How spoiled are we that we live among such a diverse blend of historic, elegant and stately homes—all that possess distinct personality, living large in their own unique way. Even more lucky are we that so many of our city’s design professionals respect the integrity of these homes, wishing to preserve and protect their quirks rather than erase history. Our May issue is dedicated to this classic, but livable style—and the design professionals who carefully and attentively bring Atlanta homes into their next era of

smaller team-based “neighborhoods,” multimodal workspaces and formal gathering spaces are redefining office design, with an emphasis on technology that allows those working remotely to engage in office meetings. Employee comfort and well-being is also driving changes to the way developers outfit their properties, with amenities such as rooftop attractions and outdoor cafes fostering a rich work environment. While older properties are at a disadvantage in the current market, some are being redeveloped for housing, a national trend that Haynie notes is currently less prevalent in Atlanta than other parts of the country. “Atlanta has seen a few of these adaptive reuse projects completed, like Ponce City Market and more recently the Lofts at Centennial Yards South, but most, like the development proposed at 100 Edgewood, are still in the planning and design phase.”

Rite of Spring An annual highlight of the spring season, the SOUTHEASTERN DESIGNER SHOWHOUSE & GARDENS, benefiting CAMP TWIN LAKES, returns with a roster of designers to make their mark on a house with a style all its own. Developed by BENECKI HOMES and located on Normandy Drive in Buckhead, the newly built house was designed by WILLIAM T. BAKER & ASSOCIATES with interior specifications by SOURCE, who infused the home with an inspired compilation of styles, including Streamline Moderne with Art Deco and Art Nouveau influences. In addition to its 10-foot-tall windows and cedarshake roof, what might be most striking about the home’s stucco exterior is its restrained ornamentation, a design decision which carries through to the home’s interior, where millwork was likewise kept to 12

a minimum. Another distinctive feature of the home’s interiors is the prevalence of soft, curving lines, exemplified by the home’s numerous coved and barrel-vaulted ceilings. The interior material palette features a less-is-more mix of finishes that are repeated throughout the house, such as French oak flooring, brass hardware, pearl white and gray Venetian plaster, and Calacatta Viola marble. With 8,500 square feet of heated space, five bedrooms, five bathrooms, and three half baths, the amenity-rich house also boasts a wine room, home theater, game room, sauna and a kitchen and scullery appointed with appliances by Sub-Zero and Wolf. Part of an overhaul that included the debut of the new Nobu Hotel and Restaurant, Phipps Plaza recently unveiled its latest high-profile offering, an elevated food hall concept known as CITIZENS MARKET. Despite both an uncertain economy and reluctance among some employees to return to in-person work, new office space continues to be built at a robust pace in the Metro Atlanta area. Naomi Von Habersham NOW THAT MAY HAS ARRIVED and the temperatures are really starting to rise, I’ve got the yen to lighten up, and I’m not referring to my weight or my tendency to take things way too seriously. What I’m talking about is fragrance, both for myself and my home, because who wants to smell a heavy, cloying scent when it’s 85 degrees outside? As far as my perfume wardrobe goes, I’ve temporarily retired the amber, spicy fragrances in favor of lighter scents. Sayonara, Shalimar. I’ll see you in the fall. A piece of seasonal advice: When it comes to wearing scent during the summer, please, no heavy-handed application. The same advice applies to your home too. I don’t know about you, but come summer, when I walk into my home, I don’t want to be hit over the head by a rich scent. Rather, I want to be pleasantly greeted by a clean, airy one, preferably dispensed by a wall diffuser. I find that a well-designed diffuser dispenses fragrance with a lighter hand than a burning candle does, but that might not be the case with all diffusers. Of course, the most natural way to scent one’s home is through a beautiful bunch of fragrant flowers. Even though lilies can sometimes be aromatically overpowering when the outdoor heat is sweltering and the humidity is so thick that you can cut it with a knife, for the most part, they make a room smell heavenly. The trick is to avoid placing them in small, tight spaces where, frankly, their fragrance can be too much. Really, as far as body and home fragrances go, less is definitely more during the summer, although there is one fragrance for which I make an exception: the scent of the gardenia flower, which to me is the highlight of the season. I want to bathe in that intoxicating aroma, which, in fact, I do thanks to my gardenia-scented bath gel. When it comes to this particular summertime floral fragrance, I’m of the opinion that too much is never enough.

PERCHED ON THE CORNER OF Piedmont Road and Lenox Road inside the Modera Prominence development is Zakia, the city’s latest modern Lebanese restaurant. Brought to life by the team who instituted local hot spots Tre Vele and Mission + Market, Zakia is an ode to Ryan and Jonathan Akly’s grandmother, evidenced by a large black-and-white photo of her on display inside the establishment. “Zakia was our grandmother. She immigrated to America when we were born, and we were raised on her cooking,” says Jonathan. “The food has a very personal connection for us.” As fate would have it, culinary director Ian Winslade has a talent for this particular league of cooking. “My background based in classic French and Mediterranean cuisine aligned very closely with traditional Lebanese cooking,” says Winslade. “I have a natural affinity for the light, bright flavors of Lebanese food.” Described as a mixture of authentic Lebanese and modern interpretations of classic Middle Eastern dishes by executive chef Michael Schorn, Zakia’s cuisine offers a selection of cold mezze and hot mezze (a particular style of dining in the Middle East similar to Spanish tapas). Order marinated olives, falafel with chickpeas, lemon tahini, aleppo tomato and cucumber salad, charred octopus and roasted cauliflower to start for the table. As a main course, opt for fare from both the land and sea like the Kafta Kebab with minced beef and lamb, parsley, onion and

A LONGTIME ADMIRER OF this rambling old brick Tudor Revival manse in Buckhead, architect Norman Askins was overjoyed when he was hired by a couple to redesign and expand the home after they purchased it from the husband’s parents. “They wanted us to take them to the top, and they trusted us to do that,” he says. While the homeowners wanted the house to better accommodate a modern lifestyle, retaining its original charm was a top priority. In close collaboration with project architect Geoffrey Yovanovic, Askins significantly expanded its footprint, adding a full second floor and an updated floor plan that reflects today’s way of living. Wherever possible, they saved and reused the original windows, imperfect whitewashed clinker brick and other timeworn materials. The original front door, for example, now opens to a new foyer and leaded glass transom window. With interior designer Amy Morris at the helm of design decisions, an artist handpainted a bespoke floor motif reminiscent of the floor in the original foyer. Moving along, a grand hall that contains both the original stairway and an elegant new one connects the home’s three levels. A vintage wallcovering reconceived as an oversize triptych adds to the sense of drama.

Indeed, the interior is replete with such moments. Handsome grid-like paneling fosters a cozy milieu in the formal living room, where a quartet of plush swivel chairs create a spot for conversation in front of the fireplace. The dining room, meanwhile, boasts a handpainted chinoiserie-style wallcovering rendered in a smoky blue hue accented by green and burnt orange. “It makes a powerful statement,” says Morris. “The wallcovering needed to have as much weight as the paneled room across from it.” It’s a stunning backdrop for an antique table and chairs underneath a handpainted iron chandelier. Such antiques are sprinkled throughout the interior. An antique breakfast table, for example, adds a sense of history to the new kitchen, which is outfitted with classic white cabinetry accented by dark natural stone countertops with an integrated backsplash.

RATHER THAN JUMP RIGHT INTO a massive renovation, the new owners of a 1940s-era French Provincial-style Buckhead residence settled in for a couple of years while they envisioned the changes they might want to make. While they appreciated the gracious architecture, they soon realized that the interior floor plan didn’t quite meet their needs. Ultimately, they hired interior designer Anna Booth to craft a space that better reflected them. She immediately took note of their extensive art collection, existing heirloom furnishings and love of color. “That was a great springboard,” she says.

Tactile Touch

In the bright and airy kitchen, a plaster hood by Lazar Stucco Inc. complements the streamlined cabinetry designed by Anna Booth Interiors and fabricated by Bell Cabinetry & Design, who also worked with Paces Builder Group on the home.

“The juxtaposition of something old and something new feels poetic— and very French.” —Anna Booth Embarking on a down-to-the-studs renovation, Booth and her team reworked the floor plan with the clients in pursuit of a better flow and redesigned the cabinetry and moldings throughout the interior. The home’s mansard roof and traditional architectural details inspired many of their decisions. Reclaimed French oak flooring laid in a herringbone pattern, for example, fosters an oldworld charm in the formal dining room, which is furnished with an antique table and painted chairs that harken back to a late 19th-century French design. Overhead, the neutral-toned lacquered ceiling reflects the abundant natural light that streams in. Another example can be found in the powder room, where a quintessentially French floral wallcovering inspired by an 18th century antique chinoiserie screen is a lush backdrop for a custom black marble vanity sink and vintage mirror. “It brings a completely unexpected mood,” she says. That sentiment holds true for the new laundry room’s walls, which are covered in a joyful lemontree pattern that plays off the light green cabinetry. Dark wall colors have also been employed to foster

a sense of drama and intimacy. The deep teal walls and built-in bookshelves in the library create a rich backdrop for a game table surrounded by velvet-covered chairs. And dark blue walls add a moment of drama in a cozy bar between the breakfast room and the formal living room. “It’s moody and a bit more masculine than the rest of the home,” says Booth. The main living areas, by contrast, are rendered in a pleasing array of neutral hues punctuated by pops of color inspired by the artwork. New floor-to-ceiling windows enhance the sense of airiness in the formal living room, which includes plush furnishings, a game table and chairs and an antique console that has been passed down through the generations. “The juxtaposition of something old and 58

something new feels poetic—and very French,” she says. The mix can also be found in the primary bathroom suites, which were relocated in the renovation to optimize the flow of the primary suite. In the wife’s bathroom, an antique French table and a vintage painting coexist easily with the classic white cabinetry and a spa-like soaker tub. Meanwhile, a handsome fluted vanity accented with quartzite countertops creates a more contemporary, masculine milieu in the husband’s bathroom. On site almost every day during the nearly two-year renovation, the homeowners felt delighted as Booth’s design came together. “It feels like the clients, so our work remained honest,” she says. “That’s always our goal.” See Resources, Back of Book.

W WHEN INTERIOR DESIGNER Sara Alias and her husband, Andrew, first stepped inside what was to become their family’s future home, they felt like they were walking into a museum. “It could have been in a guidebook,” says Sara of the Colonial Williamsburg-style home. “Everything about it looked authentic.” Built in 1984, the house was a tribute to the classic architecture and design beloved by its original owners—and it’s what drew the Aliases to the property. “I come from a family of interior designers with my mother and grandmother, and

Andrew grew up in a historical Colonial Revival Neel Reid house on West Paces Ferry with a family who collected antiques,” says Sara. “We both respected the home’s integrity, and we love a traditional floor plan.” In keeping with the period architecture, the home’s layout features individual rooms in lieu of modern, open spaces—a design that the couple embraced. “We dusted off a gem,” says architect Jack Davis, who worked with the couple on the home’s gentle renovations. “It had a beautiful architectural vocabulary that just needed to be updated for this family and their tastes.” Davis opened up the staircase, added three banks of steel-cased windows and designed a bar for the den. In order to bring the house to the new millennium, kitchen designer Barbara Shelton drafted a new plan for the kitchen and baths. Structurally, not much else changed. “One of the best things about the house was the accuracy and proportions of the moldings,” says Davis. “There was no need to correct anything or go shopping for beams or mantels. It was all right there.” Sara’s imprint on the house comes through in her color and fabric choices. She majored in fabric design at the University of Georgia and later worked in New York at the British textile

Often using fabrics as her starting point, she set the tone for each room selecting mostly chintzes in florals and dainty prints for draperies and upholstery, along with a few bold graphic patterns here and there for effect. Some rooms feature a blue and green palette, while others lean into warm hues that complement the home’s original brick floors and hearth. Antiques, family heirlooms and vintage art bring a sense of age, while new furnishings and contemporary works introduce a fresh touch in her deftly curated mix. “Every room speaks for itself and offers a different mood,” says Davis. “It’s fun to see people stop and pause to take in each space as they wander through the home during a party.” See Resources, Back of Book. 69

The architect vaulted the ceilings as part of the renovation, and to fill the expanse above the bed, Sara worked with Botanicals by Sandy to customize print sizes.

ABOUT THE SHOWHOUSE

AN EXQUISITE 8,500-square-foot estate serves as the 2023 Southeastern Designer Showhouse. The custom-built residence on Normandy Drive is one of the latest projects by builder and developer Benecki, residential designer William T. Baker & Associates, landscape architect Land Plus and interior specification designers Source.

Timeless exterior choices, such as hard-coat stucco, and charming architectural elements, such as a cedar shake roof that flares at the dormers, are sensitive to the scale of surrounding homes in the established neighborhood. The salon and kitchen, with its barrelvaulted ceiling, open to a terrace with an outdoor kitchen that leads to the lower lawn and pool.

The transitional home presents an airy, sun-drenched setting and showcases Baker’s mastery of classical architecture. An abundance of 12-foot ceilings, coved ceilings, and 10-foot doors and windows allow light to penetrate the residence. The architectural elements lean organic with soft curves and minimal ornamentation and millwork. A dramatic arched steel front door ushers in the homeowners and guests, where once inside, the floor plan generously offers views from the entry hall through the salon to the outdoor terrace and backyard.

The five-bedroom home, which has five full and three half baths, is designed for flexible living throughout the years. Primary bedrooms are placed on the main and second floors, and two laundry rooms offer ease of living. The main-level bathroom’s stunning touches include a barrel-vaulted ceiling, a sweeping shower with an elaborate mosaic, and marble countertops and floors. Spaces such as expansive dual closets in the primary bedroom on the main level, a pantry and caterer’s kitchen speak to modern homeowners’ demand for ample storage in style.

The residence’s overall design aesthetic is Streamline Moderne with Art Deco and Art Nouveau influences, while wabi-sabi design characteristics embrace the beauty of imperfection. Gold, burgundy and deep purple hues create a cohesive color palette. Venetian plaster, French oak hardwood floors, Calacatta Viola marble, brass fixtures and finishes, and Sub-Zero and Wolf appliances are among the features that amplify the interiors.

The floor plan, with a main-level study and an oversize TV/ sitting room on the second level, recognizes the needs of families who entertain and work at home. The basement is outfitted for entertaining, exercise and relaxation with a lounge, home theater, game room, wine cellar, and gym with a sauna and massage room.

Situated on an acre in Buckhead, the new residence backs up to endless mature trees that create the feel of a countryside in the city. 10

Our 2023 Southeastern Designer Showhouse & Gardens, presented by BENECKI HOMES, is a collaboration between a design-build dream team: residential designer WILLIAM T. BAKER & ASSOCIATES; builder JASON COLE CONSTRUCTION; landscape architect LAND PLUS ASSOCIATES; and interior specifications designer SOURCE. We are thrilled to introduce to you this modern and timeless 10,000-square-foot home, created in collaboration with Benecki Homes, Source, William T. Baker & Associates, Land Plus Associates and Atlanta Homes & Lifestyles. We are equally delighted that proceeds from the Showhouse will benefit Camp Twin Lakes, and we’re deeply grateful to all of the talented designers, donors and trade partners involved in its creation. Thank you all for making this dream home a reality! As veterans of Atlanta’s design and hospitality worlds— not to mention the first married couple to collaborate as honorary co-chairs—we came into this process with the same goals we bring to our careers and personal lives. We believe in creating community and constantly finding ways to bring people together, with atmosphere, food and opportunities to truly connect. This is what we do, and what we love. This house, playful and sophisticated, was designed to be loved. It is filled intentionally with light and color and a minimal chic approach that delivers high impact. The Streamline Moderne design incorporates Art Deco and Art Nouveau influences and blends the characteristics of imperfection and imbalance with harmonious elegance. The result is entertaining yet livable, inviting and friendly. FOR 30 YEARS, CAMP TWIN LAKES (Camp) has provided therapeutic camping programs for children and families living with serious illnesses, disabilities and life challenges. Camp positively impacts 10,000 campers annually through year-round programs at two campuses in Winder and Rutledge, GA. Our campuses are full, and thanks to the generosity of our community, construction is underway on a new campus to serve an additional 3,500 campers each year. At our fully accessible campuses, our campers can safely participate in typical camp programs like fishing, swimming, rock wall climbing, horseback riding and drumming while under the supervision of medical staff and specially trained camping professionals. Camp’s intentional programming provides opportunities for each camper to grow in their confidence and experience the joys of childhood.

Yearning for more within the creative realm, Evan went on to receive his BFA in Interior Design at O’More College of Architecture and Design of Belmont University. With luxury residential and commercial design experience in Nashville and Chicago, Evan returned to Music City in 2017 to form Modern Remains with two dear friends. Game Room Venture Games has roots that go as far back as the Roaring ’20s when shuffleboard began in the United States. Elizabeth, with husband Christopher, are second generation owners, taking the helm more than 10 years ago. The decision was made to shift from making game tables to creating pieces that will become part of the design of the space, not just sit in it. Each new model designed since 2011 has focused on style trends within the furniture industry, classic architectural design influences, and expanding the imagination of what a game room can—and should—be. She combines aesthetics and functionality to her spaces in a seamless way by understanding how her clients live in their home.
