Lee Gardens Hotel and Lee Gardens LG One hold retrospective exhibition To celebrate the 20th birthday of its successor building, Lee Gardens LG One (“LG One”), Hysan Development, West Villa and Cova Hong Kong have teamed up to mark the event with a retrospective exhibition. Opened in 1972, Lee Gardens Hotel was one of the best-known names in Hong Kong hospitality in the latter part of the 20th century. Held on the ground floor of LG One, the exhibition includes menus and pamphlets of the iconic Yum Sing Bar and the dim sum destination Rainbow Room. Many other items from the Hotel’s operations, including a complete table setting from the Pavilion restaurant, as well as exclusive photos and newspaper cuttings of LGI’s construction and a Cova menu from 1997. This year’s INSIDE World Festival of Interiors’ seminar programme will be centred around the theme of ‘Performance’. The event will take place at Arena Berlin, Germany, from 15 – 17 November. Interior designer Joyce Wang has unveiled the design for The Landmark Mandarin Oriental’s newest and largest suite. Measuring 209m2, guests enter the main living area via the foyer entrance. An Entertainment Wall comprises a series of individual cabinets crafted in liquid metal and intricately engraved with tree branch silhouettes. The ‘Cabinet of Delights’ includes boutique wines on tap, a mixologist dispensary, a crystal vitrine stocked with delicacies created by the hotel’s Michelin-starred chef, and a movie-style popcorn machine. The high-tech audiovisual unit includes a B&O BeoLab sound system and a 160-inch TV screen with a laser projector. Encased with metal detailing, a customdesigned coffee table reveals interlocking compartments crafted from gouged timber, which stores the latest in virtual reality headsets and gaming equipment.Each room features bespoke elements and exquisite detailing, from glass-moulded chandeliers and hand-chiselled cabinet doors adorned with hand-painted art, to limestone wall finishes with bronze inlay.

SOM WINS INTERNATIONAL DESIGN COMPETITION FOR COLOMBO PORT CITY MASTERPLAN

Japanese developer set to expand into Southeast Asia

CHEC Port City Colombo (Pvt) Limited (CPCC) proclaimed Skidmore, Owings & Merrill LLP (SOM) as winner of the International Urban Design Ideas Competition held for the Financial District and Marina District of the Port City Colombo. Comprising 269 hectares, Port City Colombo is a new city development built as an extension of the existing Colombo Central Business District (CBD). The Financial District and Marina District make up the central area of Port City. When completed in 2041, the master plan will transform Port City Colombo into a hub for commerce, tourism, and culture in South Asia.

Following the set up of a local arm in Singapore last year, Japanese developer Mori Building has announced plans for the construction of a 266-metre skyscraper in downdown Jakarta. The 59-storey office and commercial building is expected to cost more than 50 billion yen ($453 million) and is set for completion in 2021. With a floor space of 190,000m2, the building will be designed by American architects Kohn Pedersen Fox Associates, whose past works include the Shanghai World Financial Center and Mori Building’s Roppongi Hills Mori Tower. Indonesian company Shimizuand will lead construction.

SOM’s vision, selected as the unanimous winner by an international jury, was cited as demonstrating exceptional sensitivity to the ecological and cultural context of Sri Lanka. The squares, canal edges, gardens, a new harbour, and a new city park take cues from the local environment to create a sympathetic proposal that is rooted in the country’s unique geography and ecology. Mori Building has also announced plans for a new 48-storey, 265-metre skyscraper in Tokyo’s Toranomon business district. The Toranomon Hills Station Tower will become Tokyo’s tallest office building, and will be integrated with the new Toranomon subway station, slated to open before the 2020 Olympics. The project is expected to cost around 100 billion yen and will include a world-class hotel. Station Tower is part of a planned 800,000m² four-building complex that includes the existing Mori Tower.

ZHA WINS MASTERPLAN 2030 COMPETITION FOR OLD CITY HARBOUR IN PORT OF TALLINN

Leigh & Orange to design Vanke’s first TOD project in Hangzhou Leigh & Orange has been awarded the design contract to provide architectural services for the first Vanke and Hangzhou Metro joint-venture Transit Oriented Development (TOD) project in Hangzhou. The project is located at the Xiangyuanlu Station of Metro Line 10 with a site area of 27,300m2. It contains 68,300m2 of above ground commercial GFA and 43,400m2 basement retail and carpark. Appointed by Vanke, L&O’s scope of work will cover masterplanning, TOD and architecture design services. Upon completion in 2019, the TOD project will comprise four 50m tall office blocks and one retail & amenities podium with shopping streets enclosing a landmark public courtyard. L&O’s history of creating TOD projects includes the Shenzhen Metro in Qianhai, which comprises two office towers, a serviced apartment block, two boutique hotels, a retail podium, shopping streets and 11 residential towers, with a total GFA of 544,800m2.

The Port of Tallinn launched the competition for ideas for the development plans or Masterplan 2030 for the Old City Harbour in 2016. With the aim of finding a comprehensive, long-term solution to connect the city and its public spaces with the functions of the port, Masterplan 2030 will form the basis for the redevelopment in the port area into an urban space. Valdo Kalm, chairman of the management board of the Port of Tallinn, explained Zaha Hadid Architects’ masterplan stood out for its innovative and integrated approach to Tallinn’s maritime gateway.

“Zaha Hadid Architects have very skilfully created a balanced connection between urban space and the port area with some carefully considered access roads and traffic solutions,” he said. “What stands out in their designs are the diagonals running through them of the pedestrian footpaths, around which a very diverse and memorable city space has been established.” The Port of Tallinn and Zaha Hadid Architects aim to complete the masterplan for the Old City Harbour by the end of 2017.

HOK-Designed LG Science Park Reaches Major Construction Milestone The world’s largest new corporate research campus is 75 percent complete and on target to open in Seoul in 2018. Situated in the city’s Magok District on the edge of the Han River, the 1.1 million m2 research and science campus for global consumer and electronics brand LG Group, is now three quarters of the way to completion. HOK was responsible for creating the overall campus masterplan and architecture, including the design of 10 laboratory and office buildings totalling more than 750,000 m2. Gardens and linear parks link the buildings at ground level. All are connected by an underground amenities and service floor, in addition to several subterranean parking levels.The gardens and plazas will be accessible to the community, with the campus facing a large new public park. An Integrated Support Centre (ISC), situated in the middle of the site, will house gathering spaces including a welcome centre, multipurpose event hall, conference and seminar rooms, exhibition areas and a VIP lounge. The ISC will also include daycare facilities, sports and recreation areas, and convenience retail.

Chinese investors capitalise on cheap Berlin Chinese wealth management company, Premium Finance Group, has announced plans to sell 127 luxury apartments currently under construction in the KU136 Kurfuersten Strasse Berlin building in Berlin. The area, which to Berliners is synonymous with prostitution and the drugs trade, is set to overturn the area’s reputation and is being marketed in Beijing and Shanghai as a desirable area with excellent local facilities for families. Shanghai- and Beijing-based Premium Finance Group is one of a number of Chinese wealth management companies holding regular launch events in China to sell flats in Berlin, helping to make the German capital a growing target for Chinese property investment. The company claims that Berlin property prices and residential rents have seen annual increases of 10-13% and 8-10% respectively in recent years, and that investors can access the market for just 50,000 euros ($59,540). As the Design Architect, Interior Designer and Wayfinding and Signage Designer of the new terminal, Benoy has utilised its leading expertise in Retail, Mixed-Use, Hospitality and Leisure to deliver a new and intelligent design approach that aims to redefine travel experience. At 225,000m2 the boutique terminal features a walk-through, integrated retail concept. Double height shop fronts, open spaces, natural light, soft landscaping and easy wayfinding offer a continuous experience throughout the airport, both airside and landside. An abundance of skylights and the inclusion of interior gardens, trees and green walls help to capture Singapore’s national identity as a ‘City within a Garden’. The focal point of the new terminal will be the Central Galleria, a glazed, open space separating airside and landside areas. T4 is set to begin operations later this year. As Benoy’s first new build passenger terminal it complements the firm’s portfolio with Changi Airport, which also includes the highprofile Jewel Changi Airport development.

Knight Frank launches Global House Price Index Q2 2017 Independent global property consultancy Knight Frank launched Global House Price Index for Q2 2017. The index, which monitors and compares the performance of mainstream residential markets in 55 countries across the world, 11 of which are from Asia-Pacific, rose by 5.6% on average (weighted by PPP) in the year to June 2017, down from 6.5% recorded last quarter. Forty-nine of the 55 housing markets tracked recorded flat or positive price growth in the year to June 2017. Iceland and Hong Kong continue to lead the rankings, with both countries seeing their annual rate of price growth accelerate over the last three months, from 17.8% to 23.2% and 14.4% to 21.1% respectively. Meanwhile New Zealand and Canada, two countries whose housing markets have moved in tandem for the last few years, are now moving in opposite directions. New Zealand slipped from third position in the rankings to tenth as annual price growth moderated to 10.4%. China’s average price growth dipped marginally to 9.6% in the 12 months to June. Schmidt Hammer Lassen Architects announces first US project International architects Schmidt Hammer Lassen, which has offices in Aarhus, Copenhagen, London, Shanghai and Singapore, announced its collaboration between developer Bedrock Detroit, local architects Neumann Smith, engineering firm Buro Happold and landscape architects SLA. With 75,000m2 of office space, 15,000m2 of retail space and more than 4,400m2 of public space, the 12,542m2 site that is the Monroe Blocks development will combine downtown Detroit’s first high-rise office tower in a generation with over 480 residential units. Described as an icon for the future development of Detroit, the development will re-establish historic alleyways and introduced new public plazas and green space. The new office tower will offer a combination of large floor plates, tall ceiling heights and access to sunlight currently unprecedented in the city. The mixed-use development will also include high-street retail, grocery stores and food markets, entertainment, sport and leisure facilities and the potential for exhibition spaces and performance venues. The Monroe Blocks development is set to break ground in early 2018 and will complete in early 2022.

The development transforms and expands a historic German WWII bunker into a groundbreaking cultural complex comprising four exhibitions within a single structure, seamlessly embedded into the protected shorelands of Blåvand in western Denmark. Construction of the 2,800m2 ‘invisible museum’, which is expected to attract around 100,000 visitors annually, commenced in 2014.

The building consists of four main materials and elements – concrete, steel, glass and wood. The walls of the exhibition rooms are made of concrete cast onsite, supporting the landscape and carrying the fascinating roof decks that cantilever out 36 metres. The gallery spaces are constructed using wood and hot rolled steel applied to all the interior walls. Six metre high glass panels face the outdoor courtyard, allowing natural daylight into the four exhibition spaces.

ARCHIDEX 2017 another resounding success ARCHIDEX is the region’s most important trade event in the architecture, interior design, and building industry calendar. Over the years, ARCHIDEX has grown to become the most successful congregation of professionals for this industry not just within Malaysia, but increasingly from the around the region. This year’s event, held over four days from July 18th at the Kuala Lumpur Convention Centre, featured over 550 local and international exhibitors representing leading brands from 14 countries — Malaysia, Australia, Austria, China, Germany, Indonesia, Japan, Korea, Singapore, Switzerland, Taiwan, Thailand, United Kingdom and Vietnam, as well as Hong Kong (SAR). Among the highlights of this year’s exhibition, were four country pavilions featuring the best designs and latest advancements from Austria, China, Singapore & Korea. More than 36,000 visitors from around the region and beyond — including industry professionals such as architects, interior designers, property developers, engineers and quantity surveyors — visited the exhibition halls to discover the latest innovative solutions in the field. Building on previous successful outings, this year’s instalment met expectations, seeing an increase of transactions to over RM1 billion. One highlight of this year’s event was the inaugural Architalent, an architectural student competition for talented and inspiring personalities from Malaysia’s schools of architecture. Themed ‘Social Architecture’, the competition received over 70 entries from teams who worked together to generate thoughtful and provocative ideas for densely populated cities, such as Kuala Lumpur, which have experienced rapid population growth and increasing urbanisation.

Asia’s flagship retail industry event, Retail Asia Expo 2017 was held at the Hong Kong Convention and Exhibition Centre in June, welcoming over 9,000 retailers from across the region to experience the future of retail empowered by technological innovations and advancements. The exhibition focused on Retail Design, In-store Marketing Retail Technology and Internet Retailing. More than 180 exhibition booths featuring innovative retail suppliers from around the world – including those from Hong Kong, China, Singapore, Korea, India, France, Finland and the US – showcased more than 2,000 products and solutions on how to boost business performance in the current environment. The expo also brought together 112 speakers and over 50 hours of educational content on all topics of retail technology, retail design, internet retailing and omni-channel retailing. The organisers also announced that the re-branded Retail Asia Conference, will continue to bring the latest omnichannel insights for retail professionals across Asia in 2018.

Making its exciting debut at the 2017 Expo & Conference was the Retail Asia Trend Trail. Created in association with organizer Diversified Communications and leading retail and brand consultancy, FITCH, the Trend Trail sought to identify shoppers across the world and the four mindsets that shoppers are said to exhibit at any given moment, depending on the particular shopping mission and the stimuli around them. Popular new features also included the Cross-border eCommerce Zone and the Startup Zone. More than 60 free seminars were held during the Expo, each designed to cover the hottest industry topics, including an interactive shopping experience, e-commerce market entry for India, Indonesia and Malaysia, and how to boost higher sales growth with big-data. Industry-leading speakers included representatives from Baidu, Google, Intel, Malherbe Design and Benoy.

Examples of Inhabit’s undeniable commitment to pushing the boundaries of engineering and design include working with US-based architecture firm NBBJ on leading China I.T. company, Tencent on their spectacular new southern China headquarters in the Nanshan District of Shenzhen. As façade consultant for the iconic Tencent Seafront Tower, Inhabit was engaged from the project from day one, and helped to inform the design from a conceptual idea through to reality. With 55-storeys and a GFA of 270,000m2, the skyscraper’s twin-towers are a reflection of Tencent’s innovative philosophy, responding to China’s crowded conditions with a vertical, interconnected urban-rise high-rise solution. Comprising a 300m North Tower and a 220m South Tower three horizontal volumes link the two towers. The result is a vertical campus environment with connection bridges and rooftop courtyards providing office space and leisure amenities for 12,000 company employees. Designed from the inside out, the building is made up of a series of complex and bespoke façade systems expressed vertically and horizontally. Inhabit worked together with the architect and client to look at costing, buildability and procurement before producing detailed drawings, bringing contractors on board and supervising production in the factory and installation on site. Inhabit was responsible for the main curtain wall and metal cladding façade systems. These include a unitised prefabricated system with large cantilevers, and a revolutionary double height panel spanning two floors. Further, a vertically staggered unitised system on an approximately 90m wide south elevation uses prefabricated units to achieve a glass incline at seemingly random angles in aggregate to form a pattern. With towers positioned and rotated to help minimise direct exposure to the sun and to capture the site’s prevailing winds whilst aiding ventilation, a unitised curtain wall façade system with variable protruding panels, works to control glare and heat gain. Meanwhile, glass window panels located at each of the links are supported by custom-made galvanised steel armatures designed to minimise the size of the supporting glass panels that are in turn supported by tension rods and steel posts. In terms of sustainability, Tencent is expecting to achieve both Leed Gold Rating and perform as a 2-star China Green Building.

At Unilever’s new Indonesia Headquarters, Inhabit’s lighting scheme permeates the entire building, taking elements from the exterior of the building to the interior to create a cohesive and coherent design. Located at BSD City, a new development south-west of Jakarta, this 5-storey high building with a GFA of 35,000m2 is targeting a green mark gold rating. As well as lighting, Inhabit were also responsible for the building physics, full process façade engineering and the Access & Maintenance and ESD strategies. For Kevin Law, Inhabit Associate, Hong Kong, this project exemplifies the company’s ability to work globally and remotely, and is testament to its ability to provide the client with a superior product based on the diversity of Inhabit’s skillset. “The façade was run out of Singapore with building physics from Melbourne, lighting from Hong Kong and acoustics from Dubai. We had people on the ground able to understand the culture, the codes, the industry and what local manufacturers are capable of doing and what they are not. Materials were locally sourced where possible for sustainability, and technology allowed us to collaborate remotely on key elements of interior design, architecture and lighting to achieve an integrated and cohesive end-result.” From a lighting perspective, Hong Kong-based Lighting Principal Ben Luder notes: “We wanted to highlight the different layers, shapes and geometry of the façade and the building as a whole. We used light that grazes down the surface of the façade at night to highlight some of the materials used, and

this also led to us informing some of the interiors and landscaping. Every area has been thought about in terms of bringing in some of the narrative of the space, where linear aspects of the design create a sinuous element to the lighting.” Patterns that Aedas, the architect, had taken from the client’s logo have also been lit up in the atrium and reception areas, with large curved-edged glowing boxes representing the building’s footprint and creating an environment that is as welcoming, vibrant and intrinsic to Inhabit’s core ethos as it is distinctive, efficient and functional for end-users. The curved, flowing façade of the building is highlighted using a new flexible LED technology, which gives the façade nosing a continuous glow. Inside, the sinuous appearance of the lighting is extended using bespoke curved-linear LEDs, while warm and cool lighting colour temperatures have been carefully selected to create distinction between the office-related areas and public amenities such as the restaurant, day-care centre and prayer facilities. In this project Inhabit can also be credited with realising a curtain wall system that maximises daylight penetration into the building. The building is clad with grey aluminium blade louvres of varying depths to provide shading and reduce heat gain. Indentations on the façade create indoor and outdoor green pockets, with each of the four building wings connected by piazzas to complement the environment. Since its inception in Hong Kong in 1972, international architectural practice Dennis Lau and Ng Chun Man Architects & Engineers (HK) Limited (DLN), has developed a portfolio of iconic commercial developments across the city, including Wanchai’s Central Plaza, The Center in Central, Hysan Place in Causeway Bay and Manulife Financial Centre in Kowloon Bay. DLN was recently ranked third in the Top Design Architects category of the Top Company Rankings by the Council on Tall Building and Urban Habitat (CTBUH), the worldwide body responsible for defining and measuring skyscrapers. Four of the practice’s projects were recognised in the in the CTBUH latest compilation of the World’s 100 Tallest Buildings, with CITIC Plaza ranked 47th, Nanning Logan Century ranked 52nd, Central Plaza ranked 57th, and The Center, ranked 79th. In a response to the growth and socio-economic transformations occurring in Hong Kong, mainland China and the Asia region as a whole, DLN’s portfolio of completed projects includes innovative, environmentally-friendly and original projects of all types - from large mixed-use complexes and communities, residence, offices, hotels and resorts, university campuses, hospitals, logistics centres, factories, as well as skyline-changing skyscrapers and landmark mega-projects. In June this year the firm announced its design of One & Two Chinachem Central, a new landmark in the heart of Central and milestone redevelopment project for developer Chinachem Group which combines modern architectural aesthetics with practicality while addressing the need for modern, efficient and quality commercial spaces in the traditional Central Business District. Featuring a column-free interior, highly efficient use of floor space and sustainable building design with LEED’s Silver certification, curvilinear geometry and clear physical and visual flow throughout, the development maximises efficiency in the use of office space and resources while becoming a new landmark for the area. Also in Central, DLN were the architects for Henderson Land’s H-Code development on Pottinger Street, a 24-storey High Block and 11-storey Low Block. Marking a breakthrough from the conventional curtain walled retail complex, the 842,329m² development enhances pedestrian flow between Soho and Lan Kwai Fong and is a masterpiece in vertical zoning. Underlying the DLN’s portfolio is the core value of putting people first: “A good design goes through a transformation process whereby an architect utilises his knowledge, experience, creativity and foresight in responding to the environment, and the needs and demands of end-users,” says Carolin Fong, Director and Head of Sustainability at DLN. It is a sentiment shared with fellow Director, Daniel Chan, who adds: “In collaboration with the client and other stakeholders, the architect’s function is to translate a statement of needs into a form that is efficient, that will stand the test of time, and that will improve the environment.”

Ensuring quality and brand recognition To ensure the quality of projects abroad, and ensure precise and smooth construction, DLN works closely with local architects and contractors to produce, review, and amend drawings. Apart from drawings, frequent site visits also help to ensure the quality of projects.

North Point Office Redevelopment 北角辦工室重建

A thorough understanding of each project’s context, as well as precise attention to construction details, has enabled DLN to capture the imagination of developers to realise a significant body of iconic works, including Kuala Lumpur’s JKG Tower, a modern and majestic looking double certified green building that adds a brand new silhouette to the city’s skyline. This 31-storey corporate headquarters and Grade-A office tower equipped with intelligent technologies and awarded Certified Level of Green Building Index by Green Building Index Sdn Bhd of Malaysia as well as Gold Level of the Green Mark by the Building & Construction Authority of Singapore, is described by Chan as a “new interpretation of the classical high-rise typology.” DLN’s meticulous attention to the client’s needs has won another commission in Kuala Lumpur – The ERA mixed-use development project. The project will accommodate offices, hotels, a retail podium mall, and residential areas. “DLN always looks for a unique solution to every project, whether in terms of expression, form, or program organisation. Sometimes iconicity is more about how architecture responds to the surroundings. You have to understand the context of the site and use it as a design advantage. We try to take a step back and review each project objectively, and then come up with an optimum solution for the client after testing various options,” adds Chan.

Designing for Health and Green For the team at DLN, the underlying principle of recent sustainable building designs is to go beyond the limits of technologically advanced architecture, whilst striving to achieve harmony between people, the city and the environment. Indeed, DLN’s designs for two new office towers in North Point, namely the redevelopment of the Newton Hotel in Electric Road, and the 23-storey 18 KWR, capture the essence of a “healthy and green” office space that goes beyond the confines of the traditional workplace to create a quality indoor environment for the white collar urban population. Indeed, as Asia continues to urbanise and as regional capital cities flex their growing economic status, the question asked of many in the industry, is just how much pressure architects are under to deliver iconic mixed-use destinations. In his vision for the profession, Chan highlights the need for architects to broaden their outlook and reinforce their competencies. “In addition to the designer role, architects are increasingly called upon to be a contract administrator, a negotiator, an advocate, and a leader,” he adds, noting that a single project can last 3 to 4 years from inception to completion. For more complicated projects the process might be as much as eight to ten years or more. Architects, Chan notes, need to rise to the occasion at various stages and take on different roles to ensure the project can be delivered successfully. Certainly this seems true for many if not all of DLN’s projects abroad, whether in a rapidly transforming region such as the Ukraine, an urban context such as Kuala Lumpur, or on a rural site such as the outskirts of Jakarta. In this context DLN’s designs seem to share a similar trait when it comes to responding to and being sensitive to the local context. Having long been exposed to contrasting cultures, the firm is confident in its ability to better understand the local environment, along with the needs of clients from different cultural backgrounds. “We pride ourselves on being adaptable and flexible and being able to empathise with many different viewpoints,” adds Chan.
