At a number of developments across Liverpool and the surrounding areas, buyers are trading in their homes for a new build property in one easy move. We’ve done the legwork on the best deals around, to help you get moving… Part exchange schemes are ideal for homebuyers with a property they need to sell quickly. Waiting for a buyer to purchase your current property takes time, and co-ordinating the sale and the purchase of a new home can be a stressful and lengthy process, particularly under current market conditions. Part exchange schemes on properties at new developments are an ideal solution to this problem, where buyers can see their old home marketed and sold on by the developer.

Convenience first New build developments have an advantage for homeowners as it simplifies the chain of buyers, and so the possibility of a deal falling through is much lower than on the second-hand market. A home of your own A pioneering home ownership scheme is helping to reinvigorate the property market on Merseyside. Own Place by Riverside Housing allows people who couldn't otherwise afford to buy their own home to become owner occupiers by bringing back into use properties that require significant investment. GOVERNMENT BOOST FOR PROPERTY MARKET

The government is investing more than £400 million into a housing scheme which will mean up to 2,200 first time buyers in the north-west can access affordable home ownership. Homebuy Direct is an equity loan, free of charge for an initial five-year period and can be used as a deposit. The loan can cover up to 30 per cent of the purchase price and will be part-funded by the government and the developer. Thirty-five developers have agreed to offer the scheme, which will also support the house building industry by identifying buyers for their new homes. First-time buyers whose household income is under £60,000 will be eligible to apply for the Homebuy Direct scheme from early 2009. Plus Housing is the Homebuy agent for the north-west and the first port of call for buyers wishing to apply for an equity loan.

Ben Clay, head of home ownership at Plus Dane Group, said: “HomeBuy Direct provides choice across a range of locations and property types and is available to a broad range of customers. The product is not restricted to first time buyers or key workers and other groups such as previous home owners who have experienced a relationship breakdown may also be eligible. “We’d always advise anyone interested in any of the HomeBuy initiatives to check with us to see if they’re eligible, as people sometimes assume they would not be when, in fact, they are.” The Homes and Communities Agency has approved more than 18,000 properties for inclusion in the scheme. John Kerr’s VAT clinic John Kerr’s firm of chartered accountants has been pleasantly surprised at the success of its recent two day VAT clinic initiative. Following the Chancellor’s surprise reduction in the rate of VAT to 15 per cent, the West Derby firm knew that its clients would need help with overcoming the practicalities and problems this posed. Within two days of the change being announced, the firm was proactively contacting clients and interested parties with an open invitation to come along and discuss the issues face to face at the offices on Eaton Road. For those who chose to email their queries, a rapid response was offered with all issues cleared quickly so that the changes could be managed in real time. Amongst the issues raised were some concerning the timing of the VAT rate change, its effect on computer and retail till systems and whether the new rate applied to services provided last month but which were

only due to be invoiced in December. Of particular note was the impact of the changes on small businesses using the ‘simplified’ VAT David Glover Flat Rate scheme, some of whom have found themselves to be potentially worse off as a result of the Chancellor’s hastily introduced rule changes. Commenting on its success, partner David Glover said: “I’m proud of what’s been achieved in such a short space of time. Riverside’s calendar fundraiser The Riverside Group is raising funds for homeless charity The Whitechapel Centre through the sale of a calendar, which celebrates the city of Liverpool through the eyes of its people. The money raised from the sale of the packs will be used for The Whitechapel Centre’s supported housing project, which hopes to purchase ‘start of the journey’ packs for homeless people who approach the centre for assistance, including waterproofs and toiletries, and Merseytravel transport passes. Barbara Houghton, corporate strategy manager for The Riverside Group, said: “The calendars are the latest in a series of fundraising activities during a year-long campaign to celebrate our 800th anniversary year. THE BEST OF ‘NEW LIVERPOOL’ ON SCREEN The highlights of Liverpool’s new architecture are to be showcased in a specially-commissioned film on the city’s big screen. The buildings featured include the FACT centre, Liverpool Arena and Convention Centre and the Unity tower, as well as the rebuilt Bluecoat and the eco-friendly St Francis of Assisi Academy in Newsham Park. The film has been put together by students at Liverpool Screen School, part of John Moores University, and highlights the buildings with images and conversations with the people who use and admire them. The daily screenings coincide with the exhibition dedicated to Le Corbusier, one of the pioneers of modern architecture, which is currently on display at the Metropolitan Cathedral until 18 January. The young film-makers were supported in the project by city-based architects Austin Smith Lord. Partner Alistair Sunderland commented: “Liverpool is renowned for its great architectural heritage. It is only right that in this year as European Capital of Culture, we should celebrate contemporary Liverpool architecture in this way.”

Salt gets a bad press these days for its impact on our health, but in earlier, happier times, salt was used as a preservative for meat and foodstuffs and, as the precursor to the fridge freezer, was certainly less polluting in the pantry. Nowadays, it also has some handy uses in the home, as an alternative to the numerous and costly items on sale that promise household cleanliness at the expense of the earth. A versatile mineral, salt provides an answer to many domestic dilemmas without creating an enormous carbon footprint. Sourced from mines or from water, it arrives in basic packaging in our shops and emits very few greenhouse gases in its production, as compared with other domestic cleaning agents. Try these ways to clean with salt... Cleaning chopping boards – Sprinkle salt onto board, scrub vigorously then rinse with hot water for a germ free finish. Stain removal – clean coffee and tea stains from china by rubbing with salt. Cleaning oven spills – sprinkle salt on spills on oven floor to prevent smoke and odour and make it easier to brush away spill when oven is cooled. Getting rid of brown spots from bottom of the iron – put some salt on waxed paper and rub the iron across, then polish lightly with silver polish. Cleaning dishes – if you run out of washing up liquid, add a tablespoon of salt to the water and rinse well afterwards.

“No. As far as I can see they’re placing the onus on us to do all the work by expecting us to wash and separate our recycling and even going as far as to consider policing how much we recycle now via chips in our bins. Instead of wasting our money on numerous bins and various initiatives to make us personally responsible for the environment, the councils should look at ways to make it easier for us to recycle. This could be by arranging one collection of all recyclable materials, which the council could then separate. Ultimately the responsibility for recycling should be on the council and not us.” “A straight answer is "no" - our local councils are nowhere near green enough. Now that Britain has adopted a target of an 80 per cent cut in CO2 emissions by 2050, an enormous effort is needed. Recycling targets are the tip of the iceberg. We need transport planning, decisions on housing and the future economic development of the region to be based on sustainable low emission industry. Transition Town groups are generating the kind of progressive thinking we now need. Greens in Liverpool are calling for Car Clubs as a first step to reduce congestion, reduce CO2 emissions and save people money.”

What made you choose this property? I’d been searching for the perfect home with a good sized second bedroom for over two and a half years, but when I saw this apartment I just fell in love with it. Joan Dobson from Taylor Wimpey was really fabulous making sure everything went smoothly even though I was away with work just before I got the keys.

What’s on the walls? The carpets are cream and so I’m going to putting together a canvas using my own photography of the ocean in Bermuda, where I have some relatives, and from my travels.

How is it laid out? It’s all on the ground floor of the building and the hall is a quirky, unusual shape, enclosed with doors leading off from it. What’s your theme? It’s really light and airy as it’s all been freshly decorated in neutral colours, and I wanted to make the most of that. I’ve got lots of mirrors everywhere and crystals and glass, with small chandeliers for lighting and crystals on the curtain poles. It’s really gorgeous, and it’s all in shades of gold, cream and brown with silk and satin scatter cushions and lots of sequins.

Movers… Catherine Leyland, 28, is a teacher and creativity co-ordinator at a school in Litherland, and has just moved into her new two bedroom apartment at Chatsworth Gardens in Wavertree.

Tell us about the bedrooms… The master bedroom is decorated in similar colours to the main theme and it’s really luxurious, with gold curtains and gold and brown silk on the bed and for the scatter cushions. The second bedroom is decorated in teal and turquoise and it has a lovely ocean theme. And the kitchen… I have a grey slate floor, and all the appliances are integrated which is just brilliant. It’s really well designed and there’s loads of storage. My nan was fantastic and helped me choose the apartment, and treated me to all new appliances in chrome and black as a gift for moving in, as well as some fabulous diamante-encrusted oven gloves! What’s your bathroom like? It’s all tiled in mosaic style tiles, in black, white and grey, and I have a black candelabra in there so it’s a bit glamorous! My dad is really good at D.I.Y and he made me a gorgeous mirror feature with tiny mirrored tiles in the bathroom; he’s been such a fantastic help.

What’s in your living area? I have a two-seater and a three-seater cream leather sofas, and I’ll be getting some cut glass lamps I’ve seen in Laura Ashley which are beautiful. I don’t have a dining table and chairs yet so that’s my next job; I’m thinking of getting a glass-topped table or a table with a glass panel in it which I’ll put right under one of the windows.

Are there gardens for the property? Yes, there are some secluded communal gardens outside and set back from the road. PUZZLE PLAN I have seen a beautiful sofa in a local store, which I have been patiently waiting to buy. Luckily for me it has been put in the sale! I am ready to make my purchase but am afraid that it may be too big for the room. Could you explain to me how to draw a scale plan of the room so I can be sure that I am making the right decision? Drawing to scale is just a matter of careful measurement. First measure every wall in the room, making note of all doorways, fireplaces etc. Next simply transfer the measurements onto graph paper. You may find it easier and more accurate to do this using a scale rule. When you have drawn your floor plan, on a separate piece of paper you can repeat the same process. Measuring all the existing furniture in the room and plot the dimensions of your new sofa. I would then carefully cut out the various shapes of the furniture and play around with different layouts on your floor plan. This is a really good process to make sure that your sofa will fit the room perfectly, and will avoid you making any costly mistakes in the sales.

The property I live in was built in the 1930s and has some original art deco features. I would like to find a contemporary wallpaper to use in the lounge, which is also contemporary is inspired by this great era. Can you help me in my search? Breaking into the catering world is a tough job for any aspiring chef but making a name for yourself at just 22 by gaining a Michelin star was unheard of until Aiden Byrne arrived on the scene. Learning his craft alongside some of Britain's finest chefs in top notch establishments such as The Dorchester, the Liverpudlian has gone on to achieve acclaim for his innovative and technical approach to cooking and modern take on some classic combinations. This month he leaves his post as head chef at The Dorchester’s Grill restaurant to concentrate on his own venture closer to his roots at The Church Green pub in Lymm.

★ Do you feel coming from a council estate in Kirkby made it harder for you to succeed in your career? It actually made me more determined to succeed. It probably affected my confidence a little because my contemporaries came from middle class backgrounds and had the financial opportunities I didn’t have access to, but that just added an element of frustration and made me push myself harder. And when I get in the kitchen my confidence comes back because I’m in my own little domain and that’s where I do what I do best. Where did you learn to cook? After I left school I did a City and Guilds qualification at Knowsley Central Tertiary College in Roby. Back then catering was a subject kids did if they weren’t doing well at school but I was there because I had fallen madly in love with cooking. While I was studying I spent weekends and holidays working in Stanneylands Hotel in Wilmslow for free. That experience was fantastic for my development because I practised what I learnt at the hotel back at college. We were being taught how to turn potatoes once and because I had learnt how to do it at the hotel all my class mates asked me to do theirs for them – which I did charging 5p per potato. What did you take from your time at The Dorchester? The Dorchester propelled me into an area I didn’t think I would be for a long time because it helped to raise my profile enormously and generated a lot of media interest in me. There was scaffolding up for about eight months while I was there and they attached a 20ft promotional poster of me to it, which obviously gave me a lot of exposure. I don’t think the publishing company who approached me to write a book would have done that if I hadn’t been at The Dorchester, so it definitely gave me more opportunities. What’s your signature dish? It’s difficult to create a completely new dish because most things have already been

done. Food is married in recipes because the ingredients complement each other so it makes sense to stick with tried and tested combinations. What I do is create my own interpretation of a dish and there’s plenty I’ve done already. One of my favourites is Beetroot Gazpacho with Vodka Jelly, which is a chilled beetroot soup that I serve with avocado and lime sorbet. You’re becoming a bit of a celebrity, do you think the media focus on celebrity chefs helps people understand more about food and gets them involved in cooking? My book is basically a story of how far British catering has evolved in the last seventeen years, which is the time I’ve been in the industry and I believe that has a lot to do with television. People watch celebrity chefs and they begin to feel more confident with their own cooking which in turn makes them more willing to experiment. There is so much more information out there for people who are interested in cooking and television is a much more accessible way to learn. What did winning the Michelin star mean to you? It means a hell of a lot to me personally but at the same time you're being publicly recognised for your talent, which is a great feeling. When I got my first one at 22 I received it at a ceremony at The Savoy, which was amazing. I was surrounded by all my heroes, chefs whose books I'd bought in the past. Brian Turner presented my award and said that I'd achieved something that he and most of the other chefs in the room would never have dreamt of at my age. That was so overwhelming for me; I had tears running down my face when I went up to collect the award. What do you hope people get from your book, Made in Great Britain? Maybe to gain a sense of pride in British produce by becoming more aware of what we have here and sourcing it and using it more. In a way, to do what I've done with this book, for them to get out there and find the people who are offering this amazing produce. We have some of the most

fantastic, beef and pork available to us but a lot of it is what's now referred to as rare breeds and it shouldn't be. Before the wars we were far better eaters but after rationing brought about the need for increased meat importation we've come to rely on sourcing produce from abroad when we should be making use of the offering we have here. What would you cook for someone you really wanted to impress? Roasted loin of veal with lobster tail, red apples and potatoes because it's a combination that works really well and the main ingredients are both very luxurious foods. It's just a combination that I really love and I know would work to impress. What are your plans for The Church Green pub and are you intending to open a restaurant in Liverpool in the near future? I want to separate the bar and the restaurant here in the pub and utilise the rooms upstairs to turn it into a bit of a boutique hotel. I really want to make sure I do it well and I'd imagine that'll take me around two years, by which time I'd like to open up two or three more restaurants in the area. When I find a suitable site I'll open a restaurant in Liverpool because I'd love to be the first restaurateur to get a Michelin star in the city, as it's never had one. So that would be a bit of a dream come true for me.

When did you get into shooting? I first went shooting about ten years ago with some friends for the day, and we drove jeeps and mini-diggers as well. I remember taking to it straight away, and since then I’ve been a good few times. I’ll go with some mates I know through work and we’ll have a bit of a competition and some lunch and a few drinks afterwards. Why do you enjoy it? When I played football I was the goalkeeper so I was singled out, and I think I like that aspect of it. It’s also something you have to focus on to get right, and I like the pressure. Do you ever shoot live game? No, I’ve never done that and I wouldn’t do that really. Does it get expensive? It would if you bought all the gear, but I don’t have the time to go every weekend so I just hire what I need when I go. Saying that, I do have my own shooting jacket. When do you go then? It’s nice at different times of year. Just at the moment it’s quite chilly, but I like to be wrapped up and to go into the woods for the day. I’d go once a month if I had a bit more time.

What’s the secret to doing it well? I’ve always had good hand and eye co-ordination, and you need a steady grip. What’s your favourite venue? Catton Hall is great, and I have been to some other places as well, but Catton Hall serve a nice lunch. What’s your favourite clay? There are so many, and some are a lot easier than others, but the ones that fly across really quickly are the hardest to get, but the most fun. What’s your best score? Just today, I’ve scored 21 out of 25, which isn’t bad! Some of the shots were said to be hard to get too. I think I’m just a natural!

NEW FORD FIESTA The Ford Fiesta has long been one of Europe's favourite small cars - a runaway success from first launch in 1976, it defined the then-new so-called 'supermini' sector and more than 12million Fiestas have been sold to date and it was a close second as Car of the Year 2009. There's an extensive range of versions to choose from, petrol engines are the familiar 1.25 and 1.4 or an all-new 120bhp 1.6 Ti-VCT, and the diesels 1.4 and 1.6 TDCi units, including the specially-modified 1.6 TDCi Econetic, which emits just 98g/km of co2 and it’s road tax-exempt in the UK. Levels of trim range from entry-level Studio through to sporty Zetec S. The new Fiesta is 40kg lighter than the outgoing model, despite extra soundproofing and added safety features, and this helps to make it much more fun to drive than the rather disappointing outgoing model.

Though the Ford Fiesta shares its basic platform with the Mazda 2, the two cars feel quite different due to retuning and the Fiesta's even better to drive. Ford may not yet have confirmed an RS version, but in the meantime, the Zetec S is a performance drive. The 1.6 Ti-VCT engine offers 120bhp, 0-62mph in 9.9 seconds and a top speed of 120mph. Likewise the strong, refined 1.6 TDCi (90bhp). It's quiet by any standards let alone those of diesels in this class, and it'll do 0-62mph in 11.9 seconds and 109mph (the economy-modified Econetic will be a little slower, but not by too much). It's well-equipped, though: all versions have front, side and new driver's kneeprotecting airbags, with full-length headprotecting curtain airbags optional, plus three-point seatbelts for all three rear seats and Isofix child seat mounting points. It won't get much cheaper than this; Ford servicing and maintenance is affordable, insurance groupings are low, and the Fiesta's improved emissions put most models in low tax bandings. Your insurance bill will be low if you opt for a Fiesta: the entry level version 1.25 is in group 1E and even the 1.6 Zetec S will keep your bank manager happy with its group 6 rating. All models include the easy fuel system which means you won't have to shell out for repairs for any misfuelling disasters. There's a number of different interior finishes to choose from, depending on exterior paint colour. Always easy to sell on, the popular Ford Fiesta is popular with used buyers and while it doesn't hold its value quite as well as the VW Polo, it will give a good return at trade in, or if disposed of privately. The diesels will be the most soughtafter, but a petrol model with a sensible specification (don't go too mad on the options list) will sell for a respectable price too.

Lucy Oliver interviews Carolyne Jones at Blakes A vibrant, zebra print and lime green brand of lettings in Liverpool has been offering fresh zing to the market, and two very experienced directors are busy behind the hoardings. Managing director of Zest Lets, Carolyne Jones, has worked in property for 15 years. She took a break to join me at Blakes restaurant in the Hard Days’ Night Hotel on North John Street to talk about the new venture she’s started with Julie West, also known as director of AMR Property Recruitment. In the luxurious surroundings of Blakes, and with an eye-catching photographic display of Hollywood legends in the background, it seems apt to profile Carolyne’s diverse career in Liverpool’s property market. For starters, she orders the grilled Bury black pudding with creamed leeks and poached eggs, while I opt for the baked goats cheese with sweet and sour peppers and a wild rocket salad, both of which arrive in hearty portions; the very best way to serve contemporary food. Carolyne deserves a break after a hectic few months starting up the business: “We’ve been really busy. In the first two weeks we had more than 40 properties on the book, which was really unexpected and brilliant.” It’s surely, in part at least, her unassuming attitude that has seen her property career

find such success. Always a popular agent in the firms where she’s worked, she’s covered all aspects of the business and shown a real work ethic: “I got into lettings when I was 21, and just got a real feel for it. Don Holmes was my mentor and he was fantastic; he taught me so much.” Later, Carolyne found that her own inclinations were leading her to take a different approach: “I would not just offer clients the keys to their home, I think it’s important to inform them about where they’re going to be live. When people have come to me after living in another city, I’ve tried to introduce them to the nightlife here, and given them what is practically a social events calendar! I think to get it right you need to tailormake your services. I’m trying to marry two clients, the landlord and tenant, so I need to spend time with both to make sure that it’s going to be a perfect fit.” Our main courses arrive and it’s certainly a marriage made in heaven. My braised oxtail arrives with mustard mash and carrots in a red wine jus, and Carolyne’s roast chicken breast with fondant potato, red cabbage and rosemary sauce is exceptionally tender and flavoursome. The diversity of flavour is also characteristic of the properties at Zest, as Carolyne continues: “Although we’re based in Bootle, lets aren’t parochial, and so we cover

Southport, Formby, Bootle, Crosby, the city centre and south Liverpool as well; Gateacre, Allerton and Aigburth to name a few. “The properties are so diverse, we offer a full management and maintenance service for our clients too, and it’s all in-house. When you’re letting a property, it’s not someone’s dream home that you’re selling to them, it’s quite often a temporary arrangement, which makes it all the more important that you offer an exceptional service.” Over a cappuccino to digest, I ask Carolyne about the intriguing brand, and it clearly owes its spark to the energy of both the directors: “At first I wasn’t sure if the brand was too bold, but now I love it. It was a brilliant cover on Your Move, and everyone has said it’s like a fashion statement. “I’m a lot more corporate in how I think and run things, and Julie is really creative and adaptable, so we complement each other really well in how we work.” That’s certainly a recipe with zest.
