Stamp Duty pitfalls for those running property rental businesses Q. I am considering transferring some of my buy to let properties to my own limited company as I’ve heard I’ll pay less tax on the rental profits I make. However, someone has mentioned that Stamp Duty should not be overlooked when making this decision. Can you explain? A. Holding buy to let properties in your own limited company can be an attractive way of owning such properties. With lower rates of corporation tax (currently 19%) and, with 100% mortgage and loan interest deductions still available to companies following the changes to interest relief for individual landlords, it’s easy to see the attraction. However the changes to Stamp Duty Land Tax (‘SDLT’) mean that you should carefully consider the implications before proceeding. You need to remember that there are different rules and land taxes currently applied in Scotland and from 1 April 2018 for property transfers in Wales. For property transfers in England where an individual is transferring a property to a connected limited company the following needs to be considered: The price payable for the property for SDLT purposes can be no less than the open market value. SDLT cannot be avoided if the transfer is made for less than market value or for nil consideration. The additional SDLT rate of 3% applies to all residential property transferred into your company e.g. a £220,000 residential buy to let property would result in SDLT of £8,500 becoming payable (£125,000 x 3% = £3,750 plus £95,000 x 5% = £4,750). If the transfer to your company is of a non-residential commercial property e.g. a £220,000 warehouse then this would result in a much lower SDLT bill of £1,400 becoming payable - (£150,000 x 0% = £0 plus £70,000 x 2% = £1,400). If more than one residential property is transferred to your company, then it can be possible to make a claim to reduce the overall SDLT burden by using ‘multiple dwellings relief’. This relief calculates the SDLT payable by reference to the average value of the properties transferred. Remember that the punitive higher SDLT rate of 15% can apply where your company acquires a single dwelling property valued at over £500,000, unless it is used for qualifying business purposes. Thankfully the lower SDLT rates apply where the property is held as a buy to let investment in your company. However, the higher SDLT rate may become payable if there is a change of use within three years. Before proceeding I always recommend a thorough review of the SDLT implications should be made before any transfers of property take place as there can be some surprising results. As with all things tax, it does make sense to take proper advice.

NEWS ‘Unprecedented’ demand for revived Welsh Streets homes More than 40% of homes in phase two of the Welsh Streets transformation have been reserved off-plan. Placefirst will deliver 99 build-to-rent family homes in the latest stage of the regeneration project, as it breathes new life into some of the area’s Victorian terraced properties. According to the developer, demand for the new two, three and four-bedroom houses in phase two has been ‘unprecedented’, and comes after phase one was fully let within 24 hours of its market release back in August 2017. Refurbishment works are currently underway at houses on Wynnstay Street, Rhiwlas and Powis Street, with the first release scheduled for May 2018. Sarah Hughes, head of residential services at Placefirst, says: “Similar to phase one, a lot of the applications and reservations we receive are from households either from the local area, or those who moved away and now want to move back. “The neighbourhood has so much going for it whether it’s Green Flag parks, the exciting work over in Granby Four Streets, or the close proximity to independent shops and cafes in Lark Lane. But most of all, people seem to be drawn by the design of the new homes and our emphasis on trying to create communities, not soulless housing developments.” Placefirst will deliver around 300 homes in total across five phases at Toxteth’s Welsh Streets, and full phase two completion is due in the first

quarter of 2019. In addition to the refurbishment and remodeling of existing homes, Placefirst is developing plans for a limited number of new-build properties and the introduction of a new pocket park which would be managed by the firm as part of a long-term investment plan.

NEWS AUCTION SUCCESS SHOWS LIVERPOOL IS ‘BECOMING A HOT SPOT’

Liverpool is “becoming a hot spot” for property according to the city’s Sutton Kersh Auctions. The auctioneer kicked off its 2018 run of events with a successful start as it sold at least 80% of its catalogue. The sale has so far generated £7.9 million as more than 100 lots went under the hammer, with a higher than anticipated turnout at the event. A two-bedroom mid terrace property on Holmes Street in Liverpool 8 was among the highlights as it sold for more than double its guide price. Having started with an initial reserve of £20,000, a surge of early bids pushed the figure up to £36,000 and the property eventually sold for £41,500. Cathy Holt, associate director of Sutton Kersh, says: “The fact that it doubled its guide price was unexpected but shows that Liverpool is becoming a hot spot. “Investors are coming here to buy – and that’s great news for the city and its prosperity.” Other successes during the auction included a threebedroom end townhouse in Trawden Way, Litherland which started bidding at £40,000 but achieved a final sale for £67,000; and a six-bedroom home on The Close in Walton which exceeded its £70,000 guide price to sell for £109,000. Looking ahead, Cathy adds: “Last year was our best year with a total sales figure close to £50m, but it looks like this year could top that. “I would like to think that such a good auction at the start of the year is a sign of another very good year to come, which is very exciting.” The next Sutton Kersh auction will take place at Liverpool city centre’s Crowne Plaza on 28 March. The Holmes Street lot achieved more than twice its guide price

Help to Buy boost at Old Swan’s Tillerman Court First-time buyers at Old Swan’s Tillerman Court are now being offered assistance onto the property ladder through Help to Buy. The collection of one, two and three-bedroom apartments, townhouses and mews properties was completed last autumn after a £1.5 million venture to transform a Victorian police station. Now developers have confirmed that homes at the renovated 1900s building are now eligible to purchase through the government-backed Help to Buy initiative. A spokesperson for Tillerman Court says: “We hope by offering Help to Buy we can give young people a chance to get on the housing ladder. “Prospective first-time buyers were interested in the properties before Help to Buy was available at the scheme, so now it’s on offer we expect to see a renewed interested in the development.” With assistance from Help to Buy, first-time buyers only require a 5% cash deposit to secure a 75% mortgage on a new home, and a 20% loan is provided by the government. The Welsh Connection L

iverpool’s links to Wales go far beyond proximity. Often referred to as the capital of Wales, the city has been influenced by the Welsh in more ways than one - not least when it comes to property. Links between Liverpool and Wales go back a long way. In the early 1500s, Liverpool actually had a Welsh mayor - one Dafydd ap Gruffydd while in the late 1700s many migrants from the North of Wales travelled to the city looking for work. By 1813 almost 10% of people living in Liverpool were Welsh, and by 1815 the city had its own Welsh town. Areas such as Vauxhall, Anfield, Everton, Dingle, and Wavertree were noted for their high migrant populations, and Welsh was the dominant language in these neighbourhoods. By 1900, there were around 90 Welsh chapels, churches and mission halls.

LIVERPOOL’S WELSH INFLUENCE

By the 1850s and 1860s, Welsh involvement in the construction sector was well established. There were more than 20,000 Welsh builders working in Liverpool by 1850. And it wasn’t just the skills of the Welsh that Liverpool was utilising. North Wales was a rich source of building materials, thereby consolidating the existing ties between the two regions. One man, in particular, led the way for Welsh architecture in Liverpool. Architect Richard Owens moved to Liverpool in the 1840s to study. He established his first practice in Everton Village by the age of 30 and relocated to Breck Road two years later, before setting up shop at Westminster Chambers, Dale Street in 1883. Owens’ first significant commission was the design of the Welsh Presbyterian chapel in Fitzclarence Street, Everton; the first of over 150 chapel commissions in Liverpool and North Wales. Between 1863 and 1891, Owens laid out more land than any other architect for workers housing in Liverpool an area equivalent to 325 acres. The Campfield, which was built between 1864 and 1878, was the first of at least 14 housing estates to be laid out and supervised by Owens (although it was largely demolished in the 1960s). By this time, Owens had joined forces with a Welsh timber merchant called David Roberts of D Roberts, Son and Co. Roberts was born in Caernarvonshire and moved to Liverpool in 1822. By 1828 he had established his own timber business, which steadily expanded over the next 30 years or so. By the 1860s, he was wealthy enough to invest in land and property and was one of a number of developers to construct houses on the West Derby Road Estate at this time, before leasing land for housing development in Toxteth. During the 1870s and 1880s, almost 4,300 houses were constructed over four estates in the fields of Toxteth Park by Richard Owens on behalf of D Roberts, Son and Co. While most of them have been destroyed over the ensuing years, large swathes of estate number two (comprising Pickwick Street, Dombey Street, Dorrit Street and Dickens Street) still survive, together with some parts of estate number three (including the famous ‘Welsh streets’). The most well-known piece of Welsh architecture in the city is perhaps the Grade II-listed Welsh Presbyterian Church on Princes Street, commonly referred to as the ‘Welsh’ or ‘Toxteth Cathedral’. Ironically the church, which was built between 1865 and 1867, was designed by an architectural firm (W & G Audsley) which was founded in Liverpool by two Scottish brothers, although it was constructed by Welsh builders from Cardiff and Swansea to accommodate Toxteth’s growing Welsh population. Richard Owens was involved in authorising payments for site work on the church.

Owens and Roberts were not the only Welsh developers to make their mark in Liverpool. In 1900 builder John William Jones formed his own building company - J W Jones and Sons Ltd. It built homes around Sefton Park, Allerton, Childwall, Wavertree, Calderstones and Anfield. The firm was employed by the Liverpool Corporation to build houses, shops, flats and housing estates including the Springwood Estate, parts of the Speke Estate, Larkhill, Lisburn in West Derby, Bootle and Huyton and also built private homes in Wavertree, Mossley Hill, Woolton and Allerton. Fellow Welsh builders Owen Elias and his son, William Owen Elias gave the first initials of their combined names to a sequence of roads either side of Goodison Park - Oxton, Winslow, Eton, Neston, Andrew, Nimrod, Dane, Wilburn, Ismay, Lind, Lowell, Index, Arnot, Makin, Olney, Weldon, Euston, Nixon, Elton, Liston, Imrie and Astor streets. Builders such as Elias and David Hughes were instrumental in extending the city to Kirkdale, Anfield, Walton, Everton, St Domingo, Islington and Kensington. The streets in these areas were often given Welsh names such as Denbigh Road, Snowdon Lane, Barmouth Way, Madryn Street and Voelas Street. Many of the streets surrounding High Park Street, meanwhile, are named after Welsh rivers. In the latter part of the 19th Century, William Jones, who had built streets in Everton and Toxteth, became the first Welsh-speaking mayor of Bootle.

THE WELSH STREETS Encompassing 16 streets in Toxteth (including Madryn - Ringo Starr’s birth place - as well as Rhiwlas, Powis, Voelas, Kinmel and Gwiddir streets), the Welsh Streets were built and inhabited by Welsh workers as part of Richard Owens’ development of Toxteth Fields at the end of the 19th Century. The streets are named after Welsh towns and villages. They were left derelict for many years and earmarked for demolition but are currently subject to one of the biggest redevelopment projects in Liverpool - the shells of these 400 or so homes will be converted into 290 bigger properties.

Acclaimed ‘beer & Indian’ restaurant planning Bold Street opening An acclaimed ‘beer & Indian’ restaurant recommended in the 2017 Michelin Guide is planning to open on Bold Street. Bundobust, which has branches in Leeds and Manchester, serves up meat-free grub inspired by Indian street food alongside a range of craft beers. According to a licensing application submitted to Liverpool City Council, Bundobust is seeking position to operate a restaurant at 21 Bold Street. The building is currently occupied by a Greggs. It’s understood the application refers to the upper levels of the building and, as such, will not affect the bakery. Bundobust was formed originally formed in Leeds when Bradford’s craft beer bar ‘The Sparrow’ and Indian restaurant ‘Prashad’ united.

Starting life as a pop-up, Bundobust opened its first permanent eatery in July 2014 on Mill Hill in Leeds. According to its website, Bundobust is inspired by the “vibrant and varied street foods of India” and offers a “roster of the most exciting craft beers from both local and international breweries to drink alongside”. December 2016 saw the ‘beer & Indian’ venue open its doors on Piccadilly in Manchester. A Greggs spokesperson tells Your Move: “We have no plans to close our Bold Street shop. We will be continuing to serve our customers their favourite products throughout the day.” Bundobust has been approached but has not provided a comment at the time of Your Move going to press. INTERVIEW BY LAWRENCE SAUNDERS

‘Slaves of Fashion’ at the Walker Art Gallery was heavily influenced by themes including empire, conflict and slavery. When did you decide history was going to be a major inspiration for this exhibition? Our work has always been about looking at the past and making it relevant today. History is the starting point. With this project it all started with a historical object - a case of fabrics we came across in a slavery museum in Nantes, France. It was explained to us that the fabrics had been produced in India for the French, with the specific purpose of exchanging them for African slaves. We’re really keen to expose these hidden histories - I’m sure the majority of people would not link India with the transatlantic slave trade. Once we started researching these textiles produced for the French, it opened up a whole new area of interest, not just to do with the diversity and richness of Indian textiles, but also the politics of that trade. At the time of the slave trade, Europe was vying for a piece of India and trying to control its resources. We’re almost having a replay of this following the Brexit vote. Britain now wants to become this ‘global Britain’ again and form partnerships with its former colonies. The same things that have gone on in the past are continuing today. For example, you’ve got India using the same tactic that we [Britain] used on them, by land grabbing off the peasants, whether it’s in India or Africa. This is what we try to do with our art - never throw the baby out with the bath water and say ‘history is gone, it’s buried, it’s got no relevance for the here and now’. If you look at some of the objects in museums, a teapot is not just a teapot - it comes with a whole history which connects us to places like India, Europe or the Americas. That’s what really interests us as artists, these cross-cultural connections and shared identities and histories.

In what is somewhat of a departure for you, most of the works in this series are mixed media - combining traditional handpainted techniques with digitally created imagery. What inspired you to go down this route now? A lot of these works are mixed media because for the last three years it’s something we have been exploring as artists. We’re always looking to push the boundaries of the medium we’re working in. Of course we’re known more for our painted works which were inspired very much by the hand painted tradition which goes back to ancient times. But we’ve always been fascinated by digital technologies. With this particular project we wanted to create works that had a visual impact. We wanted to go for something that was pretty large-scale compared to the detailed small-scale work that we’re known for. Digital seemed like the only way we could do that. To create the 11 mixed media works in the show it has taken us three years. If we’d wanted to paint them all by hand on the same scale, it would have literally taken a year per piece. It was killing two birds with one stone. The exhibition tells us plenty about the history of the Indian textiles industry whilst making some pretty overt political statements. Was it always your intention as artists not to shy away from making your views clear? Politics has always played a part in trade and that’s where it comes into this exhibition. For example, our painting ‘The King is Dead, Long Live the King’, which shows Donald Trump sitting on a catwalk, is about cotton. It’s the idea that even hundreds of years on from the 19th Century, cotton is still one of the most valued resources within the textile and fashion industries. You have this image of Trump sitting on a catwalk and either side of him you have the cotton fields. On the left we have a cotton field in Uzbekistan where workers are being forced to pick cotton and on the right side you have a farmer from India who is forced to grow a genetically modified strain of cotton. The Trump painting is also about how individual politicians have gained from what we would call ‘unethical practices’ within trade. In the old days it was people like George Washington - a so-called custodian of society who, himself, was a plantation owner. Today we have Trump, who is reported to have employed models for his modeling agency who were illegal immigrants.

What made you decide to present yourselves as a pair rather than as individual artists? We’ve always created artwork side by side since the age of dot. From the age when we would get felt tip pens and art pads in our Christmas stockings, every spare minute would be spent drawing and painting together. Our working relationship has been a natural progression. We’ve always been influenced by the same issues. We’ve always seen ourselves, in a sense, as one artist and presented ourselves as one artist. That goes back to the prejudice we experienced going through art school. At the time we both naturally gravitated towards this Indian miniature style as our source of inspiration and I think this was frowned upon by our tutors, who thought we were copying each other. It was the old stereotype about twins and it couldn't have been further from the truth, we just happened to be interested in the same things and that came through in our work. That shared experience has led us to naturally want to work together and present ourselves as one artist. Even when we are painting our own separate pieces within a series of works, we are side by side, keeping an eye on each other. If one of us gets stuck for an idea or wonders ‘what colour should I use?’ the other one is always there to chip in with advice. They are never really individual pieces in the true sense. Do you think your education at a strict Catholic high school had an impact on your career? We really enjoyed our time at Holt Hill Convent. We’re not Catholics, we’re actually Sikhs, but our faith is such that we recognise all religions. We threw ourselves fully into the whole experience to the extent where we were in the choir, helping the priest during mass and putting the hymn books out. In terms of our art, the school had a beautiful chapel attached and that’s where our initial inspiration from the decorative arts came from. We remember sitting in there, looking around at these gorgeous stained glass windows and statues, and wondering what their meaning was. It definitely had an influence on our work as artists.

LONDON THAI CHAIN PLANS LIVERPOOL RESTAURANT Rosa’s Thai is planning to launch its first branch outside of London here in Liverpool. According to a licence application submitted to the city council, the restaurant wants to open at Britannia Pavilion in Albert Dock. Husband and wife team Alex and Saiphin Moore opened the first of 10 Rosa’s in London’s Spitalfields in 2008. According to the Rosa’s Thai website, chef Saiphin challenges herself to cook authentic Thai dishes with seasonal British ingredients that remind her of home life in Thailand.

MOBILE BREAD BAKING SCHOOL HEADING TO MOSSLEY HILL A mobile bread baking school is heading to Mossley Hill for a series of classes this spring. Students will be able to learn how to make the perfect loaf, pizza and soda bread during the lessons, led by award-winning bakers Room Forty. Meanwhile pupils in the ‘Italian Breads’ class will discover how to produce focaccia, a cheese and walnut pane, and rosemary crackers. All the classes will take place at Mossley Hill Parish Church on 21 March and 4 and 11 April.

VINCENT ASIAN KITCHEN TO BE REPLACED BY NEW OPERATOR Vincent Asian Kitchen on Bold Street is set to be replaced by a new operator. The eatery, which specialised in gluten, dairy and wheat free ‘bowl food’, recently shut down. Your Move understands a new tenant for the Ropewalks unit will be announced soon. The Vincent, which also operates the The Vincent Café and Cocktail Bar at Exchange Flags and a hotel on Southport’s Lord Street, was unavailable for comment.

H TAP & STILL Bridgewater Street, L1 I’m not a big fan of real ale and craft beers. In fact, I can’t stand the stuff. Give me a pint of Guinness over a bottle of Bombardier any day. Consequently I wasn't exactly chomping at the bit to check out a new brewery and restaurant when it opened in the Baltic Triangle. Add in the fact that I was in the midst of a surprisingly successful break from alcohol, and it’s safe to say I was keener to try the food rather than the booze at H1780 Tap & Still. Despite my gripes I arrived at the Bridgewater Street venue with an open mind, and an open mouth when I saw what Wirral-born proprietor Stephen Crawley had done with the formerly rundown warehouse. Think trendy New York industrial loft rather than Campaign For Real Ale headquarters – all exposed brickwork, stark black metal staircases and reclaimed wooden benches. The extensive warehouse has been transformed into a slick multi-use space with a brewery, distillery, eatery and three bars – all under the 200-year-old Liverpool brewery name, Higsons. On the say-so of our helpful server, I kept things simple with a pint of Higsons Pilsner Lager (£4.20) to start. Although it was head and shoulders above any of your standard fizzy pub fare, I have to admit it still wasn’t enough to win me over to the craft cause.

My partner’s Marshmallow G & T (£5.50) was a more succesful first drink of the evening. Gin fans with a sweet tooth will appreciate this blend, made on-site, which gave off a wonderfully saccharine scent. Half a pint or so later and it was time for our starters. My corned beef with toast, radish, caper and parsley salad (£6) was a refined take on a straightforward ingredient which managed to retain plenty of its traditional appeal. I was, however, somewhat envious of my date’s leek rarebit on toast with farm leaves (£5). Who wouldn't be tempted by thick, stringy cheese sat atop a wedge of crusty bread on a baltic winter evening? Before our mains, I thought it best to order another brew. Being a Guinness drinker, the Bru Dubh Stout (£4.50) appealed to me more than the idea of another ale. The hardy stout was a worthy substitute for my favourite tipple featuring pleasing undertones of chocolate malt. Time for the main event food-wise and my ale braised ox cheek with white polenta and red cabbage (£13.50) definitely lived up to top billing. The meat was so tender that my knife was rendered redundant whilst the polenta

was a lusciously creamy alternative to bog standard potato mash. My other half ’s burger (£13.50), on the other hand, was unfortunately not as approvingly received. Served with a generous helping of cheese, the burger itself was said to be great – big, juicy and flavoursome. The chips however, not so clever. Not only were there too many of the ‘haystack fries’, but more pertinently they didn’t actually taste much like chips. They might have looked interesting but ultimately it was a definite case of style over substance. My partner’s opinion of H1780’s food was about to shoot up considerably though, thanks to her pistachio ice cream sandwich (£5). Ice cream made on-site by the chef, sandwiched between two chocolate biscuits, was a truly indulgent dessert and a definite high point of the evening for my date. Whilst not quite as memorable, my sticky toffee pudding with custard (£6) was still a suitably satisfying end to what had been a meal packed with homely pleasures. If you want some hearty, reasonably priced food in a unique setting and can find someone who loves ale to go with you, get down to H1780.

UPCYCLING = THE ART OF REUSING MATERIALS AND TURNING UNWANTED ITEMS INTO UNIQUE NEW PRODUCTS.

pring is almost upon us, and as such it’s the perfect time to breathe some new life into your home and freshen things up. However, that doesn't necessarily mean ditching your old furniture and splashing out on all new styles. No, instead you can simply upcycle your existing pieces and revive your decor for a fraction of the price. Upcycling is the art of reusing materials and turning unwanted items into unique new products. This new trend in sustainable design is rising in popularity across Liverpool and beyond as homeowners get creative in their search for something unique. Steve Flanagan and his wife Emma Giff recently started Chainage78 as a family venture with both sets of their parents after “years of tinkering in woodwork sheds or behind a craft table”. In their Garston-based workshop they create unique pieces by either upcycling or repurposing, as well as creating handmade items using such techniques as crochet, knitting and wood turning. “We love creating our own ideas, but we really enjoy when a client comes to us with an idea or brief and commissions us to make that idea a reality,” says Steve. “Currently upcycling is very popular and ‘on trend’ as people see the benefit of turning an unloved item into something new. With a bit of time and a smidge of imagination that item could be transformed into a bright, beautiful or unique thing with a brand new lease of life. But it’s not just 42 Your Move

upcycling that is popular at the moment – the skill of repurposing something from its original intent into another use is just as popular.” Steve says media coverage has had a big influence on the popularity of upcycling. Television programmes such as ‘Find it, Fix it, Flog it’ and ‘Money for Nothing’ and magazines such as ‘Reloved’ have inspired many to take on their own upcycling projects.

“PEOPLE WANT THAT STATEMENT OR UNIQUE PIECE THAT NO ONE ELSE HAS.” “Upcycling can grab people for many different ways, reasons and styles,” he says. “They may have limited budgets and re-use existing or cheaply sourced items to help update their décor. “It's also a great way to showcase someone’s creative side. But we think one of the main reasons [it is increasing in popularity] is because people want that statement or unique piece that no one else has. It allows them to push the boundaries of design and style, which

is what we aim to do.” Diane Greene runs Patsy's Place with her husband, Michael. The pair have worked together now for five years and fuse Diane’s creative background with Michael’s experience in construction. “We have put our skills together to create our own ideas,” she says. Diane and Michael reuse products from demolished buildings around Liverpool that are sometimes hundreds of years old to produce dining tables, shelving and other items for the home to give “a unique look to each and every customer, something that no high street store will supply.” Diane says like any other fashion trend, once an idea hits the media or high street everyone wants it and upcycling is no different. “The unique ideas of upcycling give people an opportunity to create their own look or theme and make a statement in their own homes, restaurants and bars that becomes a talking piece,” she says. “Upcycling has taken on a new experience and it is now being incorporated into designs of new and old. Everybody wants a piece of history in their homes and if there is a story to go along with it, even better.” But workmanship and quality are also behind the surge in popularity in renovating and upcycling ‘preloved’ items. “People are now realising that modern day manufacturing does no way compare to the quality of older pieces,” says Diane.
