Thank you to the Hong Kong Façade Association for inviting me to write this foreword. The work of the Hong Kong façade industry is front and centre to many aspects of the built environment that we see and enjoy day-to-day including a role in helping society to address challenges to reducing operational and embodied carbon.

Beauty, performance and sustainability are interlinked, not mutually exclusive, and the interplay between façade, structure and building services is as important to understand as ever to achieve all three. Collaborative thinking and working in a multidisciplinary environment help to unlock the potential, and the opportunity for the façade industry is immense.

Beauty is often in the details and realizing an owner’s and architect’s vision is at the heart of the façade industry. The façade is often the first element of a building that is seen from the outside, that is appreciated first by anyone approaching it. From the interior, it can create a sense of place, enhance our mood, make us feel comfortable. The façade can ‘make or break’ the success of a building.

Linked with performance, the role of the façade in operational and embodied carbon is paramount. Cooling loads are directly linked to the thermal performance of the façade. Many existing buildings have inferior thermal and air tightness performance and single glazing resulting in higher cooling loads and higher operational carbon. This is often coupled with poor natural lighting quality. When considering that 60-80% of all buildings that will be in

existence by 2050 have already been built, the scale of the issue becomes clear; and also the market potential for façade expertise. Retrofitting spandrels can be implemented to improve thermal performance. Façade replacement is also an option but comes at an increased carbon cost.

A fine balance is often needed between ensuring enough daylight can enter the interior space to reduce the need for arti ficial lighting versus the solar gain and impact on thermal comfort. Light shelves can also be used to reduce arti ficial lighting needs. Glare needs to be mitigated. All too often we can look at of fice towers and see blinds pulled down all day, and of fice-workers implementing makeshi ft solutions to deal with glare, unable to read their computer screens, and often coupled with user comfort and visual enjoyment issues. It’s all about designing and implementing spaces in which we are comfortable to work and reside.

It is an irony that in a Hong Kong summer, of fice workers can often be seen wearing jumpers and jackets inside due to the low temperatures generated via air conditioning. T here’s an argument that we should ‘dress for the climate’ but are we willing to do that? In this regard, certain transitionary spaces such as building lobbies are likely over-cooled and could be adjusted to have an intermediate climate zone with a lower cooling requirement.

Is it necessary to transition from 30°C outside to 21°C inside by walking through the front door of a building, or would an intermediate 25°C be acceptable? Within this, an opportunity exists to rethink the lobby area experience and the interplay with the façade.

With renewed emphases on healthy air, biophilia can be introduced alongside ‘climate cells’, transitionary climate zones between the external and internal environments that are built-in along the height of a building. These can further reduce internal cooling loads where needed most and provides an opportunity for innovation in façade design.

Why generate energy at a power station when it can be generated on-site? Photovoltaics and Building Integrated Photovoltaics are likely to become more common in both new-build and retrofitting of existing buildings. In a review of an existing building in Taikoo Place

(award-winning entry by Buro Happold and Woods Bagot in the Advancing Net Zero Competition 2021 organised by the HKGBC), it was estimated that 50% of the building’s energy needs could be generated on-site when combined with other improvements such as thermal insulation, and the addition of shading devices. The race to zero carbon is achievable today and with today’s technology. It can be achieved a ffordably and with a strong supporting business case, especially when viewed from a whole life cycle perspective but also when viewed through the lens of changing public expectations. More corporations are setting ESG goals and green financing is playing a larger part in funding. Public opinion, shareholder sentiment and accountability for actions will persuade corporations to abide by sustainability principles throughout all aspects of their businesses, including the selection of buildings they create and/or occupy. In this regard, the façade industry has an immense opportunity to innovate, provide and continue to provide solutions that meet their needs with many good examples already built and in operation.

Future proofing our buildings is a key component to reducing the embodied carbon. Embodied Carbon is the sum of the greenhouse gases emitted during the production, maintenance, and deconstruction of a building. Advances are being made in reducing greenhouse gases emitted via material technology, production methods and the (re)introduction of sustainable building materials but we can go further. We can help ensure longevity of our structures. It feels strange that a building is designed for a life of around 50 years when bridges are designed for 120 years and around the world there are many examples of buildings that are centuries old and still in use. Smart health monitoring of a building can allow for predictive maintenance strategies, prevent premature decay and lengthen the economic and usable life of a building.

We should challenge the modus operandum of demolishing a building, sending its materials to a land fill, and then creating new building materials to replace the building on the same site – a

frequent sight in Hong Kong. Reasons to demolish buildings are multiple and include generation of further GFA, new potential for commercial returns, and change of use. Yet in some relatively rare examples in Hong Kong and more commonly in other parts of the world, older buildings are repurposed for a new lease of life and a reduced carbon footprint in the process. Foundations often have spare capacity and there are opportunities extend existing buildings upwards with sustainable, strong and lightweight materials, increasing urban densi fication and mitigating the need for new build in green field sites.

We may not be able to ‘read the future’ but we could introduce more flexibility into how we design spaces and allow them to be modi fied in future for ‘as of yet unknown uses’. Considerations include designing-in the ability reverse the construction process, to enable dismantling a façade or part of it; and upcycling or recycling a removed façade, ideally for re-use in the building on the same site. Technology is evolving, government viewpoints are shi fting, new facilities may be developed and what we feel is too di f ficult to achieve today will become normalized in future.

In a foreword, it is not possible to comprehensively cover all aspects of the interlinkages between beauty, performance and sustainability; and the interplay between the façade, building services and structural disciplines under the umbrella of whole life cycle sustainability. What is clear is that we are well-placed in a transitionary period to transform our construction industry, our Hong Kong façade industry, making full use of abundant technology and sustainable goals to innovate, lead and seize the opportunities ahead.

首先,在此感謝香港建築幕牆裝飾協會邀請本人撰寫序 言。我們日常可以欣賞到很多不同的建築環境,而本地幕 牆行業的工程對於這些環境的各方面均息息相關,尤其在應對 營運碳排放和隱含碳排放的挑戰上,更對社會擔當著至關重要 的角色。

美感、性能和可持續性都是相互關連的,而理解與實踐外牆、結 構和建築服務之間相輔相成的作用也是同樣重要。在跨領域環 境內,共同思考與合作有助於釋放潛力,而幕牆行業總是存在莫 大的機遇。

美感往往見於細節之中,實踐業主和建築師的願景就是幕牆行業的重中

之重。幕牆通常是在外觀賞建築物時的首要地方;在內而看則營造的空間 感,使人心情變得暢快。要決定一棟建築物究竟是功成名就還是功敗垂 成,幕牆每每是關鍵所在。

幕牆在應對營運碳排放和隱含碳排放的性能角色上擔演重要的一環。冷 負荷與外牆的隔熱性能直接相關。很多現存建築物的低隔熱度和氣密 性性能較差,當中的單層玻璃會導致更高的冷負荷和營運上更高的碳排 放,也會造成較差的自然採光質量。考慮到 2050 年那時依然健存的建築 物現在已經建成,問題的規模以及對幕牆有專業認知的市場潛力就變得 很清楚了:改裝層間單元板塊可以提高隔熱性能,更換外牆則是另一種選 擇,但卻會增加碳成本。

那麼,建築上通常要確保有足夠的日照可以進入室內空間,從而減少對人 工照明的需求,平衡太陽能的吸收和隔熱舒適度之影響;也可使用燈架減 少人工照明的需求;亦要減輕眩光。我們經常可以看到辦公大樓整天拉下 百葉窗,那就是上班族應對眩光所做的臨時解決方案,致使他們可以看 清楚電腦屏幕,讓他們視覺上倍感舒適。這一切都是為了設計和打造我們 可以舒適工作和居住的空間。

諷刺的是,在香港的夏季,由於空調的溫度太低,我們經常可以看到上班 族穿著毛衣和外套工作。有人說,我們應該因應氣溫穿衣,但我們真的 願意這樣做嗎?談到這方面,某些例如大廈的大堂等過渡空間可能會過 冷,那麼可以調整的就是具有較低冷卻要求的中間氣候區。

試想想,我們是否有必要甫進大廈就從室外攝氏30度過渡到室內 21度 呢?又或者其實中等的攝氏25°度是可以接受呢?就是這個事情,讓我們 有機會重新思考身處大廈大堂的體驗,以及與幕牆配合的相互作用。 當我們對清新空氣再次重視之際,熱愛大自然可以與 「氣候單元」一起引入。所謂「氣候單元」,就是指沿 著建築物高度內置的內外環境之間的過渡氣候區,由

總而言之,要全面涵蓋美感、性能和可持續性之間相互聯繫的所有方面; 甚至在整個可持續性的生命週期下,讓幕牆、建築服務和結構領域之間 相互發揮作用,刻下並不是很可能發生的事情。然而,顯而易見的是,我 們建築業尤其是香港的幕牆行業正處於轉型期,業內人士將充分利用豐 富的技術和可持續的目標,創新、引領和抓住未來的機遇。

High Performance Sliding Windows Perfect for Hong Kong's Salty Air

In a city like Hong Kong, where humidity and salty air threaten the facades of the buildings, the demand for strong and durable windows that can withstand extreme weather and maritime conditions becomes highly anticipated.

The air-lux maritime solution

In a world where the weather is becoming unpredictable by the day, air-lux has developed a solution for a system that can withstand harsh maritime conditions. Note that maritime conditions are the most aggressive due to the salt in the air (anything less than 5 km from the sea is exposed to an unstable atmosphere, otherwise known as maritime).

To be able to withstand extreme conditions, air-lux has created a classi fication system with four di fferent zones in order to evaluate the influence of the atmosphere on buildings and building facades, namely, rural, urban, industrial, and maritime.

The marit ime system solut ion developed by air-lux achieved signif icantly bet ter test results than the standard version, both visually and technically.

The air-lux durability

air-lux works towards offering only the best solutions for its customers. And to ensure air-lux's systems and materials would survive corrosion caused due to maritime conditions, they were subjected to the DIN EN ISO 9227 Salt Spray Test. In addition, airlux also teamed up with the Swiss Federal Laboratories for Materials Science and Technology (Empa) to develop even more strict and harsh test conditions to test the air-lux maritime systems.

If there is one thing developers and architects need to worry about installing sliding windows in tall buildings and covering the building's facade with large windows - the wind load. air-lux developed a system that could cope with the strong winds in maritime areas. The highly-advanced air-lux sliding window panels were subjected to hurricane tests in the USA and various tests simulating extreme wind loads in European test laboratories.

The system not only withstood the hurricane but also set two world records:

1. air-lux sliding window panels are the largest sliding window panels tested to date in the United States of America. 2. air-lux makes the world's most leak-proof sliding windows.

Not just that, other features that set the air-lux system apart from other windows and systems in the market is that air-lux highperformance sliding windows guarantee leak-proof for the entire service life, with a wear-free air-seal. Moreover, the maritime system considerably outperformed the standard version in technical and aesthetic evaluations using a salt spray test.

Creating an urban icon in the innovation hub of Shenzhen

Aedas is the world’s only local and global architecture and design practice driven by global sharing of research, local knowledge and international practice. Their scheme has triumphed in a competition to design the Genzon Technology Innovation Center in Shenzhen’s Nanshan District. With an above ground GFA of 190,000 square metres, the design encompasses offices that will promote a new mode of working, luxury hotel facilities and a refreshing shopping experience. The project will become an integral node on Shenzhen’s ‘Silicon Valley Avenue’, connecting key areas of Shenzhen’s high-tech industries.

Aedas Global Design Principal, Dr. Andy Wen, said: “ This bold project is assured to create an architecture that anticipates the future through inheriting the urban spirit of Shenzhen as a Pilot Demonstration Area, on which a canvas amenable to high-tech industries development is laid out.”

Futuristic Façades Premised on the Past

Reflected in the building’s outline is the Chinese idiom (花開富貴), when the flowers bloom there is wealth; the dramatic coiling volume echoes the Shenzhen flower, bougainvillea. The Mobius strip is conceived as the façade design core, reflected in the spiralling centre that shapes and bounds the towers. This vivid picture implies the infinite possibilities in the integration of technology, energy and innovation.

Given the bifurcated site, the apartments and community supporting functions are situated on the west side, while retail, office and five-star hotels are perched on the east side. The twin apartment tower in the west is linked by the podium. The podium is open to the community, and the street corner is equipped with a huge multimedia display screen, creating a vibrant block. The twin towers’ iridescent gradient façade with textural, three-dimensional lines accord the development vitality. The diverse functions in the east are distributed among four towers.

While meeting the requirements for building height, the crossshaped layout maximises views and provides ample public space. Apart from the circular podium, the four towers are, as well, seamlessly connected by a circular aerial bridge, which houses interactive spaces, including an open-air restaurant and infinity swimming pool. The design proposes shuttle elevators and shared terraces along the centripetal side of each tower to engender a vertically-expanding leisurely of fice environment. The open area extends longitudinally and meets naturally at the bottom; accentuated with indoor lighting, outlines of golden stamens emerges, and the curved glass panels are presented like petals, alluding to project’s flower muse. At the same time, the unique dome-shaped opening allows sunlight to pour downward, blurring the boundaries between indoor and outdoor, forming an iconic atrium space.

By working is close cooperation with the curtain wall consultant to optimise the overall energy-saving performance of the curtain wall system, dependence on indoor air conditioning has been reduced as the parameters of low-e glass are more energy efficient, thus positively contribute to a building’s overall energy concept. The curtain wall covers a total area of 108,600

square metres, (Site A 74,600 square metres and Site B 34, 000 square metres) and therefore has a major role to play in improving the project’s total energy performance and the quality of the indoor environment.

The bold building form establishes itself as an iconic city landmark as well as a vitality centre in the innovation hub of Shenzhen. Aedas Executive Director, Dong Wei Wang, said: "More than a building that serves a functional purpose, we hope it contains as well, the spirit of the city. By the confection of form and function, Shenzhen Genzon Technology Innovation Center augurs prosperity for Shenzhen."

塊周邊匯聚了一眾科技產業園,形成了以集中式的產業及居住功能為主 的良好發展氛圍。

以過去打造未來的立面設計

「這是一個擁有無限可能的地塊,我們希望用建築詮釋未來,基於對深 圳先行示範區城市精神的繼承表達,立足高新產業的發展,形成形態與 功能的完美結合。」溫子先博士如是說。面對被規劃道路一分為二的地 塊,設計將公寓及社區配套功能置於臨近社區公園的西側長條形地塊,而 商業、產業辦公以及五星酒店多種業態則置於東側的方形地塊,並選取像 徵頑強奮進精神的深圳市花三角梅,作為建築的設計藍本,以一致的建築 語言構建兩個地塊間的呼應連接。

東側地塊業態多元,設計將多重功能分佈於四座塔樓之中,在滿足規劃 對建築高度的限制要求的同時,通過十字型佈局,最大化辦公樓景觀視 野並避免建築對視干擾,退讓出四個街角空間,為市民提供充足的城市公 共空間,以開放的姿態自然吸引人流進入其中。四座塔樓底部和塔冠處, 通過環形的空中連橋無縫連接,讓各業態之間彼此獨立又相互連接,並 設有雲頂餐廳、無邊際泳池等獨特功能,形成兼具地標性和話題性的城 市活力空間。

立面形態的扭轉往復彼此連接,在側面形成了一個個猶如黑洞般極具張

勃的發展。同時,獨特的穹頂圖案,讓陽光傾瀉而下,提升室內光照的同 時,模糊室內外界限,讓形態與功能完美交融,形成極具標誌性的中庭 空間。

西側地塊的公寓塔樓採用東西錯落的雙子塔佈局,最大化保證光線引 入,並通過裙樓將其無縫連接。裙樓部分作為社區開放街區商業,開放 街角設有巨型多媒體展示屏,與東側地塊商業入口彼此呼應,營造出富有 活力的街區形象。

ENHANCING THE ENVIRONMENT through Façade Design and Technology

When Sun Hung Kai Proper t ies (SHKP) was approached over a decade ago with a project brief for a commercial development in Hong Kong’s Kwun Tong district, the property developer was tasked not only with the development of a new landmark but also with breathing new life into an area once known as the industrial heartland of the city. The result is a comprehensive development comprising of a total GFA of 1.15 million square feet split into 650,000 square feet of office space in two 20-storey towers atop of a 500,000 square feet ten-storey retail podium and four-level basement.

Located on How Ming Street, a heavily congested second tier arterial street set alongside the main Kwun Tong Road, much thought had to go into the site planning, not least in terms of what could be done to enhance the environment and connectivity through the alleviation of tra f fic congestion through road widening, diversion works, and footbridge connections.

“Each of the consultants enlisted in the project has a very speci fic skillset and expertise when it comes to putting a complex scheme together,” notes Simon Chua, co-founder and executive director of Lead8, the architects responsible for the retail section of the development in an exclusive interview with ROF Media for Façade magazine. Atelier Global, led by Frankie Lui, responsible for the design of the of fice towers, was also present at the interview, alongside Sun Hung Kai Properties’ Eddie Ho and Andy Mok, and façade consultant Dr. Dominic Yu of Alpha Consulting.

Green & smart design

For SHKP, Senior Project Manager, Andy Mok, the project, known as Kwun Tong Inland Lot No. 240 or KTIL 240, represents an interesting collaboration that maximises the expertise of each of the practices/parties involved. Meanwhile, one of the key features of the brief was it to result in a green and smart design that would meet the requirements for both BEAM Plus, LEED and WELL certi fications, and mark one of the first projects in Hong Kong to be eligible to apply for such in both the retail and of fice portions, in terms of design, construction and forthcoming facility management and building operations.

Mok says this was facilitated by the willingness of Sun Hung Kai Properties to invest in its own in-house building information modelling or BIM team, which today consists of around 40 engineers. “Our commitment to this technology allows us to virtually build a building well before the actual building has been built,” he adds. “It has also helped us attract the younger generation joining the construction industry.”

As his colleague, SHKP’s in-house construction expert and Deputy General Manager of San field, Eddie Ho explains, the use of BIM data has also provided benefits to the use of modular integrated MEP or mechanical, electrical and plumbing engineering, which have proved useful in terms of logistics, supply chain issues and government efforts to enhance the urban landscape of the area.

Façade design and BIM

For Chua, the use of BIM which was deployed by SHKP at the site of fice, facilitated the way in which all consultants on the project worked together and attended regular site meetings to coordinate issues to meet a tight schedule.

“ The curvilinear façade was adopted to break the hard edge of the ten-storey podium to create a softer spatial response to the surroundings. The façade also needed to be as transparent as possible for the retail to work, and function properly to address the technical requirements of the tenants inside. Restaurants, for example, have enormous exhaust and ventilation requirements, and we needed to strike a balance to achieve the goals for all using the development,” he explains.

From a sustainable design viewpoint, Atelier Global’s Lui points to creating a balance between the external and internal environments to provide “permeability for the adjoining areas and the neighbourhood”. The façade faces south to the harbour. The buildings are also staggered, and in terms of daylighting respond well to the con figuration of the area. Aesthetically too, the two towers have di fferent floor plates to provide variety to meet with market needs.

According to Lui, he and his team sought to reduce the appearance of the grid theme through layering the design to make it gradually unfold towards the end of the site whilst maintaining the balance of the floor area and controlling the overall heat gain and overall thermal transfer value of the two towers.

Further, Atelier Global worked alongside Lead8 to optimise ventilation on the terrace of the podium, whilst also reducing the building bulk by tapering the non-rectangular functional space to enhance the visual and ventilation aspects of the two buildings.

Sun Hung Kai Properties’ commitment to the technology in terms of investment and training is clear: “Vertical integration is inherent in the culture of SHKP, from project planning & management, construction and facility management, and BIM is a way that we all share in the experience from start to end,” notes Mok, adding that the use of BIM has proved to be very helpful in terms of design coordination and the elimination of problems prior to entering the construction site.

“ This means that we can save a lot of time in dealing with aborted work or the possibility of the MEP piping crashing. It also enables us to work on very complicated geometrical shapes or designs and architectural features, whereby the design is a process, and the designers are better prepared with drawings using BIM related software that makes it easier for the team to follow and implement in the later stages. BIM allows us to build a building well before the actual building has been built,” he adds.

The use of BIM also facilitated coordination between design and construction.

“It helped us to simplify the curved geometry of the design into a standardised, limited module by minimising the use of the 3D curve. Using a cylindrical shape instead of cone shaped glass we were able to provide a cost effective façade for the tower portion of the development,” explains Dr. Yu.

From a contractor point of view, fabrication and installation were also made easier, with the module dimension standardised to 1.8m for all typical curtain wall units allowing for more cost effective faç ade, he added. And while it was a challenge to build a façade that did not start from the bottom but rather built in the two portions of the towers and the podium, this was aided by the use of the technology, and the collaborative efforts between the façade consultant and the main contractor.

“We had no problems with the single curvature and the standard curtain wall unit,” explains Sun Hung Kai Properties’ Ho. However,

he admits that creation of the double curvature geometry and the transparent glass box that forms one of the highlights of the retail podium did present more of a challenge for the architect and design engineer.

The solution for this large central portion came in the form of laminated glass SentryGlas® ionoplast (SGP) interlayer, similar to that used in the design of Apple stores, and produced by the same manufacturers in China. “ This allowed us to ensure the quality of the glass panels for the glass box and to engage a top glass manufacturer to produce flat glass together with a 3D-curve on the bottom and curves on both sides,” adds Yu, who also cites another major design feature that includes a 7m long cantilever that is structured underneath the secret garden canopy of the podium, which is constructed offsite and transported module by module in reasonably sized trusses.

Ho concludes that the canopy and the curvature of the glass plates could not have been completed without the use of BIM.

“We have to rely on BIM data to communicate with the manufacturer of the glass panes and molds to construct the double glass curvature. The complicated steel structure and mechanical electrical fittings would also not have been possible without the use of BIM,” he says. “ The project is an example of real collaboration between di fferent disciplines and shows how embracing technology can ensure success.

重塑環境

十年前,新鴻基地產收到一個甚具挑戰性的任務,就是為觀 塘區打造一座全新的地標性商業項目,還要令這個傳統的工 業區展現令人煥然一新的面貌。

新項目的總樓面面積達115萬平方尺,當中包括65萬平方尺 的20層高雙子寫字樓,以及50萬平方尺的10層高零售商場 連4層地庫。

該發展項目位於巧明街,鄰近非常繁 忙擠擁的主要幹道觀塘道,所以在規 劃時要充分考慮如何提升區內的環境 和連接性,譬如透過拓闊路面、改道、加設天橋 連接等,以舒緩交通擠塞。

負責零售空間部分的建築設計公司 Lead8創辦 人兼合夥人蔡尚文,在接受《幕場》雜誌專訪時 表示:「參與項目的顧問都具備非常專門的知 識和技能,在聯手處理這個複雜的工程時可謂 各展所長。」設計辦公大樓的建築師樓

他解釋:「從美學的角度來看,大樓外牆設計是 主要組成部分。外牆必須盡量透明以便利零售 活動,以及滿足租戶的技術需求。以餐廳為例, 它們的排氣和通風要求十分嚴格,所以我們需 要盡力平衡各方面,令這個項目達到他們的使 用目標。」

Atelier Global 的呂達文指出,從可持續發展的 角度來看,必須保持外在和內在環境之間的平 衡,從而貫通周邊的地區和社區。

大廈向南面對維港,各建築物互相交錯,同時 融合區內的佈局,保持充分的日照。在美學上, 兩座建築物樓層各有不同的面積規劃,以配合 市場需要。

呂達文和他的團隊透過分層設計盡量減少格線 的出現,使其逐漸向場地的邊緣伸展,同時保持 兩座辦公大樓的地面和控制整體熱增量和整體 熱傳送值之間的平衡。另外,Atelier Global 和

Lead8 合力優化樓裙露天平台的通風設計,並 透過收窄非長方形功能空間,減少建築容積從 而令兩座大樓更美觀並且提升通風能力。

麥啟華說:「新鴻基地產致力應用創新科技,

採用『一條龍』的垂直管理模式,即由規劃、建 築、到設施管理均不假外求,BIM讓各部門掌握 整個項目的資訊,對動工前的建築設計協調非 常有用,避免白費工夫。」

他進一步解釋:「例如,BIM讓我們及早預視 MEP管道會否相撞,以免動工後才發現設計有 問題,大大節省我們的時間。同時,我們可透過

BIM處理複雜的幾何外形或建築設計;設計師如

使用BIM軟件繪圖,可以在工程後期更輕易跟進 相關設計。換言之,BIM就是讓我們在正式建造 動工之前有效模擬整個建築過程。」

BIM也有助在設計和建造之間進行協調。余博 士解釋:「盡量減少使用3D曲線可簡化標準而 有限的模組中的曲線幾何設計。以圓柱形取代 圓錐形玻璃作為大樓的外牆更符合成本 效益。」

他繼續解釋,對於承建商而言,將所有類型的 幕牆元件的模數尺寸標準定位1.8米令建造和 安裝更輕易,從而使外牆裝飾更具成本效益。

儘管從大樓和樓裙兩個部分而非從底部開始建

造外牆裝飾難度頗高,但在科技的應用以及外 牆顧問與其他承建商的協調下,這個部分得以 順利完成。

新鴻基地產的何冠豪先生指出,構築單曲線和 標準的幕牆原件沒有難度,但要做到該項目零 售樓層的特色──雙曲線幾何和透明玻璃箱, 對建築師和設計工程師而言並易事。

要在如此大面積中使用多層玻璃SentryGlas®

ionoplast (SGP)作為夾層,項目參考了蘋果專 門店的做法,並且向同一家內地生產商採購 玻璃。

余博士補充:「要確保玻璃箱位置所用的玻璃 板塊質素良好,我們委託了頂級的玻璃生產商 來製造,3D曲線在底部而一般曲線在兩則。」他 還提及另一個重要的設計特點,就是設置在樓 裙天棚秘密花園底部的7米長懸臂。這個懸臂在 其他地方製造,然後以適當的尺寸桁架分件運 送的地盤。

何補充說,如果不使用BIM,根本無法完成天棚 和玻璃板懸臂這兩個部分。

「為了製造雙重彎曲玻璃,我們向玻璃板

和模具生產商提供BIM數據。同樣地,不 使用BIM便無法完成複雜的鋼質結構和機 電設備。這個發展項目完美示範不同專業 界別之間的緊密合作,也證明科技是成功 的關鍵。」

BREATHING NEW LIFE INTO KWUN TONG

Sun Hung Kai Proper t ies’ (SHKP’s) redevelopment of a site in Kwun Tong that was previously home to the KMB bus depot, 98 How Ming Street marks the start of a new era for the district. Known as KTIL 240, this commercial development could be a catalyst for rejuvenat ing an area tradit ionally known as one of Hong Kong’s industrial heartlands.

Featuring a two-tower of fice building designed by architects Atelier Global and retail podium by Lead8, the site is situated on a busy arterial street off the main Kwun Tong Road that serves the neighbourhood, from deliveries and drop offs to local vehicular tra f fic and pedestrians.

For Co-Founder and Executive Director of Lead8, Simon Chua, the aim “was to strike a balance between maintaining functionality and keeping the scale of the street as we delivered the scheme”. By working together with the developer and the myriad consultants involved, the project, he says, “managed, through planning, to keep the connections seamless inside and out, ensuring su f ficient daylight into the street from the towers and designing with appropriate materials for the shop fronts”. He added that the team was also “mindful of the neighbouring conditions, such as prioritising pedestrian connections into the arcades and alleys that connect to How Ming Street”.

The total 1.15 million square feet of total GFA is made up of 650,000 square feet of of fice space in the two 20-storey of fice towers, set on top of a 500,000 square feet ten-storey ‘glass box’ retail podium and four level basement. At the meeting point of the of fice towers and retail podium is a sky lobby and footbridge connecting to adjacent developments.

Transparency and fluidity between the facades of the podium and the tower is one of the distinct features, despite them being designed by two di fferent architects and perhaps a real accolade for the team at Sun Hung Kai Properties for its clear brief, planning and management throughout the various phases of the project relating to of fice and retail design and operations throughout to government and tenant leasing requirements.

Government engagement and district enhancement

Throughout the project SHKP has also engaged with the government in enhancement works on the surrounding area. This has included working with the Transport Department and District Council to widen How Ming Street from two to three lanes, and rerouting a section of the street from one way to two ways without reducing the pedestrian pavement.

Indeed, as Andy Mok of SHKP explains, this is an example of a collaboration between a private developer and the government to enhance the environment for the benefit of the general public.

“ The urban landscape is much di fferent to what it was five years ago. The building itself is set back ten metres from How Ming Street and we are proposing a footbridge that will connect to the MTR station. This is an ongoing project, and this footbridge will come in addition to the existing four footbridges that currently exist on the left hand side and leave Kwun Tong’s north and south positions substantially divided. This footbridge will provide another opportunity to connect the two districts and to improve tra f fic across the whole district,” he explains.

Chua also references how the design embraced the journey towards neighbourhood improvement. “With a highly tra f ficked site, it is important to provide a pleasant human scale along the street frontage and maintain the right architectural proportions of the glass panels along the ground level. The façade was deployed with low iron glass to maximise transparency and natural light into the development. Equally important is maintaining visibility from the street for pedestrians. The design reduces the ‘wall effect’ along the main road and allows visitors to observe the fabric of the neighbourhood in all its fine detail.”

Atelier Global’s Frankie Lui agrees that striking a balance between the external and internal environments and providing permeability for the adjoining area was paramount, certainly given the harbour facing view to the south. “You can see that the [two tower] buildings are staggered, which in terms of site planning allowed us to consider regulations, and from an aesthetic viewpoint create di fferent floor plates with di fferent building power control. The layering of the design allows the building to gradually unfold towards the end of the site and maintain the balance of the f loor area, which controls overall heat gain.

The smaller tower, despite its relatively elongated proportions, does not a ffect the overall thermal transfer of the value of the building, and the folding strategy of the façade design corresponds well potentially for executive or management level use, whilst picking up some of the design language that corresponds with Lead8’s design of the podium,” he adds.

A collaborative ef fort

Not only does KTIL 240 mark the latest of SHKP’s redevelopment of Kwun Tong. Its clear brief also brings together a rich array of dedicated consultants with speci fic skillsets and expertise. The facade concept was based around creating a curved and organic geometry that breaks up the hard geometries of the surrounding industrial buildings. For the tall retail podium, Chua says this meant re-proportioning the façade elements to incorporate the curvilinear expressions, as well as keeping the glass panels as rational as possible. Together with the main tower, the rounded towers also express a “friendly gesture that resonates with the form of the podium, avoiding sharp corners in a tight neighbourhood”.

“ The façade design represents a major skin component and needs to be as transparent as possible for the retail to work,” he explains, citing the enormous exhaust and ventilation requirements of restaurant outlets.

“We needed to strike a balance to achieve the goals for all using the development whilst accommodating the complex design brief. In collaboration with Alpha Consulting, our façade consultant, a variety of curtain wall systems were adopted to meet the client’s requirements and internal functionality,” he adds.

And while the site represents the hub of one of Hong Kong’s old industrial hubs, the two architects were able to take inspiration from the adjacent park, echoing its greenery from the secret gardens on the 10th floor podium rooftop, and creating a beautiful public realm and sky landscape deck for people to come together to enjoy the harbour.

From transparency through to fluidity through to technical applicability it is clear that KTIL 240 is breathing new life into the area, setting a precedent for the future of Hong Kong design. Led by the enthusiasm and dedication of developers such as SHKP, sustainability, collaboration, and technology look to be setting the standards for a new dawn in Hong Kong’s construction industry.

政府參與及地區改善

在整個項目期間,新鴻基地產與政府合作進行 周邊地區改善工程。包括與運輸署及區議會合 作,將巧明街從兩綫行車道拓寬至三線,並在不 減少行人路面的情況下,將部分街道從單向改 為雙向。 事實上,正如新鴻基地產的高級策劃 經理麥啟華所說,這是私人發展商與政府合作 一同為市民改善環境的一個例子。

麥啟華指出:「這裡的城市景觀與五年前大有不 同,大廈設計為巧明街騰空出十米空間,我們亦 正提議建造一條連接港鐵站的行人天橋。現有

的四條行人天橋位於左側,將觀塘南北分開,新

他補充說:「兩座交錯建築的大廈,讓我們設計 時可與規則一同考慮;從美學角度,為不同樓層 創建具有不同建築功率。層疊設計讓大廈向地 段尾端逐漸展開,同時又保持建築面積的平衡, 有效控制太陽熱能的吸收。較小的大樓雖然比 例相對較長,但不會影響建築物整體熱傳值, 立面設計的折疊策略亦非常有效地對應行政 或管理級別人員辦公室的安排,同時亦回應著 Lead8 於裙樓部分的設計特徵」。

群策群力

KTIL 240 不僅是新鴻基地產於觀塘的最新的重 建項目,還匯集了一群具有專業知識和技能的顧 問而打造而成的新型商廈。

The FAÇADE takes a look at three inner city mixed-use projects in central Tokyo where the building form of each project responds to its local environment.

THE ULTIMATE MIXED-USE STRUCTURE, SHIBUYA PARCO - HULIC BUILDING

The Shibuya Parco - Hulic building is designed to blend in with the city and incorporate the culture of the lively Shibuya city. The team at Takenaka Corporation has created a brand new space while keeping the city's culture alive in each design aspect.

Shibuya PARCO gets a faceli ft as it transforms to become Parco's flagship store. The new project will be reborn as a new complex with an office, stores, and theatres.

Shibuya is a high-density neighbourhood in Tokyo that is made up of "streets" and "hills" that cross each other radially in the shape of a valley. Takenaka Corporation challenged themselves to make the building a part of the town under the theme of, 'how to relate the town's liveliness to the building'? Because the team at Takenaka Corporation was concerned that the general method of providing vacant land at the foot of the building, where volumes are stacked vertically, would weaken the relationships between the building and the surroundings in the town.

Shibuya's characteristic 'slope' and 'street' and the city's neighbourhood are incorporated into the outer periphery of the building as "Vertical Street," and the flow and bustle of Shibuya are planned as a migratory line that leads directly to the building.

Reconstruction of the Shibuya Parco involved combining two buildings previously divided by a road. The new building was to create a single block with added features such as theatre, offices, and public spaces. The walkway surrounding the exterior of the building offers public spaces while taking advantage of the increased floor area resulting from the special urban renaissance district system.

It's wonderful to see how the road that once connected the di fferent parts of the buildings has been integrated into the building as a pedestrian street lined with brand-new shops, giving visitors to the facility the impression that they are strolling through city streets even though the spiral walkway is a part of the structure and runs in a line up Shibuya's hill from its valley.

Shibuya Parco offers high acclaim for the entire project when the value of physical stores is being questioned as a creative facility that, through its building and MD, symbolises the compelling idea that developing paths create districts and that chemical changes and mixtures create culture.

Undoubtedly, the next generation of creative young people in charge of Shibuya's culture has inspired the creation of 'vertical Street,' a new street that will wind between the collection of white rocks and the rooftop park. Along the streets are unique stores, cafes, event spaces, co-working spaces, and entertainment venues, including theatres that integrate the complex infrastructure.

SHIBUYA UPPER WEST PROJECT

Located at the intersection of the a f fluent residential areas of Shoto and Yoyogi, the cultural neighborhoods of Kamiyamacho and Tomigaya, and the lively Shibuya district, Shibuya Upper West Project (currently Tokyu Department Store's flagship store) will feature high quality retail, a small luxury hotel, and rental residences.

T he concept of the project is "Tokyo's Urban Retreat", an enclave of relaxation combined with art and culture through a collaboration with the cultural powerhouse Bunkamura. Targeting completion in fiscal year 2027, the Shibuya Upper West Project will become the 'super-connector' of these communities, with prime access to large parks and public transportation.

The ground-breaking project leverages Tokyu Group's deep roots in Shibuya and expertise in mixed-use developments, retail, hospitality, and culture, and LCRE's extensive experience designing prominent destinations and curating world-class brands. To lead architectural design, the partnership has retained internationally acclaimed Snøhetta, which specialises in designing sustainable spaces fusing conceptual form with landscape and nature.

The House Collective, (www.thehousecollective.com) a contemporary luxury brand by Swire Hotels, a subsidiary of Swire Properties, brings a unique, art-conscious offering to a wide fan base across Asia and beyond, marking the first true luxury hotel in Shibuya. ESCENARIO SHIROKANE

Escenario is a modern-design building consisting of not two but three spaces, namely, residential, retail, and of fice.

The modern design building is located in Shirokane, Minato ward in Tokyo.

Located in a Japanese style old-fashioned street, both facades of the Escenario Shirokane building can be seen from a far distance. Hence, it was essential to design a project to portray the architectural structure as an iconic presence on the street.

The five-story building's exterior is covered in RC (reinforced cement) bearing walls, with a surface that shimmers in the light. The facade's design transforms the shadows falling on the street to shi ft depending on the time of the day and seasonal changes, which allows for a wide variety of expressions.

The elevation of the building blends with the lively town of Shirokane and will enable residents, visitors, pedestrians, cyclists, and drivers to catch the reflections of their vitality.

The first floor of the Escenario Shirokane building consists of restaurant units, led inside by a sliding door entrance, the second to the fourth floors are dedicated to two residential units each. The final and the fourth floor lead to access to a staircase leading up to the fi fth-floor maisonette designed for of fice use.

The residential units range from studio to one-bedroom apartments with living, kitchen, and dining paces. The units are designed to have spacious openings in the shape of squares to recreate the effect of space, light, and wind. Furthermore, in order to create a minimal design with a minimum amount of wastage and achieve a high degree of spatial freedom within the architectural structure's composition - the bedroom and the living room can be used as one unit with the assistance of sliding walls.

White and concrete walls are used to highlight the contrast between the materials. Therefore, while compromising a flexible structure, the spatial link between the room sections is created to accommodate the speci fic needs of each resident. Furthermore, the maisonette design can be utilised not only as an of fice space but also as a living area because it has a loft space and a twostory high ceiling of 3.7 metres.

The creative and playful use of materials in the spatial flexibility is based on the idea of minimalism in relation to the building's surrounding environment, offering a rich and unique experience. T he lifestyle with a sense of liberating freedom in space lets residents control the space. The relationship between the existing architecture and the surrounding environment is strongly established through various materials and the architectural structure design of the residence unit itself.

A contradiction of ideas that serves as the determining factor in their interaction

The University of Technology Sydney campus, (UTS), is unique due to its CBD fringe locat ion. This brings signif icant limitat ions on space and necessitates ver t ical rather than horizontal campus growth while of fering enviable opportunity for public engagement.

Organic and Biomorphic

This project is part of designer Francis-Jones Morehen Thorp’s ongoing interest in the development of an architecture related to natural forms and systems. The curvilinear progressive forms, layered transparency and shading systems, automatic leaf-like shades of the library are all part of creating an architecture more responsive to human needs, preference and form.

Tower one has great signi ficance and history for UTS. The new building has a conscious relationship with this brutalist building, a relationship of contrast and compliment that aims to transform the experience of tower one, through the relation of a new whole. A partnership that makes both architectures richer and experiences more powerful.

Dialectic of City and Campus

T he new building seeks to resolve and clarify the interrelationship of city and campus. The Ribbon element developed with Lacoste and Stevenson, addresses the city’s Broadway, the transparence is open and inviting but the entry is from the new campus threshold of Jones Street. The library volume addresses and redefines Alumni Green, through its pavilion form, openness and active uses.

Between these volumes the new tower progressively adjusts in geometry from the campus grid of Alumni Lawn to the City grid of Broadway. Gently turning to create space and alignment with Tower One and Jones Street while stepping back from Broadway.

Vertical Campus

This project creates a campus experience of collegiate promenade and informal collaboration through a spatial sequence that is both vertical and horizontal. It attempts to overcome the great challenge of creating a truly vertical campus experience.

Tree shaded garden terraces are created at the upper level, circulation is in the form of escalator street and interlocking spiral stairs, celebrated and positioned in the most privileged locations with view and natural light. The journey to structured teaching spaces is through campus-like open, informal collaboration spaces also open to view and light.

Inspiration Experience and Memory

Learning is surely one of our most noble aspirations and the architecture should not merely accommodate these uses but celebrate and inspire in the great academic tradition. T he new reading room is intended to be such a space, upli fting and full of light, surrounded by books but also open to outside terraces and embraced in gentle curvilinear form. The campus experience should also be acknowledged as one of our most life-formative, supported by an architecture that reinforces this experience.

Meeting someone on a spiral stair that embodies the unexpected, exchanging messages across a shared table in the quietness of the reading room, a moment of insight under the shade of the fig trees on the northern library terrace; the interconnectedness of life experience and architecture.

項目出自設計師Francis-Jones Morehen Thorp一貫將建築設計從大自 然百態中取材的興趣。圖書館為螺旋形狀的大廈配上一層又一層像樹葉 形狀的自動擋光玻璃外牆,每一細節都考慮到人類的需要、偏好及形狀。 大樓一座對大學深存意義和歷史。建築新大樓一方面須呼應一座的粗獷 主義設計,另一方面要突出新大樓,亦要襯托舊大樓,帶出兩者之間新的 關係,使兩幢建築互相輝映,產生新的觀感建築體驗。

新大樓希望解決及釐清城市與校園兩者之間互雙的關係。由 Lacoste+Stevenson發展開放亦極具透視的Ribbon大廈面向車水馬龍 的悉尼百老匯街,新校園大樓的入口卻在向內彎的Jones街。圖書館的建 築外形、開放空間及熱鬧氣氛加上佔地面積重新改造校友花園的特性。

在這些高樓建築之間,新大樓以幾何形式逐漸由校友花園的校園通道讓 訪客走到悉尼市百老匯大街上。讓座落在內街的校園空間將大樓一座及 Jonas街連繫上,同時緊扣百老匯街。

項目中多個橫貫的空間營造校園長廊環境,為師生訪客提供一個無拘束 的空間促進溝通;在建造垂直校園之同時過程克服了不少巨大挑戰,大 廈上層的綠樹為花園提供樹蔭、扶手電梯與螺旋樓梯成為了貫通校院的

ADIDAS WORLD OF SPORTS ARENA

A Modern Tribute to the German Landscape/Modern Architectural Landmark

The Adidas ARENA is a perfect addition to the evergrowing modern landscape of Herzogenaurach, Germany. The contemporary workplace and reception building mark the campus's main entrance, welcoming hospitable guests to the Adidas group's World of Sports headquarters and lending it a strong visual identity.

The new structure is designed to be both functional and expressive, and its shape emphasises the love for sports that Adidas represents.

The ARENA is spread over 52,000 square metres and houses 2,000 employees. The workspaces are designed with modern, sustainable, and organic principles.

The façade features are larger than on Agora to match its monumental scale, more structurally complex and attached on each floor to a vertical frame. The fixed sun shading system is made of opaque and perforated aluminium panels mounted to a robust steel frame, which makes it extremely di f ficult to install. Moreover, the open wings, placed 2.7 metres apart, ensure good views from within.

The ARENA design is based on a balanced interplay between transparency, landscape, and a modern concept of work based on communication and interaction across professional fields and responsiveness to future developments. The dramatic floating staircase in

the atrium is the heart of the ARENA building. Rising through the bright and spacious light, it takes employees up to the three-story workspace section and provides fascinating views into the atrium, over the open-air level, and out over the campus.

The interiors of the ARENA are adjoined by a central "main street" that links the three levels vertically and horizontally to create a space akin to a lively marketplace suspended in mid-air. On each floor, the "main street" is adjoined by six kitchen hubs representing six "key cities" characterised by typical materials, colours, and types of furnishing to form individual addresses within the building.

As the neighbourhoods develop and encroach into the workplace, they support the growth of distinctive local identities consistent with the "key cities" notion. Workplaces, formal and informal meeting spaces, and recreation areas alternate on all three f loors. They are arranged in colourful clusters around light wells of various diameters designed to provide enough natural light.

T he structure is equipped with a carefully designed sun control and shade system that is tailored to each facade's orientation. It maximises the interplay between maximum light transmittance, and minimum heat gain. Obscure and perforated sheets installed on an aluminium frame make up most of the fixed external shading system.

The building has applied for LEED Gold certi fication due to its adoption of modern energy ef ficiency standards and multiple uses of recyclable materials. The German steel construction industry association presented the ARENA building with the Engineering Award for its structural engineering accomplishments.

La Vita Illuminates Nanjing

Nanjing LA VITA Phase I is a high-end serviced apartment development located in the core CBD area of Xinjiekou, Nanjing, People’s Republic of China.

The south side of the project faces the main street of the city, while the north side is near the residential area, which is quiet in the midst of the downtown. The project is based on the civil structure of the original building with exterior renovation and interior redecoration.

British architects PDP London have created a neoclassical architectural style for this project. The residential façades are designed with a solidity and a depth, giving a feeling of permanence and quality.

Sand-coloured masonry and bronze decorative fins are used to create a texture and richness and as a reference to the rich history of the city of Nanjing. Angled reveals create a crisp shadow line on the facade and allow for open views from the apartments. The angled stone façade on one side of each window frame intersects with two horizontal metal lamellas in bronze, forming a façade texture with depth and visual dynamics.

The first and second floor podium façades feature irregularly bevelled stone columns, combined with detailed metal decorative framing lines between the columns to create a rich visual effect. The façades are wrapped on four sides in a feature fin giving a crisp termination to each element.

In the lighting design of Nanjing LA VITA Phase I, Inhabit’s lighting design team sorted out the primary and secondary relationship between each detail of the façade and combined the

orientation and visibility of the façade to make a selective portrayal of the details. Di fferent levels of brightness are applied to di fferent parts of the building to express the building form, volume and details appropriately.

The winged eaves on the top of the podium and the top of the tower are the brightest part of the building, defining the block division of the building and forming a new skyline in the urban area. The podium façade is at the second brightness level and forms the weighty base of the building.

The front of the stone column of the podium is accentuated by the upward gazing light, which forms an orderly sequence of light while presenting the stone texture. The angled bevelled sides of the column are indirectly haloed by the light strips hidden in the decorative frame of the façade, and the contrast between the lighting intensity of the front and side highlights the unique shape of the column.

The winged eaves on the top of the podium and the top of the tower are slightly upward. According to their di fferent sizes and angles, the lighting designers chose linear lights of di fferent power and di fferent beam angles, which are carefully hidden at the roots of the eaves. The luminaire is oriented to precisely aim at the underside of the cornice.

The unique form of the tower’s window reveal is the essence of the architectural design. The stone curtain wall on one side of each window unit slopes inward, and the horizontal bronze lamellas collide with it to form a diagonal cut wing. The lighting designer was challenged to express the beauty of the form while avoiding disturbance to the occupants of the apartments.

Unlike other similar architectural window reveals, the architects designed the second horizontal decorative lamella for each window reveal as a break with a vertical grille panel on the break in the façade, balancing the length to width ratio of each window.

Another challenge came from the diverse lengths of the window frames on the façade. In order to make the final effect of the di fferent

sizes of window similar, the lighting designer did several comparison tests on sites with the support of the builder. In the final design, custom-made luminaires were selected for the project, and the beam angles of the luminaires were di fferent for the widest and narrowest window frames.

This strategy also takes into account the possible glare interference of the luminaires placed on the façade to the pedestrians on the road. By partially blocking the low area of the luminous surface, the area of the luminous surface is reduced while ensuring its effective beam angle. When viewed from the other side of the building, the façade luminaires form a matrix of softly lit spots, creating another nighttime expression.

The light intensity of the apartment façade is moderately controlled to present its geometric and orderly aesthetic while maintaining the elegance of its high-end condominiums and low invasiveness to the surrounding environment.

The window façade lighting on the north side of the building is intentionally avoided to maintain a friendly, light-intrusion-free urban interface for the residential area to the north.

在對長江會一期項目的外牆燈光設計思考中,我們梳理了立面各個細部 之間的主次關係,結合立面的朝向和可視性對細部進行有所取捨的刻畫。 不同的亮度層級被應用在不同的部位,從而對建築形態、體量和細部恰如 其分的表達。

在整個建築中,裙房頂部以及塔樓頂部的飛翼挑簷造型是最為明亮的部 分,它定義了建築的體塊劃分,也形成城市區域中新的一道天際線。而裙 房立面處於第二亮度等級,構成建築有重量感的基座。

裙房石材立柱的正面被向上擦略的燈光凸顯,在呈現石材紋理的同時形 成富有秩序的光的序列。立柱兩側角度不同的斜切側面被隱藏於立面裝 飾框內的燈帶間接暈染,正面與側面光線的強弱對比凸顯出立柱的獨特 造型。

照明設計的主旨在於著重表現每個窗框斜面石材與頂面飄板構成的L形 造型。而遮陽板中間斷開的豁口,使得常見的窗框燈置於底部照亮窗框 三週的策略變得不可行。

照明設計師通過軟件模擬了多種不同的照明策略與方案,而豁口的存在 始終會導致燈光從下向上照的時候形成不同程度的效果缺陷。在測試 中,設計師打破了傳統的思路,巧妙的將特殊配光的窗框燈置於與第二層 遮陽板相同高度的垂直牆面上,發光面中心朝向對面的石材斜面。在此 獨特的策略下,窗框形式美感得到了符合預期的呈現,並避免了遮陽板豁 口導致的不利影響。同時,照明設計師細心的評估了這一策略對室內的影 響,論證其對室內毫無干擾。

另一挑戰來自於立面窗框的長度尺寸多樣化,為使不同尺寸的窗框最終 效果差異不大,照明設計師在建設方的支持下在現場做了多次的比較測

TRANSFORMING THE BUILDING SECTOR WITH CARBON-NEUTRAL SILICONE

Dow introduces the world’s f irst carbon-neutral façade silicones

Can the building and construction sector achieve netzero carbon by 2050? It may seem like a tall order, but the materials sciences field may have some ideas on how to achieve this Paris Agreement goal. Dow is one player offering solutions, introducing a premier range of carbon-neutral façade silicones. The first of its kind, the silicone range is launched globally this 2022 according to Sammy Hui, Senior Business Development Leader at Dow.

Since the dawn of skyscrapers, aluminium and EPDM rubber gaskets were the go-to glazing for structural and façade applications. When silicone entered the picture, it changed the game by enabling architects and builders to create new and flexible forms with design freedom; its use not only improved building facade’s safety and weather resilience, but also their energy performance.

This year, silicone proves its mettle once more with a carbonneutral iteration. Dow’s range is PAS 2060 certified, as a standard published by the British Standards Institution (BSI), becoming the first to achieve the specification for carbon neutrality. PAS 2060 standard provides a framework to calculate, and quantify, reduce, and offset greenhouse gas emissions so that carbon neutrality claims are credible. Not only do its annual audits contribute to progress in reducing and offsetting emissions, its internationally recognised certification also builds trust and market confidence.

Reducing carbon emissions throughout building life cycles

Dow’s carbon-neutral range includes silicones for curtainwall façade weatherproofing, structural glazing, and insulating glazing. With its launch, the company will make it available globally for silicone sealants use in façades on a project-specific basis.

Key benefits of the range are potent. Long-term durable structural glazing silicone will enhance building life cycles. Bonded silicone structural glazing (SSG) systems have the estimated lifetime of 50+ years without needing replacement or reglazing—to match a building’s service life. By contrast synthetic EPDM rubber gaskets for dry-glazed systems typically last around 16 years, involving more frequent replacement to avert damage and air and water leakages in high-rises.

Furthermore, the carbon neutral silicone sealant range contribute to realising regional and global targets for carbon dioxide (CO2) reduction and reduces overall building carbon footprint through structural glazing systems. It holds the PAS 2060 individual projectspecific carbon neutral certificate with Life Cycle Analysis (LCA) based on ISO 14040 and ISO 14044. It can also support additional points for Singapore’s Green Mark, LEED (Leadership in Energy and Environmental Design), not to mention Green Building Council assessments in various countries.

“As a market leader, this is our initiative to reach carbon neutrality towards net zero,” says Hui. He emphasises that as the world leader in materials sciences, Dow is committed to advancing the field through cross-disciplinary expertise with the goal of meeting environmental, social and governance (ESG) standards.

How carbon neutral sealant compares

Building emissions incurred during production are positively impacted by the longevity of façades. The less repair or refurbishment required, the better for the building’s lifecycle carbon footprint. Dow’s silicones enable structural glazing systems which are more durable than other façade systems.

capacity in structural loading. Using structurally glazed systems reduces aluminium weight and its embodied carbon—no small feat considering aluminium is one of construction’s most emission-intensive materials. Carbon Neutral SSG also shines compared to standard silicones. Through the its use, a reduction of up to 600 tonnes of CO2 equivalents (CO2e) may be achieved in a building façade of 30,000 square metres.

From a building owner’s perspective, reducing carbon-intensive materials by switching to carbon-neutral silicones could be an impactful step in achieving sustainability targets. Given evolving incentives regarding CO2 reduction, such steps could result in significant savings on top of increased material efficiency.

Journey to resilience: A two-pronged strategy

Dow’s journey towards resilience is comprised of two key elements: the first is the direct reduction of its own emissions through efforts like the use of clean energy in their plants, and the second is through offsets through building significant social capital. These offsets are more like insets as these efforts are made by Dow themselves.

“In silicone production, the biggest emission comes from the silicon metal production as part of the raw materials,” says Jayrold Bautista, Associate TS&D Scientist at Dow. “One of the things that makes Dow unique is that we are back integrated… We own the end-to-end manufacturing processes of our own silicone products. This includes even the production of silicon metal, which is the backbone of silicone production.”

This back integration allows Dow to meet stringent carbon

To absorb the CO2 produced through offsets, Dow is also investing in improving local livelihoods with renewable energy and reforestation programmes. One of these efforts includes having a protected area in the Amazon Rainforest. “We have a protected area in the Amazon Forest that can provide a potential carbon credit of up to 60,000 tonnes of CO2 equivalent per year.” says Bautista.

With the construction sector contributing almost 40 per cent of all global emissions, the arrival of carbon neutral materials is a step in the right direction. Dow’s innovation is hoped to be the first of many ushering buildings onto a low-carbon pathway.

始對此有點眉目。陶氏正推出一系列頂級的碳中和外牆裝飾用矽酮膠產
