MSB property expert helping the wealthy to buy their dream homes Residential property expert at Liverpool law firm MSB Solicitors, Tracey Quirk, is seeing an increase in instruction from high net worth individuals buying new homes across Merseyside and Manchester. Head of residential at MSB, Tracey has established a reputation as a go to solicitor for wealthy and well-heeled clients, including prominent city professionals, footballers and celebrities. She is currently assisting a professional football player with the purchase of a new home worth £2.8m; and has overseen another recent transaction for a married couple, both lawyers, which involved the purchase of a £750,000 house in an exclusive area of Merseyside. Other recent transactions include the purchase of a £1m property in Fulwood Park and a £1.4m property in Alderley Edge. Tracey says helping wealthy clients with

high value property purchases has its own particular challenges. She said: “These clients may have a lot of money, but it is still a big investment so it is important to get things right. “Buying a home is a huge decision - and an emotional one - and that applies across the economic spectrum. But wealthier clients often have higher expectations, so we have to be absolutely on the ball. “That is why I deal with those clients directly throughout the process, drawing on the resources and experiences of the wider team. I have found it helps to impart a sense of trust and confidence from the get go.” She adds that acting for a wealthy client can be an advantage if that client is experienced in business or has previously purchased high value assets. She explained: “A business person who is used to making deals will not be overawed by the process of buying an expensive home. “They know that when it comes to negotiating a price, and focusing on getting

From the point of view of MSB the client will usually expected to be kept fully informed at every stage. “If the property is being purchased outright and not via a mortgage then it is especially important to make sure the valuation is spot on,” she added. “We will also check whether there are any onerous covenants on the property as people paying a large amount of money for a home are more likely to want to spend even more on changes or renovations. There may be restrictions on period or Listed properties, for example. “It is also crucial the client does not fall foul of money-laundering regulations. The funding needs to be in place and they need to able show where those funds have come from.”

The Interview

Joe Cole shot to fame as dapper but deadly gangster John Shelby in TV sensation ‘Peaky Blinders’. For his next role he’s gone from the Midlands to Thailand via Liverpool to play a troubled amateur boxer in gritty big screen prison drama ‘A Prayer Before Dawn’. We caught up with Joe to talk about the new film, learning to speak Scouse and saying goodbye to his Birmingham blood brothers.

Interview by LAWRENCE SAUNDERS Can you tell us a bit about ‘A Prayer Before Dawn’ and the character you play? It's about Billy Moore, a young amateur boxer from Liverpool who got addicted to drugs and was in and out of young offender institutions. He moved to Thailand where he became a Thai boxer. He started getting involved with drugs again and was arrested. This film is about his life inside a Thai prison fighting his addiction, fighting himself and everyone around him, and using Muay Thai to find inner peace and redemption. Did you meet the real Billy Moore before you made the film? Yes, I became good friends with him. When I got the role I was shooting ‘Peaky Blinders’ and not long after that we were in Liverpool so I had the opportunity to spend quite a lot of time 8

with him. He was a fantastic resource and very helpful to me. He couldn't come to Thailand because he’s banned at the moment, but I was able to speak to him on Skype if I had any questions or queries. Sometimes I’d just call him up of an evening when I was in Bangkok shooting and he would talk through various things with me. You’ve previously said you don't see yourself as a method actor. How did you get into character for this role? Method is a funny word. What is method? Does that mean you walk around and pretend to be the person when you’re not shooting? I definitely use elements. I kept the Liverpudlian accent the entire time I was in Thailand because I wanted it to be very natural and we were improvising quite a lot. I didn't want to slip into my own accent. I got into shape and learnt to fight to a pretty high level, which meant when I got to the set I was very relaxed. I use elements [of method acting] but I wouldn't go home and punch a wall or take some heroin.

Did you have any experience of boxing or any combat sports before making the film? I’d done boxing and judo, but I hadn’t done Muay Thai so that was interesting. I had to kind of unlearn some skills because it’s different to boxing in a sense that you’re not meant to move your head and things like that. When I was out in Atlanta doing a film called ‘Thank You for Your Service’, every day and night I wasn't working I’d go and do Muay Thai. That was for a few months. Then I went to Thailand for the film and trained in the camps out there for a while in the build up to the shoot.

How did you find picking up the Liverpool accent? I found it all right actually. I worked with a voice coach and I think I’ve got a pretty good ear. It came relatively easily. I really love Liverpool.

Your character le ‘Peaky Blinders’ at the start of series four. Was it hard to say goodbye to such a successful show? It was my decision. It was the right time for me, I wanted to explore different roles and have some variety in my career. I felt like I’d explored [‘Peaky Blinders’] enough. I’d been on it since 2012 so it was the right time to give others a chance to come to the floor. [If I’d have stayed on ‘Peaky Blinders’] I wouldn't have been able to do ‘Black Mirror’ or ‘A Prayer Before Dawn’, so it wasn't really a hard decision. ‘Peaky Blinders’ has been hugely successful and your character was popular with viewers. How does it feel that so many fans were upset when you le ? That’s what you want as an actor – people to be moved emotionally. If no one cared then I haven’t done my job. The fact people were upset is good because it means people like the character and enjoyed watching him. I suppose I can only be pleased by that and also be very grateful for all the amazing support we’ve had. It’s insane, this ‘Peaky Blinders’ phenomenon. It will be exciting to see where it goes now. [A main character leaving] can make the show better because it means they have to push on and write new stories.

FIGHT SCENES There are some brutal fight scenes in the film. How much of those did you do you do for real? It’s all me – you can’t fake that. It's all long takes with no cuts, which means the punches have to connect. We couldn't do ‘movie punches’. The sparing is real. It’s a bit different to ‘Peaky Blinders’ where it was more choreographed.

ON LOCATION The film was partially shot on location in Nakhon Pathom Prison, Thailand. What was it like working in that kind of environment? That prison recently closed down and it was populated with ex-convicts and prisoner boxers. But the second prison in the movie is a real prison in the Philippines. There were 2,700 prisoners and they put a boxing ring in the middle of it - in a kind of a courtyard. They put me up against a champion Thai fighter with all these prisoners watching – it was pretty crazy. A load of people tried to escape on the day we shot and our make-up artist had two bodyguards, but they all actually loved me and were really supportive.

BLINDERS

The show has sparked a fashion trend and even has its own themed bars. Why do you think it has captured people’s imaginations in this way? I think it’s because it has a very American style. We tried to make it cool. Steve Knight, Otto Bathurst and all the directors and producers tried to make it glamorous. They tried to glamourise [the ‘Peaky Blinders’] history, whereas normally in the UK it’s quite depressive. You watch these period pieces and they are quite slow and still. We tried to do it the opposite way and make it into a mythology. There’s a certain swagger [to the show] and we pull it off.

A er ‘A Prayer Before Dawn’ where can people see you next? After this I’ve got a TV show for Channel 4 coming out called ‘Pure’ which is about ‘Pure O’, a form of obsessive compulsive disorder. I’ve also got a couple of films but I can’t really talk about them yet. You’re going to be seeing some more of me.

Claiming tax relief on expenditure when renting out a property Q. I’m a buy to let landlord and am a bit confused as to when I can get tax relief on property expenses, particularly the difference between repairs and improvements – can you help please? A. As a landlord you’ve probably worked out that the easiest time to update a property is before it is first let. But, however necessary the work, HM Revenue & Customs rules sometimes indicate it is capital expenditure that cannot be claimed against rental income. Remember that there is very little expenditure that is in the strict sense disallowable. If as a landlord you make a capital improvement to the property, such as adding an extension, it should still be allowable, but only when you come to sell the property. In other words, it is allowable as enhancement expenditure against any future capital gain you may make on a sale or other disposal of the property. However, if as a landlord investing for the long term, it may be many years before such tax relief is useful; this is why getting income tax relief now as a property business expense is normally considered to be the better outcome. For example if you were to buy to let a modest apartment and found that the kitchen and bathroom are serviceable but ‘tired’ and, overall the property could do with re-decorating throughout, such expenditure is perfectly allowable against the rental income property business. Even though the property was clearly habitable before the work was done, and so was capable of being let without further work, the work carried out does not significantly improve the underlying value of the property in a way that say adding an extra bedroom, or extending the kitchen might. Even if the new bathroom and kitchen fittings are of much better quality than what is being replaced then, providing they are of a similar function to the fittings being replaced, the expenditure should be allowable for tax against the rental income - the comparison is between the quality of the items when originally purchased and fitted, rather than when they were about to be replaced after say five years of hard usage.

Another area of confusion is re-wiring a property. It is worth remembering that electrical wiring installations are generally fitted to a higher standard now than they were thirty years ago, but that does not mean that the re-wiring must automatically be a capital improvement. So long as your electrician is working to a modern standard typical for a normal domestic installation, then I would be confident to argue that it is a ‘like for like’ replacement and so tax deductible from your property income. If the New York Times is to be believed, a stroll through Prescot is akin to a tour of the “casualties of Britain’s age of austerity”. Here in the Liverpool City Region though, we can see it’s a place on the up - kickstarted in part by ambitious plans for a world-class tourist attraction. Here’s why now is the time to move to Prescot. 22 YM Liverpool

A town on th e A beacon of hope It’s been over two and half years since bold plans were submitted for a 350-seat theatre in the heart of Prescot, just metres from the site where an Elizabethan playhouse once stood. Some believe William Shakespeare – seeking shelter from the Great Plague in London – spent time at Knowsley Hall, and whilst there oversaw the production of some of his earlier works. Fast forward to today and the Shakespeare North Playhouse, built to designs first drawn up in 1629, is slowly edging its way towards reality. Featuring a performance studio, education centre, coffee shop and office space, it’s hoped the £19 million attraction will draw more than 100,000 visitors a year from the UK and

across the world. Construction work will get underway in the autumn and is expected to reach completion by the summer of 2020, but its positive impact is already being felt across the town. Just a short walk from Prospero Place, the address of the new playhouse, a £500,000 transformation is currently underway of an unused public square on Market Place. Husband and wife duo Francesco and Gaynor La Rocca, who have been chosen to run a new café and community facility at the redeveloped site, are planning a wide range of events including comedy, poetry and film nights, an open-air cinema, and pop-up performances.

Move over Bold Street…Prescot is planning an assault on your spot as Merseyside’s premier restaurant retreat with a string of exciting openings in the pipeline. First up we’ve got Balearic bar and charcuterie Urbano Chiringuito. Inspired by Spanish beach bars and offering a range of authentic drinks and sharing boards, the new venue is the brainchild of local couple Clare Wilson and Peter Stewart. The pair fell in love with the chilled out vibes and relaxed Balearic beats of the Ibizan small enterprises whilst on holiday and thought it would be a great idea to bring something similar back home. Clare and Peter, who say the current buzz around Prescot is “brilliant”, are looking to launch their new concept in the autumn. Meanwhile on the corner of Market Place, work is well underway to transform the old Red Lion pub into Kingsmen 1685. 24 YM Liverpool

Details are thin on the ground but we’re being told to expect food influenced by street food cooking traditions based on “time honoured recipes from around the world”. Next up it’s in vogue restaurateur Gary Usher and his new bistro, Pinion. The man behind acclaimed Liverpool eatery Wreckfish raised £50,000 in just 24 hours for his first Knowsley venture. Pinion’s menu will feature freshly baked bread and humble bistro dishes, such as a beef braise with truffle and parmesan chips and a classic tart for dessert. “Prescot has an amazing sense of community with people who are so proud of where they come from,” Gary tells YM Liverpool. “It’s been through some tough times with shop closures but with plans to regenerate the area, myself and the team are hoping to bring a really great little bistro to Prescot and be part of something bigger than just a business.”

COMMUNITY CLUB With many fans becoming increasingly disillusioned with England’s top division, recent years have seen a surge in support for non-league football clubs across the country. And in Prescot, home to Knowsley’s most senior football team with a history which stretches back more than 130 years, the story is no different. Run as a Community Interest Company (CIC) since 2009 (fans can purchase a share in the club for £5), Prescot Cables FC has seen attendance at home games shoot up over the last season, despite the team being involved in a relegation fight. Whether it's the liquid football on show or the liquid refreshment provided by the nearby Bard pub which keeps the turnstile turning, it’s clear Prescotians are enjoying cheering on their Pesky Bulls. “Prescot Cables is doing well because it has tapped into the independent spirit that seems so prevalent within the town,” says Gareth Coates, programme editor at the Valerie Park club. “You can stand on a terrace behind the goal with a pint of beer in your hand, all the while knowing that you own the club or, at least, a share in it.” Gareth, who hails from down south, has become as much a fan of the football as he has the town since he got involved with Cables last year. “It only took one visit to fall in love with not just the club, but the town. It retains a sense of history, but it’s continuing to evolve,” he adds.

5 Year Anniversary for Knowsley Beauty Training Academy

A home-baked triumph Over on Leyland Street, a stone’s throw from Prescot Shopping Centre, is a business which maybe more than any other exemplifies the town’s renascent air. Local resident Nina Halliwell started tearoom and cake shop Albion Bakehouse in 2015 after building up a buzz for her decadent desserts at producer markets and food festivals. Not long after opening, Nina realised the terraced shop didn't quite come up to scratch size-wise, and was having to regularly turn people away who wanted to sit in. Down in Albion is her answer. Situated just around the corner on Atherton Street, the new venue will be a place for breakfast, brunch, lunch, afternoon tea, and eventually offer evening meals and alcohol too. “We have lots of loyal customers and people come from all over Merseyside to visit us,” says Nina, who’s running an online Kickstarter campaign to help fund the venture. “Prescot is a great place to live. I love the sense of community and especially now as people can see it coming back to life with so much interest from outside investors. “People are really starting to rally round and help make Prescot a destination. “We also have great parks and shops, plus a monthly arts and craft fair and producers market which is set to grow once all the new eateries and bars open.”

Trains into Liverpool city centre run every half an hour from Prescot station on Bridge Road. The average journey time to Lime Street is just 23 minutes. As an added bonus for commuters, the adjoining former stationmaster’s house has been repurposed as a coffee house offering fresh brews and an extensive food menu. For trips to Liverpool, Manchester and elsewhere, the M57 is a short drive down Liverpool Road, linking up with the M62 at Tarbock Island.

Full disclosure before we begin: I love cats. I’m a feline fanatic, moggy mad, kitty crazy. My fiancée and I have two little treasures of our own, Alfie and Audrey, who have the run of our house. You get the picture, I’m a fan of cats. So, as you'd imagine, when my editor asked if I fancied trying out Bold Street’s new Cat Café, I pounced on the chance faster than a prized British Shorthair. If you’re unfamiliar with the concept, a cat café is just like any other café, except it’s full of cats. Also, unlike most coffee shops, you’re charged for the pleasure by the hour. For £12 you get 60 minutes of unlimited hot and cold drinks, and the freedom to explore and enjoy three floors of exquisitely appointed cat habitat. After applying a pair of unflattering blue surgical shoe covers in the vestibule, our party of three (my cat mad sister insisted on joining my partner and I) was briefed on the ground rules. First rule of cat café: don't pick them up. Second rule of cat café: don't feed them. Third rule of cat café: don't mess with them if they’re asleep.

Follow these three simple instructions and you’re golden. After a tour of the building from an uberprofessional café team member, we grabbed a couple of cozy couches on the first floor, ordered a cappuccino, a latte and a pot of tea, and waited. A hushed team talk soon developed. Should we get up and catch one? Tempt one over with some food? Remembering the first two rules of cat café we sat back and braced ourselves for our first cat contact. After five minutes of increasingly desperate cat toy shaking, a gorgeous Ragdoll named Maximus mercifully moseyed over to our table for a play. Leo, an elegant mink Bengal; and Todd, a stunning strawberry blonde Somali; soon joined their mate. A joyous playtime session ensued. Amidst all the excitement we'd neglected our drinks, thankfully they’d retained adequate warmth to still be well appreciated. A good cup of tea or coffee is always improved with something sweet and spongy though, so it was for the food menu we reached next. Delivered in double quick time by the ever observant staff, my toasted teacake with butter and jam (£2.99) definitely hit the spot at six o’clock, whilst my partner’s scone with clotted cream and jam (£3.25) warranted two thumbs up. But it was my sibling’s choice of a crumpet with butter (£2.75) which became the centre of attention for one permanent Cat Café resident. Todd, who’d hung around long after Leo and Max had hightailed it, plonked himself proudly in my sister’s lap.

According to his online profile he’s quite a needy cat, partial to a cuddle or two - judging by his behaviour during our visit, he’s clearly partial to a slice of cake or two as well. Luckily, a quick-witted team member was on hand to stop Todd helping himself to an unattended crumpet. Although my sister grudgingly acknowledged he was more than likely only sticking around due to the prospect of some grub, Todd’s stop off was the undoubted highlight of our visit. With the food finished and Todd off on his merry way we decided to relocate for our final few minutes, but not before meeting Dobbie, a striking Sphynx who we were told can often be found sporting a colourful pullover. Up on the second floor another lucky punter had made best pals with another four-legged local. With a ginger tom firmly planted in his lap, mining a mouthful of carrot cake was proving difficult for this gentleman. Before we knew it, our 60 minutes were up and it was time to rejoin the cruel, miserable world outside. The Cat Café isn’t a gimmick. It’s an elegant café in a great central location with lovely staff and a well-priced and well-stocked menu. It's also got 26 or so magnificent cats. Which means it’s Liverpool’s best café of all time. Ever.

In a cultural first for the Liverpool City Region the French artist Olivier Grossetête, his team and hundreds of volunteers will build monumental cardboard castleinspired structures in public locations. Some of the towering creations, which will reach up to 20 metres

tall, will be based on actual medieval forts or historic structures which once stood in the region. At different points during the four-day event, sculptures will be built at locations including Liverpool’s Williamson Square, Knowsley Safari Park, Halton’s Norton Priory Museum, West Kirby’s Ashton Park, North Park in Bootle, and Victoria Square near St Helens Town Hall. Watch the magical structures being built and then stick around for the fun of toppling them at the end of the weekend.

WHERE? EXCHANGE FLAGS WHEN? UNTIL OCTOBER WHAT’S HAPPENING? Over the years Liverpool Biennial has brought some memorable public art to the city’s open spaces, from 2008’s slowly rotating ‘Joyful Trees’ on the corner of Parliament Street and Great George Street to Richard Wilson’s attention-grabbing ‘Turning the Place Over’ installation on the side of a former Yates’s Wine Lodge in Moorfields. This year London-based artist Holly Hendry has stepped up to draw in passers-by with her large-scale sculpture, ‘Cenotaph’. Hendry reflects Liverpool’s architecture in her ‘pipe’ creations, which are situated behind Liverpool Town Hall in Exchange Flags, with inspiration said to be taken from the Williamson Tunnels and the old dock under Liverpool ONE. Sections of the sculpture are made from glass reinforced concrete (GRC), after the artist also researched material processes tied to Liverpool, its architecture and shipping heritage.

WHERE? ROYAL ALBERT DOCK LIVERPOOL WHEN? - AUGUST WHAT’S HAPPENING? Grammy nominated lyricist and double Ivor Novello award winner Chris Difford is among the acts already announced for this year’s three-day dockside celebration of folk, roots and acoustic music. BBC Folk Awards 2017 winner Daoirí Farrell has also been added to the bill for the contemporary Dock Stage, hosted by Janice Long, as the festival returns to the city for its third year. Around 200 artistes will perform across 10 stages in total during the free bank holiday event, which will also incorporate the Liverpool Shanty Festival to bring music to boats around the water’s edge. A host of acts are still to be announced.

RESILIENCE GARDEN WHERE? - GRANBY STREET WHEN? OPEN SATURDAYS - PM WHAT’S HAPPENING? Artist Mohamed Bourouissa has worked with local people, gardeners, school pupils, teachers and artists to deliver a new community garden in Toxteth’s Granby area. Commissioned by Liverpool Biennial in partnership with Kingsley Community School and Granby Four Streets CLT, the work takes inspiration from a garden made by a patient of the psychoanalyst and writer Frantz Fanon at the Blida-Joinville Psychiatric Hospital in Blida, Algeria. The patient created the original garden as occupational therapy, and Bourouissa researched and learnt their approach to botany, architecture and therapy to create a space of ‘resilience’. Some of the chosen plants are native to Algeria, with others said to have healing effects.

WHERE? KNOWSLEY HALL | WHEN? AUGUST WHAT’S HAPPENING? Pack up a picnic, set up your camping chair, sit back and enjoy an evening of theatre outdoors. All male company The Lord Chamberlain’s Men will perform its fast-paced production of the popular Shakespeare play in the grounds of Knowsley Hall for one night only. Soaring poetry, high comedy and tender love are all promised alongside Elizabethan costumes, music and dance at the show in Prescot, which boasts its own genuine historic links to the Bard. Hopefully the sun will continue to shine over the open air performance, however the show will go on whatever the weather. Tickets are available for children and adults, with family passes (two adults and two children) also on sale.
