BOMA FINANCIAL REPORT BOMA BC reported many accomplishments in 2019 and did so within the Board of Directors approved budget. As per bylaw, BOMA BC financial statements are audited annually, and in 2019, by the Vancouver Chartered Professional Accounting firm Loen & Company. The Auditor reports an excess of $119,090 revenue over expense for year ended December 31, 2019 ($132,569 in 2018). Total revenue is recorded at $1,652,485 and expenses (including amortization) at $1,533,395. BOMA BC end of year net assets have increased from $2,211,068 in 2018 to $2,330,158. This includes the operating account as well as the General Reserve Fund of $500,000; Advocacy Fund of $75,000; and Special Initiatives Fund of $50,000. Short term investments consist of Guaranteed Investment Certificates with maturity dates of one year or less from date of acquisition. BOMA continues to meet its obligations under the Societies Act and provides member services while maintaining a healthy financial position. PROPERTY TAX MEETING BOMA BC and other business associations meet with Vancouver Green Party councillors to seek support for a 2% property tax shift as a way to help support local small businesses.

GOVERNMENT AFFAIRS

There have been a lot of government engagement strategy developments over the past year and BOMA BC has continued its role as a leader in environmental, tax and business policy. BOMA and other business associations successfully lobbied the City of Vancouver to shift 2% of the property tax burden from businesses back to the residential tax base over the next three years, saving businesses in Vancouver millions of dollars each year. BOMA has also been lobbying the Province to introduce a ‘split assessment’ policy which would further support small business that have been negatively impacted by unsustainable increases in property taxes due to their property’s development potential. BOMA partnered with Natural Resources Canada to create our new BOMA Re-Commissioning Program, which offers free re-commissioning services to members, helping them to get a better understanding of how their building is

BOMA continued our Business Energy Advisor Program with Ministry of Energy Mines and Petroleum Resources and our BOMA Energy Manager Role in partnership with BC Hydro. BOMA has also been working closely with FortisBC to ensure that our members have access to clean, efficient options for their tenant’s operations. We have continued to work with the Ministry of Municipal Affairs and Housing on the BC Energy Step Code Council. We expect to strengthen our engagement next year as the Ministry designs the new Existing Buildings Code. The Province enacted changes to the Labour Act which could have an impact on our contracted building staff, and we have been working with experts and policy makers to ensure that your concerns are taken into consideration. BOMA worked with the City of Victoria and District of Saanich to develop a plan for the Greater Victoria 2030 Resiliency District, where property management member companies commit to reducing their building’s energy consumption by 50% by the year 2030 (from 2007 levels). This new initiative, with seed funding provided by the municipalities, will ensure that BOMA helps our members make higher carbon and energy and emissions reduction targets less puzzling and more achievable. BOMA has continued to represent the development industry with a member on the City of Vancouver’s Urban Design Panel for the fifth consecutive year. BOMA has also been meeting with staff in the City’s Development Permit and Licencing Department to see how we can better support improved development permit timelines. BOMA will continue to fight for your best interests to create a policy environment in which all of our members can be successful.

Five networking luncheons covered topics from hearing about the City of Vancouver’s permit review process, changes to the Labour Relations Code to what tenants want in new buildings, and how to make your building smarter.

Eighty-three members enjoyed a day in Whistler – an increase of 27 people from the previous year. The trip included roundtrip transportation, a lunch gift card and dinner at Caramba.

The New Professionals of BOMA (TNP) Committee organizes networking events for professionals under forty years old and offers the BOMA Mentorship Program to members. AWARDS GALA AWARD WINNERS Only awards that are unique to BOMA BC were featured this year. It was decided that we would save the full expanse of award categories for 2020, as BOMA Canada’s national awards will be held in Vancouver (winning entries must wait three years before re-entering in the same category). Terry Smalls, known as ‘The Brain Guy’ delivered an engaging keynote on how to use our brains to lead and influence everything we do. BOMA partnered with HSR Services to begin the process of making the gala a zero-waste event. HSR reported a 94.6% re-use rate and 89% diversion rate. We look forward to challenging ourselves to beat these stats next year!

Contact Committee

BOMA BC’s Energy and Environment Committee develops and delivers energy and sustainability related initiatives. The committee helps plan awareness campaigns, events, and provides advice to BOMA on programs and policy related to energy and sustainability.

BOMA’s Emergency Task Force Committee merged with the Health and Safety Committee to form the new BOMA Emergency Health and Safety Committee. Committee members have seen the focus of these areas become more integrated over time and they will be working together to review policies that impact the industry.

Our Contact Committee’s key focus and priority in 2019 was improving our engagement levels with new, existing and potential members. The committee played an integral role for new members by being the first point of contact, welcoming them and answering their questions.

This year the committee focused primarily on cooling tower policy, the registration of water systems and educating the industry on how to reduce the risk of legionella. They worked with BC Hydro on electric vehicle infrastructure planning and electrification readiness for commercial buildings and helped inform BOMA’s policy proposals related to energy benchmarking in the commercial real estate industry.

The BOMA BC Gerry Thomson Memorial Bursary was established to assist new professionals into our industry. For 21 years the endowment has provided annual donations to BCIT and SFU real estate program students.

BUILDEX & the Vancouver Real Estate Forum

Charitable Partnerships

BOMA BC was the Principal Sponsor for BUILDEX Vancouver. We were pleased to be a Supporting Association of the Vancouver Real Estate Forum, the region’s largest conference on investment and management issues for our industry.

Every year partial proceeds from the Golf Classic and Christmas Luncheon are donated to a local charity. $10,000 was donated to EMBERS - the Eastside Movement for Business and Economic Renewal Society. They are a social enterprise and registered community economic development charity located in Vancouver’s Downtown Eastside. Since 2001, EMBERS has helped thousands of unemployed or underemployed individuals lead productive, fulfilling lives by offering economic and employment opportunities.

Volunteers Every year, BOMA relies on over 70 committee members (across fourteen different committees), and thirty-plus special event volunteers. If they are on a committee they may be analyzing, brainstorming, developing resources, planning sessions/events or researching. Event volunteers help with set up, decorating, selling tickets and answering questions. We are very thankful for their time and dedication to the association!
