2014 ABoR Leadership Team On Saturday Dec. 7, the Austin Board of REALTORS will wrap up 2013 with the annual Installation and Awards Celebration, Building Our Future Together. The evening promises to be an exciting one and will include honoring the 2013 Industry Award Winners as well as installing the 2014 ABoR Foundation Board and the 2014 ABoR Officers and Directors. The 2014 ABoR President will be Bill Evans of Austin Real Pros. Barb Cooper of Coldwell Banker United REALTORS will serve as PresiBill Evans dent-Elect, Aaron Farmer of Texas Discount Realty will serve as Secretary/Treasurer, and Cathy Coneway of Stanberry & Associates will serve Barb Cooper as Immediate Past President. Aiding the officers are returning Directors of the Board David Burton of Horizon Realty, Chad Cardani of Cardani Cathy Coneway Group, REALTORS, Cheryl Jenkins of RE/MAX Capital City III, Susie Kang of Joa Realty, Janet Murdock of J.B. Goodwin, REALTORS, Brandy Guthrie of Sky Realty, John Baughman of Catalyst Realty and Sharon Rosshirt of Stanberry & Associates, REALTORS. The newly elected members of the board are Steve Crorey of Sierra Homes Realty and Jason Peebles of Bella Casa Realty. The celebration (it’s not just an Installation) will begin with cocktails and light refreshments in the Topfer Theatre lobbies at Zach Scott. The formal installation ceremonies will then be held in the Topfer Theatre. Once the installation is complete, guests will be invited to the Zach Scott Plaza Tent to enjoy heavy hors d’oeuvres, networking and dancing to the music of the Pamela Hart Quintet. While you are enjoying the evening you can also try a surprise signature drink and the various wandering diversions chosen

to make this a night to remember. At about 9 p. m. guests may stay under the tent or may return to the Topfer Theatre to enjoy Zach Scott’s performance of the classic "A Christmas Story." s the holiday season rapidly approaches, now is the time to count your blessings and see what you can do to give back to your community. I am excited that the Austin Board of REALTORS (ABoR) has partnered with both the Capital Area Food Bank of Texas and Habitat for Humanity for two important causes to help the community. Throughout November, we will be collecting donations and canned foods to provide meals to less-fortunate families in need. To donate, visit Abor.com/CAFB. ABoR members also have the chance to make a difference in one family’s life during the 2013 Habitat for Humanity Blitz Build. Upcoming Broker/Manager Forum on syndication

This month, ABoR will be hosting a Broker/Manager Forum on one of the hottest topics in real estate: the facilitation of syndication. Unique, not costly, gifts make the most impact

s agents and brokers, there are two theories about giving gifts to clients. Some agents think “Why would I give my clients gifts?” The flip side are those who give a closing gift to celebrate the sale. Some agents give a closing gift when they represent the buyer, a house-warming gift so to speak. Some agents give closing gifts to sellers to celebrate a successful sale. Some agents always give and some do so when they feel so moved. I have found it is not cost, but the uniqueness of the gift that made the most impact. Some closing gifts I have are house-warming parties, the obvious bottle of wine/champagne, gift baskets, tickets to events and cutting boards. When a seller sells and buys with me, I give them a house-warming party. They provide a list of 12-15 couples with names and addresses. I send out the invitations to the event (which is usually two to three months after they have moved in.) I give them a couple of menu choices and provide the food. Because of liability issues, I provide iced tea only. Yes, the house-warming party costs a bit.

By the time you provide invitations, postage, food and the plates, etc., the cost for 30 people can run around $400. The good news is the centerpiece on the table states “Courtesy of the Rise’ Johns Team – Keller Williams Realty”— great publicity. Plus, you have lots of people talking about you and what a nice thing you did, that their agent didn’t give them a housewarming party. Who do you think they call when they need real estate assistance? At the other end of the spectrum is a very inexpensive gift I have given—cutting boards. I will take a photo of the house and have it made into a glass cutting board. They love it! One time, a seller insisted I put a photo of a sunset over Lake Travis that he had taken into MLS and all ads. I had that sunset photo made into a cutting board and gave it to them as a farewell gift. They thought it was one of the most caring and thoughtful gifts they had ever received. The bottom line is you can spend a lot of money or a much smaller amount. If you do decide to give a gift, make it a memorable one. People don’t care how much you know until they know how much you care. RL

T

he most readily identifiable quality of a total winner is an overall attitude of personal optimism and enthusiasm. Psych (or mind) and Soma (which is the body) are the primary role players in your development to winning. The body expresses what the mind is concentrating on according to Dr. Denis Waitley. We are told this is why hives, headaches, and upset stomach are an outcome of the mind. If your mental thoughts are positive, your body will seek to display your general good feeling with energy and a general condition of good health. A way of life that prepares you for winning is to always expect the best from yourself both physically and mentally and you are on the right path to receiving what you believe in your psych (or your mind). Tension creates anxiety. We experience that in our workday world. Learn and practice how to stay relaxed while focused on the point of contention. Being genuinely kind with your associates while working

through an anxious moment or time period will help keep the body healthy. When experiencing a fearful event or conversation, imagine your conversation is with your good friend or favorite associate. You know your words will be thought out and not filled with negatives if you were conversing with a friend. You might even decide the issue is not an issue after all. Time will work for your benefit every time but this doesn’t mean to wait a long period before discussing the issue. Give yourself time to put all things in perspective and to formulate the best approach for fixing the problem. A good leader knows to expect the best from others. Keep the work and personal environment healthy through praise and encouragement. Self-image can be changed from negative to the positive by never allowing yourself to seriously believe “I am too fat, or I see myself as unattractive, or I am just average.” The winner’s self-talk is “I can change, I am smart, I have control of myself, and no one

What is your true purpose?

H

ave you ever had a goal, did everything within your power to achieve it, did so and almost immediately thereafter felt let down, deflated or depressed? This may be why: when we drop a stone in the water, a wave is generated at 90 degrees, i.e. perpendicular to the line of the stone dropping. This wave creates another horizontal and outwardly expanding wave, which creates another, and so on. All these effects are precessional effects and precession is the effect of bodies in motion on other bodies in motion. Take the sun and the Earth. The sun and the Earth are both in motion. Despite the 180-degree gravitational pull of the in-motion sun upon the in-motion Earth, precession makes the Earth orbit the sun at right angle, i.e. at 90 degrees to the gravitational pull. What would happen if gravity were the only force in existence here? They would collide. Did you know that all creatures on earth do many of nature’s required tasks inadvertently? Does the bee know it fertilizes the flowers it enters? The flowers compete with

each other with their beauty and bright colors to attract the bee. The bee enters the flower in search of honey. This causes the bee’s legs to become dusted with pollen. The bee’s further entries into other flowers pollinizes and fertilizes those flowers and so on. The bee does not know its true purpose. It just does what it is supposed to do; make honey. Now, let’s go back to humans. Humans, as honey-money seeking bees, just like all the other creatures, also do many of nature’s required tasks only inadvertently. If the bee has a true purpose (pollination) but doesn’t know it (because it is at 90 degrees and therefore invisible), is it possible humans (and all the rest of Earth’s creatures) might have a true purpose as well? Will you ever know what it is? One of my mentors was a man named Bucky Fuller who set out to discover the generalized principles governing the universe. In a very sad series of events, his daughter died in his arms shortly after he broke a promise to her. In despair, he decided to drown himself. As he stood on the shore of Lake Michigan in

www.myRealtyLine.com the knee-deep water contemplating his demise he writes that he heard a loud clap of thunder and a voice that said, “You do not belong to you. You belong to the universe. You may assume you are fulfilling your role if you convert your experiences to the highest advantage of others.” It was when he decided to commit his life to humanity. Bucky Fuller spent the next several decades designing and inventing artifacts that would improve the standard of living for everyone, not just to make himself and a few corporations rich. His promise was that if he did what the universe wanted, he would be taken care of. He lived like that until he died more than 50 years later with no visible means of financial support. The amount of money he needed came in when he needed it. Bucky Fuller has more accolades after his name than any other American in history. I was so struck by this man and his courage that I decided to do the same thing (but only for a little while in case it really didn’t work. After all, I had kids to feed.). So in 1989 when I was called upon to go to Australia as a student teacher and teach courses for free, I had to make a decision. I had to decide whether I was going to continue to earn a living or jump off a cliff with no parachute. My wife Lynn and I were very upset and agonized for days and finally made the deci-

sion together; despite the fact we were two months behind on our mortgage and I was over $1.5 million in debt, we jumped. As Bucky wrote, “You were not put here to earn a living. You do not have to earn the right to be here. You arrived with a gift; something special to offer your fellow human beings.” All I can say now all these years later is that once we stopped focusing on making money and started focusing on adding value to others, our lives improved, the people we needed came into our lives when we needed them, the money comes in when we need it, and that if you do what you are supposed to be doing, the universe will provide. So although we may never get to know our true purpose, we are guided by our tap on the shoulder. When we focus on others, the taps are positive. When we lose track and focus solely on the money, we get the Mack truck. We now make decisions based on what does the most good for the greatest number of people. So the reason you feel let down after achieving a goal is this: if you felt good what might you do? Stop. If you stop there is no precession. This is nature’s way of saying “good job, now go do some more.” Do you know what the reward is for solving a problem? A bigger one. We may never know our true purpose. But we can assume we are fulfilling our role. RL

one can be financially vulnerable to floods, and just a few inches of water from a flood can cause tens of thousands of dollars in damage. If you're a homeowner in a floodplain, it's not so much a question of “if ” a flood will damage your property, as “when”. Once you know your risk, be prepared through the purchase of the proper level of flood insurance. RL

Is my property in a flood zone?

T

he answer to this is yes. Your property doesn’t have to be in a Special Flood Hazard/Mapped Area to sustain costly damage from rising water/flood. Large floods often extend beyond the boundaries of highrisk areas. In fact, a quarter of all flood insurance claims come from low-to-moderate risk areas. Texas ranks at or near the top of the nation in weather-related property damage each year. A large portion of this damage is due to flooding. Many Texans believe that their homeowners insurance will provide coverage in the event of a flood, and if you are one of them, you could be in for a costly surprise. Your standard TX Homeowners policy does not cover damage caused by flooding or rising water. Thousands of homeowners have encountered severe financial loss because they assumed they were covered for flood damages when in fact, they were not. Some facts to consider: 1) If your home has a driveway that leans or hills downward toward your home, you could

suffer a loss from flooding. A torrential downpour can cause the house to take in water, which would not be covered by your homeowner policy. 2) Damage from a simple break in a water line on your property could potentially flood your home and ruin your contents. If you live in a high-risk area, there is a one in four chance of flooding during a 30 -year mortgage, and in one of these areas, your home is more likely to be damaged by flood than by fire. Additionally, if you have a federally backed mortgage loan, your mortgage lender will likely require you to have flood insurance. Homeowners can purchase flood insurance up to $250,000 to cover the structure and $100,000 to cover their personal belongings. Higher limits are also available in the form of an Excess Flood policy.
