As a Travel Writer, I have seen how marvellously the A-listers have this wonderful knack of losing themselves and relaxing in discreet luxury. Many of the jet-set brigade today own holiday properties in some of the world’s most stunning locations. From the icy slopes of Aspen to the beaches of Fiji, the ultra rich have left no stone unturned in ensuring that their vacations are absolutely top class.

How about holidaying in the Private Island Paradise of French Polynesia? Yes, I am talking about the Tahitian island of Bora Bora: Overwater Bungalows, star-lit Tahitian night sky, sparkling blue lagoons, romantic sunsets…

If my memory serves me well, the fashion of owning island resorts was pioneered many decades ago by the irresistible Marlon Brando. Legend has it that in the year 1965, Marlon fell in love with Tahiti while shooting for the Mutiny on the Bounty and went on to buy the stunning Tetiaroa atoll. Following in the footsteps of the great Marlon Brando, celebs like Richard Branson, Leonardo Di Caprio, Johnny Depp, Nicolas Cage, and Mel Gibson have all become owners of private islands. ›

Bora Bora is a perennial favourite of the A-Listers, primarily for the element of privacy that it affords and the fact that the paparazzi find it difficult to infiltrate their private lives. A vast majority of the hotels have their own private islands and it’s no surprise that these command a hefty price – would you believe that the stunning St.Regis Hotel reportedly charged the celebrity couple Nicole and Keith $17,000 per night!

Leaving aside the element of exclusivity, Tahiti is by far the largest island in French Polynesia. All of its 118 islands are nicely dispersed, each of them being little

specks of paradise, many of which are still uninhabited.

In the minds of travellers, Tahiti conjures up images of a distant island, which is not just isolated but secluded as well. Secluded, it might be, but it’s certainly very reachable – an 8 hour flight from Los Angeles is all that’s required to be able to vacation in one of the world’s most beautiful environments.

Tahitian islands are scattered in two principal segments – the one to the Northeast is popularly referred to as Tahiti Nui while the South-eastern one (Tahiti Iti) is smaller in size and consists of Mount

‘Orohena, Mount Aorai and the Queen of Tahiti – Le Diadème.

Papeete, the bustling capital city of Tahiti, is the commercial hub of French Polynesia and your journey to Tahiti begins from Faa International Airport. While a vast majority of travellers choose to escape to their chosen island paradises, thereby spending very little time in the capital city, Papeete is in its own right a touristic delight with its vivacious city vibes, wide boulevards, and the harbour, which is a beehive of activity. ›

Inside the restaurant’s hallowed interiors, many legends from Hollywood and beyond have dined here – Jimmy Buffet, Julio Iglesias, Steven Bishop, Commander Cody, and Ron Wood of the Rolling Stones to name just a few. Being a showman, he decided to set up Bloody Mary’s that served speciality Tahitian seafood, while the interiors were every bit aboriginal Tahitian to the core –thatched roofs, wooden tables, white sand flooring and coconut stump stools. This iconic seafood restaurant is best summed

up by Rick, who oversees the day-to-day operations thus: “This is the old Tahiti right here. This is a big Fare Tiurai (the baraques or carnival type huts built for the Heiva Festival each July). All we’ve done is add the varnish.”

REACHING THERE:

Bora Bora being located to the northwest of Tahiti, is about an hour’s journey by Air from Papeete, the capital city of Tahiti. The airport is located on the small island of Motu Mute. Flights to Bora Bora are

limited which is perfectly in sync with the island’s ‘Restricted Tourism” policy. Visitors first touchdown at Papeete from Los Angeles, which takes around 8 hours and thereafter to Bora Bora.

It’s a seasonal tradition that goes back to the 1970s, and this year again we celebrate a full calendar of concerts and music festivals as top international stars head to the Costa del Sol for a summer of live performances.

Do you remember when you’d be lying on the beach during the summer and a small aircraft would fly past the crowds dragging a banner advertising a disco or concert? These days, that kind of information is on the Internet, and while it has taken some of the romance out of the process it’s also very convenient, as you know what is on where and when. The festival season normally kicks off in June, when the first concerts and shows are held, and as if to show just how diverse the offer is and how many different interests it caters to, the first is a musical show on ice inspired by the popular films Frozen 1 and 2. Starlite Occident is an annual summer celebration

The old bullring near Puerto Banús has been transformed into an impressive entertainment venue known as the Marbella Arena. This 4,500-seater adds a fantastic new facility for the Marbella area that can function as either an open air or covered music, cultural or sports arena – or even a nightclub. Flexibility of use is one of the key features here, as is the central location just below Centro Plaza, and the arena also contains a series of restaurants, cafés, snack bars and nightlife spots, making a true leisure centre in Marbella.

This summer, the schedule runs from June to October, kicking off with a musical show on ice in June. In July (the 2nd) we move into rock territory with Bi-2, on the 8th, to rap with Offset, and on the 20th back to rock with Splean. Another highlight of the summer season is the performance of The Jacksons on July 27th, where the brothers of the legendary Michael Jackson will be performing the epic hits of the band and its young star who went on to become one of the greatest singer/ songwriters of all time. To show just how diverse the offer is, on August 11th the Marbella Arena will form the backdrop for the world premiere of Carmen, the Flamenco Musical. One of the lead names of

the Fun Time in Marbella festival on 30th September is Chris de Burgh, along with Smokie, Lou Bega, Rednex and Jenny Berggren of Ace of Base and many more artists yet to be announced – completing a well-rounded offering at the heart of Marbella’s entertainment area.

By tradition. exotic cars tend to originate in certain areas of the world with most of the action centred around Italy, Germany, the UK and the US, but times have changed and the latest hypercar is likely to pop up anywhere from China to the Middle East.

The 2023 all-electric Rimac Nevera is a good example here, originating in Croatia, a country most of us do not associate with advanced automotive engineering, although it’s worth noting that the great pioneer of electricity, Nikola Tesla was a Croatian. Despite its non-traditional country of origin, the Nevera is no less interesting and intriguing than products from Maranello, Turin or Stuttgart. It’s an electric hypercar that will run with the best of them and outperform most rivals. And Rimac is no ill-equipped upstart

either. Founder, Mate Rimac may have launched the company in his garage (as did Apple’s Steve Jobs) but today, his operation employs over 1,300 people in a modern facility near Zagreb.

Looking at the Nevera’s spec sheet, the first attention grabber is its astonishing level of power. With four powerful electric motors, two up front and two at the rear, the car develops a whopping 1,914-horsepower that will whisk you to 100 km/h in just 1.81-seconds. Keep on going if you’re bold enough and the car will top out at 412-km/h, about the takeoff speed of a military fighter jet. ›

The Nevera is a beautifully sculpted sports car and seems to draw more on traditional supercar themes rather than plunge onto the slippery slope of breaking new ground. An expert eye might detect influences from McLaren, Ferrari, Lamborghini and even the Jaguar XJ220. It all works exceptionally well and the overall look is cohesive and headturning. The body structure is carbon fibre and this shows everywhere. Even the interior has finely finished detailing emphasising the material wherever you look. The styling reflects a ‘svelte and organic’ approach rather than the chiselled, ‘folded paper,’ look popular with many contemporary designers.

From a practical standpoint, the Nevera (the name comes from a Mediterranian storm) has its good points and its

not so good points. As a dedicated electric vehicle, it prompts lots of questions about range and charging times. Few EV makers achieve the targeted range in real world terms but if Rimac can attain something close to its claimed 550-km range, it will be a major achievement. An 80 per cent charge can be reached in just 19-minutes with the right equipment. Of course, with a motor at each wheel, it goes without saying that the Nevera features all-wheel drive.

The Nevera is a splendid effort by a start-up and deserves lots of attention from buyers with the assets to invest in a sports car with superlative gimmick-free styling and other-worldly performance. It may not have been built in Bologna but it deserves comparison with the very best in the rarefied field of electric hypercars and will take its place in automotive history. e

For a young man in the throes of major stardom, Timothée Chalamet is a study in nonchalance. He eases back in his hotel suite sofa and admits that he’s still processing the attention and accolades that have been coming his way en masse over the past couple of years.

He is highly articulate and gives the impression of being an intellectual artist type with his tousled hair and elegant manner. He’s also still keen to learn and promises he won’t get dragged into box office banality, despite the offer of some eye-watering contracts.

In an interesting change from your role in Bones and All, you are going to be playing the iconic role of Willy Wonka in a new reimagination of the classic Roald Dahl book. What were your thoughts when that first came about?

First of all, I’m very excited to see what the reaction is to Wonka. The fact it’s a very well-known story and also one aimed at a young audience who aren’t going to be sneering, disparaging or suspicious, was a huge pull for me taking the role.

It’s really nice to be involved in a project which is so positive in every kind of way. Bad news seems to be neverending, so it’s a relief that I’m part of the lighter side of life.

To be offered the chance to play a character loved by so many was special.

You will be singing and dancing in this version and it’s not the only musical movie you’ll be starring in this year, which we’ll come to shortly. Is that a new direction that you want to go in?

Well, I do have a musical background from my time at LaGuardia [High School of Music & Art and Performing Arts] and that has really helped me to get this role.

It also helped that Paul [King, the film’s director] made sure that there was a purpose-built studio for dance where we were in Leavesden in London. So, we weren’t just doing it on set in normal surroundings and it made me feel right at home to do what I needed to do.

To have gone to do something so life-affirming, upbeat and positive in playing Willy Wonka, with all of the energetic pieces and the happy content in the film, from a role as a disenfranchised cannibal in Bones and All, which was quite challenging, yet thoroughly rewarding.

Indeed… and the third quick turnaround in that sequence sees you reprising your role as Paul Atreides in Dune: Part Two.

Yes – that will be released closer to the end of the year

I think, and the response to the first movie was really pleasing. Hopefully the second one gets just the same level of positive feedback. It was great shooting it and this one has more action, plus a romantic slant.

Everyone wants the film to succeed and believe it has the potential too, but it’s worth pointing out that the David Lynch original from the 1980s wasn’t actually that well-received at the time. It became something of a slow burner and only really gained iconic status over the decades that followed.

Did you know that the gig for the Dune franchise would see you in place for two movies?

Denis [Villeneuve, the movie’s director] said that he decided very early on that he wanted to split the film into two parts, and I think I heard that the first movie covers about 70 per cent of the book by Frank Herbert.

However, Denis also wants to cover the second book [Dune: Messiah], so a third movie is also in the offing. So, we’ll have to see how many more Denis wants to do. The making of these films is such a big project. ›

Then, you’ll be back to reality and terra firma by playing the role of an early-life Bob Dylan for the James Mangold biopic, A Complete Unknown

I’m so honoured to be playing one of the ultimate living legends of music, in Bob Dylan. It’ll be centred on him when he was 19 years old and going to New York, with almost no money, and how we would end up becoming truly worldfamous in the space of just a few years.

I knew a little bit about the folk scene around that time, but I had to do a lot more research. We are in such a different era of entertainment now and that’s a good thing, but I also

feel we have left so many songwriting genres behind.

I am doing my own singing in the role, and I’ve been preparing most of my life for it – without me even knowing that I was going to be doing it. If anybody is worried about me desecrating their hero, they can watch me in a Laguardia production of Cabaret from 2013, on YouTube.

You had committed to playing this role way back in 2020, then as we know, a couple of things in the world changed, somewhat…

Lockdown really set this film back, yes. I think when you have a movie that necessitates crowds being close together you can either

find a hundred solutions to work a complicated route around something very simple, or just put the thing on hold and come back to it when everything has subsided.

You recently had the pleasure of working with Taylor Russell in Bones and All, in a movie that really opened up your acting to more psychological subject matter than you had experienced before…

Firstly, Taylor is a great actress with a big future, and it has been fun comparing early experiences we had of the industry, and mistakes made… not that I made that many! She has a real spirit and spark, as was seen in the Escape Room films.

Don’t Look Up

Bones and All is a road trip movie based as much on a mental and psychological journey as it is a geographical one. It is a story that teaches you it’s possible to travel huge distances, yet unless you come to terms with what’s in your mind, you will find you haven’t travelled anywhere at all.

Can you relate to that on a personal level?

A bit. I am still young and venturing out into the world. I can imagine when I am 40, or perhaps when I start a family, I may look back and start assessing and reimagining parts of my life. I don’t really have the experience to do that at the moment, I don’t think!

To answer the question, though, I think we all feel like that. The film has a dark undercurrent, but the story is essentially one we all relate to. We are all searching, striving for something. Think about how many times you find

someone who says they have actually reached that end point or end goal. I don’t think it’s in the human condition to settle for what you have.

See… you are a deep thinker!

I think most people in film are there because they are creative and open to influence and interpretation. At the end of the day, it’s art and if you didn’t connect on that level, I guess you’d end up doing something else in life.

What do you feel you have achieved in your career so far?

I haven’t achieved anything yet. I’m still finding out about myself and my career. I’m at the point now where I want to step back to darker subjects and explore small projects as well as big ones. It’s all evolution; all necessary.

I understand you have been stretching your linguistic and language skills further into Italian…

is that influenced by Luca at all or the Italian/American backing of this film?

No, that’s just coincidence. I think for most actors the challenge is to go cross-genre and try a variety of different styles and characters. Of course I feel that too, but I was brought up with such a rich and diverse range of languages all around me, that my own natural progression is to just move away from American or English culture.

I loved The French Dispatch because it really reminded me of my father’s heritage and how he met my mother.

How is that?

My father was on a business trip to New York while he was working as a journalist for Le Parisien, the French newspaper. Now he works at the United Nations. My mother was a dancer when she met my father, and now she’s working in real estate. But you can see the parallels…

Is it true you can speak Italian, as well as French and English?

No, not really. I grew up speaking both French and English since my father comes from France. Italian is much more difficult – I guess I can speak it to a certain level – I’ve taken Italian classes for a few years but there is always more to learn. ›

I love Italians for the fact they are so different to the French, albeit with a similar love of food and wine. I love the fact Italians have a strong sense of family and are very warm in the way they behave together and how they greet you as a foreigner.

Which actors did you look up to before you got into the industry?

None really. I always felt it was too distant and I had my own ambitions to compete with actors rather than be like them. I know that sounds quite strange, doesn’t it? In actual fact, I only really began to appreciate the true talent of actors when I was working alongside them.

Like who?

If I had to name one it would be Matthew McConaughey –obviously we worked together on Interstellar

From day one he was someone willing and happy to steer me in the right direction. I actually feel I owe an awful lot to him, not so much in what I have done, but in what I haven’t done, and by that, I mean avoiding a lot of the traps that young male actors tend to fall into when they’re starting out.

I’ve benefited a lot from his advice. He was the person who really showed me the

value of preparing properly for a role. And I don’t mean reading a script – he was the one who told me how to properly immerse myself in a character, in the history, in the era, in the architecture… the whole thing. I came to realise that a movie was about so much more than the actions and the dialogue of those in shot.

It was also interesting to see how he handled the press –he’s even helped me with the business side of acting.

Is that experience something you can now pay forward, now you are an established actor?

Having someone young actors can talk to and who understands the industry well is very reassuring. Agents and publicists will pretend they do that, but let’s be honest there is often an ulterior motive. An actor can only really fully trust another actor. They

are the only people who can empathise with each other.

Did you have any other people you confided in?

I’m very close to my sister who’s a few years older than me. I have always spoken to her a lot. I never hide anything from her.

Do you feel that you’re a mix of both French and American culture?

I can’t say if my sister and I feel more French or more American. We love both cultures and it’s always interesting to have both perspectives and be able to enjoy the kind of life that a city like New York or Paris has to offer. Both cultures place a heavy emphasis on the arts which is obviously something I appreciate. I spent almost every summer in Paris and in France until I was 15 years old although my base has always been New York.” e

This function can be very entertaining… you could waste a whole morning and end up transforming into Joaquin Phoenix’s character in Her Example prompts: “Can you help me solve this maths problem?” “What are the main themes covered by Cormac

An interesting function but, in my personal view, not as useful as it one day will be.

“Write an 800-word article on the best beaches in Bali.” Top Tip: ChatGPT will not quite do your work for you if you are a blog writer or journalist. Answers tend to be generic and lack trend value.

As a writer, I personally never use this function, as answers can be inaccurate. For instance, I once asked it to list companies that utilise AI software, and it provided the names of AI apps.

Take note: copying and pasting is a no-no as well, as you could be liable for plagiarism. Do your work, include your original flair and updated information, cite your sources, and always check your text on Copyscape or other plagiarism checkers. ›

“It started with two guys and two computers in the back part of a kitchen store,” laughs Alvaro Estuñiga, one of the founders of Archidom. “If that sounds a bit like that Silicon Valley story about the two guys with a computer working from their garage, it’s because there were some similarities,

even though we haven’t quite grown to the same size.” And they’re not likely to, for while Archidom stands out for its ability to connect commercial property development needs with intuitive, experience-based design, this is a team that realises its approach is “not for everyone.” ›

In the sense that every industry is divided into self-selecting elements, Archidom Studio occupies an appealing middle ground between commercial success and artistic spirit. The practice led by business partners Alvaro Estuñiga and Chema Sobrado has more a house philosophy than a centralised style. “We see architecture from a slightly different perspective,” says Alvaro, whose commercial and residential projects are imbued not just with a focus on external

form and design, but also technical functionality, technological convenience and comfort, as well as sensory impact. “Our personal taste veers towards an interpretation of early modern Brutalism, so when everyone was building the now ubiquitous white boxes we built with concrete, as well as incorporating natural materials such as wood, mortar and stone as part of a focus upon ecological design that goes right back to our beginnings.”

Having studied in Madrid and Pamplona respectively, Alvaro and Chema followed different trajectories before joining forces and founding Archidom. “Chema cut his teeth on large commercial and retail projects working for a prominent Madrid studio,” says Alvaro, who upon graduating opted for Beijing out of a shortlist of China, Dubai (UAE) and Brazil. “I went there with some friends and spent

three and a half years gaining experience in the design and construction of shopping malls, airports, stadiums, and also master planning. I left the relative comfort zone of Beijing to separate myself from my friends and head for Shanghai, where I spent another year and a half before returning to Spain.”

The day before his return Alvaro made a presentation for one of the biggest furniture brands in the world in order to be able to open

his own practice in China but remaining true to his convictions he turned down an offer to stay, having already committed himself to the next phase in his personal and professional life. This involved a post-graduate MBA in real estate in Madrid, where he founded his own studio before being introduced to Chema by friends. “We got on from the start, sensing that we’d make a good team, and the truth is we work very well together.” ›

After working together on several projects in Madrid, they were asked to create a design for the now-iconic Momento nightclub on the Golden Mile. From this followed the beach club at La Reserva de Sotogrande, Dunique Social Club, and the new Pacha resort near Estepona, adding to a growing number of projects in the region, as well as in Madrid,

Ibiza, Barcelona, the Canary islands, Asia, some Central American countries, as well as in Europe in Sweden and Portugal. Asked about the source of their success, Alvaro says: “We are not overtly commercial as a studio, but we understand the requirements of the main actors in a project, including the developers and their business and financial objectives, as well as of course the end user. For this reason, we place great importance on detail – taking care of the elements that matter to the project developers as well as to creating a visual wow factor and experience-driven designs.” They also love to blend the latest technical and aesthetic trends with a local cultural and natural relevance. ›

Usually this means marrying modern and Mediterranean touches, but when they work in other countries they immerse themselves in the local design traditions, materials, and way of life to add a vernacular connection. Or,

as Alvaro puts it: “All the projects we work on must have soul.”

This attracts clients, including corporate ones, who wish to create a new, fresh look and identity for their brands and products. Apart from visual form and producing solutions to fit functional requirements, a modern architect must imbue the end product with meaning, personality, and life.” This has led to a novel project for modern villas that offers hitherto unseen experiences. “They include spaces of experimentation such as secret rooms, areas for drinking Mezcal, and allowing yourself to drift off and meditate, all designed to offer occupants personal growth experiences. “You could say that, coming from families involved in construction and nationwide building material supplies, building is in our blood, but it is above all the more ephemeral and human side of our work that drives us the most,” says Alvaro, who like Chema finds the greatest satisfaction in creating special ambiences and a sense of enrichment through architecture.

“When you design a home, you are also influencing how someone lives their life. When you do the same on a larger scale, say the commercial and master planning projects we work on, you influence a whole community and shape part of the urban fabric. This is a social responsibility we take very seriously.”

“We retained quite a few of the original elements of the property,” says Synne, “such as the lovely front door, the vaulted ceiling in the living room and the adjoining covered terrace that flows on from it to create a continuous area that also communicates with the kitchen, formal dining room and main bedrooms.” Make no mistake though, all these details have been meticulously restored and

given a contemporary feel, from the Mediterranean roof tiles to the inlaid floors and restored stonework framing the living room fireplace.

The atmosphere is relaxed yet professional, and the interior of the clinic reveals a series of consultation offices – where the free diagnoses are carried out –and treatment rooms, which have nothing of the scary medical feel about them. Elsewhere, this number is limited to 2,500-3,000 follicular units implanted, but Insparya is now doubling that number so that a bald head can be covered during just one procedure. What’s more, it’s permanent and no further implants will be needed. “People ask us why this hair doesn’t fall out when the original head of hair did,” says Doctor Caballero. “It’s quite simply because the hair that you lose is known as ‘native hair’, and it has been genetically coded to either stay on your head or be lost by the time you’re 40 or 50. But there is a so-called ‘noble belt’ around the side and back of your head that isn’t affected, and which will essentially stay in place even if you live to be 100 years old. This is the section from which we take the hair to be implanted in bald areas.”

There are many myths about hair loss. External factors such as stress, illness and shocks to the system affect both men and women, but it is mostly men who suffer from genetically induced baldness. The latter has nothing to do with testosterone levels and is inherited through both the male and female family lines, which determine whether you have

receptors that are impervious to hair loss or indeed activate it. “Depending on when you come to us, there are different treatments, ranging from reinforcing a thinning scalp to a complete transplant, and we also treat beards and eyebrows, as well as many women, since hair thinning after the menopause is a major concern to ladies who wish to maintain a full, beautiful head of hair. Women are in fact a significant part of our clientele.” ›

TREATMENTS

The classic treatment offered, albeit with Insparya’s own advanced methodology, is a hair transplant that takes follicular units from the donor areas on the back and sides of the head, and transplants them onto the bald scalp. Obviously, there are many factors at play, and for a lot of people it is perfectly possible to buy and sell a property without the help (or sometimes hindrance) of an estate agent. However, it is interesting to see that so far, the profession endures, and if anything, is getting stronger, more popular, more prolific (and hopefully, over time more trusted too.)

Why is this? Someone once said that estate agents are two things: first matchmakers, then wedding planners. This duality of roles is what makes real estate so interesting, challenging, exciting, and above all, stressful. I recently read about an agent in the highend market in London who suffered a heart attack. He is 39! It is extraordinary how difficult and emotional the process of buying and selling a property can become. We all have stories to tell that

make Selling Sunset look like a tea party. I still remember the seller who, after three months of negotiating, screamed expletives at my buyers and told them to get the f… out of his property (thankfully in Spanish – they didn’t understand a word and we still closed the sale!)

In my recent TEDx speech, I told the story of my worst client (spoiler alert: it was me!)

Searching for my own small rental flat taught me how, very often, the thing that actually makes us go for a property – or indeed, for anything in life – is not always obvious. Not to others, and not even to ourselves. Sometimes, we are even ashamed of admitting what it is. And yet, ultimately it is the thing that will make us go – “yeah, baby”.

That thing, invariably, is an emotional trigger. For some, it is a sea view; for me, it was something as benign as a fireplace. For one of my clients, it was a tree. The moment he saw it, he decided – this was the house for him. Obviously, he didn’t buy it just because of the tree: the house ticked most other boxes too. But the tree was the trigger.

We may think that buying

real estate is mainly about facts and numbers. But in reality, it is a very emotional process. We need to fall in love. And then we need to commit. For both, we need a trusted partner.

In my opinion, the main reason why estate agents –and salespeople in general – have such a bad name is because many still see sales as the process of actively pushing: either pushing you to buy the product, or pushing the product onto you, regardless of whether it suits you or not.

But this nature of sales will not survive. And good riddance; no one needs it.

As estate agents, especially in a luxury market like Marbella, our first and main task is to get into our clients’ heads and understand (or even more, help them understand) what it is they truly want.

Which is why I am so jealous of Lucifer. He would make a fantastic estate agent. How easy it would be if all I needed to do was smile and ask: “What do you desire?”

Coming originally from a business management and commercial background, Nicolas de Zutter initially worked for property developers when he moved to Spain some 20 years ago. A Total of 3,500 Students Take Part in Nature Walk

TAXATION ON RENTALS

Working out tax on rentals involves consideration of the landlord, the kind of property, and the contract. This article focuses on lettings by natural persons. Renting from a legal entity, such as a company or a foundation, or from one such as an owner’s community or a pending inheritance, follow their own tax rules.

If the landlord is resident in Spain, rental income is counted under real estate earnings; however, if they have at least one person employed full time to manage their rentals, the income is classified as an economic activity. This is the case too with holiday lettings offering full concierge services equivalent to those you could expect to find at a hotel (and not only basic required services such as cleaning between one guest and the next or making necessary repairs).

In the case of nonresidents, simply owning property to let in Spain does not qualify as having a

permanent establishment in the country, and the standard, and not uncontroversial, tax scheme for lettings by nonresidents, will apply.

In the case of properties owned by more than one person, taxable income is presumed in proportion to the percentage ownership each one has, unless proof to the contrary is provided.

You will also need to work out tax deductible expenses, as per the number of days a property was rented out: so, for example, if you rented your flat for three months, you may only deduct 25% on your annual IBI tax.

If the rented property is not your main residence, you’ll need to pay the so-called

‘presumed income’, for all the days in the year it isn’t rented. Dwellings belonging to nonresidents are always second residences.

The ‘presumed income’ is calculated as 1.1% of the cadastral value of your property (on your green IBI tax bill) if this value was revised at some point during the previous 10 tax years, and at 2% if it was revised before that. No expenses may be deducted. To this tax base you apply a rate of 19% if you are a resident in the EU, Iceland, Norway, or Liechtenstein (since 11.07.2021), and 24% in other cases. If you are resident in Spain, the tax rate depends on your personal income.

On to lettings of residential property, for residents in Spain, the tax base is calculated as income minus expenses and any applicable allowance. Rental income includes any amount paid for renting furniture or apparel.

Deductible expenses (in proportion to the number of days the property has been rented) are: community fees, local taxes (such as IBI or refuse ‘basura’) excluding any penalties, insurance, any estate agent or legal fees relating to the rental contract, regular maintenance and repairs (such as painting, repairing or replacing appliances or other indispensable elements to maintain the property up to suitable standards), and interest and other financial costs of acquiring or improving the property. Amortisation is also deductible as per the approved

Tax Office (AEAT) tables: 3% per year of the cadastral value of the construction (land is not amortisable), 10% for furniture, 25% for soft furnishings, and so on. Improvements are deductible via amortisation, not as an expense. Expenses and amortisation are subtracted from income and tax is payable on the resulting amount. However, if the property is the tenant’s main residence – so not a holiday letting – and the landlord is tax-resident in Spain, 60% of their net income is tax free. Estate agents and online platforms report holiday lettings quarterly to the Tax Office.

If you are a non-resident, your rental income is taxed at 24% and no expenses may be deducted. This controversial rule is currently being challenged in the higher courts. However, if you reside in the EU, Iceland, Norway, or

Liechtenstein, you may deduct your expenses (not the 60% allowance, though) and the tax rate is 19%.

If the rented property is commercial, you will need to charge your tenant 21% VAT and if your tenant is a merchant or a professional, they’ll retain 19% of your rental income, paying it to the Treasury as advance tax. Holiday lettings with services comparable to a hotel carry 10% VAT.

Apart from shops and offices, other properties classify as commercial too. This is the case with residential dwellings partly used as professional premises, space on rooftops and façades to place receivers or billboards, garages, and storage rooms independent from a main residence, land used for storing vehicles, machinery and materials, or animal farm constructions. e

COMMUNITY VOTE ON HOLIDAY LETTINGS

Renting a private home for residential purposes may be long term, short term (under a year), or a holiday letting, defined as renting for less than two months within one year, via a commercial channel (such as AirBnB or an estate agent, so excluding renting to family & friends).

In Andalucía, holiday lettings are regulated by Decree 28/2016 and require obtaining a license from the Registro de Viviendas con Fines Turísticos (VFT), via a responsible declaration. Each license has a registration number which must be shown on adverts and used when registering guests with the police, which is mandatory.

After three years of some great tenants, but also some less well-behaved ones, Royal Decree Law 7/2019 introduced the possibility that horizontal law communities (your standard community on the Coast) could limit or impose certain conditions on holiday lettings.

Horizontal law communities are a particular type of community where the general interest takes preference over the individual one: you may not request it’s split up, separate from it, or buy another owner’s quota just to put three examples possible under regular civil law communities.

The right of owning property includes, among others, the right to rent it, meaning that until 2019 any limitation in this sense entailed altering community statutes. This requires a unanimous community vote, hard if not impossible to achieve as owners doing rentals would proactively vote against it. Also, all owners must then sign their

agreement to the statutory change at a Notary.

Changes in the statutes should be recorded in the Land Registry. Once recorded they are deemed known by all, as Land Registry information is publicly available to any interested person. In the meantime, statutes may only be enforced on those deemed aware of them, whether because they received the Minutes of the General Meeting or were informed when they purchased their property.

Holiday lettings may be limited or subject to conditions with a 3/5 vote in favour. The word ‘limit’ may refer to a complete ban, or to limiting them to certain

times of the year, or a number of months; ‘conditions’ are typically higher community fees, handing a copy of your license to the community, informing of your guests, or having suitable insurance in place (or alternatively, making a deposit with your community).

Owners may vote to impose certain charges or increase fees up to 20% for those making holiday lettings. The fairness of this decision should however be carefully pondered: who enjoys community services more, permanent residents or owners occasionally letting out their flat? Are holidaymakers really costing the community more? Some owners rely on this income to pay their fees on time, with holiday lettings contributing to healthy community finances.

The community does not have the purpose of profit in itself, and as fair as it is that any additional expense caused by those doing rentals should

be compensated, it is unfair to expect holiday lettings to subsidise part of the fees payable by those who do not do lettings, for example because they are permanent residents.

If the owners’ General Meeting is held after the first calling, the 3/5 (60%) vote requires a double majority of owners and quotas existing in the community and that have not been deprived of their right to vote for being late on their fees. If the meeting is held on the second calling, it’s the same double 3/5 majority but counted only on the basis of owners attending the General Meeting, whether present or represented.

For this purpose, votes in favour, abstentions and the presumed vote of those receiving the minutes and not voting within the next thirty calendar days, all count as going along with the majority.

A vote expressly allowing holiday lettings may be taken too: by simple majority if as a

regular community agreement, or by unanimity, if meant to be shown in the Statutes.

Votes do not have retroactive effects and do not apply to those doing holiday lettings already.

Controlling lettings by the community comes at a high administration cost. Therefore, some communities have chosen to do nothing. The general prohibition of carrying out annoying, unhealthy, harmful, dangerous or illegal activities remains, as does the owner’s responsibility for their dependants and tenants.

Sometimes a simple community agreement approving of the basic information all holidaymakers should be given proves to be useful: type of community, basic rules, services available and booking, plans showing the blocks, parking spaces, what to do in case of emergency, and times amenities are available, should all be shown. e

Dune Beach is a great new venue from the Management team of Ocean Club who have crafted a concept that’s refreshingly different. The menu has a distinct middle-eastern influence, with many of the platters designed for sharing.

We arrived on a lovely sunny afternoon to a warm welcome from the reception and the Manager, Miguel Ángel Urrejola, and were shown to a table facing the beach by our waiter, Guillaume, a young man from Belgium who was extremely helpful when it came to taking our orders. The staff uniform is an attractive combination of stone coloured shorts and T-shirts in teal with the restaurant logo.

Occupying a privileged location right on the seafront in Costa Bella nestled in

protected sand dunes that lead to one of the best beaches in Marbella, the restaurant is circular in concept, with folding glass doors which will enclose the interior when the weather turns cooler in the autumn –the intention is to remain open all year round, only closing for January and February.

SECLUDED BEACHFRONT DINING

Today, however, we took full advantage of the surrounding terrace, which emanates a sophisticated charm, with decking, pillars, shading chairs and tables all in a light wood with white cushions,

rattan chairs and sofas. Wood abounds here, with roped pathways along the sand dunes and the steps leading to the beach, even the DJ booth. The table tops sport a laminated stone effect with serviettes in beige linen nicely matching the profusion of triangular shade sails.

This being our first visit, with the venue only recently having opened, we elected to sample an assortment of dishes. The menu is fairly compact with a range of starters, salads, mains and desserts and there is also a Beach Menu, served directly to the sun beds, with options that are easier to consume on the beach. ›

A TOUCH OF THE MIDDLE EAST

We began with a heavenly Roasted Barrel Cheese, with feta cheese, lemon, chestnut honey, sun dried tomatoes and olives, combined with a creamy Almadraba Bluefin Tuna Tartar, a piquant Wagyu Steak Tartar, and a mix of Pickles and Dips. These were perfect for sharing and we eagerly tucked-in, enjoying the different variety of flat breads that came as accompaniments.

With our palates buzzing from this array of flavours, we were relishing the occasion while we sipped on a chilled José Pariente. The wine list offers a good selection of international wines, Champagnes, enticing cocktails and mocktails.

Our main coursers arrived with a flourish, the Kobe Flank Steak being unveiled from a large upturned glass jar full of smoke, which of course permeated the meat with a lovely smokey flavour. With the steak being served in fine slices, this too was perfect for sharing, as was the Miso Glazed Wild Atlantic Salmon and the Ibodai – amazing tacos of charred butter fish, spiced pumpkin and mango

chutney, with spring

onion, chilli caviar and cucumber. We garnished these great preparations with Honey and Lemon

Couscous with Cinnamon and Cilantro, and Pumpkin and Beetroot

Dumplings with Garlic and Dates, Truffle Mayo and Tzatziki. ›

With its variety of spaces, Matiz reflects what is going on in Málaga. Friday evenings, the live jazz trio will perform according to the season: delighting guests with film-music during the Málaga film festival, or lovejazz around St. Valentine’s. June was inspired by Picasso, to accompany the 50th anniversary of his death, while during the August fair, the restaurant’s patio becomes a ‘caseta’, and guests will dance flamenco just as they would at the fair.

Once breakfast is over its time for something as very local as ‘tapas to share’, accompanied by the local vermouth wine or a classic cocktail but with a Málaga twist to it. We can absolutely recommend the potato salad with a super-

creamy mayonnaise made with arbequina and picual olive oil, topped with tuna and dehydrated black olives from Álora. It is served accompanied by Sardinian carasau, salty super-thin and crispy flatbread.

Another alternative is the ‘buñuelos de feria’, light fried dumplings often filled with cheese. In the case of Matiz, the choice is a combination of Ronda goat’s cheese and truffle-parmesan, served on a bed of white powdered olive oil, you cannot miss out on, sprinkled with star aniseed.

For meat lovers the good news is that their pork is sourced from ecological farming, guaranteeing the animal lives in the freedom of the pasture and has a painless slaughter. Sourced at Dehesa de los Monteros, in the Genal valley, their Ronda golden-blonde Iberian

pig, at one point close to extinction, gets plenty of exercise while feeding on acorns and chestnuts. The result is absolutely exquisite. Try the cured shoulder with dates, hazelnuts and Galician cheese. Also watch out for their warm stuffed brioches and cannelloni.

Should you opt for a more formal meal, you may eat à la carte or choose the tasting menu, exceptional value for money at €54 for four starters, three mains and two desserts, plus an additional €17 with wine pairing. We can highly recommend this 100 per cent Málaga experience, served on crockery by local ceramic artist, Maria Monasterio. Prepare yourself for enjoying a wonderful variety of exquisite local produce, as lightly treated as possible, so it will not lose its essence. ›

The meal begins with a citrusflavoured cocktail spritz with Málaga-wine sorbet. Freshly baked local rye-bread from Obrador de Juanito is accompanied by the house olive oil, Finca La Tortaíta, intense and crisp, sourced from centenary and even millenary olive trees, and salt: white flakes or black volcanic Himalayan salt, which due to its high sulphur content evokes the flavour of fried eggs.

The four starters are served at the same time, but should be eaten in order: first the faux-ceviche of Málaga anchovy with pickled vegetables in a citrus dressing, to be followed by the exquisite Indian panipuri bread with its velvety pistachio cream and smoked eel. Next comes a bluefin

tuna tartar served on a wafer and topped with spicy jalapeño and kimchi sauce. The starters finish with a very creamy croquette of shoulder of their well-treated and delicious ecological Iberian pork. The idea is to stimulate every part of your palate, while you wash down the flavours with Raspa, a crisp white wine that combines Axarquía sweet moscatel and bitter doradilla grapes.

The three main courses are served separately, starting with a ‘porra’, a cold soup reminiscent of gazpacho, of which you find as many varieties as there are villages in the province. The one at Matiz is made with purple carrots from Cuevas Bajas, accompanied with cockles, sweet chilli and pumpkin seeds. Second comes the

refined scallop and prawn raviolo in a fragant basil hollandaise sauce finished with Riofrío caviar, from Granada. They are paired with Cloe, white chardonnay from Ronda, with its light particular citrus touch, resulting from the higher altitude. ›

Pool Bar some sushi? DO YOU WANT

For the summer season the red mullet, iconic fish from the Málaga bay, will be the third choice, served with a curried dogfish sauce. Red syrah and garnacha from Ronda based winery Huerto de la Condesa is served chilled to pair, with its pleasant reminiscence of red-fruits and a hint of oak.

On to the desserts, the white chocolate and Álora green lemon cream is simply unforgettable, accompanied by basil and green apple sorbets. The palate is refreshed and ready to greet the rich caramelised painperdu, made with brioche again from Obrador de Juanito, with hazelnut praline, custard and mandarin sorbet.

Both desserts are to die for and you will often see local ladies meeting to indulge in these sweet delicacies.

The desserts are paired

with Pedro Ximénez muscatel from the Axarquía area, aged in butts: a Málaga version of a cream sherry with notes of roasted hazelnuts and perfect acidity.

It goes without saying that if you have any allergies or do not eat meat, the menu can be tailor-made to suit your requirements, you only need to let them know in advance.

These delights come from the hands of Cónsulatrained chef Pablo Molina and sommelier Hugo García, with María Cortés and the team making sure you’ll want to return soon. A longserving member of staff at the hotel, Pablo was given the opportunity to head the restaurant’s cuisine. With his knowledge of local produce and creative passion, he has certainly taken Málaga cooking to new heights.

Watch out for the cold summer soups and the Picasso dessert they are working on, a citrus-flavoured false pannacotta which promises to be heavenly.

AUSPICIOUS BEGINNINGS

David has built his career alongside greats like Dani García, whom he first worked with at Tragabuches after graduating from culinary school in Jaén and completing his practical training under Martín Berasategui. David was the Executive Chef of Calima and Restaurante Dani García – two restaurants whose Michelin-starred legacy requires no introduction – for 14 years.

MENU ENTORNO – THE WONDER OF LOCAL CUISINE

The Chef is a firm believer in the value of zero-kilometre, local, and seasonal cuisine, thus the name of his tasting menu — ‘Entorno’ (‘Surroundings’ in English). Featuring seven savoury dishes plus dessert and an optional Deluxe Complement dish (hake ribs, egg yolk, and Oscietre Baerii Imperial Caviar), it reads like a display of the Mediterranean’s finest ingredients. Just a few dishes displaying this influence include the tuna belly brioche

with black pepper, the white asparagus curd with smoked eel and white mushrooms, or the squid with garlic sauce and pickled sea fennel. The menu also has Iberian pork, freshly caught fish, and pigeon on offer. The Chef changes his menus seasonally, so there is always something to look forward to throughout the year.

He also brings traditional products to the fore; locally sourced, they have somehow been kept ‘secret’ and he is keen to share their exquisite flavour. A good example is the cerdo ibérico de castaña. He explains, “These pigs live in the wild and feed exclusively on chestnuts. As a result, they are leaner, have more muscle, and have a subtle difference in flavour that makes for unique dishes. No other restaurant on the Coast serves this product.”

HARMONY ABOUNDS

The Chef enjoys using a wide array of textures “to create harmony and highlight the variety of Andalusian produce.

Our focus is very much on southern tradition, but we also take our cue from the world of Mediterranean cuisine. Diners describe our cuisine as light, flavourful, and harmonious.”

IN CONSTANT EVOLUTION

David muses how Back has changed over the years. “When we first opened, we opted for a gastro bar concept. As time went on, our diners’ demand became more focused on fine dining and today, although we are known for our tasting menu, we offer dishes from the menu de degustación in our à la carte menu, so that those after a shorter meal can

find their perfect match.” Back may be an avantgarde restaurant, but it is also one in which diners feel very much at home. For a special or romantic evening, we suggest the tasting menu by night. As stated by David, however, lunch is also “a perfect time to enjoy a laid-back meal and good wine.” Back may have evolved over the years, but it remains true to its original aim: that of bringing diners the wonder of local cuisine served with flair, friendliness, and excellent pairings some of Spain’s most lauded wine regions.

NICOLAS ISNARD AT CORTIJO SANTA MARÍA 1962

Renowned French chef, Nicolas Isnard (of Michelinstarred establishment Auberge de la Charme in Prenois) has designed a special menu for Cortijo Santa María 1962 restaurant at SO/Sotogrande. It will be available between July 16 and August 20, and will feature five dishes plus the option of a complementary wine-tasting. Isnard’s cuisine is characterised by its international flavours and the quality of the produce served.

XIMÉNEZ SPÍNOLA

Grape: Pedro Ximénez  Ximénez Spínola Winery (Jerez)

An emblematic wine of this bodega featuring quite a complex process in which they allow the grapes to mature for around 25 days more than their maximum equilibrium point, after which a very controlled fermentation is carried out at 17ºC to dilute the residual sugar of the must. This is followed by crianza ageing of 4-5 months in barrels that previously fermented Jerez wine. The result is a sweet wine, with dry/bitter touches, and a very impressive sherry finish.

TO ENJOY THIS SUMMER

On a recent visit to Michelin-starred restaurant El Lago in Marbella, the wines selected by the Sommelier, José Antonio Gómez to pair with their tasting Menu Sazón were impressive to say the least. Completely conducive to summer drinking, we invited José to present them to us so we can look out for them again in future.

LA RASPA

Grape: Moscatel and Doradilla  Viñedos Verticales Winery (Axarquia)

La Raspa is a unique wine which manages to balance a sweet grape (Moscatel) with a dry grape (Doradilla). An early harvest of the grapes is followed by a long fermentation to convert the sugar that the Muscatel contains into alcohol. The finished product is a fresh, crisp wine that is dry on the palate but quite fruity on the nose.

Grape: Moscatel of Alexandria

Sedella Winery (Axarquia)

Vidueños de Sedella is an esteemed wine made in La Axarquia with the principal white grape from Malaga, the Moscatel of Alexandria. Very particular to this wine is the fact that the vineyard is around 1,200 meters in altitude, imparting an acidity marked by temperatures which are softened by this elevation. Following an early harvest, the wine is aged for 12 months in French oak. The Sedella winery is characterised for creating completely organic wines with little or no intervention.

Grape: Chardonnay

Doña Felisa Winery (Ronda)

One of Ronda’s flagship wines

during many years, it resembles a Chardonnay very similar to its namesake in France, Chablis. A fresh wine, smooth with an acidity marked by white and green fruits and white flowers, with hardly any intervention from the wood beyond three months.

EL CAMALEÓN

Grape: Rome  Viñedos Verticales Winery (Axarquia)

This wine is produced from a highly regarded grape from Málaga, a cousin of pinot noir, in this case with very little pigmentation in the skin and which is more moderate in terms of tannins. The result is an impressive red wine with high acidity, with notes of fresh strawberry, red currant, blueberry, and some stone fruits.
