WH AT MAK E S A F RE E MA N HOM E ? The te am is onsite, the first houses are taking shape an d the countdown is on. We met the key players for the much anticipated an d sought after Westwoods development to fin d out what goes into building a Freeman Home.

ecember last year, regional housebuilder Freeman Homes announced receiving planning approval for their new development in Northleach, giving a very excited Lifestyle team the first glimpse of how things were shaping up. The scheme is now well underway and in March 2017 they invited interested parties to an Early Bird event where site plans, floor plans and property specifications were available to view for the first time. Due to record levels of interest, the first phase of homes were launched early and prospective buyers had the opportunity to register their interest against preferred plots prior to reservation. With so much hype and anticipation surrounding this bespoke Cotswold project we couldn’t help but wonder, ‘what is it that sets Freeman Homes apart from the masses when building new homes?’. Speaking to Luke Freeman, Edward Nash and Mark Johnson, we gained further insight into the vision for Northleach and what goes on behind the scenes.

last year. This is a most attractive site overlooking a shallow valley. Its 40 new houses involve 22 different typologies of size and layout, each placed and designed with care to be attractive to a wide diversity of household needs in this part of the Cotswolds, very close to Stow-on -the-Wold. We have worked together to combine these to build distinct qualities of place, in streets, informal public spaces, courtyards and convenient footpaths reflecting the characterful hill settlements of the Cotswolds. The houses have been designed to offer the flexibility of use so apparent in how households of all sizes would like to live today.” A PASSION FOR EXCEPTIONAL QUALITY Luke Freeman’s passion for building beautiful homes is immediately apparent in talking to him about the Northleach development, “More than anything, I enjoy taking a product from concept to completion – from the initial ideas with the architect, through to the planning stages and then to the physical home at the end of it. Ultimately the real

satisfaction for us comes from seeing families move in, live in and enjoy their home that a lot of care and attention has gone into.” There is no question that Freeman Homes build exceptional quality homes finished to a superior standard. Luke

Freeman explains to us that the properties at Northleach have been designed to sit comfortably within the traditional market town surrounding and will feature Cotswold stone detailing, slate roofs and timber frame windows that echo the regions architecture. Put perfectly by Mark Johnson, “…the result is one that compliments the history and architectural style of Northleach, whilst looking towards its future.” All properties feature Freeman Homes’ signature specifications that provide all the necessary contemporary touches on a traditional Cotswold design. High specification fixtures and fittings that would usually be an upgrade at cost with a volume mass market house builder are standard specification at Freeman Homes. Injecting style and personality at every turn, Freeman Homes stay true to their word – quality runs throughout the entire property and they provide homes to be proud of, for living a truly enhanced lifestyle. H E RE F ORD Rich in history, culturally vibrant, be autiful scenery, in dulgent shopping, famous for cider production an d a foodies’ he aven– what is there not to love about Hereford?

T

he cathedral city of Hereford sits on the banks of the River Wye surrounded by breathtaking Herefordshire countryside and the famous Wye Valley. With its friendly market town nature, Hereford has been the commercial centre of Herefordshire communities for hundreds of years and boasts enormous historical importance. Hereford Cathedral dates back to the 11th century but the site on which it sits has been a place of worship since at least the 8th century. Among its collections the magnificent Cathedral is home to the world famous Chained Library and Mappa Mundi, a treasure of the medieval world that records how 13th century scholars interpreted the world in spiritual as well as geographical terms. Hereford has that ‘hustle and bustle’ vibe you get from a city whilst enjoying beautiful and expansive surrounding countryside. With so much on offer you will never be short of things to do, not least indulging in some serious shopping. The new prestigious Old Market displays all the favourite familiar names but take a wander further into the traffic-free town

centre and stumble upon fantastic independents that line the side streets and an ever growing collections of reputable cafes, wine bars and eateries. The surrounding land, not just famous for its Herefordshire produce, offers up something for those looking to explore further afield. Visit the Black and White villages of North Herefordshire where you will find a more laid back pace to life. A favourite of ours is Weobley which is often referred to as the jewel in the crown of British black and white villages and from where The One Show was recently broadcast live to millions of viewers. For those who prefer their scenery a little faster, the River Wye offers up the very best of canoeing where the river banks are beaming with wildlife and local rock faces leave adrenaline junkies and climbers alike spoilt for choice. Finally, it would be criminal not to mention what perhaps the area is most famous for - its cider making! The major player in cider making in Britain, Herefordshire has been a producer for 350 years. There are nearly 10,000 acres of apple and pear orchards across the county that produce 63 million gallons every year. Check out the Cider Route and let us know how far you get! ciderroute.co.uk Given all it has to offer it is safe to say that Hereford offers the very best of refined rural living – your challenge will be to fit it all in! WHY THE MOVE TO HEREFORD? I moved here in July 2015, although I had previously studied at Hereford College of Art. I began planning my wedding at Lyde Court in 2014 and after 18 months travelling to and from Hereford I couldn’t help but fall in love with the relaxed, diverse and eclectic vibe of the city. BEST THING ABOUT LIVING HERE? I love the hustle and bustle when wandering the High Street Shops on a Saturday afternoon, the local arts and produce on offer at the pop up markets in High Town, or taking a relaxed stroll down Church Street where boutiques are bursting with perfect gifts. One day I hope my clothing range will be along side the more established local businesses. ANY HIDDEN TREASURES? There are amazing businesses popping up all the time, but real favourites include A Rule of Tum Book Shop, for an incredible Sunday Roast. De Koffie Pot for its fantastic setting along the river, live music sessions and gorgeous cakes. They also hold a range of classes from Yoga to Life Drawing. T

hey call it ‘The Capital of the Cotswolds’ and we tend to agree! Cirencester provides the perfect base to explore the area for a weekend or even a day out. An affluent and quaint market town, Cirencester sits at the crossroads of three Roman roads which give an indication to its importance during Roman times. It was known then as ‘Corinium Dobunnorum’ and was second in size only to London. The fine Parish Church of St John the Baptist dominates the town view and owes its existence to the wool trade that boomed in the medieval period. Its Gothic architecture is a grand sight, and you can climb to the top of the 162 ft tower to take in the beautiful views if you take one of the tours on offer. Cirencester is bursting with green open spaces that include the peaceful Abbey Grounds, the remarkable Roman Amphitheatre grounds and St Michael’s Park. But the beautiful and most extensive of all is Cirencester Park that surrounds the Eastern side of the town, which poet Alexander Pope helped to design in the 18th century. Located on the edge of the park, Cirencester even has its very own open air swimming pool. Built in 1869 this unique pool offers the chance to swim in natural spring waters heated to an average 27°C. You don’t have to walk far to stumble upon Cirencester’s charming café society. Narrow cobbled streets and ancient honey stone buildings are home to a wonderful selection of coffee shops and independent retailers. The ancient market place stalls and thriving town is a shopping destination in its own right. Here we have carefully chosen some great places to visit and activities to do in and around the area.

It offers that easy living that you get from a city where everything you need is on your doorstep but it’s coupled with gorgeous scenery. It’s an ideal location for getting to London easily but more importantly for me, Cirencester is surrounded by beautiful events venues and being a bridal make-up artist this gives me access to all the wedding hotspots in the Cotswolds.

EXPERTS VIEW

SELLING YO U R H O M E Successfully selling a property is a process that can seem rather daunting with a lot of steps. Knight Frank offer the following tips to help you achieve the best possible outcome. TAKE TIME TO RESEARCH YOUR LOCAL MARKET AND ENSURE YOUR PROPERTY IS TIDY FOR VIEWINGS

INFORM YOURSELF Take some time to research your local market to make sure that you have realistic expectations and an understanding of recent sales data. DON’T DELAY Before bringing your property to market, ensure that all planning permissions, building regulations etc. are correct and signed off. If a sale is agreed, delays or errors in paperwork can result in excuses to delay or not proceed.

CHOOSE WISELY Choose an agent who will provide you with the information and tools you need to make the best decisions. At Knight Frank, we pride ourselves on our industry-leading research team and work with our clients to maximise exposure with the best materials available. When appointing an agent, take the time at the start of the relationship to negotiate fees and commitments to ensure that your agent starts motivated and works hard to promote your property. BE REALISTIC Errors in pricing at the outset can result in a property becoming “stale” in an ever changing market. Work with your agent to understand the area, your competition, and the true value of your home. This will enable you to set a guide price that is both realistic and attractive to an informed buyer. Don’t forget, you are not obliged to accept offers!

PICTURE PERFECT Work with your agent to ensure that any photography or promotional materials are as attractive as possible. This may mean commissioning high quality photos. Consider rearranging or removing furniture to showcase appealing aspects of your property. BE FLEXIBLE It may be better to list your property at a lower guide price to encourage multiple, competitive bids. You might also want to be prepared to move in accordance with the buyer’s requests as it could be the deciding factor in them making you an offer. It’s a buyer’s market and the more (reasonable) accommodations you can make, the more likely you are to achieve your overall goals. While it is not possible to anticipate or control many aspects of the selling process, one thing that is within your remit is how your property is presented. Never has it been more important to present your property in its best possible state when bringing it to market. First impressions are very important and you FRESH HERBS ADD A only have one chance PLEASANT SMELL to make a good one.

LIFESTYLE 13

CLUTTER FREE For viewings or appointments take the time to properly clean and tidy up. Many buyers may be unable to focus on the selling points of your property if they are greeted by clutter or other distractions when they first walk in the door. A SENSORY EXPERIENCE Don’t forget the importance of the sensory experience during a viewing. Ensure that the property is well-lit, freshly aired or pleasant smelling, and that food items and rubbish have been removed. Small touches, such as flowers are minor investments that can have a major impact on a buyer’s experience of your home. BE PATIENT Selling a property is very rarely an instantaneous process but follow these steps and you will certainly be on your way!

SELF-EMPLOYED MORTGAGE APPLICATION TIPS If you are self-employed, it generally makes most sense to separate your business from your personal affairs when applying for any type of loan. This means that if you have a credit card or loan that you took out for the sole purpose of using for your self-employed business, then it should be in your business name, rather than yours personally. This is entirely possible and easier to do if you are a limited company. Finally, not all lenders are the same in terms of their criteria and in positioning you with the best lender to match your personal circumstances. Depending on your status, it is important to engage in independent financial advice so that you know which lenders are accepting of your personal situation.

Q&A

We asked our resident Financial Advisor to give us some honest answers.

CAN I GET A MORTGAGE IF I HAVE ONLY BEEN SELF-EMPLOYED FOR 1 YEAR? Yes, this is entirely possible. There are now some lenders out there that will accept this as a proposal. It will be subject to lender approval and affordability but in principle can be done. I AM SELF-EMPLOYED AND HAVE MY OWN LIMITED COMPANY. I TAKE VERY LITTLE INCOME AND KEEP THE MAJORITY OF MY PROFITS IN THE BUSINESS - HOW WOULD LENDERS VIEW THIS? Many limited companies work in this way and for many lenders whilst they will grant a mortgage, it may not be to the level you require. There are some specialist lenders, who will class your retained profit as actual income which can potentially provide a higher level of lending.

Landlords to feel the pinch

Since April 2017, landlords started to lose the right to claim back their mortgage interest costs at the rate they paid income tax. Previously the amount that was able to be claimed was up to a maximum of 45 per cent. Since April however, the maximum has begun to drop and will continue to do so over the next 3-4 years. This will ultimately be replaced with a 20 per cent tax credit. This change comes quickly on the heels of the introduction of a 3 per cent surcharge on stamp duty payable on buy-to-let purchases which has been in place since April 2016. It is thought that landlords could pass this rise onto their tenants to make up for the higher costs. Currently landlords are taxed on their profit because existing mortgage

payments can be deducted from rental income before that income is declared. A higher rate tax payer paying 40 per cent income tax can deduct their mortgage costs (buy-to-let loans tend to be interest-only) and therefore they pay only income tax on their rental income above that. It also won’t be a relief. It is being replaced with a tax credit which must be claimed back meaning landlords will find 100 per cent of their rental income is taxable and they are then in line for a credit payment of 20 per cent back. It’s estimated that the changes will push half a million landlords into a higher income tax band hitting their profits even harder. Very wealthy landlords who do not need mortgages are untouched by this proposed ruling.

LIFESTYLE 15

WHAT SORT OF DOCUMENTATION DO LENDERS NEED TO PROVE MY INCOME? This really does depend on your self-employed status. It used to be that your accounts would be the evidence that the lender would accept. These days, whilst some lenders will still accept accounts, the below describes the most acceptable methods: Sole Trader: SA302 plus Tax Year Overviews and tax calculations Limited company: SA302 (personal submission) Plus Tax Year Overview and tax calculations. These can be downloaded directly from the HMRC website where you submit your self assessment each year and show the income that you have paid tax on for the tax year. Dependant on lender, an accountants certificate can be accepted. Partnership: SA302 (personal submission) Plus Tax Year Overview and tax calculations. Dependant on lender, an accountants certificate can be accepted.

WHY BUY NEW?

CUTTING EDGE DESIGN AT THE AVENUE

A F OCUS ON B U ILD QUALITY Proving the devil is in the detail, we explore why new build homes are front runners in the race for quality.

S

ome people will only ever consider an older property, but for those undecided as to whether to buy an older home or a new build, there are many advantages to buying new when it comes to house buying and the first of these is concerning the quality of the build and peace of mind.

LEFT, KITCHENS ARE DESIGNED AROUND THE MODERN FAMILY. BELOW, BRING THE OUTSIDE IN WITH BI FOLD DOORS

1

AVOID THE RISK OF FLOODING All builders at the planning stage of any development have to work with the environment agency to ensure that the development isn’t at risk of flooding and that any surface or waste water is fully drained effectively. For you the home owner, this is peace of mind that you don’t always get with an older home. Sadly, flooding is ever more prevalent with houses that have never flooded before being affected so it’s a point worth considering.

2

GOOD FOUNDATIONS Going back to Victorian times some homes were built without foundations – which is hard to imagine in today’s world. Having that reassurance that your foundations are solid is not to be underestimated. Build quality has undoubtedly altered over the years and in fact new homes are built to a higher standard than ever before which means more peace of mind for you.

3

5

FIXTURES AND FITTINGS This may seem like a minor point but it can have a major impact. Having plug sockets where you need them or bathrooms and kitchens that are designed around modern life can make a big difference to NEW HOMES ARE how you enjoy and experience your home. With BUILT TO A HIGHER a new build home trailing extension leads and STANDARD THAN filled holes in the walls where DIY attempts from previous owners have gone wrong will be a thing EVER BEFORE of the past.

DAMP FREE WALLS The tell tale patch of damp creeping up the walls is quite common in older homes. This is down to poor insulation or sometimes homes being built partially underground, it can cost a fortune to rectify and not always successfully. We also all know that lovely cottage that is stuffy in summer and then freezing and drafty in winter. ntroducing Westcombe Place at The Westwoods, an undeniably beautiful development of five exclusive detached Cotswold properties. Westcombe Place strikes the perfect balance of quintessential English style and gorgeous contemporary twists. These luxury homes boast spacious layouts that have been designed for a changing family dynamic as well as entertaining your friends and family in impressive style. Accessed from a private entrance, the homes enjoy striking views down the shallow River Leach Valley with frontage to the open countryside to the south side of the site. All homes have been designed with this in mind; where the sun will first enter the house and leave on the other. The tree lined avenue, green spaces and an original stone boundary wall enrich the feeling of space and the countryside location in the rolling green Cotswolds. FLEXIBILITY IS KEY On the ground floors particularly, we have exercised flexibility in the relationship between the kitchen and its primary functions. Village life is friendlier, more peaceful and arguably healthier than living in a town or city. Llangrove, perfectly located down a quiet country lane in Herefordshire is a stone’s throw away from the Welsh border.

Y

ou may be forgiven for thinking that village life doesn’t have as much to offer as living in a town or city if you’ve never experienced it, but nothing could be further from the truth. For those who wish to fully embrace the community there is an abundance of groups and activities to join in Llangrove, from singing with The Village Singers to taking centre stage with Llangrove Community Productions. There are art classes, coffee mornings, gardening clubs, reading groups, walking groups and so much more to get involved with. For those who want to take it easy and immerse themselves into the peace and quiet of rural living there are plenty of scenic walks and beautiful places to just sit, relax and contemplate life. But even then, your friends and neighbours are never far away with a delicious pot of homemade jam or a recommendation for the best odd job man in the area! It really is the best of both worlds. For families with children of school age then living in the village has another dimension of being able to bring up your children in a countryside environment with the freedom that offers. Llangrove CE Academy is situated at the heart of the village. With 54 pupils, the school was recently named in Tatler magazine’s list of 10 Best State Primary Schools. Eating out is never a problem with the friendly pub, The Royal Arms perfectly located in the centre of the village serving great local ales and tasty home-cooked

We have a chat with Lucy about her award winning shop and the village of Llangrove. WHAT MAKES WOODS DIFFERENT? I like the connection I have here with people, the fact that we’re bringing something different to the community. Everything I do is driven by what people ask for and it’s essential that we continue to diversify. This is why we now do take-away fish and chips, we have the coffee shop and we do outside catering. We also have a wonderful new venture with our afternoon teas which is proving very popular.

‘I WOULDN’T LIVE ANYWHERE ELSE... THERE IS A LOVELY PACE TO LIFE HERE.’

The homes at The Close in the heart of Llangrove are finished to the highest quality. Having been designed and fitted out with Daikin Air Source Heat Pumps they provide a highly efficient and versatile method of generating renewable energy. The system can save up to 40 per cent on household fuel bills, boding well for your pocket as well as the environment. With only a 5 minute drive from a main dual carriage way that takes you to either nearby Ross-on-Wye or Monmouth, Llangrove is well placed for visiting other towns and villages. There are also great links to Hereford, Cardiff and Newport making it the ideal location to commute from if you want to live in the countryside whilst still working in the city.

WHAT DO YOU LIKE ABOUT VILLAGE LIFE IN LLANGROVE? It is a beautiful village with a fantastic community. Half my staff live in Llangrove and all the children get their first jobs here. The school is also amazing and award winning. It’s a lovely place to live.

RICH IN HISTORY Rich in Roman history, Weston-underPenyard was a former Roman settlement called Ariconium. During the Roman occupation of Britain around 2,000 years ago, the settlement was a busy industrial area home to iron production for weapons, armour and more common household objects like cooking pots. A recent archaeological dig uncovered artefacts linked to the iron industry to include a quern stone which would have been used to grind up cereals. GO FOR A PADDLE THIS SUMMER Escape the crowds by discovering ten of the UK’s secret coves and lesser-known beaches. Travel writer Lucy Grewcock reveals where to go.

F

rom smugglers’ caves to pure white sands, travel writer Lucy Grewcock picks ten of her favourites from the Wild Guide series and Hidden Beaches book – a guide to more than 400 coves and beaches along the British coastline.

Lansallos

BROAD SANDS Combe Martin, Exmoor Beneath the cliffs between Watermouth and Combe Martin villages, this wild beach has two shingle coves, turquoise waters and intriguing caves to explore or swim to. To get there, follow 200 steep steps that descend through the woods, just off the coastal path near Sandy Cove Hotel. www.sandycove-hotel.co.uk EWELEAZE FARM Dorset Head to Dorset for a family weekend at this coastal campsite. Open in August each year, Eweleaze has a private beach with a floating pontoon for jumping off, plus a rock-pooling area and boat trips to Weymouth. Campfires are allowed, so go fishing off the beach and cook your supper under the stars. www.eweleaze.co.uk

Cuckmere Haven

CUCKMERE HAVEN East Sussex The South Downs meet the sea at this very special spot. Five miles from Beachy Head (Britain’s tallest chalk sea cliff), the dramatic meanders of the old Cuckmere River lead to a shingle beach that’s sandwiched between dazzling white cliffs. Park at the Seven Sisters car park near Exceat and stroll, swim or paddle to the beach. www.sevensisters.org.uk

Eweleaze Farm

LANSALLOS COVES Polperro, Cornwall A magical woodland walk leads to this crescent-shaped cove, where smugglers once hauled their contraband through passages in the rocks. Park at the church, two miles west of The Crumplehorn Inn, and follow a woodland path to the sand and shingle beach. www.crumplehorn-inn.co.uk

Scolt Head Island

LIFESTYLE 34

SCOLT HEAD ISLAND North Norfolk This uninhabited island has golden dunes, salt marsh and rare wildlife. Take a picnic, lie back on the sand, and gaze up at the blue sky. A summer water taxi, call 07776 302413, departs from Burnham Overy Staithe or, if you’re confident with tide timetables, you could squelch your way across at low water.

HARLECH BEACH Nr Porthmadog, Snowdonia With beautiful dunes and spectacular sunsets, this large beach is overlooked by the towers and turrets of Harlech Castle. Pods of dolphins swim nearby, and the mountain backdrop adds to the appeal. Follow the road signs to get there, pull up in the designated car park and take the beach path. www.harlech.com BLUEPOOL CORNER Nr Broughton, Gower One for intrepid explorers, there are no marked paths leading to this low tide beach. Hidden beneath the cliffs are pristine sands and a huge rock pool – perfect for a dip, legend says that the ‘blue pool’ is bottomless. You can walk here from neighbouring Broughton Bay at low tide, or via the cliff top dunes near Broughton when the tide is high. PORTH IAGO Llyen Peninsula This white sand beach is tucked into a deep cleft in the cliffs. The clear, sheltered waters are perfect for swimming, and dolphins are often spotted offshore – the nearby hill-fort makes a perfect lookout. To get here, park directly above the beach in the parking field at Ty Mawr Farm and follow the path to the beach. Ty Mawr Farm LL53 8LP

I NTE R IORS

THE RIGHT DIRECTION One of the biggest factors to consider when decorating a room is what direction the room faces and whether it has a lot of natural light. Any paint colour will vary depending on what room you put it in, the time of day and even the time of year.

THE RIGHT PAINT COLOUR Interior Design Specialist Hannah Llewelyn-Jones explores a few useful tips to consider when choosing your next colour scheme.

NORTH FACING ROOMS These can sometimes be a challenge to decorate. The light is cooler and can be more harsh making it difficult to make the room feel light and spacious. Work with nature and not against it by using darker moodier tones to create a dramatic interior. Northern light tends to bring out the underlying base colours of paint so try to avoid green and grey tones. Opt for more yellow tones which will help reflect the light around the room, as will hanging a mirror for maximum light impact.

T

here are so many different styles and techniques when it comes to choosing a colour scheme for your home that it can become rather overwhelming. Most importantly, there are no set rules and it is about what you feel comfortable with and how the room makes you feel. THE TRADITIONAL APPROACH A traditional approach to decorating is to apply one colour to the walls and a white gloss or eggshell to the paintwork. This is visually a very clean look and depending on the contrast of colour can look quite harsh. In this case, try adding a sympathetic colour to the ceiling as this will make the contrast more gradual and make the room feel more spacious.

SOUTH FACING ROOMS Great rooms to decorate as they are full of light throughout the day so all colours will look good. Really maximise the light by using pale colours. Pale yellows or creams create a warmer more traditional feel or try pastel blues for a softer fresher look. For a contemporary edge try a soft grey. Use a bright white on woodwork to create a fresh, crisp look.

LIGHT IT UP If you are looking to create light within a room, a great way to do this is by having lighter walls and darker woodwork. This works particularity well if you have chosen a neutral scheme and the contrast on woodwork will make the walls feel lighter and give the room a more ‘designed’ feel. The use of having a darker colour on the skirting boards will make the walls above look more elongated and lighter in contrast. We all have one room in our house that does not benefit from natural light and we all have the same urge to paint is stark white to force the room to feel lighter. In this case, try using warmer, darker colours to create a more intimate area.

EAST AND WEST FACING ROOMS When decorating East and West facing rooms it is useful to consider what time of day you will be using the room most. The light in a West facing room is cooler in the morning and warmer in the afternoon, whereas the light in an East facing room the opposite. Try using light greys that have a warm tone to retain the feeling of light and help keep the room feeling warmer depending on the time of day.
