Extreme Local development company Extra Dimensions’ internal division, Extreme Makeover, brings a fresh and contemporary design to the new Pam Golding Offices in Ballito.

tylish, elegant, modern and contemporary. Words that aptly describe the look and feel of Pam Golding Properties’ new offices at the Lifestyle Centre in Ballito. The decision to totally redo the office design and layout was taken by new franchisee, Neil de Beer, as he sought to bring a fresh style and new approach to how estate agencies present themselves. Unbelievably, the total revamp took only around eight weeks to complete. The project was undertaken by Extra Dimensions Extreme Makeover division, who brought their signature contemporary style of building and interior finish to the job. Their brief was simple in nature, but not in execution, as it required turning a traditional retail store space into a functional setting that would make potential buyers and sellers feel relaxed and “at home” in surroundings that typify quality workmanship and finishes. In addition, the new

space needed to include a functional workspace for agents so that they don’t feel constricted or cramped while they work. Matthew Toweel, Interior Architect at Extra Dimensions Extreme Makeover, was instrumental in the project with his highly innovative ideas on how to transform the space and meet the needs of the branch. The result is a brilliant combination of wideopen, relaxed and casual clusters and functional, compact work areas. The open spaces are complemented by high ceilings, soft light and upmarket finishes and are welcoming without feeling too opulent or over-the-top. Extra Dimensions Extreme Makeover has included practical glass meeting rooms large enough to facilitate personal consultations, when needed, along with a lounge area housing comfortable seating and high definition screens that display featured properties. The screens can be managed so as to switch from portfolio to single property

mode with more images and information, according to the client’s needs. The large marble reception desk centred in the space is welcoming and inviting and is always manned by Pam Golding staff that can assist with any questions that you may have about property or the area. Nestled at the back, is the agents’ work area, which boasts the latest in terms of office connectivity and has ample storage above the desks. The final showroom highlights the new approach taken by Neil and his team at Pam Golding Properties Ballito and showcases a new way for buyers and sellers to experience the process. T

here’s a light at the end of the tunnel – or should we say road? Both locals and visitors to the growing town of Ballito have become accustom to chevron signs, graders and changing detours, but all for good reason. The once small town of Ballito has become a popular destination. Over the past several years the town has become home to more and more families who have chosen the coastal lifestyle over the hustle and bustle of city life elsewhere in the country. The towns’ popularity is not only with migrating families as thousands of holidaymakers and visitors flock there throughout the year to take in the great weather and amazing beaches. While this is all good news it does mean that Ballito

has had to handle increasing congestion over busy periods and as numbers continue to increase fighting traffic has become a challenge the town has had to tackle. Fortunately two different roads seem set to converge and mitigate the congestion issue. The N2 Interchange, a long running SANRAL project that many are aware of, and the P445 expansion project, a R62m project awarded by the local municipality, will soon change the way everyone enters the bustling town in future. The N2 Interchange has built a new 7.2m bridge straddling the N2 freeway which will have traffic lights at the off-ramps from both Durban and Stanger directions, similar to the Umhlanga interchange we are familiar with. Additional and wider lanes in both directions over the bridge as well as into and out of town mean that traffic will flow much easier and with the connecting P445, the road between the N2 and the M4, the new 6 lane road will become a main vein connecting the M4 to the N2 corridor. Added to the new road development will be new taxi lay-bys and pedestrian walk ways which will cater to the growing commuter base that travel into town on a daily basis. Progress on both projects is clearly visible to those driving through town and the new N2 interchange recently saw the demolishing of the old bridge across the N2, a nostalgic moment for many locals. With the new roads due to be complete in the not to distant future the new interchange and 1.2km stretch passing Lifestyle Centre and The Junction will take Ballito into a new era that can accommodate many more families as well as our many visitors from all across the country. So while we have to handle the current inconvenience, which is never a pleasant thing, it is only a temporary one as we move closer to an interchange and roads that will see all roads lead to Ballito!

Understand Transfers? the process of buying and transferring property can be daunting to many, especially with three appointed attorneys involved. We get a little guidance from the strauss daly team Taking the step to buying your own home is a very daunting and exciting experience. For many, buying and selling a property is one of the most important decisions and the biggest financial commitment they will make in their lifetime and thus entering into a transaction, cased in legal terms and procedures, can be stepping into unknown territory. There is also the added pressure of co-ordinating the different expectations of all of the parties involved so that the transfer and registration of the property goes through as quickly and smoothly as possible. A basic understanding of what the process of transferring property entails can assist a potential Purchaser or Seller, ensuring that they obtain the best service possible from their Conveyancing Attorneys. In most property transactions there are three appointed attorneys involved :

Below is a brief summary of the transfer process:-

Once the terms and conditions of the Sale have been negotiated and agreed upon and the Purchaser and the Seller have signed the Sale Agreement (Offer to Purchase), the Estate Agent forwards the Agreement to the appointed Transferring Attorney. The Transferring Attorney contacts the Purchaser and the Seller in order to obtain the following: • FICA documentation – i.e. Identification of Parties, addresses and tax references • Request payment of the deposit (if applicable)

Should the Seller have an existing Bond registered over the property, cancellation figures will be requested from the relevant Financial Institution.

Once confirmation of bond approval, cancellation figures and title deed have been received, the Transferring attorney will draft the transfer documents for signature. A provisional account for the transfer costs is also prepared and payment is requested from the Purchaser. In the case of the Purchaser having applied for a bond, the bond registration attorney will prepare their documents for signature in accordance with the banks requirements. The Purchaser will be called to sign and pay their estimated pro forma account in respect bond costs. Guarantees will then be issued to the Transferring attorney and the Cancellation attorney if applicable. Please note, in some cases the transfer attorney and bond attorneys are the same firm. However the bond and transfer are two separate transactions and each are billed separately. Upon payment of the transfer costs and signature of the transfer documents, the Transferring attorney will attend to the following:•

Payment of Transfer Duty to the Receiver of Revenue, who will then issue a Transfer Duty Receipt Payment of the rates and consolidated billing account to the relevant Local Authority who will issue

a Rates Clearance If the property in question is a Sectional Title unit then a Levy Clearance Certificate will be obtained from the Body Corporate or Managing Agents Consent from the Home Owners Association may need to be obtained if applicable Various compliance certificate will be requested such as Gas, Electric Fencing, Electrical and Entomology Certificates Guarantees received from the Bond attorneys

Once all of the above has been attended to, and receipts and clearance certificates received, a bundle of these documents is compiled and prepared by the Conveyancer for lodgement in the Deeds Office .

The Transferring, Bond and Cancellation attorneys documents are lodged simultaneously in the Deeds office.

In the Deeds Office, the documents are checked and pass through various departments to be examined over a period of approximately 10 days. Once the examiners are satisfied that the documents are correct and that all of the procedures have been complied with, the property gets registered into the name of the Purchaser, the Mortgage bond (if applicable) will now be registered against the Title Deed and the Sellers existing bond will be cancelled.

The Purchaser becomes the legal owner of the property. His or her right of ownership over the property becomes a matter of public record which is kept at the Deed Office for all to see.
