When it comes to home ownership, it’s a well-known fact that if you set out to fix something, chances are good you’ll find other things that, once exposed, need repair. It’s also called the domino effect. So it was with a recent kitchen remodel for a home in the Wolfeboro area. The owners had recently relocated to the Lakes Region and purchased a charming home in the town. “The idea was to downsize,” one of the owners explained. Having owned a large home in another state, it was time to live in a more manageably sized home. While the home the owners chose in the Lakes Region is indeed smaller, it is still large enough to fulfill all their needs, such as using one of the bedrooms for a sewing room. Built in the early 1970s, the home offered the floor plan the couple wanted, but the wall-to-wall carpet in most of the first floor was something they weren’t fond of; it was eventually all ripped up to expose the hardwood floors hiding beneath. Just the act of removing all the carpet and refinishing the wood floors would have been a huge project, forcing the owners to live with room disruption for a number of days. The biggest part of the project, however, was the kitchen remodel the owners were determined to undertake to turn the dark, outdated and awkward space into something workable and welcoming. After moving into the home last August, the owners began to work with Carolyn Brown of Fred E. Varney Co. Located in Wolfeboro, the company has done many beautiful kitchen remodels and were a great choice for the project. “We knew when we bought the house that the old kitchen had to go,” laughs one of the owners. “There was not enough storage, it was outdated and it wasn’t functional. For example, when the dishwasher door was open, only one person at a time could be in the kitchen. There was a closet/desk area that was not very usable.” She continues, “Our previous home was quite formal and when we moved here, I said ‘I’m done with that!’ We wanted a casual area where the kitchen opened up to the dining room.”

While the finished kitchen isn’t by any means huge, it is now beautiful, light, cheerful and very functional. Cabinets from Cabico Cabinetry are of a cottage/casual style with bead board and countertops are beautiful and durable granite. Windows were kept in their original location; there is one large window over the sink and one over the wonderful baking counter area. “The project started soon after the owners moved in and was finished just a few days before Thanksgiving,” explains Carolyn Brown, kitchen designer at Fred Varney. “I came up with an original design for the kitchen and we didn’t change too much.

The owners wanted an open flow to the dining room. I showed them examples in our showroom and seeing samples made it much easier for them to choose things such as the cabinets.” How did the couple cope with the upheaval of a serious kitchen remodel? “We went out to eat a lot!” chuckles one of the owners. “It was admittedly wearing, but we managed. We had a coffee pot, microwave and toaster in the living room so we could cook some meals.” The couple chose Fred E. Varney Company because they had seen a friend’s kitchen design done by the company and liked what they saw. As seasoned homeowners, they knew it would be a long process to get to the kitchen they envisioned, but they were ready to move forward. Perhaps because they expected upheaval and somewhat of a mess during the remodel process, the couple was able to cope. It helped that, with Carolyn’s expert organization of such a project, the cabinets came in right on time as promised. “It’s important for a kitchen designer to let the client know he/she can rely on the professionals. Customers can get overwhelmed,” says Carolyn. With the ugly closet and small desk area gone and the wall that divided the kitchen from the dining room removed, the space was opened up considerably and allowed for the installation of cabinets that fit the room seamlessly. It is a great use of the space and allows for every inch of the kitchen to be useful in food prep, cooking and clean up with a sensible traffic pattern. Touches such as the baking area with a cabinet of a cream color and cabinet door inserts in copper offer a visual differentiation from the bead board casual cabinets. Under-cabinet lights bring illumination to every countertop and recessed lighting on the ceiling brings further warmth to the room. The bead board style cabinets offer functionality, style and a casual look to the kitchen; a few cabinets have glass doors, which offer a peek at the owners’ attractive china. Flooring in the kitchen was an outdated, dark vinyl and the couple knew it had to go. Once ripped up, hardwood floors were exposed and this led to the plan to expose hardwood floors throughout the entire downstairs of the home. Thus, all downstairs rooms saw a certain amount of disruption. Having been through the upheaval, the couple was prepared for the process to get the end product they wanted. Their humor helped them through as well. “The kitchen was finished right before Thanksgiving and then we had a power outage for a few hours! But that was minor; we were able to enjoy the holiday in the new kitchen,” one of the owners recalls. That dinner and many to follow have been cooked using the new stainless-steel stove; a large and efficient stainless-steel refrigerator and dishwasher as well as an above-stove microwave complete the appliances. Although the owners planned to move to NH and enjoy a downsized, tranquil life, it’s clear these are can-do people. Since the kitchen remodel, they have tackled a number of smaller decorating projects in their new home and more are likely to follow. It’s proof that one thing, indeed, often leads to another.

there is adequate sunlight. The plants are healthy and huge - and you never have to weed. EarthBoxes now also come in windowbox sizes. If it sounds like I am an enthusiastic convert to this system, this is because I am. My family and I have been vegetable gardening for many years, and after rototilling and fencing off a large area of the yard, we always have to plan out a map to figure out where to plant each vegetable in order to allow for annual rotation, access for weeding, and a productive yield. With having to allow each plant enough space to grow without crowding other plants, we end up wasting a lot of space. Not to mention, we have to dodge the frost cycles and other unpredictable weather variables. With traditional gardens, there is also the question of when to plant, as the growing season in the Lakes Region is already fairly short. If you plant too early, you can lose everything with a late spring or early summer frost. Planting too late in the season invites an early autumn frost. And you never know if your plants are going to suffer from rot and diseases from a rainy summer (like the past couple of years), or wilt from an overly dry one. Another advantage of container gardening is that, if you experience a sudden, torrential downpour (especially involving hard-hitting hailstones) or an unusual freeze, you can easily roll the containers under a protective overhang or even indoors; in a traditional garden, all you can do is hope that the plants don’t suffer from any major storm damage. overflow hole located near the bottom of the box, which tells you when to stop adding water. After filling the boxes with a potting mix and fertilizer according to the directions, we usually fill them with tomato plants, broccoli, cabbages, cauliflower, and green and red peppers. The EarthBox comes with a planting guide, and each box is designed to hold only one kind of vegetable (although I did experiment just once by adding two red cabbage plants to the broccoli box, with interesting results). The number of vegetables planted in each box can differ; you can grow eight broccoli, pepper, or cabbage plants in a box, but you can grow only two tomato plants per box. It might seem that having eight plants in a two-and-a-half foot by fifteen inch box would be way too crowded, but I have been proven wrong year after year. Each box is then covered with a black plastic mulch cover to prevent the growth of weeds. Taller plants, like corn and tomatoes, eventually will need staking. And the tomato plants do get tall, growing well over my head (about 5 ½ feet high). We still do plant a variety of vegetables in our traditional vegetable garden as well, but every year I’ve noticed that after a few weeks, the differences between the plants in the garden
and the plants in the EarthBoxes are unbelievable. Most of the vegetables that we plant in the garden seem to wage a continual battle with diseases and pests (which, unfortunately, we often lose), and the plants grow so slowly that we just begin to harvest around the first frost, which is very frustrating. The EarthBox plants grow rapidly without having to add more fertilizer, and near the end of the summer we harvest more tomatoes, broccoli, cabbages, and peppers than we can use, which has had the effect of making me into an avid canner (much to the delight of neighbors
and friends). Raising The Roof By Kathi Caldwell-Hopper It’s been leaking forever. It’s never been right. It’s a problem, an eyesore and a headache. It’s the roof of my house. Over the many years I have lived in my home, the roof has been a never-ending problem. I recall quite well the overly eager, excited young couple (me and my husband) that could not wait to move into a first home in 1987. True, it wasn’t our dream home in terms of architecture, but who cared, we reasoned. It was close to the lake with a great place to swim right across the street; the taxes were low; there was lots of square footage and since we planned to only be there a year or two until we could sell the house at a tidy profit, upgrade and move on, we were not concerned. Well, 1987 was quite a long time ago and here we still are in the same house. We aren’t starry-eyed homebuyers any longer. We have stayed at our home much, much longer than ever imagined; the real estate market bounced up and down, our kids entered school
and we hated to relocate them to a new town and new friends. We decided to invest in our home by putting on an addition versus selling and moving. I don’t regret any of those decisions, but some things never changed over the years. The beauty of the lake right across the street never changed and that is a very good thing. The steep hill which a mountain goat would have trouble traversing in a blinding winter snowstorm never changed, but we learned to plan ahead and work at home on snow days. And the roof, no matter how we tried to deal with it, remained an issue. When we bought the home in 1987, we were treated to a springtime heavy rainstorm and the first inkling that we had a leaking roof. It took a really pelting rain to bring that dreaded drip, drip, drip to a few spots in the cathedral ceiling. As we began to inspect the wood ceiling that had been a selling point of the house, we noticed some suspicious stains we learned were water damage. Nothing serious, but the roof was indeed leaking now and then. Then came winter, with heavy ice build up on the eaves. Soon

we noticed a wet spot on the ceiling in another area. More leaking and troubles. Luckily our insurance helped pay for the ice damage issue. Once we’d saved enough money, we hired a relative/carpenter to rip off the shingles and put on new ones. We thought we were home free at that point. We later learned that due to the lack of pitch of the roof, it was a sitting duck, so to speak, for snow and ice build up in winter and curling shingles in the summer’s heat and direct sun. Snow didn’t slide off our roof as it did on homes with a steeper pitched roof. No indeed. Our roof seemed to invite heavy snow to just sit there and build up and up. Although the roof’s pitch wasn’t extreme, the height of the roof was. Because the house is a raised ranch, the roof is up quite high, which only added to the problem. We had a roof that snow just sat on and never seemed to melt away or slide off, but it was up so high it was difficult to reach with a roof rake. My husband soon discovered he gets dizzy at very high heights when he climbed onto the roof to shovel it off. This caused yet another expense, when we were forced to hire someone to shovel the roof. The man we chose seemed to delight in our misery and was very eager to share his roofing knowledge. “No pitch up there,” he said wisely, while shaking his head. “Gotta be careful up there and there’s a lotta snow built up. Probably take me a long time to clean it off,” he said, emphasizing the words “long time.” “How long?” I asked, hating the dread and quiver I heard in my voice. He smiled the smile of the spider that knew he had the fly in his trap. “Well,” he paused in thought, staring at his heavy rubber boots dripping snow all over my kitchen floor, “it’s hard to say.”

That was the phrase I learned to hate when talking to carpenters, roofers, plumbers and even car mechanics. “Hard to say” seems to cover all bases. It serves a dual purpose of covering the workers from being pinned down on hours or cost of a job. And it strikes fear into the heart of any helpless homeowner who just wants the job done right and the bill to be reasonable. If that roof shoveler was to put that “hard to say” phrase out there today, I would probably counter, “Look buddy, I’ve been down this road before. You must know how long it will take to shovel a roof. Here’s how much I can pay you. If it’s not enough, move on.” Experience as a homeowner, indeed, has been a great teacher and it’s toughened me up to the ways of the world. However, with a leaking roof, heavy snow topside and the threat of more ice and white stuff on the way, I gave in to every “hard to say” roof shoveler we hired those many years ago. I have no doubt that sharp shovels pounding and chipping away at ice and snow on the roof damaged shingles and did a good job of increasing the leaks we experienced. When we had an addition put on our home a number of years ago, I thought our roofing problems were at an end. But soon the roof was leaking again. We’ve had the roof reshingled a number of times, but we wanted to find a better, final solution to the never-ending roof issues. We recently invited a roofer with an excellent reputation to assess the job. He looked it over and gave us his verdict, which made lots of sense. Because the pitch of the roof is not very steep, snow indeed just sat on the surface or worse, melted on a sunny
day into the roof instead of sliding off. No matter how many times we replaced the shingles, it would not take long for roof leaks to happen. Added to the winter woes, in the summer the sun beat down on the exposed roof, heating up and curling the shingles. The solution was finally clear. A metal roof. Such a smooth, metal surface provides a way for snow and rain to slide off instead of sinking into the roof or just sitting on the surface. The durable metal also means we will not be replacing shingles every few years as they curl and pop up in the intense summer sun. As spring approaches, the metal roof has been ordered. I have no idea what the process of installing the metal roof will be, but I figure it cannot be any worse than the years of drip, drip, drip and the stress of finding water spots on the ceiling. I am hopeful that our roof problems, at long last, may be at an end. When someone offered the opinion recently, “Oh but aren’t you worried that the metal roof will be noisy when it rains…and a metal roof won’t be as pretty as shingles,” I was quick to shrug it off. “I don’t care,” I replied, “if it’s loud in a pelting rain when the water drops hit the metal or if it doesn’t look highly attractive. I’ll just be glad, at long last, to put the leaking roof issues behind us.” Perhaps by next fall’s Home issue, I can write a follow-up to this story. I am hoping to report that the metal roof has ended our problems and that the pitter patter of raindrops on the surface lulls us to sleep at night and comforts us each day.

Options For Every Budget and Preference By Christine H. Randall
Spring is a time when homes and yards typically undergo a facelift. Whether you need to repaint the house and trim, put in new shrubs or improve the lawn, or undertake a home improvement project for the interior of your home, spring is a good time to fix and repair, or replace any problem areas of one of your biggest financial investments. But where to begin? For some of us, the answers are obvious. After twenty years, two children (grown), and a succession of active, lively dogs who are honored members of our family, the flooring in our house is sadly showing the effects of the constant wear-and-tear. Just over one-half of our downstairs living areas have vinyl flooring, while the other portion is carpeted. The carpeting is worn and has lost much of its original color over the years, but the vinyl flooring, particularly in the kitchen and hallway areas, would make a golf course owner cringe with all the divots and gouges. These tears started out as relatively small dings and nicks, but they have expanded in size the past couple of years, due to the high volume of foot traffic as well as the happy encouragement of our one-year-old puppy, who seems to have an affinity for vinyl. So, my husband and I have come to the conclusion that we can no longer put off at least replacing the vinyl flooring. But how to start? As I looked into it, I found that the choices are numerous, and options depend on several factors, including cost, ambiance, durability, ease of installation, and ease of maintenance. My personal preference has always been beautiful hardwood floors (mahogany or teak

if I could dream!). Hardwood floors are durable and visually appealing, which can add to the value of your home. Popular hardwoods include ash, birch, cherry, elm, teak, hickory, mahogany, walnut, maple and oak. While some kinds of hardwood flooring feature the easy-to-install “click-lock” interlocking system, most of the thicker selections need to be installed with nails. Another type of hardwood flooring which has become very popular during the past few years is bamboo. Bamboo has become a trend because it is relatively inexpensive, eco-friendly (it grows quickly and easily as any frustrated gardener or landscaper can attest to, and replenishes itself without much effort), and it looks nice. You can get it in horizontal or vertical patterns with light natural or darker shades, and it is easy to assemble the interlocking pieces. Tim Heckman, of Heckman’s Flooring in Wolfeboro, thinks that the popularity of bamboo flooring has reached its peak. “Bamboo was trendy a few years ago because it is a natural, “green” product which is actually a grass, not a type of wood. But in my opinion, bamboo doesn’t hold up as well as other hardwoods, and it scratches more easily. Oak, cherry and maple are always popular choices for hardwood flooring.” I’ve come to the sad conclusion that for our household, with active pets and a gravel driveway which drives a lot of sand and dirt into the house, installing hardwood flooring would probably be very impractical. Hardwood floors tend to be high maintenance, requiring lots of TLC as well as periodic refinishing. So I next considered tile. The advantages of tile include visual appeal, relatively easy maintenance, and its ability to withstand a lot of moisture, which makes it a popular choice for bathrooms, kitchens, and entryways. Tile lends itself to creativity - you can create beautiful mosaics

and patterns, or opt to keep it clean and simple, using porcelain, slate or even marble. The downside? I once lived in a house that featured tile floors (not marble) throughout the entire structure, and I found out the hard way that if you drop a dish on a tile floor, not only does the dish often shatter, but the tile can also get damaged. Keeping tile floors clean is not a difficult job if done on a regular basis, but when it comes to keeping the grout in between the tiles clean, the job becomes more time-consuming and tedious. So, being a somewhat clumsy individual who doesn’t enjoy scrubbing grout, I have reluctantly given up on the tile idea. This leaves vinyl and laminate flooring for consideration. Vinyl is easy to install – just peel and stick, or apply glue – so it can be installed quickly and easily, even for do-it-yourself types. There’s a wide variety of patterns to choose from so you can exercise your creativity on a budget. Vinyl is easy to maintain, but durability

seems to be limited to about 20 – 25 years before rips and tears start to take over, which require major surgery. Laminate flooring, similarly to vinyl, is also easy to install and care for. “Laminate flooring has overtaken vinyl a bit because it’s more durable and easy to clean,” says Tim Heckman. “Laminate is also easier than carpeting for people with allergies.” According to Wikipedia, laminate flooring, also known as floating wood tile, is a multi-layer synthetic flooring product fused together with a lamination process. You can choose to have the outer surface of the planks look like a variety of hardwoods, stone, or tile, and the planks are easy to snap together to create your floor without having to use glue or nails. Laminate flooring can be placed over most existing floors (except for carpeting), which makes it even easier to install relatively quickly. Laminate flooring is less expensive than most other types of flooring, making a home improvement project reasonably affordable. Installation is another consideration in choosing flooring. If you are a do-it-yourself type who enjoys undertaking home improvement projects, places like Home Depot carry a wide variety of flooring products, tools, and how-to-guides. If, however, you don’t have the time or don’t feel that you have the necessary expertise to take on such a project, having a professional install your new floor will probably save you and your family a lot of stress. So, in weighing the pros and cons of each type of flooring, the dreamer in me envisions a marble-tiled bathroom with beautiful gleaming hardwood floors throughout the rest of the house. But given our lifestyle and economic realities, the pragmatic and practical part of me foresees the probability of laminate flooring in our home’s future, which appears to be more than an acceptable compromise.

Beat Broadleaf Weeds BLC Technicians Stop Those Weeds Dead!
All sorts of broadleaf weeds will soon be making an appearance, including dandelion, chickweed, thistle, henbit, clovers knotweed, plantain, ground ivy and more. Broadleaf weeds produce so much seed that total elimination is unlikely. BLC can keep broadleafs a bay in a safe and effective manner. A dandelion seed head typically produces over 200 seeds traveling distances by wind, water, animals and humans. New weed seeds are constantly finding their way into the soil on your property, and they can remain in the soil for years until they get enough sun and water to germinate. BLC Lawn Care Practices Crowd Out Weeds Proper lawn maintenance encourages thicker, healthier grass, and that's the best way to prevent broadleaf weeds. The denser your lawn, the less room these weeds will have to grow. Three keys to crowding out broadleaf weeds are: Proper Mowing Height Removing no more than 1/3 of the grass blade each time you mow. This keeps the soil shaded to discourage weed growth. Proper Watering Making sure your lawn gets from 1" to 1½" of water per week from rainfall or sprinkling. Ask BLC about Fertilizer Options Fertilizing regularly to expand your lawn's root system for more vigorous growth. Post-Emergent Herbicides Can Help Too Whenever broadleaf weeds pop up, they can be spot treated with a post-emergent herbicide. Keep in mind that it can take up to three weeks for treated weeds to die off, and repeat applications may be necessary if new weeds appear throughout the season. Also, if your lawn has been seeded, post-emergent herbicides shouldn't be used until the new grass has been mowed at least three times. Yes, broadleaf weeds are a nuisance, but they can be managed. With the right lawn care practices, post-emergent herbicides and a little patience, they won't have nearly as much of an impact on your lawn. The billboards look more like huge, beautiful paintings depicting the good life in the Lakes Region, from boating to a lovely home with its windows open, curtains flapping in the gentle breeze. The signs are to place the Meredith Bay property firmly in one’s mind as a great place to live. Indeed, everything about the project speaks of careful planning and beautiful homes. Known as a company that identifies extraordinary sites and creates warm, family friendly communities using a variety of resort type amenities, Southworth was the perfect fit for the plan to build a number of well-spaced, carefully constructed single family homes on the Meredith Bay property. “The company recognized this as a unique opportunity to present a resort-oriented lake development with a different and higher standard,” explains Meredith Bay project executive Chris Duprey. The homes are designed with a Craftsman style, as well as an Adirondack alternative; the company has created some wonderful homes in the quiet, wooded setting. Many of the homes have spectacular lake views and all afford wooded privacy. “Before it was developed, the land was wooded and you could see traces of the former Brickyard ski area,” Chris continues. “When I walk the land, I can still see remnants of the ski area and it’s neat to see the old ski stuff.” The property was originally planned to be a 171-lot subdivision; when Southworth became involved, it was deemed appropriate to develop 129 single-family house lots. Focus was also on completing the roads and infrastructure system. “In 2008 we added a swimming pool, tennis center and playground area,” Chris says. The company felt it was important to provide these amenities for the homeowners. Also added was a cart path where golf carts are used to take residents to the marina area on the waterfront. Walking trails on the property are an added bonus. In this day and age of economic hardships, most companies have pulled back on new construction. That is not the case at Meredith Bay, however. This winter construction of new homes has been going strong on the shores of Winnipesaukee on Scenic Drive.

The Town Homes on Meredith Bay are 19 turn-key, multi-level units that continue the attention to detail seen at all current properties of the project. These are not the “all look the same, bland units” that were sometimes built around the lake in the past by other builders. These are true homes, with beautiful construction in the Adirondack style and feature a variety of exterior building materials such as timber, shake and stone siding and accent metal roofs. Other features are landscaped common areas, attached garages with additional driveway parking, private balconies off the master bedroom, expansive decks overlooking the lake and lower level patios or decks. Kitchens are custom designed and bathrooms have granite counters. High efficiency gas fireplaces add ambiance to each living room and flooring is ceramic tile, plush Berber carpeting and red oak. Views of the lake could not be better or closer and the marina owned by the Mailloux family, a partner in the project, is next door. The Akwa Marina and Beach Club has docking for boats, a beach area and beach club with outdoor swimming pool, firepits, bocce and volleyball courts. “Everyone wants lake access,” adds Duprey. Indeed, the lake is the focus of the home design at Meredith Bay. The beach area also cabanas and a new amenity: the American Boat Club. The concept addresses the issue of boat docking in an intelligent manner. Residents join the club and pay annual dues. This gives them access to a fleet of four boats that they can reserve in advance. In the American Boat Club, homeowners can use a boat but don’t have the added headache of boat upkeep, docking and winter storage. Also slated for Scenic Drive construction are the Lodges at
Meredith Bay, luxury condominium homes situated on the hillside overlooking the lake and islands, between the Town Homes and the single-family homes. Each of the condominiums will offer 1,800 +/- square-feet of single-floor living space that includes two or three bedrooms, two-and-one-half bathrooms, kitchen, living room, laundry facilities, underground parking, and balconies with spectacular lake views. “People want maintenance-free living and they are interested in condo living once again because it’s convenient. With the aging community, the concept of lock and leave living is popular. There is no worry about grounds and building upkeep,” Duprey explains. He says there is already great interest in the Town Homes and the Lodges and those who want the easy-going, lakeside living range from retirees, families and professional and entrepreneurial people who want a beautiful year round or vacation home without the maintenance issues. The construction has kept a number of Lakes Region professionals employed this past winter and it’s a good sign that construction is slowly rebounding in the area. Duprey explains that the company strives to use local trades people for construction and local businesses for building supplies. “We think it’s a great risk to sit and do nothing,” Duprey adds. “We can’t sit here and wait. We are a thriving company and we figure out what the market wants and we move forward with it.” The beautiful artwork of families enjoying the Lakes Region near their Meredith Bay homes is a recognizable staple of the company. The fact that the company hired a graphic artist to actually create the scenes for advertising/marketing purposes speaks to the overall desire of Southworth to do things creatively and with style.

From Brick Making to Tourism to Skiing By Kathi Caldwell-Hopper There is an old saying that no one or nothing can be everything to everyone. But sometimes a spot that is beautiful and welcoming can be many things to many people. Such is the case with the property in Weirs Beach that has been a brick making yard, a hotel, a tourist resort area and a very popular ski slope to its current use as single-family luxury homes. Brickyard Mountain was once a thriving brick making business. From the early 1800s to about 1915, bricks were made at the spot from clay deposits. The clay was abundant on the mountain; at one time the Aquedoctan village Native Americans used it. They dug the clay to use in pottery-making thousands of years before white men settled in the area. The brick yard was a very busy place in the 1800s, a time when mills and large buildings were springing up in all around the lake and rivers. Indeed, the Moulton Opera House, located in Laconia and built in the 1880s, was constructed of bricks from the Weirs brick yard. It is said that in 1905, many bricks – about 400,000 were fired in the Weirs brick yard. The mountain where the yard was situated was called Doe Mountain, but eventually was renamed Brickyard Mountain. During the late 1800s, the beautiful Hotel Winnecoette was situated nearby at Weirs Beach. Guests could stay in one of many rooms, and be assured of the best service. There was electricity, modern bathrooms, a dining room, a big porch for just sitting and conversing with other guests, and best of all, unsurpassed views of Lake Winnipesaukee far below.

In a 1924 edition of Lake Country Gleanings by Edgar Harlan Wilcomb, a description of the amenities at the Winnecoette reads: “Just off the main road rises Blacksnout Mountain from the summit of which is to be had the very best view of the Weirs and the Winnipesaukee lake and mountain region. Just below the summit is a considerably sized pool fed by springs that was never known to be dry when I was a boy. On the southeast side of this mountain in a very sightly position, scarcely less scenic than the summit, a few roads back, reposes the airy and altogether beautiful Winnecoette, one of the oldest summer hotels at the Weirs.” By the 1950s when Mary and George Spanos of Lowell, Massachusetts purchased the Winnecoette, things had changed considerably. The building was old and in need of repair, but the charm of the area and the incredible views enticed the couple. Recalled Mary Spanos, “My husband and his parents loved to come up to the Lakes Region to hike. When George and I were first married, we came up and stayed at the Winnecoette. When my husband heard the property was for sale, he bought it on the spot.” The couple made many renovations to the old hotel, such as adding more bathrooms, painting, and installing the area’s first outdoor pool. People told the Spanos family that they were crazy to put in an outdoor pool, with the lake so close by. But the idea caught on and it put them on the map as a luxury resort. They changed the name from the Winnecoette to the Shangri-La. It was the first big resort in the area, with a night club, restaurant, and the hotel and motel units. Eventually the resort was open year-round and they started a ski slope with instructors. It also had a skating rink.” After the Spanos family sold the property in the early 1970s, it ran as the Brickyard Mountain Resort. The business held the same “high on a hilltop” glamour as it always had, but the new management kept up with the times by offering disco music and a night club dance floor at a time when disco dancing was the craze. The ski slope continued to run on the property, bringing winter vacationers to the resort. Unusual for its time, the ski area featured night skiing. Although it was a small ski area with just a few trails, nothing could compare with the views from the slopes of the lake and Weirs area far below. Although the property and the beautiful land has changed ownership a number of times, memories live on of the days of old, when the graceful old Winnecoette House offered Victorian rest and relaxation to weary city folks and bricks were fashioned at the site.

While the notion of outdoor cooking, barbecuing, relaxing and dining probably did not start in NH, people in the Lakes Region are now embracing the casual lifestyle. Glorious Wisteria-like fragrant white blooms put on a show in June, sometimes yearly but most often every two to three years. size that fits your space for the spectacular impact of this tree in the landscape. The breadth and depth of variety available in our area is magnificent with hundreds of specimen choices. One of our favorites is ‘Prairiefire,’ with purplishred flowers that blaze in the sunshine and provide excellent red-purple berries for wildlife in the fall. This variety grows 15-20’ high with a round shape. All crabapples require full sun to thrive and benefit greatly from occasional pruning. Flowering Dogwood Cornus florida Native in the southern parts of our region, this tree is extremely attractive in May with its large, white flower bracts, and again in the fall with burgundy foliage. Many birds love it for shelter and nesting, and thrushes in particular thrive on the bright red berries that appear in the fall. Borderline hardy in our area, the best bet is to only buy trees propagated from northern stock and plant where sheltered from winter winds. Grows 15-20’ high, with 1015’ spread, in full or partial sun. Fringe Tree Chionanthus virginicus Technically a shrub but becomes more tree-like with age. One of the last spring trees to flower with unique, tasslelike, feathery white, sweet-smelling flowers in June. Lovely planted in groves. Produces blue fruits adored by wildlife. Grows 10-15’ high, with 8-12’ spread, in sun or partial shade.
Japanese Pagodatree, Chinese Scholartree Sophora japonica Fine-leaved specimen with white, fragrant blooms that appear in August when very few other trees or shrubs are in flower. Plant in a protected area to the east of a building for best results. Grows 35-50’ high, with 25-35’ spread, in full sun. Star Magnolia Magnolia stellata Afford this tree some protection from northern winter winds and it will reward you with 3-4” diameter white flowers in May. Magnolia loebneri ‘Dr.Merrillí’ is an excellent alternative to the Star in more exposed conditions. The oval to rounded shape makes it an excellent specimen tree with attractive gray bark. Grows 12-15’ high, with 1012’ spread, in sun or partial shade. Washington Hawthorne Crataegus phaenopyrum Hawthorne varieties number in the thousands, but this is one of the best for wide seasonal interest. Fragrant white flowers in May give way to deep red leaves in the fall, and orange-red fruit follows in the winter. This tree has 2” thorns, making an excellent specimen for hedgerows and wildlife habitat. Grows 20-25’ high, with 10-20’ spread, in full sun. So you hire some contractors, design what you want, build it to your exact specifications and then a boat pulls up in front of your shorefront, snaps some pictures and pulls away. A few weeks later while you are planning your annual 4th of July Family Reunion on your newly installed lakefront patio a letter comes from the New Hampshire Department of Environmental Services (NHDES) Land Resources Bureau stating that there is an alleged violation of Shoreland and Wetland It is not better to seek forgiveness than ask for permission!!!….
