Livingroom was conceived in the Channel Islands, specifically at the kitchen table of our Founder, CEO Simon Torode, and is the only born-and-bred Channel Island estate agent with a presence in Guernsey and Jersey. paper-free pledge It’s time to do things differently. At Livingroom we’ve never been afraid of leading the way; we embrace revolution and change the way we do things. In 2024 that means saying goodbye to print media. When we launched Livingroom in 2006 we made our visual identity an intrinsic part of who we are, and that’s not going to change. The way we present vendors’ and landlords’ properties will remain market-leading thanks to our dedicated in-house creative team. But times have changed, and digital is the new normal. Our intention is to become a paperless company by the end of 2024.


That means minimal print advertising this year, and seriously reducing the amount of printing we do in our offices. We’re doing this because it’s good for our islands, and we believe it’ll spur us to be even more creative with how we market properties. Print advertising isn’t working We’ve long grown tired of the Groundhog Day nature of printed ads – list and repeat. So many publications are being delivered to properties that do not request them, they never get read and end up in the bin and then become the islands’ concern as they need to be recycled or, worse, go in landfill. You might know that we’ve previously produced our own print publications, which we remain extremely proud of, but we won’t be printing these anymore either. It’s time to have an open and honest conversation about print readership. It used to be the case that properties were advertised in a local paper to help them along in the sales or lettings process, but those days are gone.

The digital revolution is now accepted by all – regardless of demographic. Our website, previous iterations of which have been recognised as the best in the business by the International Property Awards, records over 3,000,000 hits per year. That’s a lot of eyeballs on properties we’ve been trusted to sell or let. A better way The possibilities afforded by digital are endless, and if you’ve ever bought, sold or even searched for a house with Livingroom you’ll know how advanced our technology is. Our subscribers receive instant notifications of suitable properties that match their search criteria (the minute they are listed) and our vendors know exactly how their promotion is going via a secure log-in area that tells them how many times their property has been viewed online, the average time a user is spending on their listing and new vs returning users. This is factual information, devoid of misinterpretation and demonstrates a level of transparency in an industry where our competitors cannot offer the same level of innovation. Here’s to progress.

The Channel Islands: Where business and pleasure go hand in hand. An increasing number of fund managers are establishing themselves in Jersey and Guernsey. Leading a team of specialists in both HNW and business relocations across BVI, Cayman, Guernsey, Jersey and Luxembourg, Ogier partner Jonathan Hughes has a unique perspective on trends and factors driving fund managers’ relocation to the Channel Islands.

What are the principal drivers for relocations? They are both economic and regulatory, but re-domiciling to Jersey or Guernsey is often also a lifestyle choice for many senior fund management professionals and their families. The move has to work for both. Shorter commutes allow managers to spend more time with their families and some like the active island lifestyle. These and future planning have been contributing factors to the stream of enquiries we have received about fund manager relocations. The islands’ sophisticated fund services offerings have operational advantages for managers. A desire to diversify economies has also resulted in the introduction of tax regimes and policies which have encouraged high-value industries, such as the fund management and digital sectors, to the Channel Islands. Financial regulation in the Channel Islands allows for faster company and investment vehicle approvals than some other domiciles, with regimes that can fast-track the management of certain established investment strategies.

What are the key trends you’re seeing in fund manager relocations? We see a full range of relocations and outcomes sought. It may be just portfolio managers on the ground or broader, including back office, and some firms may retain footprints in other jurisdictions. There is no single model.

What are some of the key questions in relation to fund manager relocations? As well as property and residency criteria, people need to understand the rules in relation to relatives, infrastructure services such as transport links, healthcare and education and more.

Taxation is one of a number of considerations – there is no capital gains or inheritance tax in Jersey or Guernsey. The latter has a basic corporation tax rate of 0% on profits arising applicable to most Guernsey tax resident companies, with a 10% rate applicable to income arising from certain regulated. There are also no sales taxes in Guernsey.

It’s important to know how to acquire rights to live and/or work in the Channel Islands and how your family can accompany you. Upon arrival, how easy is it to buy a house, or start a business? What is the education system like? How’s the healthcare? You will also need to understand how the move impacts on your overall tax and reporting obligations. How will your business activities be affected by local substance legislation?

Other considerations include political stability and high quality of services and infrastructure. How much of an impact have substance regulations had? Individuals and companies must meet Economic Substance requirements in their respective islands by living and

The design side of the business is well worth considering with landscape architects and garden designers appreciating the wealth of expertise this company has to offer. When we are surrounded by so much that is mass produced there is a real appreciation for hand-crafted objects created out of organic materials which appeal to our senses. They shape them by hand, layer by layer, enhanced by texture and finish until they take on their own unique form and because of this no two pieces are ever quite the same. Navigating Jersey’s unique property landscape A Q&A with Jeff O’Boyle from Bedell Cristin What makes Jersey property law different from the UK? Our legal system has evolved from NormanFrench customary law, as the Island was actually part of Normandy until 1204. One significant difference is that Jersey doesn’t have a land registry is and the government doesn’t guarantee good title. Instead, it’s the responsibility of the buyer’s lawyer to ensure that the property benefits from a good and marketable title. In practical terms, the biggest change is that contracts are passed in court and only on a Friday – the process is straight-forward and smooth, but it can be a bit of a shock for newcomers to the Island! If issues arise late in the day, they can delay or derail a transaction or chain entirely.

What are the two different categories of property in Jersey and the difference between them? Jersey law classifies property into “immovable” and “moveable” categories. Immovable property includes land, buildings, and leasehold interests for over nine years. Moveable property includes company shares and leases for nine years or less. Let’s discuss property tenure in Jersey. What is the significance of freehold, flying freehold, and share transfer properties? Freehold is the most robust form of ownership, giving title to land, everything above, and everything below it. Flying freehold, introduced in Jersey in 1991, is common for apartments, where owners technically have two interests – exclusive title to their unit and a share in communal areas. Share transfer involves ownership through shares in a Jersey company, with exclusive rights to occupy specific parts of a development. We don’t have the English law long leasehold model, which is arguably more complex.

Can you shed light on the various modes of ownership in Jersey, such as individual, company, and trust ownership? Individuals can buy property in their name, subject to certain qualifications for residential purchases. Companies are limited in buying residential property but can acquire share transfer property. Trusts cannot hold Jersey immovable property directly, but they can hold shares in a Jersey company that owns such property. Given these nuances, what advice would you offer to potential property buyers in Jersey? Comprehensive legal advice is crucial. Pêtchi has been open just 7 months, but Co-owners Joe Baker (who is also Chef-Patron) and wife Charlotte are fizzing with energy and excited to keep developing their offering. The grill restaurant, which cooks everything over live fire using wood & Holm oak charcoal, is located in a grade II listed building in Liberty Wharf. A building that’s had many lives from abattoir to Jersey Tourism, to the Harbourmaster’s office, and that to this day retains the flagpole where the Liberation flag was originally hoisted. The interior of Pêtchi is modern and paired back with a large open kitchen featuring a hand built grill by Rhys Allen (who has made grills for some of London’s top restaurants) and a Gozney woodfired oven for cooking signature Pêtchi dishes including their puffed grilled flatbreads topped with pecorino and herbs, hand-dived wood-roasted scallops with elderflower and spruce and their lobster rice. The large dining room emphasises craftsmanship with lots of wood, Ercol chairs and tables and large poured concrete passes and bar tops sprinkled with Jersey seashells.



Pêtchi is all about the food, and Joe has been fastidious in creating a menu that is not only hyper-local but treats these ingredients with respect. He believes ‘Jersey has some of the most pristine ingredients in the world right on our doorstep, our intertidal landscape, climate and clean waters mean we can get unbelievable produce.’ Pêtchi is inspired by the Basque reverence for their produce and culture, Joe worked in San Sebastian and the couple visit the city often. Charlotte reflects, ‘It’s just so cool there - one of our favourite places is Bar Nestor, a world-famous pintxos bar that serves only incredible ex-dairy beef, tomatoes and padron peppers. They also serve a beautiful tortilla but you have to queue at 11am to put your name down for it. By doing less they can give so much more.’ One of Pêtchi’s most-loved dishes is their own Ex-Dairy beef which is Jersey-breed, sourced from Europe. As Joe puts it, ‘We serve a beef chop, which is portioned before each service and stored in our dry-ager. It is simply the best beef we have tasted. It’s grilled hard over Holm oak, comes rare with a beautiful crust, served with just a lick of smoked olive oil.’ The couple have decided to offer an A la Carte menu with the onus on sharing and flexibility. Joe & Charlotte are thrilled to have already received recognition from the Michelin guide, who noted the ‘fabulous, flavour packed dishes’ and interesting wine list. The Channel Island estate agent. Our founder & CEO. Guernsey born, Simon left the island to seek a degree in Graphic Design and Photography before forging a career in London in the advertising industry. Returning to the island of Guernsey, Simon combined his creative skills with another of his passions – property – which led him to found Livingroom in January 2006.

Estate Marketing. Livingroom solely represented the UK and beat 48 other countries including finalists from Abu Dhabi, Germany, New Zealand, Mexico and the USA. In 2021/22, Simon led Livingroom to the highest industry accolade of all - World’s Best Single Office Estate Agent at the International Property Awards.

Alongside Livingroom, in 2008 Simon jointly founded The Potting Shed Advertising & Digital Agency.

The panel of judges for the International Property Awards is large (more than 100 people are involved in judging the entries) and comprises leading figures from all aspects of the property industry including architects, designers, journalists, academics, estate agents and industry bodies - including the former group chief executive of the NAEA and global property standards director for RICS.

In 2012, Simon led the Livingroom team to win three awards at the prestigious Guernsey Awards for Achievement – including the overall pinnacle award of Guernsey’s Best Business. In 2015 Simon founded Soldstory, a marketplace for authentic, hand-crafted creative works.

Livingroom is the ‘one and only’ Channel Island Estate Agent and, as the judges decided, worthy of the highest international accolade possible. Not only can Livingroom stand tall with international multi-office networks, it can also offer a service where all revenue remains in the Channel Islands, re-investing in our communities while helping local charities and incentives through The Livingroom Foundation. Livingroom is the true definition of applying an international mindset to a local property market.

In 2016, Simon jointly founded Acorn Interiors providing home retail and interior design solutions, before leaving in early 2020 to focus on the expansion of Livingroom. In 2018, Simon became a Jersey resident and established the second Livingroom office, cementing the company as the only Channel Island Estate Agent. Livingroom soon secured its place as a leading Jersey agent, delivering high levels of customer service and presentation to an island market that deserved evolution. Simon continues to work across both islands with ‘hands-on’, knowledge-based practice.

Simon was a co-founder of the Guernsey charity Young People Guernsey. YPG commissioned Barnardos to provide an advice and guidance centre for young people aged 11-16 called ‘The Hub’. The Hub has since been adopted by the local government and the charity is now part of the Youth Commission for Guernsey and Alderney.

Simon has grown Livingroom into a truly recognisable brand that leads the way not only in the Channel Island property market - but further afield. The adverts have been aired on ITV’s streaming service, ITV Hub, and on ITV Channel (the regional station for the islands) at peak times. We worked with ITV to optimise when and ahead of which programmes our advert appeared to viewers. The advert was filmed solely by Channel Island creatives and is yet another example of Livingroom’s willingness to discover new talent in the creative sector and how it can be used enhance the company. Livingroom invented TVM in 2012 and commissioned our Channel Island digital agency to build it for us so that we’d have a bespoke platform that exceeded our clients’ expectations. TVM collates all notated, honest viewing feedback, access arrangements, file notes, advice, and market comparables, all the way through to completion – documenting the process in an easy-to-view timeline of events. ACCESS TVM Once registered online, your property will be attached to your private and secure profile where you will receive updates, data & analytics of your listing. Vendors can also approve their property details before they’re listed on the website and stay in touch with Livingroom’s unique invention. TVM enables us to provide a personal approach in a digital world; something an ‘off-the-shelf’ solution could never have achieved. It’s available to anyone who sells their home with Livingroom – irrespective of value and condition – and offers a multimillion-pound service to all. We know that you can never keep vendors too informed on their sale so we evolved TVM to encompass online analytics, statistics and data capture to ensure that TVM is not only the first platform of its kind, but it’s also the most intuitive and user-friendly. As part of TVM, vendors have access to web analytics on their listing including page views, visitors per day, the average time spent on their listing and new vs. returning visitors. TVM, AN IMPARTIAL MEDIATION TOOL TVM has even acted as an impartial mediation tool and has been well received by opposing beneficial owners/landlords of property, where each legal owner/landlord can register, and any information added is sent to all parties with synchronicity and without bias. Each owner can review the information without any priority given to a specific individual. We have seen this implementation work perfectly for acrimonious divorces and family disputes where communication between parties is complicated. Having always been a creative person and enjoyed photography in particular, Danny undertook the digital leadership diploma at the Digital Jersey Academy in order to turn his passion into a profession. Experienced, professional & trusted. Sarah is an experienced Chartered Accountant with responsibility for Livingroom’s finances across the Channel Islands. Having spent 15 years working in the trust industry Sarah joined Livingroom as she was looking to work in a new sector and estate agency, and Livingroom, was a good fit. Sarah is responsible for Livingroom’s accounts, payments, tax arrangements, payroll and anything else to do with financial arrangements. She has a keen eye for detail and experience working under pressure in busy environments. She is kept busy outside of work by her young family but still finds time to tend her two allotments. Sarah enjoys wildlife photography, travel and pottery and is a committee member for the Down Syndrome Jersey charity. She was also Jersey’s first female distiller, making small-batch gins for her company Sea Level Eco Distillery.
