Business E U M U N D I B R E W E RY I S B A C K AT T H E I M P E R I A L The Imperial Hotel hosted beer royalty recently when Dr Chuck Hahn came to town to announce that craft beer would once again be flowing through the streets of Eumundi in early 2017! Beer, wine and spirits heavy hitter Lion Nathan will partner with the Imperial Hotel to build a new brewery on site. Master brewer Chuck will oversee the production and develop a new, unique craft beer blend that will suit the region and its history. With over 30 years experience to his name - including establishing premium breweries Hahn and James Squire - having Lion’s tech manager and chief brewer Chuck re-establish Eumundi’s craft beer has the owners and crew at The Imperial Hotel more than a little excited. Joint owner Michael Arnett said that the growing popularity of craft beers in Australia and on the Coast, combined with the refurbishment of the Imperial Hotel, made this the perfect time to bring back a local favourite. “It’s exciting to partner with Lion to bring back a truly local beer in Eumundi and we’re

really looking forward to sharing an authentic brewing experience with our visitors in the future,” Michael enthused. Imperial Hotel general manager, Brendan Fenlon, agreed and shared, “My staff and I cannot wait to be offering Eumundi on tap.” Eumundi Lager was one of the first craft beer breweries in Australia when it opened in 1988 and Chuck remembers it fondly as it was around the same time he opened Hahn Brewery in Sydney. Eumundi Lager became extremely popular in the early 90’s and locals can still be heard bemoaning the day the brewery closed in 1992. Chuck said that his job is to create a beer that’s reminiscent of the original but boasts a tropical feel that suits the climate and is embraced by locals. “Being chief brewer means meshing science, with quality and art to find a unique flavour.” There’s exciting potential to develop and brew other styles (I’m hoping for a pilsner in time for winter) and Chuck was

contemplating a real ginger beer made with ginger grown in the region. “I’d like to experiment with the warmth of ginger - but not sweet – instead a dry finish.” Brewing and canning will happen on site with hops coming from Tasmania and Northern Victoria – or even Germany or the Czech Republic – to get the flavours right. Production will start with one brew a week (each brew equals 1200 litres) and build to a maximum of four brews a week as demand and styles increase. Chuck explained the beer will feature new branding with a nod to the old labels, and feature The Imperial Hotel. Initially the lager will be developed for locals and the Noosa market. Con’t on pg 6

What started as a personal studio where the one time South Pacific Ballroom Champion could practice his craft, is now home to over 80 regular fleet footed locals and others who come from as far as Gympie, Maleny and Caboolture to join John, now 74, in his passion. Beginners glide amongst those with stars in their eyes; honing their skills to go professional with seven year-olds as at home under the mirror ball and multi-coloured strip lights as those in their eighties enjoying everything from Merengue and Salsa, to Cha Cha and Jive.

WHY ISN’T MY HOUSE SELLING? I’m going to give you the bottom line, right from the start… it can only ever be three things: PRESENTATION PROMOTION PRICE We covered the importance of presentation and promotion in previous issues of Property Talk. To quickly recap, first impressions on the outside count for a lot. A well presented exterior can be the difference between a drive by and a booked inspection. Once the buyer is there, presentation of the interior becomes more important. De-clutter, de-personalise, clean up…and declutter a bit more! Next up, is your property getting seen on the internet? There’s no if’s or but’s here, you’ve got to have well ranked internet advertising to get noticed. Lastly, is your price right? Just because the house next door sold for a record price, doesn’t mean yours is worth the same. A good Agent will use a mixture of summation and comparative sales to determine a suitable list price for your property. Summation is basically a breakdown of infrastructure plus the land value and what it would all cost to replace, minus a bit for current condition. The sales comparisons chosen have usually occurred in the last 12 months and are as close to resembling your property as possible. The market can be a fickle thing and changes daily, new listings may create sudden competition or a shortage can temporarily drive the prices up. A switched on Agent will be familiar with what’s going on and quick to advise on changes required to ensure your property doesn’t miss the boat and end up following the market down. At the end of the day, everything sells at a price and that price will only ever be what the current market is prepared to pay. The trick is listing as close to that value as possible in the early stages of entering the market so you can be SOLD in no time!

The Cooroy Queen Alexandra Lodge Freemasons recently signed an agreement at the Cooroy RSL regarding the management of a $100,000 trust. The trust - established through the Board of Benevolence (BOB), which is the charitable arm of Grand Lodge - has been created to provide bursaries for students at Eumundi State School, Cooroy State School and Noosa District State High School (NDSHS). This year the Dux of Year 12 at NDHS received $800, Year 11 and 10, $200 each. Cooroy Primary School & Eumundi have each received $400 to distribute to the school’s outstanding graduating students.

S U S TA I N A B L E FA R M I N G – A WORK IN PROGRESS Graeme Sait is putting his money where his mouth is. He’s passionate about sustainable farming, healthy soil as well as animal and human nutrition. He’s the CEO and founder of Nutri-Tech Solutions in Yandina, but most of his work involves travelling the globe giving lectures and advising international governments and organisations about soil, nutrition and climate change, and how to turn things around ASAP. His insight is confronting and could easily make him throw his hands up in the air and shout, “What’s the point?!”...yet he remains optimistic and plans on changing humankind’s approach to nutrition, sustainability, farming and soil – all in the next three years. “Farming is as good as any job,” he enthused.

If last Monday you found yourself elbow deep in zombie guts, sporting a pointy witches hat and swinging a plastic Jack O’Lantern bucket, it’s almost certain you were on the streets of Eumundi trick or treating with what felt like most of the town. Being a school night this year I forewent the extravaganza laid on by the Imperial Hotel or the annual gatherings by Dick Caplick Park and headed down to Booniah Court and the streets surrounding Racecourse Cres. There, amongst the patient drivers, teenagers traded jokes with the littlies from Eumundi State School all along the new estate roads that are home to so many of Eumundi’s young families. Many homes had gone to town with decorations, festooning their homes with spider webs. This included the Aquatic Centre’s Adrian Williams and his Avengers team who had spirited up their very own graveyard on the front lawn. Many thanks to those who dug deep and laid on this impromptu community event in their own front yards – especially Kristine (mum of four) who was a blood splattered corpse manning the cackling witch and dry ice cauldron!

My daughter Ajuna and I are keen crafters and want to share a fun project that will make your little one feel like a queen or king. Here’s how to make a woven paper crown! 1. You’ll need three A4 kids’ paintings (on thick paper or light cardboard), scissors, sticky tape and some jewels for decoration. 2. First, stick two paintings together along the short edge. Trim off the top one-third of the long rectangle. Then make vertical cuts all the way along the big bit of paper, stopping about 15 mm from the bottom. 3. Now take the one-third bit of paper and cut it into horizontal strips. If you need more strips later, make them out of the third painting. 4. Take one long strip at a time and weave it through the fringed rectangle - over, under, over, under. Weave all the remaining strips into the paper, until the whole rectangle has been woven.

5. Flip it over and sticky tape the entire back of the woven paper to lock everything in place.

6. Cut a crown shape along the top edge, then check the crown for size. Fit it around your kid’s head and tape it in place, cutting off any excess paper.

Simplicity has become my keynote as I get older, so here is a sweet recipe that lives up to that label. This recipe has a rich buttery base which I use on many slices. It’s topped with a sweet caramel filling, salted peanuts, and smothered with dark chocolate - to be healthier of course! I have just had my six grandchildren visiting from Doha (Qatar) and Melbourne, and joined by my two local treasures they all assisted me as taste testers. I barely had time to take the photo! Ingredients

• 2 tbsp golden syrup.

• 125 gm unsalted butter

• 1 cup roasted salted peanuts

• 1/2 cup (110 gm) caster sugar

• 200 g dark chocolate, finely chopped

• 1 egg yolk • 1 cup (150g) plain flour • 1/3 cup (50g) SR flour • 395 g can sweetened condensed milk • 30 g unsalted butter, extra

Free coffee

• 2 tsp vegetable oil. Method Preheat oven to 160°C. Grease 20 x 30cm rectangular slice pan and line with baking paper.

Beat butter, sugar and egg yolk in a med bowl till light and fluffy and stir in sifted flours. Press mixture evenly into pan. Bake for approx. 15-20 mins till golden brown. Meanwhile, stir condensed milk, extra butter and syrup in small saucepan till mixture is a light golden brown – approx. 10 min.

Pour over base and smooth out. Press the peanuts into the caramel. Bake for 10 mins, then cool. Stir chocolate and oil in a small saucepan over very low heat (or carefully in microwave) till smooth. Spread evenly over caramel and refrigerate two hours. Cut into 20 pieces. Enjoy!

The long standing approach to farming has been to specialise in a single crop, but Graeme believes in diversifying what you plant “Planting a rainbow growing all seven colours next to each other and planting interrelating enterprises so one feeds another.” Instead of focusing purely on growing fruit and veg it’s prudent, to also produce worm fertiliser, honey and eggs because the worms, bees and chickens compliment the crops; the plants are pollinated by the bees, the green waste feeds the worms and chooks, the worms and chooks make fertiliser and the chooks produce eggs – and the cycle continues. Graeme explained that on one of the plots he plans to grow pawpaw and lime trees. “Both plants give a yield in the first year [the leaves] and offer multiple income strands.” “With the pawpaw you have the leaf, green fruit (you get a higher price for green), red fruit, and the seeds (for salads and planting),” he explained. In another plot Graeme plans an Asian themed bed, “because it’s the fastest growing cuisine in this region.” Graeme’s personal assistant and retail manager at Nutritech, Sally Hookey, is also a farmer at Hinterland Feijoa. She explained

She and partner Peter Heineger open their Belli Park farm door during fruit season once a year, and (along with limited special orders) sell out of stock very quickly. She shared people want to come to the farm, see where the fruit is grown and meet them. “I’ve had customers who come back every year – I’ve watched their kids grow up – I love that. It’s really rewarding.”

And people love to meet the grower and eat local,” he said.

Monitoring the North Maroochy River You may have noticed someone with a bucket collecting water from the North Maroochy River on Eumundi Range Road and Main Camp Road every now and then. I have been testing the quality of the water in Eumundi for many years now as a volunteer for Maroochy Waterwatch.

In the Maroochy River catchment there are 145 sites that are monitored by volunteers on a monthly basis using a Horiba U-52 multi-probe analyser. The parameters measured are pH, Conductivity, Salinity,

Turbidity, Dissolved Oxygen and Temperature. This data is used to get an understanding of the water quality at a particular site over time. This data plus chemical status, biota status, and riparian vegetation type and cover are used to assess the health of our waterways. The North Maroochy River overall grade is a C+. The lower Maroochy estuary grade is a C-. What we do on the land greatly affects the water quality. The main threats to water quality are weed invasion and water pollution from agricultural runoff, unsealed roads, and crossings. So therefore, keeping creek and river riparian zones vegetated has a major impact on our waterway health. If your property has a creek, river or gully that needs some revegetating then you may be able to get help from the council or Maroochy Waterwatch. Visit your local landcare nursery to look at suitable plants to grow along creek banks. Many species of plant help to stabilise the banks, which is great if you have erosion problems. Looking after our waterways is a win-win situation for everyone, including our precious wildlife.

N atu re N otes GREEN TREE SNAKES We think a Green Tree Snake has taken up residence at our place. We encounter it draped across the barbeque, curled up in the bird-bath, sunning itself on our rock wall, or just slithering through the grass. It has a striking green dorsal (upper) body with bright yellow ventral (under) side, and is over a metre in length (large for the species). A swift, slender species with a long tail, Green Tree Snakes are not necessarily green: their colour can vary from black through grey, brown, olive green, yellow and even sky blue. That is probably why the common name is now officially not “Green” but “Common Tree Snake” even though that does not make much sense either, depending on what the population density is in a given area. The scientific name Dendrelaphis punctulata means Spotted Tree Snake, named after the Elaphis rat-snakes of the northern hemisphere, but

like most, we will keep calling them Green. Here in Australia we are home to most of the world’s truly venomous/dangerous snakes but have only 10 out of the 1500 world colubrids. Three of those are well known: beside the Green we also have a Brown Tree Snake, and the Keelback or Freshwater Snake. Of these three only the Brown Tree Snake could be called venomous: it is one of the rearfanged snakes which have two small grooved fangs in the back of the mouth and cannot deliver (to humans) a lethal dose of its weakly neurotoxic venom. When we come across our resident Green Tree Snake, it suddenly rears up and looks aggressive. But this is simply to get a good look around probably to find the nearest escape route. At the same time it distends its neck and upper body revealing the skin

between the scales which has a light blue colour. When it does retreat it heads for the nearest bush and rapidly becomes invisible, especially in green leafy trees like bananas. Green Tree Snakes range in a narrow belt up the east coast and across the tropical top of Australia in habitat ranging from dense rain forests to coastal heaths. They readily make themselves at home in gardens because of the diversity of plants and food source. Their prey is mainly frogs and birds but they will take small reptiles and mammals as well.

Beautiful snakes but we wish they would leave our frogs alone. *Important: bites from any snake, even “non-venomous” species should be taken seriously.

N AT U R A L F O O D F O R B I R D S IS BEST Sorry Helen, but I must disagree with your thinking on feeding wild birds. For a start it is interfering with natural environment where survival of the fittest rules, to ensure healthy stock for the future. Feeding wildlife makes you feel good but not wise for the birds for many reasons. Feeding birds regularly, trains them to become innocent bludgers! At many National Parks, picnic areas, rest stops etc, it becomes impossible to have a peaceful cuppa or lunch. Food is snatched from your hand before you can eat. It can also be dangerous. A friend used to feed Kookas cubes of meat from her balcony. One morning a kooka mistook her cheek for food and latched onto it – just missing her eye! It took some effort to persuade the bird to let go! The result was a nasty bruise. Since then

had to move his business three times (in Commerce Cour t!), and over the years, developed such a following that you needed to book more than a week in advance, and finally when he decided to put his business for sale - it sold within two weeks!

I would like to pay tribute to Giuseppe Antonia Odessa, simply known as Joe from “Joe’s garage” in Commerce court, Noosaville, who after 26 years has decided to semi retire. Over the years, Joe has provided a great service to our community, and became a bit of a local legend and everyone’s favourite mechanic; his honesty, knowledge and hard-working ethic will be dearly missed. Joe moved to the coast in 1988, married in 1990, and opened his garage the same year. With growing popularity, Joe I’ve heard of other injuries sustained by well-meaning bird feeders.

Joe was a proud Eumundi resident for 16 years, before moving onto small acreage in Pomona, where he is starting to enjoy his well-deserved semiretirement. On behalf of hundreds of very satisfied customers, I would like to congratulate Joe and wish him all the best for the future. Dom Massoni, Verrierdale.

The best way is to keep bird baths full of clean water, plant rain forest trees (if you have room) or flowering shrubs such as grevilleas or bottlebrushes etc. Natural food is always the best!

I recently saw a koala crossing Duke’s Road in Doonan. I stopped to make sure he (or she) was well off the road and it was quite frightening to see how fast the cars drive along that road at night. If you live in the area please take it slow and watch out for wildlife. Bronwen Loden, Doonan.
