What about the Golf Club The course enjoys a historical location, situated in the grounds of a twelfth century monastery, from which the resort took its name. Its tranquil setting and mesmerising mountain views provide the per fect

backdrop for a challenging game with its fairways swathing through mature trees and water features. At an altitude of 550m above sea level it’s a course for all seasons, enjoying cool breezes even during the summer. Originally designed by Donald Steel in 1994, Minthis Hills is the oldest golf course in Cyprus, and has recently undergone extensive enhancement by Mackenzie & Ebert. Mackenzie & Ebert are fervent believers that golf courses should fit into the landscape and be in keeping with their setting. The ancient gardens in which the course is set lend a unique flavour, with holes surrounded by grapevines, walnut, almond, and olive trees. Few places are so tranquil for a friendly game, being fun to play for all standards of player, with great variety between holes. Elevated tees invite everyone to “have a go”; yet narrow tree-lined fairways provide a challenge, with each shot requiring careful assessment. The sporty short par four 12th hole is an example, where the green can be reached with a well struck drive, although danger

lurks all along the left with the steep valley cascading away. The 14th & 17th holes are challenging uphill par fours requiring accuracy and distance to reach the green in two, and the new 13th hole provides an excellent crescendo to a set of good par threes with water surrounding the green. To top it off it is a looped course, with each nine returning you to the clubhouse, perfect for halfway refreshments!

Martin Rhodes Singer and Entertainer

We interview Martin Rhodes, a man who has become famous for his regular performances across the island of Cyprus. Martin please tell us what brought you to Cyprus? ‘’I moved to Cyprus in 2007 following the sale of my home in the UK to retire in the sun. I was at that time recently divorced and had become disenchanted with life in the UK if I am honest, everything so high pressure and expensive!’’ So, you haven’t really retired. ‘’I soon became bored at doing nothing and answered an advert in the local paper which resulted in me obtaining a job selling timeshare for a company in Coral Bay, which I did until it closed in 2009. I have from a very young age, always loved the music of the old crooners, in particular Frank Sinatra. His enchanting voice and paraphrasing always fascinated me. ‘’ When did you start singing? ‘’My 58th birthday was approaching and was persuaded by a good friend to get up and do some karaoke singing at a bar in Coral Bay where I was then living and the response and feedback I got was amazing! I thought however that people were just being kind and I just enjoyed myself. I had never sang anywhere before. In late 2009 I entered a talent competition in Paphos and turned professional immediately afterwards.’’

Are you from a performing family? ‘’My father, Frank Rhodes played in a band during the 2nd world war and my grandfather Wally Stanton, on my mothers’ side, was an amateur entertainer playing piano and singing at his local pub in Hurst Green, Sussex, UK. My father and my mother both had nice singing voices but never took to the stage, so for me this was unchartered territory.’’ So you are really enjoying life in Cyprus. ‘’My current lifestyle I can best describe as fun, hard work, hard work and then fun! It is exhausting work being an entertainer, more than most people would realise but the deep personal satisfaction you get after doing a great show, seeing the joy in people’s faces is the most rewarding thing I have ever done. It is the most amazing job in the world and I feel very honoured and fortunate to be able to be a part of it.’’ Does your wife share your enthusiasm for entertainment? ‘’My beautiful wife Angie, who I met and married here in Cyprus, just before I entered the talent competition, has always been 100 % behind me and supported me all the way. Being honest, I’m not sure I could have done it without her. She has been and always will be my rock! Each night, when I go upstairs to get ready for a show, she has already

prepared my show clothes, all neatly pressed and hanging up ready to put on. I have never asked her to do this. A truly amazing lady. Whenever she can, she always comes to my shows and helps out with ever y thing including lugging equipment around.’’

How many similarities do you have with Frank Sinatra? ‘’As I say in every show, I only have two similarities with Sinatra, one is that I have blue eyes and the other is that like Sinatra, I have been married four times’’

What are your most favourite songs? ‘’Well, that is an incredibly difficult question. Over the years, due to constant musical transition, my tastes have changed; I guess my all-time favourite song would have to be Frank Sinatra’s ‘My Way’. The song is simply so poignant, not just to me but to so many others. I always try to have fun with Frank’s music in my shows but when I close with this song, I have to and always do take it very seriously; a lot of passion goes into it and always will. I also love to sing Matt Monro’s ‘Walk Away’ and ‘Portrait of My Love’ so I guess if I had to choose, these would be my favourites.’’

What would you be doing now if you had stayed in the UK? ‘’It was coming to Cyprus and having a completely different lifestyle which opened up my eyes to real life and allowed me to pursue my dream. I started singing Sinatra mainly but other stuff too at karaoke. People would come to me and say wonderful things like ‘ blimey mate, I thought I was in Las Vegas’ and being honest I thought they were just being nice, but it somehow boosted my confidence to another level. Again, it was seeing the enjoyment in peoples’ faces, wow I thought! Then the talent competition finally came and I turned professional immediately. I knew that this was what I had always dreamed of doing and that maybe, just maybe this was my chance to follow my ultimate dream. If I had stayed in the UK, none of this would have been possible I don’t think. Being realistic, I would have loved to enter something like Britain’s Got Talent or something similar but not sure I would have found the conf idence that I quickly got here in Cyp r us . Ever yo ne has b e en s o tr ul y s u p portive and Angie and I have made so many wonderful friends here, both in showbiz and ex pats bless ‘em.’’

How would you describe your motivation for performing live to audiences across the island? ‘’My motivation? I have always loved music, always knew I had the ability to sing but being honest, never had the courage to get up and perform. After meeting my wonderful wife Angie, she helped to f ill me with motivation with her belief in me, a belief that in time has proved to be priceless! I have done many things in my life and had different jobs. Vehicle sales, direct sales, police officer, pub management, but I have never been afraid to try something new I guess.’’ ‘’My showbiz career to date has been a fabulously exciting and rewarding journey into what for me was the complete unknown. Financially it keeps us afloat though I have to say you really DON’T come into this industry if you want to be rich (Martin laughs). The only riches are in fulfilment of what a dream that I have always had was always and the fact that I can bring so much joy to peoples’ lives by the power of music. The memories, which for many are so strong of certain songs when they hear them, the extremely deep feelings of emotion which are felt by myself and my audiences during shows are incomparable to any other profession I have embarked on previously.’’ Anything that annoys you? ‘’I must say, it has been a privilege to be able to start my career out here in Cyprus. The only drawback really, is performing in a full typically Sinatraesque Tuxedo in the incredible hot summer season but I have become used to it. I don’t get annoyed at anything really, all gigs are different and I always go with the flow.’’ What makes you smile? ‘’Everything makes me smile. I have the best life in the world and so appreciate everything I have. Life has never been more perfect.’’

What message would you send to someone thinking about coming to live in Cyprus? ‘’Cyprus is a truly amazing Island where life can either be lived to the full or just pass you by, the choice is yours. I always say it’s a bit like going back in a time capsule fifty years, reminds me of how life was when I grew up in England in the 1960’s, everything by comparison is so laid back, hence the motto for life out here, ‘Siga Siga’ or Slowly Slowly. Live life at your own pace and thoroughly enjoy it is my advice to anyone planning to come and live in Cyprus. After all, we really do only live once so live your dream. You really CAN make it happen.’’ ‘’I am so happy and feel so amazed frankly (haha pardon the pun) at what life has to offer Angie and I out here. What we have is worth more than all the money in Bill Gates’ money box. Long may it continue. Angie as my full time manager/PR & PA also loves life. We hope to continue with what we are doing, we have never been so happy and neither of us ever wants it to end. Life is GREAT and everything we have both always dreamed of. Th e year 2014 will be remembered for the introduction of ‘wearables’. In the world of technology at least. Google is slowly making Glass more available in addition to introducing Android Wear, with a number of OEM’s (Original Equipment Manufacturers) building smartwatches based on the platform. Apple introduced the iWatch some time ago and Microsoft are working on smartwatch development since its acquisition of Nokia.

“Wearables are the next big thing in tech” they say. Alright, maybe so, but how do I the customer benefit from it all? What can smartwatches do for me that my Smartphone cannot? In my opinion it all boils down to one thing; convenience. And maybe bragging rights, but let’s forget about that for the sake of argument.

Smartwatches make certain tasks more convenient; you’ll have faster access to your notifications, easy control of your music playback, the ability to quickly search the internet via a digital personal assistant and more. All good, but it’s how much of an added convenience smar t watches really a r e, e s p e c i a l l y c o m p a r e d t o t h e i n c o n v e n iences they introduce that must also be taken into consideration.

Motorola’s long awaited champion of the Android Wear platform features a stainless case, leather band and an edge-to-edge touchscreen display. It works really well with Google Now, displaying relevant info when you most need it or directions to your next meeting when it’s time to leave. You can also use your voice to record notes, send emails and messages, and search Google.

A quick look atsome reviews of the recently released LG G Watch and Samsung Gear Live tell the same story; they’re too bulky compared to regular wristwatches due to all the extra components that makes a Smartwatch a smartwatch, also partly due to requiring a larger battery to power it all. Speaking of which, they still suffer from weak battery life that requires regular charging, and in efforts to reduce battery consumption, the low-powered displays have poor outdoor visibility. Talk about deal-breakers.

Christmas is coming, so before you start looking up smartwatch prices online, consider whether or not you’re an early adopter. Sure, there will be a rush to be one of the first few people in your circle to own and use this new technology, and enjoy the utility and convenience it brings - but you’re also going to have to put up with the limitations of your new purchase. However, ea r l y a d o p te r s ge n e r a ll y e n d up p ay i n g hi g h e r p r i c e s f o r t h e f i r s t ge n e r a tion of a new category of devices. But with smartwatches, it looks like prices for these devices are already fairly reasonable, when you consider what traditional timepieces usually cost.

Cyprus Economy & Banking The Story S

Somewhere between 2500BC and 1050 B.C. Cyprus was a trading island using large plates of copper in the shape of Ox hide ingots, the ancestor of the currency as we know it today. Throughout the centuries Cyprus adopted many different types of currency, most recent of which was the Cyprus pound and now the Euro. Interesting Fact: In 1943 The Bank of Cyprus adopted as its emblem a coin bearing the inscription “ΚΟΙΝΟΝ ΚΥΠΡΙΩΝ” meaning “Common to all Cypriots”. This phrase was firstly used on local Roman coins of around 3 0 B.C . is sued by a commi t tee of representatives from all Cyprus cities at the time. History reveals that currencies, financial policies and banks are not a recent inven-

tion. The current large commercial banks have a long history of presence and growth. The Bank of Cyprus was established back in 1899 and the insolvent Laiki Bank in 1901, The Central Cooperative Bank in 1937 and Hellenic Bank in 1976 acquiring thereafter the local operations of Barclays Bank in 1996.

What went wrong?

Prior to this article being written there is no conclusive official reasoning for what went wrong. For an indication of what happened many factors have to be taken into account. Since 1976 Cyprus had over thirty years of continual growth and expansion into many sectors and especially in financial services. This positive environment enforced the feeling of security and enabled banks to be exposed to risky investments and overtrading. The Government/Central Bank failed to recognise the size of the banking sector and its impact on the county’s financial position in case the bank s needed f inancial assistance. Structural adjustments necessary to restore fiscal stability in the countr y were rather minor. It was a combination of bad judgement due to that “secure environment”. The world economy was shocked by the financial crisis of 2009, a crisis that firstly appeared to leave Cyprus untouched. Greece on the other hand was hit hard from this crisis. Because of the close historical ties between Cyprus and Greece, Cypriot banks were traditionally investing in the Greek economy. The material presence of Cypriot Banks in the Greek Economy; investment in Greek bonds initially offered high return and significant accounting profit. However as a result of 26 October 2011 PSI (haircut) of Greek Bonds, Cypriot banks lost around €4.5 billion. Moreover, following the Greek bonds haircut a series of mistakes, negligence and inactivity led Cyprus to be banned from the markets in May 2012 and a request for help was made in July the same year. Soon after Laiki Bank needed financial support. Instead the government decided to provide financial aid of €1.8 billion to the bank in combination with Emergency Liquidity Assistance – ELA.

Normally ELA’s good practices are not to provide assistance to insolvent banks. So there is no explanation why ELA provided €9.2 billion to Laiki Bank, representing over 50% of Cyprus GDP. There are many theories some of them providing good and reas onable jus tif ic ations why the EU approved the funding of Laiki and then forced the bail-in that crashed the banking sector of Cyprus and the country itself. This article though will leave it open to political and economic judgement. March 2013 was a milestone for Cyprus. Under the circumstances the bail-in was unavoidable; the Troika to bail-out Cyprus requested that the two largest Banks on the island provided €7 billion (out of the €17 billion) in the form of a bail-in. The banking sector changed dramatically in less than a month, most of the foreign exposure of Cyprus Banks was undervalued, sold out and restrictive measures on transactions were imposed.

After March 2013. “Creative Destruction”

The Cyprus economy was expected to collapse taking the financial sector down. Amazingly that was not the case. This was seen as an opportunity to rethink, restructure and get out of the crisis stronger than before. Even though the local economy was obviously shocked, it withstood the hit; the downturn of the economy was surprisingly lower than expected by the Troika and credit rating agencies. Allegations regarding money laundering and black money in the Cyprus banking system proved to be inaccurate and much lower than in other EU countries. In less than a year after the bail-in the Central Bank of Cyprus increased security measures relating to money laundering and became one of the most reliable Central Banks regarding this matter. Cyprus introduced new legislation, structural measures, reformed existing practices and implemented new ways of doing business.

Present & Future. “Back in the game”

Fifteen months after the bail-in Cyprus is back on its feet and has returned to the international capital markets sooner than any other bailed-out country in European Union. On 18th June 2014 Cyprus successfully issued €0.75 billion of 5-year bonds. On 4th November 2014 the European Central Bank issued the results of the comprehensive assessment (Stress Tests) for 130 banks across the Eurozone. The results for the 4 significant banks in Cyprus (Bank of Cyprus, Hellenic Bank, Co-Operative Central Bank and RCB Bank) were better than satisfactory. The results of this assessment strengthen the confidence of depositors in Cypriot banks and provided the stability and the right conditions for the lifting of the remaining restrictive measures on the movement of capital. Based on the expected results and following a successful assessment, the Credit Rating Agencies raised their ratings for the Cyprus economy to stable. Standard & Poor`s Ratings for long-term foreign and local currency sovereign is B+ and the short-term foreign and local currency ratings are B. Moody’s upgraded Cyprus to B3 from Caa3 with a stable outlook. Fitch revised Cyprus’s outlooks to Positive from stable while affirming its Long-term foreign and local currency Issuer Default Ratings at B-. The banking sector is still affected by the high level of Non-Performing Loans, procedures and new laws are being evaluated and expected to be adopted in the near future that will help the banks handle this matter taking into consideration various socio-political factors. Cyprus is described as an economic miracle. Cypriot banks survived against the expectations and are recovering from a near-meltdown stronger and healthier than before. Progress is obvious; we should not only expect improvement but also applaud and trust the efforts of the Cyprus Government, Cypriot Banks and Cypriots in general.

T The topic of title deeds has been discussed and written about on many occasions. Many property owners in Cyprus have attempted to understand the procedure required for the issuance of title deeds. This article simplifies the process of title deeds with the purpose of eliminating the misconceptions on the topic. Before I explain the issuance of title deeds, i t is of par amount imp or t ance to under stand why this process is required. As a property developer is normally the owner of a plot of land on which several properties have been constructed the process is necessary in order to issue a separate title deed for each unit.


31 The process of the issuance of title deeds can be divided into

8 main stages:

1. Application and issuance of Planning Permit 2. Building Permit 3. Cover Planning Permit 4. Cover Building Permit 5. Certificate of Final Approval 6. Division Permit 7. Submission of all documents to the Land Registry 8. Issuance of the Title Deeds

Application and Issuance of Planning & Building Permits According to the law, stages 1 and 2 must be taken before the construction begins. However, due to the long time required for securing planning and building permits, many developers initiate construction prior to obtaining these permits.

Cover Planning and Building Permits Stages 3 & 4 are only necessar y if additions or alterations have been made to the building, which is not in accordance with the approved architectural drawings. These p e r m i t s are frequently required due to the developers or the purchasers effecting additions and/ or alterations to the proper ties. The developers often make such changes in order to achieve sales, while the buyers make them (e.g. adding pergolas, closing balconies and making them part of rooms

etc.) without knowing the additional process required and the delays caused to the procedure of the title deeds issuance. If there are no such changes, stages 3 & 4 are not required and the developer can go directly to stage 5.

Certificate of Final Approval

Issuance of th e Title Deeds (Stage 8)

Once the construction work is finished and the buildings are in accordance with the necessary permits and the existing rules and regulations, the property developer can apply for the Certificate of Final Approval. This certificate is issued by the authorities stating that all buildings have been constructed as per the Planning and Building permits issued.

At the end of all this, the title deeds are issued in the property developer’s name who must then transfer them to the name of each purchaser (the buyer).

Division Permit

Most people not only want to understand the process, but they also want to know the reasons for the delay in getting their title deeds. The major reasons for the delays are as follows:

Subsequently the developer must submit an application for a division permit. At this stage the developer declares the areas belonging to each individual property. This stage may also run concurrently with stage 5; however the division permit can only be issued once the Certificate of Final Approval is secured.

Submission of all documents to the Land Registry The next part of the procedure is to submit all the permits and documentation to the District Land Registry Office. The Land Registry opens a file and gives it a number which is commonly known as an “AX reference number”. There are many departments in the Land Registry Office that the file must travel through. A frequent problem these days which causes delays and occurs in many cases is where the buyer has secured loans and placed mortgages. In such instances consent forms from all buyers and banks are required to be signed in order for the contracts of sale and the existing mortgages to be restricted on each respective separate title deed. Once the forms are signed and submitted, each contract of sale and each mortgage is designated to the related property and its respective title deed, leaving other properties and title

Naturally there are many sub-stages for each of the above stages. T his description is not a full and comprehensive portrayal of the whole procedure, but it provides an insight into this controversial topic.

• The developer is not pushing the title deeds process as much as they should

• The bureaucratic delays inside the governmental departments

• Planning infringements by both the developer and the purchaser

As part of the Memorandum signed with the TROICA (i.e. European Union, the European Centr al Bank and the International Monetary Fund), the Cyprus Government has committed to reducing the number of pending title deeds. This, along with the economic slowdown which decreased the amount of construction of new properties has given the necessary drive and opportunity so the number of pending title deeds has now decreased. Currently, the problem is not only the non-issuance of the title deeds but also the large number of buyers not willing to acquire their title deeds from the developers due to the fact that transfer fees are payable. The lessons learned from the past years along with the existing momentum on the topic, create the prospects for change and elimination of the problem. During the past twelve months many title deeds have been issued and there is a great improvement on the matter.
