NEWS WELSH STREETS HOMES TO BE UNVEILED AT HERITAGE EVENT

The Victorian properties are being given a new lease of life

Renovated homes in Liverpool’s 19th Century Welsh Streets will be unveiled to the public during a heritage open weekend. Specialist landlord Placefirst has been carrying out a multi-million pound refurbishment of empty Victorian properties within the Toxteth area and will showcase them on 12-13 August. ‘High demand’ for North Liverpool homes New North Liverpool properties are in “high demand” amongst buyers according to housebuilder Redrow Homes. The developer says the quick sales success of its Redbridge Park scheme has demonstrated the need for more homes in the area. More than half of the houses at the Fazakerley project are said to have been sold in the past year since they were launched to the market. Claire Jarvis, sales director for Redrow Homes (Lancashire), says: “It demonstrates the high demand for top quality homes in this area of the city. “Redbridge Park has been a popular and soughtafter development from the moment we launched

it in June last year and interest has remained constant since then.” The scheme, on Sherwoods Lane, is one of several by Redrow to be launched within the Liverpool Housing Partnership – the firm’s collaboration with Liverpool City Council and Liverpool Mutual Homes to create 1,500 new homes across the city over a five-year period. A total of 60 three and four-bedroom properties from Redrow’s Heritage Collection will eventually be built on the Redbridge Park site, which was home to the now relocated Redbridge and Bank View high schools. CITY AGENT WARNS VENDORS OF PROPERTY RAFFLE RISKS Helen Griffin-Booth has voiced concerns over property raffles

Liverpool homeowners are being warned about the risks of selling their properties through raffles. The trend, which sees vendors sell a mass of raffle tickets before a winner is picked to receive their property, has been hitting the headlines of late. Sellers have an opportunity to achieve a higher figure than they could make through a standard sale however the method is said to have landed some in trouble with the Gambling Commission. Helen Griffin-Booth, director of Liverpool agent Bluerow Homes, has concerns over the rise in property raffles. She says: “It is legal to host a competition providing there is a hint of ‘skill’ required on the entrant’s behalf – the competition question needs to be fairly challenging. When the competition is too easy rafflers have been known to run into problems with the Gambling Commission, not to mention fraudulent scams competitors may experience due to the lenience of rules associated with entering. “Many schemes declare that if all of the purchasable tickets are not sold, the winner of the raffle will then gain from the money raised from the sold tickets, minus expenses, which can be a significant percentage of the profit. “With the trend becoming increasingly accepted within the property sector, I urge both homeowners and potential rafflers to be wary of whom you are liaising with. I also hope to see more protocols executed in this new means of trade-off in the near future.”

ST MODWEN LAUNCHES COST-CUTTING INITIATIVE FOR BUYERS A cost-cutting initiative has been launched by St. Modwen to help homebuyers move in to their new properties quicker. The housebuilder has added a furniture package to selected plots at its Radley Park development in St Helens to ease the burden of the costly house purchasing process. The assistance will be aimed at house hunters, particularly first-time buyers, who are often required to fully decorate and kit out a home as well as having to save for a deposit and legal fees. Through the initiative, selected threebedroom ‘Lawrence’ style homes will come fully furnished and decorated, with a range of kitchen equipment also included.

A decade ago Vince Cable may have been warning of economic collapse but for the rest of the housing market things were looking pretty good. Buy-tolet was booming, first-time buyers could purchase a home with no deposit and very little proof of income, and house prices were on the up. Then the run on Northern Rock happened, signifying the start of the worst few years 30 Your Move

for the property and financial markets in decades. The banks all but shut up shop, first-time buyers were left out in the cold and house sales ground to a halt. After a slow and steady recovery, where does the Liverpool City Region’s housing market stand now and how has the home buying process changed?

THE CREDIT CRUNCH: LIVERPOOL THEN AND NOW

REGULATION RULES Understandably, since the mortgage market was brought to its knees by the economic downfall - the catalyst of which was homeowners in the US being offered mortgages they couldn’t afford - it was clear to everyone that changes needed to be made. Several reams of new regulation have come into play since 2007, all of which focus heavily on borrower affordability. Today lenders give greater focus to a borrower’s ability to afford a mortgage - not just as things stand now but also in the event interest rates rise within the next five years.

THE RISE AND FALL... AND RISE OF CITY CENTRE LIVING Build it and they will come, so they say. Unless, that is, you build lots and lots of it without checking whether demand is there or keeping abreast of any market downturns. The city centre living phenomenon was just starting to take off in Liverpool before the crunch hit. When buyers retreated - and lenders took a dislike to new build properties as they depreciate in value as soon as they’re bought - many of them were left empty. What’s more of course, many developers who were reliant on bank funding to complete the projects were forced to stop work. But no other area of the housing market has recovered quite like the city centre property market has. New developments are now sprouting up all over central Liverpool and, while some target buyers, a number of developers have tapped into the niche purpose-built private rented sector and are reaping the rewards.

THE REGION’S RENTAL MARKET “The market has changed dramatically since the crash when it was not unusual for people to buy property and then expect it to increase in value by £20,000-£30,000 within just six months before selling,” explains Ian Taylor, lettings manager at Reeds Rains in Liverpool. “In reality many, instead, saw property values waiver and were forced to keep their property and become landlords to help them pay for it. “This, in turn, saw a huge rise in the availability of city centre apartments to rent which led students to migrate from areas such as Smithdown Road to the centre of Liverpool. “In the following three to four years rents then rose from £600-650 per calendar month for a two-bedroom flat to the £800-850 levels. “Now, however, rents appear to have levelled out and, with the value of their property now much higher and often worth £5,000–£10,000 more than similar new build apartments, those same landlords can now consider selling in a reinvigorated market or continue to generate a rental income.”

SUPPLY AND DEMAND “In 2007 we had just witnessed the largest city centre building boom ever when thousands of apartments were built to satisfy the huge appetite of investors ‘betting’ on the urban residential boom,” says Alan Bevan, managing director of estate agent City Residential. “Unfortunately many of these investors could have been better described as ‘speculators’ putting down 10% deposits in the hope/aim of ‘flipping’ their contracts for a profit. “As the boom ended and mortgage lenders refused to offer finance on overpriced apartments the market literally fell off the face of a cliff. The glut of apartments that was built during this period (probably 10 years’ worth in three years) also resulted in a huge oversupply of stock which was never going be filled even when the city was beginning to attract more residents. “Ten years later the city centre is a totally different place from 2007. Whilst then the city was still in its early stages of the city living boom, Liverpool has now become one of the most popular places to live in the North West. “Our only concern as highlighted in our latest quarterly report is to ensure that we build what the incoming tenants and buyers want from their residential accommodation, not what ‘stacks up’ best for the developer. “We run the risk of not building enough of the right type of product and too much of the wrong type.”

“Many people saw property values waiver and were forced to keep their property and become landlords to help them pay for it.” DEALING WITH DEPOSITS Back in the halcyon pre credit crunch days it was possible to get a mortgage with no deposit whatsoever. Indeed, you could even borrow more than you needed to buy the property. The 110% mortgage - so called because it offered to the borrower 100% of the property’s purchase price plus 10% extra was famously brought to market in 2002 by the now defunct lender Bristol & West. Then the crash came and the issue of borrowers taking on more debt than they could actually afford to repay became a major talking point. Bristol & West was closed by its parent company Bank of Ireland after suffering massive losses and the 110% mortgage was no more. Neither was the 100% mortgage. In fact, for many years getting any mortgage without at least a 15% deposit would prove very difficult. In recent years we’ve seen high LTV (loan-to-value) mortgages start to return to the market but it’s safe to say we’re unlikely to see a return to the days of the 110% mortgage ever again.

BUY-TO-LET BOOM AND BUST Before the downturn the buy-to-let business seemed an easy money game. House prices were rising and credit was readily available so buying a property and renting it out for a while before selling it on at a profit seemed a no brainer. But the industry was one of the hardest hit by the credit crunch. Buy-to-let was deemed riskier than residential lending so banks were not too keen to lend. Even specialist lenders who focused primarily on providing loans for landlords retreated. Yet 10 years on the market has bounced back and, while there are now numerous new challenges to face - including the Stamp Duty surcharge and changes to landlord tax relief - Liverpool was recently named the UK’s best buy-to-let spot by mortgage brokers Private Finance. Your sculptures are incredibly lifelike. Do you have a particular creative process that you go through before carving them? I do a lot of research first. I’ve done a huge amount of research over the years into anatomy and proportion and form. Planning and preparation is the key, as well as knowing what’s going on under the surface of a human form. Your projects are really varied, with works ranging from the ‘Alice in Wonderland’ inspired booth at a Steak of the Art restaurant to the ‘Viking Raid’ competition entry. What has been your favourite project so far? The ‘Viking Raid’ was really quite special to me, I put a huge amount into that. All the sculptures have different qualities. The restaurant work has been a huge amount of fun because so many people get to enjoy it and seeing the reactions of people has been really rewarding. There are loads of projects which I’ve really enjoyed though. It’s really, really difficult to pick a favourite. You tend to work on four different types of sculpture; animal life, human form, fantasy and rustic. Which do you most enjoy working on? I think the human form. I like the challenge anything that pushes my boundaries is what I tend to enjoy most. Michelangelo once said that [human form] is the highest form of sculpture just because of the complexity and the challenge of getting it right. You’ve travelled to lots of different places to showcase your work, including Japan and North America. Do you find that it’s looked at from different perspectives in different places? Yes, I would say so. Different people have different tastes. [Competition] judging is always subjective and you can never get away from that. It must be incredibly difficult to judge any kind of art competition.

What I’ve found is that the difference in people’s styles in different countries has been the thing that stands out the most to me. There is a very particular style that comes through in Japan and the Americas. In terms of how people receive it, it has always been a good reception. I think everybody loves to see a big sculpture created over a short period of time.

Do you feel there’s a particular significance in returning to Liverpool, given that you grew up in the city region? I think it is a little bit of a homecoming. I’ve been in Wales for 20 years this year but I still have family in Liverpool and my two younger brothers live in the area. I have a real fondness for the dock area and the Pier Head, remembering family trips out there.

Wood carving is quite niche. Have you always wanted to do something so individual for a living? It was more of a happy accident, to be honest. After I did my illustration degree, moving into tree surgery was a necessity of needing work and that was what came up at the time. I ended up really enjoying the tree surgery and then I saw somebody carving and thought I can draw and I can use a chainsaw so I’ll try that. I suppose I met the right people and I was in the right place at the right time but there has been a lot of hard work and perseverance to get to where I am today.

You’ve described carving the Beatles as a ‘daunting but hugely exciting challenge’. What makes it so daunting and is there a particular Beatle you’re most looking forward to carving? Working to a time scale is the biggest challenge, and obviously getting The Beatles anatomically and proportionally correct is also a huge challenge. I’m going to be using just a chainsaw, so some of the more refined facial features you see on my other sculptures will not be the case with The Beatles. I’m going for feel and overall appearance, although you can go into detail with a chainsaw anyway. I’ve got to pick out all the features of The Beatles that make them recognisable; face shape, haircut etc. For example, Paul McCartney has slightly sloped eyelids. As for my favourite Beatle, I would say I’m particularly looking forward to doing John Lennon, just because he’s the last one. I think I’ll enjoy each of them for different reasons.

Is there a particular person or thing you’d like to make a sculpture of in the future? I’ve got a project I want to work on. I came up with the concept about eight years ago but I needed the financial backing and the land to be able to do it. I have a location so it’s just the finance now. I want to create a buried giant. It wouldn’t be wood sculpting, it would be created from the landscape. It would look like a giant fell asleep 1,000 years ago and everything has grown up around him. There would be a large field with a pair of boots sticking out of the ground at one end, a hand half the field away and then a huge head sticking up out of the ground at the other end of the field. I’m really looking forward to the possibility of doing that. Lastly, what project are you working on next? Aside from The Beatles during August, I have a single piece I’m doing over four Saturdays in Chester Cathedral. I also have an entire sculpture trail to make in Great Sutton. I’m going to write a children’s story and then illustrate the sculpture trail with characters from the story.

SCANDINAVIAN INSPIRED EATERY HEADING TO HANOVER STREET A new Scandinavian inspired eatery is set to open this month on Hanover Street. MALMO MAT:KAFFE will replace cult favourite Lox & Caper in the Merseyside Youth Association building. The menu is based around rye-laden open sandwiches (smørrebrød), breakfast platters, colourful salads, fresh bagels and homemade crepes. Malmo’s Amy Kirkpatrick and Jessie van Breemen say they are aiming to deliver a “delicious Scandinavian inspired food and drink experience with a laid back and authentic café feel”.

RESTAURANT PLAN FOR FORMER ALLERTON ROAD JEWELLERS A well-known former jewellers on Allerton Road is to become a new restaurant. Plans to convert W J Gibney and Son into the area’s latest eatery have been given the go ahead by Liverpool City Council. Previous customers of the long-standing family business, which closed in October 2016 after over 35 years, reportedly included Liverpool FC legend Robbie Fowler and the former Archbishop of Liverpool, Derek Worlock. Proposals for ‘109 Allerton’ include the construction of a single storey extension on the side/rear.

BUYERS CLUB FUNDRAISER FOR SMITHDOWN ROAD FESTIVAL A special fundraiser is taking place at Buyers Club to help the organisers of the Smithdown Road Festival. Liverpool band Hushtones has put together a night of live music for 18 August which will feature performances from Jo Mary, A Lovely War, Flightworks and The Floormen. The Smithdown Road Festival, which took place earlier this year, was left facing a £20,000 bill after the event's main sponsor pulled out. Musicians performed across 15 different stages over the May Day bank holiday, including headliner Dave McCabe. Gigs took place at bars and restaurants up and down Smithdown Road including The Brookhouse, Kelly's Dispensary, Evil Eye Beer and Burrito Shack, and Caffee Oro.

ALHAMBRA WINE BAR Cains Brewery, Stanhope Street, L8 Alhambra Wine Bar pays homage to continental culture at Liverpool's latest vibrant indie hotspot, the former Cains Brewery. Offering live music and authentic Spanish cuisine, the venue provides a perfect package of entertainment, food and drinks. Having never been around the brewery area before, I was surprised by its bustling environment. As my dining partner and I walked into the courtyard we noticed how well the wine bar fits in with its neighbouring independent start-ups which have made this part of Liverpool their home. We entered the venue and were warmly greeted by owner Paula, who explained to us its concept and the different events that are scheduled. That night, live music was lined up. After being shown to our seats outside we were offered drinks - a choice including a selection of more than 15 Mediterranean gins. My dining partner plumped for a Pink Grapefruit Gin (£6.50) whilst I went for a Coke. As we both relaxed and listened to the music we were transported to sunny Spain. One thing to note about Alhambra is the knowledge, service and attentive nature of our host Paula; we were really impressed with her

depth of insight about the source of the ingredients. Whilst we had a quick perusal of the beguiling menu she gave us a small bowl of bar snacks to munch on, which included Kikones (£2). As a lover of the bread, olive oil and balsamic vinegar combination, there was no way I was going to pass on the chance to try this dish, so my dining partner and I ordered the locally baked sourdough bread and oil (£2.85) with extra virgin olive oil and vinegar to start. The bread was thick, crusty and fresh and worked well with the olive oil and vinegar accompaniment. The serving offers great value for money with its generous portion size and quality. Next was the main attraction – a range of sharing platters. We were spoilt for choice with an impressive selection to choose from, including the meats and cheese platter (£8.95), paté platter (£11.95), five meat platter (£19.95) and fish platter (£23.95). We were helped along the way by Paula as she explained the inspiration for each dish and its Spanish ingredients. With this in mind, my dining partner and I ordered

the meats and cheese option. The board included Monte Enebro, which was a lemony and mild goats cheese; the sweet aroma of the Manchego Semi Cured Cheese, a smooth and fresh honey-coated cheese which was my dining partner's favourite; as well as Chorizo and Salchichon which had a slightly spicy kick, the latter of which was my personal favourite. This platter was the best part of the meal and although we only ordered two dishes between us it was more than enough to share. Alhambra Wine Bar is a hidden gem in Liverpool's growing Baltic Triangle and one that appeals to a wide range of people, including those who wouldn't normally venture to this area of the city. We both agreed we’d be back to sample more Spanish charcuterie and live music and, if Alhambra's social media posts are anything to go by, it looks like it’s always a fantastic night out. With very generous portion sizes relative to other Liverpool eateries and great value for money, the only thing missing from our delightful Mediterraneanthemed evening was the Spanish sun!

Inner beauty Inner calm can be crucial to feeling happy and confident and Louise Fitzsimmons, owner of Liverpool’s White Wolf Yoga, says meditation is an easy way to maintain a clear head and stay stress-free. “When practiced regularly it’ll help declutter your mind, making more space for joy, and give you a feeling of inner calm and peace,” she tells Your Move. Overcoming stress and anxiety, boosting creativity, improving digestion and cardiovascular health, and increasing your mental focus are just some of the benefits of meditation, and Louise suggests a five-minute practice to start with:

Find a comfortable seated position with a nice straight back and your feet flat on the floor. Rest your hands gently on top of your thighs and sit quietly for one minute. For the second minute, pay attention to your breath as it flows in and out of your body. Notice where you’re breathing from - the nose or mouth - and whereabouts the breath flows to. Which parts of the body do you feel rise on the inhale, and fall on the exhale? For the third minute, pay attention to the body and how it feels. Notice where you’re holding onto any tension. Straighten the spine, feel the chest open and relax the shoulders away from the ears. For the fourth minute observe what’s going on in the mind without any judgement. Try not to get involved with any thoughts – just watch as you would a film – and if your mind starts to wander, watch where it goes and bring it back onto the breath. In the fifth minute, put it all together. Sit up tall, be aware of the breath and the body and watch the thoughts.

KEEP SKIN IN CHECK “Moisturise, moisturise, moisturise – I can never advise this enough,” says Greta Jakaityte from Nails By Greta, which is currently based in White Haus Hair & Beauty in Cleveland Square. “As a home remedy use warm olive oil or coconut oil and simply massage it in to your cuticle and the nail plate. “By moisturising nails, oil makes them more flexible, less brittle and the skin around your nails becomes softer. After using it regularly you’ll see fewer signs of hanging and peeling skin. “More importantly coconut and olive oil both have anti-fungal properties, meaning they’ll help protect your nails from the possibility of getting nail fungal infection.” The expert also has a handy solution for keeping nails intact, even when it might seem like it’s too late. “Teabags are saviors if you have a nail with a little ripped corner or even a bigger split but you’d like to save it rather than cut it short. “Cut a piece out of a teabag similar to the size of your breakage, wet it with nail glue or dab the glue onto your nail, place the tea bag on the breakage and add a little more glue if necessary. The teabag should be covered in glue. “Wait till it dries and buff it so the surface is flat and even and there you have it - a fixed nail!”

STAY IN STYLE "As a barber and male grooming expert I educate my clients daily on how to recreate the hairstyle they have after they leave my barber chair,” says Pete Cranfield, owner of Cutthroatpete’s Barber Company. “Many guys now have longer hair and I find that they still want it as low maintenance as possible. So to create a great textured look in longer hair you can apply a salt spray to damp hair, right from roots to tips. Massage it in well with your hands then, with your hairdryer on medium heat and slow speed, simply scrunch your hair and arrange it as you'd like it to look. “A pea sized amount of hair paste, spread through your palms and added to the hair, will define the style even more. It's as easy as that, and gives the hair a great lived-in look. “I find most men don't like their hair to look too polished and perfect. Regular visits to your barber will help with maintaining your hair at home, making it that little bit easier."

There’s an abundance of online skincare suggestions but Sarah Moore, an expert at Liverpool’s Urban Calm spa, warns of the myths to beware of. “Reading articles online can teach you a lot, but it’s finding the genuine facts within these,” she says. “One myth is that coconut oil is good for your skin. This depends on your skin type - if you’re prone to acne, it’s a no go for you.” “Another is that sunscreen can block pores and increase oily skin, but a form of SPF should be worn every day no matter what the weather. “There are so many sophisticated formulas providing sun protection with added skincare benefits. Foundations or moisturisers can have this already included, just check the label or ask for advice. “Then there’s the idea that natural products are best. ‘Natural’ may be in right now but if your skin is seriously suffering, medical graded products may deliver better results for you. “This doesn’t mean seeing a doctor - many brands have products with stronger ingredients in, it’s just finding the right solution so ask a specialist if you’re unsure.” “Finally, I’m not saying don’t drink water but drinking eight glasses a day definitely won’t magically get rid of spots. A good skin regime mixed with this will help you quicker.”

Heavenly hair Chic, shiny, strong hair doesn’t have to mean hours in the salon or dousing your locks in expensive products. “There are a few home remedies you can try to keep your hair in top condition without breaking the bank,” explains James Begley, the owner of the James Begley Hair and Makeup salon in Hunts Cross. “Once a week use natural coconut oil on dry hair as an overnight treatment, then shampoo, condition and style as normal in the morning. “Also, try to avoid using excessive heat on your hair throughout the week. If you have longer hair, try wearing top knots and messy braids when you’re at work and save the styling for weekends. “Always sleep with your hair up in a ponytail or a braid if it’s long, using a soft scrunchie to secure it in place. This will stop your hair from knotting and matting through the night. “Finally, invest in a good quality hair serum with heat defence and use it daily before drying. Also apply a small amount through the ends of dry hair on non-wash days.”
