MANDARIN ORIENTAL TO OPEN LUXURY HOTEL AND RESIDENCES IN MELBOURNE

4N LEADS REVITALISATION OF HISTORICAL BUILDING AT HONG KONG FLOWER MARKET

Owned by the Urban Renewal Authority, Hong Kong, the conservation and revitalisation of a Grade 2 historic building at 190-192 Prince Edward Road West is set to welcome new tenants in the coming months. Originally built in the 1930s for the middle classes, the building was occupied by Japanese military from 1941 to 1945, and leased to the British army in 1947 through to the early 1950s. Made up of four floors of 270m2 plus roof, building renovation was completed in Q1 2017 by design team URA Design Department X 4N, and structural engineers KC Wong & Associates. In a balance of old and new, the building retains a terrazzo floor on the ground floor lobby, the Verandah area of 3rd floor at No 192, as well as concrete handles in the stairwell, patterned floor tiles, old-school cornices, iron window lattice works and bamboo-looking ceramic tiles. New features include old-school iron window frames being replaced by modern-day aluminium. Interior and exterior lighting design also plays a strong part in defining space and setting atmosphere.

SHLA AWARDED PROJECT ON FORMER SITE OF WORLD-FAMOUS CARLSBERG BREWERY

Mandarin Oriental Hotel Group has signed a management contract for a new luxury hotel and branded residences to be developed in Melbourne, Australia. The project is expected to open in 2023 and is the Group’s first announced property in Australia. The hotel and residences will be located in an iconic, mixed-use 185-metre tower designed by the late Dame Zaha Hadid and will play a part in the ongoing regeneration of the city’s Central Business District. The hotel will house 196 guestrooms and suites while 148 residences will be located on the upper floors. Owners will have exclusive access to the luxury hotel experience, as well as their own bespoke amenities including a private residents’ lounge. Mandarin Oriental, Melbourne will feature an all-day dining restaurant and a bar with a landscaped roof terrace. There will also be a variety of meeting spaces and an executive club lounge. A spa will offer wellness, relaxation and beauty facilities, while further leisure options include a comprehensive fitness centre and an indoor swimming pool. Melbourne-based property developer, Landream, is developing the project.

COLLIERS REPORT EXAMINES HONG KONG’S PROPERTY MARKET 20 YEARS AFTER THE HANDOVER In its latest report Colliers concluded that an integrated and competitive framework would offer new opportunities for the local property market. Research shows that despite different rounds of economic and external turbulence in the last 20 years, the property price has reversed the downward trend from the Asian Financial Crisis and SARS epidemic to reach a record breaking level in 2017. Although residential prices have become less affordable, the property market in general is in a healthier condition than 1997 as demand is currently driven by domestic end-users. Leasing demand from PRC companies for office spaces in Central has pushed up rents, triggering the decentralisation of traditional tenants and the adoption of flexible workspace solutions to lower real estate costs. In the upcoming decade, the Belt & Road initiatives and the Greater Bay Area plan provide a visionary blueprint for Hong Kong’s economic development. The limited developable space, however, has restrained Hong Kong’s development. Hence, the city will need to expand its capacities in creating new infrastructure, business districts, high-tech parks, cultural facilities and tourism attractions to accommodate new demands.

Schmidt Hammer Lassen Architects (SHLA), Holscher Nordberg Architects, Züblin and COWI will design a new 36,000m2 mixed-use development consisting of a city block and an 80 metre high residential tower, situated close to the famous Elephant gates in the North Western corner of the Carlsberg site. The development will comprise 17,000m2 of housing, 7,000m2 of offices, 2,000m2 of retail and F&B as well as a 10,000m2 basement. The Carlsberg Brewery production plant in Copenhagen, which closed down in 2008, is renowned for its rich architectural legacy and has been re-emerging as a new sustainable city district. When completed in 2024, Carlsberg City will enjoy a vast network of bicycle paths, and a new modern commuter railway station, which is expected to become one of the busiest in Copenhagen. Modern and sustainable developments will mix with listed buildings. Shops and offices will integrate with housing, educational and daycare centres. In total, the development will offer over 3000 new homes available at various price levels, whilst 10,000 students have already begun their first semester at the new UCC Campus Carlsberg inaugurated earlier this year.

ARCHITECTURAL ICON TO ENHANCE TOURISM IN VIETNAM’S MOST LIVEABLE CITY

Following the design success of the multiple award winning Landmark 81 in Ho Chi Minh City, Atkins has been appointed by Empire Group, one of Vietnam’s leading property development pioneers to provide architecture and interior design services for Cocobay Towers in Da Nang, Vietnam’s third largest city. Located between Da Nang and Hoi An, a UNESCO World Heritage Site, the project consists of twin towers rising to a height of approximately 200 metres, connected by two 52-metre long glass sky bridges on the 48th floor. With a design inspired by the auspicious ‘double fish’ symbol, the development has a total gross floor area of 145,000m2. Each tower will accommodate a luxury hotel and condominium for the Viceroy and Mirai brands. Beneath the towers, the podium will contain ballrooms, hotel function rooms, retail, cinemas and a wax works museum. Features will also include a rooftop infinity pool, a 360-degree restaurant, and the most diverse shopping hub in central Vietnam.

The newly opened SOGO Freshmart at SOGO Causeway Bay, Hong Kong is the latest creation of Alexander Wong Architects (AWAL). After having worked on the project for nearly 12 months, the AWAL Team has successfully benchmarked a new level of sophistication for the design of Japanese Supermarket in the city of Hong Kong. Dubbed as ‘a lifestyle supermarket for the future’, Mura Futura features a world of Japanese and international brands. Architectural features include a barrel vault slatted ceiling system with integrated CCTV and sprinklers, a PA system, feature pendant and spotlighting, air ducts and glowing signage which creates the illusion of increased vertical height within the rustic feel of its basement setting. Tatami flooring, glass display shelves and Japanese timber joinery are coupled with full height display systems featuring moving shelves that ensure easy restocking of shelves. Inspired by the traditional Japanese village street, the interface and overhand of the individual islands and alcoves of the Gourmet Mura section of the supermarket are lit up by Japanese box lanterns to provide customers with a functional and aesthetically pleasing experience.

Broadway Malyan has been commissioned to design a new international school in the heart of Singapore for one of Asia’s largest education organisations. The Nexus International School (Singapore) campus is set to become the flagship school for the brand in a project that is ecologically and socio-culturally in tune with its surroundings and technically meets the needs of an evolving economy. Facilities at the 2,000-student campus will include a 50m indoor pool, a full size astro-turf sports field, recording studios, a library, auditorium, two sports halls and a range of flexible learning spaces. Digital technology will be an integral part of the curriculum delivery and a primary driver in the design of the school infrastructure. A range of initiatives will work towards a design ambition of ‘zero waste, zero water, zero energy’ with technologies that will see the pool heated through waste heat from learning spaces, smart shading operated by sunlight sensors and rainwater management enhanced to deal with local climatic conditions.

HOTEL INVESTMENT DOMINATED BY HONG KONG AND AUSTRALIA DURING FIRST HALF OF 2017 A recent report by real estate consultancy JLL showed that gateway cities such as Hong Kong, Singapore, Sydney and Melbourne continue to provide positive longterm tourism fundamentals for hotel investors, but that investors are now considering alternative investment strategies in key emerging tourism markets, including Vietnam which has become one of the most talked about markets in Asia Pacific. The region’s hotel investment volumes in the first half of 2017 were just over US$2.9 billion, with a shortage of investment grade hotels in the market compared to the previous few years. JLL recorded 28 hotel deals across six countries that amounted to over 5,000 keys, with the average price per key of all transactions recorded at US$486,600. Frank Sorgiovanni, Head of Research, Asia Pacific at JLL Hotels & Hospitality Group, said: “Hong Kong and Australia have been the standout markets in the region in terms of inbound investment, amounting to just under US$1.5 billion altogether, driven by robust tourism growth and solid trading performance driving investment activity in Australia.”

ALAI BY ZAHA HADID MARRIES ECOLOGY, DESIGN AND REINTERPRETATION OF LOCAL TRADITIONS

Designed in response to its natural surroundings, Alai by Zaha Hadid Architects on Mexico’s Mayan Riviera is the perfect merger of ecological considerations, engaging design and a reinterpretation of local architectural traditions. The development is located on a site prepared by a previous owner for an unbuilt complex. As the region continues to grow in popularity, Alai’s design is guided by the principles of integrating a new residential community while minimising the effect on local ecosystems. The design has significantly reduced its environmental impact by limiting the combined footprint of all residential buildings to less than 7% of the site’s total area, enabling existing vegetation to be retained and a majority of the site to be returned to its natural state through an ongoing programme of replanting planned in conjunction with landscape architects, Gross Max. An onsite botanical nursery will play a vital role in the restoration of species and ecosystems on the site that were disturbed by a previous owner, fostering growth of the site’s biodiversity. The creation of a woodland nature reserve, together with the replanting of coastal wetland to protect and enhance the mangroves of the lagoon, will also include a network of suspended footpaths enabling residents to access the woodlands, coast and lagoon without disturbing the ground. Residential buildings share an elevated platform with integrated perforations, allowing natural light to flood the ground below and enabling tropical vegetation to grow upwards through the platform. Amenities for sport, leisure and wellness are located nine metres above the ground to ensure local wildlife can cross the entire site on the woodland floor without barriers. Aedas recently announced that it has won a competition to design the Zhuhai Hengqin Tianhu Hotel Development in southern China. Situated adjacent to the natural Niujiaokeng Reservoir and Lake Tian scenic area, this luxury resort hotel development is envisioned to provide a haven of comfort and relaxation amidst the chaos of bustling city life. The design incorporates the style of local traditional Lingnan architecture with the signature sloped roof, and sets out to create an exclusive and hermitic hospitality experience that roots deeply in the local culture. The announcement came at the same time as the award-winning architects unveiled its design for the Shishi Gold Coast Project, a development that is envisioned to become the largest modern, sustainable coastal international community on the west coast of the Taiwan Strait. SPANISH FOOTBALL TEAM EXPANDS HOME STADIUM USING LINDEN COMANSA TOWER CRANES Construction of a new stadium structure for the Spanish football club Real Betis Balompié, which will increase the stadium’s capacity in 8,000 seats, is close to completion. Three 18-tonne Linden Comansa 21LC290 tower cranes were erected in October 2016, hired by general contractor Heliopol from rental company Eleva Grúas Torre.The stands under construction have a nearby street right behind them, which forced traffic to close for two days to speed up the assembly times. Due to the reduced space between the new stands and the street, one of the cranes was erected on a 4.5-metre cross base rather than the usual six metre base. The Linden Comansa 21LC290 works within a 54-metre-long radius, and is mainly used to lift special formwork and precast concrete pieces of up to 7,000 kilos in weight. To avoid any interference, the middle crane has a height under hook of 56.3 metres while the outer ones work at a height of 42.6 metres.

CIC TRANSFORMS ZCB INTO “CLIMATE CHANGE AND MY SMART CITY” EXPERIENCE CENTRE Since its opening in 2013, the Zero Carbon Building (ZCB) has dedicated itself to the demonstration and exhibition of state-of–the-art eco-building designs and technologies. In alignment with Government plans to transform Hong Kong into a smart city, and assistance from the construction industry and innovative entrepreneurs, the CIC has developed the new “Climate Change and My Smart City” Experience Centre featuring four main themes: Climate Change; Smart City & Sustainable Built Environment; Smart Living; and Health & Well Being. The exhibition applies virtual reality, augmented reality and a variety of gaming features to encourage interest in the concept of a smart city and sustainable building via streamlining construction procedures for engineers. Exhibits include Hong Kong’s first multi-functional autonomous vehicle, as well as health related technologies that combine robotics and neuroscience for stroke victims and an intelligent diabetic retinopathy screen platform. At the opening, Mr. CHAN Ka-kui, Chairman of CIC said: “We aim to reposition ZCB as a centre showcasing the advanced technologies of a smart city and eco-building design.” C

KNIGHT FRANK LAUNCHES ROYAL DOCKS WEST IN LONDON’S ROYAL VICTORIA DOCK

Knight Frank and leading London developer Mount Anvil have launched Royal Docks West in the London Borough of Newham. The development features a 19-storey tower of 105 studios, one, two and three-bedroom homes alongside retail space and a public landscaped garden and offers an exceptional opportunity to buy into the heart of the £3.7 billion regeneration area at the Royal Docks. HOK UNVEILS DESIGN OF MULTIPURPOSE SPORTS & ENTERTAINMENT VENUE,YAS ARENA A new cultural landmark is in the works for Yas Island, Abu Dhabi. The arena will be the first multipurpose venue to host sport, entertainment and other events on the island. HOK, a leader in international sport and entertainment design, is part of the WSP-led team responsible for delivering the design of Yas Arena, with support from Pascall + Watson. The team was engaged by Miral Asset Management, the entity responsible for the development of the broader southern part of Yas Island. In addition to the architectural design of Yas Arena, HOK also designed the adjacent arena retail and dining destination along the boardwalk, forming a mixed-use anchor on the east end of the bay.The arena is designed to expand from an intimate 500-seat theatre to an 18,000-capacity venue, maximising revenue and supporting a wide variety of events. The facility’s dynamic form and illuminated lantern facade is intended to both complement and animate the expanding waterfront promenade at Yas Bay. www.hok.com

RICS AND IFMA UNVEIL POWERFUL SUITE OF COMBINED CREDENTIALS AND PRO QUALIFICATIONS A landmark collaboration between the International Facility Management Association (IFMA) and the Royal Institution of Chartered Surveyors (RICS) is, for the first time, offering a combined suite of credentials and professional qualifications for facility management (FM) in a single, convenient online platform. LEAD 8 PRESENTS TOD MASTERPLAN FOR CYBERJAYA NORTH TO MALAYSIAN PM

Hong Kong-based multidisciplinary architecture and design studio Lead 8 has recently participated in an invited masterplan competition for a 40-hectare transit oriented development (TOD) masterplan in Cyberjaya, Malaysia. Waterproofing China Established over 40 years ago, Stirling Lloyd is a leading UK manufacturer of high performance coatings for the protection of infrastructure and buildings. The company’s portfolio boasts some of the world’s most iconic bridges, with one of its most recent projects in Asia being the waterproofing of the Hong Kong-Zhuhai-Macau Bridge (HKZMB).

Having conducted an extensive review and analysis of bridge deck waterproofing systems, the client, the Hong Kong- Zhuhai-Macau-Bridge Authority (HKZMBA) approved Stirling Lloyd to manufacture and supply the liquid-applied waterproofing for the three cable-stayed orthotropic steeldecked marine navigation bridges.

Consisting of a Main Bridge in Mainland waters, boundary crossing facilities and link roads, the bridge is designed to meet the demand of passenger and freight land transport. It is also designed to establish a new land transport link between the east and west banks of the Pearl River, and to enhance the economic and sustainable development of Zhuhai in Guangdong and the Special Administrative Regions of Hong Kong and Macau.

“The HKZMB at half a million square metres is currently the largest single bridge deck job we have done. Part of the selection process was the ability to meet the capacity and tight delivery programme, as well as management aspects of the commercial, logistical, technical support and quality assurance. Our experience of waterproofing steel orthotropic bridges with Guss-asphalt (GA) and mastic-asphalt (MA) overlays in similar environmental conditions certainly helped provide reassurance to the HKZMBA,” notes Carl Pearse, Regional Manager, APAC, for Stirling Lloyd.

Winning system On the company’s ‘Eliminator’ Bridge Deck Waterproofing system, Pearse explains how all components are based on the company’s unique ‘Esselac’ resin technology, which protects against corrosion and contributes to achieving a minimum 120-year design life. Firstly, an anti-corrosion metal primer is applied to the steel deck, before the ‘Eliminator’ spray is applied in two colour-coded coats, followed by a special tack coat designed to bond the hot poured asphalt. The system, he says, copes with the initial laying temperature of around 230 °C and creates strong bonding between the asphalt layer, waterproofing and the deck, and reduces stress over welds and joints. This allows the surfacing system to work in composite action, allowing loads and movements to be transmitted effectively.

The waterproofing process has multiple stages, the first being to remove any shop primer and rust to reveal bright steel to the specified profile. Any sharp edges, high points or fettling are then ground down. On the main decks, due to the sheer scale of the project, this was done using the largest driven ‘Blastrac’ machines available. The surface profile, or nap, is then verified through quality control tests immediately before the ‘Zed S94’ primer is applied (in the case of the HKZMB by roller) to prevent the steel from rusting. Priming also works to enhance the strong bond of the subsequent Eliminator membrane, a fastcuring flexible resin, which with the warm local temperatures, hardens with minutes and becomes fully cured within just thirty minutes.

Patented quality control While no project is without its challenges, Stirling Lloyd leaves no stone unturned when it comes to quality control. As Pearse explains: “During application, key environmental parameters are continually monitored to ensure that the system is applied to our patented quality control system. Using airless spray pumps, the detailed central areas and edges were sprayed by hand, and due to the demanding job scale and programme, the main deck areas where sprayed using automated spray machines. The specialist applicators were audited, trained and certified by Stirling Lloyd, and our UKbased engineering technicians were sent out for training and inspection at various critical milestones before and during the works, including routine site support. The experienced technicians also worked closely with the applicators in providing practical support to optimise pump performance and wastage control. Once pre-adhesion quality control checks have been conducted, the distinctive yellow first coat of Eliminator membrane is applied to form the minimum thickness. As Eliminator gels after a few minutes, it’s easy to constantly monitor the wet film thickness (WFT) to ensure correlation to the specified dry film thickness, thereby eliminating destructive checking tests. Once the first yellow membrane layer has been checked for any defects or damage, the second white membrane is applied. Two layers are better than one, providing extra protection against any pinholes invisible to the naked eye, enabling better quality control and ensuring an even thickness. The cured membrane surface, which is UV resistant, is then scanned electronically using a Holiday tester to detect any discontinuities or low spots, which are then marked for repair. There was no pin-holing and hardly any snagging to do on this job. The membrane can be trafficked directly, if necessary, after just one hour. The final stage is the application of a thin red layer of tack coat to the membrane. ‘Tack Coat No. 2’ cures quickly, and, with its hard surface, is suited to the wheel loads of the asphalt paving plant. When the hot-poured asphalt is applied directly to this heat-activated tack coat, a strong chemical bond is formed, allowing the whole surface pavement system to work compositely in transmitting and dissipating the considerable stresses and strains induced by traffic loading and structural movements.”

Partnership and growth Stirling Lloyd’s close collaboration with the client, HKZMBA, in considering and addressing the many technical and application issues, involved Pearse and his team working alongside many of the Authority’s departments, including design, operations, commercial and legal. “We found the HKZMBA, paving contractors and inspection authorities all to be absolutely professional and highly motivated organisations, with excellent engineering knowledge and commitment to the quality and success of the project. There was a genuine spirit of partnership, and the typical challenges and problems encountered were always solved in an open and pragmatic way. Our own Production and Logistics teams in the UK likewise stepped up to the challenge. I have been in China for over 20 years but have learned a lot more during this project about doing business in the Mainland. Through the odyssey of this special job I feel I have made some lifelong contacts and friendships.” As Stirling Lloyd continues to grow in the region, the future looks bright. Following record growth and sales over the last couple of track years, the company was recently acquired by a leading global provider of construction chemicals and products, GCP Applied Technologies Inc. Success breeds success, and Stirling Lloyd has already secured, via competitive tender, another large bridge in Anhui, China, with one of the paving contractors fresh from HKZMB. “We are delighted that GPC’s standing and resources is already bringing us greater market coverage and penetration, along with the extra value we can now provide in terms of technology solutions and service to existing and new clients,” Pearse concludes.

Walking the talk towards the modern workplace With advances in technology yielding increased connectivity, more thought than ever is being given to where and how we work. In an initiative led by recruitment firm Bespoke Careers, a collection of real estate executives, interior designers and workplace strategists working across the Asia Pacific region came together for a roundtable discussion at MMosers’s flagship Hong Kong office. Hosted by Shan Valla-Bradley and Zane Hosgood of Bespoke Careers, and moderated by Jordan Kostelac, Senior Consultant of Strategic Workplace Services at JLL, the roundtable revealed a series of themes and issues relating to the provision of flexible and productive working environments. In attendance were Truddy Cheung, Head of Workplace and Change Management, and Jonny Wright, Associate Director of Flexible Workspace Services at Colliers International; Deborah Negrash, General Manager of Hong Kong’s first branch of Naked Hub which opened in June this year; Audrey Zaimeche, Associate Strategy of M Moser Associates; David Thomas, Associates in Leadership Development; Jared King, Co-founder E3 Reloaded, a Hong Kong-based creative agency that works alongside leading organisations to create change and inspire greatness; and John F. Bowden, Manager of Workplace Strategy, Asia Pacific Region at Microsoft (HK) Ltd.

Why go to work? Jordan Kostelac kicked off proceedings with a simple question: why do we come to the office? For more and more employees, work is no longer a question of going into an office in the morning, sitting at a desk, grabbing a sandwich for lunch and leaving as the sky darkens. Why work from a desk when you can work from a café or from home? The answer may well be as simple as the question: we can do a lot from our technological gadgets from anywhere we choose, but this will never replace the natural human need for collaboration and interaction.

“I like to use the office as a tool and I’m happy to be part of a company that encourages this.” “If I don’t go into the office it’s because I need to focus, and an open office can be full of interruptions and distractions. I like to use the office as a tool and I’m happy to be part of a company culture that encourages this,” notes Truddy Cheung. It is a sentiment shared by her Colliers colleague, Jonny Wright, who unlike many of his colleagues attends the office only when he needs to meet with his teams, or utilise certain office based resources. In fast-paced Hong Kong, David Thomas highlights that the concept of convenience is important to employees. For a company on the other hand, its ability to effectively optimise what he refers to ‘the per square foot/ per employee equation’ is paramount. Indeed, if a workplace strategy is to be successful it needs to meet the demands and preferences of both the employee and employer.

It’s not just about the design, the aesthetics and the ambience of the office, but also the human element that is so crucial,” notes Deborah Negrash. From a design perspective, Audrey Zaimeche agrees: “Whether it’s part of the branding experience that reflects the culture of a large organisation or creating co-working spaces where entrepreneurs can meet with others, our job is to understand our clients and to inspire.”

However, as Kostelac points out, while it might easy for a consultant to go into an organisation and say ‘Go forth and collaborate’, if the catalyst for a change management program is cost saving it is important that the proposed strategy is anchored to the true aspirations of the business. Cheung adds that the essence of the co-working industry is somewhat different from the role the workplace strategist has to play in creating solutions that match the business objectives of the client. Both agree that co-working spaces adopt a workplace strategy that serves to drive business to a better place.

Global versus local What is clear is that workplace strategy has a lot to do with understanding what people need and want from their workplace and an awareness that what works for one person or department in the same organisation may not work for another. “There is never going to be a one size fits all solution. It has to be about letting people work in a way that is most convenient for them,” observes Wright. Jared King, who founded E3 six years ago and today also works with coworking group The Hive notes: “A lot of the big corporates have global policies that they try to role out across all international offices without taking into consideration the local context or needs. You might have a direction that you want the organisation to go in but you also need to empower the local teams to interpret and implement the change that’s right for the local business.”

Go forth and collaborate Negrash elaborates on how plugging into a co-working space connects you to a shared economy. The question is how to make it more enjoyable, more creative, and more collaborative. King agrees, adding that co-working is a rejection of uninspiring workplaces and a sentiment that is expanding quickly across Asia. It represents a new era when compared to that of the industrialage factory mindset.” While adopting new workplace strategies may come with initial associated costs, the value to the team, as well as the business and bottom line, will almost certainly be offset. Indeed, as Wright notes, there is significant value when a company is agile enough to offer tailored solutions to the diverse needs of a cross-generational and cross cultural workforce.

Attracting the new generation From the viewpoint of sourcing talent and the incentives that employees look for when it comes to leaving or joining a company, Valla-Bradley and Hosgood of Bespoke concur that office environment, pay and location are three key factors in a person’s motives to changes jobs. “It can be common for people to jump jobs every year in Hong Kong, and this could be a reflection of Asia businesses often not offering engaging or progressive work place cultures. That said, the driving force behind a person’s decision to leave one job for another can be as simple as who is offering the best salary. In the last few years employers’ awareness of this seems to have peeked and these issues are being addressed in many businesses. However, changing an office culture is challenging if not addressed holistically and from an expert’s perspective.”

“Companies should treat employees the way they treat customers.” John Bowden of Microsoft, touched on his own observations of why employees have a lack of commitment to their employers and will job hop for small salary increments. He points to greed, ambition and a low attention span being the driving forces. Thomas however points out that it is up to leaders to rise to the challenge of engaging their employees by opening up a dialogue about what they want to do with their careers, how the company can help them achieve their goals and how much of their own time and effort they are prepared to put into enhancing their own capabilities. King agrees, adding that companies should be treating employees in the same way that they are treating customers. “Only once you start thinking this way can you engage with them and breed loyalty,” he adds.

All work and no play? So how, as workspaces evolve in the decades ahead, does the idea of being committed to your job, but at the same time needing a distinct separation between work and personal life really play out? For Cheung it’s a question of personal choice. For her it’s the ability to separate her work life from her personal life. Just as she sees the office as a tool rather than a place she has to go to every day, she questions whether it is time we saw the hyperconnectivity that so many of us have all succumbed to every minute of the day in the same way? Jordan aptly concludes, noting that hyper-personalisation and an openness to change is clearly the only way forward when it comes to the developing the workspaces of the future.

Prefabricated Delight Early this year the long-awaited $832.5 million iconic masterpiece that is the Elbphilharmonie concert hall finally opened its doors to the public after ten years of construction. Set along the banks of the Elbe River in the German city of Hamburg, the ‘crystalline palace in the sky’ was built on top of the remnants of a 1960s redbrick warehouse. The stunning design adds yet another breathtaking string to the bow of worldrenowned Swiss architects Herzog & de Meuron, whose portfolio includes such architectural delights as London’s Tate Modern, and the Beijing National Stadium. In March it was announced that the latest addition to the Elbphilharmonie spectacle would be a 230 square meter penthouse on the 24th and 25th floors of the building. This is no ordinary penthouse, however, and begs a number of questions from the outset: first, based on the client brief, how does one go about implanting an organic, seamless space into a right-angled rational structure while incorporating intelligent building techniques capable of saving costs, time and resources, and minimising existing tolerances between planning and implementation on the ground? The answer comes from a design and construction team comprising the Munich office of Bruckner Architeckten, Elphilharmonie’s interior architect Irena Richter, and Bavarian architectural wood experts Schotten & Hansen, who specialise not only in luxurious custom-made yachts, handmade wooden plank, exquisite parquet and unique interior design, but also in prefabrication technology. Founded in 1984, they are known as much for their high quality wooden floors and interiors, as they are for their cooperation with world-renowned international architects, shipyards and builders and new developments within the construction process. And this project is no different, marking the first time that the company has presented digital technology for the construction industry. What sets the penthouse apart from the other 44 units on the property is that the anonymous buyer was prohibited from carrying out any extensive construction, as any on-site work would have created a disturbance in the operation of the Elbphilharmonie, as well as possible risk to the building’s structure. To alter the interior development in accordance to the wishes of the owner of the apartment the challenge for the designers and builders was to plan the construction so that it would not compromise completion of the final stage of the building.

The result is a modular building system that can be reassembled on site. Indeed, with no sawing or drilling required, each part is made to fit perfectly together, reducing the time needed on site to a minimum. Technological advances mean that every detail, including any deviation from building intolerances, are finalised in advance in the 3D model, and construction is a case of assembling the prefabricated elements on site.

The solution was for Schotten & Hansen to construct prefabricated modules to be delivered and assembled on site. Indeed, following extensive and precise drafting, over 1,000 components were sculpted off-site using robotic devices and CNC milling machines. And if this did not present a big enough challenge, all pieces needed to be small enough to be transported to the penthouse summit via the Elbphilharmonie’s passenger elevators before being fitted internally over an intricate wooden substructure. The client brief was clear: “to invoke the instinctive cocooning of childhood for which there is no place in our optimised, pragmatic world, where one large room, a bright amorphous space fills the majority of the space.” Its rounded edges are designed to create of continuum of ceiling and walls without seams or edges, and a staircase leads to a gallery sleeping area, where parapets, counters, benches and seats grow sculpturally from the walls. Passages and views into other rooms open up and lead to the cave-like bathroom and into adjoining rooms, which also feature curved forms made from light aerated concrete. In order to obtain the most accurate planning documents, the empty space into which the penthouse would fit was completed as an accurate computerised model. Architectural plans were created using a laser scanner into which precise measurements were inserted to create computerised scale models of the entire apartment, with 3D renderings revealing a cave-like space, void of any corners. The next step was the development of the design and installations on screen.

While today’s building industry characterised by the materials and products that are constantly evolving to the highest standards, the methods used for construction over the past 100 years have also changed considerably. Despite technological advances, the majority of today’s construction processes are still based on two-dimensional representations, where the process involves several stages before implementation and is susceptible to deviation. In this project however, no expense has been spared as plans and any necessary changes can be adapted in real time and distributed to all parties involved in the project. And while the high-tech method of thorough planning and manufacturing on the basis of spatial 3D computer models is already commonplace in machine and automotive building, in the building industry it remains in its infancy. Indeed, it is common for an interface to take place between design planning and execution, however any architect will no doubt agree that computer generated 3D planning has decisive advantages compared to 2D drawings, as all the craftspeople and planners involved are able to use the same data. The result is that tolerances can be identified at the earliest stages and changes can be adapted in real time and distributed to all parties involved. In the case of the Elbphilharmonie penthouse, floor-to-ceiling expanses of glass surround the spectacular space continuum that is formed beneath the vaulting roof of Hamburg’s latest landmark. From the on-site installation of the computer-generated wooden substructure, to the electrical cables and pipes that precede the plastering of the prefabricated parts with a fine-grained breathable material, the result is a stunning and wholly homogenous surface made of lightweight aerated concrete and plasterboard, cut with tolerances that show details down to the nearest millimetre, and no doubt give us an extraordinary insight into the future and possibilities of prefabricated construction.

Hamburg’s new architectural landmark:

Designed by Swiss architects Herzog & de Meuron, Hamburg’s spectacular new Elbphilharmonie concert hall was officially opened in January 2017. Its glass structure and fluid wavelike roof is perched on top of a 1960s Werner Kallmorgen warehouse. Lying at the western point of the new HafenCity, Europe’s largest inner-city urban development project, and in direct proximity to the Speicherstadt warehouse and Kontorhaus business districts, the site looks set to become a new social and cultural hub for locals and visitors alike. The development is made up of three concert halls; a 37 metre high public Plaza that features panoramic views over Hamburg and the port; a music education area; a selection of food and beverage outlets; and a hotel. The external shell of the Elbphilharmonie’s glass structure is composed of around 1,100 glass elements that mirror the sky, the city and the waters of the River Elbe. The façade is a constantly changing projection surface, reflecting its surroundings and the different weather conditions. A slightly curved escalator, known as The Tube, is approximately 80 metres long and leads the way into the building, with walls encrusted with countless glass chips. This leads up to the sixth floor to a large panoramic window from which the port and landing stages are visible. A second, shorter escalator transports visitors up to the roof.

of the room, almost forming part of the walls and ceiling. Despite its size, no member of the audience is seated more than 30 metres away from the conductor. In collaboration with star acoustician Yasuhisa Toyota the architects designed a special wall and ceiling structure.

At the top lies The Plaza, which links the two parts of the building. Its internal and external areas act as a meeting place from which visitors can access the foyers of the new concert hall. At 50 metres high and with 2,100 seats the Grand Hall is the true centrepiece of the Elbphilharmonie. Musicians are seated at the heart of the audience in the middle of the hall, while seats rise in a steep incline to encircle it. The rows of seats extend virtually to the top

On the east side of the Elbphilharmonie is the Recital Hall, designed to seat up to 550 people. The wave-shaped wooden panelling here ensures perfect acoustics and provides the ideal venue for chamber music. The third hall, Kaistudio 1, designed for around 150 visitors, is part of a seven-roomed music education area, which underlines the broad spectrum of potential uses of the Elbphilharmonie’s outstanding and world-ranking facilities.

Known as the “White Skin” it features 10,000 individually shaped gypsum fibre panels cut with millimetre precision to reflect sound, and optimise acoustics. The reflector under the ceiling of the hall also acts as the hall’s central light fitting and conceals critical elements of the hall’s technical functions. A bespoke pipe organ features 4,765 pipes situated in, next to and behind the audience seats.

Family comes first at Maggie’s Centre in Manchester Maggie’s Centres specialise in creating a welcoming ‘home away from home’ – a place of refuge where people affected by cancer can find emotional and practical support. Following her own cancer diagnosis, the eponymous Maggie Keswick Jenks sought to establish a compassionate programme of care that allows patients to be informed participants in their own treatment. Her approach, now the basis of all care at Maggie’s Centres around the world, emphasises psychological support, strategies in stress reduction and the benefits of a familial atmosphere within a domestic environment. The architectural approach to the Maggie’s Centre at the Robert Parfett Building near Christie Hospital’s leading oncology unit in Manchester, England typifies these ideas. Designed by Foster + Partners, this single-storey structure is now home to the largest Maggie’s Centre in the United Kingdom to date. Biophilic design elements, which refer to the human species’ innate connection to nature and natural processes to improve health and well being of spaces we live and work in, are well-documented, and are defining features of this project. Throughout the centre, the focus on natural light and greenery, is encapsulated with a roof that rises in the centre to create a mezzanine level that is naturally illuminated by triangular roof lights and supported by lightweight timber lattice beams. The beams act as natural partitions between the various internal areas, visually dissolving the architecture into the surrounding gardens. Landscaped courtyards further punctuate the rectilinear plan, with the entire western elevation extending into a wide veranda, and each treatment and counselling room on the eastern facade facing its own private garden. The southern end of the building extends to embrace generous canopies and a striking natural timber and glass greenhouse, providing a garden retreat where users of the centre can tend to the greenery and enjoy the therapeutic qualities of nature. A space to grow flowers and other produce provides patients with a sense of purpose at a time when they may feel at their most vulnerable. Property Director Chris Watson praised the architectural team, saying: “Foster + Partners’ design perfectly complements our many programmes of support for all those who are affected by cancer here at Maggie’s.”
