Let’s raise a glass!

A

toast to our dear readers is in order! Zest Media, the publisher of The City & Angel and NxNW, is now in its sophomore year - and we wouldn’t be here without your support.

When The City & Angel launched, we had a vision of what we wanted it to be - the premier glossy lifestyle magazine in the local area, full of top tips on home interiors, the latest news from the world of fashion, the niftiest gadgets, amazing health and beauty secrets and - of course - all the best restaurants, bars and leisure hotspots in the area. At the beginning of 2011 we added NxNW magazine to the family and, I’m proud to say, I think we’ve achieved exactly what we set out to do with both titles - bringing a continuous stream of new content to the magazines as new things pop up in the local area. We’ll endeavour to uphold our titles’ focus on high quality, exciting editorial, whether we’re interviewing some of the area’s top celebs (who in the past have included everyone from Beverley Knight to Helena Bonham Carter), giving you the low-down on the latest luxury lifestyle products and services or reporting on north and northwest London’s cultural and commercial movers and shakers. In the past year, we’ve seen so many new establishments open (Trullo, The Gilbert Scott, The Zetter Townhouse to name but a few), we’ve welcomed One New Change shopping centre to our neighbourhood with its accompanying Gordon Ramsay and Jamie Oliver eateries. There’s so much happening in the local area which I love sharing with you all and we’ve got plenty of new openings to report in the pipeline. My aim is to keep The City & Angel your number one local magazine in the year ahead - bright, bold and bursting with cool stuff to see and do.

A £2million regeneration package for Archway - including a new public space and more work towards removing the gyratory - has been unveiled by Islington Council. The seven-point action plan has been drawn up following consultation with local residents and businesses, and includes: • £250,000 for feasibility work and consultation to help bring the removal of Archway gyratory a step closer • £500,000 for public space improvements at Archway Close and Flowers Mews • £400,000 to replace and improve old shopfronts in Archway • £100,000 for initiatives to help boost local business, through the Archway Town Centre Management Group • £100,000 for business support in Archway and other Islington town centres • £50,000 to help bring a derelict building back into use as a 200-seat Community Arts Theatre for the Academy of the Science of Acting and Directing • £200,000 for arts initiatives in Archway as part of Creative Islington’s Animating Communities initiative.

‘COOKING FOR THE KIDS’ AT THE FLORENCE

Cramped, outdated wards can be replaced with new facilities where parents can sleep alongside their child. I

’ve met Dan a few times now, usually at his Dalston abode where he’s prone to throwing soirées (impromptu or otherwise) with the help of a four-strong gang of housemates. These bashes usually involve lots of laughter, more than a drop of wine and - at some point late in the evening - some kind of group singalong. It’s testament to the warmth of the hosts’ welcome that, when the music starts, even the most timid of wallflowers usually ends up warbling along with the rest. By way of example: last Christmas saw Dan and his crew throw a special Yuletide bash complete with communal carolling and specially printed songbooks - each featuring a hilarious ‘family portrait’ of the household (including Dan’s handsome Kerry Blue terrier, Ted) on the cover.

Can you front a hugely successful band, rub shoulders with the stars and still be a nice guy? Dan Gillespie-Sells, lead singer of pop-rockers The Feeling, doesn’t see why not... Shortly thereafter came a rather more spontaneous New Year sing-song. Back at his pad in the wee small hours, Dan was handed a guitar and treated his guests to a series of song requests - including a whistlestop tour round a significant portion of the Beatles’ back catalogue. Most memorable though, was the party Dan and his housemates threw to mark the most talked-about royal wedding in over 25 years. As Wills and Kate (yes, that’s the wedding) hitched their fortunes together under the gaze of a swooning nation, Dan Gillespie-Sells and co found yet another reason to sing. Nicely lubricated, no doubt, by the champagne that had flowed freely in the house all morning, Dan agreed to wheel his vintage piano outside to join the crowds who had gathered to celebrate

at an old-style East End street party. There were patriotic party foods, Union Jack bowler hats and a delicious air of bonhomie - but Dan’s piano was the icing on the cake. The throng snapped away with their cameras before getting down to the real business at hand: singing, dancing and having what once would have been called a ‘fine old time’. The next day, the whole happy episode was featured in The Times newspaper’s special Royal Wedding supplement as the perfect example of the country’s ability to cut loose and enjoy some of the brighter parts of life - love, romance, pageantry and community. A photograph of Dan was at the centre of the piece; he was dressed in full groom’s garb (the party being fancy-dress), tinkling the ivories as swarms of delighted children looked on.

INTERVIEW I present these stories not to laud Dan’s musical talent - after all, he’s proven that a thousand times and more in his professional life - but as evidence that he is that rare thing, a born entertainer: someone whose idea of a good time is putting a smile on someone’s face. The funny thing is, you might not guess it on first meeting. Dan’s air is unassuming. He’s neither loud nor assertive; he doesn’t demand to be centre-stage. Instead, he’s calm, quiet and elegantly self-composed, courteous to a fault and politely inquisitive. He doesn’t demand to be centre-stage, but somehow you quite quickly come to understand that here is someone who can command it, if need be. Which is handy, him being the frontman of one of the UK’s most commercially successful (not to mention BRIT Award-nominated) pop bands of recent years, The Feeling. The reason for this, our latest meeting, is to discuss the release of the band’s much-anticipated third album, Together We Were Made, this June. The record is the vital, vibrant sound of a band returning after a three-year hiatus - and looking to build on the massive success of their debut, Twelve Stops and Home, and sophomore record Join With Us. So, what have they been up to in the interim? “We wanted to give ourselves some time to let the album breathe,” Dan explains. “The writing process is so much easier when you’ve lived regular life for a bit. Rich [the band’s bassist] and Sophie [Ellis-Bextor, his wife] had another baby; Paul [the band’s drummer] has been rebuilding and racing old Chevy cars, and I bought an old Victorian pub in Hackney and built a recording studio there.” This last might begin to explain Dan’s gifts as a host: the renovation of the pub, which is also Dan’s house and which has been undertaken alongside his long-term partner, has been a real labour of love and has resulted in the kind of beautifully restored home that begs to be enjoyed with friends. Think characterful antiques and a sharp, ever-so-slightly eccentric eye for vintage knick-knacks, all pieced together with a confident, relaxed and very contemporary approach to style. It’s quintessentially British in the best way the very epitome of charm. But though home may be where Dan’s heart is, the last few years haven’t seen him ignore the rest of the world. He and his fellow band members also run a

music festival in the hip French Alpine ski resort of Meribel - and mention of it leads Dan to admit that he is looking forward to festival season and resuming touring duties. Glastonbury is particularly special to him, he tells me, because as a child he attended Britain’s biggest festival with his dad. And then there’s the feeling of community that the best festivals engender.

DAN LOVES LOCAL “There’s so much in North London to see. The variety of places to go (and particularly the food) is amazing. I’d recommend speaking to people wherever you go and relying on word-of-mouth. I’m always being told about great little cafes and restaurants to try. I just wish there were more days in the week. It’s hard to keep up!” “I love being part of a traveling circus,” he admits. “It’s like being in ‘the gang’ that would never have me when I was at school.” It’s a sweet answer, and affords a glimpse of the child that may have fathered the man. I wonder if such a feeling of exclusion or displacement might be at the root of Dan’s keen sense of camaraderie - though it would be dishonest to imply that his was a lonesome childhood. Though on the surface Dan’s upbringing (he was raised by a lesbian couple) might seem the kind to make tabloid journalists froth, he is quick to make it clear that it was stable, happy and loving. I ask him if

he was aware as a youth of the impact on him of being part of a less obviously conventional, more politically liberal and socially conscious family? “We were a very aware family,” he agrees. “We had to be! It was a wonderful childhood. Despite what you might think, growing up as part of a politically active community was great fun; I loved the rallies and the pride marches. My brothers did too. People really looked out for each other because we had a common cause: the eradication of bigotry.” It’s this kind of positivity that seems to feed into The Feeling’s songwriting, with the band crafting pitch-perfect pop anthems that hark back to the glory days of the sixties and seventies, when a simple love song still felt like something that could change the world. But for all the band’s success, Dan still longs to write the perfect pop song. “I think I’ll carry on working on that for the rest of my life,” he says. “If there’s something more important to do, that’s when I write my best songs. Sometimes I’m on my bicycle running late and a tune just hits me.” But for all his modesty, Dan’s peers seem to agree that he’s onto something - he even collaborated with Tom Jones on some demos for the Welshman’s last album, and roped in some similarly talented chums to help out. “We used some of our favourite musicians such as Ed Harcourt and The Noisettes.” Is he a big fan of new music, I ask? “I’m always a little out of touch, I’m afraid, but I do like Everything Everything. Noah and the Whale are good, and I really like the new Chapel Club album.” It’s a strange thing to be talking to Dan - who is still only 32 - like a battlehardened veteran, but in this age and this industry, he really is. So before we close and I let him get back to a hectic promotional schedule, I ask him what advice he would give to his younger self. His answer is simple: “Trust yourself and never compromise. Stress tires the body and affects sleep, and affects digestion which in turn impairs our ability to absorb nutrients. Apart from all the physical effects, stress causes mental, emotional and social problems. An Entrancing Experience Helen Baron explores the benefits of stress-busting techniques on offer at Hampstead Hypnotherapy...

M

onica Black is one of the country’s foremost qualified Master Clinical Hypnotherapists, a leading practitioner of NLP (neuro-linguistic programming), an in-demand trainer and public speaker and a media lifestyle commentator. It’s an impressive CV, and I was excited to meet her and find out about Virtual Gastric Band Surgery, one of the latest and most talked-about treatments in the world of hypnotherapy. Right now, the surgery (non-invasive, of course) is more topical than ever, with the nation (and indeed the wider world) facing a serious social health problem in the form of mounting obesity levels. And though I’m not looking to get the treatment myself and Monica makes it quite clear that, as a responsible practitioner, she wouldn’t provide it to me if I was - I’m interested to know more about it. With so many health issues now linked to obesity, one thing has become clear to governments and individuals both: professional intervention is often required in order to change the habits and behaviours of seriously overweight people. There are various conventional ‘last resort’ medical approaches, of course, for when the ‘common sense’ solutions offered by a good diet and regular exercise don’t work out for some reason. And then there is hypnotherapy - an alternative way of dealing with the problem and one that doesn’t require daunting surgery. Besides the fact that traditional surgery is complicated and can entail long waiting lists, there’s also the question of risk. Doctors will often only recommend invasive procedures

when all else fails - and hypnotherapy presents a useful alternative. But Monica offers treatments aimed at helping with more than just weight loss, and during our session we discussed one of the problems we all face: stress. Stress is thought to be a root cause in a significant number of ailments, manifesting itself in various ways. As Monica explains to me, stress can even influence the eating habits that can then in turn lead to being overweight. The anti-stress session that follows takes me through some basic relaxation techniques. I do feel an increased sense of calm in Monica’s presence, but wonder how I will fare when I’m back out into the big wide world. Will counting down from 25 help me when I’ve been issued my fourth parking ticket of the month? I am intent on trying to retrain my brain though, and learning to control my reaction to stress. If I can lower my anger and frustration at times of stress, it can only improve my wider life. And the prognosis is promising: according to some surveys, hypnotherapy garners a higher percentage of recoveries than psychoanalysis and cognitive behaviour therapy. Monica tells me that she generally recommends six sessions and supplies me with some follow-up CDs so that I can better understand how the course would progress after this initial session. Regular patients also receive

these CDs, to reinforce and support their treatment. The benefits of hypnotherapy are thought to be long-term, addressing the issues at the heart of the problem rather than just the symptoms that result from it. I personally find the theory very interesting: it’s empowering to realise that our negative cycles of behaviour can be broken, and that it is within our reach to do so. It also strikes me that hypnosis is definitely a positive option for those suffering with extreme or long-standing ailments. NECKS&BACKS Everybody’s got one The struggle with most people that suffer with bad necks and backs is to know just what to do when the pain and stiffness kicks in

W

e’re always asked, “Should I use hot or cold packs? Should I use paracetamol or ibuprofen? Should I rest or keep moving?” There’s a lot of conflicting information out there on the googlenet and in wikiland, and it can be nighon impossible to decipher it all and find out what’s best for you. That’s the single most important thing about seeing a physiotherapist, though: their ability to problem-solve your back or neck as a unique set of bones, muscles, nerves, connective tissues and experiences - past and present. A good physiotherapist can help you get to the root of the problem and find the answer to all the questions posed above - and many more. That said, as unique as your pain and stiffness may feel, neck and back problems tend to lead to some very identifiable patterns of dysfunction in us all. Recent research has shown that weakness and dysfunction occurs most frequently in the muscles we use to stabilise and guide our joints through everyday movement. In the case of the spine, these are known as the ‘core’ muscles, and without corrective treatment of the dysfunction, there can be little hope of a trouble-free spine in future.

“Core stability” you’re probably thinking now. Most of us have heard of it these days. It’s a phrase used the world over in gyms by trainers and aficionados of all things pump, step and spin. But what exactly does it mean? Ab curls on a Swiss ball? Planks and side planks? Power plates and Pilates? Well, none of the above, actually. But they can all be useful in improving your core stability in the long run. It means exactly what it suggests: to keep the core stable. To extrapolate a little, it means to use your legs and arms efficiently and not to use your spine unnecessarily - that’s the crux of it. To successfully re-establish your core stability, regain control of your spine and to minimise the pressures and demands placed upon it, you need to know what you’re working with. Using a Real-time Ultrasound Scanner, we can see the layers of the ‘core’, identify each individual muscle and watch how it works under both low and high loads. Some people are great with low loads but struggle when the work gets harder

- these are usually sporty or active individuals who get backache when exercising. Once you truly understand your core, you’ll know how to use it, how to improve it and how then to look after your spine for good. A big claim, sure, but really it’s like riding a bike or driving: you might get a little rusty when you haven’t done it for a while and a refresher course might be called for, but the basics won’t be lost. You’ll remember to put in the clutch when you change gears, or to signal when you’re turning. And like learning to drive or ride a bike, improving core stability can be a little bit tricky at first. But with repetition and correction, what starts out as a highly cognitive process will easily integrate into your work, sport or daily chores and ultimately become habit. unning from July 8-10 between 12 midday and 4pm, the fair’s central attraction will be a new pop-up food market set to take over the ground floor of the N1 Centre. Four of the centre’s amazing eateries – Yo! Sushi, Tinderbox, Glassworks and Wagamamas – will each move from their usual homes on the first floor of the shopping centre and set up camp downstairs, while the fair will also play host to guest appearances from Waitrose and local baking sensation, Ariella’s Cakes. The fun doesn’t end when the market closes, however, and one of the things we at The City & Angel are most excited about are the Yo! Sushi master-classes set to take place in the week after the fair. Showcasing the expertise of the Yo! Sushi chefs, this very special event will include a children’s class for five ‘mini ninjas’ – teaching kids how to make sushi – and an adult class that will see five lucky competition winners

YO! Roll Recipe INGREDIENTS • 180g prepared sushi rice • 1 full sheet of nori seaweed (trimmed at around 3.5cm long) • 30g of sliced avocado • 80g of sliced salmon • 25g orange masago • 3ml mayonnaise

METHOD 1. Cover the bamboo rolling mat in cling film and place a sheet of nori on it, shiny side down. 2. Spread the sushi rice evenly over the nori, leaving around 2.5cm of space from the top. 3. Then spread the orange masago evenly over the rice. 4. Flip the sheet of nori over so the rice and masago is face down on the mat with the shiny side facing up and the empty flap of nori closest to you. 5. Place the salmon along the centre of the nori and the avocado and mayonnaise on top. 6. Using the bamboo rolling mat to keep all the elements tightly packed together; carefully roll everything into a cylinder (or iso sushi roll). 7. Use a knife to cut into 8 even sized pieces and lay flat on a plate, serving 2 per portion.

CHANGING ROOMS Lisa Roberts, the founder of The Open Plan recently started offering free interior advice sessions to locals who need guidance in the home department. We caught up with Lisa to talk paint brushes and fabric swatches... How did The Open Plan come around? I had trained as an Interior Designer and have worked as a designer for other companies in the past, but the last place I worked at was a TV and Film location company. That was a really interesting job as you got to go into lots of weird and wonderful buildings all over London and the Home Counties which most people never get to see. After a while though, I got a little frustrated as there was no creative side to the job so I set up The Open Plan in 2007 and started designing for friends in my spare time. Then, two years later The Open Plan went full-time. What made you decide to be an Interior Designer? As long as I can remember I have always enjoyed creating spaces, spending hours designing Lego houses and building dens, scavenging the neighborhood for discarded furniture and carpets to furnish them. I would say that 60% of the job is shopping which I’m also very good at! Why have you made your services more affordable than most? Not coming from a fabulously wealthy background myself, I find it unfair that up until now most people have not had access to, and still do not think of getting a professional to help maximise their home’s potential. I also believe that the interiors industry can often be elitist and snooty. What

The Open Plan online endeavours to do, is to source all the items the client needs within their budget whilst giving them all the information to implement future changes themselves. You recently started a free advice service, tell us more about that... We’re currently running once monthly Interior Design Surgeries in a handful of North London venues (we hope to expand to the rest of London in the future) to promote our affordable design service. The surgeries are free and you do not need an appointment and so anyone can come along with pictures of their homes, cuttings from magazines, fabric swatches, plans, etc and get some free advice. Our next session will be at ‘The House’ in Canonbury 63-69 Canonbury Rd, London N1 2DG (see website for details). What motivated you to offer free advice? We felt that it was important to run these informal sessions in order to meet our potential clients and introduce ourselves and our unique, affordable services one-to-one. Interior Design is a very word-ofmouth industry and so no amount of advertising can beat a recommendation from someone you’ve met and/or worked for. Do people come in with good ideas or do you have to guide them?

Most people have an idea of how they’d like their space to look but they just don’t know where to start or where to source everything. Another thing we find is that the longer people live in homes the harder they find it to see it’s potential and ways to re-organise the space for the better. What we will also do is push people to be a little more adventurous in their home and coax them away from bland or cluttered rooms in favour of new fabrics, colours and styles and a more streamlined living space. Has anyone ever come to you with a really crazy idea? I had one client who wanted to surprise her husband by getting the house designed and redecorated whilst they were away on a two week holiday, without telling him. The Open Plan is always up for a challenge and so we accepted the brief. We knew that it would entail lots of late hours and trouble-shooting, but we succeeded in completing everything just in time for their return, and he absolutely loved what we had done. It was an exciting project to do with the time-scale and it felt a little “home makeover show” with the surprise reveal at the end. How have the sessions been for you - have they gone as you’d planned? The sessions have been really nice in that we’ve met lots of lovely people who are so pleased to finally get a professionals opinion. We’ve also 41

met professionals such as builders, carpenters and architects at the surgeries which is always good as we can add them to our everincreasing tradespeople contacts book for our clients. The informal atmosphere of our venues also works well as people like to relax with a coffee or glass of wine which makes the events feel more like a chat with friends. Do you prefer it when a project is slightly unconventional? Definitely, it’s always fun when we can push the boundaries and create something that’s not been done before or where we can have a little fun, not all rooms need to be conventional. Of course, we know where to draw the line with our clients and we won’t bully them into something they really don’t want to do, but it’s always great for a designer when you get a more open brief. We’re currently designing a showroom for an ethical kids and baby clothing company which is allowing us to be more playful than usual. What is the general process behind redesigning a room or a house - from start to finish? Well it depends on which service you chose. The traditional method starts with a visit to the client’s house to meet the owners, take an initial look at the space and get to know a little about their tastes and lifestyle. Upon being appointed we will survey (measure, photograph and draw) the rooms that need re-designing. We will also have in-depth conversations with the clients to ascertain what they want to achieve, and discuss budgets and time-lines. Next we put together what’s called a Mood Board and plans

which will demonstrate our ideas for the space to give the client a clearer idea of what we propose to do. Once the scheme is signed off we will source all the furniture and materials needed, and obtain quotes from trusted tradespeople to produce an accurate schedule and final costs. Next comes the physical work on the building, which can be disruptive but is always worth it in the end - you can’t make a cake without breaking some eggs and so too you can’t create a beautiful space without some degree of building and decoration. Our new online service is an even more affordable way to use The Open Plan. For a one-off payment (dependent on the number of rooms that are to be redesigned) we send an in-depth questionnaire, along with instructions on how to photograph and measure the client’s room(s). We use this information to get to know the client and their home and design their scheme. Within two weeks the client will receive their ‘Personalised Design Pack’ which includes, a proposed, bespoke shopping list for furniture, materials, plan and sample board with a guide to where to use the colours, which finishes to use and the quantities which they’ll need to complete the job. How do you source everything you use for your designs - from the clients themselves or your

own findings? Everyone has items that they love and will want to incorporate into their new room(s) and very often our designs can be inspired by such pieces as a well loved chair or painting. Other times we can easily work out what a client’s taste is and then we will draw from our vast library of suppliers both in the UK and abroad to find just the right pieces. Finally, any tips for aspiring interior designers? If you’re going to do it properly, make sure that you sign up to a good course (this could be a degree course or a part-time course at a respected arts institution). Some people think that it’s all about picking cushions and curtains, but if you can’t produce technical drawings and at least have a basic understanding of building techniques, you might not be taken seriously and it will be so much harder to relay your ideas to a client. It’s also important to learn presentation skills. Also, you need an insatiable appetite for interiors and inspiration can come from anywhere, so read more, take note of buildings and homes you love and try to work out what makes them work so well and record things that catch your eye. theopenplan.com

City Academy offers a wide range of courses tailored to suit all tastes and all levels of theatrical skill - providing a creative outlet for business professionals across the City. I was given the opportunity to try their Advanced Singing program, a twelve week course culminating in a showcase performance. Having some experience of drama school myself, I wasn’t sure what to expect, but I found the course and its teacher, Paul Harvard to be exemplary. Paul’s knowledge of the anatomy and physiology of the voice helped him to paint a clear picture of how we sing - and this then made it far easier to perform the full range of singing techniques, including belt, cry and falsetto. The course focuses on developing these techniques before applying them to a solo piece of your choice; Paul then assists you in correcting and perfecting your singing. The students in my class were from varied backgrounds and cut across a wide range of ages and talent levels. Among them were a French finance director, a Welsh company Secretary, an assistant headmistress, to name a few. The majority of the class are there to have fun, but there are a few who use it as a basis for developing their professional skills and confidence. Many of my fellow students had already taken part in previous courses at City Academy, and I can understand why: attending the academy builds confidence, gives your social life an interesting extra facet and provides a creative outlet you might not be able to explore while sat in your office. ohn Charcol, the independent mortgage experts, has today launched a ground-breaking new “track and fix” mortgage that is the perfect answer ttoo the current uncertainty on the future movement of interest rate. The mortgage initially tracks the Bank of England rate for 2 years and then moves to a fixed rate for a further 3 years. Ray Boulger, senior technical manager at John Charcol, comments: “It is no exaggeration to say that this is one of the most innovative products that the market has seen for some time. Following the latest smoke signals from the Bank of England most economists no longer expect a Bank Rate increase this year and the discussion now tends to be “will it be next year and, if so, when?” “With the great pricing we have achieved on this hybrid mortgage it offers better value than any 5 year fix on the market unless Bank Rate AVERAGES more than 1.75% over the next two years. Not only that but the lower the average rate of Bank Rate over these next 2 years the cheaper this mortgage becomes. It seems unlikely that Bank Rate will remain at 0.5% for the whole of the next 2 years but should that happen the average rate on this mortgage over its 5 year term would be 3.31%. “The details of the mortgage, which is available for both purchase and remortgage, are: Bank Rate + 1.79% to 31/8/13, giving an initial pay rate of 2.29%, followed by a fixed rate of 3.99% until 31/8/16. The maximum LTV is 75% and for mortgages up to £750,000 there is a booking fee payable on application of £99, with a completion fee of £1,900. The overall cost for comparison is 5.2% APR. “Although the fees are relatively high, when amortised over the 5 year term a £1,995 fee is equivalent to a £800 fee on a 2 year deal, but the size of the fee does mean that this mortgage may not be suitable for small mortgages. “For borrowers needing more than 75% LTV the mortgage is available up to 85% LTV at the following rates: Bank Rate + 2.99% to 31/8/13, giving an initial pay rate of 3.49%, followed by a fixed rate of 4.99% until 31/8/16. Should I extend the lease of my flat? It has 75 years left; is that long enough? There are several reasons why you should extend. You shall see from the below the possible impact that that the length of your lease has on the ability to sell, re-mortgage or simply on the value of your flat: VALUE An immediate and significant reason for extending a short lease is the impact it can have on the value of your property. This is best illustrated by the following example:A two bedroom flat which has 80 years left to run is worth £300,000.00 on the open market and with 75 years left to run is recalculated to be worth £272,000.00 on the open market. MORTGAGE/REMORTGAGE Another point to consider is if you should wish to remortgage then the value of the property is an important factor and a lender may lend less where the property is worth less. Many lenders will also not lend or re-mortgage where a lease is below a certain number of years, which also has a negative impact on the marketability of the property should you wish to sell. PREMIUM You may find that the longer you leave it to extend your lease, the more you may have to pay to the landlord. Leases that have less than 80 years left to run may cost more to extend. This is because the landlord is by law entitled to charge more to extend it. By way of example, please consider the following scenario. How has the first six months of 2011 been for you? The first six months have been fairly quiet on the sales front, whereas letting have been strong. Despite sales being slow property prices in Islington have certainly come back and beyond from their peak in 2007. Rental prices have also increased and have been driven up as a result of increased demand for all types of property. Do you think that Islington/ Hampstead has bucked the trend in the market over the last two years? Having gone through the experience of the last two/three years I would certainly comment that Islington and Hampstead have been fairly resilient and in my opinion recession-proof. How long have you been based in the area and what makes this area so special within London? The office opened in Islington in 2007 and has been getting stronger and stronger on an annual basis. Islington has a great, vibrant lifestyle and a fantastic history. It has appealed and continues to appeal to people that are looking for that little bit more. Whether it is the restaurants and bars, or the various different home styles available, there is something for everyone. What’s the typical property you have on your books at present? We have a number of apartments, all different styles; that are available for rent and to buy. We also get some lovely period properties which are beautiful in character and fantastic to promote. With Mortgage lenders starting to offer better deals to first time buyers what affect will this have in the current market? We hope lenders offering better deals will help the market move further forward. On the sales side,

things have been stagnant but i am confident that lending initiatives will also drive things forward. With the Rental market being so strong how do you see the next twelve months? And what advise do you have for those looking to rent and those looking to let their properties? I envisage that the rental market will be the same way – still strong. I feel that property should always be well maintained and well furnished to achieve maximum rental and quality of tenant. I would also urge landlords to take advantage of good deals. Especially Ellis and Co Islington’s Free EPC, Free Gas Safety and Free Inventory package (currently on offer). With buyers outstripping demand for properties at the moment, what advice do you have for buyers and sellers? I have always felt that in Islington, over the last 20 years, if you get the price right there should be no problem in selling your property. In fact on many occasions, properties have sold for the exact valuation price. For example, we valued a three bedroom apartment in Alwyne Square (preauction) at £420,000 and it achieved this value in April 2011. Are you optimistic for the rest of the year? Absolutely!! Lettings are strong...With the mortgage market easing up, lenders are offering better deals and the great weather we’ve been having should aid people looking and finding the property that they want.
