Greece, an enchanting Mediterranean getaway, is being rediscovered by travelers, as well as luxury homebuyers. By Rodger Grody

ne of the world’s most revered cultures, ancient Greece has had a pro- found influence on modern society — in government, law, architecture, science, and sports. As a travel destination, modern Greece is the perfect place to immerse one- self in history while catching some rays on idyllic islands lapped by the warm, turquoise waters of the Mediterranean. The nation is magical to visit, but its luxury real estate market invites longer stays. Offering properties throughout Greece is Berkshire Hathaway HomeServices Athens Properties, established just last May by managing partner Kyriakos Xydis and partner George Karakovounis. Ancient Attractions Travel writer Matt Barrett — his online Greece travel guides (www.greecetravel. com) have been valued by explorers for 26 years — insists Greece never loses its allure. “To begin with, the mountains, the sea and the light give life a clarity you don’t find elsewhere,” states Barrett, who adds, “I find that when I arrive, there it’s an awakening.” Barrett recognizes the need for first-time visitors to experience marquee tourist attractions like the Acropolis and ancient Delphi. But,

he insists, “The best thing to do is choose one place, a village by the sea, or in the mountains, to spend a week and immerse yourself in the life there.” The research organization Euromonitor International indicated that prior to the pandemic, Athens had the continent’s second fastest growth rate in tourist volume, and the Greek government hopes that will rebound as international travel resumes. Robust tourism fuels the real estate market, with many visitors invariably wanting to buy a vacation home of their own to return to. Cosmopolitan Athens Athens is viewed by many as a giant outdoor museum, but like Rome its antiquities are blended with a chic, sophisticated lifestyle reflected in designer boutiques, trendy restaurants and modern art. The city’s architecture extends far beyond temples with Corinthian columns, as modern design was introduced in the 1930s, influenced by European icons Le Corbusier and Walter Gropius. GREECE “The Greek real estate market remains attractive, with prices below their peaks by 35 percent, allowing for very good returns on investment.”

“The Athenians and those of us who visit regularly and are used to the pace of life actually find the so-called ‘Great Capitals of Europe’ kind of boring,” asserts travel writer Barrett. He cites Athens’ unrivaled museums, dining and nightlife, and proximity to beaches (some right in town), and loves the city’s unique energy. A potential game changer for Athens’ sleepy image is the Hellinikon, a 66.7 million- squarefoot megaproject with an almost $10 billion price tag and the acclaimed design of celebrity architect Norman Foster. “This is a development designed with everybody in mind, full of landmarks,” states Xydis. This project, as well as a new hotel complex at Asteria Glyfadas, is expected to generate considerable momentum for the already fashionable Athens Riviera. “The dominant luxury neighborhoods are located in the city’s south suburbs,” says Xydis of the Athens Riviera communities of Glyfada, Voula and Vouliagmeni. “Greeks buy there, but the presence of foreigners is very strong,” says Karakovounis, who adds, “I would say that 80 percent of foreigners prefer these places when they buy in Athens.”

Representing luxury in Vouliagmeni is a 25,000-square-foot newly constructed villa, offered at approximately $18.34 million. “I don’t think there’s any city in the world with more good restaurants,” says Barrett of Athens, and suggests the quality is consistently high from inexpensive family-run tavernas to Michelin-starred restaurants. Among luxury hotels, the writer favors the historic Grande Bretagne and the more modern Electra Palace in Plaka, a car-free neighborhood below the Acropolis. The Resort Islands Athens is only a part of the Greek luxury market, with beachfront properties on the islands of Crete, Mykonos, Corfu, and others providing a lifestyle akin to the French Riviera or Spain’s Costa del Sol. Writer Barrett’s favorite Greek island is Lesbos, a less discovered destination with more affordable real estate. “It’s a large multifaceted island, almost like a small country, and being so close to Turkey it has an Asia Minor feel to it,” he says, lauding uncrowded beaches, bountiful seafood and bird-


watching among its attractions. Barrett also enjoys Sifnos, Syros and Kea, as well as Santorini, Mykonos and Crete in the off-season. Xydis reports that Greece’s penchant for modern architecture is apparent on the more fashionable islands, some of whose coastal areas resemble Malibu, California. Not- ing the Cycladic islands — the best- known being Mykonos, Santorini, Paros, and Naxos — are very accessible from Athens, Karakovounis says, “These precious gems of the Aegean Sea are picture-perfect places where whitewashed villages tumble down to azure bays.” He reports, “In Mykonos, many Greek and international architects create modern houses and villas of exceptional contemporary design.”

Prices of Athens residential properties still lag well behind places like Paris or Madrid, and Greece’s resort island real estate remains considerably less pricy than Ibiza, Saint-Tropez or Mallorca. According to the Global Property Guide, Greek residential property averages about $411 per square foot compared to $1,445 in France or $562 in Spain. According to the report, Greece is only slightly more expensive than much less glamorous nations like Estonia, Ukraine and Latvia.
