FROSTING

½ cup (1 stick) unsalted butter, softened

2 cups powdered sugar

3 tablespoons Irish cream liqueur

½ teaspoon vanilla

½ cup chopped pistachios

DIRECTIONS

Preheat oven to 350°F. Line a 9×13-inch baking dish with parchment paper and set aside.

In a heavy saucepan over low heat, melt the butter and chocolate chips until completely melted, stirring constantly. Remove from heat.

Using a wooden spoon, stir in the sugars. Add the eggs, one at a time, stirring until well-combined. Stir in the Irish cream liqueur.

In a separate bowl, whisk together the flour, ground coffee, salt, and baking soda. Stir the flour mixture into the chocolate mixture until just combined. Fold in 1 cup chopped pistachios.

Spread batter evenly into prepared baking dish. Bake for about 30 minutes or until a toothpick inserted in the center comes out clean. Let brownies cool completely in the baking dish on a wire rack.

Meanwhile, make the frosting. In the bowl of an electric mixer fitted with the whisk attachment, beat the butter and powdered sugar on low speed until just combined. Add the Irish cream liqueur and vanilla and beat on high speed until smooth, thick and spreadable. Once brownies are cooled, spread evenly with frosting and sprinkle with 1/2 cup chopped pistachios. Yields 18 brownies.
