Asheville's third quarter continued from strength to strength in Q3 of 2021. Despite continued inventory challenges, the market continued to be consistent in Sold Homes, with a slight upward tick in Closed Sales vs 2020. As Asheville continues to deplete its existing inventory to the smallest supply on record, prices continue to gradually rise.

SALES. The number of Closed Sales in Q3 increased by just over 3% on 2020 results. Days on Market in Asheville continues to plunge, dropping to a whopping -52% over Q3 last year. Land has drastically decreased in Days on Market, dropping by -30.8%! In-town lots for sale are difficult to come by and while the demand has consistent inventory coming to market, in Q3 we saw a drop of -22.7% on new land listings vs this time last year.

Buncombe County property sales have continued to rise in tandem with Asheville’s. High demand and a shrinking inventory are working together to bring the Months' Supply under a remarkable 1.6, for the quarter. SALES. Buncombe County Closed Sales fell almost 3% on 2020's figures, showing demand but also the first signs of a slowing of this frenetic pace. Land sales in the county rose 3.54 %, showing buyer trends in 2021

Affordability is still a major factor in 2021 buying trends, with a continued focus on buyers seeking more space, larger lots, and privacy. NEGOTIABILITY. Similarities continue to exist between the two markets of Asheville and Buncombe Co., with both following a parallel path. Buyer trends in the county continue to demonstrate buyers seeking homes with more flexible living and larger lot sizes, compared to Asheville’s more densely populated communities.
