THE SITE AND SURROUNDING CONDITIONS
The concept for the design developed from this definition: Reclamation: - The act of returning something to a former state/better state - Process of industry of deriving usable material from waste - The conversion of wasteland into land for habitation or cultivation
That the ocean would eventually return back from the man-made into aquatic state with the sea level rising. This concept guided the design process as the pier became not a massive block of concrete but a platform for growth. Through addition and subtraction of mass the interactions visitors could have in relation to the ocean and the landscape could become varied. The design also focuses on the Reclaiming of natural resou such as rainwater, drainage throughout the site directed towards the large central rain garden as well as collection of roof runoff to help maintain the landscape. Housing and the community:
This micro neighborhood is designed with the intention of housing a dense and diverse population, both demographically and economically. Within it are two significant areas, one which is predominantly resident town houses and small apartment buildings; this area also includes small spaces for commercial uses at significant moments in the street scape. The other area consists of two large apartment buildings whose grou floor is dedicated to larger commercial spaces, creating a new commercial strip at the end of Bermen Street. At the end of the pier is a round art gallery; this gallery will serve as center from which public art can radi throughout the landscape on the pier. This varied mixed use is intended to create a variety of interactive opportunities through its streets and landscapes for both residents and visitors.
