hilst I’ve the greatest respect for all those involved in underground engineering and tunnelling – this does not stretch to the mighty mole! Why does he have to show off so elaborately on my lawn? The spoil heaps I’m shovelling away are now mounting up; I’m looking into the possibilities of making an earth sculpture along the lines of the Sultan the Pit Pony in south Wales, or the reclining woman in Northumberland – at the current rate I’ll be building at something around the same size too! Having read Wind in the Willows I’ve had to turn down offers of various mole ‘removal systems’ and am currently trying to will him away. Although there have been several great trade shows and exhibitions this autumn, I’ll still miss Interbuild! Despite a few facelifts over the past couple of years, I think the growing importance of Ecobuild has made many exhibitors have to choose between one or the other, and Interbuild lost out! But InstallerLive and the Infrastructure Show are there for those to whom winter can’t get a grip without a visit to the NEC in autumn! Don’t forget, from 6 October 2011, CIS contractor monthly returns will be liable to a new penalty regime.The first return affected will be for payments made to subcontractors in the month ending 5 November 2011, which is due on 19 November 2011. Don’t get caught out – check out www. hmrc.gov.uk/cis/news/penalties.htm Did anyone watch Pillars of the Earth? As I cannot commit to any TV series longer than, oh, three episodes, I read the book instead – it was great. Never read a novel with so much building going on! g n i l c y Re-c d n a l e th The creation of student accommodation in Nottingham has resulted in a complete new community, including leisure and retail facilities. FC&A take a look around this brownfield redevelopment.

pened in 1999, Nottingham University’s 65-acre Jubliee Campus was built on the site of Raleigh’s world famous bicycle factory, which had produced the instantly recognisable heron-crested bikes for the best part of a century.While the site of the factory was transformed as part of the university, the nearby ‘Radford Yard’ transport depot and associated land remained as a largely derelict eyesore until May 2008 when construction company Ocon arrived on site to begin work on a £61 million mixed use scheme. Developed by Opal, the Chettles Yard Scheme is scheduled for final handover on 16th September 2011, in time for Nottingham University students to take up residence in the final phase.The scheme comprises 1,096 student units in all, housed in eight blocks, which have been constructed in three phases, the first two of which were handed over in August 2009 and July 2010 respectively. The scheme also includes 19,000ft² of retail accommodation in the ground floor of Block B, which was initially designed as

seven units.Two of these units have now been merged to provide sufficient space for a Lidl store and other tenants secured for the scheme include Greggs, Domino’s Pizza and fast food outlet,Wok ‘n’ Go. Finally, the construction programme also included a total of 42,000ft² of light industrial space: a 15,000ft² unit has been constructed for fitted kitchen specialist Magnet, whose former store was one on the Chettles Yard Retail Park adjacent to the disused transport depot and was demolished to make way for part of the student accommodation.There is also a 27,000ft² building which has been constructed with removable dividing walls to create seven units of varying dimensions which can be reconfigured to suit the needs of tenants.

scheme, environmental considerations have become increasingly important for universities and developers.This trend is reflected in the design, specification and construction of the Chettles Yard scheme, particularly in the use of biomass boilers which use locally sourced wood pellets from young willow plantations as fuel.
Across the eight residential blocks, the accommodation is arranged in clusters, providing the option of either studio apartments or 3-5 bedroom apartments with en-suite study bedrooms and communal kitchen and living/dining area.

Pre-fabrication “The finishes used included Alocbond, Trespa, copper and render in various colours, which, combined with uniform building design and varied building heights help to balance cohesion with a sense of community,” described Ocon’s project manager, Malcolm Lyon. “It’s an approach driven by both the planners and the architects and the net result is a development that looks welcoming and complements the buildings around it.” The development was constructed to answer the university’s urgent need for increased student accommodation, which is reflected in the phased handover and fast progress of the build. One of the key elements in achieving this was Ocon’s use of pre-fabricated bathroom pods which arrived on site with services already preinstalled. “When you consider that every one of the 1,096 student rooms has its own en-suite facility, that’s a lot of bathrooms!” Malcolm exclaimed. “Pre-fabrication off site meant that we could get on with the programme and reduce the number of people and hours required on site, helping us to deliver each of the three phases on time and within budget.” Environmental considerations While student comfort is paramount in the design of any student accommodation

The appeal of the student accommodation lies not only in the en-suite rooms themselves but also in the facilities that the development provides.There is a manned reception area and security/concierge service on site in Block A. Other facilities at the scheme include an onsite gym in Block A which is free to use for all tenants, a common room with a large screen TV and onsite laundries. The entire development has an extremely high IT and data cabling specification with high speed broadband available in all rooms and flexibility built into the electrical and data installation to enable easy upgrades in the future.

A large complex scheme The outdoor space has also been given close attention with extensive landscaping, common courtyards and street furniture all designed to offer cohesion to the eight separate blocks and provide a community environment in which tenants can socialise and relax.This open plan feel is complemented by an emphasis on security and the fencing that encloses the development has been designed to be unobtrusive yet secure.The complex can only be accessed by an electronic fob, which also gives tenants access to their building, apartment and individual study bedroom. The transformation of the Chettles Yard site from disused transport depot and shabby retail park to prestigious student accommodation and retail space is remarkable – not least because the process
has taken just three years from start to finish. “Just building the number of student accommodation and retail units that we’ve delivered over the past three years would have been a big enough achievement in itself,” concluded Malcolm. “But this was a real brownfield site that required clearance and demolition work before we could even begin, along with a completely new road and sewer system to serve the new development. It’s Ocon’s wide ranging experience of student accommodation schemes that has enabled us to address the challenges of such a large and complex scheme within the available time frame. The finished scheme will ensure that Nottingham’s student population can make the most of their education in secure, comfortable and quality surroundings.”

Sustainability in Development A range of innovative technologies has been trialled in both retrofit and new build homes
Going the extra mile
Housing association Radian has won a 2011 Ashden Award for its achievement in retrofitting hard-to-treat homes to save energy and building new homes to high environmental standards. FC&A take a look at how this was accomplished.
R
adian is a housing association operating in Southeast England, owning around 16,000 homes, providing accommodation for over 43,000 residents, and has some responsibility for the upkeep of a further 1,500 leasehold flats within blocks that it owns. It has 650 staff and in 2010 had an income of £105 million. All social housing providers in the UK have to meet the Decent Homes standard, but Radian has gone far beyond this, retrofitting all its properties, including many hard-totreat homes, to bring their CO2 emissions and fuel bills down and ensuring that new build homes significantly exceed the current minimum standards for energy efficiency. Radian has not just used the tried and tested methods to achieve this, but has piloted many new technologies, resulting in it being one of the leading authorities on low-carbon retrofit and new build in the UK.
Radian uses contractors to construct new homes, but carries out most of the retrofit and maintenance work using its own direct labour organisation, Radian Services, and brings in contractors where necessary.
A retrofit show home, next door to one in progress
In general, Radian has found that it is possible to build homes to Code 5 standards for about £1,450 per square metre and Code 6 for around £1,600 per square metre, compared to £1,200 for the minimum Code 3 that they are required to meet. Cost-effective measures Two different methods of retrofitting to improve energy efficiency are used by Radian.The first is to include the retrofit within the planned maintenance programme, replacing windows, boilers, etc. with more efficient versions as they reach the end of their lives.The second method is to carry out an intensive ‘whole house’ retrofit, where all the work needed
to bring a home up to a high standard of energy efficiency is done over the course of a couple of months. The latter approach clearly requires a larger one-off expenditure, and the

Key information Radian’s works include over 11,600 cavity walls and 12,100 lofts insulated; 200 solidwalled properties insulated externally; 11,800 homes fitted with replacement double glazing; 12,000 condensing boilers installed; 435 kWp of solar PV, 115 solar hot water systems and 232 heat pumps installed. Annual CO2 emissions have been reduced by 34,000 tonnes/year, or 34%, since 1996. 5.3% of Radian’s recent new build homes reach Level 4, 5 or 6 of the Code for Sustainable Homes, when the legal minimum for housing associations is only Level 3. 43,750 residents are benefitting from reduced fuel bills and improved comfort, as a result of the following measures: Radian’s residents are consulted throughout building projects, sometimes allowing them to choose

whether their neighbourhood is retrofitted or demolished and replaced with new homes. Radian has part funded training courses in retrofitting and microgeneration for over 100 contractors and its own maintenance staff, building up the local capacity to deliver more of this work in future. Radian has published information on the new technologies it has trialled, enabling other housing providers and developers to learn from its experience. Radian is one of the lead partners developing the Revolving Retrofit Guarantee Fund, which will make finance more easily accessible to homeowners and social housing providers to retrofit properties to improve energy efficiency.

residents must also be relocated while the work is carried out, but the advantage is that the home will then need no further work for many years. Radian selects which approach to use according to the current state of the housing, available finances and the wishes of the residents. For older homes that need retrofitting, Radian plans projects to use the most costeffective measures, progressively adding the less cost-effective ones until the desired energy efficiency is achieved. Homes with solid walls are classed as ‘hard-to-treat’, and these are surveyed with a thermal imaging camera before and after retrofitting, to ensure the best measures are not just selected but also correctly installed. Radian also undertakes pre- and post-retrofit air tightness testing and in certain cases intermediate stage air and smoke pressure testing. Passive measures Loft and wall insulation are always used when possible, as these deal with the most
Sustainability in Development significant heat losses from any home. Double-glazed windows are also installed whenever possible, dealing with draughts and external noise as well as reducing heat loss. Any remaining draughts are then sealed, and mechanical ventilation with heat recovery is routinely added to kitchens and bathrooms. Radian has typically achieved a doubling in the improvement of air tightness postretrofit. Having installed passive measures, installing a condensing boiler and low energy lighting throughout the house bring further savings, and by this point a hard-totreat property has been brought up from a SAP energy rating of mid 40s to low 80s, or just below Code for Sustainable Homes Level 3. Adding solar water heating and solar PV can then bring the home up to high 80s, or even into the 90s in some cases – these are equivalent to Code Level 4.The typical CO2 emission reduction for a hard-to-treat retrofitted home including a solar PV installation is 80%. Sustainably sourced For new build homes, meeting at least Code Level 3 of the Code for Sustainable Homes is compulsory for housing associations receiving funding from the Homes and Communities Agency (HCA), but a proportion of Radian’s new build goes beyond this, meeting levels 4 to 6.The
technology Radian uses for new build is similar to that for retrofit, except that the walls are often built using various types of prefabricated (MMC) systems such as sustainably sourced closed panel timber frame.The mechanical ventilation with heat recovery used in new build is usually a whole-house system, rather than individual units in the bathroom and kitchen. Solar water heating and solar PV technology is also required to achieve the higher code levels. In both retrofit and new build homes, Radian has trialled a range of innovative technologies, often in partnership with other organisations, such as the Building Research Establishment (BRE), the Energy Saving Trust (EST), the Environment Agency (EA) and the Technology Strategy Board (TSB).The technologies trialled include: Aerogel to insulate floors using very thin layers, avoiding expensive work to stairs and doors that would have been required with thicker insulation. Rainwater harvesting, using buried storage tanks and pumps, and also using small-scale systems with tanks in lofts, along with metering to measure the impact. Ground source heat pumps and hybrid systems combining a solar thermal collector and an air source heat pump to provide space and water heating.

Waste water heat recovery systems. For each technology, Radian has carried out detailed reviews of their performance and made the results freely available on their website and via extensive programmes of dissemination ranging from local schools to the European Parliament. Radian is aiming to ensure that new build homes meet or exceed Code for Sustainable Homes Level 4 whenever affordable, and is also continuing with its monitoring programme, feeding the results into decisions on new build and retrofit projects. It also continues to publish its findings and hold annual conferences on sustainability issues. www.ashdenawards.org

ithin the last five years Devereux Architects has evolved from a Londonfocussed practice into a national and international business with a significant number of offices throughout the UK and worldwide. In 2010, this huge expansion was recognised by the award for the Fastest Growing Practice of the Year by a leading industry league table compiler.
Identifying business opportunities across the country (and the world) is one thing, but how do you successfully tap into them? Caroline Richards from Devereux Architects talks about her experiences of setting up a regional office for the international architectural practice and shares some advice on how to establish a new network to capitalise on opportunities. established a loose alliance with a local practice, but we felt that we were missing out on key projects by not having a physical presence in the area. I saw the enormous potential for our core sectors of health and education and spent time putting in the groundwork and making contacts.
Whilst some of this growth has been organic – being in the right place at the right time to win the right work – much of the change has been driven by a focussed business plan. In 2006 Devereux Architects merged with PM Group, Ireland’s largest engineering and project management firm and soon after acquired Dewj’oc Architects based in the north east of England.
Capitalise on opportunities There was always a strong desire within the practice to establish a presence in the North West. So in 2009 I was tasked with opening an office in Manchester to realise this and capitalise on the opportunities in the surrounding area. It was effectively starting an office from scratch, with the added pressure of moving into this region during a prolonged downturn in the design and construction sector when others were closing offices and moving away.

addition to being the fastest-growing city region outside of London, Manchester is the second largest urban zone in the UK. It benefits from a strong local council that spends a lot of time bringing investment into the Greater Manchester and north west area. It also has excellent national and international travel links. ▼

A crucial part of our success in integrating into the region is making clear to our clients and connections that we are here to stay and grow the business for the long term. Manchester, like other development hubs in the UK, is a city that relies heavily on contacts and the trust built up between firms and people over many years of working together. Moving into the region was not a short term option for us and our strategy from the start has been to create an office that is fully rooted here. Our launch party in 2009 took place at the prestigious Manchester Art Gallery and we carefully chose the venue and guest list to ensure maximum interest from the local property, development and construction community. Never stop networking Networking is essential if you want to raise your profile with new contacts. It is also hugely important for reminding existing contacts that you are still there and for sharing ideas and discussing upcoming opportunities. Over time I have seen the best and the worst of people at networking events and I have reached a few fundamental rules that I try and follow whenever possible. Whilst fun at first, it is not a good thing to be known as someone that will turn up at the opening of an envelope! I have learnt to be selective about what events I turn up to as you can not go to all. I try and plan ahead for whom I want to meet and what my purpose is, otherwise I find myself talking to the people I do know and not meeting any new ones. I try to keep in touch with my key contacts on a regular basis. Over time some of them have become friends

rather than acquaintances. A coffee, a call or just a news update is enough. Never stop communicating – I find that LinkedIn is a great tool for this. I understand that networking takes time. It is not a matter of littering a room with business cards and expecting people to call you. It is about the creation of a network of people that you trust and who trust you; this can take weeks, months or even years. Make sure you write on their card where you met them, what you spoke about and then follow up with any actions you promised. If you can pass on a tip, a name or even an introduction this will add value to you and to your network. If you are new to networking it can be pretty daunting. In the early days I found that circulating with a colleague or friend was a good way to meet people, until you gain the confidence to go it alone. There are a couple of associations and groups that meet regularly in the region and I have pinpointed the ones that interest me the most. If you are new to an area this is the best way of starting off and meeting people. In particular, I enjoy membership of the Forum for the Built Environment and we are considering joining the local Chamber of Commerce. As time goes by and your network increases, I have found that opportunities to attend lectures and seminars increase, as does your profile. As well as ensuring that our practice profile is increased in the region through a combination of marketing activities, I am also responsible for running the Manchester office. I have to be skilled in all aspects of business administration in

Communication is key In order to promote our services, find opportunities and utilise the skills of our staff, we all need to communicate. Essential for this is a clear link between all the Devereux Architects’ offices both in communication and IT links. As we have grown quickly as a company with multiple UK and international offices, we have had to work hard at determining successful methods of communication between offices. Invariably we use conference calls and more recently live video streaming for presentations and updates. Our CRM package is an online network of information that includes data bases of current and potential clients as well as standard presentations, sector-based profiles and CVs of all staff.The beauty of this system is that as an internet-based portal it can be accessed, updated and managed from anywhere around the world. The success of our communication systems ensures that we work nationally as one organisation.This is essential for our work on public sector projects where we can reinforce our existing frameworks within the regions ensuring true local representation. Our most recent successes on the ProCure 21+ framework have benefited from this strategy, with our first ProCure 21+ project won from the Manchester Office earlier this year at Warrington Hospital and the London office has secured a further three to date. This follows on the back of the successful completion of our first project run entirely from the Manchester office, an elderly persons’ mental health unit at Rotherham Hospital. Our steady success in establishing a local presence has taken time and effort. If I had to list my key tips I would say that the following would be at the top: have a clear and detailed business plan; invest in technology especially when it comes to databases and IT infrastructure; communicate with your other offices and colleagues on a regular basis; and never stop networking.

Nu-Heat: getting it right Nu-Heat Underfloor & Renewables offers a combination of product knowledge and design expertise to ensure the correct specification of their renewables range which includes heat pumps and solar thermal.
U
nrealistic claims are sometimes made about the performance of heat pump systems, but as long as the heat pump has been sized correctly, there is sufficient insulation, and the most efficient emitters have been chosen, there is no reason for a system not to meet the required heating needs of a property. A crucial decision to be made is whether to specify a ground source or an air source heat pump.There is no doubt that a ground source heat pump, that takes energy from the top layer of the earth is the more efficient of the two options. However, installation will require land approximately two and a half times the internal floor space in order to lay the ground loops or a capacity to drill boreholes directly down. Air source heat pumps are simpler to install as the only requirement is for space near an outside wall for the unit to be located. Both types of installation are likely to need a plant room, although this can potentially be a space such as a garage, particularly in retrofit. When the choice of heat pump type has been made, it is then absolutely crucial that the heat pump is sized correctly. Nu-

Heat’s in-house development team has created ‘Predictor’, a specialist software programme that takes published data from a variety of heat pump manufacturers into a common platform, so performance levels of any model of any make can be compared easily. Simulation programme Predictor runs a simulation of performance over an average year, based on local monthly weather data and taking account of the changing seasons. It uses the daily temperature cycle for the simulations meaning that it includes cold nights and warm days, unlike other simulation programmes that ignore the fact that the heat pump has to respond to increases and decreases in temperature. Adding a solar thermal element to the system removes as much as 60% of the requirement for a heat pump to meet the domestic hot water requirement for a property, although it is perfectly capable of doing all of it. Nu-Heat’s solar thermal design and sizing process has been developed in conjunction with European solar design software,TSol and the government’s SAP building regulations assessment criteria.

uilding regulations in the UK are strict, and when it comes to balustrades, balconies and handrails, safety is a number one priority. But one rule cannot cover every application. Each situation must be looked at independently of another, and the likely users taken into account at the design stage. For example, in a school there must be no opportunity to easily climb a balustrade; in an elderly care home climbing is unlikely to be a problem but accidental falls need to be taken into account. Every project has different criteria that need to be considered at an early stage of the design process.The consequences of not doing so can be fatal. Our RIBA Approved CPD presentation specifically includes examples of tragic accidents where falls from balustrades have cost lives; the drunken man who fell over the balustrade in a stairwell because the handrail was too low and not in line with current regulations; a nine-year–old girl who fell backwards when sitting on a balustrade guarding a two metre drop; a toddler who fell down the side of an escalator, falling 100ft and sustaining life threatening injuries. In each case a different design with safety in mind might have prevented the accidents – higher handrails, non-climbable balustrades, improved design around the end of escalators.There will always be the thrill-seeker who wants to show off and risk their life, but if balustrade projects are always designed with safety in mind then it will make it harder for people to take risks or for accidents to happen.

An open and shut case These days it seems everything we do is governed by more and more regulations and standards, and aluminium and steel windows and doors are no exception to this rule. Marc von Briel, Managing Director, Schueco UK Limited, offers a brief guide to understanding the UK regulations and standards for windows and doors.

pecification requirements are determined not only by Building Regulations but also by organisations such as Secured by Design and The Building Research Establishment, who in turn refer to various British and European standards.To cover all these areas would require a book on the subject so this short article will look at four topical subjects: thermal insulation, security issues, environmental matters and fire-safety precautions. The first of these, thermal insulation, is dealt with by Document L of the Building Regulations for the complete building envelope. As is well known, these are being increased at regular intervals as governments all over Europe strive to meet mutually agreed and legally binding targets to reverse – or at least arrest – climate change and save energy. Improved insulation The current 2010 version is designed

to reduce CO2 emissions both in new buildings and existing buildings that are being modified.The typical maximum ‘U’ window values required for modifications to existing buildings (1.6 – 1.8 W/m2K), are more onerous than for new buildings (2.0 – 2.2 W/m2K), which are able to benefit from a variety of improved insulation measures in walls, floors, roofs, heating and ventilating systems etc. With further changes to Document L in 2013 and beyond, it is possible that tripleglazed windows could become the norm and consequently fenestration system companies must be ready with products that can accommodate heavier and thicker glazing units. Schueco’s best selling range of AWS windows and ADS doors already meet these higher levels of insulation performance and indeed can already offer windows delivering a ‘U’ value as low as 0.8 W/m2K, which means they are achieving PassivHaus standards of ultra-low energy use.

Doors & Windows glazed façade or as a cladding system for both new and existing buildings.Thin-film PV is ideally suited to the UK climate because it can generate electricity even in overcast conditions thereby reducing the power that needs to be supplied by the grid and helping to lower the CO2 emissions associated with large-scale energy generation.
Security issues have has accelerated in importance in recent years, largely as a result of the police initiative Secured by Design
Security specification The second subject, security issues, has accelerated in importance in recent years, largely as a result of the police initiative Secured by Design (SBD).This is not a standard but a specification of basic building design criteria aimed at reducing the opportunity for crime. For windows and doors, SBD requires products to be tested and third-party certified to a variety and, some would say, competing standards e.g. BS 7950, PAS 24, LPS 1175 or WCL.This can be confusing for specifiers and pose a dilemma for manufacturers when making investment decisions. It is to be hoped that, following the longawaited publication in June of BS EN 1627: 2011, both SBD and specifiers will adopt this new European security standard. Its major benefit is that one standard covers all windows, doors, curtain-walling, grilles and shutters with six levels of resistance according to perceived threat. Applying this standard, architects will find it easier to determine the correct security specification and to compare similar products on offer, while manufacturers can rationalise their product development and reduce testing costs. Green credentials The third subject, environmental matters, involves the consideration of a number of environmental factors.Windows and curtain walling are now increasingly required to show tangible green credentials usually in the form of ratings from the BRE’s Green Guide for BREEAM projects. Here the product material is graded against fifteen environmental factors including end-of-life waste-disposal and eco-toxicity to land – the end result being a summary rating classed A, B, C etc. Additionally, systems companies with BS EN ISO 14001 (the Environmental
Management System standard), will be of benefit to architects and developers who are seeking credits for their BREEAM buildings. However, over and above individual scores for product details, the most important aspect overall is the minimising of energy use and CO2 emissions.Thus windows and curtainwalling that provide the highest levels of insulation will be of most interest to those drawing up specifications for BREEAM schemes. Fire performance The fourth subject pertinent to windows and doors, is Part B of the Building Regulations which deals with fire safety. To comply with the regulations, all such products should be tested to BS EN 1364 and BS EN 1634 and classified to BS EN 13501-2.The classification includes performance information about how many minutes fire and/or heat is held back. Along with fire, smoke is a real hazard and in fact more lives are lost through smoke inhalation than from the effect of flames. Since 2006, natural smoke and heat
exhaust ventilators known as SHEVS have been required to meet BS EN 12101-2. These ventilators are windows which automatically open in the event of a fire to remove smoke and heat as quickly as possible from the building in order to give occupants more time to escape before the fire services arrive. The new standard states that the windows, components and actuators must all be tested together and that only a successfully tested combination can lay claim to being classed as an approved system. Only qualified persons are allowed to commission a SHEVS system in a building. In conclusion, it seems inevitable that with ever-increasing numbers of technical regulations and ever-more stringent standards being applied, companies supplying the window, door and façade sector such as Schueco will need to be able to sustain a high level of ongoing investment in new product technology, even in the challenging economic climate that exists today.

Removing the barriers Inclusion, within the context of the built environment, is providing a physical and managerial setting which supports equality in use. Adjustments may need to be made to the build or operations to enabling equality. Access consultant Jane Simpson explains the requirements.
T
he Disability Discrimination Act (DDA) and now the Equality Act (EA) are often misunderstood and feared, particularly, when this concerns ensuring that a building is ‘inclusive’. The legislation does not require that all buildings and their surroundings are fully inclusive. However, it does require that disabled people’s needs are met and that they have equal access to goods and services (including most forms of transport), education, employment, buying and renting and functions carried out by public bodies. Why provide accessible premises? Disabled people, their family and friends welcome accessible services and facilities. The DDA has been replaced by the EA (2010), however it is still the premise that measures should be reasonable within the context of services provided, existing conditions and the ability to pay. It must be borne in mind that whilst the ability to pay is a consideration, the legislation has been in existence since 1995 and it would be difficult to use financial concerns as a reason not to have taken reasonable measures. The Process to an Inclusive Environment It is not as complicated as you might think. Here is the methodology that I use when approaching any potential building project. Risk Assessment: In order to establish the design criteria for the project, it is

essential to carry out a risk assessment. This will clearly interrogate contractual, statutory obligations, regulatory requirements and best practice guidance, applicable to each project and client. Establishing the Criteria: To provide the appropriate inclusive environment, sources of best practice guidance should be identified and agreed.Where local or client design guidance exceeds current expectations, conflicts in respect of design criteria should be addressed and agreement sought as to the required approach. Operational Review: The EA is concerned with equality; this relates to not only the built environment but also the way in which premises are provided, managed, maintained and monitored. Operational policies can impact heavily on the environment. Important areas to be reviewed identified and clarified are opening times, peak periods, staffing levels, security and population demographics. Existing Site Conditions: Refurbishment or alterations may warrant an access audit to establish any barriers which may affect the proposals.This would be a strategic review against the proposed design and intended usage. For new build, a site analysis, including site levels, proposed internal and external levels would be required. Design Team Consultation: Once the above has been completed a systematic strategic design review of the scheme should be undertaken, this could include: immediate surroundings and

infrastructure site design and approaches building design detailed drawings Ongoing Advice: Advice should be provided to the design team throughout the process. A close out report could be provided at relevant stages. Consultation: There may be a duty to consult and involve disabled people. Access Statement: An Access Statement is an indication of the level of inclusion provided; it is also a useful tool for consultation and sign off purposes. It could embrace a variety of elements including approach, parking, drop-off, entrances, circulation, sanitary, other facilities and detailed elements, such as signage. Means of Escape: The Regulatory Reform Orders require a risk assessment to be undertaken. During the design, construction and operation of the building, it is necessary to ensure the safe evacuation of all. Areas to be considered are fire compartments, sprinklers, use of lifts for evacuation, refuges, staircase design, flashing beacons and paging systems. Handover: At handover, it is recommended that there is an Access Statement which outlines the measures taken and clarifications agreed during the design and construction process. It will require regular updating and may include operational policies such as staff training requirements, customer care information and maintenance and repair policies. www.janesimpsonaccess.com

A
sk any heating systems manufacturer what would make life easier in terms of working with architects and consulting engineers on construction projects, and the answer would be “to be admitted to the design process as early as possible”.This has always been the case, even when dealing with conventional boilers and technologies that have been around for decades. However, renewable heating systems, including solar thermal, solar PV, CHP modules, heat pumps and biomass boilers, bring a new set of challenges ranging from product specification, controls, system design and integration to location and housing of plant within the building. In such a relatively new market where experience and education levels within the architecture industry are so varied, it is vital that heating systems manufacturers are consulted at the

outline design stage. Designing heating and renewable systems with the building ensures that the correct system is specified and the required space is available for the plant. A fact that is commonly overlooked is that renewable systems often require additional space to conventional heating systems.This could be a plant room for additional heating water cylinders or pumps or exterior locations for solar panels, for example. Many properties for which solar has been identified lack sufficient, unshaded surface areas on which to lay the required number of collectors. Consideration phase Plant is easier to install with less likelihood of delay or on-site issues if the manufacturer gets involved early enough. It is not just space for the solar panels themselves that is important; there

needs to be a safety perimeter in which the installer can work plus room for safety cables. Access for scaffolding is also important. Exploring the detail of heating options early provides a longer consideration phase in which the manufacturer and architect are able to evaluate a greater choice of products and solutions which would lead to greater efficiency and savings.Viessmann can run a series of usage simulations, balancing different combinations of technologies based on indepth technical knowledge. Architects can consider better how the use of the building could be enhanced by the heating/climate technology and factor this into the building design. Or too often, the manufacturer is brought in at the detailed design phase when key decisions have already been made; decisions that can’t be changed without significant expenditure and project delay. Poorly designed plans often result in the tendering process having to start again from scratch.

Increasingly,Viessmann is working with architects to reduce the cost of heating systems controls, reporting and maintenance.This is something that also has to be considered in the early design phase when specifying plant to budget.Through the latest, fully-integrated renewable heating controls, expensive BMS controls can be eradicated, often saving thousands of pounds in capital costs and additionally delivering substantial operational efficiency gains.
The best time to involve the heating systems manufacturer is during the concept and design development parts of the design phase. It is valuable to be able to consider feedback from the initial planning application, for example, on hearing that a local authority demands a further 25% reduction in carbon.This is the crucial stage, where architects and engineers draw up a list of possible alternative strategies and where the manufacturers’ influence on technology selection can have a significant impact on the success of the project.
Although something of a comfort blanket to facilities managers and a popular tactic to acquire a good BREEAM credit rating, heating systems actually integrate more effectively without third party controls or a BMS.This is particularly the case when using plant from a single source, which is possible when a product range encompasses all fuel types. Using the same control platform for all technologies sequences and allows a greater dialogue and management between the technologies for a fraction of the cost.
Operational efficiency Unfortunately, it is not always the case that the engineers are up-to-date with

CPA’s design has transformed the dated library in the Learning Centre into bright, calming and flexible workspaces. Existing walls were demolished to create a large, airy open-plan working environment, implementing a variety of seating arrangements to cater for all studying methods. Passive surveillance and wayfinding are encouraged, with all areas of the library visible from the main entrance.

artwright Pickard Architects (CPA) and Mace have recently overseen the completion of the refurbishment of four London Metropolitan University (LMU) facilities, the Tower Building and Learning Centre, Holloway Road at the London North campus, and Moorgate and Central House on Whitechapel High Street at the London City campus. Mace and CPA were commissioned under a single procurement by the university for their ambitious cross-campus
refurbishment project.The aim of the project was to update and modernise the Learning Centre,Tower, Central House and Grade II-listed Moorgate buildings; and CPA’s design identified ways that areas that could be used more efficiently and introduced more informal learning spaces. Colour scheme aids navigation Adaptability of the space was key to the designs, ensuring that the workspaces are easily modifiable to future learning needs. Additionally each site is accentuated by a colour scheme as defined by LMU,
Informal study area In the Tower Building, the difference implemented by CPA is profound. Spontaneity is encouraged with the introduction of meeting places, touchdown benches and new coffee shop, including the striking Blue Met Lounge. In the previously unused atrium space, moveable soft seating, manufactured by Hitch Mylius, has been introduced to create a refreshed informal study area. Many historically redundant spaces throughout the campus are now utilised as learning spaces, such as the Tower’s ‘learning corridor’. An atmospheric hub The architects have been sensitive to the existing fabric of the building, retaining and highlighting existing structures and features through the use of bold colour and lighting. Opening the space up, CPA has successfully created an atmospheric hub FC&A speak to James Pickard, joint founder of Cartwright Pickard Architects and director of the London office, about the LMU project. Did you have any difficulties in meeting the client’s brief? The brief was established and developed in close collaboration with LMU and the relevant stakeholders to ensure that their needs were identified and met. Did the closeness to the listed buildings cause any changes in your initial ideas/design? Works to the listed building were carefully considered and discussed with the conservation and planning officers during the design development stage and as such the initial design was always considerate of the listed building status. What sustainability/energy efficiency features were incorporated? Sustainability and energy efficient improvements were chosen based on the where they could most easily and cost

area, encouraging informal learning on a group and individual basis.

Lighting is on a PIR system to ensure that they are only used when the space is occupied, and where possible efficient LED lighting has been introduced. Can you tell us a bit more about the surveillance system? Passive surveillance has been introduced where possible through the addition of windows and glazing onto external communal spaces which ensures these are both overlooked by the building’s occupants and helps create an active frontage and connection between inside

and outside. Internally the openingup of existing cellular spaces and the introduction of glass partitions to new offices and meeting rooms ensures maximum visibility and surveillance for all users. Did you use any unusual materials? Durat was used on the reception desks and touch down benches because of its appearance, durability and because it’s made from 50% recycled materials. Bespoke coffered metal ceiling tiles were introduced in the Learning Centre with integrated lighting to maximize the floor to ceiling height while covering the ductwork and chilled beams. What is your favourite aspect of this design – and of what are you most proud? The designs are flexible and robust allowing the University to adapt them to their needs thus future proofing the spaces. I’m most proud of the positive feedback from the students and faculty using the spaces!

Care and y t i n u m m co Amid growing concerns about the supply of quality housing for older people in the UK, contractors are under even greater pressure to provide homes that enable individuals to remain independent in homes that suit their changing needs. John Parry, Operations Director of the Leadbitter Group’s Central Housing division, looks at how design, flexibility and originality are important factors in the construction of housing for the elderly.
T
he UK’s ageing population brings with it the challenge of providing accommodation that helps ease the impact of impairments to mobility and sensory and mental faculties that come with old age. For example, around 820,000 people in the UK are diagnosed with dementia alone, so contractors need to design and build homes that cater for a diverse range of individual needs.This requires the creation of homes that aid mental well-being, security and comfort whilst remaining affordable. An example of this is Alexandra Place in Wokingham. A joint venture between Catalyst Housing Group and Wokingham Borough Council, this new development provides housing for the over 55s, with ten ground floor flats designed

especially for people with dementia. Built on the same footprint of a traditional care home that became outdated and was demolished in 2009, Alexandra Place provides 46 one bedroom and 18 two bedroom apartments that reflect the best of what supported housing has to offer. While there is no standard blueprint for designing such housing, every step of the design process took into account the residents’ needs, ensuring that these homes will enable independent living for as long as possible. Elmgrove House in South East London has been redeveloped to provide 119 affordable homes, featuring cladding as an integral part of the £16m development’s aesthetic.When a secret fixing method was needed to provide a seamless finish free from the visible clutter of mechanical fixings, specifiers turned to SikaTack Panel Adhesive from Sika. After the cleaning and preparation of contact points, powerful double-sided Sika Fixing Tape was applied to hold panels in place temporarily whilst the SikaTack Panel Adhesive cured. Following this, the adhesive was applied to the cladding and supports, which were fixed in place to form a permanent bond.

The building has been designed around a main atrium space. T12 bridge, constructed by BAM Nuttall, has a span of around 55m and crosses over Stratford High Street, connecting a car and coach park with an underpass leading into the Olympic park. Roofing, Cladding & Insulation Rock rolls with roof deflections When a major contractor was commissioned to renovate over 20 schools in the North West it turned to Rock to install traditional inverted roofs on the first two projects to get the green light. With large expanses of flat roofing – and energy efficiency as well as waterproofing key – the kit specified was Rock’s Flexiphalte triple protection system, a fully bonded high performance waterproofing system combining a high performance membrane; durable Flexiphalte Pommar polymer modified mastic asphalt; and 180mm thick ROOFMATE SL-A insulation from Dow Building Solutions.The system was covered with ballast and paving slabs for a standard inverted roof finish.

Both designs are considered correct practice as long as drainage is adequate – but for zero pitch roofs this means any possibility of deflections must be designed-out in order to ensure water will not pond on the roof.
The additional asphalt fuses entirely with the existing layer providing a fully-bonded system - but with no deflections. The solution can be built in at design stage where a zero pitch roof is favoured for cost reasons, or retrofitted if deflections need to be addressed once asphalt waterproofing has been completed.

Cityroofs speed up rooftop parking A fresh approach to rooftop parking has been taken at the new Westfield Stratford City, with the innovative Pardak® tensioned-slab paving system. Around 15,000m2 of Pardak has been installed over an inverted, well-insulated roof in open, upper levels directly over retail areas in the new centre. It enabled the project team to deliver reliable, lowmaintenance HVAC systems on time – and reduce the mechanical room footprint. The move also overcame persistent engineering problems.

ew Court is Rothschild’s 16-storey 20,992m2 headquarters in the denselypacked Bank Conservation Area in the City of London. Provision of engineering services to the building required three mechanical rooms and presented many challenges. In addition to robustness and reliability of the systems, key considerations included meeting demanding schedules, ease of installation and maintenance, cleanliness, and reducing the mechanical room footprint. Consulting engineers Arup initially specified welding for the low temperature hot water and air conditioning systems.Yet they needed to overcome the repeated problems Rothschild had experienced with this method – in particular the failure of rubber bellows used to reduce noise and vibration in plant rooms and the ongoing maintenance needs associated with them. Many benefits When engineers from Arup and Rothschild saw demonstrations of Victaulic products they were convinced of the many benefits of grooved technology.The advantages included eliminating the need for rubber bellows and bulky flanged units by installing three flexible couplings each side of a
pump. “It was clear that using Victaulic flexible couplings in and around the mechanical room was the best solution. Not only do they offer superior noise and vibration attenuation, but they also combine flexibility with durability to give us a maintenance-free system for the life of the building,” said Arup Senior Engineer, Krys Lanowski. “Our meetings with Victaulic’s engineers to discuss value engineering and how using their systems could reduce the mechanical room footprint were also invaluable.They made me confident that changing to Victaulic was the right decision.” Maximising performance Engineering services throughout the building were installed using a range of Victaulic rigid and flexible couplings, valves, mechanical Ts and suction diffusers on steel pipe from 2" – 12" in diameter.The tightness of the architectural and structural design made it essential to minimise the footprint of the installed pump setup. Eliminating rubber bellows through the use of flexible couplings was one way of saving space. Using suction diffusers in place of flanged strainers was another.These devices straighten out spinning fluid as it enters a bend, avoiding the need for long, straight runs of pipe into a pump suction,
whilst maximising pump performance. “The finished pipework system exhibits engineering excellence throughout,” said Head of Premises at NM Rothschild & Sons, Roger Wragg. “Victaulic’s products are a superb example of excellence in engineering design: simple, quality-assured and absolutely dependable in use.We found them quick and easy to install on site.” cc-uk@victaulic.be

Decksafe Solutions get a grip Fairstead Homes had encountered problems with a two year old wood-plastic composite decking; the decking had become warped and distorted causing trip hazards, and the walking surface had become slippery, especially in wet conditions. Triton’s combined system guarantees watertight basement Sourcing all the elements of a combined waterproofing system from one expert supplier is convenient, saves time and, most importantly, avoids any potential split responsibility issues. This was the approach taken by specialist basement contractors, MGA, in the construction of a very high specification new build London property comprising a multi level basement with swimming pool and gym. Having removed the damaged concrete screed and original polythene sheet waterproofing membrane, specialist contractor Castle Contracting replaced it using a Kempertec AC Primer and Kemperol V210 cold-applied liquid waterproofing membrane. Castle Contracting applied the primer and then the V210 cold-applied waterproofing system directly onto the 750m² concrete bowl. Deb’s washroom solution saves water, time and money Sustainability and resource efficiency are a growing environmental concern across the world. Many organisations are striving to reduce their environmental impact and in the process save money by using less energy and natural resources. enquiry@deb.co.uk 080 An area that organisations often overlook when assessing their environmental impact is the washroom, which accounts for around 65% of water use in many businesses. So what consideration can be made to reduce water usage in the washroom? Whilst there are numerous ways to save water, one consideration should be the choice of soap. Independent research, commissioned by Deb, has shown that when using foam soap, people use 16% less water than when using liquid soap.
However, water savings can be increased further by adopting Deb’s recommended foam soap hand washing technique – dispense, lather, tap on, rinse. By switching to this method people could use up to 45% less water compared with liquid soap. Additionally, as less water is required for rinsing, there are also savings to be made in energy use and CO2 emissions. Additionally, as foam soap is eight times more spreadable than the lotion soap, less product is used. Interestingly, using less product does not equate to less efficacy; research shows that there is no significant difference in the
cleaning ability between 0.7ml of Deb foam soap compared to 1.1ml of the lotion soap. Are there any other benefits to using a foam soap? Yes, because chemicals are not needed to thicken the soap (the lather is created by adding air) foam soaps biodegrade more easily. Finally, using a foam hand wash translates to more washes in the same amount of packaging; you get a third more washes meaning the cartridge has to be replaced less often, which ultimately saves time and money.

he premium range includes High Build Rust Inhibiting Metal Primer and High Performance Gloss for Metal, as well as High Build Micaceous Iron Oxide. These coatings can be used to decorate and protect any correctly prepared new or previously painted ferrous or non-ferrous metalwork, including structural steelwork, railings, fire escapes, gates and shutters. Durable and high sheen The High Performance Gloss for Metal, supplied in black, white and over 1800 tintable colours, is intended for use wherever a durable, long-lasting, high sheen finish is required. one or two coats will offer up to ten years’ metal protection in a standard Crown Trade High Performance system. The gloss can be applied onto previously painted surfaces, which need to first be cleaned and spot primed, while new metal requires cleaning and a preparatory coat of High Build Rust Inhibiting Metal Primer. Protection is key This high level of protection can be extended further still, for up to fifteen years, if one or two coats of High Build Micaceous Iron Oxide are applied beneath the gloss top coat. Offering a highly effective barrier against corrosion, High Build Micaceous Iron Oxide is an excellent intermediate coat. Where protection is the key priority and the choice of colour and a high sheen finish are unimportant it can also be used as a finish in its own right.

Expanding school gets new Wernick classrooms “It’s all about trust and relationships.” This was the first comment that Italo Cafolla, the head-teacher of Castleview School, Slough, made about the five new modular classrooms recently delivered to his school. The school age population in Castleview’s catchment area is growing rapidly and the extra classroom accommodation was desperately needed, but getting it delivered into the middle of a crowded campus, with only one narrow entrance and also while the school was in operation had caused him a few sleepless nights. But, as Italo went on to explain, “Wernick Buildings’ site staff were a totally professional solution-driven team”. The school takes children from nursery to

during term time, so Italo decided to extend the long royal wedding weekend and closed the school for an additional week. An eighty tonne crane lifted the seventeen modules that comprise the two buildings into position. From that moment the buildings were watertight. Stannah add style to megastore lifts When electrical giant Currys planned the launch of their Currys/PC World Megastores it was UK lift manufacturer Stannah that they consulted for their unique in-store lifts. The customer lifts, essential for the stores with mezzanine retail levels, were required to echo the light and airy feel of their customer experience, with an all-glass 13-person Stannah Maxilifts positioned within a wrap-around stairway decided upon. Stannah lift designers developed a blue print for Currys which has been applied across eleven locations to date. Each 2-stop hydraulic Stannah Maxilift passenger lift travels within a clear glass enclosure.The entrance and exit to the lift is on a single side that faces onto both retail floors and the rear of the shaft carries the visible drive system. The lift car interior has a polished steel control panel, half height full width mirror on the rear wall, brushed

The Stannah Goodsmaster 1000kg goods lift was modified to meet Currys need for a 2.2m high car in order to accommodate the stores’ larger than standard roll cages, often moving particularly large American-style white goods. Arch Timber is top of the class Schooldays are said to be the best days of your life; Arch Timber Protection is ensuring that they are also the safest, using its DRICON fire retardant treatment to protect internal timber at the new Passmores Academy building, Harlow, Essex. In September 2011, the students move into the new building at Tracyes Road, Harlow, which was designed in collaboration with the school staff to meet the needs of the staff and students. This purpose-built site includes environmentally-friendly building materials, such as internal natural wood linings. Arch used a DRICON Euroclass B fire treatment to protect around 10,000 linear metres of FSC-certified European oak cladding supplied by national timber merchant Arnold Laver Timber World, which was installed by joiners and carpenters M Contractors, which used the oak internal wood cladding for the largest internal cladding aspect of the project.

Foremans shows its class
Portakabin, the UK’s leading modular building specialist, has created a state-of-the-art interim production village for Endemol, the world’s largest independent production company and creators of the popular reality TV series ‘Big Brother’. Located next to the famous ‘Big Brother’ house, 38 modular buildings of varying sizes totalling 1,000m2 were sourced, fully fitted out and installed by Portakabin in just four weeks from receipt of order to meet strict TV pre-production schedules.
