It is that time of year again! The 2019 Bloomington Home Show is getting ready to kick off. This is our 4th year at the Warehouse, which is a great non-profit community center that does fantastic work for our local youth. As the name suggests, the Warehouse gives our vendors the space they need to truly showcase everything they have to offer our attendees. We have another fantastic lineup of vendors at our show this year. From builders, designers, spa and pool installers, landscaping, solar technology providers and electricians to financial professionals, college planning, pet adoption and dance studios our lineup provides something for everyone. You will be able to find full displays, constructed on site of outdoor landscapes and tiny homes, high tech kitchens, and pools and hot tubs to get your home ready for spring. I would like to thank our Bloomington Home Show team. They have done a wonderful job listening to past attendees and coming up with new ideas to make this the best home show yet. Every year our team tries to focus on family and make this an inviting event for everyone. A main draw of our show is the free admission. We would like to invite everyone to our show floor and encourage families of all sizes to come out and enjoy their weekend with us. This year we are excited to have the Marvelous Mutts, which is a thrilling canine sport entertainment show that features some of the world’s finest athletes. They have performed at fairs, festivals and other home and sport shows as well as appearing on televised programs such as The Today Show, Good Morning America and Animal Planet. The Marvelous Mutts will be performing Friday, Saturday and Sunday at designated times in the event area of the show. The Bloomington community loves our food trucks and we have paired up with some of the best! They will be selling their specialties throughout the entire weekend in the food court which you can find on the show map provided to you when you enter. Bring the family, have lunch or a snack and enjoy all the show has to offer. I would like to thank all of our volunteers that work our check in stations, helping out in our kids zone, which is on site complete with a bounce house, obstacle course, face painting and snacks they’ll be selling for their charities. I would also like to thank all of the sponsors that help make the show a success each year. You will see signs around the show thanking them for their support. I invite everyone out to enjoy the show. We appreciate another opportunity to host this again this year. Grab a bite to eat, have your kids take a spin on the obstacle course, and talk with some of our awesome vendors about making your next dream come true. Thanks for attending.

With a true desire to learn about all aspects of food and culture, we see conformity flying out the kitchen window. People are more informed about their food, how and where it is produced, or what they wish to master, and their purchases reflect this sensibility.

and pick the right tool for the job. When stocking your kitchen, ask yourself; 1. How do I currently cook and entertain? 2. What am I interested in learning? 3. What brings me joy?

No longer constrained by the trend of matching sets and must-have items in the kitchen, consumers lean towards items which reflect their personality and interests. Whether clients are stocking a kitchen for the first time or redesigning a kitchen after 20 years, there is joy in being unfettered.

INDIVIDUALITY

Preparing food and entertaining is deeply personal. The tools and equipment needed in the kitchen do not need to be checked off a common list. So, go ahead, mix and match ceramics, linens,

AN EMPHASIS ON CLASSICS AND QUALITY

Prioritizing classic pieces and quality might seem to conflict with the notion of

promoting one’s individuality. But in our experience, when there is a quality of foundation in tools and techniques, personality and individual tastes are able to flourish in the end results. Customers are choosing the highest quality pieces they can afford with the intention of keeping them long-term. Many of best quality pieces are the classics and affordable. The most popular tools continue to be a chef’s knife, a good wood cutting board, an iron skillet, stainless steel pans, heavy baking sheets, and a Dutch oven. The push towards honoring the classic is reflected in learning artisanal methods as well; fermentation, canning, clay-pot cooking, smoking meats, and making bread from sourdough starter, continue to inspire purchases for the kitchen.

A SENSE OF ADVENTURE AND A DESIRE TO CONNECT

MINDFUL STEWARDSHIP AND SUSTAINABILITY HT-611394-1

G6 | SUNDAY, FEBRUARY 17, 2019 | HOOSIER TIMES | BASCI HOME SHOW

Individuality, sustainability, quality, and a sense of adventure influence cooking and connecting with others.

Sustainability is a common theme in our business. Consumers are mindful of spending wisely and being better stewards of the environment. With an eye on reducing plastics, people are opting for iron and stainless-steel, wood, textiles rather than paper, and glass and ceramics over plastic choices. We see rising interest in stainless steel straws, higher quality water bottles and travel mugs, re-usable food wrap, and sourcing quality ingredients to stock the pantry.

Each day at Goods for Cooks, we are blessed to experience the transformational effects of cooking and food. Whether it is mastering a world cuisine, trying an unusual ingredient or recipe, or developing a new cocktail, there is power in food and drink’s ability to bring a distant culture or our next-door neighbor to our tables. We are privileged to see this sense of adventure reflected in our customers and hope to continue helping people welcome others to their tables.

Do an internet search for cabinet trends and you’ll see that white shaker is out, flat panel European is in, and black is the new neutral. Click on another site and you’ll find that 57% of people are wanting white shaker cabinets. A third site will tell you that bright shades of blue, green or grey are the way to go. How are you supposed to know what to select for your home?

EASY…YOU PICK YOU.

Now I know that sounds all new age and deep, but knowing your personal style is important if you want to create a space you’ll love beyond the current season. Ask yourself the following: “What defines my personal taste?” Fortunately for you, the same internet that gave you so much conflicting information is also a great resource to assist you in answering this question. Open your favorite search engine and search for kitchen cabinets. Click the images tab and your screen will be filled with pictures of kitchens. Click on the first one and start scrolling. Only look at each picture for 2-3 seconds. Keep scrolling until you find one that excites you. Right click and save it to a folder. Keep scrolling until you see another one and save it also. Repeat until you have 20-30 pictures saved. You

are looking for the same emotional response you get when you find that perfect piece of clothing on a rack, pair of shoes on a shelf or prospective romantic partner in a crowd. Do not spend more than 2-3 seconds on a picture, and do not try to analyze why you like a certain picture. That will come later. Once you have a collection of pictures, start browsing through that folder. You should notice a common theme emerging. It could be white cabinets, two-toned kitchens or dark wood cabinets.

CONGRATULATIONS! YOU PICKED YOU! Once you have figured out your style—let’s say it’s twotoned kitchens with light cabinets—go back and do the same search with those key words. This will refine the images displayed and help you further define your personal taste. When you’re finished you might discover that you like natural wood cabinets with bold painted accent pieces, black countertops and neutral tile floors. But whatever you discover, it is your own personal style. With 20+ years of kitchen design experience, we have the knowledge and insight to bring that picture to life for you in your kitchen. Having our own custom cabinet shop and installer enables us to give you exactly the door style, wood species and finish you want. Add that to our large selection of organic stone and quartz tops and you can be assured that the final result will be a kitchen that is uniquely you. Our showroom is located at 4053 N. Centennial Drive on the west side of Bloomington. Call us at 812-803-8005 or email David@iokb.us to schedule an appointment to start you on the path to your dream kitchen.

Affording a Home Now Easier than Ever

By Paige Ferguson, IU Credit Union

Are you dreaming of becoming a homeowner? If so, you are likely saving up, dollar by hard-earned dollar, until you have that magic number: 20% of your desired home’s total value. That’s what all the experts say, right? For the average American home, 20% amounts to a pretty big number. Throw in closing costs and you’ve got a small fortune to accrue – and years to go until you reach your goal. It’s great that you’re saving toward what will likely be the largest purchase of your life, but affording a home is easier than you think. While a more significant down payment would save in the overall cost of the home, it is no longer necessary. IU Credit Union offers several programs that can help, with FHA loans being the most recent addition. This low down payment option can be the key to making your dreams of home ownership a reality. An FHA mortgage loan is insured by the Federal Housing Administration (FHA), offered only by approved lenders. Cindy Funkhouser, IU Credit Union’s Mortgage Underwriting Manager, is excited about the organization’s introduction of FHA loans. “I think it’s great,”

she said. “Borrowers need choice; not every loan fits exactly one need, so offering FHA loans will allow us to serve more members.” How exactly does an FHA loan differ from the mortgage loan products previously offered? First, the minimum down payment amount is 3.5% of the home’s value. If you’ve been saving up to reach that 20% goal, you may already have enough to qualify for an FHA loan! “It’s a great opportunity for college graduates who now have the monthly income to support a payment, but don’t have the down payment saved just yet,” Funkhouser said. Second, “An FHA loan can accommodate a lower credit score,” Funkhouser said. For instance, if a person has a history of medical collections on his or her credit report, but is able to make a monthly payment, he or she may be a candidate for an FHA loan. Not sure if an FHA loan is right for you? Let us help! Apply for a mortgage loan at iucu.org, and we’ll take it from there. “We’re going to look at the whole picture,” Funkhouser said. “We don’t want anyone to be in a program that’s not beneficial to them.” What are you waiting for? Apply today!

Our mortgage specialists are ready to assist you. Pre-qualifying for a loan allows you to know how much home you can afford and gives you confidence for purchasing the home of your dreams. You may view rates, calculate payments and apply for a loan anytime online at iucu.org. IU Credit Union is open to residents in more than 50 Indiana counties—open your account today!

Americans are loving tile more than ever! Due to this increase in demand, some Italian manufacturers have built factories here in the USA. For example, Atlas Concorde built a tile factory in Franklin, TN in 2016 which brought prices down and reduced lead times. Their attractive line offers a number of innovative visuals, including: wood, marble, stone, concrete, fabric, metal, leather, and cork. 12”x24” large format tiles are leading in popularity, with the average price around $3.99 a square foot (material only). Consumers are drawn to the realism of these products and enjoy adding design style and glamour to all areas of their home or business. Many products can even be installed over outdoor concrete spaces. Porcelain tile is the most scratchresistant, durable, and hygienic floor covering available. Tile is also VOC-free,

DREAMING OF THAT GLAMOROUS SHOWER AT HOME LIKE THE ONE AT THE 5-STAR HOTEL? environmentally friendly and sustainable. While possessing these positive traits and more, one of the few drawbacks is that tile can feel cold underfoot at times. A fantastic solution to this is offered by Schluter Systems, L.P. Their electric floor warming system can be installed over a wood subfloor or concrete slab. It has a programmable digital thermostat, enabling the homeowner to program the system to activate at specific times for optimal comfort. The Schluter floor warming system also has an integrated uncoupling layer. This innovation prevents tiles from cracking by separating the layers that expand and contract at different rates.

Hydroponics is a way of growing plants without soil. It is done by growing plants in a bed of water and having their roots absorb nutrients directly from the water. So why does this work, and are there any benefits to this over typical soil-based gardening? Stop in and check out B-Town Botanicals in Winslow Plaza and learn all about it. We can help you get started growing fresh fruits and veggies all year long. I’m owner Jesse Bunnell and I want to teach you a better way to grow. We also specialize in extraction equipment used to process hemp flowers to make the popular product you are all familiar with CBD. We were there fighting for legalization of CBD last year and now we Bloomington’s largest section of CBD. It feels great to help so many people every day from those suffering with anxiety, arthritis, Parkisons, Alziemers, stroke, seizures, acne, cancer treatment, and more. The federal government even has a patent for its neuroprotectant qualities. This means it can help reduce damage to your brain and it encourages development of new neurons. Research suggests that CBD could be therapeutically beneficial for traumatic brain injuries. CBD is administered as a first line treatment in low doses by Israel Defense Force soldiers who suffer from traumatic brain trauma to prevent long term brain damage. That’s why we offer 20% discount to all veterans.

Using Hydroponics can come with a wide array of benefits. For Instance, doing it this way can increase the speed of the growth of the plant by 25% and can allow the plant to produce up to 30% more yield. However It is important to understand that you have to control the pH levels and the nutrients that are present in the water. Also it is good to note that even though hydroponics is based around water, it uses less water and has less runoff then traditional planting methods. Meaning that not only are the plants bigger and grow faster, but it is also better for the environment. Less pesticides are used with hydroponic grown plants as well. B-Town Botanicals is a small family business. We really take that extra step to make sure our customers are informed. Starting this business has been a lifelong dream of mine. It is unique and I think you will really like the atmosphere. You can hear the water flowing through the hydroponics systems which is very calming. The fresh smell of plants and the vegetative growth throughout the store is very meditating. I often have people come in just for the indoor nature therapy. Stop in and find out for yourself.

Here at B-Town Botanicals we are very knowledgeable about every aspect from growing and extraction processes and that’s why we should be your top choice when you decide to start using CBD. Even if you don’t buy from us stop in and get informed There is plenty of false info being spread around and we want to educate you so can make the best informed decision possible.

Good interior designers think about you in the context of your space— how you live in and use your home, and how you want it to feel and function when you’re in it. We want to help you love your home, and love the process of making it yours. We help alleviate the stress of a renovation, and we help you avoid making costly mistakes. SYI creates for our clients thoughtful, comprehensive plans, so when you’re ready to purchase or tear down or build out, you know it’s going to be right, inside and out. As one recent full service client put it, “Susan and her team helped us get everything just right and made it even better than we had originally planned…Our project came in on budget and on time.”

What we provide: BREADTH OF EXPERIENCE & EXPERTISE

Susan Yeley Interiors is a high-touch, full-service residential design firm. Our team has experience in architecture and design, so we can make sure your second story stays up and your backsplash doesn’t clash with your countertop. We are a one-stop shop: studs and stone to rugs and art, and everything in between.

COMMUNICATION & PERSONALIZATION At SYI, first: we listen to you. Our goal, through imagery and dialogue, is to understand what you love and how you live, and make sure your home reflects

that. We are game whether you lean thrift or custom, bohemian modern or rusticFrench. We love it all, actually: so call us; let us get to know you; tell us your story and let us help you translate it in your space. All those exhausting decisions, from trim detail to faucets, door knobs to bullnose, are beyond the scope of a typical architect or contractor, and they matter, very much, to your home’s function and aesthetic.

CONNECTION

SYI has a network of talented and reliable professionals in the Bloomington area—from contractors and cabinetmakers to artists and artisans. We can direct you to the right people to execute your plan, and you will benefit from our strong, established relationships with those people. We are people people (and pet people, and kid people), who speak your language—and, importantly, contractor language. We make sure understand what you are saying ‘yes’ or ‘no’ to when the ventilation of your new hood comes up. You might not know you need an interpreter, until you do.

Homeowners Focus on Quality, Function and Flexibility Remains Strong By Don Weiler, Bailey & Weiler Design/Build Specialists in Custom Home Design, New Construction and Renovation

In the 1950’s, the average American home was 975 square feet. Over the decades that followed, home size steadily increased until it peaked at 2,300 in 2007 – sometimes sacrificing quality of construction for quantity of space. In recent years, many homeowners reversed that trend by seeking more compact, multipurpose living spaces while integrating high quality,

custom details. Here are several ways that we have accomplished these goals for our design, custom-build and renovation homeowners:

Contrasting material and simple design elements create visual interest while keeping costs in check. The kitchen island with seating meets multiple needs by providing space for homework, prep assistance, serving space and casual conversation. [PHOTO: Bailey & Weiler Design/Build]

MULTI-PURPOSE SPACES

The most effective path to reducing your home footprint – and your construction budget – is to create spaces that serve multiple purposes in any given day. For example, few families dine formally these days, yet feel compelled to commit significant resources to creating and furnishing stand-alone dining rooms. Alternatively, a well-placed hearth table can accommodate the occasional large dinner party, but also the daily family meals, homework, bill paying, craft projects, etc. Other space-saving considerations include the elimination of dedicated work spaces due to the flexibility provided by wireless technology, reducing the number of tubs since many people prefer showers and creative installation of shelving to eliminate closet space.

SPACE DEFINITION AND LIGHTING

HT-608323-1

Compact, open floor plans can feel spacious and comfortable with the integration of some simple design concepts. Variations in ceiling height, archways and columns provide definition to open spaces. Tray ceilings and

well-chosen paint colors make rooms feel larger and add character. Appropriate placement of windows and lighting, open stairways and lighted artwork allow light to flow throughout the home and add visual interest.

EXTENDED LIVING SPACES

Attractive outdoor spaces extend the living area of your home – at a cost that is usually less than additional internal square footage. External fireplaces, fire pits, covered patios and cooking centers create great spaces for entertaining guests, or simply relaxing with your family. Outdoor spaces also create an opportunity to change up your decorating style with bolder colors, rougher textures and whimsical light fixtures.

AGING IN PLACE FEATURES

As the proportion of Americans age 65 and older continues to increase, homeowners often plan for their home to accommodate multiple generations of family members – including aging parents. Wide halls and doorways, a larger bathroom with accessible fixtures, elimination of main level steps and thoughtful layout of cabinetry allow family members to remain in their home longer as their mobility and dexterity declines.

QUALITY MATERIALS & CRAFTSMANSHIP

There is no substitute for quality construction materials and skilled tradesmen. Skimping in these areas may improve the initial bottom line, but the tradeoff can be higher operating costs due to poor energy efficiency, and increased maintenance costs when installed products fail prematurely. Before starting a project, get specifications for products that will be installed in your home, request a detailed breakdown of the scope of work and budget, and verify references for previously completed projects. Bailey & Weiler Design/Build specializes in the design, construction and renovation of custom homes. Learn about their integrated design and construction process, and gather new ideas, by visiting their website at BaileyWeiler.com. Arrange your personal consultation by calling Craig Bailey and Don Weiler at (812) 330-1169. What are you waiting for? Apply today!

An average savings for a homeowner that installs solar is $5,000! The 30 % tax credit, or ITC, has provided a great incentive for homeowners and businesses all over the country to adopt solar energy. But unless Congress acts to extend the ITC, 2019 will be the last year to claim the full 30%; when the calendar flipped to 2019, the “sunset” period of the ITC began, and over the next few years the benefit will be reduced to a 10% credit for businesses, and, unfortunately for homeowners, it will disappear completely after 2021. Here are the specifics:

30% of the cost of the system if system is installed by 12-31-2019 55 2020: 26% of the cost of the system for residential and commercial solar 55 2021: 22% of the cost of the system for residential and commercial solar 55 2022 onwards: 10% of the cost of the system for commercial solar only There will be no federal credit for residential solar energy systems.

DO I QUALIFY FOR THE SOLAR PANEL TAX CREDIT?

If you own your solar energy system, you are eligible for the solar tax credit. Even if you don’t have enough tax liability to claim the entire credit in one year, you can “roll over” the remaining credits into future years for as long as the tax credit is in effect. However, remember that if you sign a lease or power purchase agreement (PPA) with a solar installer, you are not the owner of the system, and thus you cannot receive the tax credit.

HOW DO I CLAIM THE ITC?

You claim the solar tax credit when you file your yearly federal tax return. Remember to let your accountant know you’ve installed solar in the past year, or if you file your own taxes using tax software the credit claim is

When a hail or wind storm strikes in our community

Courtesy of Rapid Roofing & Restoration www.RapidRoofs.com

CONTRACTING YOUR STORM REPAIRS WITH A “STORM CHASER” CAN BE COSTLY. When a storm hits, new roofers and contractors crawl out of the woodwork. These people take advantage of the devastation here, then move on to the next town or even the next state. At first, the deal sounds great: They’ll do the work quickly and for a very attractive price. But over time, these people can do more damage than the storm itself. And when the repairs are completed, they’re gone, so if there are any problems with the material or workmanship, you’re stuck. Guarantees? Even if you got one, it’s nearly impossible to enforce.

HERE ARE 5 WAYS TO SPOT THE OUT-OF-TOWN COMPANIES…

The bottom line is this: If it sounds too good to be true, it probably is. So after the storm, be patient and choose your repair companies carefully.

We’re Rapid Roofing & Restoration, a Hoosier company serving Hoosiers with over 30 years experience. As a courtesy to our friends and neighbors, we’re providing a list of telltale signs that your bid is from a storm chaser.

TAKE ADVANTAGE OF THIS SPECIAL FREE OFFER…

1. Look for out-of-state vehicle license plates and business cards. 2. There is no physical office or location in the area. 3. When you ask to see local licenses and insurance documentation, they are listed under another company – if you get them at all. 4. They cannot produce references from years past. 5. They aren’t listed in the yellow pages, with our local BBB or on Angie’s List.

Prevention is the best protection. When repairs and maintenance are completed before a storm, damaged is minimized and everyone wins. To help determine what repairs need to be done on a home before our next storm, Rapid is offering a free pre-storm inspection: We’ll review key areas of the home and provide recommendations and estimates for repairs. Trust your storm repairs to Rapid Roofing and Restoration. We’re local, we’re reliable, and we’ll be here for you long after the storm has passed. Call today: (812) 837-9654 or stop by our office at 4055 N. Centennial Drive, Bloomington, IN 47404— we look forward to meeting you!

Answer your front door in person, even if you’re hundreds of miles away. And at the same time, arm your security system, check your thermostat and turn on key interior lights. These technology advances are already available and increasingly widely used by consumers in the greater Bloomington area. When’s the last time you talked to your home? New tech from companies like Honeywell conveniently link voice-activated commands through Amazon’s Alexa, creating a truly Smart Home environment that elevates one’s quality of life and sense of security. With the pairing of an internet-connected smart speaker like the Amazon Echo Dot, you can simply say: “Alexa. Ask Honeywell to arm my system” and the rest is automatic. In times of extreme heat or cold, or simply when you’re away on vacation or a business trip, Smart Home technology enables you to check or change the interior temperature of your home. Want to conserve energy? Done. Want to check a monitor about a possible water leak in your basement? Done.

Through integrated services with high-speed internet connectivity and a host of widely available technology devices, you can view the outside and inside of your home through pre-positioned video cameras, “answer” your front door remotely through a wireless link and camera, and more. Total control of these new Smart Home conveniences lies in the palm of your hand (through a smartphone app) or through the sound of your voice (through a smart speaker system like Alexa and Amazon Echo Dot). How effective are these Smart Home devices? A simple internet search will yield many accounts of how homeowners and renters alike have either foiled a potential break-in or safely allowed a child or friend entrance to their home in unexpected situations. After identifying a potential visitor, a smart remotelycontrolled front-door lock can be opened through your secure smartphone app, allowing a relative or friend to gain access to your home, even when you’re not in the vicinity.

“ALEXA. ASK HONEYWELL TO ARM MY SYSTEM.”

IS YOUR HOME SAFE? JUST ASK YOUR SMART SPEAKER. Ever drive away in a hurry and then can’t remember whether you put down and secured your garage door? With Smart Home technology, don’t turn around to check. Simply turn on your smartphone app and see for yourself. If you did leave your garage door up, simply command it remotely to close and you’re all set – now with peace of mind. New advances and secure Smart Home technology come on the market frequently. If you’d like to know more about how you can take advantage of Smart Home technology and increase your quality of life, check out smithvillesecurity.com for the latest.

We’ve been bringing daylight indoors to homeowners in Monroe and surrounding counties since 1999! With Solatube Daylighting Systems, sometimes called tubular skylights, sun tubes or solar tubes, you can enjoy pure, bright, natural sunlight throughout your home. Spectralight® Infinity Tubing transfers light through the system. Captured light moves through tubing made of one of the world’s most reflective materials, maintaining incredible brightness, even around corners. Our innovative daylight-catching dome, and integrated reflector, combine to capture more light from any angle offering higher light output during the early morning, late afternoon and in the winter months when the sun is low on the horizon. Gorgeous, diffused, natural light is delivered through stylish fixtures for maximum visual comfort and aesthetics, with options for ventilation and even intelligent night time lighting. The Solatube Daylighting System transfers the maximum amount of ambient light into a room with minimal light loss, allowing it to provide great performance even on cloudy or rainy days. In fact, it captures ambient light so well, on a full moon night, you can actually see a nice glow. Solatube Daylighting makes every season beautiful. Now it makes tax season the best of all.

Our newest Solatube System, with integrated solar-powered NightLight, harnesses the sun’s energy during the day to power a soft-glow, solarelectric nightlight. Best of all, it qualifies for 30% federal tax credit on purchase and installation. Now here’s the best part: installation can usually be done in just a few hours with no messy drywall or paint repair, structural changes or re-roofing needed. It’s pretty much the easiest home improvement project you’ll ever take on. At Sunspot Skylights we can efficiently install Solatube Daylight Systems on either new or existing homes, for far less than the cost of traditional skylights. Multiple roof types are compatible; shingle, metal, and even tile roofs accept the SolaTube Daylight System. As the only company with dedicated daylighting experts, we make it our aim to know more about daylighting than anyone else. During a free, in-home consultation, one of our factory-trained Certified Installation Consultants will provide answers to questions like…

Courtesy of the German American Mortgage Lending Team

Purchasing or building a home can be one of the biggest life steps. The Home Loan Experts at German American will use their knowledge and experience to help you make a smart decision when choosing your mortgage, always being mindful of our commitment to customer service excellence. German American’s history began in 1910 in a small southern Indiana community rich in German American heritage. We’ve grown to serve the individuals, families, and businesses in communities throughout southern Indiana and Kentucky with smart financial products and services, always backed by our team of financial professionals. Knowledge about your home loan options will help you make sound decisions. When choosing a mortgage, consider the following: 1. Define what affordable means to you. Estimate your total monthly payment, including principal and interest, mortgage insurance, property taxes, homeowner’s insurance, and homeowner’s

association fees, if they apply. Next, estimate the percentage of your income spent on your monthly home payment. A mortgage lending rule of thumb is that your total monthly home payment should be at or below 28% of your total monthly income before taxes. Then, estimate what is left after subtracting your monthly debts. The remaining money must cover your utilities, groceries, childcare, health insurance, repairs, and everything else.

2. Understand your credit. Your credit, your credit scores, and how wisely you shop for a loan that best fits your needs have a significant impact on your mortgage interest rate and the fees you pay. To improve your credit and your chances of getting a better mortgage, get current on your payments and stay current. 3. Pick the mortgage type – fixed, adjustable, construction – that works for you.

4. Choose the right down payment for you. A down payment is the amount you pay toward the home yourself. You put a percentage of the home’s value down and borrow the rest through your mortgage loan. Putting a higher percentage down will likely provide the best rates and most options. There are low or no down payment options available, yet those are typically more expensive because they may require mortgage insurance or a higher interest rate. Look closely at your total fees, interest rate, and monthly payment when comparing options. Visit germanamerican.com for online home financing calculators or to get pre-qualified or apply for your mortgage loan today. German American’s Bloomington Team of Home Loan Experts is available to help you explore your options so you can make smart decisions and enjoy your new home. German American. Equal Housing Lender.

How to Choose a Home Builder

INTERVIEW QUESTIONS

By T.A. Fuller Homes, Inc.

If you’re in the market for a new home or a room addition/ remodel you should shop for your builder as carefully as you shop for your home. Whether you are doing a room addition/remodel or buying a condo, a townhouse, a house in a subdivision, or a custom built home, you want to know that you are buying a good quality home from a reputable builder.

MAKE A LIST OF POSSIBLE BUILDERS

Once you have thought about the type of house or room addition/remodel you want, you will need to find a builder. Contact the Monroe County Building Association to obtain a directory of builders. • Look up “New Home Builders in Bloomington, Indiana” on Google. • Local real estate agents may also be able to help you in your search. • Ask friends, relatives, neighbors and co-workers for recommendations. •

DO YOUR HOMEWORK

Once you have a list of 2-3 builders, meet with each individual personally for a construction interview. Be sure to ask the same questions and take careful notes at every interview so that you have balanced information from each professional.

Thomas A. Fuller,

See us at booth 627.

Tom@TAFullerHomes.com www.tafullerhomes.com

The following are some important questions that you will want to ask each builder that you are interviewing. Remember, building a new home will be the largest single purchase you will ever make. So make sure that you have your new home built by a qualified professional builder. • How long have you been in business under your current business name? • Have your ever changed you business name? • Do you have any professional designations or credentials? Ask to see them. • What is your construction background and construction education? • What were you doing before you started remodeling or building homes? • Have you ever filed bankruptcy under a business name? • Do you owe money to suppliers or subcontractor under your current or past business name? • Have you ever been sued? • Do you belong to any professional organization? Contact the organization for confirmation. • What is your warranty? Ask to see a copy. • Are you insured? Ask for a copy of Certificate of Liability Insurance.

Do you have a list of references from current and past clients? Call them. • How many projects, other then yours, will they be working on? • Are your subcontractors insured? Ask to see verification. • What is your estimated fee? How do you establish fees? Although the fee is a factor in your decision, it should not be the most important one. An estimate that seems low may indicate a shoddy work style. If the estimate is high, ask if they are willing to work with you to make it more affordable and confirm that their estimate includes all aspects of the project from start to finish. • Are your estimates usually on target? • Are you a full time builder or do you have other employment? • How detailed and clear are your specifications and contract? • How will you be assured that payments to suppliers and subcontractors will be made? You can never be too prepared. You are making a large financial commitment, so get as much information as possible from the professionals and take your time comparing the pro and cons of each. •

IRRIGATE

Courtesy of Wells Lawn Care

Maintaining a lawn that is the envy of the neighborhood may seem like a daunting task. However, you don’t need to waste your weekends trying to accomplish this. If your goal is a lush lawn, it can be achieved by following a few simple steps.

CUT HIGH AND REGULARLY

Cool-season grasses such as Kentucky bluegrass and tall fescue perform best at a mowing height of 3 inches or more. Additionally, grass should never have more than 1/3rd of the blade height removed in order to maintain a healthy stand.

SAY NO TO THE BAG!

Bagging your grass clippings requires extra work collecting and disposing of the material. If you leave the clippings, you’ll be returning valuable nutrients back into the soil. Mulching mowers are great at hiding these clippings.

FERTILIZE IN THE FALL

A fall application promotes healthy turf while not increasing the amount of mowing needed. If you want to encourage a darker green in late spring, mid-May is a great time to apply as well. Avoid heavy fertilization applications mid-summer, as you do not want to encourage growth to a lawn already suffering from stress.

Water only as needed, when the lawn starts showing signs of stress. Indicators can be green color fading to a bluish grey. Early summer may need one irrigation per week whereas as peak season could be as much as 2-3 times per week

CONTROL THOSE DANDELIONS.

To treat for dandelions, application of a post-emergent herbicide applied in mid-October is required. Dandelions are a bi-annual weed; they start germinating mid-season, go dormant over winter, and then die in the spring when they transition to seed. Applications in spring are treating a plant that is already on its way out. Therefore the preferred treatment timing for this weed is in the fall.

all lawn care companies that are applying fertilizer to be certified. Check for membership to organizations like NALP and MRT. These organizations promote professionalism and help keep contractors up to date on the latest education. This article was provided by Derek Wells, owner of Wells Lawn Care and Landscaping. WLC is a Christian owned company and has been operating in Bloomington for 15 years. WLC is certified by the office of Indiana State Chemist for turf and landscape applications. WLC is also a member of the Indiana Nursery and Landscape Association and holds its nursery wholesale license through the DNR. To find out more visit www.WellsLawn.com or call 812-272-9336.

CONTROL CRABGRASS.

If you have a lawn with crabgrass, you’ll need to apply a pre-emergent herbicide to prevent the crabgrass seeds from germinating. A good rule of thumb for our area is to have pre-emergent applications completed by April 1st. If you are considering hiring a lawn care professional there are a few quick things you should consider before making the jump. Check the reputation; ask neighbors and request references. Google reviews can provide a great snapshot of what their customers think about them. Ask about licenses. The state of Indiana requires

Six Simple Steps to a Healthy, Green Lawn

Courtesy of Al Vlasman Construction

From blueprint brainstorming to the final walkthrough, Al Vlasman will guide your construction experience, keeping you informed at every step and answering any questions you may have, so that your finished house will be exactly as you envision. Al can design and build the home of your dreams, whether you have a floor plan in mind, or need a blueprint created from scratch. Al has the experience, and education to make your house dreams a reality. As a certified Green Builder, Al will help reduce your energy bill through superior insulation, solar energy, and ‘smart’ building. Green building uses technology and construction techniques to create low-impact, ultra-efficient homes. Incorporating low maintenance exteriors, high structural strength, and energy efficiency of Al’s custom-built homes. The World Green Building Council teaches us that green buildings offer many economic or financial benefits. These include cost savings on utility bills for households (through energy and water efficiency); lower construction costs and higher property value; and job creation. The US Green Building Council describes Green Building as a holistic concept that starts with the understanding that the built environment can have profound effects,

both positive and negative, on the natural environment, as well as the people who inhabit buildings every day. Green building is an effort to amplify the positive and mitigate the negative of these effects throughout the entire life cycle of a building. While there are many different definitions of green building out there, it is generally accepted as the planning, design, construction, and operations of buildings with several central, foremost considerations: energy use, water use, indoor environmental quality, material selection and the building’s effects on its site. Al’s green building training enables him to identify areas of your current home that are inefficient and could be improved upon to reduce your home’s energy consumption. Al can help you develop a plan and implement it within your budget. Build Green; you’ll be glad you did! Along with green building you can reduce energy costs by having your home designed for superior energy efficiency. Using the Energy Star program, designed by

the EPA, Al has been building Energy Star Homes since 2002. Save money with Geo-Thermal heating and cooling, special insulation, a Marathon Water heater, and many other upgrades. Build green; you’ll be glad you did. A Mechanical Engineering graduate from South Dakota State University, Al and his wife Cindy have lived in Bloomington since 1979. Founded in 1997, Al Vlasman Construction, Inc has built over 40 custom homes and completed many major remodeling projects. Although his focus is on residential construction, he has also remodeled commercial properties. Al is a member of the national Association of Home Builders, Building Association of South Central Indiana (BASCI), and is a Certified Green Professional.

Lighting is a key component of curb appeal

Courtesy of Metro Creative Graphics, Inc.

Curb appeal can affect prospective buyers’ perception of a home. When addressing curb appeal, homeowners may be inclined to focus on features that are easily seen from the street during the day. But what can a homeowner do to improve on his or her home’s nighttime aesthetic? Outdoor lighting is one aspect of curb appeal that is often overlooked, advises the home improvement experts at The Spruce. Homeowners may fail to recognize the importance of how proper illumination can provide their homes with a warm glow and make it look beautiful after the sun has set. For example, think of how cozy and inviting neighborhoods appear during the holiday season when homes are strung with twinkling lights. Homeowners can replicate that look all year long with lighting elements. Lighting for evening hours also helps maintain a safe environment for people who are visiting the property.

garage, are properly lit for ease of entry and egress from the home. Safety.com, a home and personal security resource, says a home burglary occurs every 15 seconds in the United States. Installing motionactivated lights or lights on timers can deter breakins. Consider using home automation to control porch lights and other outdoor lights remotely, if necessary.

The following are a few ways to improve outdoor lighting. Focus on architectural features. Outdoor lighting can focus on the external features of the home’s architectural style. Use light to draw attention to interesting gables, dramatic roof lines, dormers, or curved entryways. • Play up landscaping. Stylish lighting can highlight trees, shrubs, pathways, gardens, and all of the elements of softscapes and hardscapes on a property. The lighting experts at Vernon Daniel Associates say that soft lighting can make homes feel warm and cozy. Uplighting trees or other elements can add a dramatic effect. • Light up all doors. Make sure that doors, both entry and •

Create entertaining areas. Outdoor lighting can be used to extend the hours residents can spend outside. This is great for entertaining and can be an excellent selling point.

Homeowners are urged not to overlook outdoor lighting as a vital part of their plan to improve curb appeal.

The cost of remodeling a home is easier to stomach when homeowners can expect to recoup a sizable percentage of the costs of the renovation. While basing renovations on their potential impact on resale value may be unwise, return on investment is something homeowners must consider when mulling renovation projects. Many homeowners wonder which renovations will resonate most strongly with potential buyers when a home is put up for sale. According to Remodeling magazine, homeowners are less likely to recoup their investment in a major kitchen or bathroom remodel than they would with basic home maintenance, such as new siding. That’s because buyers are most interested in how the bones of the house - or those elements that keep the house protected and can be costly to fix were maintained. Each year Remodeling magazine issues its “Cost vs. Value Report,” which highlights the projects that offer the most return on investment. In 2016, the No. 1 project was the installation of fiberglass attic insulation, which could produce 116.9 percent recouped cost and a resale value of $1,482. Rounding out the top five were manufactured stone veneer for the exterior, a standard new garage door, a steel entry door, and an upscale garage door. Projects with the least return on investment tended to be more expensive undertakings that offered returns of roughly 57 percent. Such projects included bathroom additions, upscale bathroom additions, upscale

master suite additions, upscale bathroom remodels, and deck additions. For those considering more expensive renovations, keep these figures in mind, courtesy of Forbes. A major remodel of a 200-square-foot kitchen can cost around $113,000, with homeowners recouping 60 percent. • Replacing 1,250-square feet of siding with new fiber siding can cost $13,000, but homeowners can expect to recoup 80 percent of that cost at resale. • Replacing 10 existing double-hung windows with vinyl low-e glass windows is valued at $14,000, and the return can be between 68 and 73 percent. There are even renovations that seem like good ideas but can actually hurt the resale value of a home. MSN Money lists these projects as money-wasters for those who want to sell soon. •

Lavish lighting fixtures can look dated in a few years when trends change. • Wallpaper or textured walls can be notoriously hard to change, and buyers know that. •

Kitschy renovations, such as 1950s diner tiles, may appeal to only a select number of people. Neutral renovations are better if resale is the goal.

Many real estate experts warn against converting a bedroom into anything other than a bedroom - even for the purposes of a home office. Such conversions can immediately devalue the property. The same can be said about combining two small bedrooms into one larger space.

Homeowners should investigate potential renovations before committing the time and money to something that may offer little value at resale.

While homeowners cannot change the size of rooms to save money, they can manipulate the materials used to keep expenses down. Many products on the market today are designed to replicate the look of more costly materials without the higher price tags. User-friendly DIY products also can help corral costs by cutting down on labor expenses.

Resilient flooring is manufacturered to mimic the look of hardwood, tile, stone, and other materials. According to Armstrong Flooring, specialized manufacturing processes and coatings create a product that resists stains, dents, moisture, and scratches. Most resilient products are made up of several layers to create stability and absorb sound. These products tend to be less expensive than the materials they replicate.

LAMINATE COUNTERTOPS Much like resilient flooring, laminate countertops are inexpensive, lowmaintenance and durable alternatives to stone and solid-surface countertops. They come in many different styles that can look like granite or marble. Homeowners also can consider solid surface materials,

tile, concrete, and wood block when looking for cost-efficient countertop materials.

SHOWER KITS Bathroom renovations can increase the overall value of a home. But some homeowners do not have the time or money to do a complete bathroom remodel. Replacing an old vanity with a newer one and replacing an outdated tub/shower combination can improve the functionality of a space without breaking the bank. Shower kits and stalls enable homeowners to renovate bathrooms with less hassle than creating a tile- or stone-based shower enclosure. Kit pieces drop in place and may only require minor plumbing work. Certain kits can be installed directly over dated showers for a quick remodel turnaround.

CABINET REFACING Homeowners who want to keep the layout of a kitchen intact but simply update its look can turn to cabinet refacing. The Kitchen Magic renovation company says refacing or resurfacing uses quality wood or laminate veneer to change the color and appearance of the exterior of cabinets without having to remove the existing cabinet frames. New doors, drawers and hardware will complete the transformation at a fraction of the cost of a new cabinet build. Low-cost materials can keep renovation budgets in check and still produce beautiful results.

The art of buying art for your home

Courtesy of Metro Creative Graphics, Inc.

Designing a home’s interior can be fun. Whether furnishing a first apartment or a newly purchased family home, many people feel that the art they put on the walls of their homes is an expression of their individuality, and that a home isn’t truly a home until its interior reflects their personalities. Furnishing a home with art can be intimidating, especially for people doing so for the first time. But a few tricks of the trade can help men and women turn the interiors of their homes into spaces that reflect who they are. •

Embrace your personal taste. Don’t hesitate to decorate your walls with art you like. When buying furniture for a home, it can make sense to follow certain rules. For example, parents of young children might want to purchase dark-colored furnishings that can hide stains. But no such rules

should govern your choices of artwork. Art reflects the person who made it, but it also reflects the person who buys it, so buyers should embrace their personal taste when furnishing their homes with art. • Shop around. Thanks to the internet, billions of pieces of art, from tapestries to photographs to paintings, are at your fingertips. Comparison shopping can be fun and help novices discover their personal tastes. It also can be a great way to support artists. For example, 90 percent of all image royalties on art purchased from YourArtGallery.com goes directly to the artist, ensuring much of buyers’ money is going toward supporting the people responsible for the art they plan to hang in their homes. That can give people a greater sense of pride in their home’s decor. • Seek inspiration. If you’re unfamiliar with art, don’t hesitate to seek inspiration. Art is everywhere, from the hotels you

stay in while traveling to the billboards you pass while driving to work to the local art museum near your home. If you’re uncertain of what you like, make a concerted effort to recognize the art you see but may not stop to notice each day. As you expose yourself to more and more art, you will gain a greater knowledge of what you like and dislike. Use that knowledge to inform your decisions when buying art for your home.

Switch things up. Your entire home does not need to follow a theme. If your taste in art is eclectic, embrace that and have different rooms throughout your home reflect your different tastes. This can give each room its own unique feel and make for a colorful home.

The art people hang in their homes is a personal choice, and the process of finding that art can be fun and eye-opening.

How tree services can protect your property and even a home. In the latter instance, foundations may crack as roots try to stake their claim to the ground beneath a home. According to the home improvement resource HomeAdvisor, homeowners pay an average of just over $4,000 to repair foundation issues, though major problems can cost considerably more than that. A professional tree service can remove aging trees that might be beautiful and awe-inspiring but still pose a threat to a home and the areas surrounding it.

Courtesy of Metro Creative Graphics, Inc.

Cold weather can take its toll on a property, especially in regions of the world where winters are harsh. Most parts of the landscape are vulnerable to damage from winter storms, but trees may be especially susceptible. By the end of winter, many homeowners wonder if their trees would benefit from some professional TLC. Tree services provide a host of services. While fall is a popular time to remove trees from a property, doing so in spring is not unheard of, especially if trees were affected by winter storms and now pose a threat to a home and the people who live inside it. Homeowners considering tree services can explore the following ways that some professional arbor attention can protect them and their homes. •

Tree services can help protect a home’s foundation. Old trees that stretch well into the sky can be captivating, but they also can pose a threat to a home’s foundation. Such trees may have especially large root zones that may extend beneath walkways

Tree services can improve visibility. Trees that have aged a bit since their last trimming might affect the view of a property from inside a home. Overgrown branches can compromise residents’ ability to see and experience the natural beauty just outside their windows. The average homeowner may be able to trim short trees on his or her own, but if views from the second floor of a home or higher have been compromised, it’s much safer to call a professional tree service. Such services have the right tools and experienced personnel necessary to safely trim high branches on tall trees.

Tree services can help prevent future damage. Even if trees made it through a recent winter unscathed, that’s no guarantee next winter or even the coming seasons of spring, summer and fall won’t ultimately prove their undoing. Travelers Insurance notes that weather-related roof damage, including damage resulting from falling limbs and branches weighed down by snow during the winter months, accounted for more than half of all Travelers property loss claims between 2009 and 2016. According to BNC Insurance and Risk Advisors, homeowners may be liable if a tree they knew posed a threat falls onto a passerby or a neighbor’s property and causes damage or injury. Having all trees properly trimmed each year, but especially those that can fall on your home and your neighbors’ homes, may prevent future damage and legal issues.

Tree services can ensure trees maintain their aweinspiring beauty and help homeowners protect their homes and their belongings.

5 things to look for when selecting a lawn service

It’s not the standard to be licensed and insured, but it is an essential step for finding a business that stands behind its work and the safety of its employees and customers. If a worker gets injured on

your property or if the mower kicks a big rock through your storm door, you’ll be liable if the company isn’t insured.

GET A WRITTEN PROPOSAL.

Be wary of companies that will quote you an offer over the phone without seeing your property in person. Understand which types of services and treatments will be included in the weekly, monthly or annual plan. Discuss the types of fertilizers and herbicides used and whether they fit with your lifestyle and environmental consciousness.

ASK FOR A CONTRACT IN WRITING

When you find a business that offers the type of work you need done at the right price, be sure that a contract is worked up and both parties sign it. This protects you as a homeowner and could help you in the long run if guarantees are not met or work is unsatisfactory.

ONE SIZE FITS ALL.

Landscaping is more than just mowing the lawn. However, some lawn companies may only mow lawns and will plant flowers or perform spring and fall cleanup. If a company cannot fill all of your needs, find one that can; otherwise, you may need to hire specialists in each area of yard maintenance. Lawn care companies are something to consider as the weather warms and spring projects begin anew.
