Mayor Bass “State of the City”

Set to Highlight 100 Days of LA City Accomplishments

Meanwhile, Rick Caruso, a real estate developer and philanthropist, ran his campaign emphasizing his business experience and vision for a safer, cleaner, and more prosperous Los Angeles.

Ultimately Bass won the election adding to her long list of “first” women of color to accomplish a great deed in American History.

Recently, KCRW and online tourism subsite LAIST took the initiative by marketing an online survey, stating “LAist’s reporters, producers and editors will make sure that our coverage addresses issues that truly matter to Angelenos …help us hold local leaders — including the new mayor and city council — accountable to your top concerns.”

Karen Bass was elected as the Mayor of Los Angeles on November 3, 2022, following a closely contested race against her opponent Rick Caruso. During her campaign, Bass highlighted her experience as a former U.S. Representative and as the Speaker of the California State Assembly, and her platform focused on issues such as addressing homelessness, improving public safety, promoting economic growth, and expanding affordable housing. Showing off her direct ties with the Federal Government preelection, Bass toted Joe Biden around town as if he were a magnetic wallet. Not to be confused with a designer handbag.

Although, programming maybe openly trying to coerce an the city to expect a LA Mayor to clean up homelessness in less than 3 months, and the notion voters may have already voiced their concerns for the city when the elected Mayor Bass, the mayor has taken steps to ensure that the people of LA are informed about her activities and plans using a more traditional method.

During the State of the City Address, Mayor Bass will outline her plans for the upcoming year to improve the city's wellbeing, safety, and resilience. The address will cover topics such as public health, economic development, infrastructure, and community engagement, among others and set the tone for her administration's future actions.

Space for attendance at the event is limited but video camera coverage will be pooled by Channel 35. @mayorofla

ARIZONA STATE UNIVERSITY AND THE NEW STUDENTS OF FIDM

Exciting news for the DTLA fashion community!

Arizona State University has teamed up with the Fashion Institute of Design and Merchandising (FIDM) to create ASU FIDM, a groundbreaking new fashion education program that is set to take the industry by storm.

ASU FIDM will operate in both Los Angeles and Phoenix, providing students with access to world-class facilities, faculty, and programs that will prepare them for a highly demanding, increasingly competitive, and ever-evolving industry. The program combines ASU's fashion program, which offers courses in pattern-making, technical design, retail management, and branding, with FIDM's fashion design and business degree programs and its partnerships with top brands like Disney, Nike, and Netflix.

The integration of FIDM into ASU's fashion program is significant for the DTLA fashion community, as FIDM spending decades on 9th and

Grand has always been a well of knowledge and opportunity for aspiring fashion and merchandise industry professionals.

FIDM will continue to operate as a separate educational institution with a greater focus on academic programs related to business in the creative industries, while ASU FIDM will incorporate both the FIDM community and campus. Students of ASU FIDM will have the opportunity to learn and grow in one of the most vibrant and creative cities in the world and take advantage of FIDM's relationships with leading companies and brands.

But the benefits don't stop there. By partnering with ASU, FIDM is giving its students the chance to study at a global research university, vastly expanding their choices and their ability to contribute to a fast-growing industry. The ASU FIDM program will provide students with expanded choices and their ability to contribute to a fast-growing industry.

ASU has a significant presence in California, with over 62,000 alumni living in the state and 20,000 California residents as degree-seeking students. The expansion of ASU's fashion program into downtown Los Angeles, including the ASU California Center at the Herald Examiner Building, has set the course for more creative educational opportunities in DTLA for generations to come.

Laguna Point Tosses DTLA Hot Potato SB Portfolio to Miami Based Developers

It was a case of “out of the frying pan and into the fire,” last year as Laguna Point Properties thought they had hit the jackpot when they purchased a portfolio of apartments in Downtown L.A. from Barry Shy for a cool $402 million.

However, it seems that what they actually bought was a headache of epic proportions. Instead, if praising Shy for allowing them such a great offer in the City, the company ended up seriously trying to get their money back.

In just less than a year, it looks like Laguna Point Properties has finally offloaded the troubled apartment towers in Downtown L.A. to Fifteen Group for a cool $315 million, a deal closed just a day before L.A.’s new transfer tax went into effect – Guessing Fifteen Group wanted to save a pretty penny.

But will Fifteen Group’s great timing be able to save these troubled properties from their ominous past and turn them into profitable DTLA investments? After all, these buildings have a laundry

list of problems – theft, breaking, squatters, leaky pipes, transients, faulty locks, roaches and rats, and failing elevators that may or may not let you make it to the top, and the list goes on, and on, and on…

When Laguna Point Properties bought the buildings, it wasn’t expecting a mob of angry tenants bent on revenge, filed litigation, or a pile of utility bills or dozens of violations

for trying beginning with rebranding, and renaming 215 6th Street SB to “The Randolph Lofts”.

One thing’s for sure, though – they better have a solid plan in place to deal with these issues. What Barry Shy had promised for the tenants of SB Manhattan, SB Main, SB Lofts, SB Tower, and SB Spring was a spacious, safe inner city loft experience.

of city fire codes. The Orange County-based investment firm alleged it faced all these costly challenges when it acquired the five buildings from Barry Shy. According to a lawsuit filed with L.A. County Superior Court, Shy breached the sale contract.

But hey, maybe Fifteen Group is up for the challenge. They have a reputation for investing in and developing properties, so perhaps they can turn these buildings around. Then again, maybe not – Fifteen Group doesn’t exactly have the best track record when it comes to turning the buildings they invest in completely around. But hey, let’s give them an A+

Overtime however, his promise became a steady increase in rent despite a growing list of code violations, distain and neglect.

If Fifteen Group can’t deliver, they may end up facing litigation from tenants just like Barry and Laguna Point Properties did. So, will Fifteen Group be the hero that saves the day, or will they just end up throwing good money after bad? Only time will tell. But for now, the fate of these troubled buildings and their tenants rests in their hands. Good luck, Fifteen Group and welcome to the DT!

MASTERMINDS: CAROLINE BEAURIN of Aymara Peruvian Kitchen

Caroline

of Beaurin Walde Hospitality Consulting LLC and the owner of Aymara Peruvian Kitchen, is a culinary expert and sommelier who possesses an unwavering enthusiasm for food and hospitality.

With a Master's Degree in International Hospitality Management, Caroline's fervor for the hospitality industry has taken her around the world, where she worked in Paris, France, and California.

Throughout her career, Caroline has held various leadership roles with companies - Le Petit Paris in Downtown LA, the worldrenowned The Parker Palm Springs Hotel, and Le Bristol Hotel in Paris, France.

In 2018, Caroline discovered her passion for developing and building unique dining experiences, leading her to establish her own consulting firm.

Beaurin Walde Hospitality Consulting LLC provides services for chefs, restaurateurs, and individuals who aspire to open a restaurant, including international clients who can

receive consultation in English, French, and Spanish.

Their range of services encompasses everything from opening to optimization of existing establishments, including location scouting, menu ideation, curated wine and bar programs, financial planning, operation management, and more.

Caroline had always envisioned opening a Peruvian restaurant in Los Angeles. In October 2020, she launched Aymara Peruvian Kitchen with Chef Ralph Vargas as a ghost kitchen in Lincoln Heights amidst the pandemic. Initially, the business operated solely through take-out and delivery services as they didn't have a physical storefront.

Aymara Peruvian Kitchen successfully transitioned into a full operating brick and mortar restaurant and catering business located east of downtown Los Angeles in 2021.

For anyone looking to experience the vibrant and unique taste of Peru, one of the most popular dishes on the Aymara Peruvian Kitchen menu is the Signature Lomo Saltado, a stir-fry of beef, onions, and tomatoes that’s bursting with flavor.

Another must-try dish is the Ceviche Clásico, which is considered the national dish of Peru. Ceviche is a dish of marinated raw fish or seafood that is typically served with onions, corn, and sweet potatoes. The tangy and refreshing flavors of the

Ceviche Clásico perfectly balance the richness and depth of the other dishes on the menu. These dishes capture the essence of Peruvian cuisine, creating truly unforgettable dining experiences for everyone our team spoke with.

Caroline's appreciation for Peruvian cuisine is rooted in her respect for the country's rich cultural history and traditions. She works closely with local suppliers to source high-quality ingredients that reflect the diversity of Peruvian food.

Her dedication and hard work have earned her recognition in the media, with features in Eater LA, Destination LA on CBS 2, and KCAL 9.

Looking to the future, Caroline plans to continue helping chefs and restaurant owners through her consulting firm while expanding the reach of Aymara Peruvian Kitchen with a second location opening very soon.

Aymara Peruvian Kitchen is located at 3818 E Cesar E Chavez Avenue, Los Angeles, CA 90063.

SELF: EASY LISTENING WITH JANE FURIE AT EIGHTFOLD Hey DTLA! It's Time to Talk About Pet Health

Living in Downtown Los Angeles can be an exciting and bustling experience, but our smartest pets know it's important to be well taken care of in this fast-paced urban environment. Here's how Downtown's smartest pets get by on the day to day.

Run Forest Run!

Where as in the past artists were typically expected to perform after nightfall when not outdoors, these events provide a unique opportunity for music and poetry enthusiasts to connect with artists in a personal and engaging way much earlier in the day while enjoying the rich aroma of their favorite coffee blends.

Recently, singer, songwriter, and producer Jane Furie performed at Eightfold Coffee, a newly opened coffee shop in the Arts District, to launch her EP "Live at Carbonite Sound."

Furie's EP tells a story of heartbreak, showcased through the sensual and emotive sounds of her songs and sultry vocals. With the smooth and flavorful notes of Eightfold Coffee providing the perfect accompaniment, fans were treated to an unforgettable morning of music, bonding, and coffee.

During the pandemic, Furie and her producer Nathan Sellin spent

countless hours crafting their forthcoming album. In the summer of 2022, they recorded the tracks with a full band at Carbonite Sound's studios.

The live performance of three songs from the album was captured on film and premiered on YouTube on February 14, 2023, garnering over 127,000 views.

This trend is not limited to music alone. Poetry readings have also found a welcoming home in the intimate spaces of coffee shops, cafes, and bookstores across DTLA. As more artists and establishments embrace this trend, a growing community of creatives, poets, and musicians will blend seamlessly with the sweet and flavorful drops from the espresso machine.

DTLA Espresso Self series presents DTLA with unique and engaging ways to come together, share love for music, and poetry, and support our favorite cafes and up-and-coming artists in the city. @janefurie

For dogs, life is like a box of pavement in the Big City. But thanks to the many smart dogs in Downtown Los Angeles, our pets now have access to plenty of large outdoor spaces for exercise. With 45% of us owning pets, DTLA has almost one dog park in each district, some brought to us by the city, the county and those attached to apartments. These parklets coupled with daily walks provide regular exercise from rolling around in the grass to full-on sprints.

Can’t We All Just Get Along?

Yes. Socialization is key to raising a well-mannered pet. Routine gatherings with familiar dogs at pet parks, dog training classes and at pet-friendly events such as the upcoming Pet Health Expo being held April 14-16 help our pets develop good manners and proper doggie etiquette.

Better Safe than Doggy

Keeping pets on a leash, supervising them closely when outside, and being aware of potential dangers is the key to protecting our pets. Unpredictable Downtown can turn from pet haven to doggie nightmare in an instant. Recently, a pup made the news after consuming a spring mix of weed and cocaine from a homeless encampment in neighboring Silverlake. The poor pooch had to be hospitalized. As odd as it seems, it happens. Continued on page 14...

Pastor TROY VAUGHN, President/CEO, Los Angeles Mission
In the heart of the city, a vibrant trend is emerging where cafes and coffee shops host intimate listening parties and poetry readings for upand-coming artists, creating a sense of belonging and unity that transcends boundaries.
