About the Guild Founded by green building pioneers in 1993, the Guild has become a community of construction-related professionals, homeowners, and partners concerned with ecological building in the Pacific Northwest. The Northwest EcoBuilding Guild’s Mission is to support through education the progressive work of our members in the Pacific Northwest in order to improve the relationship between our communities and our built environment. We provide open-source educational tools to the construction industry and the general public in order to encourage building practices that dramatically reduce carbon emissions, are self-sustaining, contribute to local economies, and create optimal conditions for human health and community. Deep Green Influence Expanding Code Innovations to Transform the Built Environment By Chris van Daalen, Principal Investigator

F

or nearly 25 years, sustainable building innovators and members of the Northwest EcoBuilding Guild have been pushing the envelope with new designs, materials, and technology, a virtual research and development department for better buildings. Now our Code Innovations Database is expanding so the Guild can lead a regional partnership with a vision to transform the building regulatory system and make high-performance, deep green building the norm rather than the exception. Given the size of that vision, our current strategy is more practical and immediate: to document successful permitting precedents and policy innovations, and share them with broad range of people who can help move the needle toward our goal. We aim to put actionable information into the hands of Code Officials across the Northwest, and builders nationwide. In the coming year you’ll have the chance to be part of that effort. Contribute your knowledge. Engage city, county, and state decision-makers. Share our information widely to your Seattle Chapter Green Pages

A call to action There’s never been a better time to make a difference. The current boom in construction is an unprecedented opportunity to innovate in order to transform our built environment from a source of pollution into to a key solution – to make healthier homes and buildings accessible to everyone in our community. Unfortunately, building innovators often face regulatory disconnects that can slow or stop their best ideas from being adopted broadly: we have to make it easier to build green, and a number of local companies and individuals have helped contribute to this goal in recent years. Pin Foundations, Inc. became a “Gem of Innovation” underwriter for the Clearwater Commons case studies, a 16 unit cohousing cluster where their innovative foundations helped create a positive impact development restoring a salmonbearing stream in Snohomish County. Years after Ben Kaufmann of Greenworks Realty published

seminal research documenting increased market value of certified Built Green homes, he continues as a Champion of code innovation and real estate. NK Architects of Seattle, innovative designers of high performance homes, is partnering PassiveHouseNW with the Guild to bring advanced building envelope innovations into building codes. RDH Building Science worked with manufacturers and city inspectors to demonstrate the fire safety and energy performance of continuous insulation wall assemblies, then sponsored a Code Innovations case study to document their breakthrough.

IS VENTILATION REALLY NECESSARY? Today’s home and building codes are driving more airtight, energy-conscious construction. As a result, maintaining healthy, balanced indoor air quality is much more important now. A properly designed ventilation system prevents moisture and costly moisture-related damage, reduces maintenance, improves a home’s durability, and saves energy. Think of ventilation in a home like the air exchange that takes place in your lungs. Each time you inhale and exhale, old and contaminated air is removed while fresh, oxygen-rich air is brought in to replace it. Your home’s ventilation system serves the same purpose by removing old, musty air and replenishing the home with clean, healthy air. Simply put, a home has to breathe. Harmful pollutants found in every home Stale, uncirculated air breeds all sorts of harmful pollutants inside a home. These include mold, mildew, pollen, dust mites, pet dander, viruses, and bacteria. Accumulation of these pollutants can result in hazardous health effects for occupants and structural damage to the home. How to improve indoor air quality The first line of defense against poor indoor air quality is to reduce or remove the source of pollutants. Paints, solvents, or other chemicals should be stored outside the dwelling. If you use an attached garage for storage, make sure there’s an airtight seal between the garage and the rest of the home. Additionally, use building materials and cleaning products with low toxicity levels. Unfortunately, it is virtually impossible to completely eliminate all indoor pollutants. isterns are large, above ground containers used to collect rain that falls on a roof– bascially, they are super-sized rain barrels that hold between 200 and 1,000 gallons of water. Larger sizes are available but are usually used in agricultural or industrial settings. Most cisterns today are made of a heavy duty plastic and come in a variety of colors and shapes from round to “slim-line� models that fit against a wall. They are heavy duty enough to be warrantied for ten years.

Capturing water all year round People all over Puget Sound are enthusiastic about capturing rain to use for interior and GP-28

exterior watering during our dry summers. Collected rainwater can water pots of happy plants all summer and soak thyme and fall vegetables that are just going into the ground in fall. Collected rainwater can be used for any non-drinking water purpose. Brace Point Pottery, for example, even uses their collected rainwater in making their pottery! It is surprising how even our short summer showers provide enough rainwater for much of our home watering needs. Beyond providing water in the summer, collecting rainwaterin the winter, allows homeowners to store the water temporarily and allow it to trickle out into the storm or sewer system. This helps Northwest EcoBuilding Guild

reduce stormwater impacts, including erosion, flooding, and local waterway pollution and, especially in neighborhoods with combined sewer systems in Seattle, helps keep sewage from overflowing into our local waterways. One of the best methods for collecting rainwater is to use a cistern.

RainWise cisterns keep local waters clean RainWise, a partnership between Seattle Public Utilities and King County Wastewater Treatment Division, is an innovative program in Seattle to help reduce combined sewer overflows resulting from excess ecobuilding.org/seattle

However, even if you are not in a RainWiseeligible neighborhood, installing a cistern has multiple benefits.

Capturing and slowing the release of rainwater helps reduce pollutants and erosion and also helps with seasonal flooding in addition to providng irrigation water for your gradens and landscape. Cisterns are available for purchase at Seattle Conservation Corps at Seattle.gov/parks/ about-us/do-business-with-us/ supplies-for-sale. To check a property’s eligibility for a RainWise rebate, look up the address at RainWise.Seattle.gov. Several other jurisdictions also provide incentives. Booth Events and Workshops Volunteering at the Guild’s booth is fun and rewarding. We have interactive displays and workshops at over a dozen events annually to promote the Guild, our members, and green building.
