LOCAL RESIDENT LETTER

JULY 2022

Thanks to all of you that were able to attend the meeting on Monday 5 July, 2022 at Hornchurch Library. Havering Council and Wates Residential gave an update on progress and provided an opportunity for residents to raise any questions or concerns. The following pages summarise the questions raised, responses given and the actions taken. Residents said/subject

Here's the link to the Statement of Community Involvement: The planning application report said that there will be five blocks between three and 10 storeys in height. Some residents said they were originally told the development would be 2-4 storeys high in 2016

The proposed development was subject to widespread consultation before the planning application was submitted. This is summarised in the Statement of Community Involvement which amongst other things shows the illustrative height of the development.

Some residents said they hadn't received notification of the planning application

Planning sent out 250 consultation letters to properties neighbouring the site.

Parking issues

Agreed actions/updates/details We know there have been issues on Parkhill Close. Parking was suspended during the development and will be reinstated once works are complete.

There are 91 parking spaces on the new development along with provision for cycle storage and mobility scooters.

A resident asked a question about trees and screening

On the development side of the boundary we will be planting semi-mature trees which will provide screening for Bethany Close.

Further notes

We have recently undertaken consultation on speed humps for Sunrise Avenue.

We will supply trees to Sunrise Avenue which will be subject to home owners entering into a maintenance agreement with the Council.

Properties at 8 to 20 Sunrise Avenue have been offered trees for their rear gardens.

A resident said they had trouble with TV reception during the construction works.

We have fitted a new aerial in order to fix the issue.

A resident was concerned about being overlooked from Block E of the development Bethany Close

A resident asked a question about Impact Assessment

All issues regarding overlooking were considered by the Planning department when determining the application. Obscure glass will be used in overlooking corridor windows in Block E.

A resident asked about how the distance between existing and new homes measured

The measurement is taken from the building elevation not the property boundary.

A resident asked whether they will get a new garden fence.

We will provide a new fence and confirm the maximum height will be 1.8 metres.

The Local Planning Authority considered where the buildings would be placed, distance between dwellings, overlooking, and privacy when they determined the planning application.
