Spring Maintenance Tips
to Protect Your Home’s Value
If the thought of spring cleaning makes you long for winter, it’s time to think about these annual chores in a new way. By dedicating just a few days to complete these simple tasks, you will keep your home running smoothly and protect your investment at the same time.
Inside Your Home • As the weather gets warmer it’s important to ensure your windows are in good working condition. Inspect all windows for proper operation and a tight fit. Clean the window tracks and check that the weatherstripping hasn’t cracked or torn. Preventing unwanted outside air from leaking into your home also will reduce your energy bills. • Remember, open windows can be hazardous, especially to young children. Screens are designed to keep insects from getting into a home; not to prevent a child from falling. Parents need to take action to lessen the potential risks of accidental falls from windows. • Have your air conditioning system inspected and cleaned. If your system has a filter, replace it every three months to keep your unit working efficiently.

• Warmer weather also means that pests – including ants, roaches, rats, and termites – will be looking to join your household. Keep them out by sealing cracks and openings along baseboards, behind sinks, and around pipes and windows. And, repair holes in door and window screens.

With the ongoing challenging economy, many families are choosing to remodel their homes to fit their changing needs, rather than selling their home and buying another one. Your home is likely your largest investment, and even simple remodels can cost hundreds or thousands of dollars, so you want to make sure you find a contractor you can trust.
A
s the home building and remodeling industry celebrates National Remodeling Month in May, here are some important considerations to ensure you make the right decisions when you find, evaluate and hire a remodeler. The best place to start is the Directory of Professional Remodelers at www.Helenabia. com. A professional remodeler will uphold the highest professional and ethical standards in the industry. These sources can also help you find a remodeler who specializes in a specific type of remodeling if you need it, such as a Certified Aging-in-Place Specialist (CAPS) to help modify your home to better suit you as you age, or a Certified Green Remodeler (CGM) to make your home more energy-efficient and environmentally-friendly. You should also ask for referrals from friends, family, neighbors, coworkers, and others who have had remodeling work done. Or, ask local independent trade contractors, building materials suppliers, architects, engineers, home inspectors, lenders and insurance professionals for recommendations. Once you have a list of potential home remodelers for your project, do research to verify that they are appropriately licensed and have a good business track record. Look them up with your local or state office of consumer protection and the local Better Business Bureau, as well as with your state’s licensing
agency and the state and local building inspectors. Verify that the remodeler has the appropriate licenses and registrations, and see if they have received any complaints about the remodeler and if so, were those complaints resolved satisfactorily? When you begin meeting with remodelers, you want to find out information such as: • How long they have been in business in your community? Can they provide references from customers and suppliers they work with? • Do they carry insurance that protects you from claims arising from property damage or job site injuries? Ask for a copy of the insurance certificates. • What is their working knowledge of the many types and ages of homes in the area, and what sort of issues could arise?
• Do they arrange for the building permit? (The person who obtains the permit is the contractor of record and therefore liable for the work) • Do they provide a written estimate before beginning the work, and a detailed contract that spells out the work that will and will not be performed, protects both of you, provides a fair payment schedule contract and complies with local, state, and federal laws? • Do they offer a warranty? What is covered under the warranty and for how long? Settlement — also referred to as closing — is the final stage of making your dream home your own. The final settlement meeting will usually involve the closing agent, the seller, both real estate agents and you. Before you sit down at the table to sign the final papers, make sure you have covered all of your bases so that the settlement goes as smoothly as possible.
Prior to closing: • Your lender is required to give you a booklet explaining the closing costs, a “good faith estimate” of how much cash you’ll have to supply at closing, and a list of documents you’ll need at closing. • Have your real estate agent or the lender conduct a title search. A title search involves looking through public records to see if anyone else has a claim to your property. • Determine if you are required to purchase lenders’ title insurance to protect your lender from claims. This insurance can guard against a faulty title search, as well as other issues that can pop up such as liens or development restrictions that even the most thorough search will not reveal. • The Seller will typically furnish your Owner’s title insurance. The lender’s
and previous owner’s title insurance will not protect you against a claim. • Arrange for a home inspection. A home inspection will let you know the condition of your cooling and heating systems, pipes, structure, grade of the land and electrical system. It is strongly suggested that the buyer hire the home inspector.
