Jefferson County marketplace snapshot As 2018 proceeds, the real estate market seems to be setting the tone for low inventory and increasing interest rates for the coming year. This will be an interesting combination, leaning again toward a seller’s market. Consumers have been fortunate to benefit from historically low interest Katherine rates and more housing choices in Hansen the past several years, due in part to the market correcting itself from the downturn of 2008. Sellers have been waiting out the decline of values in 2008 by taking their properties off the market, or by renting them until values have increased enough for them to realize a gain. These properties have added to the recent inventory, creating more choices than typically available in the area. The thought is that we are down to the last of these sales, and will now be experiencing more of a normal inventory and turnover for the area. Another source of limited housing impact is the lack of new construction. Since the start of this year, local Realtors have been experiencing more multiple offers than in the past because of limited availability. This creates a shift in the way offers are being made and negotiated. It’s important for buyers to prepare for a more definitive approach to house hunting; it’s likely they won’t have the luxury of time to contemplate making their offer, as offers on properly priced properties are already pending within a day or two of hitting the market. With so little inventory and with more strategizing required to get into first position when buying a home, there is no time like the present to reap

the benefits of working with a Realtor. Both sellers and buyers who work with a Realtor gain numerous useful tools and skills; from providing access to information, properties, market statistics and current property valuations to assisting with forms and negotiating offers, a Realtor can help guide and protect consumers through one of the most important investments they will make in their lifetimes. Real estate tip Curb appeal: You never get a second chance to make a first impression. Now that spring is upon

us, it’s a great time to evaluate your yard needs, give the lawn that first trim, and tidy those garden beds, shrubs trees. If you have a neighbor who needs a hand with their yard, lend it; neighboring properties can either boost your value or weigh it down. Besides, it’s a nice and neighborly thing to do! A look back at Port Townsend real estate history 1890: There was a noted $4,500,000 in real estate transactions in a town with barely 4,500 residents.
