Why invest in the Scottish Housing Market? “Scots house prices grow at a faster rate than London” The Scotsman, Dec 2014.

4 “The supply of housing is not meeting current levels of need… Scottish Government research in 2005 suggested 8,000 new council and RSL homes were needed each year. This research took place before the recession which is likely to have increased demand for council and RSL housing. According to the Scottish Government paper release in March 2015, pertaining to the Private Rented Sector in the housing market; “The private rented sector (PRS) is changing. It is growing in size and is becoming an increasingly important part of the Scottish housing system. It is now home to many tenants who want to settle in it in the longer term, as well as to those who continue to use it for its flexibility.” Currently going through a period of consultation, the Scottish Government is seeking to reform the Private Rented Sector and states; “Landlords will benefit from better and simpler arrangements for recovering possession of their property and for dealing with rent arrears” and that it will “give landlords confidence that their investment is safe.” Second Consultation on a New Tenancy for the Private Sector, Scottish Government, March 2015.

6 Team Infinitas and our extensive network will explore various opportunities including off-market property deals to find the best opportunities that fit our (socially conscious) model of investment. Infinitas will contract into terms with the sellers and commit to purchasing the property/portfolio.

We will then syndicate the opportunity out to a mix of investors, lenders (banks) or finance the deal with company funds. Our solicitors, McVey & Murricane will send contracts to all investors whereby financial commitment will result Infinitas’ team of contractors will redevelop the property or management company Carling & Co will let to market (dependent on requirements).

Infinitas will issue quarterly communications and annual dividends to all invested parties.

At the end of the agreed term, full investments will be repaid and all shares in the portfolio/ project will be retained… and infinite dividends will continue until such time that a property is sold (where invested parties will receive their share of the portfolio sale).
