n recent years, there’s been much discussion concerning sustainability and the salvation of our existing building supply – rather than continually turning to mass-constructed newbuild solutions – to meet the dire need of housing the nation’s ever-evolving population. In i-Build’s sister title, FC&A – a trade publication that caters to architectural practices and construction professionals working on commercial and residential projects – we talk endlessly about the call for the industry to repurpose our historical structures in a manner that seamlessly marries the ‘heritage’ with the ‘contemporary’. In last month’s issue of FC&A, a managing director from a leading construction group wrote a highly-enthused article about how the conservation of heritage structures is vital for our built environment, striving to get the all-important message across to his peers. Reading this motivating article submission turned my thoughts to the conservation success that I hear about every day from the self-build and home renovation community. Most homeowners – and some smaller-scale developers, of course – are all too aware of the ÆƪØÆÆÆ architectural heritage and, frequently, these home improvers put their blood, sweat and tears into renovation and restoration efforts.

Take, for example, our two case studies in this month’s edition. Equally extraordinary properties – although very diverse, with one located in the Kentish countryside ÆÆ¿ÆÆŁÆ Belgravia – have worked with their existing structures with any ‘new-build’ elements complementing their antique architecture. In Kent – which, unbeknownst to some, is the home of i-Build magazine – Grade II Listed Mount House truly embraced inside-outside living when the secondary building on the property’s spacious plot was subjected to a sympathetic renovation. Meanwhile, over in our capital, a charming mews house in Belgravia has been subjected to an extensive renovation that saw the property updated to meet the needs of 21st-century living. In this article, i-Build’s Editor, Rebecca Kemp, talks to IQ Group’s Shannon Normoyle about Sieger Architectural Systems’ involvement and finds out more about the charming site.

to bring a contemporary touch to a traditional home always has a stunning result. Helping homeowners create lightfilled spaces that they can use to make memories for years to come brings such joy to everyone involved. secondary oast building that was previously unused. The homeowners saw the potential in the space and, after getting planning permission, fully converted the oast house into a new, modern, functional living space that is connected to the main home with a thermally-insulated, frameless glass link.

RK: WaQ IQqe a"d age I Q e )E g "a b V d "g \ SN: The new property, which consists of the original home

building and converted oast building, is an attractive Grade II Listed period family home with a Victorian facade with traditional coloured brickwork and high-pitched roofs. The oast building would originally have been used for kilned hops – part of the brewing process.

RK: H)k d d q)V c )!b "e Q e )E g "a b V d "g R I IQqe k Q Q e e pQe "I )" \ SN: The outside of the build stayed essentially the same,

which gave the home a cohesive design from the exterior. To the side of the newly-renovated house is a Sieger Lux Casement Door, which is used as another entry point. The large, clear glass pane and dark, slim aluminium framing complement the surrounding traditional brickwork, contrasting slightly for a modern touch.

and English countryside charm, but when you walk inside, you are transported to a breathtaking contemporary space with an expertly-designed interior by Ceil Interior Design.

space, Sieger worked with them and the architect to design glazing solutions that maximised natural light and gave the internal living space a strong connection to the outdoors. A two-pane Sieger Slim Sliding Door connects the modern living room with the garden, and the slim aluminium framing combined with the large gable-end window allows natural light to flow freely into the internal living space. RK: D) q)V "e e d Ba"""g Be E!II)" f)E Q I QqBe )f BE)e c Q \ SN: For a project like this, which was mainly internal, planning permission is often not needed, however, as it is a Grade II Listed Building, planning permission was required for the glass link between the main home and new living space. If there are external works, it is always worth checking with your local planning authority.

the two buildings with glazing. The homeowners wanted a modern touch, not a brick structure. With structural glazing, the thermal efficiency can sometimes be a concern. However, by utilising the Invisio thermally-broken structural glazing system, the new passageway helps to maximise natural light within the home and brings a contemporary touch to the Victorian facade without compromising on the thermal performance of the house.

must. For homeowners who self-build, the aftercare of the glazing may be of higher importance for you. Aluminium is a low-maintenance framing material with natural rust and corrosion-resistant properties that is a more cost-effective solution than steel.

the home is somewhat secluded. People will always be concerned where listed buildings are involved, but with such minor changes to the exterior design, it is doubtful anyone in the community would have an issue. In fact, they may even decide to do something similar!

turned out even better than expected, and the homeowners were delighted with the new space. This previously-unused building will now be the perfect place for relaxing or entertaining guests.

space and the outdoors. There is such a massive influx of natural light that can enter the home, and from within the house, there are clear views of the garden space thanks to the minimally-framed glazing.

space that sits just inside of the Sieger slim sliding doors! The amount of natural light and views of the outdoors can’t be beaten. And the modern interior design with statement light pieces has depth and character, the perfect balance of a luxury space that still has a homely feel to it.

beforehand; the internet is a wonderful place where you can read stories from other self-builders and renovators, and any mistakes they may have made, you can learn from! For larger projects, we would recommend working alongside professional architects and builders; however, this is not always essential depending on the homeowner’s experience and skillset and the size of the project.

Heat pumps are indeed an ideal solution for new builds and homes being renovated or extended because Æ Æ Æ measures can be installed early in the construction. But air source heat pumps are not solely suited to new homes – far from it. What really matters is good insulation and a correctly-designed heat pump system. Air source heat pumps operate at lower system temperatures than gas or oil-fired boilers, so to heat a home effectively, heat loss must be kept to a minimum, and homeowners should aim to make their house as ‘leak-proof’ as possible. A heat loss calculation will identify any heat loss from the home and, when required, will suggest ways this can be reduced. Many homes built since the late 1990s will already have more than adequate insulation, so installing a heat pump is straightforward. For older properties, homeowners can take a variety of steps to improve the energy efficiency of their home, including loft and wall insulation and installing double glazing. Ideally, energy-efficiency measures should be installed in advance, but they can be retrospectively fitted to spread the cost.

So, provided a system has been correctly designed, air source heat pumps can be fitted into almost all properties, new or old, bungalow to high-rise flat.

Air source heat pumps work with both radiators as well as underfloor heating. However, as heat pumps have a lower system temperature than traditional heating systems, existing radiators may need to be updated with larger ones so that the desired room temperatures can be met. This is one of the reasons why underfloor heating works so well with heat pumps, as it gives a large surface area to evenly distribute warmth into a room, but correctly-sized radiators will work too.

Heat pumps are usually installed outside, on the ground at the back of a property or, if this isn’t possible, hung to the outside wall of the house. Homeowners do need to make sure the pump isn’t in an ÆªÆ Œ to work) and that it is easily accessible for maintenance and servicing, but as for size, the heat pump itself will take up around the same amount of space as an air conditioning compressor.

Cost is one of the biggest concerns when discussing heat pumps with a potential customer. Yes, the initial installation cost is significant. It starts at around £8000, including upgrading radiators and installing a hot water cylinder specifically suited to heat pumps. However, once installed, air source heat pumps are cheaper to run than gas or oil boilers (the Energy Savings Trust estimates that the average homeowner could save £500 a year in heating costs). Depending on where in the UK you live, there may also be some financial support for a heat pump installation. Air source heat pump owners Ł Æ ¯ÆŒ Heat Incentive (RHI) scheme, which can help to recover some of the initial installation costs. Until March 2022, homeowners can apply for the scheme, which pays participants quarterly over seven years for the renewable energy they generate and use. After March, the Domestic RHI will close to new applicants, but a new scheme is expected to replace it, so homeowners continue to have ÆÆ Łªª Æ heating systems. Air source heat pumps have a long lifespan with some manufacturer warranties as long as seven years, which shows how Ł ÆÆ ØÆ the product. All in all, heat pumps are a very reliable, very clean source of heat.

You might think your household is silent, but it’s not! Today’s household technology means there is always a steady hum in the background. When heat pumps first arrived on the market, they were big and noisy. Modern heat pumps are compact and quiet. The fans on a heat pump do make a sound as they rotate, but they are quieter than other household appliances like washing machines or vacuums. In fact, a heat pump is generally lower in volume than a normal conversation and, as they are installed outside, you shouldn’t be able to hear them at all when indoors. For those really concerned about noise, both our 13 and 17kW Aerona³ heat pumps have been awarded the Quiet Mark, which identifies them as being amongst the quietest models within their category.

The idea that heat pumps don’t perform well in low temperatures is a huge misconception – over 1.4 million households in Norway use heat pumps throughout their freezing winters! In fact, sized correctly, heat ªŁª ª Æ ŒÆ Æ temperatures (typically -3°C throughout England and Wales with -7°C sometimes being allowed for some areas of Scotland) and should work without any problems in temperatures as low as -15°C. An air source heat pump will get around 65 to 70% of your energy from the ambient air, so they dramatically reduce carbon emissions and, in most cases, will provide all the heating and hot water a home needs all year round.

mews house, situated in a charming part of Belgravia, did no justice to the beauty of its location. Despite its comfortable square footage, the layout seemed cramped and didn’t make the best use of the ample windows. The bland IzBUILDbNOVEMBERb

and dated palette of cream and beige made it seem tired and charmless. The spacious burgundy room on the Œ ŁÆ ªª Ø no particular function bar storage. On ŁÆ Æ ÆÆ area and living space were separated, making them both feel unnecessarily small for the dimensions of the house. Meanwhile, on the two upper floors, some of the bedrooms were wellproportioned, but one particularly small room made no sense to retain. Likewise, the bathrooms were somewhat oversized in comparison due to their location being dictated by the central stairwell. An angled skylight leading to a terrace was positioned about the bedrooms, but the awkward placement of the stairs made it difficult to access.

originally built to house the servants and horses of the larger properties on the main streets of Belgravia. From the outside, it appears three storeys high, whilst on the inside, there is a basement – which was crying out for renovation. The footprint of the property is almost square. On the first floor, there are three French doors with small cast-iron balconies, and on the second floor, there are three sash windows. Unlike some of the neighbouring properties, the upper floors have unpainted London stock brick as the facade. The ground floor, by contrast, is mostly white, incorporating windows with small panes stretching most of the way across.

renovation and remodelling project is a dream concept to be involved with. In this case, we were given carte blanche as the only original features our clients wanted to retain were the front door and floors – everything else was a blank slate.

Given the affluent location, the client expected exceptionally high-spec furnishings, meticulous design, high-tech home automation systems and luxurious materials and interiors throughout.

large area of the floorplan, we maximised the space by creating a compact corner staircase running from the lower ground floor all the way up to the roof terrace. Hand made from oak and glass, this ensured that light from the window illuminated the adjacent rooms and hallways. We also created a lower-ground laundry and plant room to serve the entire house, as well as a water closet and a spacious, luxuriously-appointed cinema room with an impressive 55-inch screen, a projector and integrated Dolby stereo ceiling speakers, as well as an expansive, comfortable sofa and wellstocked minibar. On the ground floor, we designed an impressive marble entrance hallway leading into a spacious living and dining area that took up the entire floor. The plush and comfortable living room was oriented towards a large wall-mounted television, while the sleek and compact corner kitchen included a black custom-made marble dining table. On the first and second floors, moving the staircase provided ample space to create two double bedrooms, for a total of four en-suite bedrooms and plenty of storage space. All the bedrooms were furnished with 40-inch televisions and integrated Dolby speakers for the highest level of comfort and entertainment. All previous fittings were ripped out, and we rewired the entire house to integrate adjustable lighting controlled via dimmer switches and suspended ceiling LEDs for a soft, welcoming ambience. With underfloor heating throughout and automatic privacy blinds, the house was heavily soundproofed, so the integrated Dolby stereo system could be used throughout the house and then amplified to great effect in the basement cinema room/bar.

of the works because they were internal. However, we needed planning permission for skylights, new roof railings and the air-conditioning – that took two months. On top of that, though, a licence to alter was required from Grosvenor, who built and still control most of Belgravia.

RK: H)k d d q)V aBBE)ac !aQe E a a"d BE)d Vc Q IBe c f c aQ )" \ MM: We had a clear vision of the client’s ideal home, and the choice was based on the brief. However, we also specified some materials based on their functionality and durability.

best to go for. These materials tend to last longer and are easier to maintain, which is essential in a buy-to-let project like this.

Secondly, mews houses are tightly packed in – they weren’t designed and built for high-end living or 21st-century life in general. concept, both horizontally and vertically, we rearranged the house to allow the most light to flood in. Horizontally, that meant an open-plan ground floor with a kitchen-diningliving room. Vertically, it’s made possible by the centrepiece of the whole project; the handmade glass and oak corner staircase that rises from the basement to the roof terrace. It allows light from the windows to be shared throughout the house, where, in the previous layout, it was often trapped in small bathrooms. In the basement, there is a cinema room. On each of the first and second floors, there are two large bedrooms – all with their own distinctive look and each with its own en-suite. All of the furniture is bespoke, from design to choice of colours, materials and fabrics. We collaborated closely with material/fabric suppliers and our trusted carpenters to achieve a highquality, coherent look.

emember those heady days before the pandemic? A time of freedom, nostalgia and slow, confusing and uncompetitive mortgages for anyone who wanted to build their own dream house? The UK mortgage industry is over 100 years old, and has been creaking at the seams for decades. And, with self-build mortgages making up so few of all UK mortgages, it’s inevitable that this niche would feel the brunt of this most. However, in news that should put a spring in the step of everyone with a selfbuild dream in their hearts, we can see this changing in front of our eyes. Fast. For, while pandemic uncertainty led to lenders focusing on steadying the ship, a raft of new self-build products have come onto the market in the past three months, offering more innovation than the sector has seen for years. And it’s likely to continue, as while the past 18 months have been unflinchingly hard for the self-build community, a quiet tech revolution took hold, making the future of mortgages happen today. The result? An emerging market of competitive, innovative and customer-first self-build mortgages which offer more value to self-builders than ever before. We see this in the ever-growing number of green-first mortgage products, driven by not just EPC ratings but also rewarding eco-conscious self-builders who choose sustainable options, like renewable energy sources. And it’s about time, as there are few communities more committed to environmentalism than the selfbuild community. Moving forward, we expect to see this eco-friendly approach continue to expand and see carbon-neutral builders receive the biggest rewards in terms of rates, fees and terms. Likewise, we are now seeing a notable increase in products for selfbuilders who want to transition early out of their self-build financing into a regular home mortgage. from better options, but historically they’ve been punished for this by lenders, with heavy early repayment penalties. Now, there are so many new products on the market with zero early repayment charges, that we rarely recommend a mortgage outside of these. And talking of innovation in financing, we are seeing a trend towards lenders backing self-builders by getting their payment tranches to them earlier in the process – and thereby reducing that difficult period when a self-builder needs to get the next stage completed, but can’t for financial reasons. But, for me, the most exciting development that has been achieved in the past two years alone is the speed and simplicity we’re now able to offer those that want to finally realise their self-build dream. For decades, it’s been a minimum of 12 weeks to get through a slow and cumbersome process, and for many self-builders, they’ve waited so many months that they’ve eventually pulled out of following their dream.

However, thanks to technology advances from the likes of the mortgage sourcing and application platform Twenty7Tec, the process is now radically ª Æ Æ¡ This means that we’re now regularly overseeing self-build mortgages in just four to six weeks. That’s more than halved the average time. This hasn’t gone unnoticed by lenders, and we’re now seeing both larger and smaller lenders desperately keen to join this technology revolution, integrating closely with tech providers. This means less admin and less chance of things falling through mid-process.

All of this means that we now have the opportunity to spend significantly more time with self-builders when they’re in the most critical phase of their mortgage journey – the decision of which product to choose. Thanks to the technology innovation behind the scenes, mortgage brokers, like NM Finance, now only input a small amount of required data once, and then moments later, we can see all the available products for the customer. Rather than repeat admin, like we used to have to do, we can now spend the rest of the time actually talking to the customer about what’s best for them and their lives.

Ultimately, it’s clear that we’re at the outset of a new era of self-build mortgages where technological innovations are radically changing the game for all. The genie is out of the bottle, and this can only be good for those who value the best choice and personalised options for consumers. But, personally, it’s not the remarkable technology that is the most important factor at play here. It’s that this tech allows mortgage advisors to spend more time helping the people who dream of their own built home. This has been the biggest game-changer of all.

o, you want to start a building project converting a period property, or perhaps you want to build within a conservation area. There’s going to be a lot of red tape, but the property or location is too beautiful to pass up. What do you need to know going in? IzBUILDbNOVEMBERb

Conservation efforts and the protection of period properties only received the backing of law in the mid-20th century, in response to a wave of developers all over the country, but especially in London, where they were tearing down beautiful old buildings, making space for modern developments.

The rules can feel restrictive and even frustrating, but they serve an important purpose – to save singular landscapes and historic architecture for posterity. The beauty of the area you want to build in is largely thanks to these rules, so don’t begrudge them. Yes, working within their ÆÆ Æ Ł Ø Æ done so before, but it isn’t impossible.

TÆŁÆŁÆÆ conservation areas. Your property, or plot of land, may not be listed, but that doesn’t mean it isn’t subject to more rules than the average home. Conservation areas are entire locations that are deemed to hold special architectural, natural or historic interest and are considered worthy of preservation or enhancement.

Being in a conservation area won’t make your project impossible to complete, but it will require more planning at the beginning of your journey. You’re likely to be affected by Article 4 Directions, which restrict the work you could normally do without planning permission, including simple aspects such as replacing a door or

window or even considering the colour of your gutters. The good news is that most of the restrictions apply to the external look of your property; the idea is that your building will generally be in keeping with its surroundings. If you’re working in the Cotswolds, for example, you may be required to use Cotswold stone cladding on the exterior of your property, but it’s less restrictive when it comes to interiors. Renovating a period property could bring up further complications and challenges. Aspects such as interior paint choices could require permission, and you might find there’s an awful lot of maintenance work to be done before you get onto any major renovations. But again, it’s not impossible to deal with – it requires more time and further negotiations with the relevant parties. IÆ Æ Ł Ł Æ ŁÆØÆ ¡ Collaborate with them on your ideas from the outset and be prepared for them to request changes to your vision. Consider the materials and products you will need very carefully. You won’t be forced to use old materials or products necessarily, and there are many contemporary products that are designed to be in keeping with both listed properties and those in conservation areas, but you need to make sure your conservation officer is happy with your choices. It all depends on what you’re working on, but if it’s renovating or recreating a period feature of some kind, you may need specialist traditional craftspeople to be able to complete the works to the required spec. A great way to find the right people is to ask your neighbours because they will most likely have similar period features and will have been there before themselves. The Federation of Master Builders is also a valuable resource to consider conducting your research. Homebuilding projects are a huge undertaking at the best of times, and working in a conservation area or with a period property only makes things harder. But where there’s a will, there’s a way – don’t miss out on your ideal location or property because you’re scared of the red tape!

he four key factors that address thermal comfort are air temperature, radiant temperature, air movement and humidity. However, often when we think of adding technology to cool spaces within a property, traditional solutions simply can’t tick every thermal comfort box. For example, in order to achieve a cooler air temperature, air conditioning units move around cold air and, in doing so, dehumidify the atmosphere. In contrast, radiant cooling systems truly address those four key factors and find a balance that sets a new standard for creating total thermal comfort within a space to be enjoyed by everyone within it. With a radiant cooling system, as the energy transfer method used is radiant technology – which does not depend on the movement of cold air – there are no draughts. Instead, cooling is achieved by passing cold water through the ceiling panels, which conditions the environment and, in turn, cools all the surfaces in the room.

The closed-loop hydronic ceiling system responds to factors such as body heat to create the perfect indoor environment. In turn, there are no hot or cold spots in an environment cooled with this technology because heat always travels to colder areas. The innovative ceiling panels are also quick and easy to install into the ceiling or walls in the place of plasterboard, making the system completely invisible. When 70% of the ceiling surface area is fitted with ‘active’ radiant cooling ceiling panels, the result is a highly desirable ‘3D cooling’ effect, which expands equally in all directions. One other key benefit of radiant ceiling panels absorbing all heat radiated from the rest of the room is fully controlled humidity. When planning the tech to control the indoor environment, there’s often much talk about the temperature of a room, but less about humidity, despite this being a key factor to whether the space is comfortable and healthy to be in. In a nutshell, if humidity levels are too high (more than 60%), you run the risk of growing mould and bacteria, musty

smells embedding in soft furnishings and creating a stuffy atmosphere, which drastically reduces overall thermal discomfort. Yet, if humidity levels are too low (less than 20%), there’s an increased risk of catching a cold or infection, experiencing dry and itchy skin and even damaging interior decor within your home, including any wood or paint finishes. As such, finding a balance and having the ability to control humidity throughout the year and differing seasons is key. When humidity is just right (at between 45 and 55%), thermal comfort is heightened and improved and the environment does not dry out your skin – which is crucial for those who suffer from skin conditions. Another important aspect balanced humidity achieves is a reduction in dust, allergens and the spread of viruses or germs within the home, which is particularly pertinent for those who suffer from allergies and asthma. Currently, 5.4 million1 people in the UK are receiving treatment for asthma, while a staggering 44%2 of British adults now suffer from at least one allergy. The number of sufferers is also on the

rise, so it’s never been more important to specify solutions that reduce any possible triggers to improve health and wellbeing now and safeguard your home for the future too. It may sound obvious but make sure your architect is aware that you wish to construct your house using a timber frame. This will have a significant impact on the specification of products and the drawings. As a timber frame company, we require detailed architectural drawings of your build – the more detailed, the better, e.g. 1:50 dimensioned plans, elevations and sections, as appropriate. We also need a site map. These are used to provide an accurate quotation and then later aid the design of your timber frame.

As any seasoned self-builder will advise, getting more than one quote is essential. And like any quote (or estimate), the devil is in the detail. Be clear about what your timber frame kit includes and be aware of additional costs, e.g. internal and external joinery, stairs etc. This is particularly important when comparing quotes from more than one timber frame supplier, as companies will rarely specify the same products and services.

Due to the size, span and weight of the timber frame elements, heavyduty equipment is required for transportation and handling, including rigid and articulated lorries and, in most cases, a mobile crane. The site will need to accommodate these machines or provide appropriate access. You will be responsible for providing a suitable surface for the crane to stand on. This should be discussed with your timber frame supplier during the site survey prior to the installation of the frame.

Good communication is crucial for achieving a smooth, efficient build. One key example of this is sharing the timber frame drawings, especially the soleplate details, with your groundworker as early as possible. The slab must be complete with a block course ready for the soleplate – it must be accurate and level. It is your responsibility to ensure that the block layout is correct. Another important factor is the inclusion and positioning of concrete base plates and pads. If your build includes steelwork, these will be shown on the plans but can be missed.

Ahead of your timber frame, you will need to arrange for scaffolding to be erected. It’s important that this is done to the requirements of the timber frame supplier. For Taylor Lane customers, our appointed timber frame project manager will issue instructions for you to share with the scaffold contractor. We understand that this is typical of the industry, but it is worth checking with your timber frame provider. Remember, the scaffold will be required long after the timber frame is complete and the erectors have left the site.

Throughout the build, your subcontractors will require access to basic site facilities, including a WC and cloakroom. It is your responsibility to ensure that these are provided for the duration of the build. Material storage areas and waste disposal are also important.

To truly benefit from timber frame construction, you must organise your follow-on trades so that when the kit is erected, it can be made weathertight without delay, and the first fix can begin. It is important to roof the building to ensure it is under compression before starting the external facade. This is due to ‘differential movement’, which occurs when two separate elements

of the structure settle at different rates. The weight of the roof will compress the timber frame, and it is, therefore, necessary to allow this process to happen and to then brick up after it has settled to prevent conflict between the timber frame and the external finish.

Bear in mind the lead time for your timber frame kit may be longer or shorter than anticipated, so check in advance. A reputable timber frame supplier should appoint a dedicated point of contact and visit the site during the erection process. This level of support can be invaluable when project managing and planning your build schedule as they can advise on deliveries.

We would recommend appointing a construction design and management (CDM) coordinator to advise on health and safety issues and assist in managing the project. It is also worth remembering that the timber frame supplier is a sub-

contractor to your build, and it is not their responsibility to organise any other trades on site, other than their own erecting team.

While we have addressed many factors commonly associated with selecting and building with timber frame, nothing beats early engagement and good communication. Engage with your suppliers, particularly your timber frame contractor, as early as possible. This can help prevent costly mistakes further down the line and will support a punctual build schedule. Communication between the project manager (this may be you) and key suppliers is also crucial. From a timber frame perspective, we would recommend regular dialogue with your architect, timber frame supplier, groundworker, scaffolder and roofing contractor. Good communication can alleviate issues and help reduce stress levels!

Most of us have lots of wood in our outdoor spaces – likely to be in different states of repair – so it’s important to know what you’re dealing with. Look at fences, gates, sheds, cladding, furniture – even wooden doors and window frames – and check for signs of damage or rot in order to evaluate whether parts may need to be replaced or just repaired. Also, consider the condition of any existing coatings, including paints, oils or varnishes, to see if they need to be reapplied or removed.

The great British weather is here to stay, so it’s worth investing in an essentials kit containing some of the tools you’ll need to keep your wood primed, cleaned and in tip-top condition. If you buy them this autumn/winter, they’ll serve you well for years to come, and you won’t be caught out next time you need them. As a starting point, I’d suggest buying a stiff brush for removing flaking or old paint, mould and debris, as well as dust sheets to protect plants and shrubbery, sandpaper (in various grits), strong gardening gloves and a dust mask – wide brushes will always come in handy too. F Æ ÆÆ Æ Œ ª Æ best to work in a mild climate when the weather is dry and the temperature is at least 10ºC – this is particularly important if you’re planning to clean, prime or apply products to outdoor wooden surfaces. Even quick-dry products will need an hour or two to become showerproof, so keep an eye out for those rare sunny autumn days.

Fencing can take a real battering from the elements, so it’s important to make sure it’s weatherproofed for winter. Give wood a good clean – clearing cobwebs and other debris so you can see its condition. Remove or repair any rotten or damaged panels, then think about the kind of protection you need. The key thing with fencing is to keep water out, but it’s also important to prevent sun damage which can cause fading or greying later in the year. I’d therefore recommend choosing a stain or paint that offers comprehensive and long-lasting protection, such as the Ronseal Shed and Fence Preserver.

As well as weatherproofing, gates need protecting from knocks and scuffs too – especially ones in high footfall areas. When choosing a product for your gate, consider how often it’s used and where it is; for example, is it in direct sunlight or a damp spot? illers are made up of compounds with additives that give them unique properties, depending on the job they are designed to achieve, such as quick drying, high adhesion, flexibility, extra resistance or breathability in damp areas. This makes them a valuable solution for a diverse range of applications. Fillers are also highly versatile when it comes to where you can use them. There are versions for use on many different surfaces, from plasterboard to cement and concrete, painted surfaces or wood. There are even skim-fillers designed for exterior use, so you can repair or cover masonry and rendered surfaces. The versatility and ease of use of a filler are also making it increasingly popular as a solution for preparing plasterboard for decorating. Where the mounted boards meet, they should be taped and jointed together using filler to create a smooth surface. The filler can then also be used to skim across the entire surface to create a perfectly-finished wall or ceiling. And, thanks IzBUILDbNOVEMBERb

to the qualities a filler may possess, which traditional plaster does not, this can often be achieved in one coat, without the need to prime the surface, significantly reducing the drying and waiting time. With so many fillers to choose from, it’s essential to ensure you pick the right one. Consider the depth you wish to fill to, the type and quality of the surface you’re covering, and whether you want to use a powder or readymixed formula. A ready-mixed filler might be more convenient, but you can use a powder filler for thicker, deeper filling. It will also set faster, and quick-drying properties, in some versions, means they’re ready to paint in three hours. Once you’ve decided which filler will work best for you, you’ll need to prepare the surface. Whether you’re jointing and skim-filling new plasterboard or looking to cover an old surface, you need to remember the five golden rules of surface preparation; to make sure it’s hard, cohesive, clean, sound and dry before you start. Hardness ensures that the filler won’t detach from the surface when applied. Scratch the plaster with your fingernail. If you easily penetrate it, the surface is too soft. You should also smooth over the substrate with your hand. If any residue comes off, it’s either too crumbly or powdery. Wall hardening products can assist in toughening the surface before covering. A less cohesive substrate runs the risk of breaking away under the weight of the filler. Scrape away loose pieces first and rake out and dust any cracks or holes. To clean the surface, simply wash the wall or ceiling with a suitable product and rinse well. Stains or deposits can lead to blistering and separation, and the same effect can occur if the substrate is not dry. I recommend an anti-damp treatment or, on a raw substrate, even an anti-damp render filler. Similarly, fungicidal products should be used where there is mould or spores present on the substrate. This will ensure the surface is kept sound.

With your surface prepared, you’re ready to start covering the wall. If you’re jointing new plasterboards, you’ll first need to apply and smooth the filler all along the recessed edges between the boards. With a filling knife, use plenty of filler to the cavity and do so gradually, applying from several directions so as not to create any air pockets. Then smooth in much the same way. Take your jointing tape, measure the length of the filled strip, and cut it to size before bedding it in by gently pressing it into the filler using a blade or trowel to eliminate any trapped air. My top tip is to always smooth from the middle out. Working from top to bottom will cause it to drag. Once complete, apply a thin coat of filler over the tape, feathering out beyond the first coat. You can do this straight away, without the need to wait for it to dry. You could use a self-adhesive mesh scrim tape instead of paper tape. This eliminates the need for the back layer of filler onto which you would bed your paper tape. Avoid using this for corners though, as you’ll find scrim tape does not easily fold. One advantage of using filler to skim plasterboard instead of plaster is that you do not need to seal the substrate first. You may have heard of a PVA solution being used to first seal the substrate, but fillers have breathable properties which prevent moisture build-up, so there’s no need to use this method. In fact, doing so could prevent these properties from working. When it comes to skim-filling the whole surface, you have a choice of tools. Most professionals use a blade or trowel. If you don’t feel confident with that, there are now skim-filler plastering kits that come with the tools for the job and step-by-step instructions to skimming the entire wall or ceiling – first, by applying the filler onto the surface with a roller, and then smoothing it out with a specially-provided blade. A skim-filled wall or ceiling will dry quicker than traditional plaster, meaning you can paint it all the sooner. Depending on the condition of your original surface, you may want to apply a second layer. Use high-grade paper to sand down to remove any imperfections. The grade of sandpaper will depend on the filler used but higher than 180 is a good guide. Anything coarser, and you’ll simply be scratching off all your hard work. Sanding filler can be dusty work, so I recommend using an electric sander with a dust extraction system. Before painting over traditional plaster, a ‘mist coat’ of diluted emulsion is usually recommended to ‘seal’ the plaster because it’s very porous. There’s no need to seal a filler-skimmed wall before painting – it can be directly overcoated with a variety of coatings, although it’s always advised to check the technical specifications of the filler you’ve used.

ver time, water damage and mould can affect wooden worktops, especially around areas like the sink, so prevention is better than cure. To keep wooden worktops at their best, treat with Osmo TopOil. Newly-oiled wooden surfaces using TopOil require approximately two to three weeks to completely cure and harden properly before normal usage.

It is resistant to common liquid spillages such as water, juice, tea and wine, making it ideal for the kitchen. It ªŁ Æ Æ ª ¡¨ Æ the product regularly can prolong the life of your worktop, so you won’t need to replace it.

To get the best performance from TopOil, you need to get an optimal volume of this hard wax oil into the fibres of the wood. To help with performance on worktops, the wood will normally require the surface to be sanded to a maximum of a P150 grit grade (depending on the wood species). To deliver the ideal amount of the finish into the absorbent wood surface, it’s recommended to apply the first coat thinly along the wood grain with an Osmo microfibre roller, flat brush or oil finish applicator fleece. Allow to dry for approximately eight to 10 hours and ventilate the room well while drying. Then, apply the second coat with an Osmo oil finish applicator fleece or a lint-free cloth. It is possible to spot sand and repair any watermarks. It’s necessary to use the same finish sanding grade to sand back, then retreat those spot areas using the same application technique originally carried out. Once these areas have been allowed to dry, apply a little more oil to build up some protection. Use an Osmo applicator fleece/pad for this procedure. Finally, care must be taken with the cleaning and maintenance of the TopOil. For regular cleaning (perhaps daily or weekly), this should ideally be carried out with products like Osmo Wash and Care or Osmo Spray Cleaner. These products clean the surface without breaking down the natural oils and wax in Osmo finishes. The soaps within these products contain a tiny amount of natural oil to help nourish the surface over time. Products, such as washing up liquid, are designed to strip away oils and waxes, therefore, the finish will require topping up if there is high exposure. You could top up thinly with a cloth to the clean, dry surface using Osmo TopOil or Osmo Maintenance Oil products. Osmo Maintenance Oil is very practical as it is much thinner than TopOil, and there is less risk of building up too much wax on surrounding treated areas. ocally-based Sigge Architects’ design sought to reconcile its client’s need for a permanent working home combined with the essential characteristics of a summerhouse for leisure. The Finnish summerhouse epitomises ‘mökkielämä’, or ‘cottage life’, with its tradition of treading softly on the land and respect for nature.

The three-storey building – known simply as ‘Villa 3’ – was envisaged as a deceptively-simple modern structure with clean lines and a certain stature. But the application of a restrained palette of natural materials enables it to sit comfortably in its elevated location within a gently sloping forest. The new house is approached from the south. The entrance level contains a garage and private areas, including an office, bedroom,

bathroom and, of course, in Finland, a sauna. Outside are extensive timber-decked terraces and a swimming pool. Service areas and storage are accommodated in the lower level. An open staircase leads from the entrance to the upper level: a fully open-plan living, cooking and dining space. Here, extensive glazing opens onto timber-decked, glass balustraded balconies to three sides. The whole upper level commands stunning north and west views over the neighbouring villas and trees below, towards the sea and city of Turku beyond, while also enjoying southern glazing to catch the low sun. The upper level is conceived as a distinct copperframed ‘box’ mass, oversailing the recessed entrance level ‘pedestal’. Here, Nordic Brown pre-oxidised copper was chosen, structured with vertical seams. It sits naturally alongside the larch batten cladding, which adds warmth, and responds to the exceptional natural surroundings. Internally, fair-faced concrete surfaces and white-washed ash have been used widely.

Sigge Architects’ CEO, Pekka Mäki, said: “We have worked with Nordic Copper on other projects around Turku before. On Tys Ikituuri student housing, a 12-storey oval-plan tower, we experimented with lively abstract patterns using varying intensities of Nordic Green pre-patinated copper cassettes. But for a singlefamily house – Villa Vaski – we found that Nordic Brown gave a natural dark brown that was both familiar and well-suited to its surroundings. The same is true for Villa 3, where the Nordic Brown will gradually age with dignity within the forest.” Nordic Brown provides the same oxidised brown surface that otherwise develops over time in the environment. The thickness of the oxide layer determines the colour of the surface finish, with darker or lighter (Nordic Brown Light) shades of brown. Nordic Brown gradually changes over time to a stable, dark chocolate brown.

prospective client contacted Rhino Rocks regarding the restoration of a residential care home in Leeds which was nearing completion. The building contractors wanted to find a reliable company that could clean and restore some very tired old vinyl floors, within a relatively tight timeframe. The floors were dry and scratched and needed a substantial amount of care and attention. The contractors had considered various options and were undecided about whether to replace or restore the old flooring.

However, the Rhino Rocks team were confident that by using the right products on the floor, they could deliver brilliant results, without the outlay of buying and fitting a new floor. Martin Beanlands, Team Coordinator at Rhino Rocks, explains: “We knew that the product applied must be super durable and hardwearing to accommodate wheelchairs and older people, who would be using walking accessories directly over the floor daily. Our choice was Dr Schutz because we’re confident their products

deliver fantastic results. Dr Schutz products tick all of our boxes; they are high quality, easy to apply and produce a fantastic finish.” The Rhino Rocks team used Dr Schutz Turbo Strip to fully remove all the old sealant with 36kg machines, combined with 10kg added weight to fully remove all the wax and residue. Dr Schutz Turbo Strip is ultrafast and exceptionally effective in stripping surfaces thoroughly and mechanically clean, ensuring they are free from all dust, grease, oil, wax and care films, residues and finishes. The team’s ultra powerful, truck-mounted floor cleaning machine at 1300 PSI was then used to rinse the floors with a vortex extraction tool. A powerful drying machine was then deployed to dry the floor areas. To complete the project, three coats of Dr Schutz Ultra High Shine Hard Sealer was applied to the floor for maximum shine and a quality finish. Dr Schutz Ultra High Shine Hard Sealer is a hardwearing and highly scratch-resistant polymer sealer for the protection of vinyl and linoleum floors. It creates a shiny, nonslip protective film ensuring a high degree of safety. The project from the start to the application of the final coat, took three members of the Rhino Rocks team six hours, followed by a visit the next day to complete the finished floor. After the final coat was applied, the area was left overnight to dry and set. Martin continues: “The results we achieved with Dr Schutz products were superb, and the contractor that employed us was delighted, not to mention the customer who had trusted the work to us, he knew we wouldn’t let him down! We were also delighted that Dr Schutz was able to deliver additional products to site, at very short notice to make it possible to complete the project.” w .drschutz o. k

rchitect firm Bindloss Dawes in Somerset is experienced in designing a great variety of buildings, from high-end retail premises to beach houses in the Caribbean and all sorts in between. The desire to create thoughtful architecture that complements and enhances existing surroundings, with quality, technology and sustainability at the core, sees Bindloss Dawes employing a diverse range of materials. A current project is the design and installation of a workshop and garages for an avid classic car collector in the grounds of a Grade II Listed property in Somerset. When specifying materials, the architect initially considered plywood for the structural elements, “but the contractors wanted to use SterlingOSB Zero as they insisted it is stronger than ply!
