From the Editor We really do get excited putting the magazine together for you. It gives us a chance to review what’s been happening in and around the estate; in doing so we are able to reflect and be grateful to work in such an amazing environment. 2017 will mark the 40th anniversary of the estate - that is a wonderful milestone as it makes San Lameer one of the oldest estates in South Africa. We’ll keep you up to speed on the celebrations and any extra special activities we might have to commemorate our 40th. Our summer edition has some really good reading. Our Managing Directors report is always full of interesting information about the estate. We also interview local photographer, Justin Klusner, to find out more about his recent photo shoot of the estate. Our new mountain bike trail also gets some ‘love’ in this edition and then we’ve got news and feedback from our regulars like Villa Rentals, Villa Sales, Camelot Spa, the Hotel, the Country Club and even a good read about our estate gardens. Apart from the brilliant content, we’ve also included our regular activities programme which will help you with deciding on what to do during the holidays. It’s jam packed and we’re sure you’ll be kept busy with so much going on in the estate these holidays. Let me not keep you up! From the

Managing Director San Lameer is still one of the best coastal residential and golfing estates in South Africa that attracts the attention of South Africa’s discerning homeowners, you. I hope that you, your families and guests will enjoy the well-deserved rest at San Lameer and that you will use, enjoy and appreciate the facilities on the Estate, including the Clubhouse, Beach Viewing Deck, Mountain Bike Trail and partially upgraded Meersig swimming pool area. I hope you will experience peace and tranquillity in an area far removed from the violence and stress that you have to endure in our larger cities and metropolitan areas. Keenly aware that a secure convenience lifestyle also means hassle free living, the Homeowners Association (HOA) was formed to undertake the day-to-day running of this prestigious estate. Planning and implementing all the activities needed, without compromising the criteria is no mean feat. This falls in the hands of myself, guided by your Board of Directors, and assisted by the management team and administration staff, all ably complemented by their skills of various consultants embracing the fields of security, engineering and maintenance, finance and environmental issues. In essence the HOA ensures that the facilities and amenities are kept in prime condition and that the estate exists as a cohesive unit. Due to the increasing number of visitors to San Lameer, especially during this time of the year, your attention is again drawn to the House Rules, with specific reference to the traffic rules, issuing of fines and the provisions limiting the number of people per villa. It is imperative that the safety and comfort of all people on the Estate are ensured, and that the services of San Lameer are not over-burdened due to being utilized by too many people at one given time and thus creating a health risk. I would also like to take this opportunity to thank the Board of Directors for their guidance, support and wisdom during the past year. Andries Brink has stepped down as a member of the Board in his capacity as President of the Country Club, but has made himself available to be elected by the homeowners to again serve on the Board as an elected director for a further period. Jan Zeederberg, Stephan Barac and Joe Bester, as a director representing the Estate Hotel, will continue with their services in 2017. 6 | San Lameer

ANNUAL GENERAL MEETING HOA AND GOLF CLUB / INFORMATION MEETING Please take note that the Annual General Meeting (AGM) of the Association will be held in the Community Hall in the basement of the Estate Office Building at San Lameer on Thursday, 22 December 2016, at 16h00. The Golf Club AGM will precede the AGM of the Association and will commence at 14h30. Kindly take note that, although all our Homeowners are welcome to attend the meeting, only those who hold registered title to a villa on the Estate, or their appointed proxy, may vote. A proxy need not be a member of the Association. In terms of Article 11.11 (“Voting rights”) of the Memorandum and Articles of Incorporation of the San Lameer Master Homeowners Association NPC, the instrument appointing a proxy shall be in writing, signed by a member concerned or his duly authorised agent in writing, but need not be in any particular form, provided that where a member is more than one person, a majority of those persons shall sign the instrument appointing a proxy on such member’s behalf. Furthermore, no person other than a member duly registered, and who shall have paid every levy and other sum, if any, which shall be due and payable to the Association in respect of or rising out of his/her membership, and who is not under suspension,

shall be entitled to be present or to vote on any question, either personally or by proxy, at the AGM. In terms of Article 12.3 of the Memorandum of Incorporation, nominations for the appointment of a director, including those standing for re-election, must be received in writing at the Estate Office not less than 48 hours prior to the commencement of the Annual General Meeting. Members are also invited to attend a General Information Meeting and Homeowners Forum from 10h00 to 12h00 on Wednesday, 21 December 2016, in the basement of the Estate Office Building. The Directors will be present to discuss Homeowners Association issues of general concern.

SECURITY MATTERS INCLUDING FENCE AND CAMERA SYSTEMS No security breaches or burglaries into villas by intruders breaching the security perimeter fence were reported since February 2014. The cameras and fence are all operational and in a working condition. Unserviceable perimeter fence panels, other material and stands were replaced during routine maintenance.

SCOOTERS ON THE ESTATE Please take note that the usage of petrol or battery-driven scooters on the Estate is not allowed due to the fact that these machines are usually driven by very young children who have got no knowledge of traffic rules and who show no consideration towards other road users.

ESTATE GARDEN & GROUNDS A new 5-year Service Level Agreement for the upgrade and maintenance of gardens and grounds on the Estate was signed between the HOA and Leitch Landscapes. This is accordance with the decision made by the Board. With just over 220mm of rain through our spring months, we can finally say goodbye to a cold harsh winter and hello to greener, healthier and happier gardens on San Lameer. There has been a definite switch in the rate of growth of all plant material especially the lawns. However with the greener grass have come a lot of weeds in the lawns. This is mostly due to the fact that the lawns have had to endure a tough two years and have therefore become patchier. These open spaces allow broadleaf weeds

to invade and become an issue. We are combating the weeds in the high profile areas by first fertilizing the area with 5:1:5 fertilizers, waiting a few days and then treating the lawn with either MCPA or Super lawn weeder to kill off the weeds. Often a 2nd application is needed in heavily infested areas. In most other lawn areas a combination of fertilizing, regular mowing and hot sunny days is normally sufficient to kill off larges patches of broadleaf weeds. The rehabilitation of the gardens on Lot 28 is proceeding very nicely. We have planted a diverse selection of indigenous groundcovers and a few shrubs where possible. Some areas planted in September and early October have reacted nicely to the recent rains and are growing well. It seems that if CHA are complete by the middle of November 2016, we will be able to complete all the planting by the beginning of the December holidays. We have also managed to work through the cascades in Coppers Creek just before the rains arrived cleaning out mud, litter and weeds. This allows the water to flow unimpeded through the waterways and with the lagoon being nice and full we have plenty of water moving through these areas. Our focus has shifted towards the busiest time of the year at San Lameer, December. We are pruning the remaining trees for sea views, opening up the roads, pathways, signs and pavements. All high density areas like the beach parking area, Meersig swimming pool and surrounds and the Country Club get well serviced and prepared. The Mountain Bike Trail has just grown in popularity this year and I envisage a busy time on the trails throughout December. We are continuing to do light pruning, brush cutting, minor soil level corrections and weed control on the trail. No more major trees have fallen over recently. We replaced some rusted chicken mesh and will continue to monitor the balance of the mesh as it should rust faster in the rains and humidity. The moving of the chipping area has been completed and is now fully functional. There is a lot of material to still chip after the winter pruning and the compost areas needs further organising with a TLB

which will be done in early November. We have slowed down the composting of the gardens due to the increased demands in the mowing cycle but do spot compost as and when needed. As stated previously the reduction in the numbers of all species of antelope on the estate has definitely helped in reducing the damage done to the gardens. The browse line on the whole estate has been better as it normally is at this time of year when the rains arrive and more food becomes available to the buck deeper in the bush. In summary, the past few months has been about changing from our winter pruning programme to a more lawn and garden based programme with the focus of getting everything ready for December.

PEST CONTROL SERVICES ON THE ESTATE The Homeowners Association signed a 1 year agreement with Rentokil, effective from 1 October 2015, to service all villas on the Estate for 4 times a year at a cost of R120 000 excluding VAT. In August 2016 they indicated that the yearly contract is up for renewal and that it will escalate by 6.9%.

PROJECTS ON THE ESTATE MEERSIG SWIMMING POOL AREA The project to upgrade the swimming pool area has already started. The vegetation screening the swimming pool area from the lagoon has been removed. The two slides, full blue and green, and accompanying platform will be installed from 14 November and operational by 25 November 2016. The remainder of the project, i.e. kiddies splash pool, stilted gazebo’s, decking, bar area, screen walls and planters, stretch tent roofs and landscaping will be done commencing in late January 2017. It is envisaged that the project in its entirety will be completed by May 2017, subject to weather and holidays.

PAVING OF THE MAINTENANCE ROAD The pavers and curbs for the construction of the road from the low-water bridge to the maintenance area were ordered. Delivery is expected within two weeks where after the contractor will come on site to complete the project. It is envisaged that the project will be completed by 2 December 2016 subject to weather conditions.

Towards the end of the contract, in September 2016, they again contacted the HOA and advised that the contract will actually increase by 32%, from R120 000 to R160 000 per year. Management arranged to meet with Rentokil in an attempt to come to an agreement and even suggested signing a 3 year contract in order to bring the cost down, but to no avail as they stated that they are losing money in the process.

CHILDREN’S PLAY AREA AT THE CLUB HOUSE

Subsequently management decided to send the Maintenance Secretary, Yolande van Staden, on a 2 week Pest Control Course in Gauteng, from which she has now returned. She has 2 final courses to complete, where after one of the local Pest Control Companies will assist in signing her off as a trained and qualified Pest Control Operator. This means that she is authorised and qualified to purchase the poison and other material needed, on behalf of the HOA, and to train the Maintenance staff to conduct our own quarterly Pest Control service, while saving approximately R100 000 in the process. The first service to be done by San Lameer will be in February 2017.

Management has accepted their proposal because the fence will blend in with the existing perimeter fence and would not look like an add-on. We are now awaiting Cochcane’s final approval as well as a possible delivery date if the proposal is indeed approved by the Cochcane management.

The supplier of the ClearVu fence on our perimeter, Cochrane, came up with a proposal to supply the section of fence between the Club House and the perimeter fence to screen the planned children’s play area from the 18th green provided that they can place adverts on that section of fence facing towards the play area.

The erection of the screen fence will dictate when the Jungle Gym will be constructed and the two trampolines installed.

UPGRADE OF OLDER LOT’S ON THE ESTATE Please take note of the planned schedule for the remainder of the upgrade/ maintenance programme: a. b.

The upgrade of all villas in Lot 28 is nearing completion and we have had quite a few compliments regarding the end result. Unfortunately at this time the San Lameer Master Homeowners Association, who had to pay the contractor in advance, is funding the project due to several homeowners not paying their full 50% deposit. We would like to request that you urgently get your account up to date as this will assist with the cash flow of the Homeowners Association. Due to the above, the Board of Directors has

instructed the Homeowners Association to start with the collection process for all outstanding amounts on the deposits that were due by 30 April 2016. A special word of thanks for those owners who have faithfully paid their deposits and have now paid for the completed upgrade in full. Your cooperation and support is very much appreciated.

ROOFING OF CERTAIN BALCONIES AT SECTIONAL TITLE UNITS A proposal by the Town Planning and Amenities Committee to permit the roofing of certain balconies within Sectional Title development Lots at San Lameer was approved by the Board of Directors subject to the following: a.

an eye for detail Justin Klusener had been in advertising and graphic design for 16 years when, in 2011, he started his photography business. We chat to him about his passion and his recent project shooting the estate

Applying the experience I gained, I have, over the last few years built up a successful photography business with a strong client base of local, national and international companies, including San Lameer Estate and Country Club. Professionally, Justin does all types of photography but prefers to concentrate on commercial work, specialising in resorts, lodges, estates and sporting events. “I enjoy travelling, and this kind of work allows me to do so. Personally I love to get away to the bush and photograph nature and have won awards in this field.” San Lameer Estate and Golf Club has been Justin’s client since 2014. He has done several projects for them, including villa photography, golf tournaments, events and staff photos. When Jolanda from the marketing department contacted him to request new aerial photos of the estate, he jumped at the chance. “The rest, as they say, was history.” The shoot itself was a 30-minute helicopter flight in a Eurocopter 135 helicopter with pilot, Dean Riley. Justin used two Pro Nikon Camera bodies: one with a wide angle lens and the other with a medium telephoto to allow him to zoom in on details. Most of the photos were taken on the telephoto lens. “What is useful using a helicopter is that you can communicate with the pilot and he can position you exactly where you need to be to get the right shots. I tend to rather take too many photos than too few, and it being digital you can shoot all day providing you have enough memory cards.” The preparation and shoot itself was not too complicated; Justin had a ‘shot

list’ to work from. “We just went over the San Lameer map to see which angles would work best.” The shoot was fairly weather-reliant, as Justin wanted either early morning or late afternoon light to create more mood and show off the estate at its best. “Luckily, on the morning we did the shoot the conditions were perfect.” The helicopter was booked and dates set, with a few backup days if the weather didn’t cooperate. “Having worked with Dean Riley, and because has also has aerial filming and photography experience, he was the obvious choice for me to use.” Justin then sorted and edited all the photographs, which is often the most time-consuming part of a project. He had taken about 400 images from the air, which all needed to be sorted. “There were a number of images that immediately stood out which I then edited further. Being such a beautiful estate, and since we had such great conditions on the day, all that was needed were a few final touches to enhance the original images. From the 400, I delivered 65 to San Lameer.” The photos have now been used in the San Lameer Magazine, on their website and social media sites, and marketing material. “I was really stoked that they used my photo on the previous issues magazine cover,” Justin says. “It is always great to see my photos being used out there in the big wide word. he official launch of the San Lameer Estate Mountain Bike Trail took place on 18 June 2016. Set in this beautiful tropical paradise, cyclists and trail runners were blessed with perfect weather. At exactly 7h25 the participants of the 4km fun run experienced the first four (out of seven) loops of the newly built San Lameer MTB Trail. After which the 7km and 17km fun cycling races followed shortly thereafter. Friends and family of the cyclists and runners had the pleasure of watching the panting participants speed down the final hill on the way to the finish. The participants with their families also enjoyed the hospitality tent, massage area; kiddies play area and much more!

Our runners and cyclists were welcomed across the finish line with a huge applause, medal and some refreshing Powerade. The prize-giving and lucky draw prizes ceremony was held just after the final 17km cyclists made their way through the finish line. The San Lameer MTB launch event ended on a very high note when during the event, San Lameer requested Mandie Stander’s approval to name one of the bridge features on the Mountain Bike trail after the late, Burry Stander. The Bridge will be called the “Burry Stander Bridge” and in return San Lameer has pledged a R10 000 donation towards the Burry Stander Foundation. see our mountain bike trail over the next page and remember to read the rules and regulations. most of all, enjoy the trail

Please note that the track is first and foremost a cycle track. Runners should give way to cyclists as they will be travelling faster. 6. The trail while focused around mountain biking is suitable for walkers and trail runners too. 7. Children under the age of 18 must be supervised/ accompanied by an adult when riding the trail. 8. Ride responsibly to minimize your impact on the environment. 9. Please comply with notices, instructions and directions of the San Lameer MTB Trail. 10. By choosing to ride a bicycle, you assume the responsibility for that risk. 11. Please acknowledge the following: • Mountain biking can be an inherently dangerous sport, especially if undertaken on uneven or roughly hewn ground. You must therefore exercise reasonable caution at all times when riding on the marked routes and do so at your own risk. • The land is inhabited by snakes and other wildlife. Acknowledge that these may pose a danger and take all reasonable care to do no harm whatsoever to any wildlife which you encounter. • San Lameer Estate has no emergency response facilities and limited resources to assist in an emergency. San Lameer Estate’s security division will help as much as they can but can’t be held responsible for any emergency. You need to be prepared to be self-sufficient in the case of an emergency. • Access to the property is undertaken with due knowledge and appreciation of the risks inherent therein.

SAN LAMEER GARDENS

“As we wave goodbye to 2016 I can only say, good riddance to a very tough year for the gardens and grounds at San Lameer.� We have had to endure the tail end of a very severe drought country wide and although we started to receive some Spring and Summer rains as I type this summary, I can only pray we receive a lot more rain this summer. I know that is not what most homeowners and guests visiting San Lameer want during their well-deserved summer break but it is what the farmers, wild bush areas and pretty gardens need to recover fully. The water table under the ground needs to be restored to its normal levels and those in the know claim it will take two years of good summer rains to achieve this. The gardens have taken a severe knock this year and we are working hard at trying to combat

the effects of little to no rain. We have lost lawn quality, coverage in the flower beds, some large trees and a general thinning out of the natural bush areas. All this leads to less plants and food for the antelope, birds and insects of the estate to live in harmony. The eco system circle takes a severe knock especially in man-made estates where we haves fences that do not allow our wildlife to move greater distances to find alternative sources of food. Unfortunately the things that do thrive during drought are our Alien Invasive Species (AIS). These plants are very capable at adapting to hard times and then out compete our indigenous bush. So we have spent a large amount of time battling the top 10 species

that occur here on the Kwazulu Natal South Coast and it is a daily task that sometimes seems to have no end. The best way to combat the drought and the invasion of Alien plants is to keep planting indigenous and endemic plant material on the estate. We have tried as far as possible to do this during the rehabilitation of the gardens of the Lots that underwent upgrading this year. The latest being Lot 28 which should be completed by early December and then we just need the rain to settle the new plants in. The Mountain Bike Trail has been a great addition to the estate. Since its inception and launch the trail has grown from strength to strength and become extremely popular with all skill levels of mountain bike riders to walkers and nature lovers. Please remember if you are walking or running the trails to give way to cyclists and always be aware that they may be coming up behind you. The trail had a few sandy and soft areas which have compacted nicely with the recent rains but be aware there are areas that are still loose and a few wet muddy stretches which will test your skill level.

It has been a year since we received our Hino 300 truck and our Morbark chipper. Both have worked hard on the estate this year and helped us to keep the estate refuse free and the production of mulch and compost for the gardens going at a steady rate. The nursery has been producing plant material for the gardens that were upgraded and fortunately we still have little bit of stock left for the other areas of the estate. We have reduced the rate of planting though as we need to be confident that the rains have arrived for certain. Please remember that we are still under water restrictions and even with the rains we have had, that no irrigation systems are allowed to be on, no washing of cars with hosepipes, no high pressure hosing using outside taps and no watering of gardens with hosepipes is allowed. Please be mindful to reduce your waste, re use it where possible and recycle it when on San Lameer. Have a fantastic Christmas with your loved ones. crowned eagles A tradition that started some 15 years ago continues. Residents who live on the San Lameer Estate recall the resident Crowned Eagle pair building their first nest in or around the year 2000. Since then this pair of a rare and threatened species has produced an estimated 12 chicks. I started documenting their behavior patterns in 2011 and over the past 5 years have accumulated a library of more than 50,000 photographs of their nest building, mating, chick-rearing and hunting activities. Internationally acclaimed ornithologist and eagle specialist, Dr. Shane McPherson has ringed three of the chicks and the San Lameer eagles feature prominently in his doctoral thesis that examines the dietary habits of Crowned Eagles in urbanized environments. Although Crowned Eagles generally produced a chick only every second year, the abundance of food on the San Lameer Estate has allowed a chick to be hatched and successfully reared every year, except for 2015 when the chick died about 10 days after hatching. Not having a youngster to feed in January through May 2016, the adults started their new breeding season more than six weeks ahead of their traditional date. They spent more time adding to their nest, which is now much larger than it has ever been and with a deeper bowl in the center to protect the occupants. Incubation of the two eggs laid started on Monday, August 2, and after 49 days of incubation the current chick hatched on 20 September. The female sat resolutely through weeks of incessant rain and gale-force winds that shook the entire Natal region and Shane McPherson’s research recorded more nests failing to produce chicks in 2016 than ever before. However, San Lameer and the neighboring holiday-home smallholding of Paulsburg, owned by Axel Schultz of Berlin, were both successful and the chicks are growing rapidly. In my recording of the behavior patterns of the two pairs of eagles, it has been interesting to note

that in San Lameer the male delivers prey, virtually on a daily basis, to the nest but seldom tarries longer than 45 seconds and does not assist the female with the feeding duties. She tends to mantle (spread her wings protectively) over both the food and the chick until the male leaves. At Paulsburg, however, both parents feed the chick on the prey the male delivers and the adults seem to pursue a happy-family routine in rearing their chick together. I expect the San Lameer chick to take its first flight very early in January (100-120 days after hatching) and until then it will strengthen its wings by practicing increasingly daring leaps up and down on the nest and the nearby branches. It has been observed to be growing very rapidly on a diet of dassies, monkeys, small buck and even large cane rats from the nearby sugar cane fields. By May 2017 the adults will stop feeding it, forcing it to extend its instinctive curiosity about things moving on the ground into a strategic approach, attack and kill mode that is natural to these raptors. Being forest birds, they tend to sit in trees and wait for prey to pass beneath. They then descend swiftly and using the four powerful talons on each foot that can collectively exert a crushing power of 800 lbs per square inch, penetrate the vital organs of even fairly large animals like young bushbuck , impala or duikers. Their commonest food, however, is dassies and monkeys. With unusual weather conditions seeming to be the cause of more than 50% of the monitored nests in Natal failing this year, San Lameer continues to make a valuable contribution to the generation of a seriously threatened raptor in South Africa.
