Another bonus is being convenient to Philadelphia, Washington D.C. and New York. In Montana, agents like Cindi Hayne, Berkshire Hathaway HomeServices Montana Properties, are getting calls at all hours from potential buyers. “We’re seeing more people coming from the East Coast than we have in the

All were attracted to the amount of open land, as well as proximity to Bozeman, only minutes away. “Most people moving from out of state want to be able to say they bought a Montana ranch. And that infers that it has horses, maybe cattle, land and mountain views,” explains Reddick. “Obviously, horses and Montana go hand in hand,” says Hayne. “We have so many properties for equestrians, from week- end trail riders to competitors in almost every discipline.” In Montana, equestrian properties and a ranch are not always synonymous. Reddick’s recent sales included “cattle as well as excellent equestrian facilities.” In Portugal, equestrian properties are at a premium, limited generally by the avail- ability of land. Still, Hannah Wood, director of operations at Berkshire Hathaway Home- Services Portugal Property, says interest in equestrian pursuits is strong with almost a year-round roster of competitive events, including hunter/jumper. Montana is also home to the Stock Farm Club in Big Sky Country, which includes the state’s top-rated golf course.

Wellington and Palm Beach are also recognized as global hubs for polo. Less than an hour away, Palm City beckons a varied group of riders, professionals, and trainers, and recently a growing number of city dwellers looking for primary or second homes. Five-acre zoning is a big draw. “We have a lot of young families that move out to acreage or an 8-acre property to be able to have other animals. They might have a horse, but they also want a goat and chickens,” shares Joan Rogers with the Horsepower Team, Berkshire Hathaway HomeServices Florida Realty. Almost all equestrian disciplines from barrel racing and team penning to dressage, show jumping, driving and polo can be found here, according to Rogers. “There is even a rodeo every year.” Most Desired? Trails and Open Space Interest in so many different equine pursuits is not isolated to Florida. In Chester County, in addition to hunter/jumper and dressage, eventing is a growing interest. Always desired is access to trails, and there is extensive open space here thanks to one of most notable preservation efforts on the East Coast. Legendary estates along Chicago’s North Shore often included horses. Now, for acreage and horse farms, one must look farther from the city to towns such as Libertyville and Barrington Hills. But throughout the region, there is tremendous interest in horses, competition and training throughout the area. And Kay Feldmar, with Berkshire Hathaway HomeServices Chicago, says there are also a number of traveling trainers. Although states like Montana and Wyoming are perceived as places for Western-style riding, that is changing. “In Montana, you get the equestrian side of things, but more westernized,” says Hayne. “When people come here, they find we 22

roping and team penning. We also have all the disciplines for English riders, including international four-star, threeday events at Rebecca Farm in Kalispell, which has become the largest eventing competition in the U.S.” Still, from weekend pleasure riders to competitors, people want proximity to trails. “I have clients who want to be close to trails where they can ride out from their house very quickly into the forest. There are canyons up and down the Bitterroot Valley; almost everyone has a trail that goes back to a wilderness area. I would say for 50 percent of the people, access to trails is one of their primary concerns,” says Freeman.


Equestrian Demands Few would disagree that the equestrian realm is complicated and that “horse people” occupy a special world. Agents who specialize in equine properties say simply owning a horse doesn’t make someone an equestrian. In fact, most agents differentiate between a true equestrian property and a house, basic or luxury, with a barn and a few stalls.

And any sizable property or an upper-end barn will also include an apartment, usually for a barn manager. Arenas can be any size, with dressage requiring the largest dimensions. For an upper-end horse property, buyers look for an indoor arena, and an indoor arena is one feature that moves a property to the upper end. Indoor arenas are important to many buyers right now, according to Anna Sogliuzzo, with Berkshire Hathaway HomeServices New England Properties in Wallingford, Connecticut. Having all the horse facilities ready at move-in is non-negotiable. And horse people often look at the equine facilities before the house. “A real horse person might not care what the house looks like, but the barn has to be immaculate, functional and a decision will be made on the horse facilities,” says Hayne. Sometimes barns, arenas and outbuilding surpass the home in quality, but in the upper end of the market, homes often will be equally stunning, often representing what is considered a classic for the region. In Connecticut, finding an older property with a barn is not unusual, but a recently fashioned country estate created on the site of a former cow farm is. This ultimate country sanctuary on 20 acres includes a huge three-level barn, competition-size dressage ring, multiple paddocks, turnout, lush gardens with fruit trees and exotic shrubs, a greenhouse and cottage shed. The home is equally impressive with exquisite craftsmanship and luxurious appointments. The barn’s ground level includes seven stalls, a wetroom, laundry and tack room. The second level, finished with trompe l’oeil ceiling and polished wood floors, was used to display a carriage col- lection. Sogliuzzo believes it would also be ideal for events since there is also a kitchen on this level.

What do true horse people look for? “People might have horses on one or two acres, but especially in the West, they typically want to see at least 10 acres of good ground, and irrigated ground, if you want to use it year-round,” says Freeman, noting what makes it a horse property are the amenities.” The amount of land might vary by region, but almost everywhere — land, the barn, turnout, an outdoor arena and a training area or pen — are critical components. “You have to have fencing that is safe for horses. Most properties need some cross fencing so you can move the horses back and forth. Most people want a reason- able horse barn with stalls, which can be anything from simple to grandiose,” says Freeman, noting costs for a barn might range from $50,000

Zoning is something horse buyers should keep in mind, according to Sogliuzzo. They should check out the number of horses permitted. “If they want an indoor arena, and there isn’t one, then they need to know they have enough space to put one in,” she adds. What to look for in an agent if you are interested in equestrian properties? Experience with these types of properties and with horses in general. Rogers has two notable, experienced riders on her team. Feldmar has been a USEF horse show judge for 30 years. Also, important, is knowledge of the requirements of so many varied disciplines. “You have to be able to speak horse,” says Hayne, who is past president of the Montana Hunter/Jumper State Association. You should have a track record of selling equestrian specific properties and be able to match that person’s discipline with what the property offers,” she adds. 23
