New IRS Site in Covington Named “One of the Most Exciting Land Redevelopment Opportunities Between Baltimore and New Orleans” To say that the City of Covington is up-and-coming is an understatement. According to Joe Meyer, Mayor of Covington, this 40,000-person community offers residents a quality of life that is “second to none.” “Covington isn’t a cookie-cutter, strip-mall city,” says Meyer. “We brim with unique activities and shops, we embrace diversity and laugh with quirkiness, and we pursue smart-city approaches with a City Hall focused on customer service.” One of the reasons Meyer believes Covington is a great place to live and relocate to is because City officials make development a top priority. There are currently many new projects in the works that will add value to the community. One is the development of the former Internal Revenue Service (IRS) site, of which Covington recently took possession. “The City right now is putting together a request for qualifications (RFQ) to secure a demolition firm to come in and clear the site,” Meyer explains. “The IRS building is a sprawling facility with a large footprint. We will then prep the site for development by restoring the street grid, extending utilities, and building fiber and Wi-Fi infrastructure. The goal is to clear it and make it attractive for the private sector to come in and activate it.” The City of Covington is putting its heart and soul into the development of the IRS site for the betterment of the community, and others are noticing. Shad Sletto, Al. Neyer, LLC, Director, Building Industry Association of Northern Kentucky, says, “The IRS site will most likely be developed at its maximum potential with the resources of city, county, and state government working together. Covington is 6 NKY RELO / 2019

experiencing a remarkable recovery at the direction of its Mayor and City Commissioners. There is reason for optimism with the leadership in place that we will be celebrating another economic success story.” In addition to offering residents more variety, development of the IRS site will likely put Covington on the map and attract new residents and tourists. “We think development of this site will supercharge not only the incredible economic momentum in Covington but also have a tremendous spin-off effect far outside the City’s borders,” says Meyer. “These 23 acres of land were described by an East Coast commercial developer as one of ‘the most exciting land redevelopment opportunities between Baltimore and New Orleans.’ When you look at its location – a block south of a major river and major metropolitan area – and pretty close to major interstates and an international airport, you immediately see why.” The IRS Site and Other Developments Will Bring Thousands of New Jobs to Covington The COVID-19 pandemic has created an economic recession in numerous cities. The IRS site development project is helping Covington sidestep this hurdle. In addition to other development projects, the site is expected to greatly stimulate the economy and bring thousands of jobs to the area. “Using a model that foresaw development of the site in stages and that relied on an intense market study, the team headed by Atlanta-based global architecture and design firm Cooper Carry projected that –


as of 2027 – the site would create 1,159 permanent jobs and 1,651 temporary construction jobs,” Meyer comments. “The former alone would bring an estimated $1.7 million in payroll taxes. Subsequent development of the rest of the site would create even more jobs.” The IRS site isn’t the only development project in the works for Covington. Since the beginning of 2020, the City has announced more than $66 million in private investment. Also, 1,300 jobs have been created. All of this happened in the midst of a global pandemic. Meyer says, “Since December 2019, we’ve announced the arrival or pending arrival of corporate or Northern Kentucky headquarters for a half dozen leading companies: M&M Service Station Equipment Specialist, Hilltop Basic Resources, Rumpke Waste & Recycling, First Financial Bancorp., Gentis Solutions, and STEP CG.” Meyer mentions that several other projects are underway in Covington, including but not limited to a “$7 million transformation of the Latonia Plaza II shopping center into a modern work space; a $22.5 million plan to turn the former YMCA and Gateway Bookstore buildings at Pike & Madison into an addition to Hotel Covington, office space, and a ‘bourbon distillery experience’; and the $4.9 million renovation of the largely vacant Republic Bank Building at 535 Madison into Class A office space with a rooftop bar.” City Leaders Expand Housing and Smash the Digital Divide to Make Covington a Sweet Spot for Residents With the development of the IRS site and other projects, Covington is becoming increasingly attractive to prospective residents. To accommodate

the influx of new members of the community, the City of Covington has increased the number of housing units by over one thousand. “We’ve gotten rid of an unwieldy, frustrating zoning ordinance and replaced it with a flexible, user-friendly character-based code,” explains Meyer. “We’ve announced a partnership with Northern Kentucky University to turn our ‘Innovation Alley’ district into the region’s new hub for entrepreneurship.” Additionally, Covington is in the middle of a $2.5 million plan to destroy the digital divide in the City. To accomplish this, City leaders are working with six major partners to make free Wi-Fi accessible in all neighborhoods. City leaders are so committed to making the Internet accessible for the community at large, that they are passing out up to 1,900 free computers to residents. It’s safe to say the combination of the development of the IRS site and other projects, new job opportunities, expansion of housing, and accessible WiFi make Convington a prime place to live. “People tell me all the time that they’ve noticed an excitement here in Covington they haven’t seen in years, and I tell them that they’re not the only one,” says Meyer. “That observation is shared by developers, visitors, relocated workers, cutting-edge employers, rehabbers – you name it.” The development of the IRS site is one of the many reasons it’s easy for prospective residents to choose Covington as their new home.

The Building Industry Associations Registered Builder and Remodeler Program Gives Members Credibility and Clients Peace of Mind The Building Industry Association of Northern Kentucky (BIA) has long been a prime resource for those seeking local construction professionals. Whether the building projects are commercial or residential, the BIA can connect individuals and organizations with seasoned builders and remodelers that will meet their needs. While the qualification process to become a Registered Builder and/or a Registered Remodeler is rigorous, it is worthwhile as program membership instantly adds weight to members’ reputations and resumes. The Qualification Process for Prospective Program Members Was Designed with Clients in Mind The BIA doesn’t admit just anyone to the Registered Builder and Remodeler program. Prospective program members are heavily vetted to ensure clients who ask the Building Industry Association of Northern Kentucky for referrals are never disappointed. “To be considered for program membership, each contractor must go through the same process,” Registered Remodeler Dan Corbin, Corbin Custom Remodelers, Inc., says. “The process includes submitting an application to the BIA, submitting a background check to prove business integrity and construction activity, undergoing two site inspections to verify workmanship, and attending a personal interview with the Registered Builder and Remodeler Committee.” Additionally, those who hope to become program members must commit to abide by the rules and regulations set forth by the BIA. “If all goes well throughout the process, the Committee recommends acceptance to the Board of Directors, which makes the final decision of admittance to the program,” explains Corbin. Perks of the Registered Builders and Remodelers Program Encourage Local Contractors to Apply The Registered Builder and Remodeler program is just as beneficial for members as it is for clients. Membership proves a contractor’s competency. This provides customers with peace of mind and members with incredible perks. “Benefits of the program include access to construction documents, development of peer relationships, and continuing education classes, among others,” Corbin says. These perks drive contractors to become members of the Registered Builders and Remodelers program, get involved with the BIA, and support the home builder association industry at large. “The Drees Company was founded in Northern Kentucky over 90 years ago,” says Ray Neverovich, Northern Kentucky Division President, Drees Homes. “We’ve been a supporter of the Building Industry Association of Northern Kentucky since its origins. We appreciate the fact that the local, state, and national home builder associations promote the industry.” Neverovich explains that these associations make great advocates for Drees Home and resources for the organization. “Because of that,

we’ve been quite invested in the local organizations both in Northern Kentucky and Cincinnati and have had several employees serve as past presidents,” Neverovich says. Being a Registered Builder and/or a Registered Remodeler is, in a word, rewarding. Corbin calls it “a very positive experience.” “As a whole, I believe the program is designed to place member companies above the average contractor, and most members see this as a large part of their resume,” he explains. “Also, knowing that a Registered Builder or Remodeler is held to a higher standard is certainly a selling point to the end customer.” BIA Program Members Ponder Past Projects with Fondness Many members of the Registered Builders and Remodelers program have favorite projects that stay fresh in their minds. They also treasure memories of exciting events the BIA puts on for program members. “Throughout the years, we’ve enjoyed participating in the Building Industry Association of Northern Kentucky’s HomeFest event,” Neverovich says. “We take pride in designing a home especially for the show. Additionally, we’ve enjoyed being a part of other BIA events, such as the social gatherings, annual awards, and community engagement opportunities (the Big Dig, for example).” Drees Homes is currently building a home in the Sanctuary Village in Villa Hills, which is sure to become a favorite project. Sanctuary Village is a master-planned community that offers a myriad of home styles and neighborhoods. Together, these homes and neighborhoods create a unique experience for pedestrians. Sanctuary Village is located off Amsterdam Road and will offer luxurious amenities, such as a pool, community center, fitness area, and more. The BIA will host Homefest at the development this summer. While Corbin has greatly enjoyed certain projects over the years, he tends to favor people over projects. “In my nearly 30 years in the remodeling industry, I have seen projects that run the entire gamut. From large, small, unique, and difficult projects, they each hold a place in my memory. But what stands out most are the homeowners. The people I have worked for have definitely created my best (and worst) memories. I have been blessed to be part of some awesome projects, but as I sail off into the sunset of my retirement, it is the memories of our clients, not the projects, that I will take with me.” Many builders and remodelers who are not members of the BIA’s program work tirelessly to create a more vibrant Northern Kentucky/ Cincinnati area. They should be recognized for their skills and efforts. With the Registered Builders and Remodelers program, they can be, and clients dreaming about the perfect home or commercial space can be confidently directed to them and left in their capable hands.

The city’s name refers to a cold stream which for many years served as the sole source of drinking water. The community was founded prior to 1800. Fort Thomas Located on the southern bank of the Ohio River and the site of an 1890 Army post, Fort Thomas is the largest city in Campbell County. It boasts one of the region’s finest independent public school districts; their three elementary schools and high school are consistently ranked among the top in the country. Downtown Fort Thomas is home to a business district that features local businesses, banks, and shops. Highland Heights Nestled in the region’s hills just seven miles south of Cincinnati, this quiet suburb got its start as a farm community in the 1920’s. Today, Highland Heights succeeds in maintaining its small-town feel with easy access to a vibrant metropolitan life, and is home to one of Kentucky’s fastest growing universities, Northern Kentucky University.

Newport Situated at the confluence of the Ohio River and the Licking River, Newport features ease of access to Cincinnati and CVG Airport - but this city has so much to offer you might not want to leave. With many shopping and dining options, Newport is home to six National Register historic districts and one local historic district. Nine neighborhoods make up the city and neighborhood groups take great pride in them. Steeped in history, and particularly known for its 1940s and ‘50s gambling halls and Vegas-style nightclubs, today’s Newport is rich in development and redevelopment. CITIES & NEIGHBORHOODS Bromley The settlement of Bromley can be traced to the year 1784, when Prettyman Perry received a 2,000 acre land grant from the United States Government. Erlanger The City of Erlanger, Kentucky is located in the heart of the tri-state area which includes Kentucky, Ohio, and Indiana. Fairview - located in southern Kenton County, primarily along state route 177, the city was incorporated in 1957 to avoid annexation by Covington. Independence The City of Independence is located in the “heart” of Kenton County. Independence is about 15 minutes south of Cincinnati and offers a lifestyle different from neighboring towns because it offers urban amenities in a rural setting. Independence is one of the fastest growing cities in the Commonwealth and was recently ranked as the 99th fastest growing city in the nation. Lakeside Park Charm and convenience are among the hallmarks of Lakeside Park, Residents prize the friendly residential community atmosphere, the city’s outstanding police and fire protection, and the convenience of its location. Hospitals, great schools, interstate high-ways, the Greater Cincinnati International Airport, abundant shopping and dining locales are nearby. Covington, Cincinnati, Newport and Florence are all within a 10 minute drive. Ludlow Between 1894 and 1917, the little river city of Ludlow was home to the Ludlow Lagoon Amusement Park, a major recreational center for the Greater Cincinnati area, featuring a large lake with sandy beaches, a roller coaster over the water, a carousel with hand-carved wooden figures, and a miniature railroad ride. Today, Ludlow is known not only for its close-knit neighborhoods and excellent independent school district, but also its increasingly vibrant business district along Elm Street, where you can find

a growing number of retail and culinary venues. In keeping with its history of the unusual, today Ludlow is home to Circus Mojo, a youth and adult circus arts program that allows its customers a chance to experience the thrill of walking the tightrope, juggling, and plate spinning, as well as Bircus Brewing Company, where the “surreal world of circus meets the love of beer.” The city’s charm appeals to millennials and empty nesters, who are settling into historic homes for both business and residence. Park Hills Nestled in the rolling hills of northern Kentucky, Park Hills is home to 3,000 people. Residents and business owners enjoy the tranquility of the parklike setting, complemented by the proximity to downtown Covington and Cincinnati. With the added convenience of nearby shopping, sporting events, concerts, and more, Park Hills is truly a hidden gem. Ryland Heights This small community is surrounded by a stunning countryside and panoramic view of the Licking River and nearby lakes. GRANT COUNTY

Grant County is Northern Kentucky’s southernmost county, located at the very top of the Bluegrass Region’s “Golden Triangle,” and just an hour drive from Lexington and Louisville, Kentucky, and Cincinnati, Ohio. Corinth The smallest of Grant County’s four incorporated areas, this charming rural enclave is a sweet slice of Americana, with a country store and other small businesses. In 1930, the Corinth basketball team not only won the Kentucky State Championship, but went to the national tournament in Chicago where its “fabulous five” starters took third place in the nation. Crittenden There’s a good chance that you’ve heard about the tiny little town of Crittendon because of one of its more famous — and favorite — residents. In 2001, Crittendon’s Rodger Bingham, a retired school teacher and farmer, became a beloved national figure when he appeared on television’s Survivor: The Australian Outback. Bingham was a solid representative of this small town that provides quiet living with easy proximity to metropolitan venues. Dry Ridge A friendly little city, Dry Ridge is home to the last stagecoach stop left standing in Kentucky, Sherman Tavern. You will also find the I-75 Outlet Center, an antique mall, the historic Hogan House Inn, and charming local businesses. Williamstown Home to the worldwide attraction, the Ark Encounter, Williamstown is quickly growing from a bedroom community to a destination for families and vacation hub. The full-size Noah’s Ark, spanning 510 feet long, 85 feet wide, and 51 feet high, is an engineering marvel. Visitors to the park explore biblical history, fossil hunts, and zip lines. The park has spurred new hotel and restaurant development, but Williamstown is holding on to its small town charm. The city also has excellent schools, a hospital, parks, Williamstown Lake, and ample recreational and cultural activities.

GALLATIN COUNTY
