ver since seeing Romancing the Stone at age 8, I’ve wanted to go to Colombia. I still do. And somehow, despite having very close friends who are Colombian, I haven’t been. The Colombians I know are charming, engaging and fiercely proud of their country. They are the best storytellers and can keep you laughing for hours. My desire to visit has been reinvigorated after spending time in the company of stylish Colombian cousins Giovanna Campagna and Cloclo Echavarria. Their company, CREO Consulting, seems to have been born at just the right time. More and more people are keen to make a statement with their clothes, and the unique look of CREO’s designers is very appealing. It doesn’t hurt that from an investment standpoint, Colombia and Latin America are very exciting places to be right now and it was very clever of these women to spot the opportunity. I never fail to be excited when the September fashion issues hit the stands. I buy them all, get tucked up in bed and spend time imagining myself in those extraordinary clothes. I love the fantasy of it all. This September, we were lucky enough have the fashion story crafted by Vanity Fair’s Amy Fine Collins. Shot at Studio 153, a new performance space and photography studio in Red Hook, Brooklyn, the models are dancers from the Fadi J. Khoury dance company who used Amy as their muse. We will also be featuring a special collaboration with the Madison Avenue BID in honor of their 20th anniversary, and to salute the Icons of Madison Avenue. In addition, we will be rounding up the best places to book your next getaway and will hold our first AVENUE luxury travel summit—the ultra-affluent customers, their spending habits as well as the best ways to market to them. From December through March, we publish as AVENUE in New York and as AVENUE on the Beach in Miami and Palm Beach, following our readers where they winter, beginning with art markets coverage. he best summer memories are often the private family ones. But that does not make a column. Fortunately for this scribe, and for you, the East End spews out two of the most reportable events of the summer: colorful, important, glamorous and unique. I speak of course (and yes, again), of both the Midsummer Party at the Parrish Art Museum and Robert Wilson’s 23rd annual Watermill Center Summer Benefit & Auction. Art seems to coalesce the ingredients for a great party: creative design, eclectic costumes, the collectors and collected, and a general sense of artistic abandon. At least that’s what it does for me. The Midsummer Party at the Parrish brings together all that in the still newish and much admired Herzog & de Meuron–designed building. This year, the exhibit “Radical Seafaring” inspired Ron Wendt Design’s rope-strewn Emily Mortimer, Alessandro Nivola and Terrie Sultan tables and fluttering sails overhead. The entire museum served as inspiration for Jonah Bokaer’s inaugural “Platform” exhibit, combining choreography, art and film. Barbara Slifka was honored for her philanthropy, and when Robert Wilson began his introduction with yips, woofs and barks, I reminded my dinner partner, Eric Fischl, that she is a board member of the Animal Rescue Fund of the Hamptons. Emily Mortimer and Alessandro Nivola were honorary chairs, and had special connections to the museum—his sculptor grandfather, Constantino, is in the permanent collection, and their children participate in the children’s programs. A rousing auction featured a private Jean-Georges dinner at Topping Rose and a Bulgari Lucea watch. A bevy of artists always support their institution, among them this year Geoffrey April Gornik Eric Fischl Ala and Ralph Isham Bradfield, Alice Aycock, April Gornik, Donald Sultan, Donald Lipski, Dorothea Rockburne, Clifford Ross, Malcolm Morley and Bryan Hunt. And many of the guests are also artistically inclined: Nicole Miller (fashion), Ala Isham (art into fashion), Billy Rayner (watercolors), Dorothy Lichtenstein (living art) Jimmy and Margo Nederlander (theater), and more: Chad Leat, Veronica Atkins, Peter Haveles, Fred and Robin Seegal and Parrish director Terrie Sultan. Katharina Otto-Bernstein and Inga Maren Otto Creativity peaked at Robert Wilson’s 23rd Annual Watermill Center Summer Benefit & Auction, this year appropriately titled FADA: House of Madness. The largest crowd ever coursed through the famed outdoor installations, this year including feathered Robert Wilson Giancarla Berti fellows titled “Angels of Apocalypse” accompanied by Oscar-nominated Anohni “sounds,” Pussy Riot’s “Make America Great Again” reacting installation and John Margarita’s one-ton water tank, containing a very game gent in a Speedo, held down by weights. Suffice to say, there was no dearth of dinner topics, not that supper slowed it down. Norwegian performer Tori Wrånes was lowered from the tent ceiling, undulating and emitting lovely noises. Auctioneer Simon de Pury, emanating perhaps a little less lovely, provided highly effective noise, resulting in $1 million toward the $2 million raised. And, as if in contrast, the demure honoree, Giancarla Berti, was introduced by a beaming Bob. While Kanye West postponed his appearance till next year, rapper Ja Rule performed what I’m sure is your favorite ditty, “Put It on Me”, and DJ Mia Moretti spun. TERMINAL CONDITIONS In the area known today as Tribeca, fashionable New Yorkers flocked in the 1800s to St. John’s Park, a lush showplace bordered by elegant Federal townhouses. Then Commodore Vanderbilt clear-cut the park for a four-acre rail terminal.

he St. John’s Terminal Building, a grungy, monolithic freight warehouse built in 1934 as the terminus of the High Line elevated railway, is at the center of a massive and controversial proposed development that would transform the waterfront at the foot of Greenwich Village. To raise funds for critical repairs to Pier 40, the decaying commercial pier at Houston Street, the Hudson River Park Trust has agreed to accept $100 million from private developers for 200,000 square feet of unused air rights, which would be transferred from the pier to the St. John’s site, just across the West Side Highway. The proposal, which would require zoning changes, is now working its way through the city’s land-use review process. If approved by the City Council, the air rights sale would allow the St. John’s developers, Westbrook Partners and Atlas Capital Group L.L.C., to put up five buildings, ranging from 175 to 430 feet tall, between Clarkson and Charlton Streets. At two million square feet, more than five times the size of the nearby Trump SoHo, the project is something of a beast. It would include 1,586 apartments, significant retail space, and a hotel or office tower. Some area residents worry that it could set a precedent for similarly giant projects nearby. The scale and controversy of the project recall the tremors that shook the area a few blocks south in the 1860s, when Cornelius Vanderbilt, known as the Commodore, had the temerity to build the original St. John’s Freight Terminal in the very heart of what had once been a serene and elite residential neighborhood. St. John’s Park, bordered by Varick, Beach, Hudson and Laight Streets in a wild, marshy part of what is today known as Tribeca, had been laid out in 1803 by Trinity Church in an effort to create a

residential enclave modeled on the gracious squares of London’s West End. As an added enticement, the church built a lovely chapel, called St. John’s, facing the park on Varick Street. But it was not until the 1820s that fashionable New Yorkers moved to the square in great numbers, building elegant Federal row houses around it and fencing off the park, which was reserved for the exclusive use of those who owned the bordering lots. No expense was spared in beautifying this lush showplace: Catalpas, cottonwoods, horse chestnuts and silver birches were planted, while fountains and gravel walkways were laid out with appealing symmetry. Over time, gaslights and curbstones were added. The area surrounding the park became “one of the most gravely respectable parts of the town,” as Harper’s Magazine described it, remaining at this “aristocratical high-water mark” into the 1840s, after which it became a mixed commercial and tenement neighborhood. The decline of St. John’s Park was hastened by the laying of train tracks down Hudson Street, the park’s western edge, by the Hudson River Railroad in 1851. But the ultimate insult came in 1866, when Commodore Vanderbilt, who controlled the railroad, purchased the park from Trinity Church and its co-owners for $1 million. Vanderbilt lost no time in chopping down 200 trees, tearing up the park, and building in its place a four-acre, fifty-foot-tall freight station of red brick and granite. A figure of Trumpian self-aggrandizement, Vanderbilt crowned the Hudson Street façade of his gargantuan new train shed with a 150-foot-long, 31-foot-high bronze bas relief celebrating his triumphs on land and sea. At the relief ’s center, in the sort of arched niche in which saints appear in churches, stood a twelve-foot-tall, four-ton

statue of the commodore himself. He wore a fur-trimmed overcoat, with his left hand, as The New York Times described it, “modestly extended.” To Vanderbilt’s left, along with images of Neptune and a sea monster, was a tableau honoring the commodore’s career as a ferry entrepreneur and steamship operator, including the image of a mighty steamer called, unsurprisingly, the Vanderbilt. To the commodore’s right were depicted his railway achievements, presented in the context of their contributions to American prosperity: an eagle, a sword-wielding personification of Liberty, and a rendition of the St. John’s depot itself, from which emerged several train cars pulled by a locomotive named, yes, C. Vanderbilt. The monumental terminal aroused in the public just about every feeling but indifference. The Times admired the commodore’s “genius for the sensational,” while George Templeton Strong, a high-born lawyer and diarist, was disgusted by the “hideous group of molten images,” which he ridiculed as an “act of Idolatry and Mammon Worship—the honor thus paid to a successful money-maker as a Hero.” Scientific American was similarly derisive, as the architectural historian Christopher Gray has observed. Under the headline “A Huge Joke in Brass,” the magazine mocked Vanderbilt’s colossal overcoat, noting that it was “ample to protect from frost a Siberian sledge driver”; the bronze reliefs were “absurd,” the magazine opined, “in many respects ridiculously so.” The terminal’s transformative effect on the once genteel neighborhood was immediate. Even before the depot was completed, the Times 42 | AVENUE MAGAZINE • SEPTEMBER 2016

lamented of the area that “privileged nursery-maids and children no longer wander or gambol through its rural precincts.” Women were rarely seen outside the “surrounding cheap boarding-houses,” which tended to be crowded with young retail clerks. One line of houses on the formerly exclusive square had come to be called Hash Row. By 1885, an average of 275 freight cars were rumbling daily through the once placid neighborhood, carrying such cargo as butter, fruit, hides and machinery. The depot, Harper’s declared, had “crushed the region utterly, so far as its fitness to be an abiding-place of polite society was concerned”; by 1893 the once fine houses were “tragedies in mellowtoned brick and carved wood-work that once was very beautiful.” In 1934, the successor St. John’s Terminal was built closer to the waterfront at its current location on West Street, where a shabby, faded banner still bears the words “St. John’s Center.” The building’s forebear was demolished two years later. Appropriately, perhaps, both the site of the original terminal and the imperial bronze statue that stood atop it are today all but swallowed up by the city’s transportation infrastructure. Much of the St. John’s site is now given over to a looping exit road from the Holland Tunnel. The sculpture of Vanderbilt, meanwhile, stands above 42nd Street in front of the downtown façade of Grand Central Terminal, generally unnoticed by the automobile drivers who whizz past him day and night. A

nother thing the two cousins believe strongly in is the rise of Colombia since the end of a decadeslong war with FARC, the guerrilla group that terrorized the country for decades. A stable political situation, gold mines, natural resources and reasonable proximity to the United States (a JetBlue flight is only four and a half hours away and has just a one-hour time difference from New York) all point to a good place for dollar investments. When you add that to a hugely underreported resource, the extraordinary diligence of the Colombian people (“People are always shocked to see that it’s very normal to have a 7 a.m. meeting,” says Cloclo wryly), you have a place ripe with opportunity, and word on the street is that the hedge fund community are taking meetings down there like it was Dubai ’03. All of this points to Cloclo and Giovanna catching the wave at just the right time for a fashion investment opportunity. Their list of brands is growing: so far they have Pepa Pombo, Hunting Season, Magnetic Midnight, Mercedes Salazar, Mola Sasa, Carmelinas and Isolda. When it comes to choosing the firms they will represent, CREO is very picky, with good reason. They are determined showcase brands that can incorporate the rich tradition of artisanal craftsmanship that Colombia is known for but whose products don’t look like some cheap straw bag you bought on holiday: “We want the quality to be competitive on the global level and with the other things we find in Bergdorf Goodman,” says Giovanna. Bergdorf ’s just happens to be one of CREO’s early supporters, as is Moda Operandi, the online 48 | AVENUE MAGAZINE • SEPTEMBER 2016

f Brazilians captivated New Yorkers in the nineties and Russians were the group to watch in the “naughties,” then the newest crop of people who fascinate are the Colombians. The 2016 marriage between Lady Charlotte Wellesley and Colombian Alejandro Santo Domingo placed the country and its stylish exports firmly in the spotlight. Fiercely nationalistic, this is a group of people who combine old-fashioned glamour and an unapologetic love of a good time. And there is no point at which the Colombians and New Yorkers overlap more than in their shared love of fashion. Now, two well-connected young Colombian women have joined forces to form a gateway between burgeoning Latin American fashion brands and the New Yorkers keen to wear them. CREO Consulting is the brainchild of cousins Giovanna Campagna and Cloclo Echavarria, who see growing interest from sophisticated consumers who want to wear global fashion brands. Their company acts as an incubator to young Latin American and Colombian designers who might not have had the opportunity to crack the international apparel market, or the knowledge of how to do so. They both know their audience and their consumers well. Giovanna grew up in New York in an apartment her parents had at the Carlyle Hotel and attended the Spence School, St. Paul’s School and Princeton. She was in the middle of getting her master’s degree in Latin American art at the Courtauld Institute in London when she started spending more and more time with her cousin, Cloclo, whose education was mostly in Europe. She lived in Miami until she was 6 before heading to Switzerland for boarding school, eventually returning to the United States to attend Boston University. Both women worked in fashion and events after college, Giovanna under Sylvana Ward Durrett at Vogue and then for Stefano Tonchi at W and Cloclo as a creative adviser to events companies. Interestingly, although neither of the women lived as adults in Colombia full-time, they descend from a successful industrial family with strong ties throughout the country. After college they began regularly spending their vacations in Cartagena and Barranquilla. There, they’d pick up clothes or accessories from talented young designers, and when wearing them out on the town were besieged by friends asking where they got such cool, unique designs and demanding to know where to find such treasures for themselves. As most of the brands could only be found locally, Giovanna and Cloclo started to think about how to bring these designers to a broader market. Hence, CREO Consulting was born. Their mission as a company is to advise brands on everything from how to present their collections, to producing their lookbooks, to pitching to the international press. They are based in London and New York. “In New York we have a main showroom which is basically where we keep all the collections and pitch them to retailers,” Cloclo explains. “CREO means ‘I believe’ in Spanish. This is the belief we have in these brands. We would like retailers and press to also believe in them.”

retailer founded by Lauren Santo Domingo (married to another Colombian, Andres). Fivestory, Kirna Zabête and Armarium, the luxuryclothing service app, are the other retailers who stock CREO’s brands. Giovanna and Cloclo love a good backstory too. For instance, the designer behind the high-end headpiece brand Magnetic Midnight found a small group of artisans on the Pacific coast of Colombia who were expert weavers and had them create the pieces, and then founded a family business that would dip anything in gold. The results were so unique and interesting that trendsetters like Margherita Missoni wore one to Giovanna Battaglia’s rehearsal dinner. Another brand CREO is very proud of is Mola Sasa, who make artisanal clutches by an indigenous group called the Kuna. The designer, Yasmin Sabet, creates signature bags known as molas. She employs female craftswomen in the local community, and has a social responsibility streak: she teaches her employees life skills, as well as information about their own health and how to run their businesses. Giovanna adds, “What we love about that is that it’s helping to sustain these practices.” The women are passionate about their wish to help change New Yorkers’ perceptions about Colombia: “Because we had such a bad reputation for so long, we want to make sure that anyone who passes through has the best time possible,” says Cloclo. And they are clearly extremely hospitable to anyone adventurous enough to make their way down there, like Claire Distenfeld of Fivestory did last year. She was rewarded by an invitation to one of Cloclo’s legendary New Year Eve parties (always attended by various members of the Santo Domingo clan) and from all accounts it sounds like she had the trip of a lifetime.

There is clearly a great time to be had, as the women recount stories of cabalgatas, picnics spent on horseback, sometimes with a radio attached to saddles for extra atmosphere, and late-night salsa dancing fueled by the national drink, aguardiente. “In Colombia no matter who you are, if you are the president’s son or the farmer’s daughter, you’ll be drinking aguardiente,” says Cloclo. Colombia sounds like it could be the new Caribbean, even if its troubles aren’t entirely fixed. Cloclo has the final word on the topic: “Colombia, despite all its imperfections, is an amazing country. There is terrible traffic and the weather in Bogotá [the capital city] is not much better than London’s, and yet there is something magical about it. People still want to dance. Even with the levels of poverty, people are still smiling, we’re still known to be one of the happiest countries in the world, yet we’re never known to be one of the richest.” It sounds like the last part might change, but hopefully the Colombians will still keep smiling. ✦

acebook captures your life. Instagram filters it. Twitter keeps tabs on your every move. People are consuming each other’s lives more than they ever have. There is constant access to who wore what to which event, and it’s no surprise that even the largest of walk-in closets have trouble keeping up. “Once you’ve Instagrammed an outfit, it’s hard to re-wear it,” says Trisha Gregory, who founded on-call luxury clothing service Armarium with Alexandra Lind Rose. Rose is a fashion designer who has worked in the industry for more than 20 years, and Gregory formerly oversaw PR at Salvatore Ferragamo. Launched earlier this year, Armarium is a styling concierge service for the jet-setting crowd. The company lets women rent an outfit or accessory for a predetermined time—the standard is four days—so that they can have and wear a new design for each event they attend. Armarium features classic pieces, like the always-in-style little black dress, as well as exclusive styles, high-vintage fashion, or pieces that others in the market aren’t currently carrying. “We cater to women who love fashion, love trends and love statement pieces,” says Rose. Users visit Armarium online or though the company’s app, and they decide which outfit or collection best suits their needs. Next, they have the option to consult with a stylist; they then choose the date they need the outfit or accessory by, and voila! It appears on her doorstep right in time for the event. The company takes care of all the rest, including dry cleaning and return packaging. “Women get to try wearing designers whom they maybe haven’t tried yet,” says Gregory. “Sometimes, it’s a little intimidating to drop money to experiment with a new designer.” Armarium offers the designs at 10–20 percent of the retail price. New for pre-fall, Armarium has started carrying Missoni. The company celebrated with a Southampton launch party in mid-July, at the home of Marigay McKee, founder of MM Luxe Consulting. “How great is it is that with Armarium, you can have the pick of the runway?” says McKee, who is a friend of the Missoni family and a frequent Armarium user. She offered consulting services to Rose and Gregory when they first started the company. Key to Armarium’s strategy is its ability to offer customized services to its consumers. The Style Brigade is a group of hand-selected stylists who work with each customer to create the perfect look. Stylists have to have at least five years of experience in the luxury fashion world, and are available to Armarium’s customers for 15 minutes over the phone, or in person for an hour at Armarium’s Upper East Side showroom. As clients work with Armarium, they fill out a profile page that details their height, dimensions and favorite designers. Armarium keeps a robust client profile, keeping tabs on wish list items, and suggesting styles that may fit what a user is looking for. Armarium has styled women for most of the events in the New York charity circuit, as well as the Met Gala and the opening of the American Ballet Theater. “There have been a lot of people asking for clothes for a date or a wedding,” says Gregory. “We want women to try new things,” says Rose. “With fashion, you can do anything now. We want to encourage people to experiment and try outside the box.” ✦

AVENUE: What’s the mood in the New York real estate market now? SIMON: If you’re priced right, you can still move product, either renting it or selling it. And I think you’re going to see a huge drop-off in product—a lot of projects that are slated will not get built because financing is very, very difficult. The mood today is just very cautious. Buyers are looking around, they’re trying to negotiate. NAFTALI: We go back to the basics of real estate: Location is very important. The quality of the product is very important. The perfor-

mance of the developer is very important, and obviously price—you have to price right. If you check off each of those four elements, as a developer, you sell the product. AVENUE: Are economic and political factors abroad affecting residential real estate prices in New York City? WITKOFF: Morgan Stanley’s Global Head of Interest Rate Strategy just issued a forecast that 10-year U.S. treasury yields will fall 50 basis points, or 0.5 percentage point, to 1 percent in the first quarter of 2017. That’s wild, right? So if yields continue to fall to

If you can own an apartment in New York—the most liquid real estate market in the United States and, arguably, globally, and rent it out to earn a 2 percent yield with potential upside appreciation, that is a very attractive proposition in a 1 to 1.5 percent U.S. Treasury market. As a result, I believe foreign capital will continue to rotate into New York residential real estate. We’re currently seeing this at our new Tribeca project, 111 Murray—tons of foreign buyers there. AVENUE: What is your top luxury address, and what are the amenities and features? WITKOFF: Harold Lorber’s New Valley, Fisher Brothers, and Witikoff are developing 111 Murray. We’re huge believers in luxury amenities because people want one-stop shopping, to live there and have it all. At 111 Murray we have taken luxury to a new level. We have a Drybar-branded salon, 24-hour concierge services by Abigail Michaels with an

West 87th Street. It’s going to be 39 homes. We’ve got a basketball court, a climbing wall, an outdoor garden, a terrace garden, a fitness room and a library.

NAFTALI: West Village, the corner of West 10th and Washington. It’s an existing prewar building, and we have 39 homes. Everything is completely gut renovated; the bones and the space in each home are just very, very unique. We are creating a new carriage house, which will host the new lobby, and behind it a private garden, which I think is a great amenity for the building. There’s a beautiful library that sits just off the garden, a basketball court, rock climbing, sauna and a gym. DVORETT: We’re currently selling at Manhattan View at MiMA, a new condo designed by Jamie Drake in the Hudson Yards district. It has a basketball court, three terraces with grilling stations, outdoor movie theater, swimming pool, private Equinox only for folks in the building, and every other amenity imaginable. I think that as developers we all spend a lot of time thinking about how the building

NAFTALI: There are many new sponsors, and some of them overpay for the development. But if they are not experienced enough and they have overpaid, they are more likely to cut some corners. The buyer is going to see the end product only when the project is completed. So I think it’s very important to check the credibility and experience of the sponsor. SIMON: I agree. I think buyers are all very shrewd today. A sponsor is very important— the integrity of the sponsor.

AVENUE: What do millennials want in terms of their living space and building features?

WITKOFF: Yes, and I think for all the right reasons. New York is a great city.

DVORETT: One of the initiatives that we follow closely is the move to micro-units. The technology that’s been employed to get people to live in 250 or 300 square feet is pretty amazing. I think the jury is still out as to how people will feel after doing it for three, four, five years, but the mentality of efficient, smaller-scale living

SIMON: It’s like having oceanfront property. It’s a special thing in the city.

DVORETT: A low floor is usually a completely different experience than, let’s say, the 60th floor. It’s unique that our condo starts on 51—every one has incredible views.

DVORETT: I’ve been amazed by the integration of technology into the home living environment. You can open your front door with your phone instead of a key, and you can press a button on your phone and your lights go on to 27 different shades of green.… In the scheme of development now, there’s no reason why people can’t have all that technology today, and looking ahead, it kind of jogs your imagination to say what is the technology that people are going to have in their homes 10 years from now. Are we even going to have finishes anymore, or is it just going to be all a virtual world so everybody can hunt for Pokémon?

AVENUE: Do views drive sales? And how do they affect the price?

SIMON: I started in this business in the late ’80s and early ’90s, and when you think back on what condos used to be: developers finish the units, owners would come in, hire their designers, rip everything out: You don’t really see that anymore.…The bar keeps getting raised. People want more and more high-end, and the developers are more tied into that, and they are meeting the demands of what people want today.

NAFTALI: How it affects the price? I mean, just look at what was sold in the 57th Street

WITKOFF: I agree with everything that was said, but I think you were also asking

Upper East Side apartment at 930 Fifth Avenue for a family from London whom he worked with while designing their previous pied–à–terre in New York.“It can be really overwhelming for a client to design a home, but what’s important to us is guiding them through the process and making it more enjoyable. The goal is to end up with a space that is going to stay classic for a long time,” said Galiana. The apartment consists of one bedroom, two bathrooms, living room and kitchen. Plus, there’s a den, which includes a sofa bed, built-in bookcases, a desk and a TV—perfect for the client’s children, who stay at the apartment occasionally while attending college at Yale and Columbia. One of the challenges indeed was reusing most of the same furniture from the previous apartment and making it work in the new setting, but with Galiana’s skill, the finished space looks ever so tasteful that you’d likely think the pieces were chosen purposely. “The most rewarding part of my job is creating beautiful homes for people. I love when a client says to me—and I’ve been fortunate to hear this before—‘every time I walk down the stairs in the morning and look at where I live, I can’t believe it.’ That’s what I’m going for.” ✦ 80 | AVENUE MAGAZINE • SEPTEMBER 2016

ood things come to those who party. This has proven true for Erik Galiana, interior designer and owner of his namesake firm, which specializes in beautifying luxury properties across the globe. It all started 17 years ago, when Galiana moved back to New York after living in Miami for a while and threw a housewarming party at his apartment. After spending time decking out the space with the most elegant touches, about 100 people showed up at his door. Turns out, that very evening ignited his career in the field of interior design, with three job offers from guests. Today, his clients range from well-known personalities to real estate developers, sports figures and more. “It wasn’t my intention to get work out of the party; it just happened, and has been a career since then. I went back to school a couple of years later to reeducate myself,” said Galiana, who was working strictly on talent for the first two years. And what did those three jobs entail? “One client wanted to redesign a bedroom and another needed help with a restaurant. I ended up doing a project for the third client in Chicago,” he said. n my last column, we discussed the newest eateries on the East End (I hope you sampled at least a few of them), but the preliminary report for the first half of 2016 is in, so now it is back to business. While the general takeaway is that the Hamptons real estate market is still slowing, there is some good news behind all the numbers. The first quarter of 2016 turned out not to have been as gloomy as initially reported in the press. There were 492 home sales in the Hamptons in the first quarter, down 7.9 percent from 2015, and a total dollar volume of $958,076,424—just shy of $1 billion!—which was down only 1.6 percent from the same time last year. In the first half of the year, nearly every market area saw a decline in sales, but the breakaway star was Shelter Island. The traditionally quiet oasis nestled between the two forks saw a very dramatic 47 percent increase in sales. Those ferry lines just might be getting a bit longer this year. Overall, there seems to be a shift from a seller’s market to a buyer’s market. With so much inventory, prices are beginning to come down. So listen up—money is cheap and there is real opportunity out there, with plenty of time to enjoy the glorious Hamptons autumn. Begin looking for your dream house! ✦

Uncharted Territory In July, just before the two presidential nominating conventions, the Dow was at 18,516 when AVENUE sat down with a group of financial experts to get their take on investment strategies in the present setting. moderated by Julie

AVENUE: What level of caution are you taking? Where do you see opportunities?

TIEDEMANN: At Tiedemann we have a slightly elevated cash position, which is arguably the asset class that has been most repressed by central banks over the past seven or eight years.…The equity assets that we have are of higher quality, meaning larger, better balance sheets and generally better cash-distributing equity assets, and they are more U.S.-centric, focused on the consumer.

MORTIMER: It has been a hated bull market, and we sit here today at this table with the Dow at all-time record highs. I’m not getting any cakes of congratulations in the mail, and I haven’t the whole way up.…Bull markets tend

to end with froth and giddiness and glee, and this one has never come close to touching any of those. For this reason, I don’t believe we are at the top, but some caution may still be warranted, given that we are at fair value in U.S. equities.

GUERNSEY: You must monitor the opportunity to rebalance in order to keep [client portfolios] within the percentages of your agreed-upon client asset allocation. If you have a run-up in equities, you will move away from say your 60/40 mix (equity/fixed income). Often in managing wealth, investors think the hardest job is to outperform the market. It is equally challenging to manage the risk of portfolios via asset allocation in volatile global markets.

AVENUE: Do you see any historical similarities to the times we’re living in now?

MORTIMER: It is always different this time. But as Twain said, “History doesn’t repeat, but it rhymes.” We are always looking for historical economic and market patterns that are similar to where we find ourselves today. Some major themes that we see today are easy monetary policy, low interest rates, a fairly valued equity market and low inflation. Although no historical time matches these themes completely, we can draw on periods like late 2011 to provide some lessons. In that period, European growth was slowing, most global monetary policy was accommodative, inflation remained low, and markets had begun moving up close to fair value. Global equity markets, then, continued to stabilize

before eventually moving higher. While the drivers of markets today are slightly different, we believe that end result could be the same with equity markets, and heading higher over the next couple of years.

VOLTAGGIO: As Jeff said, while there are always some historical similarities to past markets, we’re currently experiencing very unique market and economic conditions. That said, there are some definitive action steps that we at Northern Trust advise our clients to consider taking during a strong market like the one we are presently in. These steps include rebalancing in a tax-efficient manner, which could include tax-loss harvesting. Also, consider front-loading charitable contributions using long-term appreciated stock. Also, consider “freezing” a successful Grantor Retained Annuity Trust (GRAT). A GRAT is a technique to move assets outside of a taxpayer’s taxable estate for the benefit of heirs. The current low-interest-rate environment, coupled with a strong market, has resulted in many GRATs outperforming the IRS-prescribed hurdle rate (1.8 percent for the month of July 2016). Taxpayers can solidify or lock in those gains by substituting risk assets in a GRAT with cash or short-term fixed income and then creating a new GRAT funded with those risk assets.

AVENUE: How do taxes factor into all of this?

VOLTAGGIO: Income, gift and estate taxes are a key consideration for taxable investors. The effectiveness of a financial and investment plan should be looked at on an aftertax basis. Tax-loss harvesting, prudent asset allocation planning, tax-smart charitable giving and proactive wealth transfer planning all play a role in meeting our clients’ goals and objectives.

FIAMMA: On the fine-art side, we see our insurance clients using 1031 exchanges, which is another tax-efficient strategy.

financial roundtable VOLTAGGIO: In a 1031 exchange, as Ron said, if, for example, I own an expensive painting that is held for investment, I can potentially defer the realization of capital gain upon sale if I redeploy the proceeds into another like-kind painting in a transaction that meets the criteria of IRC section 1031, potentially deferring millions in capital gain taxes.

FIAMMA: There are insurance considerations before, during and after these transactions, especially if circumstances require someone to temporarily own both items at the same time. Savvy collectors understand the need to protect their investments at every step. Peter “Tony” Guernsey Jr.

AVENUE: What are your clients concerned about? What are you talking to them about?

GUERNSEY: The transfer of vacation homes to family. Are the clients going to leave the homestead to their 3 children, or will they leave it to their 12 grandchildren? A constant conundrum. There’s no right answer to this, other than leaving a house to a lot of relatives rarely works and ensures that the family homestead will ultimately have to be sold. Keep in mind inheriting a major piece of real estate is a liability (of future maintenance), not an asset. To avoid losing the family house, we have seen families set up an endowment for the house. Then they have formed a committee, and appoint their children the role of CEO of expenses and maintenance. Then they rotate the CEO role every three years so every child has a fresh knowledge of how much it costs and the work

it is to keep their [ancestral home] going. We have lost a lot of great old family compounds— in Newport, the Hamptons, Nantucket, Martha’s Vineyard, Fisher’s Island, Block Island, Fire Island—because of poor estate planning. A grandparent or parent’s prefer-

TIEDEMANN: Through a variety of assets, which introduce a variety of both opportunities and risk. So, private real estate, master limited partnerships or energy infrastructure, dividend-paying equities—and very specifically, companies that have a history of consistently paying dividends and growing them over time—and closed-end funds that oftentimes trade at a meaningful discount during times of market stress. Within fixed income in a world with higher tax rates, a quality municipal portfolio, and then non-agency mortgages or structured credit.… There are explicit risks to all those,

AVENUE: As an insurer, do you get involved in consulting with people who have these assets?

FIAMMA: If something’s being bequeathed to a museum, to children or to some other entity, there’s always going to be an insurance

“THE EFFECTIVENESS OF A FINANCIAL AND INVESTMENT PLAN SHOULD BE LOOKED AT ON AN AFTER-TAX BASIS.” —JOHN VOLTAGGIO who have in their estate plans testamentary bequests to leave assets to charity at the death of both spouses. If the clients make those contributions to charity during life instead, there is an economic benefit in the form of a deduction for income tax purposes. The lifetime contribution also enables the clients to diversify what may be a concentrated position in a tax-efficient manner. Also, importantly, the clients can see the impact that their contribution has on the charity and the community.

GUERNSEY: A lot was given to us under Obama by moving the lifetime exemption to $5,450,000 per person. One common interest is that just about every investor (besides hedge funds and private equity firms) believes that the carried interest tax rate should go to ordinary tax rates. Clinton proposes bringing the lifetime gift back to $3.5 million and imposing a 45 percent estate tax. Trump promotes dropping the estate tax entirely. Either way the estate tax is not a big revenue generator, providing less than 1 percent of the annual federal

We’ve seen an interesting phenomenon where baby boomer children are selling their parents’ collections after inheriting them, and using the proceeds toward valuables they’re more passionate about—for example, replacing the art, heirloom jewelry and silver with vintage automobiles, wine or watches. This is where it becomes critical to work with a knowledgeable independent insurance advisor. Property and liability insurance should not be an afterthought to a personal wealth management or estate plan. In fact, it should have a proper seat at the table from day one.

AVENUE: What action steps should clients take as the stock market reaches historic highs?

VOLTAGGIO: As noted, one idea is to consider front-loading charitable contributions using long-term appreciated stock. Here at Northern Trust, we see a lot of clients

MORTIMER: The stock market is a leading economic indicator of the future, and it’s one of the best that we have. When it’s making all-time highs, it should be looked at as a potential signal for better economic times ahead. While the knee-jerk reaction at all-time highs is to reduce equity exposure, clients must consider the impact of capital gains taxes on their portfolios. While it may not be a bad strategy to take some money off the table, don’t think that all-time highs are a free pass to take gains. Many markets continue to perform quite well after taking out all-time highs, forcing clients that did sell to have to make another tough decision… knowing when to get back in.

TIEDEMANN: There are two analyses you have to make before you decide to sell. One is, what is my after-tax break-even on selling? And the other is, what am I going to do with that capital now? The first answer you get might inform just how attractive the asset you are reinvesting into needs to be prior to selling and incurring the tax gain.

hen Eddie Shapiro was 18, he left Israel and arrived in New York City with plans to follow a music career. “I had a job and a room to rent within the first week,” he says. “While pursuing music, I also had day gigs, one of which led me to real estate.” For Shapiro, those early days were all about survival. “Maybe being alone in a foreign country gave me a stronger drive, or maybe it was just that I was a little more aggressive and shrewd,” he says. “I’m not exactly sure why, but real estate clicked right away.” In the decades since, Shapiro has ventured into building, investing, commercial, residential, technology, marketing— every single facet of the real estate business. “I can work in any role at any time,” he says. “I’ve had to learn it all and build it brick by brick. I’m very proud of that in particular. Tell me it can’t be done and I’ll show you how it can and how I’ve done it once before. I love this business. I will probably continue with it until the end of my life.”

MANHATTAN IS BOOMING Shapiro is also certain that Manhattan’s real estate market is as strong as ever, despite some uncertainty during this election year. “There’s also been some over-the-top hype in some media coverage regarding market velocity, which makes people more cautious and calculated,” he says. “Prices are holding steady on properly priced property, and units between $1 million to $3 million are flying off the shelves as usual.” And, despite concerns over the number of projects under construction, Shapiro is sure that the market will continue to prosper: “I’m very confident that while we have experienced booming years, it doesn’t mean that this time the market can’t sustain and continue to prosper.” In the end, with continuous turmoil in every corner of the globe, the Manhattan market remains strong. “New York City real estate has never been more stable, safe for investment or as in demand as it is now,” he says.

Part 3: Facial Rejuvenation—From Fillers to Botox As told to AVENUE by David P. Rapaport, M.D. FACS

Y

ou can’t understand rejuvenation until you understand facial aging. Think of those magnificent Da Vinci

sketches of aging men. There’s a hollowness to the face, especially around the eyes, temples and cheeks, and there are folds around the mouth. As we grow older, there is a loss of elasticity in the tissue, most often leading to jowls in the face and neck. You may find this a little shocking, but facial deflation actually starts at around the age of 30 for most people. Enter the fillers! Over the past ten years and particularly recently, fillers have become increasingly more effective, and our experience using them far more advanced. Most belong to the “HA” family, hyaluronic acid, a naturally existing lubricant in all mammals that has now been successfully cloned and stabilized. Brand names include Juvéderm products like Voluma, as well as Restylane products. The great news is that HA products are safe and allergy free, and reversible if overfilling or bumping takes place. That said, I caution again about only working with a licensed professional with expertise to perform filler injections. There is a key synthesis between technical and aesthetic skill, and you absolutely need experience to avoid getting an injection, for example, into a blood vessel (which has the potential to cause blindness). The patient remains awake throughout the procedure, which can take from 5 to 45 minutes. There’s no drama, and patients can look in a mirror before they leave to get satisfaction from the results. I literally feel like a barber! We inject between 1 to 5 cubic centimeters (5 cc equates to a teaspoon) where the fat’s receded. You’re back at work same day or the morning after. The price ranges between $1,000 to $1,500 per cc depending on the product. Frequency? It depends on your anatomy and your goals, but typically you’ll revisit every six months for touch-ups and enhancements. Botox has the inverse effectiveness over filler (and is much better known). We all do love a smooth face: Botox is all about wrinkles and preventing your contracting muscles from developing “dynamic lines.” Think of the shoes in your closet: don’t use them, and they stay shiny smooth. It is the argument for having 20-yearolds start with Botox before wrinkles develop. I’m not advocating that, but just saying it’s logical. There are three kinds of Botox available. I prefer Dysport, but it’s rather like looking at different milk brands in a grocery. There have been millions of dosages applied around the world, and it seems to be consistently safe. Again, just make sure you’re using a licensed and experienced professional. Botox and filler can and should be used in tandem with one another. But if you ask me, I’d tell you filler’s the major player. But call my office, and I’ll tell you more. ✦

Current/Elliot jeans are also a favorite. What are some of the biggest fashion mistakes you see? I definitely wouldn’t call this a mistake, but I do think people can get a bit carried away and overdo an outfit or a trend. A pair of boyfriend jeans, a white tee and some simple accessories can go a long way. You offer mother-daughter services. Tips for dressing well at any age? You have to feel great in what you are wearing. Fashion designer Bonnie Young shares her adventures from the Exumas, Bahamas BONNIE YOUNG HAS the expertise of creating luxurious, wearable pieces down to a tee. For 16 years, the seasoned fashion designer has worked alongside Donna Karan, where she headed global inspiration and international fabric development, then served as creative director of collection. In 2007, Young ventured off to open her own high-end children’s collection and store in Aspen, winning over the hearts of stylish kids—and kids even more, their mothers. Recently, she launched her debut women’s ready-to-wear collection, BY. Bonnie Young, inspired by a visit to the Exumas in the Bahamas. Here, Young fills us in on her favorite memories from the tropical getaway.

Bahama Mama

My family and I travel every summer to the Exumas. The islands are so close, yet seem so remote and magically unspoiled. It’s like a safari in the ocean: there’s not a day that goes by where you don’t see sharks, barracudas, stingrays or even swimming pigs!

Adventures at sea We stay on the boat of my business partner and close friend Antonia Meade. She lives in the Bahamas with her husband, Ronnie, and their daughter—the Exumas are their backyard. We love to take the dinghy out and explore different uninhabited islands and caves. One of the highlights of the week is swimming with sharks! We also have friends who own a nearby island, so we always stop by once during the trip for an email check and a round of paddle tennis.

The beauty is that we barely see anyone. It’s an amazing place to reconnect with my family in nature, as there are no distractions and we can go for days without Wi-Fi and cell phone service.

Always wanderlust

I have traveled all my life to remote destinations in search of tribes and cultures that are vanishing. Among those were Xishuangbanna in China, Tibet, Papua New Guinea, Bhutan, the North Pole, West and East Africa. Destinations on my bucket list now are all about nature— places like Antarctica, the Northern Lights, Canyon De Chelly in Arizona, Greenland, the sea of Cortez and Mongolia.

I can’t travel without. . . My children and my husband. ✦

HOSTS WITH THE MOST

The Hampton’s top hosts are Anne Hearst McInerney and Jay McInerney and Audrey and Martin Gruss. Jay, whose new book, Bright, Precious Days, has the critics raving, also writes about wines and knows as much about grapes and vintages as the world’s top sommeliers. That’s just one of the reasons he was recently awarded the Légion d’Honneur by the French government. On the couple’s estate, Ashgrove Farm, Anne keeps a coop full of chickens that lay pale green eggs, which she gives to friends; it’s the only way really. This glamorous couple entertains on their expansive porch, which overlooks a lawn that rolls gently down to a pond filled with perch, and yes, Anne’s children, Amanda Hearst and Randy Harris, can catch them when they’re in the mood to cast out a line. Audrey and Martin Gruss’ private French chef, Christophe Cabanne, who cooks at Fairwind, their estate in Southampton, deserves a minimum of two Michelin stars for flavor, creativity and composition. Whether it’s, his quail eggs topped in beluga caviar, or his grilled white peaches alongside langoustines with miniature haricots verts, it’s all ambrosia here. Of course, Audrey has a separate pavilion by the pool for parties. This ballroom is crowned with a gigantic wreath of branches, festooned with flowers and tiny glass urns filled with candles, that act as a canopy over four round tables. Audrey’s floral arrangements are extraordinary both in the house and in the all-white garden and lush vistas created by the ne plus ultra of landscape architect Edwina Von Gal. The allée of white birch trees is particularly noteworthy. Pals receive regular gifts from Audrey’s gardens. In September, she gathers green apples from her orchard; at Christmas, she sends out jars of homemade applesauce; and in the spring, tiny bouquets of lily of the valley are hand delivered by her chauffeur. This bed of teensy-weensy blossoms is named after her mother, Hope, who was the inspiration for Audrey’s greatest passion, the Hope for Depression Research Foundation (HDRF). This is the country’s leading nonprofit organization focused solely on depression research. This year, the World Health Organization declared that depression was the leading cause of disability worldwide. Despite its prevalence, it is still misunderstood, underfunded and underresearched. To date, HDRF has provided more than $20 million through 125 grants for research that promises to lead to new treatments.

Dream Extreme benefits Hour Children, a nonprofit organization striving to end the cycle of intergenerational incarceration for over 25 years. Children are the heart of their work at Hour Children. Gloria confided, “People who knew Carter will start to talk about him and then say, ‘Oh, I’m sorry.’ And I say, ‘No, I love to talk about him. More, more, more.’ Because that brings him alive, and it brings him closer and it means that he hasn’t been forgotten.”

My closet has become a meeting place where friends and family gather, catch up and get dressed for important events in their life. It is so fun and inspiring to be able to style people I care about for important moments in their lives. I’m happy to share my clothes and give clothes away. On a personal level, I’ve been lucky enough to be given clothing and am so grateful for that, but I feel so much better giving it to someone else to make their day!
