An extended kitchen, with clean and shining units, and a dining area laid out as though to welcome in the new family, allows prospective purchasers to see the home at its best, and imagine their new life in the property. Install a new kitchen, and lay it out to advantage making use of all the available

space. Seek advice from a reputable firm on best-selling kitchen designs for a good idea of what will appeal to buyers. Lofty heights

The bathroom is an important room in every property, and a clean, sparkling suite will entice buyers. Indeed, letting agents know the value of a good bathroom when it comes to finding tenants and it’s no different with buyers looking to move into a property with their family, and who have little time to spare on renovating. If you are thinking about installing a new bathroom, choose appealing neutral colours and, as with the kitchen, refrain from allowing your personal taste to dictate the colour scheme. Adding an en-suite bathroom to your master bedroom has also become a popular move in recent years, adding value to the property and catering for modern tastes. Rob Farnham, director of Venmores, commented: “A new bathroom would definitely help the seller to get the value of the investment back, but this depends on the bathroom being suitable for the house.” The advice is to choose something chic and not too cheap – as smart buyers will spot a cheap suite. A spend of between £1,000 and £1,500 (subject to works costs) should be sufficient to smarten up the property and attract buyers, and see a return of the same.

Loft conversions have also proven popular over recent years. Buyers want to know that they are investing their money in as much space as possible, and if you can create another bedroom or studio space in the loft then you are certainly adding value. Check with your agent for their advice first of all, as you may find that your area is popular with people looking for properties of a certain number of bedrooms, or willing to pay a top price for the location. If the latter is true, then beware of investing too much into the project, or of speculating on selling the house for more than is usually achieved in that area. You will need to think about getting a good floor put up in the loft, and access to it organized, along with lighting and heating. Decorate the room in neutral shades to make the most of the space, and if you can put a bed in the room do so – as this allows prospective buyers to really imagine that room as a bedroom, and see the space for the size it is. These improvements could cost you between £15,000 to £30,000, although subject to work costs and the location of the property, so sellers need to see this move as a longer-term investment.

However, it’s likely that the vendor will make a return of at least the costs on this improvement. Bumps up by up to £30,000 in the long-term

New windows A high percentage of houses available on the market have new double-glazed windows, and when you’re competing with new builds to sell your home, it’s worthwhile checking that yours are in order before you put the house on the market. Unlike installing a new bathroom, though, don’t expect new windows to bump up the selling price of your home overall, although you can expect to see more interest from buyers who’ll have confidence in the property based on the new windows and the resulting energy efficiency. If your home has period features such as sash windows, keep these as they’ll appeal to buyers. Bump up by up to the cost of the work

A new conservatory In winter, a conservatory doesn’t always look its best, but if you can add one to your house before you sell it then you’ll be adding another room, and bringing light and airiness into your neighbouring rooms for the rest of the year. Your agent will be able to help the prospective buyer see the potential in a conservatory,

but make sure your garden looks as spick and span as possible, and choose warm tones to decorate it, and install a fire at this time of year. A good conservatory will set you back between £10,000 and 15,000 and, like loft conversions, need to be seen as a longer-term investment. For timepoor families, this phenomenon is a welcome addition to the living space and with just a knock-through job (subject to building regulations) and some small internal improvements you could add significant appeal to your property.” Bump up by up to £15,000

Final thoughts Beware the temptation to begin any home improvements without first asking your agent and checking with building regulations. As Alex Dickson reminds us, “A cheap makeover will look exactly that, so if you’re going to improve the property do it properly to see the return on your investment.”

Q. A couple of years ago I bought a franchise from a Carpet Retailer. I set up a limited company and financed the start up of the business with £25,000 of my own cash and a loan for £60,000. This was in 2007, and after a few months the business failed completely and the company was wound up. I lost all of my £25,000 investment. Can I get any of my money back?

Danielle Rycraft, assistant manager at PLA Lettings’ Walton branch, has quickly climbed the career ladder. Danielle oversees various areas of the business including the accounts, liaising with landlords and tenants, recruiting staff and ensuring first class customer service.

A. It may be possible to at least get income tax relief on the money you invested. This means you may be entitled to claim a percentage of the £25,000 you lost. This would be up to 40% if you were a higher rate tax payer, and up to 22% if you were a basic rate taxpayer. Q. That sounds better than nothing, how do I claim? A. There are a number of conditions which must be met, for example: The company must have been an unquoted ‘trading’ company, and HMRC have their own definition of ‘trading’. You must have subscribed for ordinary shares in the company, for the amount you are claiming.

How did you get into property? I was doing an NVQ in business administration and was given a work placement at a letting agency. It gave me an insight into how interesting and varied the property world is and left me wanting to know more! I began working part time at PLA Lettings about two years ago and was eventually offered a full time job here. From there I trained as an assistant manager alongside one of the managing directors, working with landlords and tenants.

The company needs to have been wound up or struck off. You will require income in the year of the loss or the year preceding against which to offset the loss, this can be a salary you drew from the company in question. Q. I drew a salary of £20,000 from the company, and paid tax of over £3,000, can I claim all of this back.

How has your career progressed? I’m currently studying for my ARLA qualifications, which will mean once they are completed I will be joining our senior members of staff who are already ALRA members. We have a really strong team here and the company is growing in terms of staff numbers so we’re consistently taking on new properties. My future goal is to open my own branch of PLA Lettings. This would be a real challenge and allow us to build on the success we’ve already enjoyed.

A. On the face of it yes, as your loss of £25,000 could be offset against that income. If you think you are eligible to claim you can have a look at the HMRC Helpsheet, 286. Having said this most people in my experience would require professional help to make the claim as the process is not straightforward!! You should find an accountant who has experience in this area.

What’s your guilty pleasure? Definitely shoe shopping! I can’t resist scouting out the new ranges in Kurt Geiger and Topshop. I like to go all out for elegant party shoes with towering heels!

Stalled schemes get Kickstart HCA investment boosts developments Stalled residential schemes across the north-west have been granted funding from the Homes and Communities Agency, with the region set to benefit from a total investment of over £27m. The third wave of Kickstart funding will unlock projects comprising of 914 new homes at 13 key sites across the region, which should be completed as early as March 2011. Liverpool’s successful developments include Bellway sites Williamson Place and Cressington Grange, where there are proposals for aspirational family housing, to be sold through HomeBuy Direct. The Cressington Grange development in Garston will bolster regeneration efforts in the area, promoting increased home ownership and a range of housing tenures and types for open market sale by March 2011. Deborah McLaughlin, HCA’s north-west regional director, commented: “This major investment is great news for our region and will make a real difference to the north-west housing market.”

Auctioneer hopes to maintain impressive sales Sutton Kersh will conclude its 2009 auction calendar in December, having generated over £21million from the year’s five previous auctions. The final event of the year will comprise a catalogue of 67 lots, consisting of predominantly low-priced residential stock. The first lot to go under the hammer will be 96 Sandhurst Street in Aigburth, a vacant, three bedroom mid terrace with a guide price of just £75,000. Should we extend the stamp duty holiday? If stamp duty relief comes to an end on 31 December, homes costing between £125k and £175k will be liable for one per cent stamp duty. Would an extension of the stamp duty holiday help boost the housing market?

“Yes, most definitely. The housing market is still delicate at the moment and we don’t really know what the effect of the return of this tax will have on it. I would rather the government increased the threshold to £175,000 rather than just extending it. I also think this government should go even further to stimulate the housing market by abolishing the Home Information Pack in its current form and allow home sales to go forward with just an energy performance certificate.” “The stamp duty holiday has been particularly useful to first time buyers, many of whom were working with a tight budget and quite simply would not have been able to pay the stamp duty fee. Extending the scheme beyond the 31 December 2009 would be a positive incentive for buyers and perhaps encourage others to move up the property ladder to a larger home, safe in the knowledge that they are exempt from stamp duty.” “Without the stamp duty holiday, some buyers would simply not be able to afford to purchase and others would need to wait until they could pay this tax within 30 days of completing the purchase. The withdrawal of the holiday will cause substantial damage. The government should honour its undertaking to support the housing market, rather than go for a quick fix to improve their tax receipts.”

Movers What drew you to Priory Gate? The close proximity to where we were living meant we were able to retain to retain friendships we had in the area and the size of the apartment was very important to us because we didn’t want to be confined. We just really liked the look of the place as well. We’ve only been here a few weeks but we’re really getting used to it now. What are the advantages of the property? We had a very large garden where we were, and we were finding it a chore. When the leaves came down it was too much of hassle. We’re on the first floor now and that is what we prefer, as we can enjoy views right across the field and the university.

What about the kitchen? It’s a large kitchen with cream fitted units, divided by a peninsular unit. We’re still deciding how to accessorise it. What about the bathrooms? The en-suite has high gloss white units and touches of turquoise and some pretty little mirrors. The main bathroom is finished in red, white and black. What’s your favourite item in the property? It’s very difficult to say, I suppose it’s all our favourite! I’m really happy with the marble fireplace and the coaleffect fire in the living room.

Retirees Lily and Tom Bunner recently moved to a three bedroom apartment at Priory Gate, the prestigious Newfield Jones development in Aughton, near Ormskirk.

What have you done with the bedrooms? We have two lovely, large bedrooms and another we use as a dining room. The master bedroom has an en-suite and there is a separate bathroom across from the guestroom. The only new stuff we bought for the apartment was the light beech furniture we bought from Stokers in Ormskirk for the bedroom. Again it’s a predominantly cream room, with splashes of turquoise.

What’s your theme? The living room is off a rather nice, wide hall as you enter the apartment. The room is predominantly cream, including the carpet, and we have chosen a lot of elm Ercol furniture, which is very light. We also have a three piece suite in a floral pattern, in cream, pink and pale green.

What would be your dream buy? Everything in here is what we wanted. Most of the stuff came from our previous home and we’re very happy with it because we’ve had it for a long time. Brendan Nevin Interview //// TALENT IN THE CITY

On the right Brendan Nevin is an experienced consultant, researcher and practitioner and also a visiting professor at Manchester University’s Institute of Polictical and Economic Governance. Since 1997 Brendan has been involved in a series of housing market studies, which led to the foundation and development of the government’s housing market renewal pathfinder programme. He was recently appointed as interim managing director of NewHeartlands, the pathfinder hoping to tackle the problems of low demand and housing market uncertainty in neighbourhoods across Merseyside. The man with a quarter of a century of expertise behind him told Your Move about his hopes for what can be achieved in deprived communities across the region.

Do you know how long you’ll hold the interim position? It should be no more than six months, pending an appointment. Interviews haven’t been held for a permanent appointment yet, but it could be even less than that. I’ve taken on the role because I’m very familiar with the work and I’ve been doing research in the area for over a decade so it’s a case of using that experience to help the organisation. What do you hope to achieve in your time with NewHeartlands? We have a very good team here so we want to continue to function in the same manner as we have been doing. NewHeartlands will continue to position itself for new funding and we want to make sure the new director doesn’t need to catch up on any lost time. I want to hand over the reins with NewHeartlands in good shape so the new director will be in a strong position to bid for future resources.

What are the big challenges NewHeartlands face? There’s an election coming in 2010 so funding may be extremely tight in the future. Our job is only half done here so the government need to ensure we can be financed in order for us to continue our work. Are you pleased with the progress being made in Liverpool, Sefton and Wirral? Absolutely. If you look at NewHeartland’s output they are meeting their targets every year and in some cases surpassing them. They are definitely one of the strongest of the nine pathfinders. What’s been the highlight of your career? I’ve worked in the fields of housing and urban and regional policy for 25 years and I don’t know if there’s been any one highlight. I was part of the process that designed the housing market renewal pathfinder programme but I see that as a long term project rather than a single event.

It has been one of the biggest projects of its kind for a generation and it’s had a very positive effect on people’s lives. What do you like about Liverpool? I lived in Liverpool as a child and I think it’s a fantastic, vibrant city, with such a rich heritage. I love the waterfront and the many great buildings and I find the people in the city are challenging, humorous and very stoic. What are your passions outside the workplace? I’m a season ticket holder at Stoke City and I manage to get to all the home games and some away. We had 23 years outside the top flight so it’s good to be back. When we were relegated in 1985 we held what was then the record for the lowest number of points, fewest wins and the lowest number of goals for a season in the top flight. You think it can’t get any worse than that but what came after was unbelievably bad. As a father I don’t really have time for any other passions!

It’s a fantastic look and we have only the hedonistic courts of Henry VIII to thank for it. To interpret this style through colour and your choice of fabrics, the palette should be very rich, with burgundy, royal blues, emerald greens and golds. Whilst choosing fabrics I would look for embellishment, and the perfect choice would be jewel- studded velvets, ruffed materials and luxurious silks. This peacock chair by Cappellini pays homage to the splendour of the Tudor ruff and court.

Local talent I would like to buy my wife a painting for her Christmas present this year, preferably from a local artist. Do you have any ideas as to where I could begin my search?

Table Talk //// LUCY OLIVER INTERVIEWS ALEX LEWIS AT WAGAMAMA

Wagamama’s, on Liverpool One’s restaurant terrace, offers the city a model of the Japanese ‘ramen bars’, where food orders are brought to the table as they come out of the kitchen and guests enjoy a relaxed dining atmosphere. It’s also perfectly situated for Portside House, the city centre’s most recently launched residential scheme, and just a stone’s throw from Liverpool One. Over a shared platter of chilli squid and duck gyoza (Japanese dumplings), Alex Lewis, managing director of J.A. Lewis Consulting, and I discuss Portside House’s appeal to investors in the city centre, and young professionals keen to sample city centre living. Having worked on the assembly job for Grosvenor at Liverpool One, which was a “once in a lifetime career opportunity, working on a scheme of that size,” Alex’s experience in capitalising on the potential in a site is serving him well in his current venture. Originally from York, he worked as a chartered surveyor for Tushingham Moore in Manchester for 12 years before

setting up J.A. Lewis Consulting. Alex now sets up deals with investors in the family firm’s Portside House scheme, in which he is a partner, and the family firm’s other ventures which include a 140-bed Premier Inn hotel in Preston. “The location of Portside House is phenomenal, just 200 yards from where we are now. It’s a quality building, with good sized apartments, car parking, and an internal courtyard - which is a rare garden space in the city.” Indeed, the solid, reclaimed brickwork fits in well in the Ropewalks and is sure to last well. Tenants seem to agree, as Alex added: “Within two weeks of finishing the build we had 50 per cent of it let to tenants. It appeals to investors and owner-occupiers, and for first time buyers it’s an affordable alternative to some of the bigger, landmark schemes, but with all the advantages of city centre living. Starting at £100,000 for a one bedroom apartment, the prices are realistic.” Over our main courses of

chicken katsu curry, served with boiled sticky rice and picked vegetables, and beef teriyaki soba noodles for Alex, we discuss the appeal of the city and the region. A keen golfer, Alex moved to Southport when he began working on Liverpool One, and enjoys the region’s quality of life. At 33, he’s made a name for himself for all the right reasons, and for investors at Portside House, the pay off could also prove substantial: “With rents achieving a yield of eight per cent in the current climate, it’s appealing to investors who can see the good times must be set to return, even if not to previous levels. Values are on the up.” Over cappuccino and decaff latte, Alex tells me an incentive for investors to purchase five units is a complimentary two week trip to a five star lodge owned by one of the partners in the scheme, which sleeps 12, in Kruger Park, South Africa. “It’s a real escape from the hustle and bustle of the city centre,” he tells me, but I can tell that, for the most part, he prefers to keep his finger firmly on the pulse.

A unique travel experience has been unveiled in south Liverpool. Woolton Road-based Myriad Travel has already impressed customers with its unique style, following a launch party which saw guests and clients mingle in the new shop, opposite the Halfway House pub. Owner Tiffany Woodley commented: “The launch party was absolutely fabulous and since then it’s been so far, so good. I think the business should be a real success.” The food at the event was supplied by the near-by Neighbourhood restaurant and if early

indications are anything to go by Myriad Travel is likely to attract equal popularity in the local community and beyond. Tiffany added: “We’ve had many of the local residents popping in for a coffee and I think they’ve been impressed by our informal, personal approach. We don’t sell all the usual big packages. We stock very unusual brochures that people have never seen before and hotels they may never have heard of. It’s very much a customer-led business and we’ll look at everything from spa treatments to restaurant reservations.”

Business of the Year Elaine Cunningham Interiors scoops award Elaine Cunningham Interiors was awarded ‘Business of the Year 2009’ at a recent Train 2000 event at Aintree racecourse. The Liverpool-based interior designer, who set up her interiors shop on Aigburth over three years, says she was delighted and surprised to win: “Train 2000 were a fantastic help to me when I set up my retail business. They’re a fantastic business training and advice centre for women, and have been incredibly supportive of me.” Elaine Cunningham recently opened a new BoConcept store at 22-24 Chapel Street in the city centre which is rapidly becoming a destination retail venue, and complements Elaine Cunningham Interiors on Aigburth Road. Have a cross-cultural Christmas in the city

HoSt Hope Street, Liverpool, L1 9HX 0151 708 5831 www.ho-st.co.uk You really can’t beat a good turkey dinner. What you can do without is a constant flow of insipid, mass-catered Christmas dinners over a succession of functions that fall close to the big day. HoSt, in Liverpool’s culinary epicentre, could not be further removed from this scenario and would therefore run close to my ideal choice for an event such as an office party. The restaurant, so-named due to its Hope Street locale, offers an exciting fusion of east and west on its Christmas menu, consistent with its usual, well crafted, style. The layout is resolutely informal, befitting allround festive joviality, with diners eating from colourful communal tables, seated on long, unassuming wooden benches. HoSt, with its serving hatch over-looking the main dining area, echoes a bustling New York oriental eatery in a relaxed, refreshing atmosphere and those seated at the window can enjoy the surrounding cobbled streets and Georgian architecture. The momentum of the inclusive, friendly atmosphere is maintained by the food, with Christmas diners treated to a selection of starters to share. My partner and I sampled a platter including chicken satay with peanut sauce, seared tuna with dashi mayo, aubergine and soba noodles, crab cakes, rice paper rolls and duck gyoza dumplings. The wealth of styles and flavours in one serving would surely be a conversation piece for any assembled group, with the chicken satay and seared tuna proving particularly tantalising. My own contribution to the fusion came with the

HoSt’s Hope Street neighbours offer a twist on the season with locally grown fresh produce. The breaded turkey escalope with cavolo nero, crispy pancetta, roasted garlic potatoes and cranberry butter adds an Italian spin, while goats cheese crostini with spiced carrot salad and cranberry vinaigrette uses classic Christmas ingredients for a surprising result.

accompaniment of a pint of Cains, a quirky appendage to a predominantly Asian venue. This was selected pre-dining at the well-stocked main bar, before we eventually opted for a reasonably priced bottle of Grillo, a crisp, fruity white, to accompany our mains. HoSt provides a generous selection of mains on its Christmas menu, with my partner choosing the tomato, red lentil and spinach curry with sweet potato fritters. This delicious winter warmer was evidence of the variety at HoSt, with the availability of conventional ‘big plates’ or a sampling of smaller tapas-style dishes, conducive to the party environment. My selection of wok fried three pepper beef with Szechuan pepper and iceberg with jasmine rice did not disappoint, as the dish found the perfect balance of spice and flavour. By this time we had been joined on our table by a group of four and they, like many of the

other patrons, gasped in awe at our generous desert platter, hurriedly scanning through the menu so as to confirm the course of their dining experience. Another unashamed party piece, the deserts to share included ginger nut cheesecake with passion fruit jelly, carrot cake, ginger pannacotta and chocolate and chilli brownie with vanilla ice cream, decorated with a candied chilli. It was certainly an impressive smorgasbord and we both agreed the cheesecake, deliciously light and fruity, would prove a favourite for many. HoSt, which hails from the same stable as neighbours The Quarter and the renowned 60 Hope Street, boasts its place in the city’s cultural bohemian quarter and the venue is truly deserving of this status due to its marriage of affordability and style. If anywhere can rival its £18 a head Christmas menu for quality, choice and value I would certainly like to try it.

The festive shared starter platter offers turkey and chestnut sausage rolls, ham with cranberry and orange relish, and a Christmas Couscous of roasted vegetables, barberries, chickpeas, toasted almonds and spices. For main courses, Rudolph Pie with venison, pork, porcini mushrooms and parsnip mash stands out as must try. anticipated first UK tour of the year. Also at the O2 Academy, comedic Welsh rappers Goldie Lookin’ Chain, indie rockers Bombay Bicycle Club and Liverpudlian singer-songwriter Ian McNabb are all set to perform at the venue on the 9, 10 and 12 respectively, showing there really is something for all music tastes this December. Magic numbers

When high-calibre performers turn their talents to musical making, you can expect more than just a good old song and dance – and Nine is already being billed as a probable Oscar winner. The plot follows the life of Guido Contini, legendary director basking in the success of his most recent and greatest work in 1960s Venice, played by Daniel Day-Lewis. Facing the prospect of his 40th birthday, Guido finds his creative impulses stifled. Based on Maury Yeston’s 1982 Broadway musical Nine, inspired by influential Italian director Federico Fellini’s autobiographical film 8 ½, this production, in Yeston’s words, more than makes up the “half a number more” added to take the first film into a musical. Indeed, this is not a film that does things by half. The impressive female cast supporting Day-Lewis includes Marion Cotillard as his wife, Penelope Cruz as his mistress, Nicole Kidman as his film star muse, Sophia Loren as his mother, and Judi Dench as his confidant. Directed by Rob Marshall, responsible for the film remake of Chicago, Rent, Hairspray, Sweeney Todd and Mamma Mia, Nine looks set to become much more than just a number in this year’s review of the best films, and the best musicals. My Favourite //// NATASHA HAMILTON - SINGER

Natasha Hamilton, soulful solo singer and former member of the stormingly successful girl group Atomic Kitten, is set to star in panto at the Empire in the lead role of Peter Pan. Ahead of her preparations for the festive season, we asked her about some of her favourite things.

Liverpool venue I’ve sung in the new arena a few times and there’s always a great atmosphere, but I think I’d have to say the Royal Court when I was with Atomic Kitten. That was one of the venues on our first theatre tour and the first big home crowd we sang to, with all our families there, and the atmosphere was just electric. I’m also really looking forward to performing at the Empire again; my first performance there was aged 14 in a ‘Remembering Diana’ concert. Beauty product I’d have to say Decleor Hydrafloral, which is a really hydrating moisturiser for winter, and should stop me from getting dry skin. Jewellery I have a gold Roberto Cavalli ring with a massive stone and a snake going over the top. It’s really heavy and I can feel the weight of it on my hand when I’m singing. It was a Christmas present from a friend and it’s my favourite piece of bling! Restaurant I love the Bar and Grill, it’s a great place to start off the evening. My favourite cocktail has to be a strawberry daiquiri. Outfit I recently bought a new oversized blue blazer in River Island. It’s leopard print and navy, and I love it. Shoes I’ve just bought some new boots from Kurt Geiger with six inch heels and big platforms in grey leather. The part on top of the foot looks like a legwarmer, and they look great with ripped jeans.

Book I’ve just finished reading The Fortress by Dan Brown. Peter Kay has got a book coming out and that’s on my Christmas wish list! Film Dirty dancing, I must have watched it over 100 times now. Costume I like to wear something different every time I perform, so I choose beautiful dresses from Philip Armstrong. Album It has to be anything by Earth, Wind and Fire every time – it always cheers me up! Singer I love Whitney Houston and her brilliant comeback – I really hope I get to see her when she tours. Song One of my favourites has to be Gladys Knight’s ‘You’re the best thing that ever happened to me’. I sang it to Riad at our wedding. It might seem soppy but it’s about the ups and downs in life, and it’s beautiful. Musical We took the kids to see The Lion King in London on Sunday, and it was absolutely amazing, even emotional. Holiday The Maldives, definitely. We went there for our honeymoon and it’s a paradise. Just being in the middle of the ocean was amazing.
