COME ON IN! ABOUT ME I am Salsabil El-Awais, 29, an interior designer (@seinteriors). I live here with my husband Abdullah, a personal trainer, and our son Adam, four. MY HOME A rented two-bedroom Victorian apartment in Edinburgh. We moved here in April 2018. WHEN I MOVED IN It needed re-carpeting, which the landlord did straight away. A new kitchen is planned soon too, which is exciting. AND NOW We have decorated throughout ourselves and invested in some good-quality furniture and artwork. Salsabil has cleverly infused her rental Edinburgh flat with subtle colour, using wall art and a growing collection of houseplants
I
was born in Palestine and my family moved to Scotland, as refugees, when I was two years old,’ says Salsabil. ‘When I left school, I chose to study interior design in Syria, at a university near Damascus. I lived there for three years, just before the war broke out. It was a truly amazing place. I came home when I graduated, Abdullah and I got married, and I worked for Homebase for a number of years as an in-house interior design consultant, which I really enjoyed. When our son, Adam, was born, I set up my own business, so that I could work from home, as well as be with him.
Getting started We moved to this apartment when Adam was still tiny. It’s a lovely place to live – the area has a really friendly local community and the schools are excellent. Although we knew we wanted to rent long term, we saw no reason to live in a magnolia box, and happily, the landlord of this property gave us free rein to decorate as we wish. The up-side of renting is that we don’t have to spend money on maintenance; we just get to do the fun things! We painted the whole place white initially, and then added some quite bold accent colours, as we focused on each room in turn. As and when we could afford it, we’ve splashed out on investment pieces of furniture and some lovely artwork, knowing that we can take them with us to our next home.
Ideas and inspiration I am hugely inspired by travel and my Middle Eastern heritage. I love going to countries like Morocco and Turkey; the colours are amazing, but I tend to pare them down to paler versions when I use them in my own home – it’s just a

I also enjoy watching period dramas for interiors inspiration. In fact, it was becoming hooked on Downton Abbey that made me buy more vintage pieces for our home; I feel they add much needed contrast to my quite subdued colour palette. I enjoy fashion as well and love how it permeates into furniture and interior design trends. Colours and patterns seem to move between the two so freely, which I find hugely inspiring when I embark on a project.
Teamwork
Abdullah and I are a real team. We are both self-employed and both quite domesticated. We share household chores such as the cooking, the cleaning and the childcare. However, I know that I am fortunate that he is happy to leave the interior design decisions to me. I do consider him, but he trusts me to make the right choices. We enjoy working on the flat together and we regularly declutter, but he is happy for me to select the paint colours and pieces of furniture.

In the detail
For me, interior design is all about balance. I love organic forms and materials teamed with soft colours that hint at nature. I like to consider every detail very carefully, and of course, in a rented apartment you do have to compromise, but it is amazing what you can achieve with a little layering, and by displaying personal collections and favourite books. The kitchen is yet to be refitted, but it functions perfectly fine and we have focused on creating practical, temporary storage solutions in this room. By choosing only crockery and glassware that you truly love, and then displaying it on open shelving you can soon put together a beautiful scheme with the things you use every day and at very little extra expense. I painted the cabinetry a soft blue, which has freshened it up nicely and we have splashed out on some investment dining chairs.

Decide on a simple panelling style. Choose something to suit the period of your home – it could be contemporary or traditional. Measure the area and work out your exact requirements by drawing onto the wall in question. Take your specifications to a store such as B&Q where they supply MDF strips cut to your exact measurements. You might need to phone and make an appointment. Apply the panels to the wall with a strong adhesive. Sand the edges for a more bespoke result, but remember to wear a mask. Apply a coat of primer first, then paint with two coats of eggshell in your chosen colour.

and when I wish, and we can take them away with us to our next home. I would rather do this than spend money on expensive wallpaper, and fittings and fixtures that I would have to leave behind. We live minimally and find this way of life really tranquil. We have no television for instance (although we would love a Samsung Frame TV, a beautiful object that serves as an artwork when it is switched off). But I would rather watch whatever I want on my laptop than have a huge looming TV on a stand in the corner of a room.

Order two brass hoops of different sizes and select two wools in a dark and lighter shade. Bind the two brass hoops together at the top with wool in one of the colours. Simply knot lengths of the darker coloured wool onto the bottom of the larger hoop to create a wide fringe so that it comes to a point approximately 50cm below the hoop.

Knot the lighter coloured wool onto the smaller hoop over the darker wool hanging from the larger hoop, creating a narrower fringe the same length. It will come to a point approximately 20cm above the darker wool underneath and form a pleasing contrasting result. Attach an adhesive hook in your chosen spot to display your macramé hanging.

Plants are a delight to have in a flat. The greenery brings such a sense of life to the space. There’s a shared garden in our block, too. We had never really used it, as Adam would normally prefer the play park, but during lockdown it was a life saver and we use it a lot more now. It also means we get to catch up with our neighbours out there too, which is one of the many bonuses of living in a shared building. We love where we live – it’s a great fit for us.’

ABOUT ME I’m Kate Beavis, 47, a marketing consultant (theindie practice.com). I live here with my husband Adam, 46, a carpenter, and our children, Herbie, 12, and Kitty, 10. MY HOME A four-bedroom detached 1920s house in Bedfordshire. We moved here in February 2011. WHEN WE MOVED IN The house was damp and decrepit. There were mid-century wallpapers, a rickety extension and worn-out carpets everywhere, even in the kitchen. AND NOW The old kitchen has been transformed into a big, bright family hub, and we’ve incorporated the old wallpapers to make each room a backdrop for our vintage accessories. STYLE TIP Fill shelves with just two or three colours, and not too many items – the trick is knowing when to stop.

ODE TO RETRO’
Instead of ditching dated decor, Kate celebrated it by mixing vintage treasures with modern touches
W
hile house-hunting for my next project, I was determined not to compromise,’ says serial renovator Kate. ‘I knew that I wanted an older, detached property, with a garage and garden, and it had to be a doer-upper. We looked for ages before we found this house. It had been extended over time from a two-up, two-down to a fourbedroom house, but inside, it hadn’t been touched for decades, so there were 1950s, ’60s and ’70s wallpapers everywhere. The carpets were completely worn out and the kitchen had polystyrene ceiling tiles, and a damp, makeshift extension at the back. I think the amount of work might have put some people off, but Adam and I knew from experience what we were getting into, and for us it was perfect.

‘My “kitchenette” came from a house-clearance sale. It’s really useful, and I love its rounded sides, which work well with all our curved Ercol pieces’
The children were quite little at the time, so we started with redecorating, which we could tackle quickly and easily. Vintage style is a huge passion for both Adam and me, so we knew we wanted to keep some of the amazing old wallpapers. I loved that they were original, but they were everywhere, and just a bit too much. Also, our stuff, such as lighting, ceramics, glassware and fabrics, is all quite colourful, so I needed to tone the background down a bit to make it work. There was mustard-yellow wallpaper all through the hall, stairs and landing. We painted it all white, apart from one section on the landing. It’s more subtle now, and works really well. In Kitty’s room, there was a very pretty blue-green 1960s paper that I loved. To refresh the room, I painted white everywhere except for one wall and the chimney breast, and her duck-egg blue and lilac colour scheme grew from there. The wallpaper in our bedroom is a modern reproduction of a 1950s

With so many accessories on display, I find having a colour theme for each room is a good way to keep things organised.
The big change
We lived with the existing kitchen for quite a while, but we always knew we’d change it. The whole room was cold and damp, the flat-roof extension was flimsy, and the office-type ceiling tiles were awful. Adam works in construction, so he and a builder friend did everything, and although it was disruptive, we’d done similar projects before, and we just worked through it. We extended out a little way, and Adam built a new, pitched roof with three large Velux windows, making the whole space lighter and more airy. He really wanted a completely open-plan room with a big island, but for practicality, I insisted on a separate utility room. We chose a new Shaker-style kitchen, but the cabinets have rounded edges, which feels a bit retro, and echoes the curves of our ’50s and ’60s wooden Ercol table and chairs. I’d have loved coloured kitchen units, but plain white made the best backdrop for all the

PAINT A WOOD FLOOR
Paint is a great tool for revitalising a marked or stained wooden floor and it’s a job you can easily do yourself. Invest in speciallyformulated floor paint for a durable, washable finish. Clear all the furniture out of the way, then sand the floorboards lightly, getting right into the corners and up to the edges. Wipe all the dust away, and once the floor is dry, it’s ready to paint. Apply the paint around the edges of the room first, then paint the rest of the floor, starting in the farthest corner from the door. Two coats will give a longer-lasting result, and you can touch up or repaint whenever required.

‘Vintage’ usually means items between 30 and 100 years old. Vintage pieces have unique character and it’s an eco-friendly way to furnish your home. There are masses of online specialists as well as sites like eBay offering second-hand furniture. Be careful buying online as you can’t inspect the item, and delivery may add to the costs. If you source from auctions, charity shops, antiques fairs and house-clearance sales, you can check the size and condition, and make sure the item will suit your space. Don’t expect perfection. You’re sure to find scratches, marks or damage. Some problems can be fixed with a little TLC, so you’ll need to decide how much wear and tear you can live with.

I’m very into Catherine Holm’s bright, mid-century kitchenware, which all gets used as I don’t see the point of having something lovely and keeping it in a cupboard. We don’t tend to buy so much these days as we don’t really need it, but I keep my eyes open and I’ll snap up anything especially collectable.
Savvy sourcing
The kitchen-dining-living room has become the absolute heart of our home. It’s got bifold doors out to the garden and we can happily spend all day there. One of my favourite items is the kitchenette, a 1930s freestanding kitchen unit, where I keep all the baking kit. It makes a great linking piece between the kitchen and dining areas. We’ve sourced most things second-hand, from car boot sales, auctions, house clearances or eBay. My glassware cabinet was a skip find. I painted it and added the mirror at the back and it’s such a useful piece. We’ve got some lovely 1930s panelled internal doors that I spotted, stacked outside a house, ready for the dump. I knocked and asked if we could take them. They’re

I’ll try to upcycle rather than discard something – I even turned one of Herbie’s old skateboards into a shelf for his bedroom! I use Pinterest a lot for ideas and it’s all about being inventive.
Restful retreat
The kitchen-diner-living room is the main family space, so Adam and I liked the idea of making the lounge more of an adult room and we decided on calm whites and teal blues. One of our treasures is the white Tulip dining table and chairs, which gets used for more formal occasions, but also for homework. We painted the floor cream, which fits in with the different blue tones, and there’s artwork, ceramics, glassware and fabrics as well as one blue feature wall. A lot of the furniture was originally Adam’s. When we met, I was amazed that he shared my love of all things vintage. He had lots of ’60s and ’70s items like the dark leather sofa and swivel chairs, which belonged to his grandmother. My things were more 1940s and ’50s, and over time we’ve incorporated other bits like a lovely starburst clock and a retro wall light, left behind by the previous owners. We don’t worry too much about mixing up different eras and it all works well together. That’s one of the best things about this house – it truly reflects us.’

ummers were spent camping on the beach in Cornwall when I was a student. I would gaze longingly at the beautiful houses dotted along the coastline, thinking to myself, “one day…”,’ says Rachel. ‘When our twin boys came along, I wanted them to experience the same happy childhood I’d had, so my husband and I began looking for a place by the sea.
Finding the cottage
Initially, properties in Cornwall looked far beyond our budget, but I kept an eye on the market, and one day a house came up at a price we could afford. We arrived early for the viewing and walked over the top of the sand dunes near the house, with the sea stretching out in front of us. It wouldn’t have mattered what the interior was like at that point – we knew this was where we wanted to be! Luckily, we loved the property as well. It was a classic English cottage, with an inglenook fireplace and a wood burner. As you’d expect from a 400-year-old house, the interior certainly needed some TLC, and Manuel is tall so he’d have preferred higher ceilings. But, despite this, I knew it was the place I’d been dreaming of.

All we did at first was paint the walls and buy some furniture, as we had to save up before we could afford to redo the interior. After five years, we were ready to start renovating and gained the correct planning permission to go ahead. Looking back, I’m glad we waited because it was important to have lived in the house before starting the work. By then, we knew we wanted a grown-up living room with no television, a TV snug for family film nights, and a

Keen to use local builders and tradesmen, we made an effort to get to know our new neighbours from the start; they recommended some excellent local craftsmen, such as our builder from Seadrift Projects.
Kitchen inspiration We found the galley kitchen too cramped and small for family life, especially with two young boys and a dog. We converted the space into an airy kitchen-diner by adding a 4x6m side extension that gave us the extra space we needed. Now, the kitchen opens out onto the garden so I can see the kids playing outside, and it benefits from plenty of light. I used a painting of a wave by my son William as the starting point for the kitchen’s coastal

colour scheme. It’s lovely to spend so much time in a room inspired by my son. We decided to refurbish and repaint where we could, rather than buy everything completely new. We kept the existing units and repainted them in seaside colours, like Farrow & Ball’s Calamine. We also kept the beautiful Aga, which we had serviced, and it remains a focal point in the kitchen.
Bespoke benefits Our upstairs rooms are fairly small, but we didn’t want to compromise on style, so with limited space to play with, we chose made-to-measure fittings. In our bedroom, local carpenter Ben Ure designed units to fit around the bed that would make the most of the

modest room. With space at a premium in Victor’s room, he built a single bed into the eaves, complete with a handy shelf to hold a book and a mug of hot chocolate. We then added a reading light fitted to the wall. Size is not the only issue that can be solved having something made-to-measure. We love the cottage’s period features, but they don’t always make for the most practical living. For example, in our bedroom, we had the wooden shutters made especially to fit the porthole window, so that we don’t get woken up by the early morning sun.

ABOUT ME I’m Ohana Banerjee, 45, and I live here with my husband Ben, 43, and children Anissa, 13, and Sebastian, 11, in an Edwardian five-bedroom detached house in East Sussex. We moved here in October 2010 and it is our second home together. We merged three rooms to create a kitchen, dining and living space three years after we moved here. ur first home in London was a 1970s maisonette and it taught us valuable lessons about creating a flexible living space and the importance of storage,’ says Ohana. ‘When our children were two and four, we decided to move to Lewes, East Sussex, where I grew up. We wanted a house with light and space near both the town and the countryside, so we could walk everywhere. Our mission was to apply everything we learned in our first home to our new home.
The way it was
When we made our move to the country, we chose an Edwardian house in good condition, but it was outdated and the flow of the downstairs was poor. The kitchen was at the back, in a cold area, and the living spaces were quite a distance away, so I always felt cut off from the children.
Getting started
Three years after moving here, we took the plunge and removed two walls, so we could merge three rooms into one kitchen, living and dining space. I planned to use freestanding vintage furniture for storage in the kitchen area; however, I soon realised that finding pieces to fit the awkward space wouldn’t work, so I designed my own. We spent months in advance of the building work configuring a suitable layout to fit into each of our funny and sometimes restrictive spaces. It was hard when the walls were still up, but in my mind this was the best way to save time and money.

Designing methodically
I went through every item that needed to be in the space, from saucepans to the dining table. Next, I went online and found Ashley Johnson to make up my designs. He recommended scaffold boards as an affordable reusable wood source. The boards have such character and I love the bits of paint and random letters on

them. Ashley sourced Austriandesigned drawer runners that can take 30kg of weight, so I could design large drawers to hold all that was needed. Now everything has a home – for example, all our crockery is in one drawer and the Tupperware is in another – so it’s always easy to find what you are looking for.
Raising the roof I was also determined to create a light and airy feel, so we vaulted one ceiling area and fitted a roof light. We kept the walls uncluttered without wall cupboards. I’m quite short, so I can never see inside them anyway! Instead, we found other solutions, like a suspended ladder above head height, for hanging saucepans, and open shelving to display our more attractive kitchen equipment.
Surface solutions We decided on white Corian for the sink area, to help reflect light and for its durability. The rest of the surfaces are zinc, as it’s affordable and has a warmth that a lot of other kitchen materials lack. It helps the units look like freestanding pieces of furniture, too.
Planning pays off The building and furnishing of our new space took three months. Three years on, the kitchen is still working perfectly for our family. Hours of meticulous planning has resulted in a beautiful space that’s really easy to keep tidy. I enjoyed it so much that I have now started my own business (ohanabanerjee.com), designing practical, beautiful and affordable spaces for others, too.

First, chisel away a small piece of plaster. If the brick beneath crumbles, don’t proceed, as the wall isn’t sustainable. If it doesn’t crumble, remove furniture out of the way and protect the floor with sheeting. Wearing a respirator, goggles and protective gloves, break up the plaster with a crowbar or a hammer and masonry chisel. Loosen debris with a wire brush, then remove any remaining plaster, dirt and oil with a thin paste of equal parts water, washing-up liquid and salt. Allow to dry. Apply two coats of matt acrylic brick sealant with a roller or brush, aiming for full even coverage.

science lab tops and parquet flooring will command designer price tags. Don’t forget that reclaimed timber can prove more labour intensive to process than virgin wood. Pulling out nails, filling holes and treating woodworm can all bump up your bill.
What are the benefits?
Where can I source reclaimed timber?
Reclaimed timber is low maintenance and ages beautifully. Any damage can be sanded away and re-oiled, or left intact for a little more history. It comes in various forms, such as old flooring planks, scaffolding boards and railway sleepers, so the scope for creating an individual and unique kitchen is endless.
Is it expensive? It depends on the type of timber. Old scaffolding planks and sleepers are generally cheaper than solid oak beams, for example. Timber that cost less to begin with, such as pine or upcycled pallets, will usually be more affordable, too, whereas trendy salvage like vintage

Trawling reclamation yards for forgotten stacks of timber isn’t as simple now that demand has soared. However, this is where you will find the best character-filled timber. There are still bargains to be found on local selling sites and auction sites.
Who makes reclaimed kitchens? As the end look is deliberately rustic, reclaimed timber is the DIYer’s best friend. For a little more finesse, you could commission a local carpenter to make ‘new’ reclaimed doors to fit off-the-peg carcasses. Some cabinetmakers may prefer to source timber from their own trusted suppliers to help protect their machinery from any potential damage.
What are the downsides? Provenance can be hard to prove, so sourcing via a trained kitchen-maker or carpenter can help protect you from costly mistakes. Old timber may also have been treated with preservatives and paints that contain lead or other harmful chemicals. Again, seek expert advice if you’re concerned.

he more prepared you are at the start of a kitchen renovation, the more likely it is to succeed as a space that’s both practical and beautiful. From choosing a layout and including plenty of storage to selecting fixtures and fittings, careful planning will prevent costly mistakes further down the line. Getting the right layout for your space is key to getting your kitchen right. It may look fantastic, but if it fails to function as a workspace, it’ll be a huge disappointment. A kitchen designer will be able to advise on a layout that looks good and works perfectly. Before thinking about a design, it helps to have an idea of room formations. Every space is different, but most suit one of five basic layouts...
1 Plan the layout Start with a scale plan of the space. Measure and include features such as windows, chimney breasts, doors and boilers. Cut out to-scale shapes of every fitting you’d like to include, and rearrange them until you find a layout that works. Alternatively, look online for free kitchen design apps. Incorporate plenty of space between the individual elements and consider how the room will work with more than one person in there at the same time.

Usually a long, narrow room where units sit along one or both walls in a line AVOID WALL UNITS IN A NARROW SPACE to prevent the room feeling too cluttered. Go for open shelving instead. ARRANGE THE WORKING TRIANGLE so your hob and fridge aren’t opposite each other – that way people won’t end up back to back when cooking together. Allowing for units on three walls, this shape offers plenty of workspace USE TWO SIDES OF THE ROOM for your working triangle to keep it compact in a large space. Or, consider placing one element, such as the sink, on an island. ALLOW FOR LOTS OF WORKTOP between your cooker and sink if they are on the same run of units. A distance of at least 80cm is preferable. MAXIMISE YOUR STORAGE by adding clever solutions in both corner cupboards. GO FOR INFORMAL DINING in larger rooms by placing a peninsula at one end of a long run of cabinets.
Great for roomier designs, an island provides extra workspace while helping to create a tighter working triangle ALLOW ENOUGH SPACE around an island to open cabinets and dishwasher or oven doors. A workable minimum is 90cm, but 120cm is preferable. INSTALL A HARD-WORKING ISLAND Consider a prep sink and possibly a dishwasher or wine fridge, too. Extra drawers for storing pots and pans are a good idea if your hob is on the island. THINK SAFETY FIRST and choose curved corners, which will do less harm to toddler heads and adult hips.
Great for kitchen-diners, this layout has plenty of room for dining and seating ZONE IT by separating the functional areas – for cooking, eating and relaxing – using different but cohesive materials and textures to create distinct spaces. INVEST IN QUIET APPLIANCES so you don’t end up trying to talk over a noisy extractor or washing machine. However, make sure your extractor is powerful enough to banish lingering cooking smells. HEAT THE SPACE EFFICIENTLY A large room with a stone or porcelain tiled floor might be best suited to underfloor heating for an even spread of warmth.

2. Identify improvements Walk through your current kitchen and make a comprehensive list of what you love and, more importantly, the things you don’t, about your existing space. This will help you to focus on your priorities for the room, and concentrate on your must-haves and your don’t-wants.
WHAT IS THE WORKING TRIANGLE?
The working triangle dictates where the three key elements of hob, fridge-freezer and sink sit in your kitchen and is an important consideration to reduce the distance you have to walk when cooking. You move between these three features all the time when preparing meals, so they need to be in a practical arrangement and within easy reach of each other. Ideally, the sides of the triangle created by these three points should be no more than 2.7m and no less than 1.2m long.

Will the room be used for tasks other than cooking – homework, for example? Finally, think to the future to ensure you’re prepared for how your needs might change as your family grows.

If a new floor is being fitted or the waste pipe is being relocated and you don’t have another one, it might be best to decamp to a friend’s house. Minimise the inevitable mess. esides boosting your home’s floor space, an extension can pave the way for a reconfigured layout that complements your lifestyle. A cleverlyconceived project also has the potential to increase your home’s value. Here are some key factors to bear in mind…
Is my home suitable? Obviously you need space outside to extend into, but equally you don’t want to eat into too much of the garden. Also, if there’s no external access to the site, and going through the house is a no, forget the idea. Public or shared drains and utilities running under your garden may also cause complications.
Do I need an architect? While it isn’t essential to bring a professional on board, a designer’s vision will help you make the most of the space you have available. Their insight on positioning, structural systems and building materials can make a huge difference. Having an expert involved can also help when construction begins – particularly if you encounter any unforeseen issues.

How much will it cost? Keep a close eye on your budget. Start by allocating a project fund for you or your architect to work with. If you let them know your key goals, they’ll be able to tweak aspects of the scheme to help bring it all in on budget. Set aside between £1,100 and £1,300sq m for small, single-storey schemes or £1,300£1,500sq m for two-storey extensions. It’s a good idea to ring-fence a 10% contingency fund, too. Do also check your existing services can supply a
bigger house – a new boiler or fuse board may be required. In older properties, the electrics may need upgrading, too.
Do I need planning permission? While many extension schemes can be achieved under permitted development rights, anything that’s pushing the boundaries in terms of design is likely to require formal consent from your local authority. Likewise, if you live in a conservation area or area of outstanding natural beauty, you will need planning permission to go ahead. Working with an architect or planning consultant can increase your chances of success at this stage. It can also help to find similar extensions on your street, as these can serve as a precedent for your project.
Who should I hire? A full design and build service is the least stressful, but priciest, option. Hiring an architect or architectural technician to design the extension and a good building firm to make it happen will be slightly cheaper. Try to source quotes from at least three contractors – going by word of mouth is often a smart way to find a reliable firm. Be prepared to wait – the best get booked up a year in advance.
How long will it take? Once your contractor is on board, the build can begin. Depending on complexity and size, construction will usually take three to six months. Use this time to source materials and products for the internal fit-out as lead times on items can be significant.

ABOUT ME I’m Joanna Thornhill, 39, an interiors stylist and writer (joanna thornhill.co.uk). I live in an 1890s terrace in Walthamstow, London, with my partner Paul Hughes, 40, a TV development executive. We moved here in 2012 and initially gave the dilapidated bathroom an inexpensive makeover, but it took us seven years to get round to properly renovating it. MY CHALLENGE The floor wasn’t level, which was causing the tiles to crack. There was no built-in storage, aside from a rotting under-sink unit. ur house was rented before we moved in, so while on the surface it all looked relatively clean and neutral, albeit a little tired, we soon realised how bad its condition was,’ says Joanna. ‘However, this gave us the opportunity to strip everything out (aside from original features) from top to bottom and create a space which was totally to our taste.
Starting from scratch
While budget prohibited us from relocating the basin and toilet, we knew that due to the faulty sub-floor and waterlogged plaster walls we’d need to completely gut the room and start again, which gave me the opportunity to work out how to incorporate the walk-in shower of my dreams. There was a wasted space at the end of the bath behind the door which was the perfect spot, though with most baths coming in at around 170cm long, frustratingly this was too tight to fit in an adequate 80cm width shower tray. I’d always loved the idea of a roll-top bath, but had assumed they’d be out of my budget – however, a friend recommended the Cast Iron Bath Company: at just 153cm in length, their Petite Millbrook roll-top did the trick. By building a stud wall to close off the side of the new shower area, we could just fit this into the remaining space and, thanks to its smaller size, it worked within my overall budget, too.

Source enough ready-made picture ledges to fit across one whole wall (you’ll probably have to go longer than required, then amend one to create the exact fit). Starting from one side, screw in the ledges until the remaining space is shorter than the final ledge. Using a handsaw, cut away the excess length from the final ledge before fixing into the gap. Saw a decorative wooden trim to the same total length of the fitted ledges, then attach across the front with wood glue. Using some wood filler, fill in the joins between the individual ledges before sanding and painting.

To make up for a loss of storage (a cabinet had to go to make space for the shower) we decided to go for built-in cabinetry along the entire left-hand wall. The building costs, however, were looking likely to spiral out of control given the level of storage I was after. In the end, I went for a ‘best of both worlds’ approach, by mixing two Ikea units (one freestanding cabinet and one wash stand) with some additional boxing, before painting it all in the same colour to blend everything together. This also hid some unsightly pipework, meaning we didn’t have the increased labour costs of having those chased in.
Space to style As a commercial stylist, I love having surfaces to play around with and wanted space for both bathroom products and decorative accessories to create a more homely feel. As well as incorporating niches into the stud wall, I added a picture ledge above the bath for framed artwork to rest on, and chose pretty gold metal wall shelves for everyday essentials. To finish the look, I sourced a marble offcut, which we fitted either side of the basin, allowing space for my plant collection.’

A COMPACT BATHROOM
Finding the right fittings to suit a small space needn’t put a squeeze on your style
Where do I start? First, draw up a list of essentials. Every bathroom needs a loo and basin, but do you need a bath? Many estate agents still advise keeping the bath, particularly if it’s the only one in the house, but if you are ‘shower people’, rip it out. You only need a 90x90cm footprint for a decent shower, while a standard bath requires 170x80cm.
What if I want it all? A two-in-one shower-bath is a great compromise. The showering area in a bath is actually much more spacious than any separate enclosure you’ll be able to shoehorn in next to it. Do think about the volume of water required – some showerbaths are wider at one end, which requires more water to fill when in bath mode.

Can I save more space? Get a basin vanity unit – pedestal basins are a wasted storage opportunity. Slimline cloakroom vanity units are worth exploring, but make sure the bowl is big enough to wash your face/ clean your teeth in comfort. Shower enclosures with pivot or sliding doors are better in a tight space than outward-opening models. A compact bath – around 150cm long – can make all the difference. They are usually deeper to ensure good coverage in a more upright position, so even tall people can enjoy a nice soak.
Will it all fit in? The easiest way to work out any bathroom layout is good old-fashioned graph paper. Cut out scale-size pieces for your fittings and move them around a floorplan of your room. Some bathroom websites include simple online planning tools, too – try B&Q or Bathstore. Allow at least 70cm clear walkway in front of all fittings, and think about the direction that doors will open – the main entrance, shower door and any vanity or storage units – to prevent clashes.
How about corner fittings? Corner toilets, baths and basins come into their own when there is a window or doorway taking up precious wall space. They can also allow you to squeeze in a towel rail or slimline storage unit that won’t fit otherwise. Corner fittings don’t always save space though, and can cost more, so check that you’re gaining a worthwhile area.

A
fter the kitchen, the bathroom is probably the most important room in the home in terms of resale value. As we want more from our down time, the status of the bathroom has been raised – no longer driven by purely practical needs, many of us are renovating ours with relaxation and pampering in mind. As well as simple renovations, extra bathrooms and en suites are also proving very popular. Whatever your reason, installing a new bathroom is a serious undertaking and can often be deceptively tricky, requiring quite an array of fittings and skill, often in a very compact space. Careful planning from the start will prevent costly mistakes down the line.
Plan the layout
Start with a scale plan of your space. Measure carefully, and include features such as windows, chimney breasts, doors and boilers. Cut out to-scale shapes of every fitting – bath, toilet, etc – you’d like to include, and rearrange them until you find a layout that works. Incorporate plenty of space between the individual elements and consider how the room will work with more than one person in there at the same time.
Shower room
Don’t have space for a bath? A wet room or shower is a modern, luxe alternative. The whole room will need to be tanked (waterproofed) as there is no enclosure – the water drains away through the floor. If your budget is tight, a sleek alternative is a low-level tray with a glass screen. CREATE A SHOWER ENCLOSURE In a long room, section off one end with a glass screen to create a walk-in shower. GO FOR WALL-HUNG FITTINGS They will make the room easy to clean and create the illusion of space, too. KEEP THE WALLS CLEAR Fit underfloor heating, so that the room can stay toasty without clunky, wall-hung radiators taking up valuable space.
Bath and shower
A bath and separate shower let you have the best of both worlds if space allows. Design your room according to how it’s most often used. If your family prefer showers to baths, think about a shorter tub and use the extra space for a walk-in shower. Or, if you prefer to have baths, a corner shower cubicle will allow for a full-sized fitted or freestanding tub. GET IN LINE Build a stud wall at the end of a bath to form one side of a cubicle. SEE DOUBLE Add ‘his and hers’ basins if you have room. Space at a premium? A trough-shaped sink is a good alternative. KEEP IT NEAT Shelves can look untidy, so go for cabinets with doors that can be closed to store toiletries out of sight.

Over-bath shower
If space is in short supply, then a good solution is to fit a shower above the bath. A family-sized bath can easily double as a shower enclosure. Either install an electric shower above the tub or swap existing taps for ones with a hand-held shower mixer – check your water pressure will accommodate it, though. ADD A SHOWER BATH Invest in a special shower bath that bows out at the tap end, for room to move when showering. MIX IT UP Combine the two by having a fixed-head shower above and a hand-held spray on the bath taps below – useful for bathing children and pets or cleaning.
Statement bath
Use a beautiful bath as a focal point. Make a freestanding tub the star of the show by placing it in the centre of the room or sit it beneath a window. If you still want the look, but space is at a premium, then a smaller slipper bath or a dunk bath might be the answer. BE PRACTICAL Seek advice on whether your room will bear the weight of a cast-iron bath, as they are very heavy. If it won’t, then composite or acrylic versions are a good alternative. ADD GLAM Use finishing touches such as luxe tiles or wall panelling and striking flooring to lend a touch of luxury.
Read through the guidelines at planningportal.gov.uk to make sure you don’t fall foul of regulations. Don’t have a toilet opening directly off a kitchen, dining or living room. Also, if you only have one toilet, it shouldn’t be accessible just from a bedroom. Contact the building control office at your council planning department if your project will include changes to the soil stack or your hot water system. Consider ventilation, especially if the bathroom doesn’t have a window that opens to the outside. Installing an extractor fan to remove steam is a good idea. Speak to an electrician or your bathroom designer about lighting before you buy fittings, to avoid costly mistakes. Any lights you fit must have the correct IP rating for the bathroom zone they’re in.

Need an extra room but don’t want to sacrifice your garden? Build upwards…
L
ofts don’t get a lot of love. Stuffed with ‘just in case’ junk and things that haven’t seen the light of day for 20-plus years, they are often ripe for renovation. Clear yours of its clutter and you can turn it into somewhere that is both functional and beautiful.
Is my loft suitable? Ideally your loft should be 2.2m or higher at the mid-point. If yours is lower, you might want to reassess. There’s no minimum room height dictated by building regulations, but there is for staircases and access. A workaround is lowering the ceiling in the room below – you’ll have to fit a new floor in the loft as part of the conversion, so this isn’t as drastic a project as it sounds. Next, look at any obstacles – is there a water tank or a chimney stack that might need to be moved? Finally, check your roof – does it have a steep pitch that limits height around the room and may require a dormer (a window or door projection that’s added onto the roof) or roof redesign? The roof should also be weatherproof and insulated – felt under the tiles is a good indicator that it is.

What is involved? Dormers, roof lights and windows need to be installed, the rafters need to be reinforced and the roof needs to be insulated, as well as a staircase fitted. Any partition walls must be built along with first fix plumbing and electrics, and extraction if the conversion includes a bathroom. Plus, you’ll need radiators.
How much will it cost? ‘Loft conversions can cost as little as £12,000 for smaller projects and from
£40,000 for bigger developments,’ says Jude Tugman, MD at Architect Your Home. Prefab loft replacement conversions are another option, but they’re pricey, costing around £55,000.
Who should I hire for the job? Complex projects may require the expertise of an architect, but a chartered surveyor or building engineer could be a better fit. Most building engineers can produce plans for a conversion, as well as structural calculations needed for the timber and steel components of the roof space. Ask any of your neighbours who have had their lofts recently converted for their recommendations.
Do I need permission? Converting a loft rarely requires planning permission unless you’re raising the roof line or changing its structure, but it will need building regulations approval. This ensures that the structural strength of the new floor will be sufficient, and that the roof will be stable. A building control surveyor will visit to make sure that the work meets regulations and issue a completion certificate. If your house is semi-detached or terraced, you’ll also be subject to party wall requirements.
What are the exceptions? Your conversion will require planning permission if the roof is going to be extended or altered and it exceeds specified limits and conditions, or if you live in a designated area. Check the limits and conditions at planningportal.co.uk.

Squeeze the meat from the sausages into a bowl and add 1tbsp of the chopped onion. Season well with salt and freshly ground black pepper and combine thoroughly. Form the mixture into 6-8 equal-sized meatballs, then chill in the fridge for 20 mins. Heat the oil in a frying pan and cook the remaining onion for 5-7 mins, until soft

and lightly golden. Add the garlic and chilli, and continue cooking until coloured, then add the basil leaves. Tip in the plum tomatoes, purée, oregano and balsamic vinegar. Stir and bring to a simmer and cook for another few mins. In a separate pan fry the meatballs on a mediumhigh heat until coloured and

cooked through. Meanwhile cook the pasta in boiling salted water according to the packet instructions, then drain and return the pasta to the pan. Add half the sauce and stir through. Divide the pasta between two plates with the meatballs and remaining sauce on top, then serve with a generous grating of Parmesan.

Preheat the oven to 200C/Gas 6. Put the sausages, butternut squash and red onion in a deep roasting tin and roast for 30 mins. Take the tin out and turn the sausages and vegetables to ensure that they cook evenly. Add the cherry tomatoes, balsamic vinegar, cannellini beans and rosemary sprigs. Return the roasting tin to the oven for a further 15 mins until all the food is piping hot.

CAULIFLOWER AND LENTIL SOUP TAKES 30 MINS SERVES 6 1 cauliflower, broken into small florets 1tbsp olive oil 1tbsp coconut oil 1 onion, chopped 2tsp turmeric 1tbsp cumin seeds 1tbsp garam masala ½tsp chilli flakes 2 garlic cloves Thumb-sized piece of ginger, grated 1.5ltr vegetable stock 150g red lentils 2 x 400g cans chickpeas Lemon juice 3tbsp crispy onions and naan bread, to serve

Preheat the oven to 200C/Gas 6. Drizzle the cauliflower with olive oil, roast for 15-20 mins. Melt the coconut oil in a large saucepan, and cook the onion for 5-10 mins. Add the spices and cook until fragrant and the seeds start to pop. Add the garlic and ginger, and cook for 2 mins before adding the stock, lentils and chickpeas. Simmer, covered, for 15-20 mins, until lentils are cooked and the soup has thickened. Add the cauliflower and simmer for a few mins to reduce slightly, then add lemon juice to taste. Serve topped with crispy onions and warm naan bread.

ULTIMATE GARLIC BREAD TAKES 20 MINS SERVES 8 1 medium-sized baguette loaf 100g softened butter 3-4 garlic cloves, crushed 60g grated Parmesan 100g pitted green olives, chopped 3 sprigs each rosemary, sage, parsley, basil and bay leaves Olive oil

Preheat the oven to 200C/Gas 6. Make 12 incisions, about 2cm apart, into the baguette, making sure not to cut all the way through. Blitz the butter, crushed garlic and Parmesan together until well combined, and season with salt and black pepper. Mix through the chopped olives. Spread the butter mixture between each incision. Place on a large sheet of foil and fill each incision with a mixture of herb sprigs. Drizzle with a little olive oil and sprinkle over some salt and black pepper, then seal well in the foil. Bake in the oven for 10-15 mins or until golden and crispy.

TIKKA SALMON SKEWERS WITH MINTY YOGURT TAKES 25 MINS, PLUS MARINATING SERVES 1 1 salmon fillet, cut into 3cm cubes 1 red onion, cut into wedges 2tbsp tikka curry paste 3tbsp natural yogurt ½ lemon ¼ cucumber, diced Few mint leaves, roughly chopped Naan bread, to serve

Thread the salmon onto skewers, alternating with the onion wedges. Mix the tikka paste with 1tbsp of the yogurt and a good squeeze of lemon juice, and spread onto the kebabs. Leave to marinate for 15 mins. To make the minty yogurt, mix the remaining yogurt with the cucumber and mint leaves. Season to taste with salt and freshly ground black pepper. Bring a griddle pan to a high heat and grill the skewers for a couple of mins on each side, until cooked through – it will take around 10 mins in total. Serve the skewers with the minty yogurt and naan bread.

CHICKEN NOODLE SOUP TAKES 3 HRS 40 MINS SERVES 6 FOR THE STOCK 1 leftover chicken carcass 1 bunch of spring onions, roughly chopped 2 carrots, roughly chopped 6 peppercorns 1tsp coriander seeds 2 star anise Thumb-sized piece of ginger, chopped FOR THE SOUP Thumb-sized piece of ginger, chopped 1 garlic clove, chopped 4 chicken breasts (or leftover cooked chicken) 200g mixed mushrooms, sliced 235g pak choi 1tbsp soy sauce 200g egg noodles

To make the stock, put all the stock ingredients into a large pan, cover with 3ltr cold water and add a generous pinch of salt. Bring to a boil and leave
to bubble away for 2-3hrs, skimming off the scum that rises to the top as you go. Strain into a large bowl and remove any excess fat from the top. To make the soup, pour the stock into a large pan with the ginger, garlic and chicken. Bring to the boil, then simmer for 20 mins, until the chicken is cooked. Remove the chicken and shred. (If you are using leftover chicken, skip this step.) Return the chicken to the stock with the mushrooms, pak choi and soy sauce. Bring to the boil and simmer for a few mins until the mushrooms are cooked, then add the noodles and cook for a few more mins until tender.

SUPER GREENS SPINACH AND KALE TART TAKES 1 HR, PLUS CHILLING SERVES 8 350g shortcrust pastry 1tbsp oil 2 shallots, finely sliced 250g winter greens, such as kale, mustard greens, chard and/or spinach 4 egg yolks 250ml double cream 175g Gruyère, cubed, plus a few shavings 30g pumpkin seeds Chopped chives, to serve YOU WILL NEED 36x12cm tart tin, lightly buttered Baking beans

Use the pastry to line the tart tin, then chill in the fridge for 30 mins. Preheat the oven to 200C/Gas 6. Blind bake the pastry for 20 mins. Remove the baking beans and set aside. Reduce the oven temperature to 170C/Gas 3. Heat the oil in a pan, fry the shallots until translucent and then set aside. Cook the greens in a large pan with a small amount of water and then squeeze out any liquid. Blitz the greens with a hand-held blender or in a food processor with the egg yolks and cream, and season with black pepper. Fold through the shallots. Add half the cubed Gruyère to the tart case, then carefully pour over the cream mixture, sprinkle over the pumpkin seeds and remaining Gruyère cubes, and bake for 30 mins until the tart is cooked and golden brown. Top with a few extra shavings of Gruyère, and chopped chives. Serve with a green salad.

2tbsp butter, plus 30g 1 onion, cut into wedges 1 leek, sliced 2 garlic cloves, sliced 2 carrots, sliced 1 celery stalk, sliced 1 whole chicken 400ml white wine (a dry Riesling is ideal) 400ml chicken stock 1tbsp olive oil 250g grapes (red or white) 100g sage leaves 2tsp Dijon mustard 100ml double cream 30g roasted macadamia nuts, to serve

Preheat the oven to 180C/Gas 4. Heat 2tbsp butter in an ovenproof casserole and add the onion and leek. Fry for 10 mins, then add the garlic, carrots and celery, and cook for 1 min. Add the chicken, pour over the wine and stock. Cover and cook in the oven for 1 hr, or until the chicken is cooked through. Turn the chicken 15 mins before it’s ready, so the other side cooks in the juices. Drizzle the olive oil over the grapes and bake for 15 mins. Heat the 30g butter in a small pan and fry the sage leaves until crispy. Remove the casserole from the oven, stir in mustard and cream, top with the grapes, nuts and sage.

Preheat the oven to 180C/Gas 4. To make the topping, rub the butter, flour and ground almonds together until they resemble breadcrumbs. Stir through the demerara sugar, oats, almonds and a pinch of salt and set aside. In a large oven dish, mix the chopped apples with the almond essence, lemon zest and juice, and caster sugar. Top with the crumble mixture. Bake for 50 mins, or until golden and crunchy on top. Serve with custard, ice cream or cream.
