How to make the most

OF AN OPEN DAY Attending a launch or open day at a new property development has always been an excellent way for prospective buyers to get a feel for the property, the community, and the new life that home would offer. In recent months, numbers of launches fell, but as 2010 sees a resurgence in show home launches, open days and viewing events, we’ve researched how to make the most of the opportunity and secure the right property and the best finance deals. Attending an open day can be an enjoyable experience, socialising with other prospective buyers and sharing stories with other house hunters. However, as the market picks up and more and more buyers find themselves in a position to visit new developments, so an initial rush on new build and refurbished homes could see some buyers competing for housing stock. Make sure you’re well prepared before you attend an open day so that, should you decide that the property is perfect for you, no other buyer will beat you to it.

TELEPHONE IN ADVANCE For some open days, agents ask you to call in advance so that they can issue you a personal invitation. By contacting the estate agent, you’ll be able to ascertain what property types are on offer and decide if the development is going to suit you. By registering in advance and discussing your requirements with the agent, who will usually also be in attendance on the day, you will then already be a step ahead in your relationship with them – and your negotiations for the property – should you decide to go ahead and buy. Keepmoat is asking prospective guests to register their interest for the open days at their forthcoming sites. GET THERE EARLY Arrive on time, or a few minutes before, to speak to the sales team about your interest in the development and your circumstances. You may well find yourself on an earlier or more extended tour than late arrivals, giving you the best opportunity to ask any questions and longer to make up your mind. BEFRIEND THE SALES PERSON Getting to know the agent or sales assistant at the site is a great way of making the follow up to an open day easier. Get chatting to one you feel you can trust and ask for their business card. If, in

the days succeeding the tour of the development, you have any further questions you then have a contact who can help you find out what you want to know, and you’ll avoid explaining your criteria and personal circumstances more than once. TAKE A FRIEND Ask a friend or a relative to accompany you on the open day, who is familiar with the type of property you’re seeking and your budget. They may have some great questions for the sales assistant which haven’t yet occurred to you and, after the tour, may be able to jog your memory as to which property had the biggest ensuite, or which deal allowed you to choose your own kitchen. SORT OUT YOUR FINANCE Don’t leave your finance until you’ve decided you want the property. Before visiting the development, speak to your other half and visit the bank to discuss how much they’d be prepared to lend. Sue Bullen from Sutton Kersh’s Allerton branch has this advice: “The bank will look at your earnings and savings to work out what size property you can afford and the monthly payments with you. Q&A With Julia Ford Q My mother has recently died and she owns a retirement flat. I am now dealing with the sale of the property and as I don’t know any information about the property, could you let me know what I am likely to encounter. A I gather if are dealing with the sale then Probate has been granted for your mother and named you as Executor of the Estate. Most Executors have limited knowledge about the property they are selling and therefore I suggest that if you are completing any information forms on the property you advise “not known”, unless of course you are aware of something from your mother. You will have to continue to pay ground rent and service charge payments to the management company until the property is sold. Failure to keep these up to date is classed as a breach of the Lease.

The property manager Carolyn Shaw, Castle Estates Carolyn Shaw, property manager at Castle Estates, began her career as front of house for a property firm. Carolyn now deals with all elements of the lettings process.

A Home Information Pack (HIP) will have to be prepared and paid for by you. Your estate agent or Solicitor will be able to help in this respect. The cost will be approximately £400.00. In addition to this, you will have to provide replies to leasehold enquiries which your buyer’s solicitor will raise. The managing agents will have to provide replies to these enquiries but they will charge a fee. Normally this is in the region of £150.00 plus VAT and this will have to be paid to them before any replies are provided. Fees will of course be charged by your estate agent and Solicitor acting on your behalf in connection with the sale. These are normally discharged from the sale proceeds.

How did you get into property? After leaving school I felt that university wasn’t for me. I began working with a training company called Training Plus. One of the placements was at Castle Estates where I began as a receptionist. A year later the property manager left and Castle Estates approached me asking if I would take on the position.

Most retirement flat Leases contain a clause to the effect that a percentage of the sale price has to be paid back to the Management Company. In most cases this is a minimum of 1% but then a further percentage can be added for the number of years the flat has been owned. Normally this is a maximum of 5% but each Lease will differ. Your Solicitor will obtain this information from the management company prior to completion and this will have to be paid from the sale proceed.

How has your career progressed? Initially it was daunting to be dealing with new properties, but I’ve developed much more confidence within the role. I have taken ARLA exams and am now a registered ARLA property professional. I enjoy meeting new clients and striking a friendly note with landlords and tenants.

The management company may also suggest a retention be made from the completion monies which will be held in the solicitors client account until the current years accounts for service charge have been finalised. This is normal practice and once the accounts have been published to show either a surplus or deficit, then these funds will be used towards this and the balance sent to you.

What is your new year’s resolution? I want to travel more. I’m busy saving up for a trip to New York later this year! The first thing I want to do there is go to the top of The Empire State building, I can’t wait!

Movers What attracted you to the development? We really liked the location. The fact that it’s quite high up means the views are absolutely stunning. We look out over the Liverpool skyline and beyond. Also the apartment is open plan so there’s a lot more space than other places we viewed. Why did you choose the city centre? Mark works in Kirkby as a quantity surveyor and I work on the Wirral but we wanted to live in Liverpool because of the bars, restaurants and shops. We just love the lifestyle.

What’s your favourite room in the property? That would have to be the living room, because of the view we have over the whole city. It’s where we spend a lot of time and it’s where we have our 37” Toshiba TV, which is probably the most used item in the apartment!

MARK AND HANNAH

Twenty-five-year-old Hannah Whitfield, a planning officer with Wirral Borough Council, recently moved into a fully furnished apartment at Alexandra Tower in Liverpool city centre. Hannah, who rents the one bedroom property with her boyfriend, Mark, found her dream home with City Residential.

What’s the layout? As you walk in there’s a large storage room on the left which was a big attraction for us. It’s currently filled with a lot of Mark’s stuff! As you carry on through there’s a bathroom on your right. We have one bedroom and the living room, kitchen and dining area are all in one large open-plan space. And the bedroom? Again, City Residential provided a double bed, two bedside tables, a wardrobe and chest of drawers. The room is themed with dark brown wood and leather.

What about the kitchen

And finally, what would be your dream item? It’s hard to say because the apartment has been so well appointed. It would be nice to have a full kitchen set from John Lewis. We bought some chopping boards from there and it would be great to have more of the same.

What’s your theme in the living room City Residential fully furnished the apartment with black leather and glass furniture. We have a lovely glass dining table and coffee table and a modern leather suite. The walls are decorated with a canvas print of the New York skyline. That’s somewhere I love and would really like to go again. We also have pictures of Vietnam from when Mark visited there.

The kitchen is well used by Mark as he is really into his cooking, particularly spicy things. The units are integrated and in off-white and the worktops are a grey colour.

Tell us about the bathroom It’s a really nice modern design finished in brown wood. It’s like you’d find in a hotel and I love the power shower!

Investors set for boost Morecrofts predict rising values An investment specialist at a top Liverpool law firm believes property values will soar this year. Robert Ware, who specialises in residential and commercial investment property at Morecrofts Solicitors, suggests buyers should act early before values increase. Robert said the values of stores, offices and warehouses would rise by almost 10 percent this year: “Investors are slowly returning to the market with confidence and are making the most of low prices before their predicted rise later in the year.” Robert added that the residential housing market in 2009 was surprisingly resilient in the face of continued recessionary difficulties. He commented: “Lending did seem to get better towards the end of the year and house prices didn’t suffer as badly as they could have. They even rose in some months of the year, according to various house price indices. We could also see an increase in residential development for those who are able as they will thrive on cheap land and demand for housing.”

How did local businesses fare in the cold snap? We canvassed the opinion of local businesses to ask how they managed in the sleet and snow and whether more could have been done to keep things moving. “It’s been fine really. It’s a fact of life that it snows and you just have to get on with it. We gritted outside to make sure people could get in and all the staff were brilliant throughout. It was quieter than normal but there again it’s usually quiet at this time of year.”

The front of the building was gritted well but the back remained thick snow which was awkward. Maybe the side roads could have been gritted better. “This period after Christmas is our quietest time of the year anyway but on the Wednesday and Thursday we ended up closing. As far as I’m aware the council did everything they could to clear the street but the Tuesday and the Wednesday were absolutely dead. I think we only had about three people come in the whole time.”

Kate Simmons “We saw a drop-off in business. By the Tuesday evening everyone had gone home from work and this carried on until the Thursday. We had to clear the ice ourselves. We put our own salt down, the council never touched it. We couldn’t get any deliveries from our suppliers which has left us two weeks behind on our orders.”

When it comes to a roll call of Merseyside’s sporting royalty, boxing legend John Conteh can be mentioned in the same breath as such luminaries as Dixie Dean and Bill Shankly. The former light-heavyweight champion of the world was back on his old stomping ground to donate treasured artefacts from his career to the new Museum of Liverpool. The objects will be displayed in the Creative City gallery of the museum, which is due to open in the spring of 2011.

“I always knew how much I could give” You must be very proud that your memorabilia will be displayed in the new museum? I’m very honoured. It’s a pleasure and a privilege to be asked to be part of such a fantastic new institution. You must have a real fondness for the city to loan these items? It’s a fantastic city. To be asked to make such a donation shows the museum must really value them. Hopefully they can inspire future generations in the city.

how much I could give. You have to be committed and set out to do your best. What do you miss most about those days? I don’t miss it. It was a great time then but it’s in the past. The sport has advanced since my time. I watch it now and see all these young lads coming through and there’s loads more titles to compete for, more challenges and more money available.

You grew up in Kirkby and trained at the Kirkby club. That must have given you a great grounding in boxing? Yes, absolutely. The club was originally in the old RAF camp in Fazakerley before it moved to Kirkby Stadium in 1963. I started at the age of 10 and it was really intensive.

Does any of the current crop of Liverpool boxers stand out for you? David Price could go a long way if he stays focused. He’s looked after quite well, he’s dedicated and he’s got the power. I can’t say that I follow the sport all that closely though, just in general. Some of the big fights I’ll watch specifically, like the Haye vs Valuev match or the Manny Pacquiao bout.

Were you always confident you could reach the top? Not really, I was just confident that I could give 100 per cent. I always knew

Who was your idol growing up? Joe Lewis. I saw Muhammad Ali when he fought Joe Bugner in Las

Vegas and when he fought in Ireland. I believe he was the greatest fighter of all time, but Joe Lewis was my idol. Your son is a professional golfer. How is his career progressing? He’s still trying to break through. He’s been playing since he was seven and he’s got a real talent but it’s a tough sport. He’ll keep trying though.

How would you rate your own golfing talents? I’m not bad. I play off a handicap of 12 now but I still have to work at it. You have to change your style if you want to get better. You try and develop your own style but really you need to go back to the basics you were taught in the first place.

“Since we opened, the number of UK branches has more than doubled”

When The Almond in West Derby opened last year, there was great excitement as the owner, Kate Ravenscroft brought her experience front of house at the Hilton to the village. Over lunch with Leanne Gaunt, the branch manager at Northwood estate agents in West Derby village, who’s visited the restaurant on a number of occasions with work colleagues, we agree that the stylish menu adds glamour to the village and the busy community. Having worked at Northwood for over four years, Leanne is well-acquainted with the area and with the Liverpool property scene – although she herself continues to commute from Bury, where she lives with her fiancé. The estate agent franchise, opened by Peter Bellamy at the beginning of 2006, manages properties to let and for sale across the whole of the city, with a total number of estates currently at around 250. For Leanne, the move towards a career in property was precipitated by the desire to try something new and, knowing Peter from her previous role, the opportunity came up at

Northwood. Says Leanne, “It was challenging but the training and support from head office is excellent and I found that I learnt a lot really quickly. I enjoy the customerfacing side to the role, meeting new people, and the opportunity to progress within the firm has been enjoyable. ” Over spicy parsnip soup for Leanne, served with freshly baked bread, and sage and onion stuffed chicken and handcut fries for me, we discuss the firm’s success in growing last year, and the rise in lettings, as well as growth within the company as a whole: “We’ve just recruited two new staff to do viewings at our branch, and the company across the UK is also doing well. Since we opened, the number of UK branches has more than doubled to 71 – and there’s a new branch opening in Wirral which is also going to be great.” Training and personal development is valued at Northwood, and Leanne is currently taking a BTEC Professional Diploma in Residential Lettings and Management, Level Four – alongside organising her April

wedding to fiancé Alan. The company’s newly redesigned website, www.northwooduk.com, has also received a positive response. Leanne comments, “Lettings are very popular at the moment and we’re always looking for three bedroom unfurnished properties to let to families. We’ve seen some lovely properties come onto the sales market since Christmas, and it’s been a busy few weeks with valuations. If vendors set a realistic price then they certainly won’t be disappointed.” Desserts at The Almond change regularly, with cheesecake, fudgecake, cookies and apple crumble all popular. Over cappuccino, Leanne informs me that the branch is also becoming a one stop shop for property. A mortgage advisor, who visits the office every Monday or throughout the week by appointment, is on hand to give advice and the firm also has contacts with solicitors and contractors to assist their clients. Of course, the firm is perhaps best known for its Plantinum Guaranteed Rental Scheme – which, effectively, sees Northwood act

as the tenant to guarantee rental income to their landlords if no tenant is forthcoming for up to a year. “Over 200 properties we manage are on this scheme,” says Leanne, “as it enables the landlords to keep paying the mortgage and makes sure they don’t lose out, from day 26 of handing over the keys to us.” With that, a smiling Leanne heads back to the nearby office to help her clients, and it’s clear that this local franchise of a respected UK brand is set for another successful year.
