WITH THE GOVERNMENT-BACKED HELP TO BUY SCHEME AND SHARED OWNERSHIP HELPING BUYERS ONTO THE PROPERTY LADDER, THOSE LOOKING FOR AN AFFORDABLE HOME IN CHESHIRE HAVE OPTIONS. WE CAUGHT UP WITH TWO NEW HOMEOWNER COUPLES IN THE REGION TO FIND OUT HOW BOTH INITIATIVES CAN HELP.

SHARING THE COSTS Cheshire couple Lucy and Bryn bought their first home through Shared Ownership and are now enjoying life as homeowners. According to 26-year-old Lucy the initiative, enabling buyers to purchase shares in a property ranging from 25% to 75% depending on how much they can afford, helped them to realise their dream of owning their own house. “I was constantly looking for homes when I came across one offering Shared Ownership,” says Lucy. “I’d heard of Shared Ownership but never looked into it and never thought you could buy a newbuild property with it, which is what we wanted.” Through Shared Ownership a housing association owns the remaining share, with buyers paying a reduced rent on it. This means a smaller mortgage can secure the purchase and a smaller deposit is also required. Lucy and Bryn found a twobedroom home available through Plus Dane Housing at £28,750 for 25%. “I saw Plus Dane was having an open day and mortgage advisors

would be there so I took the afternoon off work and went along,” adds Lucy. “The mortgage advisor went through our income and expenditure and was really positive so I came away thinking we could actually do it.” The couple went ahead with the purchase and are now paying just £218 rent and £110 mortgage. Shared Ownership also brings the option to purchase more shares when ready, known as staircasing. The rent to pay on the unsold share will reduce accordingly, and if staircasing to 100% there will be no rent to pay. “We never wanted to just rent as it’s money wasted,” explains Lucy. “Now we’re paying rent and a mortgage there’s a goal at the end, the property is becoming ours. And because our payments are low enough we’re hoping to staircase in the next two years so we’ll reduce the rent we’re paying and increase the mortgage. “I see friends struggling to save for a full mortgage and I think why stress? With Shared Ownership you can get onto the property ladder and work towards that goal, it’s such a good option.”

MORE FOR LESS Crewe parents-to-be, Kris and Anne Wood took the Help to Buy route onto the property ladder – and ended up with a larger home than they expected. The couple, both 28, had initially set out to buy a threebedroom house together, however the government-backed scheme made it possible to afford four bedrooms instead. The initiative enables buyers to purchase a home with just a 5% deposit and a 75% mortgage, as the government covers the remainder with a 20% equity loan which is interest free for the first five years. Now teacher Kris and special needs teaching assistant Anne, who are expecting their first child in August, could not be happier after moving into their property at Bloor Homes’ Saxon Gate development on Parkers Road. “The Help to Buy scheme was a big incentive,” says Anne. “It meant we could save less for a deposit and also get more house for our money. “In the end we were only saving for a deposit for just under 18 months, which is definitely quicker than we thought. “At first, we thought that a three-bedroom house is all we would be able to afford, so it was great to find out that with Help to Buy we could buy a bigger four-bedroom house instead.” According to the couple, both Bloor and the Help to Buy scheme made the whole process simple too. “Bloor’s sales advisors were lovely and a really big help,” adds Anne. “We also found the financial advisors which Bloor offered so helpful. If I was to give one piece of advice, I’d say people should make the most of their help as we didn’t have to do a lot in terms of paperwork as a result. “It’s a great feeling now being homeowners. It’s nice to sit in our house and think ‘this is ours’ and unlike with a rental property, we don’t have to ask anyone’s permission to do anything within it.”
